until christmas eve santa’s grotto at willow farm Visitors are invited to meet Santa in his Spectacular Grotto, where every child receives a golden key to his Toy Shop. Upon entering, children can pick any present from the shelves, which are bursting with gifts for boys and girls of all ages. Farmer Andrew said: “We love welcoming Santa to Willows, and the Grotto is more enchanting than ever this year! It’s a real Winter Wonderland, with snowflakes, fir trees and polar bears.” The festive fun continues as visitors join in with the Nativity story in the under cover theatre, which also hosts the Willows Pantomime and story time with Mrs. Claus. Animal friends can be found under cover in The Farmyard, including guinea pigs to hold, goats and, of course, Santa’s reindeer. New for this year, children can complete their Elf Passport to take home and become a fully-fledged Willows Elf, by collecting Elf stamps around Willows Activity Farm. Christmas Market Christmas is coming and for many that means a visit to a European Christmas Market. in St Albans
F
rom St Albans, they’re not that far away either, it’s just a 20 minute train hop away to get to St Pancras and then Lille is under 2 hours from there. But you don’t even have to leave the country for the St Albans Christmas Market, which has a strong European influence and this year is coming back even bigger and better than last year. The ancient city attracted 45,000 visitors to its traditional German-style Christmas Market in 2013 and this year it is to double the number of traders from around 50 to nearly 100. The pretty, festive market will run from 27 November to 21 December, and will again take place in the stunning ancient quarter of the town, in the shadow of the Cathedral and a stone’s throw from the oldest pub in the country, Ye Olde Fighting Cocks. St Albans’s charm lies in how well the city mixes the contemporary with the traditional and authentic and the Christmas Market will aim to do the same: there will be music CDs for children, with the songs personalised with the child’s name, wooden toys from Slovakia, Spanish cookware and Polish pottery, stylish home accessories, such as fragrant festive wreathes that are also available at some of the most exclusive London stores, plus jewellery,

clothing and fashion accessories, and a wide range of Christmas decorations. The food and drink offering will be second to none, with a huge selection of fare from German-style bratwurst and black forest ham to pulled-pork sandwiches, brownies and luxurious hot chocolate. Mulled wine and locally brewed beer will be served from a special outdoor bar and from carts dotted about the site. There will be regular music and entertainment too. The popular ‘Carols on the Hour’ will take place at the Cathedral on the last Saturday of the market – Saturday 20 December – at which the St Albans Cathedral choristers will delight visitors with a selection of popular carols every hour throughout the day, offering a welcome break from shopping, and a treat for music-lovers. And there will also be live acoustic and a cappella music slots every day to showcase the talent of indie musicians from around the region and add that Christmassy magic to the atmosphere. Liz Marcy, manager of the St Albans Christmas Market, says: “We have a wonderful site for the market that is very concentrated and contained, as well as incredibly picturesque. Tips to help you choose the right treatment
The holy grail for many clinics is to find a non-surgical system that produces results as close as possible to surgical liposuction. This has not been possible up until very recently with the introduc-tion of fat freezing systems such as the Cooltech which is produced in Barcelona and carries a CE-Medical mark, confirming its high quality. Cooltech is a unique system which comfortably treats stubborn pockets of fat in little over an hour which you simply lie there and read your magazine or iPad. 1. Ask to see before and after photos - make sure the lighting is the same in the two sets of photos as flashguns can make cellulite and lines & Wrinkles look better even without a treatment. Make sure that the photos are results performed by the clinic and even better the practitioner who will be treating you. Also make sure that you see results of patients from the clinic you are visiting. Often manufacturer supplied images are misleading. 2. Find out where the system is manufactured many very well marketed systems are rebadged cheap imports from the far east and are low quality and could actually harm you. European and US made systems are generally of higher quality and will have met higher standards. 3. Check the system has a CE-Medical Mark - this is a higher standard set by the European regulatory authorities to show that the system is suitable for medical use. American systems will have FDA approval. 4. Ask How many treatments are needed - make sure that this is understood right from the begin-ning so that you can budget and set your expectations accordingly 5. Ask about side effects - in the more effective treatments there maybe some side effects which should be explained to you before hand. If there are no side effects, usually the treatment is in-effective. 6. What is the recovery like - check to see if any aftercare is needed, any dietary requirements are necessary and if any compression garments need to be worn. 7. Meet the surgeon - Make sure you have a full consultation with the surgeon performing any surgery on you, before you decide to have treatment and not just on the day of surgery. Good clinical practice guidelines recommend a 14 day cooling off period. 8. Ask for a written quote before treatment and avoid any time-limited offers for surgery. Decorating the Tree

Ensuring your glass extension complies with the Building Regulations
When it comes to adding a conservatory or orangery to a dwelling or changing a glass roof for a solid one, many UK home owners have been badly advised by misinformed neighbours, double glazing suppliers and double glazing salesmen looking for a quick sale without advising you of the consequences
S
ome glass extensions do need both planning permission and Building Regulatory Approval, whilst some need full planning permission only, or to apply for and comply with the Building Regulations. When it comes to replacing a translucent conservatory roof with a solid roof, many conservatory owners don’t realise that they can only do so by first obtaining Building Regulatory Approval. It may be helpful to first know what the “official” definition of a conservatory or glass extension is. Conservatories, porches and other such glass extensions share a common description with Regulation 9(1), 21(4) stating to meet the exemption status in Schedule 2 Class 7 of the Building Regulations. • They must be at ground level and have a floor area less than 30 square metres. • They must be thermally separated from the dwelling by walls, windows or doors which meet the energy efficiency requirements. • The dwelling’s heating system must not be extended into the conservatory, orangery or porch. Local Authority Building Control guidance is that to be considered exempt from Building Regulations the conservatory must also :

• Have at least 50% of its external wall area formed from translucent materials (not, however including walls within one metre of a boundary with neighbours) • Have at least 75% of its roof area formed from translucent materials • Heating should either be completely independent of the dwelling or be provided with effective controls to operate and isolate the heating from the dwelling A conservatory or any other type of glass extension must have a significant proportion of the roof and walls glazed to be considered exempt from having to apply and comply with the England and Wales Building Regulations. Consequently by adding a solid rood the structure then becomes a de facto extension with all that entails, and Building Regulations Application needs to be made. In addition planning permission may be needed. Your local Building Control Officer may require the new structure to have roof vents, and/or trickle vents retrospectively fitted to windows, or other changes made to the existing structure. There will certainly need to be adequate ventilation. planning permission as the structure is changing from a conservatory to an extension. In some cases property owners may unwittingly be exceeding any intact Permitted Development Rights if the floor area of the conservatory is greater than PD rights allow. If since the conservatory was built the Permitted Development Rights have been withdrawn by the local authority, then it will not be possible to add a solid roof without first obtaining planning permission. The existing roof will either be glazed or polycarbonate and most typically here in the UK will have UPVC window and doors. If the roof is glazed, it is likely the vertical frames will have been designed to carry

In the case of a polycarbonate roof, the vertical frames may only have sufficient reinforcement to carry that particular load. To assess the suitability of the supporting framework it may be necessary to verify the type and extent of reinforcement on site by either drilling pilot holes or testing with a magnet to test for the incorporation of a steel core. If there is no reinforcement new window frames may be needed to support the weight of the roof, or additional reinforcement installed abutting the existing frames.
