Refinance Plus Improvements Mortgage. We see what you see!
New mortgage rules mean that Canadian homeowners can only refinance up to 80 per cent of the value of their home. And when it comes to renovations, it can be a real catch-22: you want to increase the value of your home with a great renovation … but you can only borrow funds on the current, pre-reno value of your home. If you’re close to the 80 per cent loan to value (LTV), you can be out of luck. Fortunately, our lenders see what you see. A Refinance Plus Improvements Mortgage allows you to refinance up to 80 per cent of the new, post-reno value of your home. You can add 10 per cent of your home’s value (to a maximum of $40,000) to your mortgage.

Energy-Efficient Homes: Combining Solar with LeadingEdge Construction By Matthew Stone

B
uilding more energy-efficient homes is something that’s been a good idea for decades, but few have actually put it into practice. In the past, the prevailing attitude was that the initial cost of building a house or retrofitting your existing one with energysaving infrastructure was too much of an initial investment to ever see the benefits. For years, we’ve heard “Now is not the time,” or “I’ll wait until the technology makes it worthwhile.” In fact, people are so used to be being skeptical about solar and other green-energy technologies that they’ve failed to see that the time has already come.
metering in which you can “bank” energy credits up to one year, a small power producer program in which excess power will be bought back by SaskPower over a 20-year period, and a full producer program in which SaskPower will buy all the solar power you generate. The latter is usually done at farms, and currently, proprietors can receive a 50 per cent tax rebate for producing a certain amount of solar energy. But you don’t have to have a big operation; the first two options can work with a standard home. To be truly energy-and cost-effective, however, there are options that allow
fit in just like Lego, and you are left with a house that has a much longer durability than with traditional building methods.” So why isn’t everyone using solar and ICFs these days? One reason is the cost. Typically, a solar panel installation costs roughly $20,000, however, that money can be made back in energy savings in a relatively short time. It’s important to note that W.C. Green Power Solutions offers a 25-year warranty on their panels. Though that initial cost might scare some people off, Walton thinks the benefits of going solar are not well understood.
Bill Walton of W.C. Green Power Solutions says their company, which installs solar panels for homes and farms, is so busy these days they can hardly keep up. They’ve recently set up a 100-kilowatt solar farm near White City, and have started work on two similar operations in Craik and Estevan. But big operations aren’t all they do; they also install house solar systems like one they recently completed in White City for Green Rock Homes. “You would be surprised at the amount of these installations we’re doing,” Walton says. “And it’s not just for higher income folks. Putting in your own solar system makes good sense for anybody right now. Five years ago, I did panels on my own home and since then, the price has dropped by half.” When you couple the drop in your initial installation with the projected rise in yearly energy costs (currently around seven per cent annually), Walton predicts that you will break even on your solar panels in approximately eight or nine years. Beyond that, SaskPower has been pushing hard lately to dramatically improve the solar capabilities of the province. Considering we have one of the highest amounts of sunlight hours in Canada, it makes sense to offer extensive programs that encourage solar power generation. Current energy producers (and yes, if you have panels on your roof, you may call yourself that) have three options: net
less waste and more savings. A new type of building material that is hot in Europe, but only just breaking through to Canada, is Insulating Concrete Forms or ICFs. ICFs are hollow blocks or panels made of expanded polystyrene insulations; two blocks are connected to create a space in the middle, and then the blocks are stacked to the shape of a house and concrete is poured in between. The result is no wooden frame, no vapour barrier and no added insulation. The drywall can be hung right on the blocks, and they are so air-tight, your house will be sound-proof. The noticeable difference is that your walls are a foot thick, but your house will be warmer, dryer and much better insulated. “These ICFs are not only energy-efficient and much more durable,” says John Kress of Green Rock Homes. “They are much easier to put together. The blocks
“We never push sales on people; folks either want this on their house or they don’t,” Walton says. “The other day I went to a home to do a consultation for a couple. I was hardly in the door when they were already offering me the deposit. I said, ‘You folks have done your research, haven’t you?’ They smiled and replied, ‘You bet we have.’ ” FHR.

magine a home with little to no energy bill. Imagine a home built completely sound-proof, with lower insurance costs, and no added costs for furring or insulating. Rock Homes is nearly completed and looking for buyer who is ready to think outside the box. This beautiful, modern bungalow is set on a huge lot. This 1764-square-foot home features three bedrooms, two baths and a doubleattached garage with high ceilings. The living room also has vaulted ceilings and Asian walnut hard floors, but the masterpiece is the beautiful gas fireplace made of real stone. Moving to the open-
concept kitchen, you will find granite tops, upgraded cabinets, full appliances and an island with a sink. The master bedroom features a large, walk-in closet, and the huge basement has roughed in plumbing and a huge stairwell —ready to be finished with little effort. This might sound like the perfect house, but you haven’t even heard the best part. This home comes equipped with
20 solar panels on the roof and its own electrical meter. Done by W.C. Green Power Solutions, the panels come with a 25-year warranty, producing enough power in the summer to not only cover your energy cost, but also likely allow you to bank 800 to 900 kilowatts for future use. As well, the panels will operate in the winter under light snow, so when your energy bill goes up, you can still keep your bill down. The house is constructed with Insulated Concrete Forms (ICFs), a relatively new technology to Canada that is more energy-efficient and durable. It replaces the wooden frame, meaning your house will be essentially fireproof; the thick walls keep the cold out in the winter and the heat out in the summer. This is a house that is made to last for decades. Green Rocks Homes is operated by Danelle and Jon Cameron. They built the home for John and Sonya Kress, longtime owners of The Book and Brier Patch in Regina. John knows all too well how important it is to “save trees” for more important stuff, and he also understands quality. “We used the best tradespeople in the business to do this house,” John explains. “Carpentry by Lee Mason, electrical work by Pulse Electric, tile by Brett Putzlocher … the list goes on.” What’s resulted is one of the most unique and well-built homes you are likely to find anywhere in Saskatchewan. This home is expected to sell fast, so if you are interested in something that is not only unique, but ultra-functional and cost-efficient, then this home is perfect for you. Don’t wait: this is the only project that Rock Green Homes currently has under construction. Act fast and a state-of-the-art solar home could be yours. FHR

Don’t micromanage. Give your teens a task and a deadline. Then back off and let them accomplish it in their own way As parents, we need to set some standards for how our kids behave in our homes, along with expectations they have to meet. magine sitting poolside, working out in the fitness centre, or unwinding with your favourite cocktail at the hotel bar. Sound like a vacation? At Capital Pointe Condos — the 26-storey hotel condominium development going up in downtown Regina — these activities could be part of your daily life. When you’re ready, just take the highspeed elevator home. Located on the northeast corner of Albert Street and Victoria Avenue on the former grounds of The Plains Hotel, Capital Pointe will feature 180 condos, with prices starting at $189,000. The wood, granite and glass-designed project was launched in May 2013 by The Augustine Group, a Niagara, Ontario-based developer; it is slated for completion in the fall of 2015. Brian Tilley, vice-president of marketing and sales, says the building will be modern, contemporary and urban. Capital Pointe is the only multi-use condo hotel residence between Toronto and Vancouver, and will be the tallest occupied building in Saskatchewan. “The people who have bought are very excited about the quality of life they’re going to have when they live in Capital Pointe,” says Tilley. “From the suite layouts to the finishes to the amenities of a hotel condominium — nowhere else has that in Regina.” Buyers can choose from studios or one-, two- and three-bedroom suites with nine-to-10-foot ceilings and luxury terraces overlooking Regina’s downtown centre. The contemporary style is enhanced with pre-finished engineered wood flooring or German-engineered, high-performance wide-plank laminate flooring. Custom-crafted kitchens feature stone or Corion counter tops, valance lighting and European-styled Energy Star™-rated appliances in black, white or stainless. Residents will enjoy using their deluxe 36 inch refrigerator, 24 inch cooktop, 24 inch oven, 18 inch or 24 inch dishwasher, microwave, range hood and stacked washer/dryer. The suites’ spa-inspired baths showcase white fixtures, custom cabinetry in imported Italian wood laminate, a choice of floor and bathtub porcelain tiles, a vanity mirror and recessed overhead light and dual-flush toilets.

With sustainable elements a priority, Capital Pointe features Hydro metering, exterior glazing with Low E glass, and green roofs designed to harvest rainwater for irrigation. Energy-efficient in-suite HVAC systems with energy-recovery ventilators will permit individually controlled year-round heating or cooling. “Living in a building with sustainable features like this is beneficial to both the environment and the buyer,” says Tilley. “They have the highest standards of building materials with the least impact on the environment.” The neighbouring 144-suite Hilton Garden Inn will offer residents access to the kind of hotel amenities you’d expect while on holiday, with the privacy and exclusivity of a secure residence. “It has all the convenience you get when you stay in a hotel, but on your doorstep — without leaving the building,” says Tilley. A concierge will welcome residents home from either the Albert Street or courtyard entrance, leading to a serene lounge area. The downtown location is close to Victoria Park, the shops of Cornwall Centre and F.W. Hill Mall, the Wascana Centre and a variety of restaurants and theatres. Residents can mingle, grill on the BBQ and take in the city views from the landscaped rooftop deck. The Augustine Group was founded by Derek Martin, who has 22 years of experience in the heavy construction and bridge-building industries. Regina’s status as the second fastest growing city in Canada contributed to the development group’s decision to take over the Capital Pointe project from previous developer, BrightStar Corp. The city’s job creation, low unemployment and vacancy rates were other positive factors that made the ambitious project viable. Together, The Augustine Group’s three senior partners have more than 60 years’ experience in the construction industry. Several other projects are also being developed by the company, including a 17-storey condohotel development in Port Dalhousie, a suburb of St. Catherine’s. With more than 40 per cent of the condo suites already sold, Capital Pointe is set to be a popular residence for Reginans looking to elevate their living quarters. The condo designs are named after Canadian provinces and their capital cities, so buyers

uying a home is one of the most important financial decisions you will make in your lifetime, and being a first-time home buyer can be a daunting and stressful process. Often, there are many unknown factors to consider. To make things a little easier, here are some common questions that I run into.
How much do you need for a down payment? You can buy a home with as little as five per cent down payment, as long as the mortgage is insured by a third party, such as the Canada Mortgage and Housing Corporation (CMHC) and Genworth Financial. To raise the five
per cent, you can use your own savings, RRSPs, cash back on your chosen mortgage or a non-repayable gift from an immediate family member.
What are your options if you don’t have access to funds for a down payment? Through a partnership with the provincial government and participating credit unions, you can apply for five per cent down payment assistance through a credit union, if purchasing a new home that is constructed through the HeadStart on a Home Program.
Are there any additional costs when purchasing your home? Yes, there are costs associated with buying a home; known as closing costs, they usually amount to one-and-a-half per cent of the purchase price. They cover your lawyer’s fees and land titles registration. It is also a good idea to have some extra cash around for start-up costs too. As this is your first home, you might need to buy additional furniture or items such as a snow shovel, garden hose or lawn mower. These costs can add up quickly.
Should you buy a condo or a house? Choosing the right property for you is key to that answer, but there are a few things that you need to be aware of when making that decision. If you buy a condo, you will need to add condo fees to your monthly mortgage costs and taxes. You will also need to be aware of what these condo fees cover. Ask to review the strata minutes; these minutes document the historic record of the decisions, reports and general information presented at council meetings, committee meetings and at annual and special general meetings relating to the condo. Additionally, review the financial statement of the condo corporation. You will want to ensure that the reserve funds available reflect the age of the property because these funds are used for major repairs to the complex. As with anything we do for the first time, the unknown can be scary. By choosing the right mortgage specialist and accompanying team of professionals to walk you through the process, the unknown will hopefully lead to one of the happiest moments of your life. FHR

At Carolyn Homes, you get the quality craftsmanship that makes sure everything is of impeccable standard. “I pay attention to all of the details,” says Richard Thiele, owner of Carolyn Homes in White City. Detailed work is something that Richard is very familiar with. He retired a few years ago from the pipeline business; not being one to stay idle for very long, Richard soon decided to start building houses. “I’ve done a lot of different trades over the years, and I’m very familiar with
building codes and everything that’s required,” states Richard. With a broad range of experience doing electrical work, stonework, cabinetry, woodworking and detailed steel work, Richard has a great deal of knowledge about the high standards that must go into each home. According to Richard, one of the most important elements to building a quality house is having a strong team. Presently, Carolyn Homes has four full-time people who share his ideals about what it takes to build quality custom homes. For Richard,

one of the most important things is making sure that the team is intact. “We also work with a lot of subcontractors,” he explains, “I’m very careful about the tradespeople I choose, and I always try to go with the best people I can find.” When he finds the right people — whether they are employees or contractors — Richard likes to keep them for future projects. Being detail-oriented is what Richard and his people are all about, but that doesn’t just mean cosmetic detail. At Carolyn Homes, they are very conscious of the structural details. The “bones of the house,” as Richard calls them, are what make the home strong and long-lasting. By paying attention to such things as how the foundation is poured and how the wiring is installed, Richard takes care of the details that aren’t so evident upon first viewing a home. “The house is going to be here long after I will be, so it’s very important that it’s well built,” he remarks. “That’s why I make sure all the details are taken care of.” Because Richard is so scrupulous about the care and detail that goes into each house, he takes the time to make sure everything is done right. At Carolyn Homes, you won’t find any “put together in a hurry cookie-cutter” type homes. “We are in the business of producing good quality homes rather than a lot of homes at once,” he explains. When you first come to Carolyn Homes about building your home, Richard will talk with you about what you are envisioning. If he thinks it fits with something they’ve done previously, he will show you some plans and talk to you about customizing them to fit your needs. “Between me, my draftspeople and my designers, we have a nice collection of floor plans,” comments Richard. Another option is to have someone do up the drawings of what your home will look like based on your vision; it takes some patience to get the right design, but it’s worth it in the end. During the building process, Richard keeps open communication with home buyers to ensure they are pleased with
26

how things are progressing. “I give them opportunities to see the home as it’s being built,” he notes. This allows buyers to get clarification on anything they might have questions about. Richard understands that building a new home is an exciting, yet stressful, time for home buyers. His attention to detail and insistence on hiring only the best and most credible workers helps to alleviate that stress. In the end, the most important thing is to build beautiful highquality homes for new owners to enjoy for many years to come. s one of the most well-known and well-liked television hosts on the HGTV network, Scott McGillivray is the real deal. Income Property, a show demonstrating the great potential homeowners can realize with revenue properties, has made McGillivray a household name. “I started doing [Income Properties] after I met the people at the network and told them what I did for a living. We decided to do a little footage about [it], and that’s where the show came from: me doing my job as an investor,” he laughs. “And boom, here we are, filming season nine right now!” McGillivray happened into real estate investing by necessity. “I was 21. I was a university student. I needed a place to live and there were no rentals available,” he explains. “I knew landlords were making a killing, so I identified [real estate investing] as an opportunity.” Along with

friend Michael Sarracini, McGillivray purchased his first property. That was just the beginning. “It was totally out of left field when I got into real estate. [But] it worked out so well that we decided to purchase more investment properties and rent them out … which proved to be quite lucrative.” Flash forward a few years, and, “Now, we have over a hundred properties.” Is it as simple as 1-2-3? “It’s definitely not for everybody. I’ll tell you that right off the bat,” McGillivray states plainly. “You have to be thick-skinned. You have to be self-motivated. You’re in charge. And you have to be fairly disciplined. You can’t just make money and spend money. With real estate investing, there is a blue print,” he explains. “You don’t invent real estate investing techniques: you learn them. And it’s not an instant wealth, but a wealth that’s created over time.”
”
What’s the number 1 thing that potential investors need to understand before getting into this lucrative business? “Number 1,” McGillivray says without hesitation, “is the need to understand the financing and how to get the right financing. The numbers are the most important part of this business. You need to be able to calculate the cash flow. You can be an aggressive investor or a passive investor. Understanding the financing model is the most important part of this whole thing. No guess work.” Educating people in the world of real estate investing is something McGillivray takes seriously. Lifetime Wealth Academy is a network established by McGillivray and Sarracini that caters to both new and experienced real estate investors. two found it necessary to create a central resource for like-minded people. Is being a landlord glamourous like McGillivray makes it out to be on TV? “No!” he laughs. “It’s not that it’s not glamourous ― it really isn’t, especially at the beginning. It’s a lot of hard work. But it can be as lucrative as you see on TV, that’s for sure. You can have a great experience if you’re willing to take some extra steps to becoming a better landlord. A lot of people think, ‘Oh, I’ll do a little bit of this, and a little bit of that, and I’ll rent it out.’ Chances are, you’re not going to have a good experience unless you invest in making good space.” Parting words from the king of income properties? “There’s such a great market [out there]. Regina’s Boom Means Opportunity for Property Investments Just as it is across the province, the Regina housing market is booming. Dallas Willness and his company, Alair Homes Regina, serves those looking for custom builds or creative home renovations. But there’s another branch to his company: revenue properties and real estate investing. “There’s no better time than right now to get in!” Willness remarks. “With a less than one per cent vacancy rate, right now pretty much anything will rent out. I’ve seen a lot of properties on the market [that demand] quite a bit for rent. Anybody can capitalize by doing this wisely.” Willness creates a higher-end investment opportunity for his clients. “Alair Homes is a new idea for the most part. With our revenue property program, we can get our clients into a property with a very minimal down payment.” Willness has been in business since the spring, and almost immediately his idea proved to be a great niche to fill in the

There’s opportunities for investors and there’s opportunities for homeowners who didn’t think they’d ever become homeowners. It’s a great time in Regina right now, that’s for sure.” FHR

ou could have built that dream kitchen or your man cave. Instead, you braced and waterproofed your basement. You probably won’t have your house featured in Home & Garden, but you have added precious equity to your home and built a solid foundation. Dale Obleman and Steve Bauer are co-owners of AAA Solid Foundation Repair, and their mission statement is quite simple: “We Fix Basements.” They believe in providing the highest level of workmanship and expertise. “We treat your home like our own,” comments Bauer. In Regina, basement problems have grown exponentially during the last three years. “My house never leaked for 25 years until now,” is becoming a common catch

phrase. As Obleman remarks, “There are two types of basements: those that leak and those that will leak, unless repaired.” One of the biggest investments people will make in their life is their home. While many aesthetic features are addressed when doing renovations or maintenance, the foundation is often left out, and by then, the budget is depleted. As Obleman always quips, “your walls won’t uncrack.” Combine that with the extreme soil pressures we have experienced the last few years, and it is a recipe for distress. States Bauer, “I see it all the time — new houses, old houses — all throughout Regina.” Most of the time, problems are covered up when owners renovate a home and
then sell it. “Every week, I see two or three cover-ups,” says Bauer. As a former home inspector, Obleman has inspected more than 9,000 houses, and has plenty of experience spotting problems in the basement. Bauer advises that before buying a home, look on the outside of the building for indicators of basement issues, such as stress points. “It’s also always a good idea to get the history of the house before buying it,” he adds. Sometimes leakage in the basement is caused by other problems. Bauer and Obleman can tell if the issue is really in the basement and will let the customer know. “A lot of the time the problem is just a quick fix,” Bauer states.
Bauer and Obleman take pride in doing the very best work possible, and will work only with seasoned, professional structural engineers. Every project done is fully insured, permitted and monitored by engineers and City of Regina inspectors. This ensures that the final product is safe, effective and long-lasting. As Regina realtor’s preferred choice, AAA Solid Foundation is a highly reputable business in the Regina area. Featuring a plus-rating with the Better Business Bureau and winner of the 2013 Customers’ Choice Award, you know you can count on Bauer, Obleman and their team to do their job with pride and integrity. All that being said, Bauer humbly responds by saying, “We’re just regular guys who are here to help you.” Whether you need knee walls, bracing, telepost adjustment, wall straightening or more, call AAA Solid Foundation for peace of mind. Man caving Your Garage by Matthew Stone

ny man knows that a garage is far more than just a place to park the car. I think back to my own dad when I was growing up. I remember those hot summer days, the old radio blaring from its spot on the workbench as my dad tinkered with who-knows-what using that thing-a-ma-jig tool. I remember the way he used to sit on an old folding chair, watching out the open door as storm clouds raced through the prairie skies. But what I didn’t realize until I was older was that though he had the entire house, the garage was the only part that was truly his. Times may have changed, but the purpose of garages has not. They are still the ultimate man cave. Sure, you could put a big screen TV and a beer fridge in a basement, and that spare room used for visits by the in-laws would probably be a nice place

for that pool table you always wanted. However, true manly potential can only be unleashed with a fully customized and awesomely decorated garage man cave. Any good manly garage needs to have the fundamentals, so I think that is a good place to start. You could probably get by with a few sticky wooden drawers, your tools heaped in a tangled pile. But the options for customized cabinetry not only give your garage a much better look, but a greatly improved functionality. Entire walls and corners can be filled with combinations that can serve all your needs; think separate sections for car tools, yard tools, and anything else you may require. around. As well, new slide technology will guarantee you’ll never be fighting with drawers or doors again. Cabinets can be customized in virtually any colour, because man caves have to look good as well. Not everything has a place in the cabinet though, and tools, cans, hoses, extension cords, rakes, shovels, and everything in between fit great on your wall. “Slatwalls” have grooves running the entire length of the wall and can be inserted with hooks and shelves that can match your needs. Good quality hangers are durable and scratch/water resistant so you can be sure your precious tools will stay on the wall and not be crashing on your head as you brush by them. As any garage mancaver knows, this is essential to cut down on man cave related injuries and the colourful language that will ensue. Now that we have got the nuts and bolts out of the way, it’s time to talk about what really makes an ultimate garage man cave: the luxury items. One thing that recently caught my eye is called a Lifestyle Screen Solution. These are essentially huge screen doors that can be retrofitted to attach directly to your normal garage door. The screen can
come down do you can enjoy the breeze without having to worry about the mosquitoes. These screens also come equipped with a smaller man door so you don’t have to slide it up when your buddies come over. While we are on the subject, I feel it is my duty to reiterate that a proper beer supply is the lifeblood of any garage man cave. Of course, you could always put that old refrigerator in the garage. It’s ugly and it barely keeps the drinks cool, but your wife is already happy it’s just out of the house. So why not just keep rolling it out to the curb and go for something that will tickle your fancy as well? Perhaps such a situation calls for a mini-beer fridge with a built-in tap and a keg rack inside? With this option,

you also can also get LED thermostat display, so you won’t have the problem of reaching into the fridge and bringing out a lukewarm beer. While you’re at it, add a big screen TV facing a chrome bar top and some stools as well (strictly a space for fixing the toaster of course). Usually, you can work out a deal for a surround sound system to go with your new flat screen, so really you are saving money by going all out. Spots for your many trophies will guarantee that those coming to admire your man cave are reminded that you’ve been awesome pretty much forever, and a foosball table and a dart board will really fill the space in those empty corners. So wipe the drool from your mouth and get out there. Your man cave destiny awaits! FHR

Less Water, More Value:
The Water-Saving Bathroom By Courtney tait
C
onserving water in the bathroom can start with small steps: taking shorter showers, turning the water off while brushing your teeth, and fixing leaky faucets. But to maximize your bathroom’s water-saving potential, eco-friendly fixtures are essential.
Brands such as Kohler offer dual-flush options with an aqua piston flushing mechanism — an advancement from the flapper system of other toilets — which allows for 360 degrees of force from the tank’s water into the bowl.
In the last decade, the standard toilet’s water usage has decreased from 3.5 gallons per flush to a maximum of 1.6 gallons. Dual-flush toilets take your bathroom’s water-saving capacity even further, using just 1.28 gallons per flush. “That’s saving 16,500 gallons of water per year on average,” says Marilyn Day of The Ensuite Bath & Kitchen Showroom. Though some consumers believe that eco-friendly bathroom fixtures sacrifice performance to conserve water, advancements in available products ensure high-performing results.
Water-saving efficiencies extend to the shower as well. While the standard showerhead currently uses 2.5 gallons of water per minute, an eco-friendly model uses as little 1.5 gallons. Airinduction technology allows for a more efficient mixture of water and air in the showerhead, providing the same amount of force with less water used. Another green shower option is the digital interface, which enables the user to pre-program water temperatures. This eliminates water waste that can occur when a person is running the water before using it in an attempt to reach a desired temperature.
“New developments with flushing technologies provide a lot of power, with greater rinsing capabilities in these highefficiency toilets,” says Day.
Want to extend your bathroom’s ecofriendly features to the faucet? Touchless models are on the rise in the residential kitchen, and The Ensuite staff believes

they will become a more common bathroom fixture within the next five years. With water conservation an increasing priority for consumers, top brands Kohler, Delta and Moen are offering more eco-friendly bathroom options. Kohler commits a significant amount of money into eco- research and development, leading the industry on water-saving advances every year. The competition among brands is making green fixtures more affordable for the typical home owner. It is important for consumers to understand the latest products and trends for water-saving products, as well as the differences between standard fixtures of the past and the water-saving options now available. “Many home builders are now using green products for their standard bathroom products,” says Day. “The environmentallyfriendly bathroom saves consumers money in the long run, without sacrificing performance.” FHR

Creating Your Dream KitChen By Courtney tait
You’ve decided it’s time: the hub of your home needs a facelift. The cabinets are outdated, your flooring is uneven, and the fridge is a chaotic collection of items, impossible to keep organized on the cramped shelves. You dream of a kitchen that transitions seamlessly from a toast-andcoffee corner to a dinner-party prep zone. So where should you start?

Feeling and Function Before you begin bookmarking images of countertops and researching tile, tap into the emotion of the space. How do you want to feel when you walk into your kitchen? Inspired? Relaxed? Ready to entertain? The colours, layout and lighting can all impact your mood. When you’re looking through kitchen-themed design sites, hone in on what draws you to certain decor, and what you don’t love about others. Does a minimalist theme give you instant calm, or does it feel too cold? Does a red wall excite you, or do you long for the zen-like look of simple white? Collect a sampling of visual ideas, and take note of the emotions they create; this can help drive decisions along the way. Assessing the functional flaws of your current kitchen enables you to prioritize aspects of the redesign. What problems do you run into when you’re cooking? Is there something you constantly need that’s in a hard-to-reach place? Where could you use more counter space? Start a list of pet peeves (or major annoyances)
and keep it handy; every time a movement or task in the kitchen feels irritating, add it to the list. Your renovation is an opportunity to tweak what’s not working, and create a space that makes kitchen duty not just doable, but enjoyable.
Timely Trends A successful renovation should strive to balance classic elements with a few fresh trends. So what’s the latest in kitchen innovations? Pullout drawers are a must in an organized kitchen, and the newest versions have tiered storage, which compartmentalize your items. You’ll never have to search for the grater or garlic press again. Depending upon your renovation budget, granite offers beautiful and timeless countertop options. Laminate countertops are also now available with larger stone patterns and a rounded edge, giving the look of granite for less. Wood countertops are gaining in popularity this year, giving kitchen islands a taste of tradition. Free up space seamlessly with an undercounter microwave drawer. A bonus for families, they’re installed at a kidaccessible height, and equipped with safety locks for homes with toddlers. Want to incorporate colour in a fresh, fun way? Sinks are available in options other than white and stainless — try a sage green or lemon yellow for an instant pop of personality.
Smart Appliances 2013 is a big year for the smart kitchen, with several advanced appliances becoming available. Samsung has introduced a four-door smart refrigerator that offers recipes based on the contents. A 10-inch table is featured on the front of the fridge, loaded with apps to make meal planning easy. Grocery-list updates will appear on the mobile devices of your partner or other family members,
eliminating forgotten items during shopping trips; expiration-date reminders ensure you’ll cut back on food waste. Ever find the kettle a touch slow? GE offers a refrigerator that dispenses filtered hot water from its door. Called the Cafe French door refrigerator, it gives four pre-programmed temperature settings accessed with an on-screen menu, so you can enjoy steaming hot soup or a cup of brewed tea at the temperature its meant to be served. If you want to upgrade your oven to a smarter version, check out the Wolf E Series Ovens. These update you on preheat and timer status, and notify you when the dish inside has reached its optimal temperature — whether you’re at home or out. Connect with your home’s thermostat so that when the oven is on, the thermostat is lowered. You can even receive alerts when the oven is on, a helpful safety feature if you have kids.
Eco-Friendly Options One of the most popular ways to renovate sustainably is using salvageable materials from your current kitchen in the re-design. Changing out the cabinets? Consider using their wood for
shelving in your island. Estate and yard sales are another excellent resource for finding materials that can be repurposed. If you’re using new materials in your renovation, make sure they’re sourced domestically, minimizing the transport and energy required in their production. LED lighting is essential in an ecofriendly kitchen. Various shapes, sizes and strengths are available, and they last 20 to 30 years, rather than less than a year as in the traditional incandescent bulb. Are new flooring and/or cabinets on your priority list? Consider bamboo. The use of this fast-growing grass as a building material is easing the pressure on old-growth forests. Ensure it has formaldehyde levels far below the minimum requirements for a product that is truly green.
Getting it Right A kitchen renovation can be one of the most rewarding home projects you’ll undertake. Clarifying your vision before you start will make the process smoother and the outcome a success. The result? Gathering with family and friends to enjoy the primal elements of living: great food, drink and conversation. FHR

ake a husband-and-wife duo who love working together, a passion for cabinetry, and a team of more than 20 expert designers, builders and installers, and a blueprint for success is created. Two years ago, owner Mike was looking for a business to buy: one that could keep him and his family in Regina. With a background in construction and the knowledge that a home’s millwork is one of its most important features, he bought Cobb Cabinets, confident he could build on its 30-year reputation.

Mike’s wife, Shay, and her brother, Chris, took on key roles in the business, with Shay managing the accounts and Chris managing projects for Cobb’s clientele. Mike plans to keep the business family oriented, with the hope that at least one of his young sons will one day join the team. Aside from cabinets, Cobb designs and creates countertops, vanities, mantles, entertainment units, doors and trim work. Finishing is done in-house, with an extreme attention to detail. “The selection is endless,” says Mike. “Clients
can come here and get whatever they want. We find a way to do it.” Mike extensively researches the experience and credentials of everyone he hires. The result is a highly skilled staff that approaches each project as if it were going in their own home. “They don’t cut corners, and they take their work very seriously,” says Mike. Understanding the stress that a renovation can entail, the team always pushes to meet deadlines for their clients. “Everyone goes the extra mile to make sure each job is done properly, and we keep the time as minimal as we can.”
With craftsmen from Europe and Saskatchewan, projects created at Cobb benefit from diverse influences. A mutual understanding among staff of each other’s roles, a jovial work atmosphere, and monthly team potlucks all contribute to the success of a business that keeps referred and previous clients coming in the door. “Clients who buy and sell homes say the service and quality we provide is excellent, and continue to come back for kitchen cabinets,” says Mike. Cobb uses only the best materials available on the market, with almost all of them bought in Saskatchewan. “I can’t see us being the best if we’re not using the best,” says Mike. Products are competitively priced, and
the staff’s expertise enables clients to make informed buying decisions on everything from types of wood to self-closing drawer hinges. “When a customer comes in, we educate them on what they’re getting.” Newly available at Cobb is an electric revolving shoe, clothing and pantry carousel. With automatic moveable shelves, the carousel makes hard-toreach items easily accessible. Cobb also offers handmade handles, pulls and knobs which can be customized to include a family crest, logo or other personal memento. Mike says the sight of a finished project is what he enjoys most about the business. “Seeing something completely done, and
how beautiful it ends up being, gives you the best feeling ever.” Cobb Cabinets would like to extend a very big thank you to their customers for their business and for choosing Cobb. FLR

Appeal Adding
& Value with Built-Ins By Meredith heron
I
often get asked for my top tips for decorating a given room, and usually these requests come with an ona-budget caveat to them. I thought I would turn the tables and talk about my favourite decorating additions when you are looking to invest in your home. One of the most often-requested items to add to any décor has to be built-ins. Ironically, these aren’t often actually built-in, but I’m splitting hairs with that. Whether they are to flank a fireplace or hide a TV and a hoarder’s collection of DVDs, built-ins have instant appeal, and are considered by real estate types as a big ticket feature when selling a home. Custom built-ins often range in price from about $4,500 up to tens of thousands of dollars depending on detail, size/scale, decorative trim and lacquer finishes. I often specify the addition of wallpaper or mirror into the overall design, which just adds to the cost. I am also obsessed with adding picture lights that adorn the cabinetry — like adding a fabulous pair of earrings to any outfit. Featured here are
built-ins that we recently had made for a client in Toronto. She has a huge collection of china and family heirlooms, and she also was desperate to find a home for an ever-growing collection of books. The room itself was only about 10 feet wide; it was originally the living room in a narrow Victorian row house. We decided to flip the living and dining rooms; to maximize space, the built-ins became essential. We lined almost the entire room with these cabinets, and opted to put a middle section between two units to act as a buffet, topping it with marble. Above this buffet section, we used antiqued mirror in a tile pattern with rosettes to visually expand the space. The antiquing prevents it from being a little too 1980s “glamazon” and softens the reflections. Note the polished nickel picture lights above the bookcases: it’s a great way to add additional lighting to the space to create a sexy evening look, while highlighting the family heirlooms. It’s an easy way to glam up pretty simple built-ins. Meredith Heron

I am a huge proponent of custom furniture. It’s the only way to get the perfect fit, the right scale or the exact combination of features that you’re after. Most people get very nervous when you mention custom because they think that it will involve selling a kidney on the black market to be able to afford it. Not so! Often it’s faster and more practical for me to design a custom piece for a client than to spend the time it takes to source the “close, but not exactly perfect” option. In this same dining room, we worked with a local artisan to have this dining table made; the dining chairs are also customdesigned-and-made. Both are much cheaper than purchasing some big brand name pieces. The live-edge dining table is black walnut, made to fit the narrow room to allow the maximum amount of seating that the room could handle without making it feel overcrowded. Another one of my go-to custom items is area rugs, specifically my own collection of hide rugs, which are available through the trade or through our studio (yes, a shameless plug here). In a project that we just finished in Boston, Massachusetts, I designed a custom hide rug to fit a room that needed a 10 ft. x 14 ft. area rug. Had I opted to find a Persian or Tibetan rug that size, we’d be looking at $25,000. A custom hide rug from my collection is about a one-third of the cost. Did you notice the two-storey fireplace? You guessed it; we custom designed it and had it made. Worth every penny, don’t you think? FHR

t’s contemporary meets rustic. That’s the best way to describe Budget Blinds’ exciting new location at 1433 Hamilton Street. Located in the heart of Regina’s stylish Warehouse District, Budget Blinds now offers 4,000 square feet of retail space. The new space features the rustic beauty of exposed brick and the natural charm of original hardwood flooring. The open ceiling adds a trendy industrial look that fits in with the ambience of the Warehouse District. window treatments for every room in your home. Budget Blinds also carries bedding and linens for every style and taste. “This new space allows our customers to touch, feel, see and operate a wide variety of options for windows,” says Fisher. As she looks around her new store, Fisher takes a moment to reminisce about the past five years in business. She explains that the original Budget Blinds building was just under 1,000 square feet. “At that time we had one employee,” she recalls. As the business grew, the store was just no longer big enough to facilitate all of their needs. “We would have great ideas for displaying window treatments, but couldn’t because we didn’t have the space,” explains Fisher. Today, with 13 employees, Fisher and her team are thrilled to be able to serve her clients in a chic, yet welcoming, environment that is as functional as it is attractive.
Fisher’s desire was to have a location that would allow her customers to come in and feel free to look around at different window coverings. She wanted a place that would demonstrate the many types of styles available to match a variety of tastes and lifestyles. Her enthusiasm for the new store is extremely contagious and rubs off onto visitors very quickly. Although Budget Blinds has expanded a great deal over the past five years, they remain committed to providing excellent customer service. Whether building a new home or renovating, Budget Blinds will work with you to make your space stylish, comfortable and reflective of your lifestyle. “We still pride ourselves on our service. We do free in-home consultations like we always have,” adds Fisher. As a committed member of the community, Budget Blinds looks for ways to give back. Their affiliation with Habitat for Humanity has grown over the years. “Any window coverings that we end up not using, we donate to Habitat for Humanity,” states Fisher who goes on to say that this year they
are also involved with the current Habitat Women’s Build. “It’s a great cause; it’s so important for everybody to have a place to call home.” There is plenty to be excited about as Budget Blinds moves forward. With a brand-new location, impeccable customer service, high quality window covering and linens and community involvement, Budget Blinds faces a long and exciting future serving Regina and area. atios, decks, walkways and driveways are common places where concrete and concrete products are used. Concrete can vary in its use and appearance. You may be familiar with terms such as exposed aggregate concrete, concrete paving stones, stamped concrete and smooth/broomed finished concrete. Each type of concrete product and finish has uses which are better suited to it.
First, never place new concrete over old; you must remove the old concrete first. It is very important that the substrate under the proposed slab is prepared properly. The substrate surface must be compacted properly using a mechanical plate compactor. Drainage must be addressed before the concrete is placed. Where is the water being directed? Never order concrete early; make sure the job site is ready before the concrete arrives. Also, what exposure will the surface be exposed to? If you are having a stamped concrete surface installed, be aware of how much UV exposure the surface will receive; the

more sunlight the surface sees, the more the colour will be affected by fading, requiring additional maintenance. There is no “DIY” refinishing kit for stamped concrete. Keep in mind that you should clean your concrete surfaces at least once a year, using a quality all-purpose cleaning product, a patio scrub brush and garden hose. Many people will pressure wash concrete surfaces. If you are cleaning concrete surfaces using a wand-type pressure washer, please do so with caution, as you can damage the surface if the pressure is too high. The pressure washer wand nozzle should be no closer than three feet to the surface. If you use a pressure washer on a paving stone surface, you run the risk of blowing all the sand out that has been placed between the joints, causing settlement and pooling areas to develop. Do not pressure wash paving stone surfaces.
occurs, scrub with a stiff bristle patio brush and then rinse and allow it to dry. It is best to apply the sealers using a lowpressure garden sprayer, or puddle on the surface and spread with a 10-mm roller. Do not seal concrete in direct sun; if it is sunny, the surface will be warm and cause bubbling or peeling to take place. Morning or early evening is the best time to seal concrete. Consider adding a non-slip product to the concrete sealer prior to applying, such as SharkGrip — especially to sloping traffic areas. For more home improvement information, to send Shell an email, or to watch Shell’s Ask Shell Coffee Break, go to www.AskShell.com. FHR
I do not recommend sealing new concrete surfaces until they have been in place for at least 30 days. Before sealing, you must acid wash the surface to etch the concrete to enhance the penetration of the acrylic sealer. Acid wash the surface, using two-thirds water and one-third muriatic acid; be sure to add the acid to the water — not the other way around. A word of caution: wear safety glasses, long clothing and rubber footwear and gloves when working with muriatic acid. Allow it to sit until a foaming action Shell Busey FineHomes

Custom Work to Custom Fit Your FamilY BY Stephanie Goetz Photos DuStin CroSby

& R Renovations is a family-owned business that started four years ago when Alex Goetz, and his wife, Stephanie, started their family. There were many reasons why Alex wanted to start his own business: the flexibility to choose projects, the opportunity to work with high-end materials and the ability to help customers make creative decisions. However, his biggest incentive was to have a business to pass on to his children. His custom work is now making people’s

dreams come true, and he is proud to have a business worth giving to his children. A & R Renovations isn’t your average renovations company. Not only is their work custom-built; it is custom fitted to their clients’ needs and tastes. A prime example is a bathroom they just completed for Erin and Jodi Found. Feeling overwhelmed by all the decisions they had to make, the Founds put off their renovation until they met Alex. “He
seemed to understand us and looked after absolutely everything,” says Jodi. “If Erin and I disagreed, Alex was able to come up with a solution that we were both able to live with.” After sitting down with the Founds and listening to their needs, Alex was able to come up with a unique, one-of-akind bathroom that nobody else in the city has. “Big-box stores cannot offer anything this unique,” says Alex, and

it is something that other contractors will have trouble competing with. For starters, Alex custom built the cabinetry to include a makeup vanity that suited Jodi’s needs. It has specialized drawer sizes for all her beauty products, and the height of the vanity was adjusted to suit her height for when she was sitting. The tile shower’s open concept is also one-of-a-kind. The bathroom floor is flush with the shower’s floor, and there is no door or curb to separate it. It has six custom-built niches. “I thought one would be enough”,” says Jodi, but they are using all six spaces. Another feature that stands out is the Wedi system they used. Since Wedi board is waterproof-and moldresistant, A & R Renovations is able to offer its customers a guarantee on their shower. It also saves contractors time because it is easier to install, thus reducing labor costs. Since the Wedi board is so durable, Alex was able to build a floating bench seat that isn’t supported by anything but the wall. One of the most unique features of this Wedi system is its drain: a sleek and modern trough that runs down the shower floor. There are other details that continue to make this bathroom stand out, such as the additional pot lights in the shower and the custom-made Arborite counter with integrated sinks. Many bathrooms have in-floor heating, but A & R Renovations made sure that it covered the entire bathroom. It starts in the shower and runs all the way underneath the makeup table — an area that is often excluded to save on costs. It seems like a small detail, but it keeps Jodi’s feet warm when she sits at the makeup table. It is little decisions like these that sets A & R Renovations apart from its competition. It bothers Alex when he hears contractors say, “it’s good enough,” and ignore the smaller issues. A & R Renovations goes out of its way to fix unexpected problems because Alex wants to give his clients his fullest potential. For example, when opening up the bathroom walls for the Founds, Alex found that the bathroom, the laundry room and one bedroom were all on one circuit. Rather than closing the wall back up and letting them deal

with a circuit that would constantly overload, Alex took the time to make sure that the upstairs bathroom had its own circuit. Though it wasn’t part of the original agreement, Alex dealt with it and he slept better that night, he says “because I knew that the job was done right.” Because he takes care of the little issues, Alex has been able to run a business without advertising. For four years, all of his business has been through referrals.
is the only way I can provide for my family and protect them from financial stress,” Alex points out. “I want my business to be one worth passing on to my children.” FHR

house is constructed in stages — framing, drywalling, painting — until one day, it’s suddenly finished. Each stage is vital, but something special happens during the drywalling process: that’s when a house goes from a wooden shell to a recognizable structure, Dieter Kitzul says. Dieter is the founder and owner of Kitzul Drywall Inc., and producing that key transformation is one of the things he loves most about his work. “You’re taking it from just a frame to… more of a home,” he says. “I enjoy seeing the progress.” At just 25 years of age, Dieter Kitzul possesses a decade’s professional experience, beginning with his assistance at a family renovation business in his early teens: “I got further interested in drywall when I was about 15 or 16,” he says. In 2007, Dieter founded Kitzul Drywall Inc., making drywalling his trade. “I was 19 when I started.” Over the past six years, Kitzul Drywall Inc. has worked on projects of all sizes and varieties. “Everything from renos, to new homes, and residential and commercial,” Dieter says. “Insurance companies call us for replacing drywall and insulation.” The company completes about 200 projects a year, and Dieter employs around seven “sub-trade” crews; proud of their skill and commitment, he notes that many crew members have 20-plus years’ experience. “I’ve seen these guys work before, so I just stick with them.” Kitzul Drywall Inc.’s success is partly rooted in their specialized structure. “One thing I was told, getting into business,” Dieter explains, “Was ‘don’t try to be one of those guys who does everything.’ ” By concentrating exclusively on drywall services — boarding, priming, taping, and texturing walls or ceilings — Dieter ensured that Kitzul Drywall Inc. would excel. “Being able to concentrate just on one thing… makes you more efficient.” However, Dieter emphasizes quality and safety on the job in addition to efficiency; therefore, maintaining a clean and tidy workspace is of paramount importance at Kitzul Drywall Inc. To augment his sub-trades’ skill, Dieter makes efforts to ensure that Kitzul Drywall Inc. is continually equipped with top-quality tools and the newest products. Rather than drywalling by
hand, employees use equipment such as automatic tapers and coating boxes, facilitating speed and consistency. They also use heaters and dehumidifiers to expedite drying times during adverse weather, further accelerating their work (an average job takes only 7 to 10 days). Dieter’s summary of a typical job is succinct. “We go in and go out, and they’re ready for their next trade,” he says. “We do our own touch-ups… we’ve had large jobs where a painter has come in and said they didn’t even have one touch-up to do.” Homeowners who have personally overseen the building process can rest assured that Kitzul Drywall Inc. will return up to two years after a job to address any issue that might arise. Perhaps it’s not surprising, then, that Dieter can say “people have
told me that I’m very easy to work with” and furthermore, that “I’ve been told my prices can be very competitive.” Dieter is currently planning to institute a referral program to acknowledge customers’ contributions to his success. It’s a gracious gesture on the part of a business leader whose approach is captured in one simple, even casual, comment about his clients: “I don’t leave the job until they’re happy.” FHR 4324 2nd Avenue North Regina 306.737.0403 www.facebook.com/KDIDrywall FACING PAGE L–R Dieter Kitzul, Sharly Eastman

Winter Warmth and Year-round BeautY BY Rebecca SchneideReit

ome December, is your house a cosy sanctuary from wind, ice and snow? Or is it always cold, regardless of how high you crank the thermostat or how many sweaters you put on? If your house doesn’t retain heat effectively, it’s not just uncomfortable, it’s expensive — not to mention less-than-green. But Innovation Renovation & Roofing Inc. can suggest a solution that can keep your heating bills down and your family warm: exterior insulation.
involvement totals roughly 65 years). Since its establishment, the company has provided the Regina area with exterior and interior renovations, roofing, and door and window installations. Autumn is an ideal time to have Innovation Renovation insulate your home, says Moats. “Putting insulation on the exterior is more energy-efficient,” he notes — and it’s not necessarily as big a job as you think. “You don’t have to modify the inside of your house to do exterior work.”
Innovation Renovation was founded 11 years ago by Darren Bitz, Ian Moats and Edward Setre, a trio of veteran Regina tradesmen (together, their industry

its own staff on jobs. “Everybody that works for us… are our employees, and not subcontracted,” says Moats. “That’s our practice.” Bitz, Moats and Setre also make a point of overseeing each job personally. Furthermore, the insulation products they use are chosen with an eye to customers’ satisfaction. “We know, when we use certain products, that … they perform well,” says Moats. “That the customers are very happy.” Re-siding your home is a natural complement to installing exterior insulation. “Most people don’t reside without adding insulation. That’s the best practice,” Moats explains.
“If they’re going to be redoing their siding anyway, it’s a perfect time to add the extra insulation.” Innovation Renovation can re-side houses with a variety of materials, including vinyl, fibre cement and seamless steel. “Vinyl siding is still the most economical option,” notes Moats, whereas “fibre cement gives you more of a natural, ‘cedar siding’ look.” Many homeowners choose to update their home’s fascia or soffit while re-siding or adding insulation; they may also wish to add new windows, which can be glazed to further retain warmth inside the home. Innovation Renovation’s brand of choice is Ply Gem windows: in addition to the high-quality product the company provides, “we use Ply Gem because of the service they give us,” Ian says. Innovation Renovation receives an overwhelmingly positive response from homes where exterior insulation has been installed. “They can’t believe how warm houses are; how quiet houses become, once the rigid insulation goes on,” says Ian. “They’re always amazed at how quiet their house gets… it’s just one of those added benefits.” Alongside any given product’s warranty, Innovation Renovation also offers a labour warranty of five years, allowing customers peace of mind in their newly energy-efficient homes. Maybe you’re tired of your home’s combination of ice-cold floors and sky-high heating bills; maybe you simply looked at your house’s siding and decided it needed some tender loving care. Whatever job you bring them, Ian, Ed and Darren can present you with options that are practical, attractive and, of course, thoroughly innovative. FHR

“Green” Granite transformations for Kitchens and Baths
A
s a natural element, granite is considered a “green” product by contemporary environmental standards. Regina area residents and businesses can now also enjoy a “green” granite installation that takes less than a day by using new stateof-the-art technologies — and your existing countertops. The company, Granite Transformations, does not use cheap or faux products to cover a client’s countertop; it starts with natural granite to create slabs which are safer and stronger than ordinary slab granite, and require far less maintenance than ordinary slab granite. Their motto is
76
FineHomes
Regina
“Done in a Day – Beautiful for Life” and customers can count on far less mess and virtually no demolition as their kitchen is transformed, usually in one day or less. Granite Transformations’ stone process involves grinding natural granite and mixing it with a very strong but lightweight resin, the type that is used in manufacturing aircrafts. It is milled into a 10-foot slab that is one-quarter inch deep. The slab is cut into a template that exactly matches the client’s current countertops. Constructed completely off-site, the new counter is permanently bonded over the existing countertop, usually in less than a day.
Clients are spared the noise and stone dust that is common with traditional granite counter installations, which require demolition of a structurally good counter. Nor do clients experience lengthy delays in accessing their kitchens or bathrooms. Gone are the “gutting the kitchen” nightmares so common with ordinary slab granite installations. Client also love the ForeverSeal resin used in the transformed granite; it removes the need for the yearly ritual of resealing — something demanded by ordinary granite. Simple soap and water will keep the “green” counter safe and sealed throughout
its lifetime warranty — no abrasives, no chemicals and no elbow grease. Granite Transformations guarantees your stone for life, so just enjoy your countertops without worrying about coasters or wiping up spills that stain ordinary slab granite. Because this “transformed” granite is no longer porous and bacteriaresistant, it appeals to hospitals and schools. Unlike traditional granite, it does not emit radon. Quartz countertops are believed to be bacteria-resistant as a milled product, but Matt Underhill, operations manager of Granite Transformations in Regina, notes, “Quartz is neither UV or heat-resistant. Over time quartz will discolour in the sun and becomes scorched from hot items placed on it.” People sometimes mistake Granite Transformations’ thin slabs for the quick-fix products which use cheap coatings or flimsy materials.
“Traditional granite is the foundation of our process,” says Underhill. “We start with natural granite and then use modern technology to transform it to a countertop that is stronger, safer and greener than ordinary granite.” Even though this product is far superior to ordinary slab granite, it can also often be less expensive. Prices per square foot may be comparable to traditional granite countertops, but the lack of demolition creates considerable savings, and helps to save space in our already overused landfills. Granite Transformations in Regina is expanding to complete your kitchen and bath renovations. Beyond the classic look of new granite countertops, Granite Transformations now offers cabinet re-facing with a number of different door styles and different types of finishes; like the countertops, there is no lengthy installation. Time isn’t all you save; clients who get the re-facing will have their jobs done far quicker
while saving 30 to 80 per cent of new build costs. Your kitchen and bath will get transformed with gorgeous new cabinet doors, drawer fronts and hardware looking the way you always imagined — faster and easier than you ever thought possible. Granite Transformations handles all consultations in your home. Call us for a free, no- obligation design consultation today and find out why they are the fastest growing kitchen and bath renovation company in North America.FHR Granite Transformations 545 Albert Street Regina 306.522.1964 306.737.8800 regina@granitetransformations.com www.granitetransformations.com Above Matt Underhill, general manager Photo by Henry Godnitz

decade ago, lock technicians Dean Schmidt and Danny Kinvig bought Somerville Safe & Lock, supplying locks, keys, safes and vaults to residential and commercial customers. The business has been in existence since 1978, with Dean and Danny employed there since the mid1980s. They combined their experience and passion for customer service to evolve Somerville into one of the biggest locksmith companies in Saskatchewan, offering service to the entire province.
78
FineHomes
Regina
With branches in both Saskatoon and Regina, the business provides security products and services to the majority of the province’s banks and credit unions, along with SaskTel, Dollarama, SGI and equipment dealers, such as John Deere and New Holland. The residential arm of the business has grown substantially in the last five years; rather than choosing big-box stores, customers are buying their locks, keys, and safes at Somerville because of their quality products, competitive prices and superior attention to service.
“We often hear customers say how polite our staff is,” says Dean. “All of our technicians have been with us at least five years, and they know the products. When a customer asks about a product, we show them how it works and even how to install it if they want to do that themselves. We emphasize customer service.” Visit the company’s showroom headquarters in Regina, and you’ll find an array of security products for your home or business, including stylish locks with

40 different European-style lever and handicap handles to choose from. The lock selection is available in a variety of colours, so you can match the device to a building’s interior or exterior decor. Dean and Danny say the quality of locks in the industry has improved, with heavier-set models providing stronger security. The business features products for a range of budgets, and staff can order items in, if needed. “Our prices are comparable to Home Depot and RONA,” says Dean. “If we don’t have an item at the shop, we can find it, get a price for the customer, and order it in.” Somerville features both new and used items, and stocks leading brands LSDA, Weiser, Schlage and Emtek — which offers the highest standard of lock available on the market. Available security options also include control cards for businesses and remote access for locks, and the staff provides product installation for their customers, typically
within just one day of purchase. The company even offers customers the option of choosing from products that Somerville staff bring right to their home or business. You can also opt to pick up a brochure at the showroom, then order an item over the phone to be delivered. Require a new safe or lock in a hurry? Somerville can accommodate. “Our vans are fully stocked almost all the time,” says Dean. “If you need an emergency call done that night or day, we’ll try to fit you in, no matter what.” Dean and Danny say customers appreciate the company’s “can-doit” attitude. “We all take pride in our work,” says Dean. “When someone walks through the door, we look after them.” FHR Somerville Safe & Lock 604–12th Ave Regina 306.565.0444 somervilleltd@sasktel.net www.somervillesafeandlock.ca

Good bug, Bad bug There is nothing quite like the changing of seasons, is there? oh yes, we have complained about the mosquitoes and black flies to start with, then on to the other pestilence of spring, followed by an outburst of disrespect for cankerworms, caterpillars and most sixlegged beasties in the summer.

T
he odd aphid, thrip, lily beetle and the rest of the bug guild typically saunter into the late season, just to test our patience. To me, autumn is a somewhat more restful season — at least from the various plagues of the garden and landscape. To put things into perspective: of all the insects that haunt your garden in Canada, only three per cent or so are considered detrimental. Maybe you would like to do the math considering all the personal effort, time and expense that goes into battling such a small percentages of garden enemies. What is more alarming, and oddly enough not realized by many, is that use of a control product is nonselective. Simply said, a control product applied to reduce or eliminate an insect population does not discriminate between good and detrimental insects — all are affected. You may say, “But I use organic products, or plant-based products to control insects.” Indeed. No matter the source — synthetic or natural — the products still affect the beneficial as well as the intended insects in your garden. I bring this to your attention not to discourage the use of any control product, but rather to inform you that your urban habitat (the garden or landscape) is a living, breathing entity. Mother Nature is remarkably well versed in insect population control, and if observed with little to no interference of control products, will manage the outcome. Of course, you can intervene by using mechanical means when undesirable populations increase; however, you will need to understand and recognize the life cycles of the beneficial bugs in your region of Canada.
One of the most beneficial insects in your garden is the ladybug. Their seemingly insatiable appetite for aphids (50 to 60 per day) is only upstaged by their “teenager” stage: eating continuously. What you may not realize is that ladybugs overwinter under garden detritus, leaves and the like in your garden. It makes good sense then (take note tidy gardeners) that you leave what falls on the garden in place until the spring warms the soil. This method of garden housekeeping will allow the ladybugs refuge for the winter, and also protect less hardy perennials from harsh weather. Turf is another area of the landscape that can use a bit of care in autumn. Heavier soils supporting turf often require a fall aeration and topdressing of compost
or similar organic matter. This process allows for nutrients to seep to root level and below, affording air and water into the heavy soils. The organic matter will help to loosen compaction and add valuable microbes to promote good soil health. Of course, the worms will love this organic matter that is full of treats for them as well; the more worms that you have in the soil, the better. It is during the shortening days of fall that many of us turn to our self-imposed score card: how did the garden look this year, what will I improve next year, and are the bulbs on sale yet? This is actually one of the great wonders of the garden and the mantra of many a gardener — there is always next year. As the manager of habitat programs with the Canadian Wildlife Federation, I encourage you to drop me a note if you need advice at kenb@cwf-fcf. org, or go directly to our website www.cwf-fcf.org. FHR
