The most astonishing cars ever produced, a line-up of world-famous luxury brands, and one of the UK’s most beautiful historic royal settings. That’s the successful recipe for the Concours of Elegance, returning to Hampton Court Palace from 4-6th September.
Following formal approval from Historic Royal Palaces, the Concours of Elegance – presented by luxury watchmakers, A. Lange & Söhne – is the first major international concours d’elegance event since March, and the perfect chance to gawp at one-off Alfa Romeos, race-winning Bugattis, coach built American rarities and a line-up of ‘Future Classics’ from the likes of Singer, Koenigsegg and Pagani. Originally launched at Windsor Castle in 2012, the event has grown since, hosted at St James’s Palace in 2013, Hampton Court Palace in 2014, the Palace of Holyroodhouse in 2015, back to Windsor in 2016 and then finding a semi-permanent home at

Hampton Court Palace from 2017. As the Concours of Elegance evolved over the years – always with a stunning collection of cars at its heart – it has morphed into a celebration of luxury goods, fine food and drink, wonderful music and superb displays of art. The line-up of cars is a veritable feast of the most famous brands in the world; Ferrari, Rolls-Royce, Bugatti and Lamborghini all feature. But each car in the Concours must be invited to attend, and to get an invitation, your car must be extremely special. An expert Concours of Elegance Steering Committee of motoring aficionados pick one-offs, rarities and models with incredible backstories to invite to Hampton Court Palace to create a truly special line-up of vehicles. The Concours of Elegance’s centrepiece display is reserved only for the most extraordinary vehicles or astonishing motoring feats. This year, is a specially curated collection of McLaren F1 GTRs that finished 1st, 3rd, 4th, 5th and 13th at Le Mans 24 Hours in 1995. All five cars will be parked side-by-side at Concours of Elegance 2020; the winning Kokusai Kaihatsu Racing car, the third-place Harrodsliveried car of Andy Wallace, Derek Bell and Justin Bell, the fourthplace Gulf Racing F1 GTR, the Giroix Racing Team F1 GTR that finished fifth and the 13th-placed Societe BBA car. In addition to the spectacular McLaren F1 GTR centrepiece, visitors can expect to see two one-off Alfa Romeos in the show’s very special Main Concours display - demonstrating the best in contemporary engineering and hand-crafted design. The Alfa Romeo 6C 2300B and 2500 were among the most expensive cars in the world during the ’30s and ‘40s, featuring engines designed by one of the great automotive designers of all time; Vittorio Jano, His engines helped both cars to amass a number of impressive race victories. They finished 1st and 2nd in their class at the 1937 Mille Miglia, 1st, 2nd and 3rd at the 1937 Targa Abruzzo in Pescara, took victory again at Pescara in 1938 and won the Targa Florio in 1950. Concours of Elegance’s tribute to 70 years of motorsport’s top echelon includes five exceptional F1 cars, each representing a pinnacle of achievement in F1’s constant quest for speed. The group

By 1965 he was already being commissioned by the most prominent magazines and newspapers in the world. “When Elizabeth Taylor asks you for a favour, you don’t say no”, this initiated the celebrated image of Taylor and Bowie when Terry was asked to initiate a meeting between the two for the 1976 film ‘The Blue Bird’. The moment captures the extraordinary and intimate introduction between two icons, directed and composed by Taylor. The shot still highlights their instant chemistry and solidified a lifelong friendship between them. hanks to the Lockdown, it was not uncommon for us all to be stuck at home and left, literally, staring at the walls. As such, it was a good time to revisit the items that we’ve put on those walls and whether they still give us pleasure. Alison Phillipson - who specialises in sourcing contemporary art for private and corporate clients comments: “We can all get pretty immune to what we’ve got on our walls. Family photographs and heirlooms will always have a special resonance, but often the prints or paintings that we bought maybe many years ago have perhaps lost their charm. Having reproductions of work by great masters - whether they’re Pissarro or Picasso - is fine, but personally I find new work by artists who are active today is fantastically exciting to engage with. “And certainly, if you’re thinking of refreshing the visual

landscape of your home there has never been a better time to buy contemporary art. There is a wonderful group of talented young artists producing stunning work at accessible prices.” Of course, contemporary art can be an intimidating part of the art world with which to engage. The bad press it often gets overlooks some of the tremendous work that is being done. When setting up Phillipson Fine Art, eleven years ago, Alison appreciated both this challenge and also the opportunity it presented. “It’s not uncommon for us to help people who have been looking to invest in contemporary art for a long time but just hadn’t been able to connect with the right work. My role is to talk through what people are looking for: is it a painting, sculpture or other medium? And also to consider the space for which it is intended. “That can entail the interior of someone’s home. There’s no point in being precious about that dynamic: for a piece of art to truly work it has to be in a setting which shows it to its best advantage. You wouldn’t hang a 5ft-high Rothko in a 16th century cottage with 6ft ceiling heights.” Phillipson has a FirstClass honours degree in Fine Art and History of Art and an MA in Contemporary Art Theory, but it is her love of contemporary fine art that shines through when she talks about connecting clients to artists. “It’s fascinating to watch an artist develop and follow them on that journey. Yes, some of my clients have made gains on the art that they have bought through me, but the common denominator amongst them all is that they love the pieces they buy and value the connection with the artist who has created that work.”

Part of the enjoyment of what I do is working with a wide range of people whose only connection is their interest in contemporary art.” Throughout the process great care and diligence is taken to match a client’s personal tastes, their requirements and, of course, their budget: “We’ve helped clients source works from £500 to over £100,000,” Phillipson reports, “and also have commissioned pieces from specific artists. “Our approach to the purchase and commissioning of fine art is to create a very personal dialogue that is always bespoke, discreet and sensitive to our client’s aspirations and tastes.” She works with exceptional artists and will purchase either direct from an artist or from a gallery. “It is enormously satisfying to bring things of beauty into people’s lives and also help artists develop their careers,” she reflects. So, who are some of the artists that she finds most exciting at present? “That’s like having to say who your favourite child is,” she laughs. “I would have to mention the sculptor James Capper and the painter Masaki Yada whom I think are both tremendous talents. I shall now wait for the ‘what-about-me?’ emails from all the others I know!” So if the art on your wall began to pall during Lockdown, it might be an idea to give Alison a call and start investigating the vibrant world of contemporary art.

obu London Old Park Lane has reopened its doors after several months of lockdown. An integral part of London’s dining scene for over 23 years, customers are ready to return for their taste of Nobu. All areas of the building are being regularly and thoroughly cleaned, with all staff observing frequent handwashing and the highest possible standards of cleanliness. Smart steps have been put in place to limit contact, such as innovative QR code menus - guests simply scan the code and view the full menu on their phone or other smart device - and one-touch menus for each customer’s use only. The team themselves are also being supported with daily wellness and temperature checks and proper protective equipment to allow them to get to and from work safely. From guiding customers step-by-step through ordering a food delivery, to sharing recipes to recreate Nobu dishes at home, keeping in touch with customers was hugely important to the Nobu team. “We have guests that we’ve been serving since the doors first opened, where we know several generations of their family,” said Andrew Milne, Director of Operations. “When you see the same people every week for several decades, you can’t allow that to slip away, even during a pandemic.” Staying connected with their patrons also helped Nobu London prepare to reopen its doors in July. By the time the Government announcement was made the Nobu team had already caught up with numerous regulars, welcomed new customers through its delivery partners and even supported birthday, graduation and anniversary celebrations held at home through its takeaway business. “We had a good sense of how our customers were doing,” said Andrew. “We knew what they’d missed out on, what they were looking forward to and, most importantly, how we could help them feel safe enough to dine out again.” While safety was certainly a priority for returning Nobu customers, experience was a close second. The team have worked hard to put in place measures that ensured all the Government guidelines were met, while maintaining their Nobu values, from outstanding food to

London’s black taxis or ‘a black cab’ or affectionately the ‘London Cabbie’ have and always will be part of what makes our capital so special to residents, commuters and tourists alike. They were already equipped to deal with Covid 19 having a glass partition separating
the driver from passengers. And the cabbies expert ‘Knowledge’ of London’s roads and little back streets holds no bounds. For something different, Uber is launching a London commuter boat service in partnership with Thames Clippers. Rebranded Uber Boat, the 20-strong fleet will cover trips up and down the River Thames from Putney to Woolwich from 23 piers across London. The service will allow Uber users to book a river journey through the app and board using a QR code on their phone. Uber Boat will be following all possible hygiene and social distancing rules, including reduced capacity and that passengers must wear face masks - in line with Transport for London (TfL) guidance. The San Francisco company has also confirmed that it will be charging passengers the same price for booking a boat as it does for their cabs. Uber has already got bikes and food deliveries covered although their taxis are grounded as they await a London licence to be reissued. Last year it added London Tube and bus updates to the app. Uber could be on a mission to be the one-stop app for all your transport

Uber’s regional general manager for northern and eastern Europe – Jamie Heywood, said in a statemen: “Many Londoners are looking for new ways to travel around the city, particularly when they start commuting back to work. Later this summer we will launch the Uber Boat by Thames Clippers in London as a means for people to arrange travel on the river and road, all through the Uber app.” Delighted by the partnership, Thames Clipper’s co-founder and CEO Sean Collins further remarked, “The new partnership sees Thames Clippers and Uber, who both pride themselves on safety, reliability, and comfort, come together. It will allow us to link the two travel modes of river and road, providing Londoners and visitors with even more options to commute, visit, explore and enjoy our city by river.” Thames Clippers tickets will still be available to buy elsewhere and the boats remain part of the Oyster network. Over 4.3 million people use the River Thames for commuting and travelling each year, and over 40 per cent of passengers have said they will increase their use of Thames Clippers in the future as an alternative means of getting around the city.

till short of things to do during summer holidays? Why not visit some of our most glorious gardens, which have reopened to the public. They all detail the Covid-19 safety measures they’ve put in place on their websites. Most require pre-booking tickets (check websites for specific details) and all have regulated social distancing – take a mask to be on the safe side too.
Here are some of our favourites…
Witley Court and Gardens, Worcestershire (english-heritage.org.uk) Witley’s romantic gardens are full of delights. A spectacular lake, vast fountain of Perseus and Andromeda, and colourful French parterre are among the highlights. In summer, the East Parterre at Witley Court is spectacular and includes variegated pelargoniums, ageratum, evening primrose (Oenothera) and verbenas. This summer, take the family on a free fun adventure quest with an historical twist. Pre-booking essential for timed tickets. 32 AUGUST 2020
The Lost Gardens of Heligan, Corn (heligan.com) With some 200 acres of garden and estate, you simply can’t do all of Heligan in one visit – so if you’ve only got a day, seek out summer highlights. An incredible 15 acres of wildflower meadow has been planted, featuring cornflowers, corn chamomile, poppies and corn marigolds, to create a stunning visual backdrop, perfect for butterflies and bees. Families are invited to pick up a ‘Heligan Summer’ booklet from the ticket office before setting off. Pre-booking essential for timed tickets. Wightwick Gardens, Wolverhampton, West Midlands (nationaltrust.org.uk) Comprising 17 acres, this might not be the biggest National Trust garden but it certainly packs a punch in the style stakes, thanks to 20th century Arts and Crafts garden designer, Thomas Mawson. The dominant design feature of the garden is its ‘rooms’ – areas marked by clipped yew hedges or terraces, giving the space a wide variety of different feelings.
Royal Botanic Gardens, Kew (kew.org) The world famous botanical gardens opened doors to visitors in June. They’ve now reopened the glasshouses too, so you can admire an array of tropical treasures, desert species and more in the Palm House, Temperate House and Princess of Wales Conservatory. In a final flourish to Kew Gardens’ summer landscape, a bespoke botanical sculpture – created by the winning duo from the acclaimed Netflix television programme, The Big Flower Fight, will be on display in August. Wightwick Gardens, Wolverhampton, West Midlands (nationaltrust.org.uk) Comprising 17 acres, this might not be the biggest National Trust garden but it certainly packs a punch in the style stakes, thanks to 20th century Arts and Crafts garden designer, Thomas Mawson. The dominant design feature of the garden is its ‘rooms’ – areas marked by clipped yew hedges or terraces, giving the space a wide variety of different feelings. Tickets are released on Fridays for the following week and pre-booking for timed visits is essential. The Manor House remains closed until further notice.
Montalto Estate, Co. Down, Northern Ireland (montaltoestate.com) The trails and gardens within this magical estate have now re-opened, so visitors can explore a wealth of features – including the cutting garden made up of annuals, biennials, perennials and shrubs, the formal garden with its defined geometric shapes and stunning views of Montalto Lake and boathouse, and the alpine garden, with its impressive collections of plants. RHS Garden Wisley, Surrey (rhs.org.uk) Visitors to the jewel in the crown of the RHS gardens will be able to enjoy its summer highlights, including sizzling dahlias and tropical banana plants in its exotic garden, which showcases plants that have a tropical look but flourish outdoors in a typical UK summer climate. Don’t forget to stroll along the mixed borders for a riot of summer colour and surround yourself with lavender on the viewing mount. Brodsworth Hall and Gardens, South Yorkshire (english-heritage.org.uk) Spectacularly restored to their full Victorian splendour, the 15 acres of gardens at Brodsworth are home to a collection of grand gardens in miniature, filled with colourful seasonal plantings and displays. Stroll through the statue walks and the beautiful wild rose dell, with over 100 varieties of historic rose. You can also admire period bedding plants in the Flower Garden, including cannas and gingers for dot planting, with salvia, gazania, ageratum and verbena. Pre-booking essential for timed tickets. Wollerton Old Hall Garden, North Shropshire (wollertonoldhallgarden. com) Set around a 16th century hall (not currently open to the public), Wollerton Old Hall incorporates a formal modern garden on an old site covering four acres. Its garden rooms are beautifully planted with stunning perennials and offer some terrific design ideas. The garden is famous for its salvias, clematis and roses and the clever use of colour, form and scale. The main perennial border in late summer is still awash with colour, so don’t miss it. Currently open Thursday, Fridays, Sundays and Bank Holiday Mondays. Pre-booked tickets essential.
Arley Hall and Gardens, Cheshire (arleyhallandgardens.com) Arley Hall and its glorious gardens have provided the setting for some familiar TV series, including Peaky Blinders, Antiques Roadshow and Great British Garden Revival. Head for the herbaceous border, its best known feature, which boasts some spectacular planting, then wander through the pleached lime avenue of trees and lose yourself within The Grove. There are many different areas within its eight acres of formal gardens, as well as an arboretum and woodland walk. The hall remains closed. Tickets are released on Fridays for the following week and pre-booking for timed visits is essential. The Manor House remains closed until further notice.

The series aims to help Londoners of all ages understand green spaces and the issues affecting them better. The Royal Parks unveils birthday gift to the
I
n celebration of the NHS’ 72nd birthday, The Royal Parks charity has created two special flowerbeds in front of Buckingham Palace, containing 45,000 white and blue flowers. Measuring 12 metres by 5 metres, each flowerbed spells out NHS in giant letters that can be enjoyed by park visitors, and even viewed from the sky. The special flowerbeds are located in the iconic setting of the Memorial Gardens, that is part of St James’s Park, and sits in front of Buckingham Palace. Every summer, the Memorial Gardens are planted with 22,500 plants grown in the Hyde Park Nursery. One of the plants included in the annual design is scarlet geraniums, selected to match the tunics of The Queen’s Guard at Buckingham Palace. This year marks the first variation of the design in decades. Mark Wasilewski, Park Manager at St James’s Park, explains: “We believe it’s the first change of design to the Memorial Gardens in decades, perhaps since the First World War when the flowerbeds were planted with potatoes. We wanted the flowerbeds to replicate the colours of the NHS, so the letters are formed of white begonias, against a blue background of drought resistant succulents. Happy birthday to the NHS

For the Diamond Jubilee in 2012, a 3D crown was planted in St James’s Park, but this is the first time we have done this in the Memorial Gardens. We hope it demonstrates how special the NHS is to The Royal Parks and is just a small token of our appreciation for all their hard work and dedication this year, and every year.” The NHS flowerbeds, will be in situ until mid-September. A
ndy Warhol (1928–87) was one of the most recognisable artists of the late 20th century, yet his life and work continue to fascinate and be interpreted anew. A shy, gay man from a religious, migrant, low income household, he forged his own distinct path to emerge as the epitome of the pop art movement. This major new exhibition at Tate Modern – the first at the gallery for almost 20 years – offers visitors a rare personal insight into how Warhol and his work marked a period of cultural transformation. Drawing upon recent scholarship, it will provide a new lens through which to view this American icon. Featuring over 100 works from across his remarkable career, the show will shed light on how Warhol’s experiences helped shape his unique take on 20th century culture, positioning him within the shifting creative and political landscape in which he worked. While he is best known for his iconic paintings of Coca-Cola bottles and Marilyn Monroe that held up a mirror to American culture, the exhibition will emphasise recurring themes around desire, identity and belief that emerge from Warhol’s biography. Key works from the pop period, such as Marilyn Diptych 1962, Elvis I and II 1963/1964 and Race Riot 1964, will be examined in relation to contemporary issues around American culture and politics, while Warhol’s limitless ambition to push the boundaries of media
will be represented via his famous Screen Tests 1964–6 and a recreation of the psychedelic multimedia environment of Exploding Plastic Inevitable 1966. Visitors will also be able to experience Warhol’s floating Silver Clouds 1966 installation, initially meant to signal his ‘retirement’ from painting in favour of moviemaking. He famously stated that ‘good business is the best art’: the exhibition will look at how Warhol’s forays into publishing and TV, as well as his interest in club culture. The exhibition will emphasise his skill as a painter and colourist with a room dedicated to the largest grouping of his 1975 Ladies and Gentlemen series ever shown in the UK. These striking portraits depict figures from New York’s transgender community, including iconic performer and activist, Marsha ‘Pay it no mind’ Johnson - a prominent figure in the Stonewall uprising of 1969. Warhol’s final works of the 80s, such as the poignant Sixty Last Suppers 1986 – on view at Tate Modern for the first time in this country – will be considered in relation to the artist’s untimely death as well as the unfolding HIV/AIDS epidemic, which ultimately went on to impact the lives of many in his close circle. The exhibition will be accompanied by a fully illustrated catalogue, as well as an extensive programme of public talks and film screenings with exclusive new merchandise collections in the gallery shops. National Garden Scheme launches
Chelsea Flower Show Special Collection for Virtual Garden Visits campaign
C
helsea Flower Show is the most prestigious shop window for garden design in the world. Careers are launched by gaining that elusive gold medal for a show garden. For visitors they are the big draw; fascination with the huge cost, a sense of fantasy, and admiration for the prodigious skill required to create something so accomplished in such a short time. After Chelsea is over, often the only way people can enjoy the
56 AUGUST 2020
work of the designers is by visiting gardens they have created which open for the National Garden Scheme. With no show this year, we are celebrating these talents with virtual visits to memorable gardens designed by four of the most distinguished current designers – two of which are their own – and one garden designed for this year’s show. Together the five have amassed an impressive 29 Chelsea gold medals between them.
Tom Stuart-Smith, who lives in Hertfordshire, is one of the most admired garden designers in the world who in the early-2000s created a series of the iconic Chelsea show gardens, winning 8 gold medals and three best in show awards in the process. Tom’s career revolves around the garden he has created at his Hertfordshire home The Barn. In a gorgeous film vignette he takes us on a tour and talks about his work. Similarly, another favourite designer, Bunny Guinness, winner of six Chelsea gold medals and popular panellist on Radio Four’s Gardener’s Question Time, takes us on a tour of her Cambridgeshire garden where sustainability and self-sufficiency are the watchwords. Julie Toll and Marcus Barnett both have similarly enjoyed Chelsea success to help boost their now international reputations as designers. Their contrasting ability to blend modern and contemporary with a more traditional country garden style are brilliantly shown off at the Manor House, Ayot St Lawrence designed by Julie and 15 The Avenue, Cheam, designed by Marcus. And in celebration of the National Garden Scheme’s relationship with nurses we feature what would have been one of the stars of this year’s show, the Florence Nightingale Garden: a Celebration of Modern Nursing; designed by Robert Myers, which we will now have to wait until the 2021 Chelsea Flower Show to enjoy. The film is introduced by the President of the Florence Nightingale Foundation, Baroness Watkins, who explains the link between Florence Nightingale and the National Garden Scheme, before designer Robert Myers explains the inspiration for his garden and reveals some of the key features. The films are part of the National Garden Scheme’s Help Support Our Nurses campaign which it has been running while all its gardens are closed. The charity is
sharing weekly portfolios (released each Thursday) of films made in their gardens by owners who open and inviting people to make a donation when they watch in a bid to make up the huge funding gap for nursing and health charities that the closure of the gardens has created.

Discover St Dunstan’s St Dunstan’s College announces new format for upcoming open events
S
t Dunstan’s College, Catford, south London, has taken the decision that open events planned for September to November 2020 can no longer go ahead in their usual format following the Coronavirus pandemic. Last year, the College welcomed more than 2,000 individuals to St Dunstan’s across six major events; however, the safety of our staff, pupils and visiting families is paramount. The College is delighted to announce that it will be launching a series of smaller ‘Discover St Dunstan’s’ events that will allow prospective families to visit the site safely and following social distancing guidelines. During the visit, families will have an opportunity to speak to the leadership team, including the headmaster, Mr Nicholas Hewlett, and have a guided tour to see the College’s facilities. There will also be a series of virtual events with the leadership team for prospective families to join from the comfort of their home. Speaking about the new format, Director of Marketing, Admissions and Development, Mrs Isabelle Blake-James explained: ‘We are delighted to be able to still offer prospective families a chance to visit the College site and experience a taste of life at St Dunstan’s. ‘We are busy planning the new look open events and can’t wait to share with prospective families.’ Open events planned for the autumn come at an exciting time for St Dunstan’s, as in September 2021 a new Junior School building, STEM Centre and Sixth Form Centre will open. The new facilities will include state-of-theart classrooms and laboratories, new outdoor learning spaces and a Sixth Form café. ven her pram is classy. Across from me is a casually, yet stylish and smartly dressed woman. I’m meeting Marcella Polzer, founder of accessory label Marc Ella London , at a juice bar in Battersea to get the inside scoop on how she took the leap to start her own business. Her entrepreneurial story begins in 2014. Daughter of an entrepreneur, Marcella found herself in a place she never thought she’d end up in: Insurance. “I don’t think anyone grows up dreaming about working in insurance; as a girl I didn’t even know what it was,” Marcella says, sipping her Energizer juice. “I loved my job, but knew that I had to take the leap at some point and now was as good a time as any.” Marcella went on to launch Marc Ella London — an affordable luxury accessories brand, mainly focusing on handbags. But it wasn’t pre-determined: “Back then, I took a good chunk of time out of my diary to generate ideas and prioritise them. I remember sitting at a restaurant with my husband, trying to cut down a list of 30 ideas to 5.” Today, Marcella has designed more than 90 products, all the while juggling family life. She takes her inspiration from the London scene, her travels across the world, but also family and nature: “I want to create products that are as versatile as they are fashionable. For me, it is a statement of freedom—of the independent woman, always on the move.” I look across the table and see her bag and instantly know what she means; she has an adorable Monty bag sitting next to her (seen above). It’s a bucket bag, and has a soft, origami-like construction. “It’s not just a bucket bag, it can be collapsed or even rolled up, which is perfect for the world traveler and mum alike,” Marcella
explains. The Monty bag, it turns out, is named after her newborn son, who is now 5 months’ old. She also has a 3-year old daughter, a dog, and lives together with her husband in London. I wonder how she does it: “I am as ambitious on the family front as I am in business, if not more. Ultimately, both my family and my business give each other the flexibility so that I can pursue both,” Marcella says. We are both long done with our juices. As we both get up to leave, I can’t help but think what’s next for Marcella and Marc Ella London. She leaves the cafe effortlessly, with her stylish, uniquely recognisable pram, onto her next mission. Yes, that’s what it is… she’s a woman on a mission. Adding Value To Your Home

een to add value to your home? Whether you’ve just moved into a decrepit bedsit, or have lived in a mansion for years of domestic bliss, there is still plenty of mileage to adding value to your property. Doing so could help improve your own quality of life while you’re still in the property (if buyers find something appealing, odds are you might too), and keep you well placed on the property ladder, regardless of whether you’re currently looking to sell. From five-year plans to on-the-day dust-ups, here’s seven ways to add value to your home...
Loft conversion
Perhaps the gold standard of home improvements, loft conversions are not for the faint of heart, but can come with major domestic and financial rewards if done well. Adding square footage is a guaranteed value-boost, while the market fixation with number of bedrooms means that adding one can practically ensure a hefty payday when it comes to selling. “The average loft conversion costs around £40,000,” says Chris Smith, regional director at estate agents Yopa, “but can increase your property value by an estimated 21%. They’re usually more of a long-term strategy, so you might not see all the money back if you sell immediately.” Loft conversions are not cheap - and not suitable for every property of course - but they often perfectly prove that old adage, 92 AUGUST 2020
that you have to spend money to make money.
Brush up on kerb appeal
First impressions matter, and putting your best foot forward is key to getting customers through the door. “We estimate that simply by improving your property’s ‘kerb appeal’, with a freshly painted exterior, clean windows, a tidy driveway and a new front door, can boost the value of a property by up to 10%,” says Smith. “The outside of your property is the first thing potential buyers will see, both when browsing online and in person at a viewing.” On modern properties, buyers may probably expect double glazing - a savvy way to save on your energy bill in the meantime - along with up-to-date security and draught-proofing.
Go for open-plan living
Open-plan living has been in vogue for some years now, and it’s clearly not going anywhere anytime soon. Most modern househunters are looking for spaces that are practical and adaptable, and it seems distinctly old-fashioned to cook your food in one room and then have to transport it to another to eat it. Open-plan living spaces don’t have to be giant, or rectangular - you’re looking to create areas that are connected but distinct. Consider sliding doors or curtains that can pull back during the day, waist or shoulder-high partitions, or doorway-like arches that demarcate your space.

Refurbish the kitchen

“The addition of a traditional British conservatory typically costs around £5,000,” says Smith, “and can increase the value of a property by around 10% when done well. To add real value, make sure your conservatory is fully glazed and blends in with the style of the rest of the property.”
A recent report by Norton Finance mapped out the most expensive home improvements performed by homeowners in their first year in a new property, and kitchen renovation ranked second only to furniture. The centrepiece to so many homes, it’s no surprise that the kitchen commands so much attention both before and after a sale, and a well-designed room can easily pull in extra thousands. “If your budget can only stretch to renovating one room, that room should be the kitchen,” says Smith. “You can cut costs by painting cupboard doors yourself and adding new, fashionable handles.”
Consider any second-hand shop - regardless of what it sells - and consider the price difference between products marked ‘used’, and products marked ‘like new’. This one’s a no-brainer, and just a fresh lick of paint can make pokey rooms immediately more marketable. Your house isn’t new - but it’s new to your potential buyers, and you’ll be doing your bank balance a favour if you can make it look that way from the moment they cross the threshold.

Aside from the necessary financial clout, homeowners will need to ensure proper planning permission, while those with smaller gardens might want to think twice before sacrificing valuable yard space. Redecorate
As with bedrooms, the number of bathrooms appears like a ranking next to your property, and it’s a crucial integer in the valuation equation. Broom closet, pantry, cupboard under the stairs - a small downstairs loo doesn’t take much, and it can be a delightfully canny way to carve profit out of otherwise wasted space. “You can add up to 5% value to your property by adding a second bathroom,” says Smith. “An average bathroom costs £4,500, and according to NAEA Propertymark, 70% of estate agents say an additional loo helps to sell a house.”
