Conveyancing fraud

How to protect yourself when buying or selling your home

Criminals are actively targeting people buying or selling a property with the sole aim of tricking you into transferring deposit funds, or in some cases, the balance of purchase monies.

Like many digital scams, criminal activity has become highly sophisticated and nearly always involves the criminal pretending to be your conveyancing solicitor to con you into providing payment into an account they control.

How does a conveyancing scam normally work?

Conveyancing scams normally happen via email. Typical fraud signs in the email include spelling mistakes, and often a change of salutation - for example the fraudster may address you as sir/madam rather than by your name.

The email address can often be a giveaway, and this should be checked before replying. Scam email addresses will invariably include the firm’s name but pay attention to the information after the @ symbol.

What can I do to protect myself from conveyancing fraud?

1. Beware of changes to payment details

- Solicitors rarely change their bank details. If you receive an email stating a change in bank details, call a published telephone number from your solicitors website to ask.

2. Transfer a small amount of funds firstCall your solicitor in advance of making any money transactions – if in doubt, transfer a small amount of money to check receipt before transferring larger sums.

3. Set strong and separate passwords for your accounts - A strong password comprises random words, numbers and symbols.

4. Avoid posting on social platforms about buying or selling your home - Criminals monitor social media platforms to build information on anyone buying or selling their home.

5. Avoid using unprotected wi-fi systems to check emails – Avoid using any public wi-fi system to check progress of your purchase/sale.

To buy or sell your home safely, contact Kidd Rapinet’s residental conveyancing team for advice and support.

Make your plans happen in 2023… BUT BE AWARE OF THE RISKS

As you approach the end of 2022, you may already be starting to make plans for next year. Maybe you’d like to do some major home improvements, help with your own mortgage repayments, or pay off other debts? Perhaps you’d like to help your children or grandchildren by providing a living inheritance in 2023? Equity release is a popular alternative to selling your property or re-mortgaging, for people who wish to free up some tax-free cash and remain in their own home. Martina Razaq, B P Collins LLP’s residential property partner, explores the options and risks involved.

The most common scheme is an equity release mortgage, which releases a capital sum. Instead of paying monthly interest as with a standard mortgage, interest generally accrues over the mortgage term and is added to the sum owing at the end. Subject to the terms of the equity release mortgage, the individual can usually live at the property as their main residence for as long as their health permits.

Another option is a Home Reversion Plan, which enables you to receive some or all of the value of your home, but only if you continue to live in the property. This type of scheme requires you to sell part, or all of your property, usually, at less than its market value in return for a tax-free lump sum,

regular income or both. The company that buys your home will provide a lifetime lease allowing you to live in the property for the remainder of your life without having to pay monthly rent.

Seek legal advice

A good lawyer should always ensure you understand the possible risks associated with either of the above options. For example, B P Collins LLP will make you aware that the equity release may impact on your pension and means tested benefits and review the small print so you’re fully aware of how the equity will be paid off, either upon death or if moving into a care home.

It is also advisable for your beneficiaries to be informed about how their inheritance may be affected. For example, the interest accrued on £100,000 over ten years, means that there may not be much value left in your home to pass on to your loved ones after this has been repaid.

It is also important to remember, like any mortgage, that the lender will need to consent to any alterations or works carried out to the property and that the lender will have a first legal charge over the property meaning they will be able to sell the property if the terms of the equity mortgage are breached and you may ultimately lose your home.

What To Do If You Cannot Find a Deceased’s Will?

Normally, when someone passes away, their loved ones are able to locate the deceased’s Will which will record how the deceased wants their assets to be dealt with. A deceased’s Will is all important as it determines how their assets are to be distributed and the same document will have appointed “executors” who are the persons entitled to and responsible for carrying out the deceased’s wishes as recorded in the Will and to deal with the administration of their estate.

Sometimes, it becomes apparent that the deceased’s Will has been misplaced or lost and it can be difficult for an executor to know where to start to try and locate it. Below, we consider the obvious places that an executor can consider looking as a starting point:

1. At the Family Home

The most obvious place to look for a deceased’s Will is at their home. Many people these days have a home office or a home safe and this would be a good starting point. Alternatively, consider where the deceased kept their financial paperwork in the home as this would also be a likely place for key documents to be stored.

2. Speak to Friends and Advisers

Another alternative is to speak to the deceased’s relatives, friends or professional advisers who may be able to shed light on the whereabouts of the deceased’s Will. If for example, the Will was prepared by the deceased’s solicitor, most firms normally retain the original Wills in secure archiving facilities.

3. Banks and building societies

Some people , particularly the older generation, choose to ask their banks and building societies to store Wills, especially if they have a safety deposit box with them or their property deeds are also held with the same organisation.

4. Contact the HM Courts and Tribunal Service (HMCTS) HMCTS retain a Will storage facility which they can search for you.

5. Law Society Gazette

Alter natively, you could place an Advert in the Law Society Gazette for any solicitors to come forward if they acted for the deceased in the preparation of the Will.

6.

Contact the National Will Register

You can also call the The National Will Register which holds records of over five million registered Wills, and they can conduct a Will search for you.

What if you still can’t find the Will?

If you have exhausted all of the searches above and the original Will is still cannot be found but is believed to exist, it may be possible to administer the estate by either using a copy and making an application to the Probate Registry. There is a strict legal procedure that needs to be followed any application made by the executor will need to be accompanied by an affidavit or witness statement, explaining the grounds for the application, the steps taken to find the original Will and any other evidence that an executor has which will support the existence of the will. Evidence will also need to be provided to show the following:

• Evidence that the Will existed after the deceased’s death.

• Evidence that the Will was correctly executed.

• Confirmation of the accuracy of the photocopy, dr aft or any other form of document recording the deceased’s testamentar y directions.

If the Probate Registry do not accept the application, then the Will will have to be administered in line with intestacy reals which provide a statutory framework for the administration of a deceased’s estate. It follows that these rules may not produce the deceased’s testamentary intentions and therefore it is especially important to ensure that when writing your Will, you take steps to ensure the Will is stored safely and that the executors are made aware of the location of the same.

If you are looking for legal advice in relation to any of the matters raised in this article, please do not hesitate to contact Sangita Manek on sam@blasermills.co.uk or call on 01494 770980.

The pheasant can then be cut into quarters, serving a section of breast and leg for each person. Serve over a couple of hearty spoonfuls of the lentil broth

Chefs Tip

The smaller female or hen bird has a more delicate flavour to that of the large male cock bird. The streaky bacon will lend moist protection to the very lean flesh.

New Cricket Centre to be built at Merchant Taylors’ School

Head Master, Simon Everson, and a small group of guests gathered to break ground ahead of the construction of the Julian Hill Cricket Centre, a wonderful new facility for the school and wider cricket community including Middlesex CCC (men’s) and Sunrisers (women’s) cricket teams. The new centre will have specified bowling lanes that will replicate the conditions for both spin and seam, a specialist fielding area, video analysis equipment, a viewing gallery and an events space.

Breaking ground alongside the Head Master were Duncan Eggar, Chairman of Governors, Amanda Hill, sister of Julian, whose gift of £1m to the project helped bring it to this point, and MTS Year 9 pupil and Middlesex U13 player, Rishi.

Other major donors to the project, school Governors, members of Middlesex CCC staff, representatives from Sports Clubhouses and Boom Construction, and the school’s project team who have driven the project on internally, were all present at the ceremony.

Christmas in Fulmer

So, without further ado, here are the top 6 things to do over the Christmas period at The Black Horse & The Farm Shop Fulmer.

1. Christmas Parties

The Christmas Parties at The Black Horse are second to none, with a whole host of areas for you to celebrate your events & socials.

If you’re looking for a warm, cosy atmosphere in front of log fires, The Cabin & The Lodge are the ones for you. Imagine faux fur throws and mahogany leather sofas that will have you feeling like you have transported to a country far away. These are firm favourites among The Black Horse community.

For a more intimate & unique dining experience, you can choose to dine in your own bubble dome, which seats up to 6 people. Each pod is heated to perfection, so you needn’t worry about getting cold whilst enjoying your meal outside!

For those who are after the tried & tested, how does a 17th Century Craftman’s Cottage sound? Lovingly refurbished and extended into a modern

pub & restaurant, the main restaurant at The Black Horse is the place for you.

All the dining experiences at The Black Horse in Fulmer are available to book throughout Christmas, including on Christmas Day, where there will be two sittings, one at 12-3pm & the other between 3-6pm. Please get in touch with the team to get booked in as they are filling up fast!

2. Christmas Meal Pre-Orders

BOB BOB RICARD, CITY

If it’s glamour you want, whether in Soho or in the City, Bob Bob Ricard is the perfect destination. The original Soho restaurant opened nearly 15 years ago, and was designed by David Collins Studio. Sister restaurant – Bob Bob Ricard City – opened nearly three years ago in the Leadenhall Building (aka ‘the cheesegrater’), and it retains all of the hallmark design and culinary features of Soho – including intimate booth dining, the signature French/British menus, and the now iconic ‘Press for Champagne’ button.

The City site has been designed by the flamboyant talent of Shayne Bradley, taking inspiration from the Royal Yacht Britannia and the modern-day super yachts. Every table has a booth, providing a sophisticated and intimate dining environment. There are also three private rooms, each seating up to 18 guests, with the full à la carte menu available for business or private dining.

From Caviar to Chicken Kyiv and Beef Wellington, the menus focus on luxury comfort food fit for any occasion. The intriguing range of signature French and English classic dishes reinvented with the finest ingredients also have a slight nod to eastern Europe. Other menu highlights include Chicken and Champagne pie; Lobster, crab and shrimp pelmeni; Truffle macaroni cheese; Châteaubriand; Salmon en croute with Champagne sauce; Steak tartare; Flaming crème brûlée flambéed at the table; and Tarte Tatin served with Calvados ice cream and caramel sauce.

THE DETAILS

Bob Bob Ricard City is open Tuesday-Saturday Noon-Midnight. (The restaurant will be closed from 25 December 2022 - 16 January 2023 inclusive) The Leadenhall Building, Level 3, 122 Leadenhall Street, London EC3V 4AB.

Luxe-for-less means that Champagne and wines are presented at remarkably reasonable prices. A decade ago, Bob Bob Ricard’s owner made the bold and customer-friendly initiative to cap mark-ups on fine wines at just £50, resulting in some of the best ‘bargains’ in the capital. Bob Bob Ricard is also the only restaurant endorsed by Château d’Yquem to serve their wine by the glass, and is responsible for selling 1% of the entire 1998 harvest. Champagne also features prominently at the restaurant, with more than 25 options available by the bottle, and nine by the glass.

Service is another crucial factor to Bob Bob Ricard’s enduring success. The front-of-house team mixes absolute professionalism with a friendly approach to its guests, always mindful that many customers are celebrating important occasions and keen to explore and enjoy the luxury treats on the menu

52 DECEMBER 2022 LOCAL
Bob Bob Ricard also serves more caviar than any other restaurant in the UK.

New ways to wear knitwear

Knitwear is no longer the reserve of itchy jumpers and gaudy prints.

Over the last few years, style icons like Katie Holmes have helped knitwear shed its stuffy reputation. Designers have also shown us just how versatile wool can be – still suitable for those days when you want to cosy up in something warm and fluffy, but also totally appropriate for a more risqué look.

Throughout 2020, our attitudes towards fashion have shifted – and many of these changes look like they’re here to stay. We’ve become less interested in constrictive ensembles and sky-high heels, instead choosing comfortable clothes that make us look and feel great – and this is where knitwear really fits in.

It’s perfect for colder weather, infinitely comfortable, and can be styled in a multitude of ways. If you’re looking to switch up your woollies, these are the best styles to try this season…

COLLARED TOPS

Who said knitwear couldn’t dip its toes into the athleisure trend? For a sportier take on woollies, brands like Lacoste and Ganni have been adding collars to knitted tops and jumpers.

This look also ties in with another big trend of the moment: Big Collar Energy. As so many of us have swapped offices for Zoom calls, we’ve adopted a ‘waist up’ approach to dressing. A supersized collar is the perfect way to do this – and it’s a look that takes inspiration from Princess Diana, whose fashion we’ve all become re-obsessed with lately, thanks to season four of The Crown.

46 JANUARY 2021 FASHION, HEALTH & BEAUTY
From preppy collars to knitted trousers, Prudence Wade picks out the coolest ways to wear wool this season.
68 DECEMBER 2022 FASHION, HEALTH & BEAUTY

To get in on the preppy look, pick a jumper, cardigan or slim-fit knitted top with a collar –either in the same colour or a contrasting design for extra impact.

SQUARE NECKLINES

For a modern take on knitwear, take a leaf out of Rosie Huntington-Whiteley’s book and opt for a square neckline. The model and businesswoman often wears a geometric neck, as it’s an easy way to make a knitted jumper look cutting edge.

It’s also a good opportunity to show off your favourite jewellery, so don’t forget to accessorise with a chunky necklace.

KNITTED TROUSERS

Luckily for anyone who can’t bear to leave the house in anything other than loungewear now, woollen trousers have exploded in popularity –and they’re just as comfy as your favourite pair of trackies.

To make knitted trousers appropriate for the outdoors, we recommend going all-in on a matching set. Team with a snazzy pair of trainers and a well tailored coat, and no one will clock you’re wearing glorified pyjamas.

FORM FITTING DRESSES

Woollen dresses don’t usually have the coolest of reputations, but they’ve had a serious image overhaul this season. Instead of shapeless, sacklike silhouettes, form-fitting knitted dresses have

been taking over Instagram.

This is the kind of outfit that suits any body type, and you can opt for as much or as little coverage as you feel comfortable with. We particularly like long-sleeved dresses with interesting necklines or open backs, making for an unexpected take on a classic knitted ensemble.

GRAPHIC PRINTS

Many of us fall into the trap of a winter wardrobe swathed in black. If you’re desperate to get a bit more colour into your life, it could be time to get in on the trend for geometric prints in knitwear.

This is all about jumpers and cardigans with graphic prints and bright colours. You can go all-in on the look with clashing colours and interesting patterns, or take a more low-key path and add the odd splash of lime green. Ultimately, it’s all about making knitwear bright and playful.

DEMI MOORE TURNS 60:

The actor’s most iconic style moments

In a career that’s spanned five decades, Demi Moore has delivered some powerful acting performances and become a style icon thanks to memorable fashion moments both on and off-screen.

The actor – who celebrates her 60th birthday on November 11 –signed to Elite Models as a teen, before taking acting classes and landing her first movie role at the age of just 19.

She went on to become one of half of the Nineties’ most famous Hollywood power couple, alongside husband Bruce Willis (the pair later divorced), and has had her fair share of movie hits and misses.

Here are some of Moore’s most iconic fashion and beauty moments from over the years…

ST ELMO’S FIRE

In the 1985 movie St Elmo’s Fire, Moore played the party girl in a group of recent university graduates –complete with Eighties-style dresses, oodles of jewellery and voluminous, crimped hair. While not well received by critics, the coming-of-age drama – which also starred Rob Lowe and Emilio Estevez – was a big box office success.

GHOST

Five years later, Moore landed a role in one of the biggest tearjerker films of all time, starring opposite Patrick Swayze in Ghost.

Playing artist Molly Jensen, Moore’s wardrobe consisted of boyish vests, shirts and dungarees, while her formerly long locks were chopped into a super-short crop – a look which daughter Tallulah used as inspiration for her own hair nearly 30 years later.

VANITY FAIR COVER

Wearing nothing but diamond jewellery, the seven months pregnant star was shot for the cover of Vanity Fair in 1991 by famed photographer Annie Leibovitz with the headline ‘More Demi Moore’.

Taken at the height of Moore’s fame, the controversial photo was widely parodied and discussed in the media, with some claiming it objectified the actor, while others seeing it as an empowering image.

G.I. JANE

In 1997, Moore embarked on a gruelling training regime to play the first woman to undergo Navy SEAL training in Ridley Scott’s G.I. Jane.

Bulking up for the role, Moore even shaved her long hair into a buzzcut on camera.

STRIPTEASE

Courting controversy again in 1996, Moore became the highestpaid film actress in Hollywood when she starred as an FBI secretary-turned-exotic dancer in black comedy Striptease.

Donning a series of skimpy outfits – including feathered lingerie and a sparkly string bikini – Moore was praised for her raunchy dance performances, but the film was panned by critics.

CHARLIE’S ANGELS

Moore made a return to the big screen in 2003 with Charlie’s Angels: Full Throttle.

Appearing opposite Cameron Diaz, Drew Barrymore and Lucy Liu in the action sequel, Moore memorably emerged from the sea in a tiny black bikini.

ROYAL WEDDING

Not long before the release of her bestselling memoir Inside Out, Moore surprised royal watchers in 2018 by attending the wedding of Princess Eugenie and Jack Brooksbank.

Moore – who is said to be a close friend of Eugenie’s mother, Sarah Ferguson – looked elegant in a maroon Stella McCartney dress with matching fascinator, heels and a pouch bag by Gabriella Hearst.

The best skincare combinations for GLOWING SKIN

NIACINAMIDE AND VITAMIN C

Shah-Desai also recommends combining niacinamide and vitamin C.

She describes both as “powerful” antioxidants, saying vitamin C can have “a whitening effect on pigmentation and dark spots”, while niacinamide “enhances the prevention of pigmentation, [and] improves the whitening effect on brown spots”.

Dr Sabrina™ Perfect 360 Eye Illuminate, £90

The world of skincare is a crowded one, and it can be difficult to know what ingredients will give you the best results.

If you really want your skincare routine to work hard, it’s all about choosing the right combinations. “Combining ingredients means you can simultaneously treat and protect at the same time. This in turn can increase the effectiveness, which will then deliver greater and faster results,” explains aesthetic oculoplastic surgeon Dr Sabrina Shah-Desai (drsabrina.co.uk).

“Combining ingredients increases the effectiveness of the ingredient – certain ingredients work very well together, which gives enhanced results.”

Whether you layer individual ingredients or choose an all-in-one is up to you. However, ShahDesai urges you to make sure “the formulations are compatible and do not negate each other or irritate or aggravate skin”.

Plus, pre-formulated products have a few extra benefits. “Some people prefer products that have combined ingredients as they are easier to incorporate in a regime, do not negate each other and are sustainably packaged,” she adds. “Remember that using too many products can actually damage the moisture barrier and or cause other skin conditions (such as inflammation, redness and blemishes).”

If you’re looking to boost the effectiveness of your skincare routine, these ingredient combinations are a match made in heaven…

NIACINAMIDE AND SALICYLIC ACID

“Both of these ingredients have anti-ageing and anti-acne effects,” says Shah-Desai. GP and aesthetician Dr Ahmed El Muntasar (theaestheticsdoctor. com) also loves this combination.

“The salicylic acid, which is a chemical exfoliant, helps to get rid of any spots (whiteheads, blackheads) and gets rid of the top epidermis,” he says. “Then the niacinamide comes in and hydrates and nourishes the skin underneath, so it doesn’t get irritated.”

e.l.f. SKIN Blemish Breakthrough Triple-Acid Resurfacing Serum, £14; Skin Proud Rise and Defend Kombucha Face Wash, £12.95

VITAMIN C AND VITAMIN E

If you’ve got products with vitamin C and E but you’re not layering them up, you could be missing a trick.

“When combined together, vitamin C and E enhance the effects of each other and give fantastic results,” explains Shah-Desai.

“When applied topically, vitamin C is a powerful skin booster. It improves the appearance of your skin by reducing fine lines and wrinkles, repairs damage done by UV rays, stabilises collagen and gives dull skin a luminous glow. Vitamin E is a fat-soluble antioxidant that has anti-inflammatory

properties, and combats free radical damage by preventing oxidative damage to cells.”

Wild Science Lab Juice Boost Brightening Serum, £38; Cetaphil Rich Night Cream, £5.32 (was £7.99), Superdrug

RETINOL AND HYALURONIC ACID OR PEPTIDES

Retinol is a powerful ingredient beloved by beauty buffs for reducing the appearance of fine lines, but it also comes with its issues – namely, the dreaded ‘retinol uglies’, when your skin reacts negatively to the product. Potential side effects of retinol include “redness, irritation and dry skin”, says Shah-Desai.

That’s why she likes layering hers with hyaluronic acid, saying it “helps to lessen the potential side effects of retinol… Hyaluronic acid is renowned for its ability to hydrate the skin, it

helps the skin hold onto water, which hydrates the outer layers of the skin.”

To combat the potential side effects of retinol, Muntsara recommends applying a peptide on top. “Retinoids help shed off the top dead layer of the skin, and then what the peptide will do is repair the skin underneath, helping to maintain a nice, healthy skin barrier,” he says.

Dr. Brandt Triple Active Retinol Overnight Renewal Cream, £59; Lacura Multi-Peptide Moisturiser, £6.99, Aldi; Q+A Hyaluronic Acid Facial Serum, £6.50, Sephora

“Retinoids help shed off the top dead layer of the skin, and then what the peptide will do is repair the skin underneath”

SPF AND VITAMIN C

Applying vitamin C before SPF in the morning is a genius idea, according to Shah-Desai, as it “will help protect the skin from UV damage and free radical damage.

“Vitamin C helps to reduce fine lines and wrinkles, slows down skin ageing and reduces the appearance of brown spots.” The order is important here – make sure you apply vitamin C first, “to get the best benefits of these products combined”, she says. Muntasar is also a fan of this combination, saying: “Vitamin C gives you that daytime brightness and antioxidants for a nice glow, then the SPF on top of it protects your skin. There is some research that potentially shows that a good quality vitamin C oil might make your SPF work even better.”

Focus - Men’s Health

Are You Heading For Burnout?

Research shows that up to 35% of men experience burnout. Yet, when compared to women, less than half reach out for help. So, when does stress tip over into burnout? What are the signs to look out for? And what can men do to avoid hitting the burnout wall? Kate Kirrane, Founder asked the experts at Seed to share their top tips.

Last year, the World Health Organization upgraded its definition of burnout to “chronic workplace stress that has not been successfully managed.” Yet, burnout doesn’t just ‘happen’… it is often the wall that people crash into when they don’t heed the warning signs.

Said Elizabeth O’Neill, Seed’s Holistic Health Coach, “Actually, burnout isn’t always work related - it can be due to a stressful life event such as illness, divorce or caring for a loved one. Here are my 3 red flags and ways to overcome them:”

1. Disrupted sleep cycles –- Support your sleep with supplements such as magnesium; get off screens an hour before bed; download a meditation app to help calm the mind

2. Detached, irritable and withdrawn – Spend more time with people you love and engage in activities you enjoy

3. Fatigue / Exhaustion – Set boundaries to achieve better work life balance. Ie don’t answer emails and phone calls before and after specific times of day.

Suzy Malhotra, Seed’s Career & Resilience Coach, uses practical, evidence- based methods such as the 5 Pillars of Resilience to measure where her clients are on the burnout spectrum.

Said Suzy, “I love to use a car as a metaphor to help identify where focus is required as follows:”

1. Energy – Without fuel, you can’t go anywhere!

2. Future Focus – Your internal sat nav – what is your direction?

3. Inner Drive - Why you are making that journey?

4. Flexible Thinking – If there’s a road block or diversion, how can you change course?

5. Strong Relationships – Think about who is on that journey with you

Research around work recovery shows it’s imperative to detach from thoughts of work when the work day is done.

Said Sue Solomou, Rapid Transformational Therapist, ‘Ruminating about work problems keeps stress going and magnifies false beliefs through constant replay.”

1. Remember that our thoughts are not necessarily real

2. Aim to observe the thought rather than react to it

3. When the thought appears, rather than say “I can’t handle this,” tell yourself, “It’s just a thought.

I CAN handle this because I have good coping skills.”

AW Interior Colour Trends 22

As autumn gets into full swing, the colours we’re pulled towards to build ourselves habitats that make us feel safe, cocooned and calm echo what we can see on the outside (in keeping with the vogue for the allnatural), but with a luxe twist.

With the countdown towards winter marching on, everything seems a bit more difficult. Getting used to, again, the darkness, the drizzle and the dropping temperatures. Let your home shoulder some of the wish-it-was-warmer burden and embrace what the season is offering – a palette of exquisitely rich indulgence, which brings glorious visual warmth to even the frostiest of days.

A WARM WELCOME

Sometimes it’s hard to really appreciate the beauty of autumn as the reality that summer’s gone sinks in. The glory of changing leaves on trees appreciated only for fleeting moments, curtains drawn across intense night skies, the odd splash

of sunlight rushed past in a hurry to seek shelter. These dark, rustic shades may seem a little glum when glanced at but complied into an interiors scheme the result is utterly sumptuous.

GOLDEN BROWN

From the spicy paprika, chilli and cinnamon tones speckled across exhibitions at this year’s directional Salone del Mobile furniture fair, to the reds making their way into the spotlight balanced by flashes of deepest blue, green, and golden ochres, these

312 DECEMBER 2022 HOUSE & GARDEN
HOUSE & GARDEN 84 DECEMBER 2022
“These dark, rustic shades may seem a little glum when glanced at but complied into an interiors scheme the result is utterly sumptuous”

colours are the furniture equivalent of a warming mug of chocolate. Rich, luxurious, and just want you need after a wrapped-in-a-scarf walk, cold commute or snow-tipped trip.

RETRO AND RUSTIC

Translating these autumnal hues into something you want to invite indoors is all about materials. This season, we’re looking to the 1970s for inspiration as we are (re)teaming autumn’s lush colouring with similarly luscious finishes – think lashings of velvet for upholstery, and high-shine for hard pieces, the overtly decadent feel balanced by the organic, warm tones. In our collection of

designer sofas and modern chairs, the combination of earthy, natural shades and tactile fabrics says two things: dive right in and bring a blanket, while glossy tables, contemporary storage pieces and statement lights nod to alluring retro 70s glam.

WARMTH BEFORE WINTER

As standalone pieces, the burgundy, red and ochre designs make a bold statement. Sensual. Opulent. Hot hot hot. Place them in pairs and larger groups, and soon you’ll forget that such seasonal photogenic beauty comes with a fall in temperatures – you won’t even mind. Upholstered designs wrap around you, ready to share their anti-winter cosiness, while full on gloss reflects light around the room, adding a flash of energy to the space and reminding us it is ok to venture out. But definitely come back in here soon.

The Art Of Designing Houses

Nestled in a leafy village, this plot in a quiet conservation area was the perfect place to build a beautiful, luxurious home.

Designed in collaboration with our client to be an ‘arts and crafts’ style, this elegant house presents an extremely impressive appearance which also blends harmoniously with the style of neighbouring properties. Warm red brick and decorative tile detailing highlight the traditional elements of this style, and a porch entrance with a cream stone archway beneath a central gable, elevate the look. A private gated driveway and beautifully landscaped lawns with mature trees create an impressive frontage to the home.

Internally, the property has been arranged over four floors to provide living on a luxurious scale. A triple-height open-well staircase welcomes you into the house making a striking statement, before leading through to the rest of the home which has been designed for spacious open-plan living and includes a gym, spa, entertainments room and cocktail lounge.

An elegant home for our client to live, work and entertain in style.

A Practical & Luxurious Space

After a visit to the Marlow Poggenpohl studio, the owners of this fabulous home fell in love with the dark and striking kitchen on display and wanted it replicated in their home.

This particular design, the +MODO, has become synonymous with the luxury German kitchen brand, with many others trying to re-create it over the years. But there’s nothing quite like the real thing. The vast island has thick worktops and open trays that create a stylish centre piece, while also connecting the kitchen to the sitting and dining areas of the large open plan part of this home.

Wanting to create a space that was practical yet still luxurious and blended in with the interior furniture, the clients chose units in Aluminium Champagne on the back wall which include a wine storage unit, integrated fridge and freezer, ovens and most interestingly a +STAGE unit. This uses pocket doors to hide away a large working cabinet - akin to a walk in wardrobe. When not in use, the Champagne door fronts are pulled across giving a seamless aesthetic, but when opened, reveal a ‘Breakfast Station’ complete with toaster, kettle, coffee machine and all the normal breakfast paraphernalia. Those with busy lives can then shut the doors and not worry about the mess behind them, leaving a pristine kitchen for surprise visitors!

A working area within the kitchen is hidden slightly from view around the corner and consists of the kitchen sink with cabinets in Dark Oak Veneer and Caesarstone Vanilla Noir worktops, while the island is finished with Soft Black Matt with Dark Oak Veneer trays. Completing the look is a splashback in Antique Bronze Mirror to compliment the Champagne Finish.

INDOOR SWIMMING A WORTHY INVESTMENT

When the Baker family initially approached Origin, they were interested in covering an existing outdoor pool. The family had been in discussion for some time, deciding whether or not the outdoor pool was worthy of undertaking as a project.

“We originally had an outdoor pool which was here when we bought the house, it was in a completely different position from where the indoor pool is now, away from the house and further away than was desirable. We knew we were going to stay at the house for at least another 10 years so, to us, an indoor pool was worth the investment.”

Once the Baker family had settled on the idea of an indoor swimming pool, they reached back out to Origin and the planning began. “We knew Origin did it all and after seeing some of their excellent recently completed projects, we decided

to go for it. With the original outdoor pool, we found it such a task having to ‘prepare’ it for the summer months and expensive to run as well even though we had taken the necessary precautions with a pool cover etc… With an indoor pool it’s a temperature controlled environment and the pool is protected by the building, making it instantly ready for spontaneous swims and family parties!”

THE BUDGET

The Baker family had done their research and had a strong idea of what their dream pool house would entail. Keeping in mind the budget the Baker family had put forward, it was Origin’s job to deliver a design that captured every element they wanted. As an active family, they longed for an athome gym. Origin kept this in mind and designed additional multifunctional space, separate from the swimming pool that could be used as a gym or potentially turned into an office in the future.

HOUSE & GARDEN 90 DECEMBER 2022

“Origin was great at keeping in mind the limits we had set and we loved working with a company that took our budget seriously and offered plenty of thoughtful and realistic suggestions throughout the whole process”

THE BENEFITS

“The biggest benefit of the indoor pool is definitely being able to swim all year round. It’s invaluable for us, we use the pool house every day and not just for swimming. Someone is always in the gym or relaxing in the lounge area.” In order to enhance the family’s enjoyment of their garden, Origin centralised the Baker family’s key activities. Origin chose a new area of the garden off to the side of the main house for the pool house, keeping it close enough for connectivity and in a position where you can look out over the garden vista and enjoy the space.

“We loved the idea of an indoor pool as another space for entertaining, we like to have friends and family over for dinner and BBQs in the summer. The pool house works as a social hub, it’s the space everyone congregates around!”

WHY ORIGIN?

“It was clear from the beginning Origin had earned their credentials as the indoor pool experts, our visits to completed projects confirmed this and made us feel comfortable and confident we were in safe hands. Origin consistently kept us up to date throughout the whole process, we’d have regular meetings to choose finishes which helped us make decisions quickly and move things along smoothly. We were very pleased with the quality of the products offered and the guys that came to work here during the construction process were very knowledgeable and helpful.

Origin excelled at communication throughout this process which is such an important skill for a company to master, especially when you’re entrusting them with a big project like ours. Everyone on site and in the office was approachable, we felt like we could talk to anyone and our questions would be heard. Even when it came to the snagging process, everything was sorted really promptly and to a high standard.”

“Origin know how to create something new in an existing setting and blend all the things you don’t think about like pathways, levels, views, security, and desired routes into the finished article so that it appears like it’s always been there at the end of the project – now that’s impressive”

Not Your Usual Estate Agency

Two Buckinghamshire female entrepreneurs going it alone to sell homes in a discerningly different way…

When you think of Estate Agents the image of Gemma and Victoria probably wouldn’t spring to mind as Mr and Mrs Clarke is not your usual Estate Agency. The antithesis of slick suited ‘salespeople’, these women are Partners in a new breed of agency, the type of agency where the emphasis is on exceptional service, and nothing is too much trouble - imagine if Waitrose or John Lewis sold houses!

Born out of a trail of underwhelming experiences and a determination to do things differently, THE ‘Mr and Mrs Clarke’ set out to launch an estate agency that would be known for its discerningly different approach - one that focused on the client and their home to create an enjoyable experience.

“Selling your home shouldn’t feel like a soulless transaction. Our homes are one of the most personal things we own - they are part of our life – so the experience should be as bespoke as the home.”

Gemma said: “I live right in the middle of town and you may have seen me out and about, doing the school run, walking my beloved dog through the park or having coffee with my girlfriends. As well as loving Marlow, I have a passion for

property. I have worked in the Property Industry in London and recently left a top position in a Marlow High Street Estate Agents where I covered both Marlow and Henley for over 12 years.”

Victoria said: “I’m so excited to be able to bring the Mr and Mrs Clarke brand to Beaconsfield. For me, being part of Mr and Mrs Clarke isn’t just about selling houses, it’s about curating and marketing a lifestyle within the home to the right audience to achieve the best price. I live just outside town in Penn with my husband, two children and our ageing Cocker Spaniel - l love the flexibility it gives us to enjoy the open countryside and still pop into town for a coffee or cocktail!”

“Achieving the best possible price for the homes we list and delivering a standout service to our clients comes naturally – it’s just what we do!”

Going beyond the Rightmove and Zoopla listings, Mr and Mrs Clarke has honed its craft like no other Agency. Dubbed ‘the Instagram Agency’ by The Times, these Agents come with expert skills in advertising, PR, design and social media to create stand-out marketing campaigns for your home across multiple channels.

Now selling homes across Marlow, Beaconsfield and the surrounding areas, if you’d like to give your home the Mr and Mrs Clarke touch, visit www.mrandmrsclarke.com to get in touch with Gemma (Marlow) or Victoria (Beaconsfield) and arrange a coffee and a chat. Trend alert: Wild Woodland Christmas

GO BIG

This Christmas it’s all about the big bauble! Statement decorations are a fabulous way to bring this look to life and the beauty of oversized baubles is you don’t need huge amounts to make an impact. Mix a range of textures and finishes such as matte and metallic and include a dopamine dressing pop of vibrant green for a fresh contemporary feel.

Cosy, rustic, contemporary and charming – just a few ways to sum up one of the season’s biggest Christmas decorating trends according to leading online homewares destination, Wayfair - introducing Wild Woodland.

Embracing an abundance of natural fresh and dried foliage, a colour palette of tonal greens, earthy neutrals and touches of frosty snowy whites come together to create a soothing and enchanting look.

Calling on the principles of biophilic design, Wild Woodland is inspired by nature, connecting us to the outside world even in the cold depths of winter.

Wayfair’s Resident Style Advisor, Nadia McCowan Hill explains – “The trend captures the essence of woodland charm, but its overall simplicity displays how easy it can be to give your home a harmonious festive makeover. Incorporating greenery into decorating schemes will instantly lift a room, but the complimentary tones in this look of comforting oatmeal, verdant greens and pale woods help foliage displays take centre stage.”

ENCHANTING TABLESCAPES

Laying the table for Christmas lunch transforms an everyday dining table into an inspiring setting to enjoy a day of festivities with your guests and gives you the opportunity to get creative. A beautiful tablescape can be achieved with just a few additions and doesn’t need to break the bank.

Firstly, a tablecloth will add character and protect your table from spillages. Existing plain cream or white dinnerware is perfect as a base layer, add a smaller plate in tonal green for appetisers to give your set up an air of occasion.

To recreate the wild woodland look, place pastel green candles for height and a cosy glow. A mix of fresh green and white moss looks magical when paired together as a showstopping natural centerpiece.

The beauty of this look is it’s easy to weave into lots of areas. A hallway console table is the idea spot to create a botanical display, with an assortment of vases, bottles and glass jugs in soft greens, clear glass and rusty browns. Fill with a mix

of dried flowers and foraged wild seasonal blooms. A charming hanging bag calendar doubles up as a decorative piece and re-useable advent calendar. Fill it with little surprises and little luxuries, from hot chocolate, hand cream to treats for your pet, the contents can be totally tailored to cater for every member of the family

INSIDE OUT

Our outdoor spaces can often be forgotten about outside of the spring summer months, but on a bright, dry December day, they can provide the ideal spot for a simple festive set up. The colour palette of Wild Woodland makes it naturally suited to the garden. Give a garden bench a cosy makeover with a selection of cushions and throws for a comfy spot to enjoy a warming cuppa in the fresh air.

How Quality and Loyalty are INSEPARABLE TWINS

Steve Clark is the customer every business wants. Ten years ago he bought a range of soffits, fascias and guttering from Castle Glass for his house in Chalfont St Peter. He was immediately thrilled with the quality of the finish and recommended Castle Glass to neighbours.

Now he has moved to another house in the same village he has invited Castle Glass back and this time ordered 12 flatsash aluminium windows, several doors (bi-fold, sliding, French and a composite front door) as well as guttering, downpipes and a substantial 4m x 2m roof light. “It’s because of the quality,” he enthuses. “Castle Glass take the trouble to get it right first time and then it lasts and lasts. Their workmanship saves me money”.

It’s hard to disagree. For instance, the continuous-rolled aluminium guttering (no joins) is powder-coated to give an exact colour match with the window frames. It delivers a consistent colour effect that is very pleasing to the eye.

But as well as the work quality, the work process too is seamless. “I’m having some building work done at the same time”, says Steve, “and Castle Glass have got on really well with the builders

and dovetailed their activities so that their work is complementary. You wouldn’t believe how calm the atmosphere is”.

Steve always does his homework before appointing suppliers. He discovered that Castle Glass, a family business, retain their staff for a very long time. This impressed him greatly. “You only get high quality when craftsmen have a long-term stake in their work,” he smiles. “Castle Glass find the right people, train them well and then hang onto them. They’re a company that works, in all senses of the phrase.”

Gerry Castle, owner of Castle Glass, is grateful for Steve’s loyalty. But, he says, it’s not unusual: “My son, Bryan, is the installation team leader. He treats every customer as though they are the most important ever. That’s why they come back to us time and again.”

The last word goes to Steve Clark. “Castle Glass do a quality job. They deserve my loyalty. I wouldn’t use anyone else.”

A Natural Escape

Imagine spending your days outside enjoying the fresh air. Now picture being in a bespoke hut, built and clad in warm and characterful reclaimed timber.

The wood is 100-years-old and each batten has a unique story to tell. Instead of creating a barrier to the elements, the hut works in harmony to connect you with nature. There’s a wood-burning stove keeping you warm. Looking around you see ample room for comfortable seating, a desk, gym equipment, a drum kit or even a bar. The space can be enclosed by canvas windows, you roll them up, you stop, breathe, and take in your surroundings. You’re home and this is the Firehut experience.

Firehut was born from our love and passion for outdoor living. We built the first ever Firehut at our family home and it has become a real haven for us. We’ve used it more than we could ever have imagined. If you need a multifunctional space, but

don’t have the time or budget to expand your home, then consider installing a luxury outdoor Firehut. You won’t require planning permission and its versatile nature means the space can be used 365 days of the year. Take it from a home office during the day, to a yoga space in the afternoon, then an outdoor cinema room in the evening. Even as the temperature cools and the seasons change, you can draw down the canvas windows, light the stove and escape.

Handcrafted in the UK, the Firehut features distinctive reclaimed timber on the exterior. Internally it is clad in prime salvaged century-old wood, further enhancing the characterful design. The materials are sourced from old barns we have bought and dismantled, stately homes, period properties, docks and pontoons, mooring posts, various marinas and sea fronts, lock gates, church flooring and even a disused submarine base.

Firehut can be a base to launch your start-up, or a space to practise your hobbies and hone new skills. Ideal for young families that require room for their children to safely play outside; when they grow older it becomes a den where they can be with their friends. The Firehut is perfect for big or intimate outdoor gatherings. Designed to meet the needs of all, uniquely tailored to you.

Contact us to see how we can make your bespoke Firehut a reality.

Ideas to create a naturally cosy home this winter

The cost of living crisis is looming large, and with energy bills set to soar, this winter rare-breed and natural sheepskin specialists Jord Home are here to help savvy homeowners reduce their energy bills by using warming textures to create a naturally cosy home this winter.

Every room feels cosier with a sheepskin. Jord Home hand-pick only the finest rare breed and sheepskins which are irresistibly soft and naturally warming.

Carefully selected neutral tones these special sheepskins create a relaxed, scandi-style that will make a home feel warmer this winter.

The choice of Instagram influencers and boutique hoteliers, not only are Jord Home’s natural sheepskins stunning to look at, placed over benches, chairs and sofas they instantly add comfort and warmth to seating and for a look that feels relaxed, cosy and welcoming.

Sheepskins layered over carpets or flooring add softness underfoot and keep the cold from creeping in. And there’s no need to just have one, mixing textures and colours creates interest and extra warmth.

And unlike synthetic sheepskins found on the

high street, Jord Home’s sheepskins are strokeably soft, naturally warm and ethically sourced.

Available in various sizes and natural shades

Thick, lustrous and naturally warm, Jord Home’s sustainable sourced Reindeer hides are the ultimate in cosy interior decor. Snuggle up to them on the sofa or lay them over bed linen for a timeless Nordic aesthetic that will keep the cold at bay.

Used for centuries to keep homes warm, a well chosen rug will instantly transform the feel of a room from cool to cosy.

Jord Home’s natural rugs are handwoven on a traditional wooden loom, using a centuries-old weaving practice and because they are a flat weave, they are double-sided so you can turn the rugs for longevity - making them a great investment for keeping homes cosier.

Versatile and ideal for extra layering when the temperatures fall, a home can never have too many blankets. Jord Home’s pure merino wool blankets are woven in one of the UK’s last remaining heritage mills. Woven in British wool they are naturally warm to the touch and long-lasting. Snuggle up under them now for warmth, then use them for picnics come summer.

How to create the perfect kitchen for entertaining this Christmas

“G

etting the right kitchen design for entertaining at Christmas requires forward planning to ensure your layout is perfectly placed. When thinking about key features and small details alike, it’s best to consider how you’d use the space, as this will help to inform your design.

“Remember, a kitchen is for life, not just for Christmas, so it’s important to ensure that the space meets your needs all year round, as well as during the festive season. If you’re a regular host, consider how you may like to use your kitchen for dinner parties and get-togethers throughout the year too.

Entertaining with ease

“An island unit is the perfect location to host welcome drinks and exchange presents, as it offers a hub to display perfectly crafted beverages, along with space for family and friends to mingle while you continue food preparations.

“Don’t have space for an island in your kitchen? Consider incorporating an informal seating feature, such as a seating nook. Building a small bench into the surrounding units can really maximise floorspace and positioning a small table in front can create a truly versatile feature that will prove handy throughout the year. You don’t have to forgo storage either, you can integrate clever solutions beneath the seating and surrounding

The fabric first approach is essential when improving insulation to roofs, walls, floors and windows which are just some of the ways of reducing heat-loss.

The use of thermography (thermal imaging) is an exciting and relatively new application in the building world. If you want to identify areas of excessive heat loss in your home on the way to creating an eco-friendly building, using thermographic equipment is a good place to start.

Robert Tiffin (descendant of the original family) and highly respected building expert and Quantity Surveyor, has seen a rise in the number of families wanting to make their homes work more efficiently by reducing heat loss.

Evidence from thermograms help to provide much of the data to substantiate Robert’s bespoke reports for each property in “seeing the unseen”. To the trained eye, the results can reveal important information enabling a clear diagnosis.

Home owners look forward to maximising their comfort to a warm, cosy, cost effective and healthier environment for themselves and their families.

zone – a great place to hide presents in the run up to the big day, as well as clutter that you’d prefer visitors didn’t see!

“Regular hosts can also benefit from an integrated bar area or wine cooler. A central location avoids the inconvenience of guests rooting through the main fridge to locate drinks whilst you’re busy cooking or entertaining.

Preparations

“To guarantee Christmas dinner and other food preparations run smoothly, there are a range of features you can include into your design that will keep things organised and orderly. Internal storage and integrated appliances not only maximise space but keep surfaces clear from clutter too.

“Integrated carousels are excellent for convenience as they allow you to locate different utensils quickly without you having to scramble around at the back of the cupboards. Pan draws are another useful option as they provide the depth needed to store larger items whilst keeping them accessible, even amidst the busy run up to a Christmas gathering. Make the most of every inch of your cupboard space with concealed drawers, pull out wire shelves and storage baskets too.

“Smart appliances are a great option to keep timings on track, as they can be controlled through a smartphone. If you’re busy getting yourself ready or opening presents but need to pre-heat the oven, you can even do so with the click of a button.

“Discreet dishwashers also help keep a kitchen clean and tidy with minimal effort. Even for modest spaces, there are slimline options that provide a great solution.

The main event

“If your dining space is in your kitchen, a good cooker hood is an essential to remove smells and grease as you cook, so when you come to sit down for your Christmas dinner, you’re not left with lingering scents.

“Innovations such as NEFF’s clear glass downdraft extractor are fantastic for a discreet look, as they don’t obstruct your view – meaning you can continue any conversations whilst tending to the hob.

“I’d also recommend considering whether you’d benefit from a warming drawer. If you’re hosting a large group, warming plates ahead of serving can help keep food hot as you plate up.

“Pendant lighting above your dining table is a great way of adding focused illumination and make that Christmas table layout sparkle. It’s always a good idea to also think about other ambient forms of lighting to set the mood, such as plinth lighting and spotlights, for a sleek, layered look.

“Make serving Boxing Day morning coffees easy by opting for an integrated coffee machine in your kitchen design. Some machines even allow you to enter your guests’ orders on your mobile device, and the machine will even start preparing the drinks – one less thing to worry about!

After dinner celebrations

“As the evening approaches, incorporating wireless speakers around your kitchen will keep guests entertained into the night. Smart technology such as Google Hub can be used to control both music and lighting, so you can easily change the ambience from the convenience of your phone.
