HER PASSIONS By Tobie Hainstock Photos Shawn Fulton Photography
I
was looking for a career that would be fun, interesting and challenging,” says Janis Procyk of Prahsik Designs. Raised in Fillmore, Sask., about 100 km northwest of Estevan, Procyk marvels at the direction her career has taken in just a couple of years. “
“I’ve always been inspired by entrepreneurship,” she says. “I always knew I wanted to have my own business.” It was this pursuit for owning a flourishing business that inspired her to study business management at the University of Lethbridge. During her time there she realized her love for fashion and decided to pursue a career in fashion design. After graduating, Procyk went on to study at the Blanche MacDonald Centre in Vancouver. 6

After returning to Saskatchewan in the fall of 2013, Procyk met up with Regina fashion guru, Dean Renwick. After obtaining an internship with Renwick at his design studio, a strong mentoring relationship began. Procyk can’t sing enough praises about her boss who is also her friend and someone she truly looks up to. “Dean’s an awesome teacher and really great to work with,” she expresses. “He gives me a lot of responsibility and trusts me with creating garments from start to finish.” Procyk has found her two areas of study have complemented each other extremely well. The business degree helps her with the retailing and marketing of her line and has also proven to be a very strong influence in her creativity. “As a young professional woman, I had trouble finding clothing that was tailored and fitted that could appeal to anybody,” she comments. In May 2014, Prahsik Designs was featured at Saskatchewan Fashion Week (SFW) as one of the emerging designers. “I wasn’t sure if I was ready for something like that yet, but thought it would be a great experience,” says Procyk. She presented her Fall 2014 collection, which was inspired by the “evil queen” in her best-loved fairy tales.
“I love the dark colours like purple and black lace,” she adds. “They are bold, confident and sophisticated like the evil queen.” The business-appropriate attire is fashionable and comfortable with flair and audaciousness. Procyk might have doubted her readiness to be part of SFW 2014, but the judges at the show didn’t. Prahsik Designs was this year’s recipient of the Fashion Forward Emerging Designer Award. The $2,000 honorarium was presented by Dr. Roberta MacKay and Mr. Elmer Brenner immediately after the runway program on Saturday evening. The purpose for the award was to assist the recipient in the development of their business plan and marketing strategy, professional development and the enhancement of their portfolio. “I was very surprised and honoured to be the recipient of this award,” remarks Procyk, who had only been designing for about 18 months at that point.
Procyk’s inspiration for her new collection was mermaids. “Expect to see something elegant and more feminine with a lot of turquoise, purple and fuchsia.” When asked about giving some advice to up-and-coming designers, Procyk humbly offers, “Stick with your gut instinct, follow your passions and don’t ever give up.” Truly this is strong advice for all of us who have dreams to fulfill.
Procyk’s spring 2015 collection premiered at the Moustache Bash on Nov. 29, 2014 at the University of Regina’s Reddell Centre. Procyk was thrilled to be a part of the event, a fundraiser for prostate cancer research. “It’s an honour to be involved this year and it’s such a worthy cause.” Designer Janis Procyk wearing a piece from her fall/winter 2014 collection

askatchewan’s premier spa, Just For You Day Spa and Gift Studio, is nearing its three-year anniversary in Regina, and customers continue to rave about it — especially since it recently won best day spa in both Regina and Saskatoon. Everything about the store meets and exceeds the definition of beautiful.
Owner and 2014 Saskatchewan Young Entrepreneur of the Year, Jessica Tetu, has ensured every detail is taken care of in this impressive spa. The Regina location is the second Just For You to open in Saskatchewan, with a third location scheduled to open in downtown Saskatoon in 2016. A labour of love, the design and fine details have been carefully constructed to maximize the customer’s experience. The layout spans two storeys, with an elevator and separate entrances for staff to minimize customer disruption. A seven-station pedicure lounge full of natural light and an endless variety of rooms for treatments are signatures of this largest and most luxurious spa in Regina. A spa is about the experience — not just the treatments you receive. What really sets Just For You apart is their philosophy. The environment is laid out to encourage you to relax and feel at home. Customers are invited to arrive early to use the heated spa tubs and sauna at no charge before treatment and to unwind afterwards in the fashionable lounge area and enjoy the drink and snack station. Soothing music and chic décor add to an already inviting space — a reminder of what a real spa is about. Just For You Day Spa www.justforyoudayspa.com Regina 1819 Cornwall St 306.757.7546

INTEGRATING ALLOPATHIC &
Complementary Medicines By Tonya Lambert
Complementary and alternative medicine (CAM) is a multibillion dollar industry in Canada. According to the Public Health Agency, 70 per cent of Canadians use some form of complementary or alternative health care therapies or natural remedies. These can range from taking vitamins, minerals or botanical products to various therapies such as acupuncture, reiki, reflexology, yoga, massage, chiropractic services or traditional Chinese and Aboriginal medicines.
14

ESTEVAN/WEYBURN
Medicine at the University of Toronto, explains, “Just because a scientific study has not been done on a particular type of complementary medicine does not mean it isn’t effective. Some complementary therapies have been practiced for centuries and there is strong historical and experiential data that supports their effectiveness in some individuals.” Also, some scientifically proven forms of Western medicine have later been found to be harmful, such as synthetic hormone replacement therapy. In Canada, all medical research is funded by the Canadian Institute for Health Research, meaning research into alternative and allopathic medicines are competing for the same dollars. This combined with funding guidelines based largely on the Western allopathic paradigm, makes it difficult for CAM researchers to obtain the necessary funding. Nevertheless, randomized clinical trials of complementary medicines are increasing in Canada and other countries. Several studies have proven the efficacy of various complementary therapies which have then been adopted by Western physicians.
M
ost CAM treats the entire person and not just the physical body, as Western allopathic medicine does. This whole person approach is appealing to many people, particularly middle-aged women, highly educated individuals, people with higher incomes and those who suffer from a chronic illness. Most complementary health care is not covered by provincial health insurance. However, some provinces do cover chiropractic services. Otherwise, people have to pay out-of-pocket or use private insurance or employee health benefits to cover the costs. Most Canadians who use CAM do so in conjunction with Western allopathic
medicine. All medical providers should be informed of all the drugs and natural remedies a patient is taking to avoid any adverse reactions caused by the way these substances alter your physiology. There is a growing recognition in the Canadian medical community of the value of complementary therapies. In recent years, there has been a surge in the number of physicians who have either acquired training in one or more forms of complementary medicine or are working alongside complementary medical practitioners. Some people doubt the efficacy of CAM citing a lack of scientific evidence. However, as Lyndia Balneaves, PhD, director of the Centre for Integrative
The federal and provincial governments are increasingly regulating CAM. The federal government’s The Natural and NonPrescription Health Products Directorate regulates natural health products to ensure their safety and quality. Regulated products are given a NPM number. Also, the Canadian Agency for Drugs and Technologies in Health publishes online reviews on the effectiveness of various types of therapies. The Ontario government regulates both naturopathic doctors and practitioners of traditional Chinese medicine. B.C., Alberta, Saskatchewan and Manitoba also regulate naturopathic doctors, who must obtain a pre-med undergraduate degree and then take a four-year naturopathic medical program. Finally, they must pass both provincial and North American standardized exams. Regardless of the type of health care you use, Balneaves says you still need a solid foundation formed from exercise, a healthy diet and good stress management.

Usually, individuals do not seek an audiologist until a hearing problem is noticed. For example, his/her spouse is complaining about the TV being too loud,
or they are having difficulty understanding speech in background noise. Although testing at that time is recommended, a baseline is also a recommended starting point so that change in hearing can be determined. 1. All babies should be screened at birth, but since Universal Newborn Hearing Screening (UNHS) is not fully established in Saskatchewan, parents may be required to seek this testing on their own. 2. All children entering kindergarten should have a hearing screening. 3. Anyone working in the presence of excessive noise (85 dBA) should have an annual threshold check. 4. An assessment around the age of 50 will help determine a progressive hearing loss in the future. 5. A sudden shift in hearing acuity requires a hearing test within 48 hours. 6. Additional testing may be recommended by your audiologist depending on case history and audiometric results. Once hearing loss or tinnitus is determined, an audiometric test every two years is recommended (sooner if any of the above is applicable).
KIM: LOST 93LBS & 53” “The best moment was to actually be able to walk into a normal store and pick out a big size only to try it on and have to go pick a smaller size. That was one of the best feelings in the world! ”
BEFORE
Here is a little of my story... After having 3 children, I hit 280 pounds and I was disgusted with myself. I tried several diets and exercise with no results whatsoever. I managed to lose 20 pounds on my own but after setting a wedding date, I finally knew I had to do something. That’s when I went to see Sheryl. I was praying this diet would finally work and it didn’t take long before I started seeing results, week after week! Sheryl would keep asking me “Oh My God! What are you doing?” and I would laugh and say “I’m just following the diet to a T.”

Now I can go out with confidence and be proud of my achievements and how far I came in such a short time. The biggest moment was to actually be able to walk into a normal store, pick out a big size, only to try it on and have to go pick a smaller size. That was one of the best feelings in the world! I feel I gave my kids a great gift as I will get to watch them grow old and have their own kids instead of being super obese.
Everyone kept saying I had such will power but I knew I had to do this, not only to look good on my wedding day but to truly get my life back.
I was scared having to go weigh in every week and get measured but Sheryl made me feel comfortable and she was one of my biggest cheerleaders.
I detested going out because I hated to look in the mirror and see what I saw.

IN PRAISE OF POETRY
Judith Krause, Poet Laureate By Tonya Lambert Photo Don Hall

I
n the year 2000, the Saskatchewan Arts Board, the Saskatchewan Book Awards and the Saskatchewan Writers’ Guild established the province’s Poet Laureate Program — the first of its kind in Canada. Under the patronage of Saskatchewan’s Lieutenant Governor, the position is awarded to an established poet who has “meaningful connections with other writers and experience organizing occasions for thinking about poetry differently.” These connections and organizational abilities help the poet laureate to act as a liaison between writers to facilitate meaningful discussions and collaborations. With her wealth of experience as a poet, editor and educator, Judith Krause, a well-known figure in the province’s literary community, is an excellent choice for the position of Poet Laureate of Saskatchewan for 2014-15. Krause, who is the fifth Saskatchewan poet to be appointed to the position, has a clear vision of what she hopes to accomplish during her tenure. “As Poet Laureate, I am keen to promote poetry in general and the work of the many talented poets who live in this province. Poetry is a literary form that many people stop reading after they leave school. It is frequently perceived as too complex and difficult to understand. Ironically, a poem is often what people will search for in a challenging emotional situation to express feelings. I would love to broaden the audience for poetry. There are many different levels of understanding and appreciation for any art form. Exposure to the form is the first step to learning how to enjoy it.”
A self-professed life-long bibliophile, Krause grew up in a home surrounded by books and magazines. Her mother, Pat, a well known journalist and writer, loved to read and passed this love on to her daughter, teaching her to read before she even began school. However, it was not until she was in her teens that Krause tried her hand at writing, taking a creative writing course taught by Ken Mitchell. She has not stopped writing since, publishing four collections of her poetry and a collaborative chapbook, as well as editing several anthologies and a half dozen six individual collections of poems by other writers. Her fifth book of poems, Homage to Happiness, is scheduled for publication by Hagios Press this fall. Krause has always sought out opportunities to pursue her love of reading, writing and language. She studied languages and literature at the University of Regina, the Université de Caen in France and the Warren Wilson College in Asheville, North Carolina, where she was awarded her Master of Fine Arts degree. A past president and long-time member of the Saskatchewan Writers’ Guild, Krause has been an instructor of creative writing at the University of Regina, the Saskatchewan School of Arts at Fort San, and the Sage Hill Writing Experience. Further from home, she has pursued her literary career in Vermont, Virginia, Florida and France. This immersion in the world of the literary arts has been very important to Krause’s development as a writer. “I was lucky to read many influential Canadian poets in my
formative years —Atwood, Purdy, Newlove, Mandel, Kroetsch, Lane — and to study with some of Saskatchewan’s best poets including Anne Szumigalski. At a summer class at the former Saskatchewan School of the Arts at Fort San, I met a group of poets and writers who became lifelong friends — Bob Currie, Lorna Crozier, Byrna Barclay, Gary Hyland… among others. We formed a writing group that still meets on a regular basis today. The members of this group have changed through the years but its purpose — to receive feedback on new work — has been vital to my growth as a poet.” Krause sees the Internet, which has opened up a previously unimagined array of networking and publishing possibilities, as both the biggest opportunity and the biggest challenge for today’s poets. “From the comfort of your own home or your favourite coffee shop, you can read poems in a variety of online publications and journals from around the globe. There are loads of contests, online workshops and publication offers. The biggest challenge, in my view, is sorting through these opportunities so that a beginning poet does not become the victim of a scam.” “I would encourage all beginning poets to read widely. Read the classics. Read contemporaries. Read beyond the borders of your own country and first language by exploring world poets in the best translations you can find,” says Krause. “And travel. Meet people from many walks of life. Engage in the world. Discover what matters most to you and you will never run out of writing material.”

Magic & Mystery OF THE
ANCIENT MAYA By K.A. Beattie Photos Courtesy of Oceania Cruises
The Mayan civilization is for the most part associated with the spectacular circular calendar, astronomy and, we can’t forget, the sacrifices so embellished by Hollywood. Quite honestly, I had no idea of the extent of the Mayan civilization and the incredible accomplishments that resulted from such a civilized, artistic, hardworking, industrious society. 22

T
he association of plants and spirituality as medicines in the Mayan culture was very strong and still exists to this day. There is a cultural reverence for ancestral knowledge and a deep appreciation for what Mother Nature continues to provide. A visit to a local market in Santo Tomas, Guatemala will reveal first hand what the local population considers “plant medicine.” Granted, there are a great many uncommon looking specimens, packages and bundles of strange foliage, roots and bark bits from peculiar trees, but all very familiar to the still vibrant Mayan population.
Mexico, Santo Tomas, Guatemala, Belize City, Belize and Puerto Limon, Costa Rica wove an intriguing cultural fabric, bringing to life the ancient Maya culture reflecting today’s society as well. Fascinating discussions and tours with local guides through ruins, rain forests, back roads and beaches left us tired, but chocked full of new information and more questions.

Oceania’s Regatta is a marvelous “small ship” and one of our favourites for many reasons. Every time we see them, our stateroom staff greet us with enormous smiles and a genuine salutations, not simply the mantra of so many North American retail staff: “Have a nice day!” Each staff person proudly wears a metal nametag stating his or her first name and home country — it’s a great conversation starter. In the grand dining room, we are most comfortable dressing in country club casual clothes for the evening meal, such as a golf shirt and long dress trousers. There is no need to pack formal or fancy
evening wear — unless you prefer to do so. There are also no prescribed dining times. You can eat dinner when you wish between 6:30 p.m. and 10 p.m.. Alternatively, the buffet at the rear of the ship provides a similar menu, and you can dine alfresco if desired. Failing all of that, perhaps after a long day of jungle trudging, rooms service in the stateroom allows you to dine in whatever you please, put in a movie or DVD, and just chill. Consider joining us this October as we sail with Oceania from Istanbul to Dubai, and thereafter on to India, Madagascar and South Africa. For the time of your life, simply contact a travel agent or Oceania Cruises yourself and see what the world has to offer.

McGillivray married Sabrina in 2008, and since have become parents to two daughters, Myah, three and Layla, 18 months. “Having children is the most amazing thing that’s ever happened in my life. It’s changed my life completely.” McGillivray dedicates everything he can to his family, and that involves strict fashioning of his career and public life. “My primary focus is family and everything else has to work around it. We set up some work rules [and made] hard decisions, but they’ve been the right decisions. I’ve had to turn down opportunities, but I have to be able to just come home and be a dad sometimes.” Although McGillivray easily gushes about his wife and children, he remains modest about himself in the spotlight. Recently, People named him “Sexy Man of the Week,” which he finds humorous. “It’s probably the most awkward thing that’s ever happened to me. My wife [and] my friends thought it was hilarious. No one takes it too seriously, especially me.” At the age of 19, McGillivray was advised: “Life is too short to learn from your own mistakes.” He elaborates, “You’ve got to learn from other people. Lots of people have trouble listening and asking the right questions to people who have already done what they want to do.” Income Property is just one vehicle by which McGillivray educates homeowners on smart investing and renovations. Armed with more than 150 of his own income properties across North America and his B. Comm (Honours), he partnered with longtime friend, Michael Sarracini, and founded the Lifetime Wealth Academy, providing crucial real estate advice and education to want-to-be investors. “Teaching other people is something I always gravitated toward and I was naturally giving real estate and reno advice to my friends and family anyway,” he explains. “I feel my best when people can take something away from the show or a live event. I love hearing when people have learned something or have been inspired to buy a property or take on a renovation because of me. That’s the most rewarding.” In 2015, McGillivray will continue educating homeowners using his knowledge and expertise in real estate as a regular contributor to Fine Lifestyles and Fine Homes magazines. “It’s going to be a good year!” he says with his trademark smile. inding the perfect home can be both stressful and exciting. Whether you’re purchasing your first house, upsizing or downsizing to accommodate changing family circumstances, or building your dream home, there are important factors to consider at every step.

Finding your realtor With inexpensive online listing and marketing services, taking on the task of buying or selling your own property has certainly become easier these days. But is it necessarily more effective? When it comes to making the biggest purchase of your life, or selling your biggest asset, it’s important to remember real estate agents have something that most of us don’t — experience. To become a licensed realtor, agents have to take extensive course and practical work, must be registered to work in their province and are governed by a professional code of ethics. Asking a friend or family member to refer you to a realtor they trust is a great place to start. Attending open houses in your city, or the neighbourhood you’re interested in moving to, can be a good way to meet realtors you connect with. Make a list of questions, including how long the agent has been in the business? Do they have references you can check? As noted on howrealtorshelp.ca, “Your realtor should be willing to answer any questions you have. After all, that’s why you hire the pros.”
Consider your neighbourhood amenities Of course you want the house you live in to be a beautiful one, but where that house is, is as important as what it looks like. Consider the kinds of places you might want to shop and what nearby businesses will be able to meet your needs. Are you the kind of person who likes to walk to nearby independent shops and restaurants or be able to take a short drive to a big box mall? Will you want a one-stop place to grab your groceries and gas your vehicle? If you have children, you’ll also want to consider access to schools, public transit, libraries, swimming pools and recreation facilities.

BEST PLACES TO LIVE FEATURE exterior and interior details
The “bones” of a home are the things that make it a great place to live, as well as a good investment. If you’re going to build a new home, fix-up an older one or update your current home, you don’t want the exterior and interior details to get overlooked. Keep in mind the roofing on a house is one of the first things people see when they look at the exterior. In Canada, with our extreme weather, the quality of that roof is even more important than its appearance. Ask companies about their warranties, installation costs and what styles will best match your home’s siding, stone or brick work. Similarly, the style of porch you have — or whether you have one at all — changes the way your house looks and functions. A porch provides extra square footage, can contribute to more relaxation at home and can even be built to function in colder months. What kind of flooring is right for your lifestyle? Do you want something that’s easy to maintain and clean? Is style as important as durability, and do you want the same kind of floors throughout? New windows not only make a house look nicer, they can significantly increase its energy efficiency. If natural light is important to you, make note of whether the home you want to buy has enough windows in the right places. If it doesn’t, are there ways to add more or expand existing windows? It’s been said kitchens and baths are what sell a home, but renovations to these rooms can be especially expensive, so when you consider updates, look for styles both modern and classic. Will the room still look fresh in five years, or will it quickly fall out of trend? Do you need to change the layout to make it more functional and appealing to potential buyers? style and sophistiCation The idea of an automated house used to seem too futuristic for most of us, but nowadays many homes are designed with integrated technology to make life easier.

Certainly, tech features like built-in sounds systems appeal to entertainment lovers, but home automation can also make houses more accessible for elderly or disabled persons. Even older homes can be outfitted with electronic systems that are surprisingly affordable and easyto-use. The finer design details, such as the paint colours you choose and style of furniture that works in any room, are a personal choice. But hiring a decorator can be a smart choice for those starting fresh or looking to modernize an older home. Interior designers are experts at pulling a mismatched look together or finding the perfect style for a particular space, and the best ones will work with you to make sure your home’s beauty reflects who you are. builders and ContraCtors If you’ve decided to build your dream home, a qualified builder will be able to help you navigate the complicated details. What should you think about before buying a particular piece of land? What kinds of permits do you need to get before you can start? How will the area you’ve decided to build in look five years from now?
Should you go with the traditional styles and framing or explore newer options, such as steel frames or environmentally sustainable construction? If you’re renovating an existing home, you’ll want a contractor that’s trustworthy. Real estate and renovation expert Scott McGillivray recommends doing your research before you choose a contractor. He advises interviewing several contractors, and recommends always asking for references.
“Make sure you get multiple quotes and get everything in writing,” he says. “And never pay the full amount until the job is complete and you’re satisfied with the work.” With so many choices to consider in finding or building your perfect home, the process can be daunting. Fortunately there are experts in every city — including the businesses featured in the following pages — whose job it is to make sure your home is truly the best place to live.

T
he benefits of using structuralstrength steel to build homes is now available to Canadians, thanks to new technology being offered by Estevan’s FrameTech Systems.
Brad and Tenille Wilhelm, who purchased Estevan Eavestroughing and Exteriors, a metal roofing and exterior construction company in 2007, took note of the lightgauge steel framing technology they saw presented at a trade show in the fall of 2013. Light-gauge steel frame construction has been popular in Europe, Asia, New Zealand and Australia for the last 25 years because of its affordability, strength and durability. “Because we have been such a resource rich country in the past, it hasn’t become mainstream over here yet,” says Brad. “But in my own experience working with wood, I’ve seen the quality of it going down and costs going up every year. After doing more research, we saw light-gauge steel framing as a viable and economical solution to Canadian building needs.” In November 2014, after purchasing the software and machinery from a New Zealand based company, the Wilhelms opened FrameTech Systems. After intensive training, their manufacturing facility is now fully operational and ready to fulfill the construction industry’s needs. One local project starting in the spring is in conjunction with a local developer on the construction of a subdivision of steel framed homes overlooking the beautiful TS&M Woodlawn Golf Course. The building capabilities of steel framing are not limited to just housing. The FrameTech System can be used for commercial buildings, multi-residential units, condos, townhouses and more. FrameTech Systems’ goal is to work with designbuild companies, developers and general contractors to provide an economical and time saving alternative to their traditional construction methods. “We want to ensure this system is constructed properly and efficiently, start to finish,” says Brad. To achieve this, FrameTech Systems works with other companies to provide training and techniques in the assembly of lightgauge steel framing. This ensures the end customer is getting the benefits and quality they deserve. They will also work directly with local homeowners. FrameTech Systems’ in-house engineers and draftsmen will design your project

using state-of-the-art software and precision engineering, ensuring the design and assembly is incredibly fast, simple and accurate. Once you’ve agreed on the design, the project is uploaded to the roll-forming machines, where every piece is manufactured to length and pre-punched for screws and service holes. Along with service holes, the openwebbed joist design can reduce the subtrades installation time for plumbing and electrical. The walls, trusses and joists can be assembled in our facility and shipped to site for installation. “Because we can assemble a large portion of the project in a controlled environment, it drastically speeds up the entire building process,” says Brad. When using the complete FrameTech System, onsite framing costs can be reduced up to 30 per cent. This building system is done more accurately, faster and more affordably than conventional builds, as there is no measuring or cutting involved. The high strength-to-weight ratio of steel provides a strong loading capacity and maximum spanning capabilities that allows for more open concept designs. Another advantage steel has over wood is that it’s naturally mould and pest resistant, unlike lumber which is treated with toxic chemicals in order to achieve the same protection. Every homeowner

PROTECTING THE EARTH By choosing to build with steel, we can help protect the environment for future generations. Steel is durable, reusable and 100 per cent recyclable. As deforestation continues to threaten wildlife, choosing to frame with lightgauge steel instead of wood can preserve our land and benefit our ecosystem. To frame a typical 2,000 sq. ft. house with wood, 40 to 50 trees will need to be cut down. This results in approximately 40,000 sq. ft. of forest area destroyed. To frame the same house using light-gauge steel, approximately six recycled scrap cars would be needed. That’s a powerful trade.
dreads the possibility of fire, and one distinct advantage of metal wall framing over traditional wood framing is that steel is not flammable. Unlike wood framing, steel framing will not contribute energy to a fire, nor will it ignite when heated. This is one very important reason for the dominant use of steel framing in construction. House insurance costs may also be reduced due to these benefits. “It’s exciting to bring this technology to the Canadian market,” says Brad. “Our main focus is providing our customers with exceptional quality and service from first contact to the final stages of assembly. And no matter what kind of project you have in mind, if you can build it with wood, you can build it with lightgauge steel framing.” FrameTech Systems 1237 6th St. Estevan, SK 1.844.634.0616 info.frametech@sasktel.net www.frametechsystems.com

ou don’t need to know everything about buying and selling real estate if you hire a real estate professional who does. RE/MAX Blue Chip Realty agents are professionally educated and fully trained to guide you through the sales process with the least amount of risk possible. SELLING Many people have the perception that selling a house with a REALTOR® costs more money and think they can save pennies selling their house themselves. However, as Rhonda Blanchette affirms, “At RE/MAX®, we can show you how to keep more money in your pocket using a REALTOR® over selling your property on your own.” One of the biggest benefits of using a RE/ MAX Blue Chip REALTOR® to sell your house is their acute knowledge of market pricing and other factors that affect property values, which is essential to making a good sale. Your REALTOR® will provide you with accurate and up-to-date information on pricing and market activity, including details of the price, financing and terms and conditions of competing properties. These are key factors in getting your property sold at the best price, quickly and with minimum hassle.
Agents give solid advice on staging and getting your house ready for a showing. They also handle negotiations on important factors such as price, financing terms, inspections and inclusions or exclusions to the sale. Between the initial offer and the settlement, questions and issues often arise. The necessary paperwork alone can be overwhelming for most sellers. Your RE/MAX Blue Chip Realty agent is the best person to objectively help you resolve these issues and move the transaction to completion. BUYING Real estate agents are essentially your personal expert advisors — they are there to help you through the process of buying a new home with the least amount of stress. REALTORS® take the time to explain how the process works (the timelines, financing, closing costs, possible inspections and more), and this helps to avoid any unpleasant surprises. Your RE/MAX Blue Chip Realty agent will help with market information and neighbourhood pros and cons, as well as affordability and what is realistically available in your price range. Once you are ready to view houses, the agent will help with history and background information. “Our RE/MAX Blue Chip Realty agents
have been in the business or the area long enough to be able to anticipate issues with certain homes or properties and are able to help you avoid unnecessary problems.” When choosing a REALTOR®, it is most important to look for someone you enjoy working with and who understands your housing goals and needs. Go to open houses and meet the agents or stop in at the office. Remember, the basis for an agent’s success and continued career in real estate is referrals. This emphasis gives agents strong incentives to make sure clients are happy and satisfied. When you hire a RE/MAX Blue Chip Realty Agent, you get professional and personalized service from start to finish. At RE/MAX®, you can dream with your eyes open and leave the details to the professionals.

Seven Tips for Home Sellers 1. Avoid drastic design changes. The best approach to preparing your home for sale is to declutter and depersonalize so potential buyers can envision themselves in your home. If repainting a bright purple wall, replacing an old toilet or buffing and re-staining kitchen cabinets will help sell the home, then make those types of updates, but keep personal preferences in check. Your RE/MAX Blue Chip Realty agent can help you prioritize and remain objective.
Rhonda Blanchette Real Estate Agent Remax Blue Chip Realty 902 4th St. Estevan 306.461.9791 rblanchette@remax.net www.rblanchette.remax.ca
2. Stop neglecting the drippy faucet. Issues that appear minor may actually be a symptom of a larger problem. Addressing issues like plumbing leaks, poor ventilation and cracks in walls helps to avoid surprises from an inspection report and avoid the delay or even cancellation of a sale. When you have the information, you can either make the fixes or work with your agent to adjust pricing during negotiations. 3. Price your home reasonably. It’s understandable to think your home is the best on the block and worth more than all the others, especially if you’ve invested in key upgrades and remodels. While you might be right, the only way to truly know is to consider recent sales of comparable homes in your area. Your RE/MAX Blue Chip Realty agent can provide you with the latest information and help you list at an appropriately competitive price.
I
f you’re thinking about selling your home in 2015, here are some decisions that could help boost your chances of a quick sale.
4. Make your home inviting. An eye catching home begins with its curb appeal. The condition of your home’s exterior is a big part of getting buyers in the door. Maintaining the yard, sweeping the porch and driveway, replacing the tattered welcome mat or missing house
numbers and removing clutter all help to improve curb appeal. 5. Thin out the clutter. Decide what stays and what goes before you put your home on the market. By the time the for- sale sign goes up, the home should be clutter free. You can either toss things you don’t want, sell these items or move them to storage. Personal items such as your prized knick-knack collection, clothes overflowing out of closets and family photos should all be removed. You want all closets and cupboards to appear as spacious as possible. 6. Clean like you’ve never cleaned before. It’s easy to focus on cleaning the major surfaces, high-traffic areas and areas that are visible. But don’t forget the dust on top of the refrigerator, the slats on the window blinds, cabinets under the kitchen or bathroom sink and cobwebs behind the guest-room door. Potential buyers will look in every nook and cranny, so be sure to take the time to look high and low for dirt. 7. Plan your next step. Determine where you’ll go next before your home goes up for sale. Are you prepared to move if your home sells quickly? Although it might not be typical, a quick sale is certainly possible. On the other hand, are you prepared if your home doesn’t sell quite as fast? Be sure to talk with your RE/ MAX Blue Chip Realty agent about your relocation needs and timeline. Call 306.461.9791 to speak with Rhonda, your local RE/MAX Blue Chip Realty agent, who is excited to help you meet your real estate goals.

Most real estate hunters now start their search on the Internet. As a result LeBlanc has developed a tech-savvy approach to working with his clients. “It takes more than a sign to sell real estate: it’s all about marketing and pricing. For sellers you need to ensure their property is marketed 24/7 and you need to give buyers as much information as possible in a user friendly format so they can make the right decision,” says LeBlanc. Using social media, professionally created virtual tours, photos and videos, as well
as a street texting system ensures client’s questions are answered promptly and neither the buyer’s or seller’s time is wasted with unnecessary showings. The beauty of a virtual tour is buyers are able to get a better feel for the flow of a space and feel as though they are moving through it in a way photos alone can’t, giving them a better idea of whether a home will work for them. New for 2015, LeBlanc will be introducing drone home tours, a cutting edge real
estate tool. “It’s a perspective of a home we don’t normally get and it will give potential buyers a better sense of space, the yard and the overall condition of the home,” says LeBlanc. This forward thinking approach to real estate has clearly worked for the agent who is one of the top three REALTORS® in Canada with Better Homes and Gardens. In a world where time is money LeBlanc makes sure his clients’ time is used wisely, getting them to their next home sooner. “Buying a home is one of the biggest transactions clients will have in their lives. As a REALTOR® I see people at different milestones in their lives. My job is to reduce the stress of the process,” says LeBlanc. As a local, LeBlanc is finely tuned to the perks of the various neighbourhoods in Estevan, allowing him to help clients find their perfect home in the perfect place that suits not only their needs, but lifestyle. With the full power of one of the city’s largest real estate agencies behind him and dedication that is second to none, LeBlanc applies the highest quality customer service to every job. “I want to treat customers with the same service, dedication and trust that I would expect for myself. I have some pretty high expectations and so too should anyone looking to buy or sell a home,” says LeBlanc. Renovations Raise the Resale Value of Your Home
Tyler Vennard owner VennX Carpentry Box 491, Weyburn 306.861.6049 vxcarpentry@gmail.com

nvesting in the exterior of your home is important. After all, it provides protection from the elements, blocking out moisture and keeping your home cool in the summer and warm in the winter. Combining these practical features with an attractive appearance will increase the resale value of your home exponentially. ImpRoVed eneRgY effIcIencY Energy is used to heat and cool your home. Renovating your home can ensure little to no energy is lost through cracks or gaps in the exterior, greatly lessening your energy consumption and saving you money.
Several types of home renovations will improve your energy efficiency. Installing windows with a high ‘R’ value as well as properly insulated doors is one way. Professional carpenters, like those at VennX Carpentry, will ensure all the windows and doors they install are sealed properly. This prevents any drafts or moisture seeping in and energy leaking out. Another way to improve your home’s energy efficiency is to ask your carpenter to add additional insulation when installing new siding. SecuRe moIStuRe BaRRIeR When moisture seeps into your home, it causes the wood in the building’s frame to rot. This not only makes your home less stable, it is also unhealthy to inhale mildew and mold. To prevent this from occurring, you need to be sure your home is sealed properly in all key areas and maintained afterwards. If the shingles on your roof are starting to curl at the corners, call a journeyman carpenter, like those at VennX Carpentry, to come and replace them. Do not wait until your roof leaks and a qualified carpenter is not available. Having to settle on just anyone often means paying to get the job re-done a short time later by a professional. A journeyman carpenter will also be able to tell you if there are any underlying structural issues which need to be addressed.
aeStHetIc conSIdeRatIonS As time passes, your home’s exterior is exposed to wear and tear from the elements. The sun can cause your siding to fade. Wind and rain hitting your siding and roof will eventually cause damage. To get your house looking its best once again, it’s critical to perform regular upgrades. VennX Carpentry will help you choose siding, roofing and window and door options best suited to your taste and budget. They will be able to advise you on the pros and cons of each option. For example, metal roofing is both durable and attractive but more costly than shingles, the same goes for fibre cement siding as opposed to vinyl. Adding or renovating a deck will not only make your home more beautiful but will also provide a place for your family to enjoy the outdoors. It is important to have your deck built or renovated only by professional carpenters, like those at VennX Carpentry, as decks are structural and must be built properly for safety reasons. ReSale Value Exterior renovations to your home that increase its energy efficiency, strengthen its moisture barrier and/or improve its appearance will also raise its resale value, making them great investments both in the short-term and the long-term. To maximize your resale value, choose professional carpenters, like those at VennX Carpentry.

or those who are unfamiliar with the ropes of the financial world, starting an investment portfolio can be a daunting prospect, and also very easy to put off. We all have financial goals of some sort — whether it’s buying a home, building a retirement nest egg, saving for our children’s education or anything else we can dream of. We have to start somewhere, so pick your target and stick to it. Many think that if you want to be serious about investing, you need a large lump sum of money to get the ball rolling. But
you can get started with mutual funds for as little as $50 a month. Don’t be fooled by the romantic notion that you will buy a fund and it will split, making you a fortune. Strong long-term investments typically give back about a 10 per cent return for your money. Financial goals change during different stages of our lives. In the same vein, there are different levels of risk that we can endure along the way. For example, a person in their 20s looking to save for retirement can handle a higher-risk element than someone in their late
40s. The key is to understand what kind of risk you can absorb. Your financial professional can assist with that. Remember that your investments will go up and down in value over time, so don’t get discouraged or fearful if you see a dip in your statement. If uneducated in the world of finances, it’s a good idea to trust the recommendations of your financial advisor. www.canada.gc.ca www.nbf.ca

It is beneficial to discuss your anxieties with an experienced professional like Ardell who can guide you through the process, reminding you of expenses you had overlooked and suggesting alternative more cost effective options. Choosing the Perfect Monument
T
here are many choices in cemetery monuments and markers. Although, when choosing, it’s important to remember cemetery regulations will have requirements on what type, size and shape are allowed. Here is some information on the most common types of monuments and markers.

BRONZE MEMORIALS are markers that lay flat on the ground and are constructed mostly of bronze. They come in various colours and sizes, and a vase can be added for holding flowers. While in most cases these markers are attached to a granite foundation and are installed flat on the ground, if requested they can be set on a slope. Bronze memorials have many design options, but are somewhat limited when
it comes to personalization. However, pictures can also be added to these particular markers. GRANITE MONUMENTS and markers come in various sizes, shapes and colours. Monuments may be flat, upright, sloping or pillow style, and are usually installed on a granite foundation. With these types of memorials, there are many choices for design, including laser etching of portraits. As an authorized dealer for Remco Memorials, we provide top quality product, the best warranty in the industry and added value for the customer. or nearly a century, Bavarian Motor Works (BMW) has been creating mechanical marvels that turn heads by combining both beauty and power in an understated way. After expanding into North America with specialized factories, BMW has garnered itself a powerful celebrity following with drivers including the likes of Brad Pitt and Angelina Jolie, Gerard Butler, Anne Hathaway and Katy Perry. The automaker has shown an uncanny knack for filling errant segments of the automobile market, propelling their brand — and the entire industry — into a brave new world of innovation in design and technology. Always at the forefront of expertise and style, BMW unveiled a unique concept for the future at the 2014 Beijing

International Automotive Exhibition. The BMW Vision Future Luxury is a Series 9 concept car that is a true departure from the company’s signature look — part batmobile and part luxury aircraft (or even spacecraft) inside. “The design of the BMW Vision Future Luxury is the messenger of our philosophy of modern luxury, one in which innovative technologies play a key and vital role. These innovations deliver a new, multifaceted luxury experience that spans intelligent lightweight engineering, innovative interior design and a radically new user interface design,” says Karim Habib, head of BMW design. Every element of the car is created to provide the ultimate driving experience with cutting edge aesthetics, resulting in a sleek, almost British-inspired
attention to detail. Touch screens, fewer buttons, a large heads-up display, supple leathers, natural woods, BMW Laserlights and organic LEDs provide a feast for the senses. One of the car maker’s most impressive recent technological advances is the BMW Laserlight headlight system, a clear shift from their signature twin rounded headlights with a narrower design. Ten times brighter than traditional headlights, these new lights harness the power of laser technology using 30 per cent less energy; this translates to a doubled sight range at nearly 2,000 feet of visibility. The highly focused beam also reduces glare during nighttime driving. Paired with BMW’s active headlight technology, the car uses GPS to intelligently light the

The head lamps have already been released as a standard feature on BMW’s signature hybrid i8, and experts are forecasting the technology will soon trickle down through the entire fleet in years to come. Since its inception, the BMW brand has captured the imagination of drivers seeking the freedom of the open road. Now, that very same brand is redefining the act of driving to make it a more interactive and intuitive process. Engaging the driver and passengers in a whole new way seems to be the driving force behind the company’s expansion. With the startling technological leaps made in the last century, the sky may be the limit for this automaker.

Non-Renewable Resource Royalties: Should SaSkatchewan Follow norway’S lead? By Shawn Ell

n the 2014 First Quarter Budget Update, the Government of Saskatchewan reported $2.8 billion in non-renewable resource revenue, up $110 million from the First Quarter Forecast. Clearly, these are good times for governments and resource companies. Many people, both scholars and politicians alike, have wondered about a new savings fund for such revenue for Saskatchewan, but starting such a fund is fraught with questions. First and foremost, how would the province transition from spending that revenue to saving it? Moving almost any money out of the budget is politically difficult, and certainly the full amount would be a shock no politician could recover from. When, at Premier Brad Wall’s request, former University of Saskatchewan president, Peter MacKinnon, made his recommendations for a heritage fund late last year, he used Norway as an example of what we in Saskatchewan should aspire to.

million. He points out that isn’t much now, “but give it a few decades. Then you’re talking real money.”2 So what are the problems with setting up a fund? First, finance officials often argue against “dedicated” funds, which is perhaps why we haven’t seen a rush to Medicare premiums. All funds, the “bean counters” argue, should go into general revenue. The second problem may be that no monies would flow into the fund for a few years, depending on the world economy. Potash prices, oil prices, the strength or weakness of the Canadian dollar and other externalities can have a big effect on resource revenues. Another issue is public expectations of resource revenues. Voters may not like that this fund is not readily available to meet their desires if the rules are as prescriptive as Norway’s.
The Norwegian fund, the world’s largest sovereign wealth fund valued at $770 billion USD, was created in the 1970s and currently operates under certain guidelines. First, revenue from petroleum activities goes straight to the fund. Second, all investments from the fund’s holding are made outside the country to avoid the so-called “Dutch disease,” whereby an economy with rapidly increasing oil revenues suffers from currency inflation and weakened manufacturing and agricultural exports. Third, all spending on the return of the investment has to be approved by the parliament through the budget process. Another rule is the so-called spending rule, which means no more than four per cent of the fund over time should be spent on the annual national budget.1
Peter MacKinnon’s very “flexible”2 (in the words of Bruce Johnstone) proposal is to cap non-renewable resource revenues into the budget at 26 per cent, which has been the average of the last five years. Anything above that would go into the Saskatchewan Futures Fund, or would go towards both the fund and to help pay down debt. Or, alternatively, the government could come up with $100 million to start the fund. The original Saskatchewan Heritage Fund, which operated from 1978 to 1992, was started with a large injection of over $450 million and was intended to receive all resource revenues. Johnstone further notes the MacKinnon proposal would mean the fund wouldn’t have received any monies in the last few years with the exception of 200809, when it would have received $500
What should Saskatchewan do? Should we learn from the Norwegian experience and be very strict about the parameters of any fund we create? Or should we have one at all, and simply continue to integrate resource revenues into our yearly budget? In these times of upwardly tracking non-renewable resource revenues, these important and timely questions deserve public debate before any decisions are made. In the past five years, several new businesses have opened in Moosomin, including a Canalta Hotel with 79 rooms, a swimming pool and waterslide, a Motel 6 with 76 rooms, Tim Horton’s, Subway and A&W. Many existing businesses have expanded. The local Co-op, with a gas station, convenience store and car wash, has
relocated to a larger new building on the highway. A Best Western Hotel with 79 rooms is currently under construction while both the Ford/New Holland and John Deere dealerships have recently announced upcoming spring expansions. There has been an increase in residential building in Moosomin, as well, to accommodate the growing population. In 2014, two new apartment buildings were moved in, and a second 24-unit condominium villa is being constructed. The amount of new homes being built is so great that the town issued $12 million worth of building permits last year alone. In 2008, a new hospital with an attached nursing home was completed.
Moosmin has a wide variety of other health care services available, including seven full-time doctors, three dentists, a chiropractor and a visiting optometrist, as well as mental health and ambulance services. The town also has a RCMP detachment and a volunteer fire department. In addition, Moosomin has an elementary school, a high school and a branch of the Southeast Regional College. Both new and existing residents find plenty to do in Moosomin. The town has a plethora of sporting opportunities for young and old alike. There are both indoor and outdoor skating rinks, a curling rink, a bowling alley and a swimming pool. Softball games can be played well into
the evenings on the town’s lighted ball diamond, while a nine-hole grass greens golf course is located just outside of town. Moosomin Regional Park, which is located only 14 km south of town, is great for camping, picnicking, boating, fishing and swimming. As well, the town constructed a Convention Centre in April 2011, which is attached to the Communiplex and can accommodate approximately 1,000 seated people for various functions. People from across the area flock to the Moosomin Community Theatre, which has the largest screen in southeast Saskatchewan. Dance classes are so popular that local dance instructor Laura Unger will be opening a permanent studio
on Main Street this year. Additionally, there are many local clubs and organizations to join as well as a seniors’ drop-in centre. There truly is something for everyone in Moosomin. Since it originated as a CPR Station in 1882, Moosomin has attracted residents from across the globe. The area’s rich agricultural land, potash mines and oil and gas activities continue to provide numerous employment opportunities. As a result of all the thriving economic activity, the town and community of Moosomin continues to serve and grow. Prosperous and friendly, Moosomin welcomes you.

n business locally for more than seven years, Budget Blinds has acquired a reputation for superior service, known to go the extra mile, even literally, for their customers. Known as the place to go in southeast Saskatchewan for top-quality residential and commercial blinds and draperies, the well-trained and highly knowledgeable staff members of Budget Blinds will travel to your home or office with sample products and colour swatches to do a consultation, take measurements and provide an estimate.
Later, their very own team of professionally trained installers will install your blinds in a timely, tidy and efficient manner. No matter where you are located — farm, town or city — you can call Budget Blinds to come to you to help with all your window covering needs. In fact, Budget Blinds recently travelled to Moosomin to install blinds in the new Celebration Ford dealership’s 6,000 sq. ft. showroom. Now located off the TransCanada Highway, the much larger dealership opened in August 2014 but
soon discovered they had a problem. “Our showroom has large, beautiful windows that face east,” says Tyler Thorn. “We found on sunny days, the showroom could get quite hot and the sun would shine in our eyes. After consulting with Budget Blinds, we decided to install individual motorized blinds on each window. They are very handy and have really helped us to control the temperature and glare. We received excellent service from the staff at Budget Blinds and were happy with the price.”

BEFORE Motorized blinds, like those installed at Celebration Ford, are fast becoming the top choice for businesses and offices. Motorized blinds are easy to use with remote or wall switch control options. Better yet, motorized blinds with sun sensors will raise and lower automatically, creating an ideal work environment. They can be installed in existing buildings, or wiring can be done by an electrician in the early stages of construction. The staff at Budget Blinds will work side-by-side with your electrician during the building process to ensure everything is in place for the future installation of motorized blinds in your office building. No matter what type of window coverings you are interested in installing in your future office or home, Budget Blinds can provide you with estimates and advice based on your blueprints. This allows you to plan and prepare well in advance to ensure everything runs smoothly. As part of the largest window covering company in North America, Budget Blinds is able to acquire the best products at fantastic savings, which they pass along to their customers. With such an enviable selection of colours, styles and brands from which to choose, Budget Blinds has something to suit every taste. They will help
you to find the right window coverings to meet your lighting, privacy and price requirements. Choosing the perfect blinds for your business is important. The ideal blinds will improve the productivity and performance of your staff and even encourage traffic by providing a professional appearance and protection from the sun’s glare, UV rays and heat.
