Since 1994, CENTURY 21 Dome in Regina has been raising funds for Camp Easter Seals in Watrous, Saskatchewan, and since then, we have raised over $1,400,000. f you’re planning to leave home for an extended period this winter, your insurance company will require someone to check up on the place regularly. Joe Megaw’s Innovation Inspections offers a Travellers’ package which has one of their staff come to your home every three days to take a photo of the thermostat and make sure the

furnace is running, no pipes are frozen and no breakers are tripped. The unique program has been received enthusiastically by Regina homeowners who say it takes the stress out of leaving home during the winter. “They don’t have to rely on their family members or friends to check on their house and they know

they have a journeyman plumber on hand who can catch minor problems before they turn into anything major,” says Megaw, a journeyman plumber who also owns Innovation Mechanical, a plumbing and heating company. After starting Innovation Mechanical three years ago, Megaw decided to


branch off with Innovation Inspections this fall to provide the best possible service to his clientele. The Travellers’ package is just one of four packages offered by Innovation Inspections. They also offer Bronze, Silver and Gold packages that provide year-round services such as furnace inspections, water heater inspection and cleaning, as well as air conditioner inspection and cleaning. “When air conditioners and furnaces go, they’re expensive,” says Megaw. “That’s why maintenance is so important. The Gold package includes the most comprehensive service with everything from bags of salt for the softener, furnace filter changes every three months, anode rod changes and much more.” Using one of their packages can economize living costs and take some home maintenance stress off a homeowner. “There are elderly couples who want to stay in their homes and not feel like they have to move into a condo to have things looked after, for example,” says Megaw. “With us, they always have someone they can trust to call on without paying a big company to look after their home’s needs.” Depending on the service package you take, you could be put at the top of the list for any emergencies, get a bi-weekly service program or have an annual sewer inspection and cleaning with a video inspection. “It’s much more affordable to have us maintain the sewer than to pay someone to come and clean the tree roots out later,” says Megaw. Besides homeowners, real estate companies in the Regina area are also invited to take on Innovation Inspection packages as add-on features for the homes they’re selling. Regina Spring Home Show 2015: Exhibitors to Watch For By Tobie Hainstock

March 26 to 29 marks the 39th Regina Spring Home Show at the Canada Centre Building, EVRAZ Place. The show offers approximately 300 exhibitors and more than 152,000 sq. ft. of innovative home improvement products and ideas. Guests can view displays and exhibits from industry leaders specializing in kitchen, bed and bath, design, landscaping, decking options and more.

his year’s show will feature three popular guest speakers: Carson Arthur, Jo Alcorn and Paul LaFrance. Carson Arthur is an international landscape designer whose focus is environmentally friendly design. His newest series, Critical Listing, teaches homeowners how to raise the value of their homes through outdoor renovations. As part of the Cityline team, Arthur writes a popular column about outdoor design and appears regularly in a variety of magazines with guest articles. He is the outdoor guest expert on the Shopping Channel.

Amortization: Your amortization period is the time it takes to pay back the principal and interest on your mortgage. This can be as long as 25 years — and sometimes longer. Choosing a shorter amortization may increase your payments slightly, but can save you a significant amount of interest so you can be mortgage-free faster. Repayment: Know your options and ensure the repayment structure works for your lifestyle. Committing to a structured or blended repayment, rather than interest only, will save you interest by ensuring you stick to the plan of paying down your mortgage principle. Accelerated repayment: Review your household budget and consider increasing or accelerating your mortgage payments. Requesting an accelerated weekly or biweekly payment schedule will pay down your mortgage much faster and can dramatically reduce your interest costs over the life of the mortgage. Prepayment: Ensure your mortgage has the option for making adequate prepayments, which will allow you to pay off your mortgage as you wish. Choose carefully between a “closed” and “open” mortgage. An open mortgage will provide you the flexibility to pay down the debt

without any restrictions or penalty, but that flexibility may come at a higher cost. A closed mortgage can often provide the best interest rate, but prepayment may be limited. However, these skipped payments extend the life of the mortgage and therefore increase your interest costs. Instead, establish a savings plan for unexpected expenses and you’ll avoid the costs associated with skipping a payment. Early renewal: While interest rates have remained remarkably low recently, there’s always the potential for rates to go up. Take advantage of today’s low rates and avoid the stress of what rates will be when your mortgage renews by renewing your mortgage early. In fact, they needed two 1,500-watt electric heaters running upstairs. Conversely, the basement was very warm because the main duct is exposed to this living area, and a large amount of heat was leaking from this duct. 38

Dielschneider, owner of Aeroseal of Regina, was confident aerosealing the complete duct system would help stabilize temperatures in the home. After setting up his equipment and preparing the duct system, Dielschneider always runs a computer controlled pre-test to measure the duct leakage. During the sealing process, pressurized air leaks from the ducts. The sealant adheres first to the edge of the leak, then onto itself until the leak is sealed. This process is repeated simultaneously throughout the complete duct system. A posttest completes the sealing process verifying the results, and a printed report is supplied to the homeowner. The Hoffarts made their discovery in November 2011. “I was amazed,” he recalls. “There’s nothing else like this available in Regina. It truly is a world-class design that is both beautiful and eco-friendly.” The couple immediately put a deposit on the southwest penthouse. “We were very lucky to get this place. We wanted the southwest unit to get the maximum sunlight during the day and enjoy the sunset in the evening,” says Hoffart. Right from the start, they were impressed with the quality of workmanship and the hours of meticulous care and consideration placed into every detail of the building process. They express admiration for developer Wayne Hydeman, who made sure no corners were cut and all promises were kept. Hydeman hired the best teams available for the design and construction, and ensured open communication between the builders and homeowners. Having the freedom to decorate their home allowed the Hoffarts to put their own stamp on their suite. Upon entering the focal point of the open-concept kitchen, living and dining rooms, you notice the stunning panoramic view of the city. By raising the ceilings another six inches and adding a skylight in the living room, the penthouse gives off a warm, bright aura that is both welcoming

and refreshing. A gleaming chandelier dangles gracefully in the centre of the living room. The walls are painted light with window mouldings and blinds coloured to match the floorboards. The neutral tones are relaxing and pleasing to the eye and the dark maple flooring is full and rich. This provides the perfect canvas for decorating and adding accessories. The Hoffarts chose a modern décor with white as the backdrop. “Some might find it a bit sterile-looking, but we love the clean lines of the contemporary décor and we decided to make the most of it,” they say. As firm believers in supporting local businesses and trades, the couple contracted a local cabinet builder to install the cabinetry throughout the penthouse. Custom closets were also built according to the Hoffarts’specification to maximize

the storage spaces and help keep the home organized. This couple believes in supporting local craftspeople. reating a dream kitchen often means finding the perfect marriage of function and style. Two elements speak to this kitchen design balance: cabinetry and backsplashes. Cabinetry can be fashionable, and today’s drawers, cupboards and pantries create a space that is easy to use and easy to clean. Designed to resist moisture and other residues, backsplashes can also reflect a homeowner’s taste and style. IT’S WHAT’S ON THE INSIDE THAT COUNTS When it comes to cabinetry, trends are leaning towards simple designs and appearances – but only on the outside, explains Fran Underwood, a Canadian interior designer and past president of the Interior Designers of Canada and the Interior Designers of Nova Scotia. “For the cabinets themselves, there has been a complete shift over the years towards very plain and simple designs,” says Underwood. “Even in the hardware, people prefer finger pulls or grooves to handles and knobs.” The number of kitchen cabinets is decreasing, replaced by the favourable

drawers that make accessing stored items faster and simpler, she says. “People want to be able to do the things they do in the kitchen as easily as possible,” Underwood says. It takes far more steps to get an ingredient, item or appliance out of a cabinet than it does to open a drawer and grab it, she explains. To access and use the multiple appliances we all want — but don’t want cluttering our countertops — many people are reviving the concept of an “appliance garage,” and they’re doing so in 21st century manner, Underwood explains. “It’s so common to have a blender, a stand mixer, a toaster… and all kinds of different beverage machines,” she says. “So something a lot of people like to do is have these items in places where they are accessible, but also usable. You don’t have to get the appliance out, put it on your counter and plug it in; you just open a door or drawer, and there it is, ready to use! It is definitely still simple, with plain, clean lines, but when you get inside the cabinets and drawers, it’s all the bells and whistles you can possibly find and afford to make using your kitchen easy.”

Today’s kitchens are all about clean lines and simplicity, and clients tend to favour grey-scale or natural colours and shades. A nice way to create a continuity of the streamlined kitchen design, suggests Underwood, is to have tiles placed in a straight lay as opposed to a brick lay.

“I just did a kitchen where the cabinets were all a dark grey, sort of like a weathered wood colour, and the countertop was white granite… and I did the walls orange!” she says excitedly. “The client loved it.”

“People seem to always think tile needs to be laid in a brick lay pattern, but it doesn’t,” she says. “Often when I show someone straight lay tiles, they really love it, and they much prefer it… with tile, and especially mosaic tile… it’s just too busy.”

f your home is your castle, your castle’s walls must not only exude style and warmth, but also be a reflection of your personality. Don’t know how to get started? We spoke with some industry professionals for their take on finding the perfect hue. “Paint can have a huge visual impact on any space,” says Jen Sutherland, interior designer and owner of Jen Storey designs. “It can clean up a space and transform the overall feeling, including changing the perception of its size.” Making design waves right now are shades of grey, turquoise, white and black, says Sutherland. Accent walls and simple colour blocking are also at the top of many

homeowners’ design wish lists. But are these colours and trends right for you? “I feel people should make a home their own and consider if a trend fits their lifestyle before using it,” says the design expert. Are you considering painting your ceilings? Sometimes it can work beautifully. “If your room is attic-like, I usually suggest painting it all the same tone,” she recommends, adding that small powder rooms may also improve with painted ceilings. “I love to make dramatic ceilings in small spaces. It really depends on the ceiling height and scale of the space, as well as the angles of the walls. In general, I say the ceilings can be more fun than flat white!”

When it comes to transitioning paint colours from room-to-room, colours should be complementary. “It’s essential the colours you use throughout a house should transition smoothly,” explains Sutherland. “If you use a neutral palette, your accent tone should be seen throughout each level of your home.” Creating unity, she says, will open up your space. The biggest mistake many homeowners make? Choosing colour based only on a small store sample. “It is very tricky to look at a small sample and envision the room complete,” explains Sutherland. “The painted room will appear much more intense than a small chip. Choose the tone wisely and ask a professional for advice if unsure.”

Don’t forget the importance of lighting when it comes to your paint colour, either, adds Sutherland. “Lighting is super important and will change from room to room and house to house. Don’t select the same colour a friend has chosen. It may look like a completely different colour in your home due to natural and artificial lighting.” Sutherland suggests painting a white Bristol board and moving it around the space to see how it may adapt. Be sure to make note of how the colour changes throughout the day and night. If your home features special architectural details like mouldings, now is your chance to let these features shine. “If a home has gorgeous architectural details I want to see them as a feature,” says Sutherland. “Older homes can exhibit the most amazing historical details. I suggest keeping them in a soft white tone. However, if you want such details to recede in a space and blend, you would consider painting them the wall tone.” If you’re feeling creative, you may wish to showcase your painting prowess by making use of non-traditional forms of paint, such as chalk paint, for your furniture. Developed in England by Annie Sloan in 1990, it is called “chalk paint” because of its texture. “While it is primarily used to paint furniture, walls can also be painted with it,” says Elizabeth Harvey, owner of The Melon Patch. “The beauty of chalk paint is that it can go on any surface — including metal, plastic and wood — without priming or sanding.” It can also be used for floors, she says. “Painting small details with chalk paint will give your home its own personality and make it truly one-of-a-kind.”

est known for his pearly white smile, honest advice and occasional antics as the host of HGTV’s popular Income Property, Scott McGillivray has built an empire from the ground up. Aside from hosting and producing the longrunning program, McGillivray balances being a family man with a career as a successful business owner, author and educator. But take away his international recognition and would it matter? No. Family is his first and foremost commitment. “Not a day goes by that I don’t acknowledge that becoming a father is the best thing that’s ever happened to me,” states McGillivray. McGillivray married Sabrina in 2008, and since have become parents to two daughters, Myah, three and Layla, 18 months. “Having children is the most amazing thing that’s ever happened in my life. It’s changed my life completely.” McGillivray dedicates everything he can to his family, and that involves strict fashioning of his career and public life. “My primary focus is family and everything else has to work around it. We set up some work rules [and made] hard decisions, but they’ve been the right decisions. I’ve had to turn down opportunities, but I have to be able to just come home and be a dad sometimes.” Although McGillivray easily gushes about his wife and children, he remains modest about himself in the spotlight. Recently, People named him “Sexy Man of the Week,” which he finds humorous. “It’s probably the most awkward thing that’s ever happened to me. My wife [and] my friends thought it was hilarious. No one takes it too seriously, especially me.” At the age of 19, McGillivray was advised: “Life is too short to learn from your own mistakes.” He elaborates, “You’ve got to learn from other people. Lots of people have trouble listening and asking the right questions to people who have already done what they want to do.” Income Property is just one vehicle by which McGillivray educates homeowners on smart investing and renovations. HOW OFTEN SHOULD YOU INSPECT? An attic should be inspected one or two times a year because moisture and condensation can accumulate on the roof deck. Winter and summer are usually the best times. HOW MUCH FROST IS NORMAL? The attic is a cold zone, above a warm house, so it’s not uncommon to see some minor frost. This comes in the form of ice on the nails or a thin uniform layer of frost on the plywood. If there are icicles in the attic or large accumulations of frost hanging from the rafters, this is a more serious issue. Some people claim they never had issues until they renovated. This is likely due to the tightening of the building envelope which forces conditioned air up through an original attic assembly. If you are not comfortable looking in the attic, have an inspection done by your attic contractor or a roofing expert. Qualified soffit experts can also provide you with an attic assessment. ELEMENTS OF A SUCCESSFUL ATTIC The success of your attic is based on several things working properly. First is a tight ceiling vapour barrier (including hatch gasket). Second is adequate ventilation in through the lower part of the attic, preferably the soffits. Third is passive, continuous or several roof vents located high on the roof (to exhaust the attic) along with correctly vented and insulated bathroom and kitchen fans. Last, but not least, is the appropriate amount of insulation.

Like so many other anxious gardeners, I am also disinfecting, mounting lights to rival even the most sophisticated “grow-op” and sorting through a rather sizeable container of “got-to-have” seed packs.

T

here really is something inherently common among all gardeners: the absolute need to get a head start on things and get our private stash of special plants germinated. Germination and the maintenance thereafter can pose some difficulty for first timers, and there are a few tricks of the trade to observe. Cleanliness can’t be emphasized enough; lack of sterile or extremely clean conditions has been the cause of many a lost crop. I prefer to use brand-new containers that I further wipe down with a germicidal moist wipe that would be used in the home just to ensure a sterile area. If you are reusing seeding containers, soak and scrub them in warm, soapy water, rinse with clear water and then dip in a 1:10 solution of household bleach and water or use a moist anti-bacterial wipe for the final touch. The seeding mix itself will be sterile, so there is no need to recook it. Many older garden references, including a couple of my books, suggest a method of home sterilizing media. I would not attempt this now as seedling mixes are common and easy to find. Take care to select a “seeding mix”; they are quite different from standard potting mixes. They are typically light, finetextured, almost dust-like and especially formulated for the rigours of the neonatal plant ward. A very good piece of equipment is a sieve — either homemade from screening, a culinary variety or one designed for the plant lover. One of the most useful tricks is the method of watering the seeding bed. Before that, however, we need to get the germination bed ready. I like to use a pan, which is a squat plastic container with a wide mouth, often referred to as a bulb pan. The seeding mix is poured in and tamped down to ensure there are no air pockets. You can use another clean pan to press the media down; this provides a smooth seeding surface.

Smooth is important so that finer seeds can be seen; this helps to avoid oversowing and crowding. Open the seed packet and fold a crease in one end, forming a sort of spout. Aiming your seed packet, lightly tap your holding hand; this graduates the seed flow. Always undersow; never clump and try to fill the container, or this will cause no end of problems later on. Now for the cool watering part! Fill a shallow baking pan with warm water and set the seeding pan in slowly. The seeding pan’s dry media will slowly take up the warm water and moisten the entire container without disturbing the newlysown seeds. Once you are convinced the media is moist, remove from the watering pan and sift a very little bit of dry seeding media over the seeding pan to cover the seeds. The dry media will absorb the perfect amount of moisture from the pan without further work. Most seeds should be covered. It is wise to cover the seeding pan with plastic wrap or a glass sheet; this will keep the humidity at the appropriate level. Warm conditions are best, so if there is

room on top of an appliance such as the refrigerator, set your new seeding pans there until germination occurs. Once the seedlings appear, it’s best to remove the plastic wrap gradually and move the pan into indirect light. Germinating seeds do not require light until they have emerged. Stretching is one of the most common errors post-germination because of lower light conditions. If you are planning to place your crop under artificial light, the adjustable tubes should only be a few inches from the tops of the plants. Fungal problems are common this early in the seedling’s life, so apply a light dusting of cinnamon or sodium bicarbonate (baking soda) as a preventative and increase the air circulation around your tender crop. Naturally, increased air flow translates to drier media, so watch the watering. I strongly suggest bottom watering as suggested for the first saturation. Good luck and “almost” spring!

rnamental shrubs — both deciduous and evergreen— are the key to cultivating a beautiful yard for all four seasons. “Ideally, you want a yard which has interest all year,” says Perry. “If you plant ornamental shrubbery in your yard, it can create a varied landscape that is beautiful even under the snow in the winter.” Perry adds that trees are beautiful additions, but in smaller yards there is not always room. “If your yard is too small for trees, you can still plant shrubs,” she says.

In the Prairie Provinces, we often think of our gardens and flowerbeds as parts of our home only to be enjoyed for a few months in the summer. However, Angie Perry at Unique Landscaping, a sister company to Unique Garden Centres, says if you plant the right types of shrubs and plants, you can cultivate a garden that will add interest to your yard all year. 104

A deciduous shrub that Perry recommends for a four-season yard is the elder. “The elder has several cultivars,” she says. There are many different-looking variations, including the Sutherland Cutleaf Elder, which has yellowy-green leaves and white flowers, and the Morden Glow, which is similar, but smaller. Other terrific deciduous shrubs include lilacs, ninebarks, roses, cranberry and dogwood. Their leaf texture, colour and bloom all add beauty to your yard. For evergreens, there are many beautiful upright junipers which remain gorgeous year-round, including the Blue Arrow juniper, the Skyrocket juniper, and the Cologreen juniper. Low growing spreading types of juniper are also popular.


“The Globe Blue spruce, a cousin to the Christmas tree, is also very beautiful, and retains its silvery blue foliage all year long,” notes Perry. It is an evergreen smaller in scale and a great plant to add variation to your landscape.

Annuals Annuals —planted anew every spring — can provide you the longest season of colour, advises Perry. Some beautiful longblooming annuals that hold up well to our Saskatchewan weather include petunias, pansies and Osteospermum daisies. Coleus plants are another beautiful annual that add colour to your yard. While the flowers of the coleus are insignificant, it is well-loved for its vibrant fire-coloured foliage which blooms from spring to fall.

Perennials Perennials come back every year with proper care. Most perennials bloom mainly in a certain season: spring, summer or fall. So, while your perennials won’t remain in bloom for all of the snowless months, if you choose the right ones, you can have some blooming around your yard throughout three seasons. Spring perennialS Some of the most popular spring-blooming perennials include tulips, hyacinths and daffodils, says Perry. “These flowers are among the earliest of bloomers.” Geraniums also flower quite early, and the Bleeding Heart is another lovely perennial which blooms in later spring.

Summer perennialS There are many perennials that bloom from summer to fall, as well. Irises, peonies, delphinium, rudbeckia, veronica, and campanula are all beautiful perennials that bloom in the summer. “Lilies are spectacular in mid-July,” remarks Perry, “and there are many roses (shrubs) available which bloom sporadically for a long period, sometimes even until October.” Heliopsis is another long-blooming perennial with many different varieties. “It blooms from late June or early July right ‘til frost,” says Perry. “It spreads quite readily, so if you don’t have time to do much yard maintenance, it might not be the plant for you. But it’s a bright yellow daisy-shaped flower. It’s gorgeous.”

There are also several salvia varieties that bloom from mid-summer onward, shares Perry. “These are generally blue or purple flowering.” Fa l l p e r e n n i a l S When you choose perennials that bloom mainly in the fall, Perry recommends looking out for monkshood, fall asters, ligularia, cimicifuga, astilbe, solidego and carnations. These are all lovely, hardy perennials that flower for quite a long period in the fall.A Note on Foliage “Another thing to consider with perennials is their foliage,” Perry shares. “Foliage is always with the plant.” So, even when your perennials are not blooming, if you can choose plants that have varying textures and colours in their foliage, you add to the beauty of your yard. One type of perennial which has especially lovely, striking foliage is the heuchera, commonly known as the coral bells. “The flowers on heucheras are very pretty, tiny little flowers,” says Perry. “But it’s the foliage that is the striking characteristic of that plant, and there are many different variations in the foliage, including dark purple, light green and fire-coloured varieties.” Another important plant grown for the foliage is the hosta, and it has many cultivars to choose from, as well. perennial graSSeS Another type of perennial which can add further beauty to your yard are perennial grasses, recommends Perry. “Grasses give a long season of interest, too. Some grass gets quite tall and gives a good height to your landscape, since it stands tall all winter long,” she says. Some beautiful, hardy perennial grasses include Karl Foerster grass, Blue Oat grass and Blue Fescue grass.

Finishing Touches Finally, Perry recommends adding some extra touches to complement your plants. “Adding a water feature to your yard can really bring extra interest to your space, and will help to buffer traffic noise if you live near a busy street. It could be a little fountain or even a pond. They are not low maintenance, but are very lovely if you are ready to look after them.” Large rocks and statuary also add to a landscape, and gazebos and pergolas are beautiful, too. “Depending on your taste, there are so many things you can do with your yard,” remarks Perry.
