Client

Chancerygate, the UK’s largest multiunit industrial property developer and asset manager.

Brief

Assess the current energy performance of 17 units across two client portfolios. Arrange Energy Performance Certificates (EPCs) where relevant to futureproof the assets – to meet current and future Minimum Energy Efficiency Standards (MEES). Help our client meet its sustainability objectives.

Results

We evaluated the current energy performance and carbon footprint of both portfolios and prioritised the assets for future investment - to ensure regulatory compliance and minimise the risk of stranding. Strategic recommendations were also made to ensure that they transitioned to (a minimum) EPC Level B.

Roof-mounted solar photovoltaics (PV) and Electric Vehicle (EV) charging points were also considered where applicable.

Case Study - Land at Stafford

Client A private landowner

Brief

Advise on the negotiation and agreement of the strategic land Promotion and Development Agreement with a national developer (Stoford) for the promotion and delivery of 130 acres to the north of Stafford.

Results

Following identification of Pets at Home, a FTSE 250 retailer requiring a new 670,000 sq ft national distribution centre, a planning application was submitted and subsequently consented. We negotiated and agreed the land drawdown on behalf of our client.

The development of the facility has been delivered with funding from Tesco Pension Fund and includes the construction of a major new roundabout on the A34 dual carriageway providing further access to future development.

Results

Following a detailed audit and assessment of the property – review of the local occupational market, value evidence, investment considerations and anticipated yield, we recommended the acquisition of the property at a market value of £8.4m.

Brief

Advise on a rent review associated with an operational industrial property located within a compound of 2.24acres, following the service of a notice by the landlord on our client to increase their rent.

Results

Following an inspection of the property and having provided clear recommendations to our client, we negotiated and agreed a new rent significantly below the level requested under the landlord’s notice, saving our client a considerable cumulative sum between the review date and the end of the lease.

Provide comprehensive Property Management and professional services (which includes accounting, demanding and recovering rent, debt management, service charge and insurance management, as well as financial reporting) for a portfolio of 525 properties and over 4,600 units.

Results

Property Management: in addition to providing a comprehensive asset management service, we also implement tailored void unit action plans and manage suppliers. We also deliver an extensive asset risk, cost and condition reporting service

Accounts Management: our Real Estate Management Accounting team produce monthly financial reports, as well as prepare VAT returns and Management Accounts

Data assurance: working closely with the Client Team, we verify all data before it is shared with the Property Management team and we review and maintain the database on an ongoing basis to ensure its currency

Treasury services: we reconcile all cash movements, produce monthly treasury reports and bank reconciliations, manage 134 bank accounts, process over

46,000 receipts annually and pay around 1,800 invoices every year.

Financial management: includes providing Accounts Payable, Cashiering, Treasury, Debt Management and Credit Control services, to dovetail to comply with MiIeway’s systems.
