A Hot Opportunity

here couldn’t be a better time to investigate the possibilities of property investment. “With the programs on TV now — Income Property, Property Ladder — property investment has become a North American thing. We’re seeing more and more people doing it,” says mortgage broker, Kerrie Moore, of The Mortgage Group. Even within North America, Saskatchewan is a prime spot to invest in real estate. “Most communities in Saskatchewan have very low vacancy rates.”

Before purchasing property, it’s helpful to understand the difference between property investment types. “There are variations of investment property: rental, renovate and flip, and purchase and hold,” notes Moore. “Rental” properties are “income-producing property... you’d purchase it intending to rent it out for residual income, in addition to the eventual profit of selling the property.” As for the other two categories — “renovate and flip” and “purchase and hold” — the former refers to marketing properties after

raising their value through improvements, while the latter means property “purchased to allow it to appreciate. These tend to include second homes or vacation homes where the intention is to sell the property for a profit.” It’s also possible to invest in both commercial and residential property, says Moore, although her professional focus is residential. The first step towards purchasing property, says Moore, is obtaining an expert’s opinion. “I’d recommend consulting a mortgage professional to determine a


purchases aren’t always intuitive, as Moore notes. For instance, “the minimum down-payment on a revenue property is 20 per cent — in comparison to 5 per cent for an owner-occupied property.” Partially due to the financial demands, she says, it’s frequently mature buyers who possess the resources to weather unexpected pitfalls who can make property investments succeed. That said, various avenues help make property investment feasible. “All lenders allow some level of rental income, or potential rental income, to help qualify a borrower,” says Moore, also observing that refinancing a mortgage on a different property can provide immediate monetary access. “Often, we’re seeing people buying one rental property, refinancing it, and buying another one.”

Given the dearth of local housing, it’s unsurprising that aid exists to help fix the problem: “There are government grants available to people creating new residential rental properties.” Moore points out, too, that “owner-occupied” properties — inhabited by the landlord, alongside tenants — can facilitate a smooth transition into investment property ownership. Those considering investing in property, Moore says, should recognize that money won’t be their sole expenditure. Income/ investment properties are also substantial time commitments: real, physical geographic locations, often inhabited

by real, physical tenants. “Property investment can be time-consuming, especially if you have renters turning over,” she says. “The biggest mistake is underestimating the moving parts.” Purchasing the right type of property can help a buyer manage those demands on their time. In some cases, buying, then renovating older property can offer financial benefits. “There are properties on the market because they need work, and those can make great rental properties,” Moore notes. However, the required fixes can also be labour-intensive, and buying new property in tiptop shape can eliminate the stress of getting it tenant-ready. “New homes are being built with regulation basement suites, and people are purchasing those.” Alternately, Moore suggests, you may wish to hire an intermediary. “Many people engage a property manager — it takes that headache away.” Moore isn’t merely a theoretical believer in property investment. She possesses income property of her own — an investment she says she’s “absolutely” happy with. “It’s going to be my pension when I’m old and grey,” she laughs. “It’s an investment in my future.” A phone call, email or face-to-face appointment with a mortgage expert like Moore can fill you in further on the possibilities of property investment — and help you strike while Regina’s housing market is still hot.

C

an a mortgage be a resource? In short, yes: sometimes, a mortgage can lead to long-term financial gain. Just ask Kerrie Moore, mortgage broker with The Mortgage Group. She helps clients obtain the best mortgages possible, and not just during the purchasing process. She also serves clients years down the road, helping them find ways to make mortgages work to their benefit. For many of Kerrie Moore’s clients, one route to financial opportunity is mortgage refinancing (also known as “remortgaging”). Homeowners possessing equity in their property can refinance their mortgage to take advantage of that equity, says Moore. Homeowners who have paid their first mortgage are obviously eligible for refinancing, but so are many of those still making payments; Moore estimates that suitable equity can exist in a decade or less. Some clients, says Moore, use the funds obtained through mortgage refinancing to renovate; some bankroll children’s education; some travel. Some consolidate debt: “One payment makes it more manageable,” she notes. Some invest or purchase an income/

investment property. “We’re seeing a lot of that in Saskatchewan, because the economy’s doing well — we’ve had an influx of new residents, creating a demand for additional rental property.” (For information on income/investment properties, check out this Fine Lifestyles’ feature on the subject.) “The process to refinance isn’t all that different from purchasing,” says Moore. “A client contacts me, and I shop around and find the best rate.” Then, after a subsequent property appraisal, “A new mortgage is registered on the property, and the individual has the funds to do as they please.” Mortgage refinancing is one avenue to potential financial gain via a mortgage. Taking advantage of mortgage renewal opportunities is another. “Many people don’t shop around when their mortgage comes up for renewal, so they’re paying more interest than necessary over the life of their mortgage,” Moore explains. “By using the services of a mortgage broker at renewal, clients can be certain that they will get the best rate available in the Canadian mortgage marketplace.” In her professional life, Kerrie Moore combines experience gleaned from 15-plus years in financial services with inexhaustible passion for each client’s objectives. “I think the client experience I’m committed to providing is evident when people talk to me,” she says. “It’s about adapting to your client — being available when it works best for them.” And by the way — “My service is completely free.” The Mortgage Group was a natural fit for Moore. “We’re professionals, and that’s reflected by our market share in the province,” she emphasizes. uying a home is often the biggest purchase most people will make in a lifetime. Deciding on the right mortgage can be daunting and often stressful, and there are many factors to consider.

The good news is that low interest rates and fierce competition among financial institutions have temporarily put consumers in the driver’s seat. Here are a few things to consider which may help you when you go shopping for a mortgage: If you’re a first-time homebuyer, finding the down payment for a home can be challenging. If the down payment is preventing you from becoming a homeowner, there are helpful options available. Talk to a mortgage specialist; they can assess your situation and let you know what your options are. For example, you might qualify for a 5% down-payment, high-ratio mortgage from Canada Mortgage and Housing Corporation (CMHC), but beware of insurance fees of 2.75%. Alternatively, if your annual household income is between $44,500 and $70,000, you could qualify for down-payment assistance through a credit union. For example, Affinity Credit Union’s Equity Building Mortgage provides a loan of up to 5% of the purchase price of a house, which you repay over five years. The Federal Government also allows first-time homebuyers a $5,000

non-refundable income tax credit to help with legal fees and land transfer taxes. In addition, through their Home Buyers’ Plan, buyers who have not owned a home in five years are able to use RRSP funds up to $25,000 to buy a home. Remember though, that money borrowed from an RRSP must be repaid in 15 equal, annual installments, so adjust your budget accordingly. Before you start looking for a home, it is important to get pre-approved for a mortgage to hold the current low rate and to confirm how much you can afford to borrow. This rate can be held for up to 150 days. Mortgages are also offered for different terms, which you may want to change later on. Be sure to ask your mortgage specialist what the payout penalties are and if you can renew your mortgage early if rates drop. Mortgage flexibility is important. Often, financial institutions will consider customizing a mortgage for you, so it pays to shop around. Affinity Credit Union offers a Flex Mortgage to put you in the driver’s seat, enabling you to pay off your mortgage faster by pre-paying any amount or, if you need to, skip a payment. Buying a home is a very exciting event. By taking time to make sense of the mortgage market, you can rest assured that you have covered all the bases that will allow you to make an informed decision, which in the end, will lead you in the right direction.

he last few years have seen many changes in the Regina real estate market, one being the emergence of homes valued at $1 million or more. “Just a few years ago, seeing a home priced at more than $500,000 was unusual,” says Lynette Keyowski, manager of property information services at the Association of Regina REALTORS® Inc. But today, there are several homes for sale on the Regina market which are listed at $1 million or more, and not all of them are new builds.

“From about 2007 to 2008, the value of home sales increased dramatically,” comments Keyowski. “Previous to that, $500,000 to $600,000 homes were the highest priced homes on the market.” But in the 2009 and 2010 period, the prices continued to rise, and by 2010 and 2011, Regina had houses selling for $1 million and more. “Our economy was really buoyant during that time,” Keyowski remarks. “We had a lot of activity going on in the potash industry and the construction of the global transportation hub. Also, the economic climate certainly improved

The fact that our economy is very commodity based may have insulated us against some of the impacts the rest of the continent felt from a recession point of view, which made Saskatchewan a very lucrative place to invest and to come to live. So, our market was really bolstered during that period from a real estate point of view.” With the economic advances of the period also came a rise in population growth for Regina and Saskatchewan in general. “There was a lot of influx of population. So, you can compare the emergence of these houses to the growth that’s occurred in the province as well. Around the time when our population growth became net positive for the first time in decades, the whole market started moving up as well.”

Homes valued at $1 million or more exist throughout the city, and new ones are being built in all of the newer areas of Regina. Keyowski says these homes are all very unique, but there are some noticeable trends in luxury housing. “By and large, the interior finishing is high quality, high end. These houses have expensive wood

They are often finished with luxury bathroom amenities like steam showers, and often boast curved or spiral staircases, large windows and high ceilings.” The sale of homes worth more than $1 million is a telling sign that our city and region are doing well. Watch for new trends in luxury housing over the coming years as more and more million-dollar homes are built.

Regina’s luxury homes are not exclusively marketed on the MLS system. Many homebuilders construct homes in the $1 million range to custom order, and others choose to market and sell their builds themselves. Organizing Children’s Playrooms:

Creating Healthy Habits Y

our home should be your refuge from the world: a place for relaxing, de-stressing and having fun with family and friends. It is difficult to do these things if you are surrounded by clutter and constantly having to tidy up after your little ones. An organized home is a happy home; however, organization is not something that miraculously appears overnight. It is a habit, a learned behaviour. If you want your children to be organized and keep their toys tidy, you need to provide them with the space, tools and habits to do so. “We can’t expect kids to have good habits if we don’t put them in place for them,” says Maria Nagel of Simply Stowed Custom Closets in Regina. Children need a place to play and create, to learn and grow. Establishing a play area in your house gives children the space they need to do just that. Nagel advises parents to always include a table in the children’s room with containers full of toys and craft supplies kept nearby. A table is perfect for doing crafts, putting together puzzles or playing a board game. An open space for larger toys and more active play is also required. Nagel suggests putting carpet on the floor of the playroom rather than tiles or hardwood: “We live in Saskatchewan where the winters are long and cold. Carpet is warmer and more comfortable to play on.” To protect the carpet under the table from accidental spills, get a plastic mat from an office supply store. Furthermore, Nagel believes that every playroom and children’s bedroom should have space to play and to rest. A good way to make a space for downtime in a playroom is to place a bean bag chair next to a bookshelf. Doing so teaches children a desire for learning by making reading both accessible and comfortable. The art table and book shelf should be close to each other because children are inspired by what they read. By creating a playroom where everything has its place, you are teaching your children not only to create, explore and learn but also to be responsible for their belongings. As Nagel, a mother of three, notes, “I can’t expect my children to clean up their mess if there is no place for them to put things, if they don’t know where things go.” When everything has its place, the atmosphere of a home is calmer and the people within it are more content. Get your children’s playrooms organized in time for the holidays and enjoy the benefits all year long.

t is that time of year again: time to “gear up” for the long months of snow and cold; time to get out the winter coats and boots and sleds, and put away the sandals and tennis rackets. (No matter how long you keep those flip flops in your front closet, it is not going to make summer return any faster!) It also time to start thinking about preparing for the Christmas holidays: putting up the decorations, baking cookies and buying gifts. Before you do any of that, however, it is best to take a good look at your things and make some decisions about what you need to keep and what is just taking up space in your home.

Next, it is time to tackle the Christmas decorations. Most of us have more Christmas decorations than we can possibly use or store. When you are shopping this holiday season and see some absolutely adorable decoration (like a six-foot nutcracker) that you simply must just have, think about where you are going to store this item the rest of the year when it won’t be on display. Who knows? Maybe you will decide that the life-size nutcracker can stay on your front porch year round with seasonal accessories like bunny ears or water wings added when appropriate! But seriously, it is a good idea to go through your decorations and sort them into categories: must keep, no longer usable (old, does not match anything else) and broken or damaged. First, throw away the items that you do not want and cannot be recycled. Take the items you no longer wish to keep and use them to decorate the trees in your yard.


Then, after Christmas, donate them. Also, there is no need to keep old boxes from shoes or appliances for more than one year. After that, fill them with rocks, wrap them up like gifts and put them on the front porch to decorate your house this holiday season. Afterwards, put them in the recycling where they belong. The winter coats and boots are now out and the decorations are up, so it is time to start preparing for the Christmas feast. It is a good idea to go through your pantry and clear some items out before filling it with more food for the holidays. The food bank is always looking for donations at this time of the year. What items can you give to help the less fortunate? Remember to check expiration dates,

as well. Also, look through your holiday kitchenware. How many Christmas platters do you really need? If you haven’t used that snowman cake pan for three years, why are you keeping it? Take the items you do not use or need and donate them to a women’s shelter. Finally, it is time to prepare for the big holiday gift exchange. Where are you going to put all the new things that your family receives? To prepare for the new, it is best to get rid of some of the old. Go through your closets and take out the items you no longer wear. Have your children go through their gently used toys and books and choose some items they no longer play with and give them to a daycare, preschool or a lucky child

who will use them. This teaches children the true meaning of Christmas and is a great lesson for them to learn. To make this entire process easier, it is helpful to keep a donation box in a main closet where items can be placed throughout the year. Sorting through and letting go of things is always less stressful when done little by little rather than all at once. Now, you and your family are ready to face the onslaught of ice and snow, Christmas gifts and decorations with open arms and lots of closet space! hen customers look at purchasing a home, they are often swayed by first impressions. Despite great efforts to be objective and overlook superficial flaws that are really inconsequential, first impressions are long lasting. Many years ago, I met a very nice young charming “gal.” She had it all: looks, personality and brains. However, she also had something negative, and although totally inconsequential and very forgivable, it still sticks in

When selling your home, be certain that it has no “boogers” to leave a negative impression on potential buyers. People get a first impression when they arrive at your home and look at the driveway, sidewalk, front steps and front door. De-clutter and beautify your driveway by cleaning it well and putting away garden hoses, extension cords, garbage bags and the old “junker.” Sweep and rinse off the sidewalk and steps and certainly keep the snow and ice off during the winter. Freshen up the entry by painting the door and trim if necessary. I have had people refuse to even look at a home because they did not see any street appeal. When potential buyers enter your home, let them see their potential dream home, not a house cleaning, decluttering project. While your house is on the market, be certain that shoes, boots and coats are put away so that buyers will not get the impression that there is insufficient space for these things in the house. Be certain that the front entrance floor is clean and dry; if the buyers get dirty wet feet, they could get cold feet. What do guests see when they enter your front door? A negative impression can turn them off.

Of course, the rest of the buyer’s visit must be totally pleasant as well. Tidy up, de-clutter and clean everything including windows and window screens, counter-tops, floors and all rooms. Try to de-personalize by removing all the magnets, kids’ artwork and doctor appointment reminders from the refrigerator door. Family photos should be stored away for security reasons and to allow the buyer to visualize their own family in the home. Tasteful, non-descript art should be strategically placed to enhance but not fill the available wall space. It may be necessary to store “extra” furniture and belongings that can crowd rooms and make them feel small. Finally, be sure that all light bulbs are working and strong enough to brighten the home, but not give it a sterile, clinical atmosphere. Leave the window shades open so that daytime showings will allow the natural light to enter your home. This is particularly important during our nasty winters when even a glimmer of daylight can visually warm a home. In closing, the gal with the “booger” may actually be fortunate in a twisted way: it may have saved her from a life of misery! I

n the past few years, Regina has seen enormous growth. The downtown has experienced a revival with the construction of the beautiful City Square Plaza, and the impressive addition of the Hill Centre Tower III to the Regina skyline. This 20-storey-high building is the first such one to be built in Regina in the last two decades.

In the past few years, many new developments have been started throughout the city, as well as in surrounding communities such as Pilot Butte, White City and Emerald Park. According to the Canadian Mortgage and Housing Corporation (CMHC), Regina has seen a continual increase in new housing projects since 2010. In the third quarter of 2013 alone, there were 908 new builds started, which is a 14 per cent rise from the same period last year. Regina’s economy has been growing steadily for the past decade, and the developments and revivals around the city certainly reflect this. There are new shops, restaurants and attractions continually emerging, and community groups in and around the city are more active than ever. The total average employment in Regina continues to rise, as well. According to Statistics Canada, in the first nine months of 2013, there were 133,700 positions in Regina, whereas in the first quarter of 2006, there were just over 105,000 people employed. Work on Regina’s new stadium started this past August, a project which will give the Saskatchewan Roughriders a new, larger stadium at Regina’s Evraz place, sure to attract world-class sports, concerts and cultural events. This revitalization project will include repurposing the site of our existing Mosaic Stadium into a handsome city neighbourhood complete with a mix of housing, green spaces, retail and commercial opportunities. With all the new developments, the continually rising rate of employment and the exciting revitalization projects happening in and around the city, Regina has gained a reputation as a great place to live and work. hite City and Emerald Park are quickly becoming two of the most desirable places to live in the Regina area. With their spacious lots and close proximity to the Queen City, the area is a very attractive choice for anyone looking for just a little more space, or a bit of a retreat from the hectic pace of the city.

“The community is unique in that we have large lots,” comments Bruce Evans, mayor of White City, “and because of the requirements that have been placed on new homes being constructed, we also have a minimum of 30 trees per yard, which means we have quite an urban forest in our community.” The Emerald Park and White City communities have been expanding greatly over the past few years. White City was rated the fastest growing town

in Saskatchewan according to Statistics Canada’s last census. “We’re getting more and more amenities all the time,” Evans remarks. “Also, because we are growing, we are able to provide more recreational facilities.” The area boasts many recreational facilities including a golf course, hockey rink, a skateboard park, a splash park for the kids, baseball diamonds, football fields and very extensive walking paths, which are also very popular.

There are also many community groups in the area, including a fantastic parks and recreation association, an active gardening club, the Prairie Storm minor hockey association which caters to the whole White Butte area, and a wide range of other sports teams, community clubs and associations for locals to get involved in.

hen posed with the question of where to go to eat, whether for casual lunch, an intimate first date, or for sharing food over drinks with colleagues, so often we find ourselves saying “Let’s try something different.”

It was exactly those moments Chef Richard Kim was aiming to satisfy when he opened Urban Sushi & Grill in early 2012 just between the Emerald Park and White City suburbs of Regina. At the time, Kim had many years of experience training in fine Japanese cuisine while

living in Vancouver. He knew Regina had a lack of restaurants offering Japanese fusion, and he’d done his homework. “I studied a lot,” says Kim, the owner and head chef at Urban Sushi and Grill. “I went to every single Japanese restaurant in Vancouver, actually, to find out what was popular, what was new, what the trends were — what was happening right now in Japanese food.” It was those trends and that excitement Kim aimed to bring to Regina. After going on to fulfill this aspiration, Betker had a new dream: to open her own practice closer to home, where she could really focus on connecting with her community and form meaningful relationships with her patients. “I really like getting to know my patients, and thought that starting a small practice in a smaller community would really be a great way to get to know my patients and people’s families a little bit better,” Betker explains. reality, Betker opened Emerald Park Eye Care in Emerald Park, just outside Regina, where she grew up. In 2013, clothes, shoes, hats, accessories and jewellery are moving to a bigger area in homes across the continent: the dressing room. “People will take a third or fourth bedroom after the kids leave, or a spare

he wondrous scents of Christmas waft through the house, filling the air with festive delights. You eagerly await your guests to arrive so that together, everyone can enjoy the turkey with all its trimmings. There is something sacred about sharing a meal with others. Meals are a time for celebration and a time to share love and laughter. Those who come to eat at your table are there because they are special to you; there is no better reason than that to take special care and thought in decorating the dining room table. Allow your style to influence the final outcome of how you dress your table. Do not feel confined to the traditional red and green; choose colours that will enhance your space without creating a distraction. A simple colour palette that is both elegant and classy, and that will enhance any style, is green, gold and white. To create a formal atmosphere, use a white tablecloth to lend sophistication and a sense of occasion. If you wish, add a table runner to top the tablecloth. You may choose a more casual setting with a table runner alone, or even less with only placemats. The atmosphere that you

select is entirely up to you, but remember that atmosphere is everything. You are now ready to set the table. A great table setting enhances your formal or casual atmosphere with festivity, but what does it mean to “set a table?” To set a table is to properly place dishes, flatware and glassware. A basic formal setting looks elegant, but allows guests to feel at home. Place the dinner plates two inches from the table’s edge. If you are serving soup, place a soup bowl on each dinner plate. The bread plate goes slightly above the fork to the left of the dinner plate with a butter knife set across it. The cutlery or flatware is set out in the order that the guests will use it, working from the outside in. Forks are on the left side while the knives and spoons are on the right side. You can either place the dessert fork at the top of the plate or on the left side closest to the plate. A water glass is placed above the dinner knife while a wine glass or two is staggered around the water glass. A napkin is either placed to the left of the plate under the forks, tucked inside a drinking glass or rolled into a log and set on the plate encompassed by a napkin ring. You now have a beautifully set table awaiting only the final touches for

entertaining your guests. Choose a centrepiece that is in keeping with your colour palette and your style. Some examples are glittered candles of varying sizes and shapes, an evergreen arrangement, tree ornaments in a glass bowl or a simple, yet elegant, bouquet of fresh flowers. The sky is the limit! To honour your guests, give each setting a place card with a guest’s name on it and set it either on the plate or just above. Again, depending on your style, you could attach each place card with a pine cone in dazzling gold glitter, a glass tree ornament, or with a napkin and greenery (like cedar) wrapped in gold thread. Lastly, to finish off your masterpiece, decorate each chair in keeping with your overall theme. You may choose a chair slip cover, a simple bow with a mistletoe or some tinsel with jingle bells. I have given you a frame to work with, and now you can let your creativity take over to create an atmosphere that you, your family and your friends can enjoy as you share this special meal together. Cranberry Mojitos

8 oz. fresh cranberries 1 C sugar 1 C water 20 mint leaves 2 tbsp lime juice Ice 4 oz. rum 4–6 oz. soda water

1. Place cranberries, sugar, and water in a medium saucepan and bring to a simmer over medium heat. Then lower the heat a bit to medium-low and continue to cook for about 10 minutes, before your berries start bursting. Remove from heat. 2. Once the berry mixture has cooled, you can strain them. If you prefer, you can keep the mixture in the fridge for a couple hours or overnight before straining. 3. Put about 10 leaves of mint and a tbsp of lime juice in each glass. With the back of a wooden spoon or a muddler mash the mint up. 4. Put ice in each glass and pour 2 oz. of the cranberry syrup and 2 oz. rum into each glass. 5. Top off each glass with soda water. And sprinkle some fresh cranberries in for garnish.

1/2 cup sugar 1/4 cup water 10 whole cloves 1 teaspoon ground cinnamon 3 peppercorns, whole 1/4 teaspoon nutmeg (to taste) 1 orange, juiced 1 bottle red wine Cinnamon sticks (optional)

1. Combine all ingredients except wine in a pan and boil for five minutes. 2. Reduce heat, add wine. Heat to the point where it is just before boiling. (Try to avoid boiling; the alcohol will begin to evaporate.) 3. Strain into cups and serve hot. 4. Garnish with cinnamon sticks, if desired. Serves four.

In general, customers at JGN Kitchen & Bath prefer a solid wood kitchen versus a veneer, with solid wood doors, finished panels and toe kick. While the most commonly chosen countertop is quartz, Moxham advises to prioritize choosing a colour you enjoy, whether it is quartz, granite or laminate, rather than specifying a material first.

A

s the summer sun starts to fade, I pull out my riding boots and fall wardrobe and wish I had a fireplace to cozy up to. Living in a Victorian home built in 1856, I think it is criminal that my house is without an actual fireplace. As fall arrives each year, I mourn this missing architectural feature. However, there is hope. As a designer, I’ve watched new technologies regarding faux fireplaces come and go. I recall my grandparent’s electric fireplace: it was a log with a lightbulb that flickered to simulate flames, glowing orange and deep red where the

embers seemed to glow. So, you can imagine how I greeted the new electric fireplaces on the market: serious “side eye.” Year after year, I’ve watched them get better and better, and I have finally specified and had one installed for a client. “Doubting Thomas” no more! Our clients own a century home and contacted us after seeing on my Instagram feed some custom cabinetry we had designed for a narrow Victorian. I kid you not: Instagram is a great way to stalk designers like myself if you are so inclined (I’m @meredithheron). They wanted to recreate what I had achieved in my clients’


here. A simple warm “greige” on the ceiling and the contrast between the lead gray walls and ceiling isn’t so noticeable. The wall colour on the ceiling would have been too cave-like — not a good look. The contrast between matte wall paint and high-gloss lacquer adds depth without making the space feel narrow; in fact, it widens it all the more.

project in their own den, which is a former bedroom turned media/den. The room itself is tiny by den standards: 10-feet-by12-feet at most. The plan is to add built-in cabinetry to house an impressive book collection, along with holding audio visual equipment to allow for movie screenings. The clients are huge movie buffs, and the room is also to double as a screening room for their business which they need instead of renting a separate space.

We chose to colour block the books on the shelves because the clients own many antique books that have colourful spines, but they’ve worn with age into a more mutable palette. We’ve mixed in family heirlooms which are both sentimental and a nice break from all books on the shelves. I love shopping from my clients’ own homes not only

because it is good for the budget, but because this is how we weave the story of the client throughout the space. This room could easily be recreated in a condo, so if you are downsizing, don’t think you have to downsize style, function and drama into your new space. There’s always room to build up and visually increase the space you have with a little creativity. There was an existing former woodburning fireplace, but as soon as our contractors got into the room, they discovered it was near collapse, so it had to be carefully removed. We were initially on the fence about whether or not to replace the fireplace, but decided that the space needed it once we got the drawings put together. Our only choice was to go with an electric fireplace because we didn’t have the room to vent, nor did we want to grow the budget that much to suit. To make up for the small scale unit we needed to go with, we chose to design an elaborate mantle that would integrate into the rest of the millwork. I knew that I wanted a high-gloss lacquer finish, but my cabinet maker wasn’t so sure. A quick sample made up by the spray shop, and we were good to go. The secret to working with a small space is to reduce contrast where it counts. I find that if you have dark floors, opting for dark walls is a great way to expand the space. I don’t believe in cutting the wall colour in half or three-quarters and painting the ceiling that colour. If you are going to go with a very dark wall, then you should at least add a colour or a stronger neutral to the ceiling as you see we did

hen you pass by the local refuse ground, you probably see piles of garbage and junk. Fred Mitschke sees possibilities. The heart of Fred’s art is his ability to shape and transform metal “junk” into something beautiful. Fred strives to provide something

his clients have never seen, yet are instantly captivated by. “Awed” is how Fred best describes the response he gets when he presents his clients with a finished piece. “Most are shocked at what their piece is actually made from,” Fred explains.

While Ironman Kreations has been a registered business since 2003, owner and creator, Fred Mitschke, has been a builder since childhood. From the moment he struck his first welding bead in his father’s shop, Fred will tell you he became a slave to metal. Never one to stay idle, art has always been


Fred’s relaxation. When asked about his earlier work, Fred describes it as “a little off the wall and crude compared to his current product line.” Like any successful artist, Fred is constantly seeking to refine his art by learning new techniques and experimenting with new material. How does Fred turn old appliances, tin, wood and rocks into such trendy custom pieces? He uses his hands and his unique eye. His tools are basic: torches, plasma cutters, grinders and other power tools. Fred likes to keep things simple. “I try to find inspiration from the things at hand,” he says. In doing so, Ironman Kreations is able to keep costs reasonable, while creating products that are both environmentally-friendly and truly unique. Commonly referred to as “upcycling,” this practice of creating

art using recycled material has seen an increase in popularity coinciding with the rising environmental consciousness of today’s world. Metal serves as Ironman Kreations’ primary medium, but Fred continues to experiment with other materials such as wood, cement and glass. While colour plays an important role in the Ironman line, Fred is reluctant to apply it as paint. Instead, he combines the colours he finds to create his desired effect. All products are then clear-coated to accent and define the contrasts. The ability to combine colour and junk to create a cohesive and interesting end product is what sets Fred apart. What is Geothermal heatinG and air ConditioninG? By Shell BuSey

ompared with conventional heating systems, geothermal heating systems substantially reduce your heating costs and also save on cooling and hot water heating costs. Compared with an electric heat pump system, geothermal heat pumps cut space heating costs by up to twothirds for a typical home. The reduced energy cost to operate geothermal systems can help offset the additional cost to install it.

In terms of economics, the ideal time to install a geothermal heating system is when building a new home or replacing an aging heating system. When building a new home, a general rule of thumb for the feasibility of a geothermal heating system is that it may be suitable for any home 3,000 square feet or larger. In a retrofit situation, it is preferable to have an attic that can be used for the required ducting. The heating and cooling system will be much more

efficient if you’re able to move the air through an insulated attic space in a rancher or bungalow. You probably have noticed that the back of your refrigerator is warm. A geothermal heat pump works much like a refrigerator. A refrigerator extracts heat from inside the unit and passes it into the kitchen through coils on the back of the refrigerator, keeping the refrigerator cool on the inside. A geothermal heating


system works in a similar manner, however it extracts heat from the earth through a system of underground pipes containing a heat transfer fluid that brings heat from the ground into the system to heat or cool the home. A geothermal ground-source heat pump moves or “pumps” heat out of the earth using a system of vertical or horizontal high-density polyethylene pipes. This is different than a traditional heating system that creates heat by burning a fossil fuel (such as natural gas) or circulating current through an electric element (such as baseboard heaters). How you decide to bury your pipes depends on how much property you have. If you live on acreage, you

may want to consider laying the pipes horizontally. If you are limited on available space, you may have to have the pipes installed vertically. After circulating through the vertical or horizontal piping in the ground, the heat transfer fluid is piped into your home, where it is connected to the heat exchanger in your system to be converted into heat or cooling for the home.

Did you know that on average, 30 cents out of every dollar spent on heating or cooling your home or office disappears due to leaking ducts? Nobody wants their hard earned money to be wasted. New to Saskatchewan, Aeroseal is an exciting and innovative method of sealing the duct work in your home or office. According to Jim Dielschneider, owner and operator of Aeroseal of Regina, there are a number of advantages to sealing your air duct systems:

Ducts are not a sealed system. They are simply a maze of metal tubes connected to each other by mechanical butt joints.

Most of the ductwork runs between floors and inside of walls. All the joints, elbows and seams have the potential to leak air out and suck dust into the duct, which can circulate into your home or office. When the joints are sealed, not only does it create better air flow, it can also reduce the amount of dust in your home. You are breathing in less contaminants and your home or office is cleaner. This can be beneficial for people with allergies.


When you have undetected leaks in your system, conditioned air escapes into unwanted areas. Aeroseal improves your ducts’ performance by getting the conditioned air to where you need it. This means that your furnace and air conditioner will run less often and for shorter periods. Some testimonials have stated that, after sealing their ducts with Aeroseal, they could maintain the same comfort level with the thermostat set one or two degrees lower. How does the Aeroseal process work? “The entire process takes four to six hours to complete,” Jim states. Upon arrival, the equipment is connected to the plenum above the furnace. Then, all the air registers are plugged throughout the home or office. This isolates the duct work, allowing the Aeroseal software to measure existing leakage in the ducts. A pretest is done to establish how many
