EDITORIAL Confronting challenges with optimism

Dear Customers, Partners and Friends, In this first edition of 2011, the main news at FINUPE is the opening of doors in Brazil. The Company has been facing the economic situation with optimism and the belief that the crisis brings opportunities. As such, and following the company's strategy of internationalisation into emerging markets, FINUPE is starting operations in São Paulo, where it will be based, and in Rio de Janeiro. Recruitment is underway for a National Sales Director and the whole human resources structure that will develop the commercial department and the export of FINUPE products from Portugal. In May 2010 we began a major investment in studies that not only examined market opportunities in the field of raised access floors, but also developed a business plan which the company will now implement.

As a second step, the company is considering the possibility of building a factory in the state of São Paulo, to enable it to respond to the requirements of the raised access floor market, particularly in the ceramic field, of which Brazil is the second largest manufacturer in the world, with around 500 million sqm of ceramic flooring produced per year. The outlook for growth in construction activity over the next few years, particularly in the commercial sector, for which there is currently around two million sqm in the pipeline for the next three years, led FINUPE to take the decision to expand into this new market. Also in Angola, where Finupe is already a leading player, the work carried out over the last five years has enabled us to further develop very interesting business opportunities, such as the Goya and Metrópolis buildings, the projects for which are presented in the section “Work in Progress”. Last, but not least, we present our new product: Darwinfloor for interiors and exteriors. See you soon,


NEW PRODUCTS Darwinfloor for interiors and exteriors

Darwinfloor Blue and Brown are panels that outperform all other previous products because they are 100% impermeable, odourless, ecological, safe, designed specifically for this purpose, and can be used with any ceramic or stone application. A design generated to meet a range of contemporary needs and intended to change the type of access floor system.

Darwinfloor Blue is specific for interiors.

Darwinfloor Brown is specific for exteriors.

BUILDING AWARDS

Headquarters of Vodafone Porto The headquarters of Vodafone, in Oporto, was chosen as “Building of the Year 2010” in the category Institutional Architecture, by readers of the site ArchDaily (www.archdaily.com), famous for releasing the latest trends in architecture. Last month, the building had already been selected as one of the 20 world's most amazing creative offices by The Cool Hunter, a specialist in design and culture.

The architects’ Jose Antonio Barbosa and Pedro Guimarães wish to reflect Vodafone’s credo “Vodafone Life, Life in Motion” lead to the creation of a building that challenges the static and appears to be out of balance. Three of the angular building’s eight floors are underground. The cross-section reveals an uneven footprint almost as if the entire structure had fallen from sky at a great speed and crashed itself into the earth where it now sits, only partly exposed and slightly disheveled.

OEIRAS

The Tower

The Rui Ribeiro group is building and developing a new office building known as "The Tower", near Oeiras Parque and the future offices of the Municipality of Oeiras. The development has a gross construction area of 6,592 sqm, with 13 floors above ground and three floors below ground. These underground floors will have an area of 10,127 sqm for parking 356 vehicles.

Designed in a bold and modern style, “The Tower” shall be concluded at the end of this year and will offer over 6,000 sqm GLA of new offices.

LISBON

Avenida República 25

Built in 1906, the República 25 Building has features and styles characteristic of the early 20th century. It is situated on one of the main avenues in the city and is at an advanced stage of construction, due to be concluded in the first quarter of 2011. This urban rehabilitation project involved the complete demolition of the building, maintaining only its traditional façade.

ANGOLA / Luanda / Sagrada Família The Goya building is a project that explores the latest technical trends and developments. It is outstanding for its modern style, quality, self-sufficiency and security, as well as for its complete energy self-sufficiency and its own supply, which will enable any company to maintain constant operations regardless of any public infrastructure issues in Luanda.

Metrópolis Building Progest Angola has launched a new management and supervision project in Luanda, the METRÓPOLIS Building. This building, which will give the city a modern touch with its avant-garde design, is owned by ARAÚJO, Lda. and comprises 10 floors of offices and 3 floors of parking; it is due to be concluded by the end of 2011.

SOME PROJECTS COMPLETED IN 2010 Portugal

Torre Ocidente Torre Ocidente reflects the application of the most advanced technology for structural creation and for the creation of an outstanding working environment, and is notable for its energy efficiency and the versatility of its 14 floors of open work space with a gross floor area (GFA) of 29,000 sqm. Comfort and flexibility are the two main characteristics of the architecture of Torre Ocidente. In the interior, the offices have raised access floors ideal for carpet or vinyl coverings. This solution offers increased flexibility in any later partitioning, adapted to the needs of different companies. The consultancy firm WS Atkins was the first company to move into the building, renting an area of one thousand square metres on the second floor.

Adicais Building In the Boavista area of central Porto, close to the Casa da Música building, at the junction of Avenida da Boavista, Rua Ofélia Diogo da Costa and Rua dos Vanzeleres, a Development was designed comprising two separate buildings interconnected at the ground-floor ceiling level by a large open structural element. The two buildings are Block A, perpendicular to Avenida da Boavista, and Block B, parallel to Rua dos Vanzeleres. The Development includes four structurally independent blocks, with three levels below ground levels, ground floor and six storeys above ground. Given the sensitive location –east of the “Casa da Música Square” –, the solution proposed sought to form an element of transition, in terms of both urban layout and architecture, for articulation and integration between the “Casa da Música” building and other urban renewal projects envisaged for the same block, based on principles such as:

- the urban layout and architectural front of the block to face Rua Ofélia Diogo da Costa and Rua dos Vanzeleres - the conversion of private common areas for a future pedestrian link to Rua 15 de Novembro and the transformation of the “core” of the block into a green public area - assertion of the “presence” and image of the building at different times of the day and throughout the hours it is in operation

Tecmaia Building Tecmaia is a science park and technology, host of innovative activities and technology-based, providing a wide range of support services to companies located there, in the following areas:

- Information Technology (IT) - Bio Medicine, Health and Bio Engineering - Fluid Engineering and Materials - Energy - Electronics and Automation - Micro and Optoelectronics - Telecommunications - Banking

With a gross leasable area (GLA) of 8.452,31 sqm, Building Tecmaia multipurpose service center, consists of three floors above ground (5.103,47 sqm) + 2 basements (3.348,84 sqm), with capacity to park ing 149 cars. In Building Tecmaia is installed the Park Health Club, the entire commercial area to support the park, the area of Administrative Tecmaia SAEM, CEITEC - School of Entrepreneurship ISMAI / Tecmaia and the Business Center Tecmaia.

SOME PROJECTS COMPLETED IN 2010 Portugal

Espace and Explorer Buildings Espace has 10,000 sqm of gross leasable area (GLA) and 250 parking spaces, while Explorer has 5,000 sqm GLA and 108 parking spaces. The Explorer building also has a kindergarten and a restaurant. This complex has three bodies, interconnected by a central axis along which the whole ground plan is distributed and which enables the space to be organised as individual offices or an open plan office. From the base, the building rises like a glass box with coloured tones on opaque planes, surmounted by the body defined by an external atrium. Natural light is dominant reflecting intensely in the entrance hall and adding a warmth to the black stone floor. The hall will be another of the images of this building due to the presence of a huge staircase and a ceiling height of 21 metres.

National Association of Pharmacies Building FINUPE TECHNICAL DETAILS:

The new building belonging to the Associação Nacional das Farmácias (National Association of Pharmacies - ANF) is the first development to be implemented in the “Porto Business Area”, redeveloping part of the city's former industrial zone. The building includes within a single space various companies from the ANF group, as well as its North Portugal Office and the Pharmacy Museum, which will soon become an attraction for the city, and was concluded in 15 months. The building is notable for its high level of energy efficiency, guaranteeing its users exceptional comfort and facilities. Concerns with the building's energy consumption are reflected not only in the composition of the external walls and roof (thermal insulation without thermal bridges, window and door frames with thermal break, high solar factor glass), but also in the choice of facilities to be installed.

SOME PROJECTS COMPLETED IN 2010 Spain

New Headquarters of Globalia Group Situated in Llucmajor, the largest municipality in Palma de Mallorca, the Centro Empresarial Globalia is the headquarters and operating base of the Globalia Group, the parent company of the travel agencies Halcón Viajes and Viajes Ecuador, the airline Air Europa, the tour operator Travelplan, the ground handling company Groundforce, the Oasis hotel chain, and other companies.

FINUPE TECHNICAL DETAILS:

The building has a useful floor area of 12,200 sqm, and houses the data processing centre for the group companies, the customer service centre and Globalia Incoming Services.

Client: PAVES, SA.

It was designed in compliance with strict sustainability criteria and 400 people worked on its construction over a period of eight months. The total investment was ten million euros and the complex can house around 1,500 employees.

Torres Habitamia Murcia Healthcare Services The Murcia Healthcare Services building has an area of 4,685 sqm and 885 sqm of basement space, intended for archives.

The centralised building will house 400 employees from the General Technical Secretariat, the General Medical Care Department, Human Resources, and the Financial and Benefits department.

QUALITY CERTIFICATION Continuous improvement in operations and processes

Continuing the Quality Certification process that began in July 1999, at the end of 2010 FINUPE renewed its certification to NP EN ISO 9001:2008, under the Portuguese Quality System, issued by APCER - the Portuguese Certification Association. In addition to the production, supply and installation of Access Flooring, FINUPE is now certified to supply and install suspended ceilings and movable partitions, thereby ensuring that its Quality Management System guarantees a service of consistent quality and continuous improvement in all its operations and processes, aimed at satisfying the needs, requirements and expectations of its Customers.

On 29, 30 and 31 October 2010, the Moto2 Grand Prix was held at the Aut贸dromo do Estoril, where FINUPE, through its partner Darwinfloor, was present and had the honour of inviting some of its customers to attend this magnificent live event. These invitations offered an opportunity to experience the whole atmosphere of this type of event and included access to the paddock area, where some of the best motorcycle racers in the World could be found.
