With 700 years of fascinating history, there’s a palpable sense of heritage at the heart of Ashridge House. In a changing commercial climate, should you negotiate a lease more suited to your business needs?
COVID
19 has accelerated the changes in businesses and how they operate as well as the shape and structure of our High Streets. These changes had already started but are now with us. The expectations of our employees and customers are so different to what they were three years ago. Flexible working and the growth of online retail has changed the way business owners think about their premises and has increased the necessity to “keep their options open”. It is more important than ever in this competitive world to minimise cost risks. My particular area is commercial property, and I am seeing more and more consideration by businesses of the following areas;
Break Clauses - The value of a business is often linked to its premises. A longer lease provides certainty on this point. But we are only too aware now that things can change quickly. Tenant only break clauses at regular intervals gives the business owner the ability to move or even renegotiate with their current landlord.
Repair- Tenants beware of large bills at the end of your lease. Take advice from your surveyor about a schedule of condition reflecting the state the property should be returned in. If it is an old property, consider paying a slightly increased rent with the landlord retaining the exterior and structural repair liability.
Service charge - If you are renting part of a building or premises on an estate, be wary of the service charge provisions in your lease. Think about having a cap on what you pay.
Assignment and sub-letting - You need to ensure that you can pass the premises onto another business easily and with minimal restrictions.
Rent suspension - With the potential risks of a lockdown think about a rent suspension clause if that happens.
Consider all the above to keep your business nimble in an ever-changing economic climate. Take advice from a good surveyor and solicitor before committing yourself. A bit of time and money spent this way could save you a great deal in the future.

New renovation and restoration
As the world closed borders in 2020, Ashridge House opened doors. Visitor numbers for the private grounds and gardens were increasing as people headed outdoors to socialise, and the team decided to design more open public spaces. The Bakehouse café opened in January 2022 in the sunny courtyard. Renovated in a warm, rustic style, the artisan coffee and delicious seasonal menu have made the Bakehouse a favourite with locals, day trippers and dog walkers alike.
ACRES restaurant was then opened in the original dining hall of the main house. Restored to its former glory, it offers a delicious dining experience focused on locally grown and heritage foods. ACRES is currently open for Sunday lunch bookings and will be opening daily with a new Christmas menu during the festive season.

Well known artisan florists Hanako Flowers have recently relocated from their home on Berkhamsted High Street. They are delighted to be offering their inspiring workshops and beautiful bouquets in the charming courtyard space of Ashridge House. With a warm and intimate atmosphere infused with history, The Vault bar is opening this winter featuring fine wines, hand-crafted spirits, elegant cocktails and local beers.
We now are offering Annual Passes to our private gardens. Humphry Repton, the greatest landscape architect of his day, was commissioned in 1813 to design the formal gardens, and they remain intact as the finest surviving example of his work. The Monks Garden and Rosary are among the most famous. The gardens are open daily, with passes available from the Bakehouse.

Centenary Ale is released as part of Watford FC’s celebrations to mark 100 years of football played at Vicarage Road Stadium, having taken to the pitch for the first time on August 30th 1922.

Buckinghamshire charities celebrate share of £1million fund
Three charities based in Buckinghamshire have received donations of £1,000 each as part of the Benefact Group’s Movement for Good Awards.
For the fourth year running, the Benefact Group is giving away £1million to charities through its Movement for Good awards. Members of the public were invited to nominate causes close to their hearts, with another 250 awards of £1,000 available now for donation.
Milton Keynes Bridgebuilder Trust, Animal Antiks and Lindengate are the local charities set to benefit from the money, following overwhelming public support in the county. More than 3,000 kind-hearted residents have voted for charities across the county so far.
In total, more than 202,000 people around the UK supported the Movement for Good awards, with over 3,900 charitable causes up and down the country receiving votes. The 250 winning charities were picked at random from those nominated, following 250 previous winners being selected in June.

Beautiful Bucks
Landscapes by Brian Bennett at 95 and scenes from the museum’s art collectionThis autumn Discover Bucks Museum in Aylesbury is celebrating the Buckinghamshire countryside with a new art exhibition called Beautiful Bucks which runs until the 5th November.
Beautiful Bucks features work by one of the county’s best-known landscape artists, Brian Bennett, who demonstrates an intimate knowledge of our local landscape. Brian Bennett, now in his 95th year, was born in Olney, Bucks and has devoted much of his life to painting scenes in the Chilterns. His oil paintings capture his love of the landscape through the changing seasons and the wildflowers and plants which make such a contribution to its beauty. He was Head of Art at Berkhamsted School for 30 years until, in 1987, he was elected President of the Royal Institute of Oil Painters. Around 30 of Brian Bennett’s works will be on display and these will be for sale.
To accompany Brian Bennett’s paintings, there will be a selection of landscapes from the museum’s collection from the 19th, 20th and 21st centuries, including work by John Piper and John Nash.
Visitors to the exhibition will be able to share their own favourite ‘Beautiful Bucks’ places and also make a personal pledge to keep Bucks beautiful. This could be things like pledging to pick up litter, planting a tree, or cutting pollution by reducing car travel.
There will also be activities in the exhibition for children to enjoy whilst looking at the pictures.

( UN) MARRIED WITH CHILDREN?
For the first time since records began, the number of babies born to mothers who are unmarried or not in a civil partnership, has overtaken the number born to mothers in such relationships.
While birth mothers automatically have parental responsibility of their child, their unmarried partners do not. Parental responsibility involves the right to make decisions about matters such as their child’s education, religion, medical treatment and name.
B P Collins’ family and wills, trust and probate teams offer key advice around parental responsibility when you’re not married or in a civil partnership; and how to best protect your child should anything happen to you.
Obtaining parental responsibility
If you wish to obtain parental responsibility, you will have to either jointly register the birth with the birth mother and be named on the birth certificate; enter into a parental responsibility agreement with the mother or, where that cannot be agreed, obtain it by a court order.
We urge parents to reach an agreement without involving the courts, primarily because it is always in a child’s best interests to have parents who are in agreement about all issues involving their children, no matter what the status of their relationship might be.
If parents are unable to talk directly then we would suggest working with a mediator or relationship counsellor, who can facilitate that agreement. If, however, this isn’t possible then a court application may need to be filed, the first stage of which would be an initial conciliation meeting aimed at helping parents reach an agreement. There is a presumption that a court should not impose a solution unless there really is no other choice.
Financial obligations for unmarried parents
Where children have lived with both parents who subsequently separate, they are likely to continue to have homes with both parents, although probably spending more time with one parent.
Both parents have responsibility for the provision of a home and to support their child, however one parent may need to make direct payments to the other for their child. You may find mediation helpful or want to make use of the range of counselling services available to help you through what is often a very difficult time. Once you have reached an agreement, you could consider seeking a consent order from
the court confirming that. We can assist with this application which can help to ensure that both parties stick to the agreement in the future.
Inheritance rights for children born outside of marriage or a civil partnership
Under the English law of intestacy - where someone dies without leaving a Will - biological and adopted children are treated in the same way irrespective of their parents’ marital or civil partnership status. However, making a Will enables you to control who your property and assets pass to and when, and appoint guardians for minor children of whom you have parental responsibility. You may also be able to minimise the inheritance tax due from your estate. We can discuss the options available to you.

Even if my name isn’t on the property deeds do I have any rights?
Where an individual is not named on the title register to a property but has paid towards the purchase price, mortgage or renovation costs together with their partner who is the registered owner, does that individual have any property rights? Sangita Manek, Property Litigation lawyer at Blaser Mills LLP, gives her expert opinion.
The short answer is yes, you may well have rights. Where property is held in the name of one party only, that person is known as the ‘legal owner’ and also presumed to be the owner of the entire “beneficial” interest as well. The difference between legal and beneficial owners is as follows:
Legal owners are those individuals named on the title deeds of the property. If the property is registered, this person will be the person named as the owner of the property at the Land Registry.
Beneficial owners are those individuals who are the true owners of the property and the persons entitled to the economic benefit in the property.
Usually, the legal owners are also the beneficial owners. However, sometimes, a person entitled to the economic
benefit of the property is not registered on the title deed. For example, one person may have difficulties gaining a mortgage or not have enough evidence of an income to allow them to get a mortgage.
Cohabitants and/or co-occupiers of a property often fail to formalise the extent of their respective beneficial interests in a shared home. This can create significant uncertainty for a non-owner, particularly if the relationship subsequently breaks down or a creditor is seeking to repossess a legal owner’s property either under bankruptcy or pursuant to a judgment obtained at court.
In order to establish a beneficial interest in a property, a cohabitant may be able to assert his or her interest by showing that there was some kind of implied trust in place. These trusts are often known as ‘resulting’ or ‘constructive’ trusts. There is also a concept known as “proprietary estoppel”
What are Resulting Trusts?
This is where a person contributes to the purchase price of a property without being a party to the Conveyance/transfer (unless, of course, that money was given by way of a gift). Ordinarily, the financial contribution would need to have been made at the time of purchase, but in some cases, a court will accept later contributions if they were contemplated at the time that the property was acquired. If a party can show that they contributed to the purchase price of a property and that payment was not a gift, it is assumed that they have a beneficial interest in the property by way of a resulting trust. These types of payments would normally be quite substantial.
What are Constructive Trusts?
A constructive trust can arise where there is some sort of express or implied agreement, arrangement or understanding (also known as a ‘common intention’) that the beneficial ownership of the property should be
shared, and there is some form of relevant conduct on the part of the non-owner to support this. Where the constructive trust is based on an express agreement, that agreement, however imperfectly remembered and however imprecise, must generally arise prior to the acquisition of the property (although in some cases a later date will be accepted) and relate to the shared ownership of the property as opposed to an agreement about the occupation of the property. These factors must be accompanied by some kind of detrimental reliance or significant alteration on the part of the non-owning party.
Where there is no express agreement, the court may infer an agreement from the way in which the parties conducted themselves during the course of their relationship, for example, direct contributions to the purchase price initially or subsequent contributions to mortgage instalments which are genuinely referable to a shared understanding that the paying party would have an equitable interest in the property.
Other contributions can include substantial renovations to the property, or capital improvements (such as a new kitchen, bathroom or extension works) that would not ordinarily be expected from a non-owner or someone who was simply occupying the property. Mere DIY or general housework will not be enough to establish a beneficial interest in a property.
What is Proprietary Estoppel?
“Proprietary estoppel” is another means by which property rights can be asserted. Proprietary estoppel arises where a court takes the value that the assertion of strict legal rights is found to be unconscionable. It arises most commonly where a property owner encourages another to act to their detriment in the belief that they will obtain an interest in the property. If you seek to rely on proprietary estoppel, you must establish the following:
• Assur ance. The proper ty owner induces, encourages or allows you to believe that you have or will have some right or benefit over the property.
• Detr imental reliance. In relying upon the assurance given, you act to your detriment to the knowledge of the property owner.
• Unconscionability The proper ty owner tries to take unconscionable advantage of you by denying you your rights in the property.
What if I am able to establish a beneficial trust?
If you can prove to the court that you have a beneficial interest in a property, the court will then consider the value of the beneficial interest. For Resulting Trusts, the size of the interest will be in proportion to the extent of the contribution made. For Constructive Trusts, if there was an express agreement, the size of the interest will be in line with that agreement or calculated on the basis of a ‘broad brush’ assessment having regard to all the circumstances. Where there wasn’t an express agreement, the size of the interest will be calculated following an assessment of the parties’ ‘whole course of dealing’. If you establish a claim based on proprietary estoppel, the court has a wide discretion on determining the extent of your claim.
Any claim for a beneficial interest in a property, whether by a resulting or a constructive trust (or proprietary estoppel) needs to be made under the Trust of Lands and Appointment of Trustees Act 1996.

October is a time to celebrate the English apple season. This year sees a bumper crop down to the warm ripening sunshine of our summer. We are fortunate in the UK to have an abundance of delicious variety’s with so many culinary uses. This month I have chosen a cake close to my own heart, my late mother always had a good store of this wonderful cake and myself and two brothers adored it, traditionally served warm with a healthy dollop of Dorset clotted cream You will often see it
as a tearoom staple in the West Country. We serve a refined version at the restaurant using apples from our friend’s orchard in nearby Sarratt, we use the dual-purpose Lord Lambourne apple and serve it with a purée of Tom Putt apples, but you can experiment with different varieties just ensure you make use of the best English apples you can find. Of course, warming custard or vanilla ice cream sit beautifully with this cake and nothing is better than curling up on the couch after a long lazy Sunday lunch with a bowl of this classic, enjoy.
RECIPE: DORSET APPLE CAKE WITH SPICED APPLE COMPOTE
Ingredients
• 225g self-raising flour
• 2 tsp ground cinnamon
• 120 gm of light brown sugar
• 120 gm butter
• 1 large egg beaten
• 6-8 tbsp milk
• 100 gm sultanas
• 225 gm of Lord Lambourne or Bramley apple peeled cored and diced
• 1 apple peeled and medium sliced for the decoration
• 1 tbsp demerara sugar
Method Apple Compote
Place the cubed apples into a pan with the apple juice, add the sugar, cinnamon stick, vanilla pod and seeds and cook gently for 10 – 15 mins until soft but still with chunks for texture. Leave to cool and then remove the cinnamon stick and vanilla pod.
Apple Cake
1. Preheat the oven to 180C/350F
2. Grease a 18cm (7inch) square cake tin and line with baking parchment.
3. Sift together the flour and ground cinnamon in a large bowl and add the butter
4. Using your fingers rub the butter into the flour to form fine breadcrumbs
5. Stir in the light brown sugar
6. Beat in the egg and following with the 8 – 6 tablespoons of milk add gradually to form a smooth thick batter
7. Fold in the apples and sultanas
8. Pour the batter into the prepared tin and gently
Apple Compote
• 750 gm of Bramley apples or Tom Putt peeled. cored and cubed
• 150 ml apple juice
• 50 gm golden caster sugar
• ½ cinnamon stick
• ½ vanilla pod, seeds scrapped out
level out. Place the sliced apples in lines on top of the cake and sprinkle with the demerara sugar
9. Place in the middle of the oven for 30 - 40 minutes, until an inserted skewer comes out clean.
10. Leave to cool for around 15 mins and then remove carefully from the tin and remove the baking parchment.
To Serve
Cut into tranches and delicious served warm with a spoonful of the spiced apple compote and crème fraiche or thick clotted cream.

ESSENTIAL AUTUMN/ WINTER BEAUTY TRENDS
Katie Wright looks ahead to the hair and make-up looks that will rule the season.
As well as delivering high fashion looks that will become must-haves, every season the catwalk collections bring us a bounty of beauty inspiration.
There’s usually a mix of understated and avantgarde, and the AW22 runways were no exception – with retro-inspired hair, sparkling adornments and classic looks given a new lease of life.
As we head into autumn/winter and prepare to refresh our wardrobes, these are the backstage beauty trends set to dominate the season…
Red lips revamped
In recent years, make-up artists have moved away from onesize-fits-all trends to a more tailored approach, and this season it’s up to you how to rock a red lip.
Designers like Molly Goddard, Tory Burch and Feben made the case for cooltoned matte textures.
At Miu Miu and Sportmax, scarlet gloss was the order of the day, while models at Vivienne Westwood were somewhere in between with satinfinish pouts.
Hair bands
There’s only one way to top off your look this season, and that’s with a headband. From Nineties-style zigzag comb bands at David Koma and skinny, sporty styles at Roksanda, to thick, brightly coloured Alice bands at Eudon Choi and beaded crowns at Zimmerman, these accessories will elevate any outfit.
Party punk
Going-out glam was a major inspiration backstage, with sexy, smoky, dramatic black eye looks popular from New York to Paris.

feline flicks at Jason Wu and Roberto Cavalli, lashings of smudgy kohl at Bora Aksu and Saint Laurent, with a focus on a punky aesthetic rather than precision.
Nineties hair
While fashion can’t get enough of the Noughties, hair stylists are still obsessed with the 1990s – the decade of minimalism.
We saw Nineties inspiration in the slickedback locks at Nensi Dojaka, the damp bobs at Giambattista Valli and the spiky chignons at Preen.
Highlighter eyes
Splashes of colour came by way of acidic eyeshadows – highlighter yellow and lime green at Mark Fast, fuchsia wings at Valentino and vivid violet at Saint Laurent.
How can you make this look work for winter? Team cream eye colours with a clean, matte base and a nude lip –so the eyes really pop.
Bleached brows
Lila Moss (daughter of legendary catwalker Kate)
closed the Richard Quinn show in an all-white bridal look, her angelic appearance heightened with bleached brows.
One of the season’s more daring trends – also seen at Preen, Versace and Burberry – peroxide blonde brows aren’t for everyone, but they certainly help accentuate a smoky eye look.
Face jewellery
A sprinkling of sparkle isn’t uncommon on the autumn/winter catwalks (’tis the season, after all) but this time around we saw metallic makeup taken to the next level with full-on face jewellery.
Pairs of gems were dotted on cheeks at foreheads at Givenchy, eyes were encrusted with crystals at Simone Rocha and bespoke bejewelled designs at Burberry even included the brand’s logo.
To take the look from runway to real life, try a smattering of stick-on jewels for your party season eye look.

Solid to the core
In my practice, function is as important as form when it comes to the body. As we age many subtle changes occur which, overtime, can lead to quite dramatic differences in both appearance and lifestyle.
Loss of muscle tone, called muscle atrophy, starts from around age thirty and can lead to general muscle weakness as well as reduced mobility. Of particular importance is core strength which is needed for everyday acts like sitting, standing, or tying your shoes. A weak core can also affect your back causing pain and for which some opt for pain medication instead of addressing the underlying issue.
Preventing fall related injuries
Core strength is important for day-to-day movement, but also helps your balance and general stability which can lessen the risk of falling. A strong core is not only important for general wellbeing but will help to prevent injuries such as bruises, sprains, hip fractures, or head trauma.
Post-pregnancy issues
Around two thirds of women postpartum will suffer from some degree of diastasis recti which is a separation of the abdominal muscles. This is a completely natural and occurs during the gestational period of pregnancy and in response to a mother’s change in hormone levels. While for some women diastasis recti does resolve naturally, age at the time of becoming pregnant, as well as muscle tone prior to pregnancy, does have an impact on how well the body recovers.
Building your core
When it comes to muscle atrophy it is best to undertake regular exercise, including weight training with free weights, will help you to maintain muscle tone while also increasing bone density. If you have not been in the habit of exercising, then it is advisable to first check with your doctor.
In my clinic
For my patients looking to regain muscle tone and target certain muscle groups, I offer Emsculpt NEO. This device is designed specifically to build

1. If you are living in a traumatised state, you don’t have to live this way. This is treatable. Don’t try and manage it on your own. Seek professional help.
2. Work to regulate your nervous system to bring your body and mind back into balance. Go to a yoga class, try mindfulness, get out every day for a walk.
3. Begin to reclaim the things that trauma has removed from your life. Get support to help you start to see people you haven’t seen or go to places you haven’t been to as a result of the traumatic experience.
Craniosacral Therapy
Craniosacral Therapy is a gentle bodywork that works deeply and profoundly with the whole person. People who seek out Craniosacral Therapy are often experiencing chronic pain, and / or stress and anxiety.

TISKA (Traditional International Shotokan Karate Association) heads up clubs both nationally and internationally and was established nearly 30 years ago by Gursharan Sahota, the Chief Instructor (8th Dan) and founder.

What falls under the category of ‘fitted furniture’? It’s more than wardrobes, right?
Over the 35 years, I have been involved with the furniture business, there are not many spaces that I have not planned fitted furniture for, inside or outside, be it under the stairs, boot rooms, TV rooms, studies, libraries, bedrooms, dressing rooms and craft workshops. Modular furniture is very
adaptable. It’s only limited by the imagination, and of course the budget.
Which designer brands offer fitted furniture?
We work with premium Italian brands Lema, Molteni&C and Porro, and heritage German company Interlübke. They are modern and sleek, with finishes ranging from matt and high gloss lacquers to glass, metals, ceramics and veneers. There’s a lot to choose from.

What do I need to know before my fitted furniture consultation? Do I need to get out the tape measure?
The more information you can bring, then the more meaningful the initial meeting will be. Generally, we ask customers to have photos of the space, or architect’s plans if it’s under construction. It’s also helpful to really consider your storage requirements so that we can make best use of the space available.
What’s the timeline between consultation to installation?
After the first discussion, we’ll produce an initial plan and costing, then the process develops from there. In some instances, it can be very quick, while larger projects can take months. Then of course it takes 10-12 weeks for the furniture to be made and
delivered from the factory. Installation is quick – it usually takes a day for a conventional room, to a week or more on a larger project.

This is the biggest decision you’ll need to make when it comes to your indoor swimming pool as placement and location play a crucial role in the

A place for everything, and everything in it’s place!
Requiring an open plan kitchen, dining and sitting area to include a bar and separate breakfast cabinet to be hidden from view - could be seen as an unreasonable request when approaching a kitchen company, but that’s just what this client asked for … and just what they got!
Silver Ash as well as Champagne Aluminium +Segmento door fronts and Quartz ‘Blanco Zeus’ polished counter-tops were used in the main kitchen space, creating a light and modern aesthetic. As with all Poggenpohl kitchens, the room is finished to an exacting standard. Here, a combination of toughened Bronze mirror glass and book-matched stone splashbacks in Calacatta Neolith were used. SubZero & Wolf appliances complete the design - offering a professional look and ensuring that any budding chefs have the facilities they need to create gastronomic masterpieces.
The client, having already purchased the kitchen, opted to allow Poggenpohl to design their games room and bar area. Taking inspiration from a previous Poggenpohl project with a similar end use, the client requested a darker colour scheme and undercounter cooling appliances – and left the rest to us. The lighting is all operated via remote, for complete control over the brightness and colour warmth of the shelves as well as overhead. Poggenpohl also helped to specify the bar optics ensuring that everything works together.

Overall, the client had a strong vision of the appliance brands and functions they wanted, but then allowed much of the design work and colour specification to be created by the design team. As a result, they - and the team at Poggenpohl - are really pleased with the result.
This kitchen also included +Stage cabinetry (pocket doors) to hide the breakfast area during gatherings, as well as the use of book-matching to the Neolith ceramic splashbacks. The warming drawers were required under the hob as the client often uses these throughout the cooking process. Many of the drawer accessories were custom designed for the clients’ specific utensils and spice jars – they planned every last detail with us, down to where the gravy jars would be stored - A place for everything, and everything in it’s place!
Not shown in these images was the bespoke utility area, which featured laundry appliances, a large sink with spray rinse tap and even a bespoke drying cupboard! It was a pleasure to work for such lovely clients, and we all hope they enjoy their dream kitchen.

Beautiful birds
North Yorkshire, UK - North & Nether’s newest wallpaper collection, Caged Bird, has been unveiled today. The sixth collection in the brand’s catalogue, Caged Bird features vintage bird illustrations with a trademark North & Nether twist.
According to Megan Slack at Homes & Gardens, bird motifs are trending because they represent freedom, optimism, and the ability to escape.
In addition to bird motifs, biophilic designs have featured on Real Homes roundup of wallpaper trends - and of course maximalist patterns are everywhere. In Ten Years. Eight Houses In Just One Small Road For Castle Glass
Many neighbours in just one small road were so impressed with our manufacturing and installation service that they referred Castle Glass to each other in a word of mouth cascade.
The referral flow started with Malcolm Clark of Aran Heights, Chalfont St Giles in August 2011. Malcolm asked Castle Glass to install our continuous Mustang gutter system together with new upvc soffits and fascias.
He was so impressed with our way of doing business and our workmanship - and his wife with the installation team’s singing - “They carried out a first class job with friendliness and humour” that he referred us to neighbour Tony O’Neill a few doors away.
Tony asked Castle Glass to install our full range of windows, doors, gutters, soffits and fascias to his house in April 2012 and was equally delighted.
“They not only checked we were completely satisfied with their work but stressed we should let them know immediately of any post-installation problems,” he said.
Tony then recommended Castle to Paul Golding, also of Aran Heights. Paul also installed a full range of doors, windows and guttering in October 2013 and praised Castle Glass to the heavens, “Castle’s work was completely faultless, the workmen were friendly and courteous”. A fourth resident of Aran Heights, David Gregory, has now also placed an order with Castle Glass having heard of us from his neighbours.
The sequence of referrals eventually came to the attention of Buckinghamshire Business First (BBF), Buckinghamshire’s biggest business organisation which campaigns on behalf of Bucks businesses to politicians and local government. Heather Martin of BBF commented “Castle Glass’s achievement in obtaining three word of mouth referrals in one small road due to their excellent service is truly impressive.”
