T
here are many different factors that go in to building a beautiful home. Although innovative designs, skilled workmanship, and superior fixtures are some of the most essential aspects in new home construction, it takes vision and strategy to pull all of these important factors together. It is a process that Saskatoon homebuilder Luke Levesque likens to conducting a symphony.

“I kind of see myself as maestro,” says Levesque. “The way the maestro would bring in the bass and the tenors, the violins, the trumpets and the vocals to make a beautiful symphony, I bring in the plumber, electrician, designers, etcetera and make something that I believe is beautiful.” Levesque is the Owner of Ellaney Developments Inc., a business he
started with his wife, Erin, in 2007. The name is a creative spin on L&E, and as an added bonus includes the name of their daughter, Elle. Growing up in the north end of Saskatoon, Levesque came to admire the variety of different homes in his neighbourhood. He feels that this beautiful diversity is somewhat lacking in the areas where new homes are being built, and hopes to change that.
“I feel that there is room for homebuilders like me,” Levesque explains. “You see a lot of the same cookie cutter houses. I want [people] to be able to enjoy a variety of designs; because for as unique as people are, I think that their home can be a reflection of that.” Levesque describes his niche to be distinctive, contemporary designs, without the steep price tag, and says he would rather build a handful of top quality homes every year than build in high volume. As part of their design process, every set of home plans is inspected by a third party interior designer, who looks at the blue prints and fine tunes them for efficiencies and aesthetics, and an energy efficiency consultant, who will find ways to make the house energy efficient by design. “The finished quality of my homes stands out,” says Levesque. “I put superior products in every single one of my homes. A lot of what other people would consider upgrades I consider standard.” Levesque explains that the best part is that his clients don’t pay more for a superior product. “A house is usually the biggest investment that people will make in their lives, so to me it is important for their financial health that they are in a positive
wealth creation position when they buy a new home.” At Ellaney Developments they are committed to putting honesty and integrity into everything they do, and believe in the power of creating value for people. A COMMUNITY WITHIN A COMMUNITY Neighbours, Nature Key to Unique Condo Project BY PAUL SINKEWICZ PHOTOS HEATHER FRITZ
C
hurchill Gardens, an adult-only condominium development under construction in the city’s south end, is set to welcome its first residents this year to a unique development in Saskatoon. What they will experience is a neighbourhood within a neighbourhood. The entire project has been designed with great care and expertise to foster

a sense of community, while providing unparalleled access to the outdoors. “When people buy here, it’s not because we offer the fanciest building,” says Phil Davidson, of Churchill Seniors Living Inc. “But we’re in a great location. We’re in a low density neighbourhood, with limited parking lots around us, and lots of green space.”
Davidson admits there are many condo suites available that are attractive, but they may back onto an alley, or are surrounded by apartment buildings. The view out the window may be a big box store. “When people come here, the whole concept is that it’s a park. It’s an extensive, private park.” The suites are located in the Churchill Park area — a neighbourhood of single-family
houses with quiet streets and mature trees. Churchill Gardens is situated on Ruth Street between Haultain Avenue and Clarence Avenue, on the north end of Churchill Park. Davidson says the project is actually a garden with a condominium in it, and it’s an apt description. It was designed using the principal of biophilia. Biophilic design is a way of incorporating nature into the places where we live and work. “What is the impact of nature on your health?” Davidson muses. “It’s not just longevity. It’s quality of life.” To maximize park space, resident parking is underground, underneath the large courtyard. So instead of asphalt, Churchill
Gardens’ courtyard boasts a barbecue area, paths and sitting benches. The developer has had great success with its other communities by realizing that many people want to stay engaged in yard work. Gardening committees give them a chance to look after their own flowers. “One of the fears of moving into a condo is wondering what you will have to give up. Nobody’s afraid of giving up shovelling snow — that’s an easy one. But giving up nurturing a flower bed is really tough,” says Davidson. “This is a real nice social opportunity, where people can get together to garden for a few hours and then share a coffee.” That sensibility of bringing neighbours together is also imbued in the design of interior common areas. A large entrance, with a curved maple staircase, fireplace and seating area sends that message that you are home. “It’s the front entrance to your house,” says Davidson. “We want people to be comfortable, feel special and spend time with other people.”
A coffee service area with café tables, a games room with billiards table, a fitness room with a hot tub and a banquet room are bonuses. Wi-fi access is provided throughout the common areas. Phase 1 is 97 per cent occupied and Phase 2 is already 50 per cent sold out, but some gorgeous suites are still available. With Phase 1 occupied, it means no waiting for amenities that are already completed. Churchill Gardens offers the best of condo living while serving up a view of one of the city’s most beautiful neighbourhoods.

e’re striving for quality, not quantity.” That’s among the first things Leigh Yausie, co-founder of StandOut Homes, says. It isn’t lip service; on the contrary, “quality over quantity” is StandOut Homes’ cornerstone. From the framing to the finishing touches, every StandOut “

Eric Remus and Leigh Yausie created StandOut Homes after spending about half a decade working alongside each other as framers. StandOut Homes is now in its second year, and Yausie explains its vision simply: homes designed and

In a serene Rosewood location not far from parklands and walking paths, the bungalow at 522 Hastings Crescent is roomy and attractive. “The main area is open, with an 18-foot vaulted ceiling over the kitchen, dining room, living room, and front entrance,” says Yausie. This ceiling “is covered in hand-stained pine in a darker colour; we’ve had nothing but compliments on it.” The ceiling is an impressive conversation piece, and 522 Hastings Crescent’s more “hidden” features are of an equal calibre. These extra touches enhance quality and long-term buyer satisfaction.” 522 Hastings Crescent includes three bedrooms (the second-story bedroom, “thanks to its full bathroom and lounge area”, would be ideally suited to a teen, suggests Yausie) and “a custom tiled shower in the master bathroom.” Now, Yausie says, the builders “just need to find a StandOut family.” Is it yours?

ith the extensive technology available to people nowadays, it may seem cheaper and more convenient to sell or buy your house independently. However, REALTORS® bring market knowledge and widespread realty experience to the home buying and home selling processes, which makes for a much more enjoyable and productive realty experience. “When you’re too close to the situation and emotionally involved, it’s hard to be objective,” says Jason Yochim, executive officer with the Saskatoon Region Association of REALTORS®. “And what the REALTOR® does when you’re buying or selling is they provide that third party perspective.”
Selling Many people have the perception that selling a house with a realtor costs more money, and that they can save pennies selling their house themselves. However, as Yochim attests, “Studies have found that when you’re selling your property, at the end of the day, when the dust settles, you’ll still have more money in your pocket by using a REALTOR® than if you had sold it on your own.” One of the biggest benefits of using a REALTOR® to sell your house is their acute knowledge of market pricing, which is essential to making a good sale. “It’s really critical to know where the market is at, and how your house fits into the market,” remarks Yochim. Yochim notes that agents also visit so many homes that they have an informed idea of how a house compares to other properties on the market. They are also knowledgeable about neighbourhoods and new developments. “REALTORS® have knowledge of what’s coming into a neighbourhood. If there’s, for

They help them understand affordability and have a solid knowledge on neighbourhoods.” Once a client gets to the stage of viewing specific houses, a REALTOR® can be very helpful in ensuring the home does not have a problematic history or other issues that are easy to overlook. “Some homes may have a history that the average person isn’t aware of, but a REALTOR® [knows], and those issues may not be addressed in the advertising,” says Yochim. “Also, when you’re going through a home as a buyer, you are looking at it from an emotional standpoint — the colour, the layout. There are a lot of things you may overlook that a REALTOR® will notice functionality-wise, like mechanical, roofing, structural, schools, busing.” Also, “REALTORS® understand the process and timing [of buying a house], and they’ve already had experience with different home inspectors and mortgage brokers. They know who’s credible out there, who’s not credible.”

Buying Real estate agents are essentially your personal expert advisors, there to help you through the process of buying a new home and making it as enjoyable as possible. “A lot of REALTORS® will do an initial interview with the buyer. They’ll prepare them for how the process is going to unfold — the timelines, what you have to have in place in terms of down payment, closing costs, home inspection fees, land titles, etc.,” comments Yochim. “And then they help the buyer really think about what it is that they need, based on their situation versus what they may want, and what’s realistic for a certain

When choosing a REALTOR®, it is most important to look for someone you enjoy working with, and who understands your housing goals and needs. “People usually find their REALTORS® by word of mouth,” says Yochim. However, sometimes you might not be able to find [an agent] through referral, and in that case, you must look into a few different REALTORS® to find which one is the best suit for you. “Go to open houses and see how a REALTOR® conducts themselves with prospective buyers, keeping in mind that if they have your home for sale, that’s how they’re going to be dealing with the public with your home,” recommends Yochim. “Watch them in action. If you want to sell your property, get two or three REALTORS® to come in and give you not only their opinion of value, but also what their marketing plan is: Do they have a team? Do they do the business themselves? And so on.” Ultimately, you need to look for someone who you will get along with. “It all boils down to personality,” Yochim says. Once you’ve found a good fit, your REALTOR® will make your home buying or home selling experience a lot more profitable and enjoyable.

aroline Bickle, or “Care” as she is known to her family, friends and clients, proves that sometimes a nickname can be apropos to what the person epitomizes. From the very beginning, Ms. Bickle has always cared about people. Her first love and career was in emergency medicine where she worked as a first responder and paramedic. In her previous career, Care was attracted by the human element involved, as well as the satisfaction of being able to help others. Unfortunately, after a serious injury took her out of the field permanently, Care was faced with the task of trying to find another career path that would allow her to fulfill her need to
interact with others, while at the same time helping them in a meaningful way. “I enjoy working with people and I’ve had a lot of experience with stressful situations. or most people, applying for a mortgage is not something that is done very often. Whether you are a first time homebuyer looking to apply for your first mortgage, or you are a homeowner and have had a mortgage for a long time and are looking to apply for a new mortgage, you may be wondering what you will need and how the process works.

The best place to start is to get a preapproval initiated. Talk to a mortgage specialist so they can assess your situation and take a look at your financial picture to determine what mortgage amount you can qualify for. This process will provide you with a price range you can work within when shopping around for a property. To complete the pre-approval, the mortgage specialist will require a few things from you. These include employment/income verification, confirmation of down payment funds and closing costs and your assets and your liabilities. As well, they will obtain a record of your credit history. If the pre-approval amount doesn’t meet your expectations, there may be options they can offer you to make changes to your financial picture which could potentially increase the mortgage amount you can qualify for.
It is important to seek out a mortgage expert who will take the time to assess your individual situation and one who has your best interests in mind to ensure you are in the right place for home ownership, or to change your home ownership situation. Once your pre-approval is in place, you can start shopping around for a property that fits within your price range. When you find the one and decide to make an offer, you will be required to put down a deposit. This will come from the down payment funds that were verified during the pre-approval stage, so it is important to ensure you have that cash on hand. If the offer is accepted, then a copy will be sent to your mortgage specialist to obtain final mortgage approval. Once all the conditions have been removed, your mortgage specialist will make arrangements for you to sign the mortgage documentation. This will then be sent to a lawyer with instructions to finalize the transaction, so you will need to choose a lawyer and provide your mortgage specialist with their contact information. Sometimes the mortgage process moves along quickly; at other times it can take longer. Regardless of how long it takes, it will all be worth it in the end when you are in the home of your dreams.

hen considering investments, people often think about RRSPs or mutual funds. Many would like to invest in real estate, but aren’t sure how, or are afraid to do so. For most people, their home is the single largest investments they will ever make. But have you ever stopped to consider that once you purchase a home, it becomes part of your overall portfolio of investments? I’m going to show you how buying a home with a suite will grow your

investment portfolio in three different ways. The home to consider is a well appointed three-bedroom, two-bathroom bi-level, with a modern and spacious two-bedroom and one bathroom legal suite. It is fully finished with a detached double garage and is appraised at $500,000 in Saskatoon’s east side. Minimum confirmed rental income on the main level is $1,800 and $1,250 for the basement suite. The finished garage can increase rent by $200, separately.
this example. Investor B buys this same home with the standard 5 per cent down, or $25,000. Monthly payment in this situation roughly equals $2,400. About $1,250 of that comes back to you every month from your tenant. When you consider your home as a part of your investment portfolio, there probably aren’t too many others in there that are subsidized. Watch your money grow, and when it’s time to sell, your return on your investment is tax-free.
Traditional Rental Home
Live in the Suite and Rent the Main Floor
In order to purchase a home that is strictly a rental property, lenders require a minimum of 20 per cent down. So, in this case, Investor A puts down $100,000 and plans to rent out the entire property. Let’s consider his situation. Based on a mortgage of $400,000, the monthly payment with principal and interest (at 3.5 per cent), not considering property tax, would be approximately $2,000. Given the going rental rates, this investor stands to bring in $1,250 every month. Granted there are some other expenses that go along with this. Assuming monthly expenses total $250, this investor stands to get a 12 per cent return on the initial $100,000 investment, all the while gaining equity and paying off the mortgage. Not bad.
Having a Basement Tenant I’m sure having a basement suite tenant doesn’t make you think of yourself as an investor, but maybe it should. Consider
Investor C purchases the house with 5 per cent down and a mortgage payment around $2,400, and settles into the basement suite. Rental income from the rest of the house comes in at $2,000. This investor is now living for a little over $400 a month. They are getting their mortgage paid for while they still live in a great space. What more could you ask for than to pretty much live for free? Who does this appeal to? I’ve sold this option to snow birds who want to be gone in the winter while they still have their home looked after, parents buying places for their children while they attend university, or first-time home buyers looking to get a quick head start in life. n 2012, Warman officially became Saskatchewan’s 16th city. A thriving community, the City of Warman offers over 8,500 residents every amenity of city living, while retaining its friendly, hometown feel. Under the guidance and strategic foresight of its community leaders, Warman has undergone a graceful transformation from town to city status, while maintaining many of the advantages unique to small town living, such as wider streets, lower taxes, and strong community values. evin Engel is not your average homebuilder. He doesn’t boast about being the fastest or the most affordable. In fact, he wants you to know that he is neither. He is a man with a vision, and a goal to conceptualize and build out-of-the-ordinary homes, all while achieving the highest possible standards of quality by nurturing each project from the first stage of
development to the day the keys are handed over to the new homeowners. “We’re not interested in building average houses,” says Engel. “We’re interested in building above average houses of above average quality. We’re looking for clients who understand that, who want that, and who realize that it costs a bit more.”

Engel and his wife, Carolyn, launched SectionSix Fine Homes in 2010. Their first build was a project from which they learned a lot. The first two stages of the build were contracted to another builder, which meant that the Engels were starting with an unfinished basement and a framed structure. Although Engel grew up on a farm and had experience building, he had never taken on something of that magnitude.

“It was pretty painful to get it finished,” Engel reflects. “Looking back [at what we had accomplished] was where this all started. The guy [who had finished the first two stages of the house] told me that it turned out pretty good, and [suggested] that we do another one. So we did.” Now, SectionSix Fine Homes does both spec and custom builds. After completing their second house in Humbolt, Engel decided to move on to Warman where he felt that the market would be stronger. Also expanding into the Saskatoon market, Engel will be taking on his first infill build in the Buena Vista area this summer, with additional plans for other infill projects in the future. The most essential component to a successful build, says Engel, is taking the time to get things done right the first time. “The first five stages of the build — foundation, framing, mechanical roughin, electrical rough-in, and insulation and poly — are the most important to me [because] they are either impossible or horrendously expensive to correct after the fact.” To make sure that each stage of development goes smoothly, Engel explains that it is important to start with a plan, and direct clients to someone who draws well and doesn’t make mistakes. Next, he needs to know specifically what the client wants within the parameters of that plan, and will come up with a quote for approximately how much the build will cost. Once a price is agreed upon, every stage of a SectionSix Fine Homes build is executed by a core group of tradespeople that Engel has come to rely on, who he considers to be the finest in the Saskatoon area. “I’ve decided who works and those are my guys. The finished results speak for themselves,” says Engel, who keeps his group as consistent as possible to ensure quality control. Engel’s latest project has been his new home on Weisdorf Place in Warman. It is a 1,880 sq. ft. modified bungalow with a finished basement, 10-foot ceilings on the main level, and nine-foot ceilings above the garage and basement. Engel notes that, along with a lot of cultured stone on the interior, the house includes many beautiful finishes, such as a coffered ceiling in the bedroom.

“It faces from east to west, which is not necessarily the most desirable, because when you face west you can lose the sun in the middle of the day and a lot of people don’t like that. They like the rear to be facing to the south or southwest,” Engel explains. “So, this house is pointed in the wrong direction, which is why I needed a plan that had a lot of glass on three sides — which this one does. There is plenty of glass in the front, along the south side and across the east side so you never lose the sun [at all]. I think that may be the best part about it.” Along with the design, Engel believes that the location of the house is a strong selling feature. “[Warman] is 10 minutes from the city on a nice four-lane highway, and it’s being really well developed. [Warman] is a place to build, and land is a little cheaper, so there are some fundamental reasons to be out there.” Another exciting new developments from SectionSix Fine Homes will be a 2,400 sq. ft., two-storey home on Werschner Way in Rosewood. “It will be a premium home with premium finishes. It is sort of European-inspired, with an 18-foot great room, steam shower, flat paneled doors and a coffered ceilings,” Engel describes. “Ceilings are important to me. Going forward, we want to try and have at least one feature ceiling in every house. Even in the mid-level [houses] simple things can be done, like building a tray into the trusses. It’s not free, but it’s not costly.” Engel also completed a smaller twostorey house on Lyle Crescent in Warman this summer. “It’s a nice home, a really nice home,” Engel remarks. “I wouldn’t call it an entry level house, but it’s a little bit closer than some of the other stuff that I’m doing.” Engel says he understands that entryand mid- level homes are where most of the buyers are, but also knows that that is where a lot of builders are as well, and is more comfortable being in a niche market where only a handful of other people are doing what he does. He says that he enjoys having fewer properties to manage, because it means he has more time to dedicate to each one. “I have no intention to be a high volume guy, because I’d like to be able to continue

to run this by myself with a minimal staff,” he notes. “I kind of pride myself on being able to manage my properties myself, and anybody who deals with me knows that. My tradesmen know that I’m around, and that they can count on me to be there, and so can the client. I think that people who want to build or buy expensive homes want to know that the boss cares enough to be there.” Of course, this kind of strategic quality control takes time, which is why Engel makes it clear to his clients that the construction of their home will be a carefully crafted process, and will not be rushed.
“I get the question ‘How fast can you build?’ all the time,” Engel chuckles. “I don’t do fast. I build in eight months, and I don’t ask my guys to break records. What I expect and what my clients deserve is the best. I know my guys well enough to know they are always striving for perfection. We work on time lines, but will never rush a job and risk an error. Happy tradesmen, who are good at what they do, do a better job every time. Period.”
“Time is money, so I understand why [people] want that tightened up as much as possible,” Engel notes. “[But] quality and quantity are mutually exclusive, [and] we’re about quality. It’s a big investment for people, so they have to get their money’s worth.”

H
ome is where the heart is, where memories are made and family ties grow stronger. Over the last few decades how we define home has greatly changed. Families have become smaller with fewer children and extended families live in separate homes making more space for everyone. There are very few elements of home design that have stayed the same and as a result the definition of home is constantly evolving to better suit our ever changing lifestyles. One of the greatest shifts in domestic architecture has been the creation of the open floor plan: homes with narrow halls and compartmentalized spaces have gone by the wayside. Formal living rooms and dining rooms are a thing of the past as people have opted for a more casual and less complicated way of life. “A woman is not stuck in the kitchen anymore. We no longer live in a world where the wife disappears into the kitchen and serves a meal looking flawless. Cooking is now an all-inclusive task with everyone pitching in,� notes home designer Sherry Bentley. Cooking is part of the main event at a dinner party; guests watch and help to prepare the meal. When the kitchen became a centre for gathering it made sense to tear down the walls and create unified entertainment space with a wide-open kitchen and dining area that sometimes includes the living room. In the 1980s home building experienced some serious streamlining with the

removal of extraneous trim and smaller windows, creating a more plain-box approach to homes. In the 1990s homes ballooned in size, becoming almost unmanageable, and wall-to-wall carpet was a reality. Now homeowners are returning to traditional elements with crown mouldings, coffered ceilings and large windows; character is the word in new homes and renovations alike. By using modern technology and traditional building techniques homeowners are creating their dream houses. “Huge open spaces is a trend that is not going to last. Many of my clients are moving towards having walls again. An open floor plan doesn’t necessarily mean having no walls at all,” remarks Bentley. An open floor plan can be achieved by simply making larger doorways or creating half walls, pocket doors and barn doors can create the open feeling you desire or the privacy you need. Another significant development in domestic architecture is the creation of the master suite. For more than a century the principal bedroom was anything but masterful, showing no distinct differences to any other bedroom in the house. oes an era affect architecture? The answer is most certainly, yes. Let’s take a look at the elements of an early 1900s bungalow and compare them to a current bungalow design.
1900s Bungalow The interior was a reflection of the lifestyle that was common in that time period. Homes were often advertised
by the number of rooms they contained, rather than square footage. Spaces were often separated by walls and archways, which helped define the given function of a room. Kitchens were small and utilitarian; you had the basic needs covered, but not much more. The living room was the first room you saw upon entering the home, and would serve as the main entertaining space. Bedrooms were usually smaller in size, with no real definition between a master bedroom and a secondary bedroom. One main bathroom was shared for an entire family, and was centrally located off a small corridor. Closet space was at a minimum in most plans. Staircases were often placed out of sight, as the basement was not a livable space that was used for anything other than mechanical and food storage. The exterior of bungalows from this era have unique features that designers are trying to emulate in new construction. These homes utilized a prominent front porch and a low-pitched gable or hip roof, and attention to craftsman detailing lend well to their curb appeal.
2000s Bungalow Our lives and lifestyles have changed drastically since the 1900s, altering the direction of our domestic architecture. Bungalow plans are advertised based
on size, not on function. We have embraced the concept of open floor plans. Kitchens are filled with the most up-to-date luxury items; they are built for entertaining and have become a family gathering place. The living room is not always the first room you see when entering the home anymore, but is likely located at the rear of the home where you have a connection to your outdoor space. Bedrooms are much more grand, with master bedrooms frequently having spa-like en suites. Secondary bedrooms often still share a single bathroom, but as a larger space built for two people using the room at once. Closet space has become a larger necessity too, as we typically have more items to store. Finally, the staircase has become a feature of the home because we are now using our basement for additional living space. Exteriors come in a variety of designs, many still keeping with the gable roof lines with added craftsman details around pillars, doors and windows. Front porches are also making a comeback in some new developments. The biggest difference between the 1900s and the 2000s bungalow, however, would be the adoption of the front drive garage. For many it is a convenience that has become a necessity, but indeed, can provide a new set of challenges when trying to achieve a balanced exterior.

see the effort people often expend in choosing the perfect wall colour, but all too often they miss the opportunity to dress their fifth and sixth walls: floors and ceilings. For that matter, there is nothing I love more than adding a bit of unexpected to a ceiling or a floor.

Ironically, I find it easy to convince clients to adorn a child’s ceiling in either a nursery or a toddler’s room — less so in other areas — but they are always game to dress these rooms up. Ideally, when papering a ceiling, the room should have crown moulding. I don’t always stick to this, but it really does yield a much more impactful finished product. In this space, we added a hand-blocked wallpaper to a nursery for a sweet young lady. The bonus is that it really is only one wall of wallpaper, so it requires a minimal investment. I am not a fan of accent walls unless they are ceilings or if they make sense in the architectural layout of the room. I’m willing to concede a headboard wall, for example, but you have to make sure that you have achieved balance on the remaining walls. I tend not to do this with just paint; I prefer it to be a paper or a pattern using paint-like striping. This is for the little lady above brother’s room, so we painted the stripes on the ceiling to liven things up a bit. If you paint your walls a deep colour, you may not want to leave your ceilings a pure white. We often soften our ceiling colours a bit and use a chalky white or opt for a different colour altogether. This makes the transition less jarring and keeps the room feeling bigger and more open. People often ask me whether or not they paint their crown moulding the same as the wall colour or make the ceiling colour different altogether. I tend to match my crown to the ceiling unless I’m opting for a different colour on the ceiling. In that case, I make sure my crown and my trim match so that the ceiling colour will stand out. Once you’ve addressed your ceilings, look down to the floors. Area rugs are a great way to lessen the bowling-alley feel if you have hardwood floors, although I often get people who claim they want to see their floors — their big ticket investment item. I usually point out that the contrast of an area rug on the floor will only serve to highlight the flooring and do double duty to anchor the furniture arrangement,

story. I love to make bold statements in a foyer; transition spaces are where risks can be taken. Pattern and colour on either a ceiling or a floor require minimal commitments and are easy to change. Wallpaper these days is not made the same way as in the past, nor is it as traumatic to remove it or change it up. We always recommend hiring a professional installer to prepare your walls and hang your paper, and warn that if you are inclined to do it yourself, to never do it with your spouse; more divorces happen because of cowallpapering attempts!
which is always more pleasing to the eye. There are so many options for area rugs these days; indulge me as I share a few of my own favourites. In this two-storey living room, we needed to make the seating area feel more intimate and inviting. We opted for a custom-designed hide area rug. The Align rug is part of my new exclusive collection of rugs. It’s a tone-on-tone hide, and the geometric pattern adds some life to the arrangement without being overly bossy. It both grounds the space and keeps it feeling open and airy — no easy task! We wanted to have fun in this foyer. The clients love colour, and they are not shy and retiring in their choice to adorn the walls in a deep magenta. We knew that opting for a bold colour on the walls meant we had to balance it out with a statement piece for our area rug. Our Max rug does just that. We’ve married it with this custom daybed in lieu of a regular bench/ console unit and then pumped it up with our pillow

One area in which Jef has found his expertise to come in handy is regarding the difference between thick natural hardwood and thinner engineered hardwood. “A lot of people have a misconception when it comes to hardwood,” says Jef. “They think that three-quarter of an inch hardwood is the answer. But in reality, thicker isn’t always better. The best analogy I can think of is this: if you took two apples and peeled one really thin and the other thicker, it would be a lot more difficult to make the thicker slice flat. The thicker piece would want to curl up back into the shape of the apple. It is the same with wood.” According to Jef, because wood is a natural product it can be prone to problems like gapping, cupping and humping that result from growing and shrinking caused by changes in humidity. These problems can be particularly troublesome in our climate, due to temperature fluctuations. “I’m not saying that all hardwood is going to be problematic. That’s not the case at all,” Jef clarifies. “It’s just that

sometimes it can be a problem, whereas it is never a problem with the engineered hardwood that we have, which is why it has a limited lifetime residential warrantee against [such] issues.” The engineered hardwood that Feature Flooring stands behind is From the Forest. hantal Hounjet combines a love for interior decorating with a flair for business. In 2012, she established Fresh Living, a Saskatoonbased company specializing in interior redesign, home staging, and residential and commercial cleaning services. Today, Fresh Living has grown to become one of the largest home staging companies in the city, employing 14 people. “Home staging is the art of decorating a home in order to sell it,” says Chantal. The Past Western Carpet One was founded by a pair of young entrepreneurs in the 70s, and Roden states proudly that its original principles stood strong as time passed.
“The culture 40 years ago was to give people good advice and great service,” he notes. “That’s the same culture that we preach today.” Saskatoon’s Western Carpet One is a Carpet One group member, allowing the business to combine “the best of both worlds,” as Roden puts it. “We have the buying power of a large group, but we’re local, independently owned. Our roots are here.”
The Product While Western Carpet One’s professional framework and goals have stayed consistent over time, 40 years have allowed for dramatic changes in their product. “Years ago, people picked a brown carpet or a grey carpet, a brown vinyl or a grey vinyl,” chuckles Roden. “Now, there’s just so many things to choose from.” The business’ product lineup has expanded accordingly, and Western Carpet One now carries area rugs, carpet, ceramic tile, cork, hardwood, laminate, luxury vinyl planks and tiles, and sheet vinyl. The store’s physical premises and display area have likewise been enlarged. “We’ve made a conscious effort to keep the space uncluttered,” says Roden. ”We want to make each visit enjoyable, and that means it has to be easy to navigate.” Today’s flooring trends, he continues, are more about “looking for something that’s unique” than a single must-have product – and with their plethora of eye-catching styles, Western Carpet One is more than able to accommodate this trend. their products do share one common: regardless of type or brand, all flooring at Western Carpet One is manufactured to the highest standard. “The first thing we look at is quality,” says Roden. The Process As Western Carpet One’s products have become more diverse, and their storefront more spacious, another change has come about at Western Carpet One. Roden says customers have become increasingly skilled at educating themselves. “The consumer today has often done a lot of research before coming into our store. I think they have a better idea of what they want.” Consequently, “the roles of our salespeople have changed,” he notes. “It doesn’t seem that we ‘sell’ things to people any more – our salespeople have become more like consultants. We try to give homeowners the pros and cons of the different flooring, then let them decide what’s best for their lifestyle.” Of course, Western Carpet One also remains equipped to offer guidance – whether staff assistance or flooring samples – to clients in early stages of planning. One of the most challenging aspects of choosing new floors can be the variability of flooring itself. A floor’s appearance will, as Roden points out, be impacted by the room in which it’s placed; and the floor’s exact cost will also vary according to space. O
f all the rooms in your home, the master bedroom offers the greatest opportunity for rest and rejuvenation. It’s a place to ease the stresses of the day, indulge in self-care and discover a sense of calm amidst a busy life. From Egyptian sheets to en suite soaking tubs, options abound for transforming your sleeping space into a serene sanctuary.
Colour Me Peaceful A peaceful mood can be evoked with a colour palette that makes you feel relaxed. While cool shades such as blue, green and grey tend to evoke a calm feeling, warm colours such as red and yellow — while sometimes overstimulating — can make for a cozy atmosphere if used in moderation (used on just one wall or with accent pieces such as cushions.) Start by creating a colour file with images you gather online. Hone in on three to four colours you are most drawn to, then choose one as a base. From there you can build on the palette with similar hues, a contrasting tone (warm if your base is cool, and vice versa) and an accent shade. This palette will be your guide when choosing furniture, bedding, rugs and lighting. For walls that promote rest, consider using cool, light neutrals within your palette for a clean look that will help to clear your mind. Want to experiment before deciding? Paint a large square of each colour you’re considering on one wall, and keep the samples up for a few days, noting how the colours look at different times of day. Once you’ve chosen, paint the entire wall that colour; if you’re still in love, you’ve likely found the perfect hue.
Blissful Bedding A bedding upgrade is the quickest way to a good night’s rest. If you don’t yet have a memory foam mattress, consider making the switch. Aside from being ultra-comfortable, memory foam helps to support the body and ease pain, which can minimize the amount you wake through the night. While patterned wallpaper is likely too busy for an entire room, one dramatic wall papered with a design that blends with your palette can bring interest and dimension to the space. For artwork, choose imagery that relaxes rather than stimulates you. Nature-
themed paintings typically evoke feelings of peace and serenity, and abstract art can loosen the mind, with a focus on colour and texture rather than detail. ach person is unique and has different considerations when choosing the right mattress. There are a lot of assumptions people have about mattress selection. As a sleep expert, here are a few myths I’d like to clarify:
1. A firmer mattress is better. Often people purchase a firmer mattress in hopes of getting better back support. The truth is that the best mattress for your back is the one that feels the best to you. All mattresses provide pressure relief in the top portion of the mattress and back support in the bottom part. The best combination of the two and how they feel to you is what you should look
Mattress support is much more than simply the amount of coils. The coils do not make the difference. Characteristics such as type, gauge and tempering are far more critical and important. High coil count alone in no way means you have a better bed and should not have a huge impact on your purchase decision.
3. Silk, cashmere and wool make a bed more comfortable. When used on a mattress, only small amounts of these materials are in the upper padding. This only makes a bed more expensive. When you cover your mattress with a pad and sheets, you do not directly feel the surface anyway.
4. Stores sell the same mattress under different names. Retailers often claim that a particular mattress they sell is comparable to a competitor’s mattress. Though you may find beds that are alike, most “comparables” have little in common. They may look exactly the same on the outside, but will likely have different amounts and grades of foam. Unless it is the same manufacturer and the bed has the same name at both locations, there will be a difference.
5. I save a lot of money when mattresses are 50 per cent off. Be wary of retailers with frequent half price sales. It can be a tell-tale sign that they have regularly inflated prices. These sales only give you the illusion that you are saving big.
6. A better costs more.

Firstly, the fifth piece of advice above debunks this myth. Secondly, price differences can reflect the price of the foam. Foams with higher grades and densities cost more. Yet, expensive foam does not necessarily mean more comfort. Again, purchase what you find comfortable, not what is more expensive.
7. Salespeople are always objective. In a perfect world this would be true. However, manufacturers offer financial incentives known as SPIFs (sales person incentive funds) to push various brands and models. Always keep in mind that only you can know what is best for you. If nothing else remember these simple rules: The only thing that matters in a mattress is comfort and durability. Nobody knows what is right for you, except you. Everybody has different comfort levels. Let your body tell you what is right.

No cheating now! It’s only the final weeks of winter and not a great time to plant just yet; ok, maybe a few things for those of you who are keeners.
I
will offer some tips a bit later in this article for early seed starting and the like. For those of you who are following my travel articles in Fine Lifestyles, you will know that I’m basking in the heat of the Caribbean sun this month, enjoying the lushness of foliage only imagined in Canada. Perhaps you will consider joining me on one of these fantastic excursions one day. The mention of tropical foliage actually twigged a notion for me and that is to incorporate some more unusual plants in my garden this season. Actually, as I travelled around the prairie provinces last summer, I did see some pretty creative use of tropical plants in municipal gardens and street planters. This is the time of the year to do some serious planning for the upcoming garden season, so let’s go with that. First of all do not be frightened by palms; they are much tougher than most give them credit for. Depending on the time of year that you purchase them, their price ranges in the neighbourhood of a large hanging basket of annuals. Naturally, palms are not hardy in mid-western Canada, so they too are considered annuals, unless you have a substantial amount of room in the house or a greenhouse to overwinter them. Perhaps the most commonly found palm is the areca, usually sold in 10- to 14-inch black containers. As with most tropical plants, the growing media is very light, insisting that there is ample water at regular and frequent intervals. The reason the media is so light is that these plants are mass produced in the “deep south” under shade cloths and almost constant irrigation. Force feeding and abundantmoisture stimulates rapid growth in a very short period of time and increases the profit margin of the grower also. Keeping this in mind, you

may well want to plant the palms into a more moisture-retentive mix, much like Pro-Mix BX. I have had great success using this media accompanied by regular feeding with a soluble plant food. Remember that even though these palms come from the sunny south, they have been grown in shade, so they must be acclimated to our sun. Areca palms, as with most palms, will tolerate moderate to deep shade in Canada, but perform best in good light. If you intend to have your planters in full sun, set the containers into progressively stronger light, otherwise the palms will brown terribly. This won’t kill the plant, however, with a short growing season they look a bit “tattered” for a good part of the season. I have used palms as accents in the garden in tall, slender containers as well as planting them directly into my garden. If you plant directly into the garden, amend the soil so that it has oodles of peat moss, compost or other
such organic matter; areca as well as other palms just love this addition, and it helps with your watering schedule too. Other notable tropicals include hibiscus, dipladenia or mandevilla, jasmine and, of course, calla lilies. These characters have become staples in the garden centre “exotic” sections and are actually rather easy to grow. Again, remember to acclimatize these plants as they are sun lovers, but grow fast and furious in shadier exposures. Consider them to be like you taking a sunny vacation in the south, without proper sunblock or gradual exposure to the sunshine: your skin will burn. Now, for the seed sowers in the crowd — as well as the “early birds.” Tomato and green pepper seeds can be started anytime now, with a good date to remember being St. Patrick’s Day, March 17. Keeping this in mind, it is indeed time to order your supplies. Crucial to successful germination and
healthy seedlings is sterilized media and good air circulation. These two points of concern are easily attended to if proper equipment is used. Venting the seed beds by simply uncovering the container for a few minutes daily will allow fresh air into the germination area. Some retail germination kits will have a lid for the container with venting capabilities. A good preventative for fungal infections on these seed beds is to dust the surface of the media lightly with baking powder. This abates most of the common fungal issues encountered in a moist, warm and humid condition. Bear in mind that very few seeds require light to germinate, however light is essential in gradual doses after germination as well. CHIMNEY REPOINTING BY SHELL BUSEY
I
would like to address an issue many homeowners tend to overlook: their brick or cinderblock chimneys.
Chimneys are being converted to become metal insulated rather than the old flue-liner type with solid brick/ block chimney chases. The reason for this change is because the devices being used in the chimneys are also changing. I am seeing fewer traditional wood burning fireplaces and more controlled burning appliances being used in fireplaces such as heatilators, wood pellet fireplaces or natural gas or propane fireplaces; they require

a different type of chimney insert to properly exhaust the gases created when fuel is burned. The change in how we use fireplaces is also affecting how they age over time. Let’s deal with a home that has a brick or cinderblock chimney. You will notice a line between the bricks or cinderblocks; this is called the mortar line. Brick motor lines can deteriorate over time as they are exposed to the elements. If the mortar lines deteriorate, it will allow moisture into the chimney. This moisture can freeze in some areas during the winter and
cause further damage to your chimney. What do you do? The repair for this issue is called repointing. Before repointing your chimney you must first make an effort to remove as much of the loose mortar as possible using a small pointed trowel. Once you have removed the loose mortar, wash the mortar lines with a good all-purpose cleaner such as my home cleaning formula. This will give you a clean surface to work with. Any dirt, algae or other residue can interfere with the bonding process.
Purchase a multi-purpose adhesive such as Weldbond or a premixed concrete adhesive. Brush the adhesive into the mortar lines you are going to repoint, meaning where you are going to put new mortar to replace the old mortar you have scraped out. The adhesive is going to act as a bonding agent for the new mortar to adhere to. Once you’ve properly prepared the surface, acquire a bag of mortar mix or mortar premixed cement. You have already added the adhesive where the loose material was scraped away. There is no requirement to add any more adhesive to the mortar mix. If you feel better having adhesive in the mortar mix as well, you can add more to the mortar mix prior to mixing. Add 1/2 cup of adhesive to two shovels of mortar mix; the consistency should be such that when you grab a handful, it will come out between your fingers when you squeeze it.
Now you’re ready to place the mortar. Do not do this in the direct sunlight or heat. You will place the mortar using a pointing tool. This tool looks like a “Z” and has two sides to it: one side is 3/8 inch in size and the other side is 1/2 inch in size. Put a small quantity of mortar on a piece of plywood and then push the mortar off the plywood, using the pointing tool into the grove where the mortar is to go. Once you’ve done all the repair work, wait a month to seal the surface. At that point, seal using a spray bottle filled with an acrylic concrete sealer. Start sealing the brick/cinderblock and mortar surfaces at the bottom, working your way to the top of the chimney. The result: a repointed chimney! uilding a home will probably be the largest single investment you will ever make. Yet, so many people leave the majority of the decision making in the hands of their contractor, content to just sit in the back seat and blindly enjoy the ride. Now, while this can work out fine, it is simply too big of an investment not to take a more active role in ensuring that you are getting top quality workmanship from every subtrade hired to work on your dream house. A big investment of money should require an equal investment of time. If you do not do your homework, you face the likelihood of having to spend a great deal more time and money in the future getting shoddy workmanship repaired or even redone entirely.
When you are getting your dream home built, you should do some research into the newest methods and safety standards in each trade as every trade has an important role to fulfill in the construction of your home. For example, you want a good electrician because faulty wiring is a fire hazard and a knowledgeable plumber to avoid leaks and water damage. An expert stucco applicator, such as AL-RO Acrylic Stucco Ltd., is very important because your home’s exterior is what safeguards everything inside from the outside elements, thereby protecting your family and your investment. In the nine years ALRO has been in business, we have done many costly repairs on work originally done by a shoddy contractor, who had cut corners in order to make a bigger profit.
Be sure to get at least three quotes from competitors in each trade, from electricians to plumbers to stucco applicators. Ask each company to state their qualifications, including certifications. Each quote should break down the job into its component parts, listing reasons for each step or item and including an itemized listing of the costs. If you receive a quote that does not contain all these items, email the company and ask them to provide the missing information; you want to be able to compare quotes on an equal basis (i.e. apples to apples). If they will not do so, it is probably a good idea not to hire them. However, if you do choose to hire them anyhow, be sure that you email them a list of everything you expect to be getting for the quoted price and then be sure that you get these things. An unreliable contractor will usually drop the job at this point. If you are unsure what questions to ask when speaking with stucco applicators, I or any of my team at AL-RO Acrylic Stucco Ltd. is always willing to help by providing you with advice and additional information. It is also a good idea to ask each company to provide you with a list of references, including one or two from less-than-
satisfied customers (every company has a few of these for one reason or another). Then, contact each of these references, even going and examining the quality of the work yourself if the reference is willing to let you do so. This is important because it is easy to give fake references. Also, it will provide more information on the strengths and weaknesses of a particular company. A bad reference might simply have been due to a personality conflict or unreasonable expectations and not reflect upon the company’s ability to provide a quality product.
Insulation and Finish System (EIFS) was developed in Europe, one which greatly increased energy efficiency. In the 1970s, this system was introduced to North America for use mostly on commercial properties. Finally, true EIFS was brought to Saskatoon by AL-RO nine years ago.
Also, remember that experience is a key factor in being able to provide a longlasting, good-looking quality product. Find out how many years a company has been in operation. Also, ensure that the company has kept up-to-date on the latest developments in their industry. Techniques and materials change. You want a company that does keeps on top of things so that they are delivering the safest, most cost effective product.
The EIFS system is the highest standard of exterior cladding available in the world today. In Canada, it should only be applied by workers trained according with EIFS Council of Canada guidelines, instructions and specifications. In Saskatchewan, there are only two QAP (Quality Assurance Program) Level 4 EIFS mechanics certified by EIFS Council of Canada and they are both with AL-RO. The EIFS Council of Canada is a national third party regulatory body that oversees the development, maintenance of standards, training and licensing involved with this premier form of cladding. The only QAP certified EIFS applicator company in Saskatchewan is also AL-RO Acrylic Stucco.
Stuccoing, for example, has changed a lot over the years. It was once comprised of housing paper, galvanized wire, a scratch coat and a finishing coat of sand and cement. Then, in the 1940s, Exterior

Put strawberries at the bottom of a tall glass along with the basil leaves. Add simple syrup and muddle the mixture.
2 Stir in rum and top with crushed ice. Add club soda until glass is filled. Garnish with strawberry slices and basil leaves if desired.

2 cucumbers, one peeled and coarsely chopped and the other thinly sliced

1 lime, cut into wedges

2 (750 ml) bottles of sparkling water

4 to 8 oz. ginger simple syrup
•
ice

Put vodka and chopped cucumber in a glass jug. Refrigerate one hour. Strain and discard cucumber.
2 Fill eight tumblers with ice. Add four to five cucumber slices and one-and-a-half-ounces infused vodka to each glass. Squeeze a lime wedge into each. Top with sparkling water; stir in one to three ounces ginger simple syrup.
TIP To make ginger simple syrup, bring one cup of sugar and one cup of water to a boil in a medium saucepan, stirring to ensure sugar dissolves. Add one 10-inch piece of ginger (peeled and cut into thin rounds) and simmer. Let steep for at least 30 minutes before straining the syrup into an airtight container.
