Focus on: Income In the second of our ‘Focus on:’ topics, Cliff Cooper looks at how investors should keep a close eye on interest rates. The fragility of the recovery continues to dominate headlines as the UK slips into a ‘double-dip’ recession so we are told. Concerns over the Eurozone has rippled through the stockmarkets in recent weeks, presenting in our view, good opportunities for investment as large, well capitalised companies have been devalued by negative sentiment. Many are cash rich too! Cash deposits serve a purpose for our existing clients and new investors alike. Emergency funds should always be set aside to cover emergencies, planned expenditure or unemployment etc. As a guide, we suggest clients maintain six months of living expenses in cash. Above this, given that cash is only earning approximately 2.5%pa (gross interest) in instant access accounts, savers may not fully appreciate that inflation is eroding the spending power of their capital over time. In addition as ‘higher rate fixed-term bonds’ matured and with no imminent signs of savings rates improving, we have had an increase in enquiries from clients looking for higher returns, whether this is for income, capital growth
or a combination of both. Of course stockmarket linked investment does carry a degree of risk but cash alone, as mentioned, is suffering from significant inflation erosion therefore the value of cash is likely to continue falling as RPI and CPI remain over government targets. Our advice to savers looking to improve returns is to seek Independent Financial Advice from us as more often than not alternative solutions can be recommended – even for the more cautious investor appetite! Mortgage Update Also mortgage rates are continuing to rise and borrowers that remain on standard variable rates should seek advice too whilst attractive deals remain available. Our experience shows, as mortgage rates move upwards, lenders usually withdraw competitive loans to price-in future rate rises very quickly. If you have cash and/or existing investments and wish to improve income and growth potential, or you wish to review your mortgage for any purpose , contact us today for a free initial discussion at our Gerrards Cross office on (01753) 889090.

AMERSHAM
MUSICAL EXTRAVAGANZA in aid of brain tumour charity A mersham A Cappella and Chalfont Concert Wind Band will perform for no fee at St Michael’s Church, Amersham on Saturday, 30 June, at 8pm to raise funds for the charity. Tickets cost £9 per person and include a glass of wine or juice. The concert is organised by the Chiltern Fundraisers, an official fundraising umbrella group of Brain Tumour UK. The small committee and several volunteers, many of whom have a personal connection with brain tumours, raised £10,000 for the charity last year. Committee member Kiki Connor said: ”We are hoping to attract music lovers of all ages to this special performance, combining two of the best musical groups in our area. We are very grateful to the groups for performing free, enabling us to raise money for a cause close to our hearts.” Kiki is a personal friend of Jenny Baker OBE, Brain Tumour UK Chief Executive, who lost her eldest son Stephen to the condition in 2004. “Having witnessed what Jenny and her family went through and how Jenny put her own grief to one side to offer support to other families coping with the devastating consequences of the disease, inspires me to raise funds for Brain Tumour UK,” she said. Despite 40 people being diagnosed every day in the UK with a primary brain tumour, only 2% of all cancer research funding in the UK goes to brain tumour research, she said. “In our own small way we are hoping to help Brain Tumour UK raise awareness and make a difference to the lives of people affected by the condition,” said Kiki. Amersham A Capella (http://www.amershamacappella.com/) is a highly successful ladies chorus with a long history of excellence. Helen Lappert, Musical Director of the chorus since 2005, said: “We have over 50 members from all walks of life, diverse careers and backgrounds – but united in an enjoyment of music making. Our wide repertoire extends from traditional barbershop style songs, classic and contemporary ballads and show-stoppers through to

up-beat jazzy and popular numbers.” In 2010 the choir won the Good Housekeeping Choir of the Year and the Gold Medal at the LABBS National Convention 2010. “Our main aim is to make beautiful harmonious music and most importantly, to have great fun!” said Helen. The Chalfont Concert Wind Band (http://www.chalfontwindband .co.uk/index.html) is a community band aimed at encouraging the interest of wind band (wind and percussion instruments) musicians of any age. Derek Wilson became President and Conductor Emeritus in 2004. He was awarded an MBE in 2007 for Services to Music and the Community. Dwight Pile-Gray is the Director of Music. “We pride ourselves on being a community band and we are always willing to support local (and national) charities,” said band secretary Mary Cadman. “COME ALONG AND HELP CELEBRATE MARLOW’S 12TH GREAT TOWN REGATTA & FESTIVAL “ SATURDAY & SUNDAY 9TH & 10 TH JUNE HIGGINSON PARK MARLOW SL7 2 AE
Messing about on the river I t is once again the time of year to look forward to those long warm summer days , and all the fun events out in the open air that we all enjoy. Just one such occasion , and the biggest sporting and social event in the annual calendar of the beautiful riverside town of Marlow , is the 12th Town Regatta & Festival this year taking place on the weekend of the 9 and 10 th June in the lovely setting of Higginson Park, right next to the River Thames and Marlow’s iconic and historic bridge. The new Marlow Town Regatta & Festival was founded 12 years ago by its urgently formed volunteer committee of local people , just after the old Marlow International Regatta had decided that it needed to move to the new rowing lake at Dorney for the excellent rowing conditions that provided. The new Marlow Town Regatta & Festival was a success from the start , with the great public support proving that the people of Marlow still very much wanted their own Regatta and Garden Party down by the River Thames, and so in it’s second year it was expanded into a two day event , and it has been so ever since This great summer weekend event taking place right in the heart of Marlow, is full of activities for all to enjoy , and is divided into two very different days with the traditional fine boat rowing Regatta races and giant garden party all day Saturday , followed by the contrast of the hectic and noisey fun of the Dragon Boat racing on Sunday . In addition to all the activity on the River on both days , everyone
22

can stroll around the the one big open riverside enclosure and visit the wide range of Craft Stalls , Trade Stalls , Charity Stalls and Stalls representing many local organisations in Marlow , or enjoy a drink in the Riverside Bar this year including a converted big red doubledecker routemaster bus to sit in , taste some of the wide range of food on offer ,or try out the childrens games provided or of course go to the other end of Higginson Park for all the fun of Traylens Funfair . A great day out is promised for everyone , a chance to dress up for a summer party , and also enjoy the wide range of music played during the two days by Marlow’s own Marlow FM Radio , and the five different bands they are hosting who will play on the stage next to the main entrance to the enclosure. CELEBRATION OF BRITISH SUMMER WITH SU CHASES INTERIORS
I
f you haven’t already made the discovery, step off Amersham’s High street into this unique building and enjoy the complete Su Chases experience. A favorite retail destination for all your interior design needs, and a perfect reason to visit Old Amersham. Sarah Warwick from Country Homes & Interiors visited Old Amersham and voted Su Chases ‘Shop of the Month’. “Set in a magnificent Georgian townhouse with original period features, the shop is an inspiring showcase for everything from furniture and fabrics to gifts and home accessories”. An eclectic style, where beautiful and interesting objects and ideas from different eras, cultures and places are combined to create a stunning and personal interior. This is apparent throughout the shop and also an ethos used by Su and her team in their interior design schemes. We are all hoping June will herald the beginning of a wonderful British summer with plenty of warm relaxed days, when we can enjoy our homes and gardens with alfresco living and dining. William Yeoward, the much loved furniture, fabric, interior designer and author tells me he seizes every opportunity to eat outside in his stunning garden at his country home. On the 21st June William is joining the summer celebration at Su Chases Interiors with the launch of his latest book ‘American Bar’. William is renowned for his glamorous take on interior design and table settings, and in his book he shares his passion for cocktails. As William says “cocktails come in such a huge variety that there’s something for everyone and for every possible occasion – a birthday

celebration, an anniversary, a first date, the closure of a deal, or a surreptitious flirt or they can simply provide a relaxing ‘stop’ at the end of the day”. We will also be joined by Gary (Mr Sandman) who will be displaying his latest products. Sandman Planters are a small family founded and run
company that design and manufacture wooden garden planters, obelisks and arbours. Their products are all handcrafted and painted in their Chipperfield workshop and you can choose from a selection of Topiary and Olive trees from their extensive nursery. Gary offers a completely bespoke service alongside their readily available range of traditional and contemporary styles. We feel that this range works incredibly well with our ever changing stock of unique pots and jardinières, contemporary and rustic garden accessories and furniture. The look is completed with splashes of colourful candles, table linens and cushions. Please join us on the terrace at Su Chases Interiors for a cocktail and what promises to be a delightful and colourful evening! 21st June, 4.30-7.30pm Su Chases Interiors, Red Lion House, Old Amersham HP7 0DP Tel. 01494 721626

The rowing prizes on offer are ‘money cannot buy’ experiences. The menu created by Scott comprised of: roundel of salmon,
marinated and poached in Gold, Brakspear marinated and braised Scottish steak, polished off with a gold carrot cake with triple bitter and chocolate ice cream for dessert. Chris added: “The evening was a resounding success and this event is just the start of what will be a longstanding partnership with the club.” “We will all be cheering for team GB in the Olympics and we are delighted to support Leander Club athletes on their journey for gold in 2012.” Leander Club in Henley on Thames is the most prestigious and successful rowing club in the world with 99 Olympic medals won by its members. very engaged couple has dreams of how they envisage their perfect wedding day. Weddings are hugely personal and each is utterly unique. Our goal is to make your wedding the most exciting and memorable day of your lives. With many of us leading very hectic lives, juggling careers, family and social lives, the joy of planning a wedding can quickly dissolve and become overwhelming and highly stressful. With the average wedding taking approximately 250 hours to plan, organise and co-ordinate, an essential question to ask is “do we have the time?” By passing the responsibility of planning and management to a wedding co-ordinator, you will still be in control but the saving of time and stress in appointing experts to help you allows you to enjoy the lead up to your special day. Q. CAN WE AFFORD A WEDDING CO-ORDINATOR?

A- There are many fabulous venues in the UK from which to choose; rustic barns to glamorous castles, personalised and decorated marquees to elegant stately homes, the list is endless. Also, with good weather virtually guaranteed abroad, a wedding overseas is an increasingly popular alternative. Only Weddings can talk you through all the choices – the number of options may pleasantly surprise you! Q.WHEN DO I ORDER MY WEDDING DRESS?
Wedding dress boutiques will strongly suggest a minimum of six months. Q. WHEN DO WE SEND WEDDING INVITATIONS?
It is best to send ‘save the date’ cards six months in advance
(allow longer if you are having a wedding abroad). Invitations should be sent no less than three months before the wedding. Q. WHAT ARE THE MOST TIME CONSUMING FACTORS?
A- Sourcing good suppliers and searching for the perfect venue can take up a significant amount of time. Organising the invitations and chasing RSVP’s from your guests, together with troubleshooting inevitable problems is also very time consuming. T THE MONACO GRANDPRIX
he magic of Monaco will truly be in evidence from the 24th May when this beautiful Principality hosts formula One’s 70th Grand Prix. In the words of Graham Hill, it’s the only Grand Prix where you meet lamp-posts, trees, nightclubs, houses, hotels, curbs, gutters and boats. For one glorious weekend in May Monaco becomes a festival of style, colour and ear-splitting noise, blended with glamourous members of the ‘jet set’ and stars of screen and stage. Remember, Cannes Film Festival is in full swing just along the coast and is the perfect warm-up act for Monaco’s Grand Prix. We especially love Monaco during this week because it just doesn’t sleep and its vibrant atmosphere after the excitement of the racing keeps on going. Stunning cocktails, fabulous restaurants, dancing and people watching all come to the fore, but what has been missing until 2012 has been a beach party. Thankfully this year the secluded beach at Larvotto will play host to the exclusive Crazy Bear Beach Party. champagne will be flowing, along with great barbecue food,, and guests will be dancing to Boy George’s DJ set, Shuffler,The brilliant Fun lovin Criminals and Eddie Jordan on drums with his band the Robbers. All this in addition to fire, Vaudeville and burlesque dancers. What more could we ask for? Entry to this epitome of chic is on a strictly ticket only basis and numbers are limited. You need to be a part of this night to remember – I have seen what the guys at Crazy Bear are capable of and I really wouldn’t want to miss it.

oyal Ascot is one of the pinnacle events of the summer social season and the racecourse will be playing its part, in this historic year, in celebration of Her Majesty The Queen’s Diamond Jubilee. The Royal Meeting will certainly be one of the mustattend events of the year to enjoy all of the pageantry and history of a quintessentially British day out. The quality of the racing at Royal Ascot is simply outstanding, with nearly £4 million in prize money on offer and a total of eighteen ‘Group’ races (racing’s term for the most prestigious races) over the five days. The celebrations will commence at 2pm each day as Her Majesty The Queen arrives in her horse drawn landaus, with superb racing action from 2.30pm onwards, including seven Group One races over the five days. After racing, traditional singing around the Bandstand commences in Grandstand Admission at approximately 6pm.. Silver Ring customers can help celebrate Her Majesty The Queen’s Diamond Jubilee too, by joining in with the 1950s style ‘Street Party’ with everything from brass bands to bunting.

THURSDAY 21ST JUNE
TUESDAY 19TH JUNE
The opening day of what is sure to be a spectacular Royal Meeting gets off to a flying start with three Group 1 races (i.e. the very best in the world); the Queen Anne Stakes, the King’s Stand Stakes - the first British leg of the Global Sprint Challenge - and the St James’s Palace Stakes. As the first day of Royal Ascot, the fashion stakes are high but the atmosphere is relaxed which allows racegoers the chance to enjoy a glass of Champagne between races or explore the racecourse at their leisure. Royal Ascot experience at a slightly more gentle pace.
The highlight of the second day is the Group 1 Prince of Wales’s Stakes, arguably the most important race at the Royal Meeting in the modern era with £400,000 prize money on offer. Also on the card are the Group 2 Windsor Forest Stakes, for older female milers and the Group 2 Queen Mary Stakes, for the best up and coming two year old fillies (females). Thursday’s highlight is the Group 1 Gold Cup, a battle of stamina and determination over two miles and four furlongs - this undisputed long distance world championship is not for the faint hearted! Style, elegance and the height of the summer social calendar all combine on Gold Cup Day, colloquially known as ‘Ladies’ Day. Although the whole week of Royal Ascot is a fashion show like no other, it is Thursday when the designer creations and millinery masterpieces reach new heights. To commemorate 300 years of racing, the Hampton Court Stakes has been renamed the Tercentenary Stakes. FRIDAY 22ND JUNE
The feature race on Friday is the Coronation Stakes, which traditionally brings together the leading threeyear-old fillies in Europe. Also on the card is the King Edward VII Stakes, colloquially called

the ‘Ascot Derby’ - as its conditions mirror those of the Epsom Classic. This is the perfect way to start the weekend with friends and work colleagues. SATURDAY 23RD JUNE
The final day of the Royal Meeting always provides a dramatic climax and features one of the world’s most important and international races, the Golden Jubilee Stakes, renamed as the Diamond Jubilee Stakes in 2012 to mark Her Majesty The Queen’s important milestone. The race is also the second British leg of the Global Sprint Challenge. Saturday is a relatively new addition to the Royal Meeting, having been introduced as recently as 2002. Although the fashions are as elaborate as they are during the week, there is a pronounced, relaxed family feel as many people who are unable to attend until the weekend come to enjoy the experience of the greatest race meeting in the world. Royal Ascot is without doubt the greatest race meeting in the world and a celebration of everything that is uniquely British.

YEAR OF THE
HAT ALISON GRIFFIN INTERVIEWS POLLY LUSHER OF SHU SHU ABOUT THE RISE OF HEADWEAR, THE INFLUENCE OF YOUNG ROYALS AND HOW TO LOOK GOOD IN A HAT. HATS AND HEADWEAR ARE FEATURED EVERYWHERE IN THE FASHION PRESS AT THE MOMENT. WHY HAVE HATS BECOME SUCH A POPULAR FASHION ITEM?
Undoubtably Sex in the City and Carrie Bradshaw started the latest fashion craze in headwear. Carrie liked her accessories and her use of feathers and fascinators has been adopted by fashion icons such as Lady Gaga and Victoria Beckham. We have seen a huge increase in the number of people wearing fascinators and headpieces rather than the traditional hat. Of course last year’s Royal wedding had a huge influence. WHO IS YOUR FAVOURITE HAT WEARING ROYAL?
The Duchess of Cambridge has mass press coverage and whatever she wears is immediately picked up on by both the High Street and designers. But all the young Royals have followed suit, taking a lead from The Queen. The Royal wedding was a showcase for British Millinery. WHAT ARE GOING TO BE THE TRENDS AT ASCOT THIS YEAR?
Colour clashing is all the rage this year! Hot pink with orange; lime with purple. Our customers are daring to be different and stand out in the crowd. Headwear is a must at Ascot this season as a strict new dress code has been introduced. ASCOT IS WELL KNOWN FOR HATS. WHAT OTHER EVENTS ARE YOUR CUSTOMERS WEARING HATS TO?
Our customers love dressing up. After Ascot they 38
M AY 2 0 1 2
move to Henley. In September they wear vintage clothing and headwear at the Goodwood Revival. WHAT’S YOUR TOP TIP TO CUSTOMERS WANTING TO CHOOSE A HAT?
We encourage all our customers to wear their outfit, shoes and accessories when selecting a hat and have changing facilities in all our hat departments. Size and colour are important, but so is getting the right balance from top to toe. However, the most important advice is to wear your hat with confidence and enjoy yourself! Polly Lusher is the owner of Shu Shu. Her shops specialise in shoes, bags fashion accessories and each has a wonderful millinery department. Stores are in Beaconsfield, Wendover, Pinner and newly opened in Berkhamsted. For her blog or more information on wearing hats, Ascot and stores go to www.shushushops.co.uk.

FIRST CLASS FASHION
I
started my career in fashion at the age of 19 in the Calvin Klein couture department, then went on to buy for Calvin Klein Jeans and casual wear at Selfridges London. In my time at Selfridges I worked for other designers such as, Ralph Lauren and Nicole Farhi. I have worked in fashion for around 10 years and get a great deal of pleasure helping people to choose their outfits for all occasions. Then I met my amazing husband who whisked me away travelling for a year, then we went onto marry and we now have three beautiful children. I have always dreamt of having my own boutique and Old Amersham seemed like the perfect place for me. It is a beautiful village its a lovely tranquil place full of amazingly friendly people, the perfect place for ladies who love to lunch and shop. From the moment I saw the shop I fell in love with it. My husband is my rock and support behind my dream and my children are my inspiration. I named my boutique after my daughter Nicole, my two boys have now told me I must open another boutique and name it Lewis and Harry. My vision for the boutique was to create a mother and daughter shopping experience, in a warm and inviting place with a relaxed and calm

atmosphere. I think shopping should be a pleasure and I feel that is what you get in old Amersham amazing boutiques without the hustle and bustle. I have chosen the designers that I love to wear and which I am passionate about. I personally think that less designers mean that you can stock a lot more of the individual range. French Connection has always been one of my favorites from their simple easy cut tops to their beautiful statement pieces. There is something for everyone. 7 Jeans are to me the best ever, they do many different shapes in a variety of colours. I always knew I wanted to stock a good style of jean as I find jeans are a necessity and when you find a good pair you will never look back, they work for almost all occasions. Joseph I love it, such simple and timeless pieces with such attention to detail, from their fabulous knits to their stunning dresses, and amazing coats, all made with only the best fabrics. I love to still feel stylish while wearing casual clothes when I’m out with my 3 children whilst on the hand I love to get my killer heals out and dress up for thoughs big nights out, I know these designers cater for all my need’s I hope you will feel the same. I look forward to welcoming you to my boutique. 8 Whielden Street, Old Amersham HP7 0HT Telephone 01494 723256 • www.nicoleboutique.co.uk Opening hours: Mon - Sat 10am to 5.30pm • Sunday 12noon to 4pm

JOIN THE BIGGEST FIGHT AGAINST CANCER THIS SUMMER WITH RACE FOR LIFE 2012
C
ANCER Research UK is urging women and girls from across the UK to gather friends and family and join the biggest fight against cancer by taking part in Race for Life 2012. Everyone can help beat over 200 types of cancer and help more men and women to survive this awful disease that affects more than one in three people in the UK. Whatever age or fitness level, women can walk, jog or run 5k at over 235 Race for Life events across the UK. For those looking for a bit more of a challenge, there is also a 10k route available at 25 venues. Emma Gilbert, head of Race for Life, said: “Every two minutes someone in the UK is told they have cancer. It touches so many lives and the back signs worn by everyone taking part are a moving reminder that women are taking part to celebrate lives that have been saved, but also sadly lives that have been lost. We are asking women to unite, take part in the biggest fight against cancer, and raise money for Cancer Research UK’s life-saving work into all types of cancers, because it is ‘all of us v cancer’ and together we can help more people survive.” Women get involved for many different reasons. Some are cancer survivors, while others want to celebrate or remember the lives of family, friends or loved ones. Others simply want to come together, have a great day and

raise money. Family and friends play an important part in Race for Life - many volunteer at events, help with fundraising or simply cheer on their loved ones on the day. Since it began in 1994, an incredible six million participants have taken part in Race for Life raising a massive £457 million to fund Cancer Research UK’s vital work. In 2012, Cancer Research UK hopes to raise £55 million. Cancer survival rates have doubled in the past 40 years and Cancer Research UK’s work has been at the heart of this progress. But there’s still much to be done and the money raised through Race for Life, will help save even more lives. You can join in at the following venues taking place locally to youHIGH WYCOMBE - 10TH JUNE AYLESBURY - 24TH JUNE

on the thickness, a wider removal of the skin around a malignant melanoma is usually recommended. Malignant melanomas that are less than 1mm thick have a greater than 95% chance of causing no further trouble. Another way of measuring the thickness of a malignant melanoma is the Clarke’s level. This relates to which layers of the skin the malignant melanoma has penetrated. This is less accurate that the Breslow thickness in predicting the likelihood of further problems. MELANOMA SPECIALISTS

MELANOMA TREATMENT WHAT IS A MELANOMA?
A melanoma is the medical term for a mole. This simply means any pigmented or non pigmented lesion; it does not mean a cancer. Although most moles are brown, they can vary from flesh coloured through yellow and blue, to black. Moles can be many different shapes and can be single or multiple, on almost any part of the body. Everybody has moles; some people have more than others. Most moles have formed before the age of 20, but some people can get new moles well into their 30s or beyond. MELANOMA SYMPTOMS
The vast majority of moles remain benign (non cancerous) and never cause any trouble. However, a small number may change with time and have the potential to become a cancerous mole (malignant melanoma). If a mole changes in size or colour, if it itches, 48
M AY 2 0 1 2
It is important that moles are removed properly so they can be thoroughly examined. It is usually recommended that moles are removed with an ellipse of normal skin around them, aiming for a 2mm margin of clearance. Most of the moles that are removed turn out to be fine. Pathologists (doctors who examine tissues under the microscope) use different terms for benign moles. They may be junctional, juvenile, blue, compound, dermal or intradermal. All these are descriptions for benign (non cancerous) moles. Some will be what are called dysplastic moles. These are thought to be precancerous moles that have the potential to become malignant melanomas
if they are left. Although many of them may not turn cancerous it is impossible to tell and so they should probably be removed. The next stage after the dysplastic mole is the malignant melanoma in situ. This has just turned cancerous, but does not have the ability to spread. Like the dysplastic mole, it is cured by removing it properly. Malignant melanomas proper have the ability to spread around the body, so the earlier they are caught the better. It seems that the most important factor in determining whether a malignant melanoma may have spread or not is its thickness. This is measured in mm and is called the Breslow thickness. Depending
who have had malignant melanomas are treated by a team of specialists. Melanoma specialists include a dermatologist, a surgeon and perhaps a plastic surgeon, an oncologist and a pathologist. Malignant melanoma risk factors Some groups of people should be regularly checked for abnormal moles. These include people who have had a malignant melanoma before, or there is a family history of it, fair skinned, fair haired or red haired people and those with a large number of moles, as well as those who have had considerable sun exposure in their lives, particularly with episodes of severe sunburn when they were young. hen the Victorians first dreamt of growing exotic plants in glass houses they could hardly have imagined that they were starting a lifestyle trend that continues to this day. Today, the immensely elegant glass buildings of yesteryear are designed from state of the art materials to create living spaces that are used for everything from dining rooms to kitchens, from playrooms to gyms and kitchens to offices. Homeowners have conservatories that are separated by doors from the rest of the house whilst others create vast openings that allow the
penchant for helping their customers create distinctive conservatories and so know that the dream doesn’t always match the reality. “During the 80’s and a large part of the 90’s conservatories were being stuck on to what seemed like just about everyone’s houses. Looking at many of the conservatories that were built during this era, you could perhaps be forgiven for thinking they’ve been there far longer. However building materials evolve and in the last 10 years there has been a considerable step-change in the quality of conservatories that are available. Today’s buildings should look good well into the future as long as they are designed and built
What the Victorians did for us conservatory extension to blend seamlessly with the home’s interior. Replica Victorian, Georgian and Edwardian models finished with detailed architectural features compete for popularity with stunningly contemporary glass rooms where the emphasis is on creating impact from clean, simple forms. But how exactly do you make the leap from the building of your dreams to the reality you can live in every day? Speak to any homeowner that has embarked on a building project and they will almost certainly be able to regale you with enough horror stories of when things have gone wrong to put you off for good. Certainly building a conservatory is a major building project which is why you need to find a company that has a proven track record, shares your vision, your enthusiasm and, most importantly, appreciates your budget and is prepared to work with you to minimise any possible disruption. Hazlemere Conservatories is a High Wycombe based conservatory specialist with a 50

with modern materials as an integral part of your home.” According to Hazlemere, one of the crucial keys to a successful conservatory or orangery build is about determining from the outset if you expect to use the room all year round. If you do then heating it needs to be as big a consideration as keeping it cool in the summer. With advances in glass and framing technology it is indeed possible for your conservatory or orangery to provide a snug retreat in the winter and a cool haven in the summer but the specification has to be right. The only way for a company to determine what your conservatory’s exact specification needs to be is to conduct a detailed site survey which will take into account the position of the conservatory in relation to both your home and the direction of the sun upon it. Glass is available that reflects the sun’s heat and is particularly useful in South facing conservatories or orangeries. Tinted glass is also an important consideration if you want to use your conservatory to watch
television or use a computer. Effective opening vents in the ceiling of the conservatory will allow hot air in the summer months to escape quickly. These essential vents can be manually or electrically operated and some companies offer automatic rain detectors to ensure vents close as soon as it begins to rain. Installing electrics for a fan will help to disperse warm air upwards in the summer but can also be reversed in the winter to keep the warm air down rather than letting it escape upwards. Heat extractors are a highly effective way of removing warm air at the hottest times of the year and help to control humidity. Air exchange systems work in a similar way but with the added benefit of bringing warm air back into the building as well. Opting for air conditioning is always an option although it can be expensive to run and will require more on-going maintenance. The professionals at Hazlemere Conservatories advise that with so much glass in a conservatory (how energy
efficient the specification), some heat loss is inevitable, however by selecting the best type of sealed units available, this can be minimised to ensure that you can use your orangery or conservatory all year round. Just as glass can be specified to reflect the sun’s heat, there are also reflective coatings that keep the heat inside a conservatory which is invaluable in colder north facing buildings. You need to consider how you will heat your conservatory before you begin to ensure relevant works are carried out as the building work progresses. To heat your conservatory you can opt to extend your existing central heating system or you can install an independent heating system just for the new area. If you do plan to extend your existing central heating then you should install individual room thermostats to ensure that you can increase the heat in the cooler conservatory area when you need it without affecting the heating in the rest of the house. If you opt for an independent heating source
p50_BUCKS_HAZLEMERE__ 20/05/2012 10:02 Page 2
then consider low level wall mounted radiators or underfloor heating for the best aesthetic effect, both of which are easily installed as part of the main build programme. Whilst the choices to be made are undoubtedly complex, an experienced conservatory company will be able to guide you through the best combination of options for your particular conservatory and ensure that the cost of making it useable all year round is built in to your quote from outset and thus avoid adding ‘extras’ in at a later stage.
By taking the time to ensure that you have considered all of the available options you stand a good chance of having your dream conservatory and enjoying the glass house legacy the Victorians left us. have just been asked to take part in a television programme concerning the life and work of Thomas Chippendale. Organised by a team of charming young people I was at first dismayed at the banality of the questions I had to answer but soon realised that research was needed for me to answer them concisely and to provide the information they knew the audience would want to receive. Rather like the Delia Smith situation when she brilliantly recognised that there was a large group of people who did not know how to boil an egg. So research I had to do and in the course of that a couple of extraordinary events or more accurately discoveries were made. About a year ago I sat with a colleague and watched with interest how he surfed the internet searching through catalogues of auction sales. I don’t remember the last time I bought anything at auction – my supply of fine antiques comes directly from private ownership – and I certainly wouldn’t buy anything without seeing it. However, my chum pointed out a sale in the North of England where there were several quite good-looking pieces. One was a pole screen with a needlework banner. It was described as mid-18th century and indeed it looked to be so. Catching the infectious enthusiasm as he was busily phoning through his bid prices to the auction house I ventured that I would gamble the auctioneer’s upper estimate because I like pole screens, although they are the devil to sell. It was with mixed feelings that learned later that my bid had been successful and I was the proud owner of the said screen and had to drive north for three hours to collect it. Worse still, when I saw it I was disappointed. The needlework looked patched, the stand was plain and the only redeeming feature in my eyes was a panel of early 18th c. Chinese wallpaper used as a backing. When I took it apart the needlework was in fact not patched and the colours were 54

good, and the stand responded well to a wax. So out it went on display. Now back to my research. There are many reference books on Chippendale but the ones acknowledged as the most reliable are those by Christopher Gilbert. Flicking through the illustrated part of his The Life and Work of Thomas Chippendale I happened upon ‘Screens’ and there, believe it or not, was my screen. I actually owned a piece of furniture by the great man. Imagine the elation. Not so much a financial gain as more an academic ‘find’; a missing piece of history which hopefully soon now will be appropriately housed, curated and on display for all to see. I was actually looking for images of chairs, of a sort frequently associated with Chippendale and so much illustrated in his Gentleman & Cabinet Maker’s Director. I have long been associated with such a chair – illustrated – and always considered it to be c. 1755 and after Chippendale.
(However precisely the same in design and execution to a proven Chippendale piece, unless there is documentation such as invoices or delivery receipts as evidence of provenance, one can never claim definite origins of a piece of furniture being Chippendale’s workshop.) This chair has one distinctive feature at the back of each front foot, a curious little crest created by the swept back scroll from the front and to date by repute known as peculiar to one designer, Matthias Lock but I had never put time into checking all available material. In the further course of my searches, I was scanning some images from the collection in the Victoria & Albert Museum when I saw a drawing of a chair, not by Chippendale but Lock, and there clearly shown is that same little crest. Lock was a prominent designer and maker and his drawings pre-date the publication of Chippendale’s Director. His designs are considered stronger than Chippendale but he was certainly a disciple by the 1750’s, subsequently working successfully in the classical style of Robert Adam in contrast to the high-style rococo for which
he is better known. Now happy that I have convincing evidence of an earlier date for the chair than originally thought I remembered that it is also illustrated in Judith Miller’s latest definitive volume entitled Chairs. This is a highly recommendable book containing lavish illustrations and notes on over 100 of Judith’s favourite chairs from 1640 – 2007. The trouble with research is that you get sidetracked and I started to reflect on one of the questions I had to answer for the TV programme which was “ How did seat furniture affect us socially?” Well of course it didn’t. We affected it. Chairs, settees, sofas and couches were designed to fit our body shapes but more importantly to accommodate the clothes we wore and so, chairs in particular, mirrored our fashion, style and deportment more accurately than any other item in the course of our modern history. A mid-18th century chair with its wide seat, broad back and scrolling legs reflects the wide frock coats or hooped dresses and general ‘look’ of the period whereas a chair of the 1790’s with its delicate narrow seat and back and slender legs were properly suited to the gentler behaviour and thinner clothes of the neo-classical era. And so we get diverted to climate change, for the wearing by women of diaphanous ‘Empire line’ dresses could only have been practical in a warmer climate than we had had in England until the 1780’s. But it did warm up, and for a decade we saw such heat waves as enabled classical poses to be adopted, such as reclining on a sofa, a position quite impossible as well as undignified, in a hooped skirt. And so a table was designed to pull over the end of the sofa, and the sofa table was born, thanks to climate change. Now you know that if you are offered a George II sofa table – it cannot be. So I remain most grateful to the young people who put those seemingly banal questions to me, I’ve learnt a lot ■

EASY LIVING AT THE SOCIAL HUB OF THE HOME

nocking down walls to create an open-plan space is more popular than ever. It creates the perfect entertaining space bringing family and friends together, and can extend your living area into the garden for the warmer months. Designed to maximise space and natural light by opening up individual rooms, open-plan areas generally comprise kitchen, dining and soft seating, leading onto an outdoor area. “Gettting the correct layout is key” comments Martin Postle from Teddy Edwards, “open-plan living areas need to provide the perfect environment for a modern, busy lifestyle as well as a fabulous sociable space that’s easy to use when entertaining”. An island provides a practical and sociable main preparation area. It maximises worktop space, giving all-round, easy access to work surfaces. It also doubles up as a serving area for food and drinks. Guests can congregate around the island, chat easily with the host or help with prep. The cook can face out towards the rest of the living space, join in effortlessly with friends and family, or even keep an eye on children playing outside. “Allow for some form of seating close to where the chef is working, either a dedicated bar area or, if space is at a premium, a simple recess with one or two stools” advises Martin. Another important consideration is storage. An island provides good storage, often on both sides of it. Incorporating a wide set of drawers in a tall run scales down the amount of units you need and 56

reengate is a specialist maker of sofas, chairs and stools made to the highest standards at its factory in High Wycombe. Still a family owned company, its roots go back to the 1870s and beyond. Today Greengate supplies the Interior Design and Specifier markets and products made in its factory are shipped all over the world. The furniture is built to last and frames made in its mill carry a twenty five year guarantee. Hand-tied, coil-sprung seats and traditional filling materials are the basis of all upholstery. ndy Lucas was brought up in Weston- Super –Mare. When he left school, he wasn’t sure what he wanted to do, until one day he found himselfstanding outsidea double glazing shop with an advertisement for staff in the window. The idea appealed to him and he applied to join a training course with Anglian Windows.Andy sailed through the course and the company was so impressed they offered him a jobat their training centre. About four years ago he decided to launch his own company and Omega Homestyle was born. “I thought I could offer a better service” says Andy.”I’ve 30 years of experience in the industry and I know the kind of service I’d appreciate myself ” At Omega we cover the whole spectrum of double glazing with a comprehensive range of products from windows to doors, conservatories, fascias,ga rage doors.soffits and guttering. We also offer a bespoke carpentry service, so if you have an older home and 62

would like a window made up to exactly replicate the existing ones, it can be done. We aresmall family firm and we aim to give a personal service. I usually see each of our customers and do their quotes personally. The company recently opened a new showroomat Woodway Farm Industrial Estate, off the Bicester Road just north of Long Crendon with a cross section of their products, from solid wood framed doors, leaded windows to
PVC-U stable doors and bi-fold patio units on display “We’ve got a window for everyone” says Andy “and we ensure they are the best quality, whatever your budget may be.” All our installations come with a 10 year guarantee. Most will be personally inspected by me and some by FENSA who ensure that replacement windows and doors comply with current thermal performance standards. When we fit your new
window or door, as a FENSA member we check it is compliant withcurrentenergy standards so you don’t have to go to the trouble of getting a separate assessment done by the local authority. In four years we’ve gone from nothing, to a solid business with seven staff, a new showroom and six vans, and things have gone very well. Adding value & fun to your home A GARDEN ROOM CAN ADD VALUE TO YOUR PROPERTY AND MORE ENJOYMENT FROM OUTSIDE SPACE.
I
t has been an unseasonally warm March, and we are all hoping that summer is just around the corner and we can start looking forward to outside living. But if you are lucky enough to have a garden room or a gazebo you can enjoy garden living all year round. Not only that, but a garden room can add value to your home and increase your quality of life. Crown Pavilions manufacture a whole range of garden rooms which can feature outdoor kitchens or barbecues, sitting rooms with plasma screens, studies with storage and internet connection, screens or fold-back doors to protect you from the weather, mood lighting for evening entertainment, heating, hot tubs, home gyms. Crown Pavilions can create a wide range of buildings for a variety of requirements, all of which will enhance your use of outside space, whether it be leisurely breakfasts with the family early evening drinks with friends, lunches and dinners, or just a private, quiet sanctuary. One of the questions that often arises is whether planning permission is required. Luke explains, “A garden room should

be an extension of your home and you can put it wherever you want. In most cases our buildings would fall under permitted development. However in certain circumstances planning may be required. We always advise that you either contact your local planning officer, or why not let us do it for you. We provide a seamless hassle-free product and service from order to completion. “When we install a garden room we are especially mindful of the landscaping around it. Our sister company Crown Gardens, will look after every aspect of planting and creating a beautiful setting which fits in with your existing garden. The lighting and heating are also important, especially if you want to entertain in the evening. We take care of all that too. “ In an exciting development, for Chelsea Flower Show, Crown Pavilions is launching The Crown Duchess, a new garden room designed in partnership with the Duchess of Rutland. Working closely with the Duchess on every aspect of design and finish, Crown Pavilions has created a versatile, handcrafted garden room with elegant interiors that echo Belvoir Castle, the beautiful home of the Duchess of Rutland.

LLOYD LOOM
OF ST GILES A
t St Giles Furniture we recently celebrated 25 years as a bespoke furniture specialist, designing and making quality English furniture. Now we have another reason to celebrate after forming a new working relationship with Lloyd Loom of Spalding and launching ‘Lloyd Loom of St Giles’. We are extremely proud to be their London and Home Counties ‘Gallery’ meaning that we now have the largest display of Lloyd Loom products in the UK. Lloyd Loom of Spalding is an iconic company which we have been lucky enough to work with for many years. The brand is a household name in the UK with an illustrious history and identity, particularly for chairs, although their sofas and tables are also very popular, and, all hand made in England. The furniture was originally invented by American Marshall B Lloyd in 1917 and quickly became the ‘must have’ furniture to grace many homes, hotels, tea rooms and even Zeppelins! The Lloyd Loom chair could be found on board many ocean going liners during the 1930’s and London nannies pushed their babies around in Lloyd Loom silver cross prams! In 1921, Marshall B Lloyd sold his patent to English manufacturer William Lusty, whose son Frank started the UK operation and created a collection of typical English furniture, quickly making Lloyd Loom all the rage in Europe. Sadly the London factory was bombed during the Second World War halting production which didn’t start again until 1985 when the range was resurrected as Lloyd Loom of Spalding, with many of the 1930’s traditional styles getting a contemporary re-vamp. The furniture is tremendously strong due to the many stages 70
M AY 2 0 1 2
that the weave goes through. This unique fabric was initially invented by twisting paper round a thin steel wire to form paper threads woven into mats on a loom which could then be shaped and painted. Little has changed over the years and this 'upholstery' is still attached to a
beech wood frame to form the various pieces of furniture which make up the Lloyd Loom range. The quality of the weave combined with sturdy beech frames creates a product that can last for generations, unlike the cane and rattan furniture which served to inspire the original elegant designs. These days the designs are inspired by classic Lloyd Loom furniture from the last century, with the company constantly innovating and creating new shapes which use the tensile properties of the weave and the solid bent wood frames to their best advantage. Each piece is hand made by craftsmen to individual specification using high quality eco-friendly sources. Up to 40% of re-cycled paper is used during the production process along with timber from sustainable FSC plantations. All paints and dyes are water-based. Inevitably not all Lloyd Loom
furniture is made in England so beware the ‘look alike’ brands from the Far East which have the look but not the heritage or quality, and often use inferior woods such as rattan. Popular European manufacturers of Lloyd Loom include Neptune and Vincent Sheppard. Lloyd Loom of Spalding and Geoffrey Lusty of William Lusty (UK) are just two of the few remaining British manufacturers of Lloyd Loom, and both firms remain true in their designs to the original practices of both Marshall B. Lloyd and William Lusty. As a bespoke furniture manufacturer we really appreciate the time and effort that goes into using skilled craftsmen employing traditional methods of working, just as we do in our own workshop in Lincolnshire. At St Giles Furniture we make a lot of beautiful bespoke
dining room and kitchen furniture for our clients using woods such as Oak and Walnut, and often recommend Lloyd Loom chairs to accompany this furniture. The Lloyd Loom pieces bring colour and texture to what can often be flat, plain surfaces. Our workshop also uses the Farrow and Ball paint range which ties in beautifully with Lloyd Loom who offer their products in these shades along with many beautiful standard colours. Working in a very similar way to Lloyd Loom of Spalding to provide a service to our clients, we are now hoping for a long and happy marriage together as ‘Lloyd Loom of St Giles’. We look forward to welcoming everyone to our new Lloyd Loom Gallery. London Road, Chalfont St Giles, Buckinghamshire HP8 4NN T. 01494 873031 E. info@stgilesfurniture.com

CORIANDER STYLE
M
odern, stylish and elegant, The Coriander Indian Restaurant has perfected the art of traditional fine Indian cuisine, one of seven in the group, which is in the heart of Bourne End, Buckinghamshire is proud to provide a vast choice of menu to diners, whether you are a novice venturing to the world of Indian cuisine or an expert, they have dishes to suit every palate. The Coriander Management team certainly have a passion for food and all traditional dishes are served with fresh ingredients, locally sourced where possible. A delicate blend of Northern Indian and Bangladeshi flavours combine to create a unique taste to tantalise and tease the taste buds. The menu offers an eclectic mix of traditional dishes as well as the chef ’s recommendations and I was invited to taste and review just some of the delights on the menu. I decided to try the owner, Mr Islam, recommendations and my taste 80

buds were filled with delicious anticipation. The starter was the Coriander Platter, served to look much too pretty to eat: Traditional deep fried crisp Onion Bhaji, Ajwani Salmon which is fresh Scottish Salmon char grilled in the tandoor with lemon juice, ginger and carom seeds, Sheek Kebab, tender baby Lamb chops marinated and cooked in the classic style and Chicken Tikka. Next from the menu was the sizzling hot and spicy main course: Passanda Nawabi, marinated lamb pieces cooked in cream and delicate herbs which I am told is a Kashmiri recipe. Noorjahani Chicken, a well balanced dish cooked to perfection in a sauce consisting of yoghurt, tomato, garlic, ginger and a unique blend of spices Misti Lao Bhaji which is sweet pumpkin and Peshwari Nan which is a traditional recipe where the nan is stuffed with a tasty combo of sultanas, cinnamon, apple and almond
flavours, all served to perfection in temperature and taste. You really are spoilt for choice from this vast menu and extensive wine list and the waiter service is attentive and
second to none. For its relaxed and welcoming atmosphere to its stunningly high quality food and value for money, The Coriander is a revelation for the taste buds and I would advise anyone to treat them. AND you have seven branches to choose from, Amersham, Ware, Buckhurst Hill, Woodford, Vauxhall and Westcombe Park. But I will be returning to 58 – 60 The Parade, Bourne End, Buckinghamshire SL8 5SS which is located a few miles past Wooburn Green Village, to view the splendour of the Buckinghamshire countryside and dine in heaven. www.thecoriander.com Tel: 01628 523835

DESTINATION
I
magine waking up, drawing back the curtains to reveal blue skies and knowing that, after a hearty breakfast, you can enjoy a round of golf in the sun on a well-kept course that easily matches top European standards? And wouldn’t it be good to know that the next day, you can enjoy it all again? Turkey is a relatively young golfing destination, but although young, it has now firmly established itself as a ‘go-to’ place for keen golfers of all abilities. Drawing on the expertise of the world’s top names in golf-course design – Faldo, Montgomerie, Feherty – a number of excellent golfing tests have been established right here under the warm Mediterranean sun. The following pages provide details of Turkey’s finest golf courses, located in and around the thriving resort of Belek. We have also described some of the best hotels in Belek and can offer unrivalled, great-value packages for golfers and indeed, non-golfers, featuring these hotels. With fifteen courses to 82

choose from, you can have a different golfing challenge every day and then relax in first-class accommodation. So take a look at the following pages, then give us a call and let our staff help you choose your perfect golfing break. We’ll be delighted to hear from you. BELEK: GOLF, AND MUCH, MUCH MORE!
A thriving tourist town in beautiful Antalya Province, Belek has now firmly established itself as Turkey’s unrivalled ‘Capital of Golf.’ On the following pages, you’ll find a brief summary of all fifteen of Belek’s courses, waiting to challenge your golfing skills, followed by detailed descriptions of our pick of the very best courses in the area. Add in some truly excellent hotels with every facility that a discerning holidaymaker could possibly want and you have the basis for a perfect golfing break. But it’s not all about golf: if you’re looking for relaxation between rounds, or are travelling with a non-golfing partner, this is an area that has plenty to offer
away from the greens and tees. First and foremost, Belek and its surroundings are justifiably renowned for their clean, ‘Blue Flag’ beaches. Where better to stretch out under the sun, close your eyes and dream about that next perfect round of golf? And if you fancy a spot of sightseeing during your trip, here are a few ideas to whet your appetite: • A day trip to Aspendos will
transport you back 2,000 years. As you sit in the vast well-preserved theatre, you can shiver at the thought of the gladiatorial slaughter that took place here… • Kurşunlu Waterfall is a beautiful place for a walk or a picnic. Here, a tributary of the Aksu river plummets through the lush greenery, inhabited by dozens of species of birds • The Belek Tolerance Garden represents the coming together of three religions, combining a mosque, church and synagogue. It is the only place outside Jerusalem to embrace three religions in one location Whatever mix of golf, relaxation and sightseeing you’re looking for, you’ll surely find it here. A warm welcome to Belek, Turkey’s Capital of Golf! Based in Chalfont St Peter, your local travel agent, enjoyholidays, can advise you on some wonderful holidays on the Tuscan Riviera and elsewhere. Call Ronnie Findlay, Managing Director, and his team on 01753 885272 and find out about the latest offers.

QUALITY CAR BODY REPAIRS OFTEN LESS THAN YOUR INSURANCE EXCESS!
D
entfix Repair Centre on the Reed Industrial Estate at Amersham is using ground-breaking new technology which is revolutionising the auto repair business. Now within 24 hours of damaging a vehicle’s bodywork or interior fittings Dentfix can have the car back looking as good as new. Even the more challenging repairs can be fixed within 48 hours says the man behind the wheel of Dentfix John Chatto. Dentfix is a family-run business set up in 2000, and its flexibility means that it can give customers the option of either having smaller repairs carried out at home or the workplace by utilising its fleet of mobile vans. Alternatively the more complex jobs can be carried out at the state-of-the-art Repair Centre where there is also a ‘while you wait’ service on Saturday mornings. The company specialises in dent repairs, alloy wheel refurbishments and scuffs, bumper repairs and smaller minor scuffs and dents which not only look unsightly but also reduces the vehicle’s resale value. Good news for customers is the fact that repairs are cheaper as the company’s major investment in this new innovative technical equipment means that it has shortened the time the vehicle has to be in the repair centre. This approach is also benefitting the environment due to the fact that the car’s damaged parts are being repaired rather than being replaced. John said: “The traditional way of repairing bodywork involved a lengthy process as the vehicle progressed through the bodyshop. Now thanks to our state of the art equipment, our highly trained multi-skilled technicians are responsible for each job from start to finish in a fraction of the time.” All the work comes with a complete peace of mind guarantee with a further insurance due to the fact that the company is a

member of the Vehicle Builder Repair Association (VBRA) and is registered with the Office of Fair Trading. When Dentfix is contacted by a customer, an estimator can either make a home visit to give a price for the repair or the vehicle can be taken to the Amersham repair centre. People can also email pictures of the damage. Once the go ahead is given the vehicle can be collected if required from a customer’s home or work place and delivered back on completion of the repair. “Most people find it very stressful when they are dealing direct with insurance companies. In most cases our customers are pleasantly surprised when they realise that our repairs are often less than their insurance excess so they do not have to claim,” added John. Local high profile dealerships are using Dentfix and its innovative repairs process for their vehicles. Lease car owners are also using the repair centre to avoid incurring costly lease management fines when the vehicle is due to be returned. “We firmly believe that it is our job to take the hassle out of repairing vehicles and this seems to be working as can be seen by our many loyal customers who regularly recommend our work to their family and friends.” Dentfix, Unit 8, Reed Industrial Estate, 28 Plantation Road, Amersham HP6 6HJ. New Homes Office often sells off-plan for developers. “It gives the buyer a brilliant chance to choose the items that are really expensive to change like kitchens, bathrooms and tiling to floors and walls, so we always encourage buyers to get in early” says Lance Trendall MD of the New Homes Office. He goes on to explain that it is not just the buyer who benefits “As banks have tightened up their lending criteria the sooner a builder can sign a contract on a sale, the sooner he can get funding to buy more land, which might help him build more homes each year and add significantly to his profits”. This insight is no surprise because The Land Office which sells land to developers is a sister company to New Homes Office. Lance showed examples of the homes recently sold off-plan and they ranged from new semis to a mansion in
excess of £4M, evidence to show this is happening across the whole market. If you are watching a new home being built, are interested and waiting for it to come on the market, the New Homes Office wants to help you. “Contact us and we can contact the developer and see if we can help you buy off-plan”. Fore more information about the delights of new homes and energy saving features like ‘ground source heating’ and how some NASA developments have been incorporated in insulating materials – give New Homes Office a ring on 01582 461581 or visit them at www.newhomesoffice.co.uk and register for the new homes they have got in the pipeline.

Good news for buyers & builders! We specialise in the sale of new homes and are often able to sell off-plan to give buyers a chance to personalise their dream home while the builder de-risks his development earlier so he can buy another site sooner – everyone benefits from this win-win deal.
