The Gender Pay Gap: What to do if you have concerns about your pay The law on this should be straightforward – equal pay for equal work!* If a female employee can demonstrate she has been paid less for doing the same work as a male colleague simply because of her gender, then she will be entitled to the difference between those rates. This can be backdated with interest for up to six years. Whilst the gender pay gap has been decreasing over recent years, progress is still slow and the latest stats show that compared to last year there has been little improvement.
The fact remains that in the majority of organisations, women still earn less per hour, on average, than men. Although the gender pay gap and equal pay are not the same thing, the gender pay gap statistics can provide some useful insights. For example, a large gender pay gap can suggest that an organisation has an equal pay issue. However, differences in average earnings do not tell us whether women are doing equal work to men (or vice versa) and being paid less, or whether the difference in pay is for some legitimate reason. If you are a woman and are concerned you are being paid less than male colleagues on the basis of your gender, here’s what you can do:
1. Ask your male colleagues what they earn – if your male coworker does the same or similar work to you, you can ask them what they earn if you have concerns about equal pay, even if your contract prohibits you from talking about your salary. (Nobody is under any obligation to answer such questions, but if they do not this may be a red flag and mean it is even more important to raise questions with your employer - see below). 2. Ask your employer what factors influence pay and pay rises– this may include qualifications and experience, performance targets, length of service etc. If you find out what these factors are you can try and understand how they apply to you. 3. Ask your employer questions about equal pay and the gender pay gap statistics and what they are doing to improve pay for women. 4. Look at the gender pay gap in your organisation and compare this to your employer’s competitors. Discover if the pay inequality is industry-wide and if not, ask why your employer is the exception and what they are doing to address the issue.
*The Equality Act 2010. Authorised and Regulated by the Solicitors Regulation Authority.
Don’t be scared to escalate your concerns internally (to management or HR) or externally (to ACAS, or to an employment solicitor if you are considering making a claim).
Your employer cannot prevent you from asking these questions if you are doing so to ascertain if you are receiving less pay than a comparable male co-worker. It is also unlawful to treat you unfavourably for asking these questions. If your employer cannot provide an acceptable answer to any of the above questions, then you should challenge them further and/or seek legal advice.

GO CLOUD OR GO HOME R
yan Pearcy, Business Advisory Director at Scrutton Bland and cloud accounting expert explains how cloud accounting may be the way forward for the region’s
businesses. e concept of cloud technology isn’t new and neither is cloud accounting. Both have been around for over twenty years. But it is the advances in software development in the last few years that have enabled cloud accounting to grow from a ‘nice to have’ to a ‘must have’ for small businesses. In addition, awareness of the software has grown due to marketing campaigns from the big hitters, and the advent of Making Tax Digital in the UK in April this year has caused businesses to reconsider their accounting processes. So, what is it that sets cloud accounting apart from other systems and has made it a necessity for so many businesses? Two simple concepts: flexibility and efficiency. e basic concept of cloud accounting is to enable an individual, or a team to complete their finances from anywhere. As long as there is an internet connection, you can access your data from any device. is flexibility means that you no longer need to be tied to an office or a desk. You can work collaboratively with your advisers on the go or at their offices whilst still accessing your own information in real time. is is a must have for the modern business owner or entrepreneur where time is their most fleeting resource. In addition to business owners, employees now expect a certain amount of flexible working. Cloud accounting enables your finance team to work from anywhere, so extreme weather events are no longer a problem, and you can attract the best talent by enabling greater geographic flexibility in the roles that you offer. It doesn’t just stop with the finance department. 1 2 M AY 2 0 1 9
A key strength of modern cloud accounting packages is their ability to share data in real time with cloud-based operational tools. You and your colleagues can access and manage data from wherever they are based that syncs directly to key individuals in the business. is creates flexibility but also efficiencies, with removal of data entry and paper management, a headache of any finance function. Documents can be scanned and retained, approvals can be carried out from anywhere with an app, and automatic prompts can remind you of tasks you might have forgotten. Cloud based solutions enable software companies to develop and roll-out improvements centrally. With all data held in one place, Smart programmes can learn and improve themselves as they are used, meaning your system is the current version but also developing as you use it. ese systems also enable integrations that were once difficult to obtain. Information on your banking, your website, your tills, your stock, can all be shared and reported on, giving you insights into your business in real time that would normally have taken months to produce. Still not convinced? With more businesses switching to cloud systems, more of your competitors will be attracting better talent, working faster, and have current and better information to make decisions. For businesses that don’t use cloud, you are now at a disadvantage and may have an uphill struggle to compete. So, if you want to survive it’s simple: go cloud or go home. Ryan Pearcy is a Tax Director at Scrutton Bland and specialises in cloud accounting. He can also explain the technology in jargon free language that is easy to understand. Scrutton Bland run training courses for clients to introduce them to sblive, their own cloud accounting package which can be customised to the specific needs of a business.

A WARM WELCOME AT THE OAK-TREE SCHOOLS
T
he importance of sending children to a welcoming school was highlighted recently by a prospective parent visiting one of the four Oak-Tree Schools. Following their personalised tour they commented to the Headmistress, “We’ve visited a few schools with our daughter but we’re impressed with how welcome we’ve been made to feel. ere’s such a lovely atmosphere for the staff and pupils -it feels like a real community.” All schools aim to be welcoming for their families and most create brochures, websites, newsletters, and special events to involve their families. e Oak-Tree Schools, however, have been commended over and again for going above and beyond ‘the norm’ to welcome pupils and parents into the school communities. Open-Door Policy e purpose of an Open-Door Policy is to encourage open communication, feedback and discussion. All of the Oak-Tree Schools value the input from parents, preferring them to share any queries or concerns as they happen in order to give the schools the chance to work together with them and so putting their minds at ease. Matthew Hagger, Group Managing Principal, explains, “Our ‘open door’ policy enables parents to be quickly reassured by a class teacher, a member of the Senior Leadership Team or the Headmistress. All class teachers are readily available for brief conversations at the start and end of the school day or for longer conversations at a mutually convenient time. Parents are also used to contacting us by email, Portal message or telephone. Regular class assemblies, drop-in sessions and social events encourage parents to play an active part in their children’s education. We understand that parents will have a number of queries throughout their children’s time with us and that they shouldn’t have to wait until one of the more formal occasions. is is why we are happy to discuss any aspect of the education we provide whenever we can.”

2019
e School Environment e Oak-Tree Schools promise smaller, more nurturing environments that offer a more personalised service than some of their larger counterparts. Each Oak-Tree School caters for between 200 and 300 pupils, providing environments in which children can flourish as teachers know each child well and can provide support and challenge in each lesson. With average class sizes between 12 and 18, a more personalised education is possible. Mr Hagger says, “e traditional values on which the four schools were founded continue to be at the core of our ethos, enhanced by the very best practices in modern education. Your child’s education is important to us and we nurture each child individually, taking into consideration their unique needs and talents.” Oak-Tree Coffee Mornings Between October and March each year there is a programme of informal Coffee Mornings for each Headmistress and Group Managing Principal, Mr Hagger to chat with parents year group by year group at each school. Mr Hagger says, “ese are useful to discuss various aspects of our education, with no set agenda, and to listen to feedback. e Coffee Mornings inform our school development plans as we continually look to enhance the services we provide to our families. Parents are always welcome to bring up anything that they would like to discuss, no matter how small or large. We can discuss anything from the development of our extra-curricular activities programme to recent enhancements to the quality of the education. Some groups focus on particular themes, such as our intensive preparation for senior schools for parents of the older Oaklands and Coopersale Hall children, or our careers advice and Sixth Form entries at Normanhurst and Braeside.” n
There’s such a lovely atmosphere for the staff and pupils -it feels like a real community.”

B
eating off stiff competition, a local developer scooped first place in a prestigious awards ceremony on 26 April at e Marriott Hotel Grosvenor Square, London. Higgins Homes was awarded Best Private Developer Of e Year 2019 at the First Time Buyer Readers’ Awards, one of the most acclaimed in the industry. e Awards are an annual celebration of some of the many lengths that are gone to in order to help aspirational buyers on to the housing ladder. From housebuilders and housing associations to legal companies, these prestigious awards ensure the best in the business are recognised and rewarded for their hard work. Higgins Homes is a multi-award winning housebuilder and are especially proud of this recognition from first-time buyers. Assessed by a panel of professional judges, the shortlisted entries were then shown on the First Time buyer Readers’ Award website for the public to cast the final vote. “e challenges that first-time buyers face are extremely important to Higgins Homes, which makes winning this award hugely humbling,” says Jeremy Marcus, Sales & Marketing Director at Higgins Homes. “We strive to provide creative solutions to ensure that the first-time buyer doesn’t have to make too many compromises.” e Best Private Developer Of e Year category focused not only on the design and quality of the properties built, but also on all aspects of the developer’s performance. e judges praised Higgins Homes’ approach to design and commended the architectural teams who ensured that each development maximised space and embraced innovation and new 2 2 M AY 2 0 1 9

comers, The Eskies bring their unique brand of gipsy jazz in a swaggering stage spectacular. June and July is packed with entertainment for all ages. With open air cinema and theatre, big screen summer sports, live comedy and music performances, fun family days, fitness classes and a host of events to let your hair down on a Friday, Summer by the River will be the ultimate London experience this summer. During August, London’s Free Open-Air Theatre will return to celebrate its 16th summer residency at The Scoop. This year, a new family production of “The Sea Queen” will introduce families to the magic of theatre as they follow the swashbuckling tale of pirate and Irish queen of the seas, Grainne O’Malley. As the sun sets over the Thames, Shakespeare’s classic romantic comedy “Twelfth Night” will grace the stage. Each production will run between 7th August and 1st September, all of which are free to attend. No festival would be complete without flavourful food and this year Summer by the River is teaming up with popup guru Jimmy Garcia to fuel the riverside celebrations. Responsible for some of London’s most talked about popup restaurants and concepts, Jimmy’s team will be at The Scoop’s Bar by the River with a unique food offering across the summer months. This will include the hugely popular The BBQ Club which offers visitors the ultimate alfresco dining experience on table top BBQ’s. Look Mum No Hands will also be returning for their third year in a row to transform The Pier area at London Bridge City. The cycle café pioneers’ bar will offer wholesome food, drinks and its own programme of events including Tour de France screenings. Summer by the River will also be activating the London Bridge City table tennis area and a new popup staging area in Hay’s Galleria. This will provide a platform which champions emerging musicians and provides a muchneeded performance opportunity in the heart of London.

OUT & ABOUT
THE INVESTEC DERBY FESTIVAL
2019
T
he Investec Derby Festival held at Epsom Down’s racecourse, featuring the world’s greatest flat race, is taking place this year on Friday 31 May (Investec Ladies Day) and Saturday 1 June (Investec Derby Day). The event, widely renowned as one of the biggest social events in the British calendar, promises to attract the best racehorses in Europe as they battle it out for millions of pounds in prize money. The two-day festival, first run in 1780 and now in its 240th year, is attended by thousands of people. The 2019 Investec Ladies Day ambassador is the model, presenter and DJ, Vogue Williams. Vogue is a long-standing supporter of the event and will judge the 2019 Style Award on Ladies Day, a muchcoveted title in partnership with ChiChi London. The Style Award winner will win a luxury trip away for two, a year’s worth of dresses from ChiChi London and a bespoke hat by Jessica Rea Millinery. Vogue will then bring the day to a close amidst a party atmosphere when she DJs the official after-

party on the Hyperion Lawn. Images taken of Vogue, captured at the racecourse are themed around the event’s tagline ‘The Supreme Test of the Racehorse and the Wardrobe’. This emphasises the two key aspects of the festival, the best horses in the world competing on the track and racegoers striving for high style stakes off the track. This year’s fashion shoot was specifically styled using affordable fashion, drawing inspiration from vintage and charity shops as well as the high street to show how racegoers can put together a fabulous outfit at minimal cost. Vogue said “I’ve absolutely loved the shoot styling this year and it’s inspired me to try to incorporate a bit of vintage into my Investec Ladies Day look, combined with high street fashion to keep it affordable. I’m new to vintage shopping and am definitely ready to start hunting!” Investec Ladies Day is famous for its celebration of females both on and off the course, combining high style stakes along with attracting some of the top middle-distance 3-year-old fillies in the country for the feature race of the day, The Investec Oaks. Talking about the Style Awards and atmosphere Vogue added, “I’m really excited to see everyone’s looks. I’ll be searching for the most well put together outfit, from the headwear right down to the shoes. I’m incredibly excited about the day; it’s so much fun from the moment you arrive.” The Investec Derby sees three-year old colts from across Europe descend to battle it out for the prestigious Investec Derby title. The unique undulations and camber over one and a half miles of the Epsom Downs track makes this the supreme test of the racehorse and is Britain’s richest race worth £1.5million. Two-time Investec Derby winner Frankie Dettori will also be joining Vogue as an ambassador this year. Britain’s best-loved champion jockey won the race in 2007 on Authorized and 2015 on Golden Horn, and will be looking for a further win in
2019 to add to his triumphant tally. Completing the line-up is Clare Balding, one of the UK’s most prominent sport broadcasters and journalists. Investec Ladies Day tickets start from £12.50 and Investec Derby Day tickets from £20 for the outer enclosures and £60 and £65 respectively for the Grandstand Enclosure where the Style Awards take place on Investec Ladies’ Day. The Hill is accessible free of charge on both days of the Festival. NEW for 2019 is the Queen’s Stand Lawn, part of the Queen’s Stand Enclosure with views of the horsewalk, a selection of luxurious food and drink options and live music. For further information on the enclosures and to book tickets please visit www.epsomderby. co.uk or call Epsom Downs Racecourse on 0344 579 3004.

ea turtlees haave existed since the time of the ddinosaurs, and haavve had millions of years to adapt to their en nvironment. Howeveer, they haavve had just a few decades to come to termss with mass coastal development, plastic waste, ligh ht pollution, beach tourism and deep sea fishing, and unsurprisinglyy,, their numbers n haave p plummeted.. Combine this with the poaching p g of adult turtles and their eggs for food, with their shells used to make highly valuable tortoiseshell, and it is no awonder that six of the seven species of sea turtle are now classified as vulnerable, endangered or critically endangered. Conservation organisations work around the globe to protect sea turtles, focusing on the beaches where they lay and hatch their eggs. Where nests are considered to be particularly at risk, the eggs may be transferred to a new part of the beach, known as a hatchery. y. Volunteering at or visiting a hatchery Volunteering hatc while on holiday certainly sounds like a worthy cause. However, online traavel company Responsible T Tra raavel has investigated the ethics of hatcheries - and it turns out that not all are as beneficial to turtles as they may seem. Here are fiivve questions to ask to ensure the hatchery you’re visiting is genuinely helping, not harming, the turtles. 1. Do they use tanks? Some hatcheries place the hatchlings in tanks for a couple of days in order to ‘headstart’ them, before releasing them once they are a little stronger. However, swimming can exhaust the hatchlings before they’ve reached the sea and food sources, and the tanks are breeding grounds for diseases and bacteria, which can then be transmitted to
wild turtles. Worse w Worse still, some turtles tur are k in tanks for weeks or even months, kept w tourists paying to hold them and takke photos. with P Perhaps conservation is not the tanks’ main p purpose... 22. Do they buy eggs from poachers? I manyy countries, sea turtle eggs In gg are on the menu. To prev To prevent this, some hatcheries buy the eggs from p poachers at higher rates than those offered by local r restaurants. Unsurprisinglyy,, this leads to more eggs eg b being dug up, as their value increases. 33. Is there an expert on site? Running a hatc Running hatchery is far more complex than just burying eggs and releasing hatchlings. The incubation temperature affects the sex of the h hatchlings; diseases can be transmitted if gloves a not worn; dry sand dehydrates eggs; compacted are s sand starves them of oxygen; moving v the eggs t long after laying can rupture the membranes too inside... in short, this is no business for amateurs. A q qualified expert must oversee o the hatchery. y. 44. Can they prove they are successful? U Unless detailed records are kept about the number o nesting turtles, eggs and hatchlings, there is no of r way to know if a hatchery is haaving real ving a genuinely g b beneficial impact on sea turtle populations. Good intentions alone do not guarantee good results. 55. How else are they conserving turtles? H Hatcheries should never be the end goal of sea t turtle conservation. The theft of eggs is one of the b biggest threats to their sur viivval, so working with local communities and schools to raise awareness is essential. Coastal development must be deterred, light pollution reduced, tourists should be warned t avoid to a nests, and shorelines cleared of harmful p plastic waste. And there are plenty of ways for people to c contribute while on a volunteering holiday - such a carrying out beach patrols, monitoring nesting as t turtles and deterring predators from attacking h hatchlings. g If all these efforts p paid offf,, of course,, t hatchery wouldn’t even be needed in the first the p place. And this is the real marker of a hatchery’s s success.

INTERVIEW WITH DR LUK ATHWAL - INVISALIGN EXPERT AT SMILE DESIGN BY ASH
“
Q) What ages do adults typically have braces? A) Braces are not just for children. We have noticed that a significant number of adults of all ages are having braces. As people get older, teeth can move and become crooked and unsightly, or with gaps appearing between teeth. Having straighter and whiter teeth will make a person look younger and more attractive. Q) Why do many people opt for Invisalign rather than conventional fixed braces? A) Invisalign is a great “lifestyle” option for straightening teeth. e clear aligners are worn
for most of the day, but can be taken out when eating or drinking, and also cleaning your teeth. You can remove the aligners if you have an important social event. Because of this flexibility and the benefits, many people prefer Invisalign. Q) How long does treatment take? A) Depending on the level of crowding and position of the teeth, most cases take between 6-12 months. e treatment works quicker if a person wears the aligners for most of the day, and has excellent oral hygiene. Q) How can I see what my end result will look like, before I commit to the braces treatment? A) We have a digital scanner that can take a 3D image of your teeth. Invisalign offer a service that can create a new simulated 3D image showing how your teeth will straighten up, and indicate the amount of time this will take. is important step is called “Clincheck”.
THE DETA I L S
Q) How can I find out if I am suitable for Invisalign? We are having an Open Day for Invisalign on Saturday 1st June 2019 from 09:00 to 17:00. THE PERFECT SKIN PRESCRIPTION With Frances Furlong
L
ooking and feeling more youthful cannot just be achieved with topical products such as retinol and vitamin C, beauty starts from within. Helping to prevent wrinkles is just as important as treating them. I would like to focus on key steps throughout the ageing decades that can help you understand the preventative measures as well as the curative, they should work hand in hand. Nourishment and eating a healthy, balanced diet can also help turn back the clock. e antioxidants and nutrients in foods can help your skin look its best in your 30s, 40s and 50s plus!
YOUR SKIN IN YOUR 30S Preventative 30s is when you should focus on protection against free radical damage created from sunlight, pollution or high stress. Using a daily vitamin C serum and SPF face protection is a must. Mesoglow - light peel to help fight free radicals, improve cell turnover and reduce damage on skin surface, combined with a mesotherapy cocktail of microinjections containing vitamins, serums, medications and amino acids. Curative First signs of ageing that occur in your 30s are usually dynamic wrinkles meaning they come from muscle movement, like frown lines or forehead lines in their 30s and may even have early signs of crows feet. Try treatments that help to relax muscle movements to soften lines and prevent them worsening over time. Nourishment Vitamin C is essential for collagen synthesis. Typically people who have diets higher in vitamin C have less wrinkles e.g. citrus fruits, broccoli, blueberries, tomatoes, red pepper and kiwi. YOUR SKIN IN YOUR 40S Preventative 40s is all about a battle with gravity! You begin to lose collagen and see the first signs of volume loss. However what you eat can also help slow down the breakdown of collagen. ere's a relationship between blood sugar and collagen levels. When you have elevated levels of blood sugar, it can affect collagen, creating new, sticky molecules in the body. ese molecules form crosslinks with collagen, which causes damage and makes skin more likely to wrinkle, sag and lose elasticity. Curative Treatments such as dermal fillers to replace loss
of volume and help reduce the depth of wrinkles. Medical skin needling also helps to stimulate collagen and gives the skin a healthy glow. Nourishment Focus on eating high-fibre foods to avoid blood sugar highs and lows. Fibre works to keep you full and satisfied, so you're not reaching for a sweet treat half hour after eating your lunch. Also filling your plate with lean protein and other foods with complex carbs and a wide range of fruits, vegetables and grains. YOUR SKIN IN YOUR 50S PLUS YEARS Preventative Once women reach their 50s, volume depletion becomes a big problem as you lose one percent collagen a year after menopause. Furthermore skin doesn’t retain moisture as well, so you will want to think about ways to eat to help skin like healthy fatty foods. Curative Treatment include volumising dermal fillers to restore and enhance deep folds and sagging to the skin. Retinol and mesotherapy vitamin injections can really help too. Hyaluronic acid based creams and serums are a must for keeping the skin hydrated at all times and looking fresher. Nourishment Healthy fats - good fats in your diet such as omega-3 fatty acids, which can be found in salmon, avocado, flaxseeds and walnuts. Foods high in carotenoids - sweet potatoes, carrots, red peppers, because they all contain beta carotene. Sweet potatoes are full of beta carotene and vitamin A and C, this can give your skin a rosy glow. n
Nourishment and eating a healthy, balanced diet can also help turn back the clock.

TIME TO LIFT YOUR LOWER FACE LINES?
“After weight loss surgery I lost 13 stone, which was fantastic, however I was left with a lot of excessive skin, which needed surgical intervention. Despite my dramatic body transformation, when I looked in the mirror I saw a slimmer new me, but a tired worn out face looking back at me! Frances Furlong of Perfect Skin came highly recommended to me, after a thorough consultation she explained how volumising dermal fillers to certain areas of my face would replace the fat padding that once kept my face lifted and youthful. BEAUTY BOX
B
eauty salon owner Maggie Goudz had a good reason to take a recent break from her busy business – the birth of her son, Carter. But she couldn’t leave Maggie’s Beauty Box for long and was back within ten days ready to continue driving her success story in the heart of Hornchurch. Maggie, who has ten years in the beauty profession, has been a growing presence in North Street for two years and has bulging appointment books for facial treatments, fillers, injections, permanent make-up and tattoo removal. “It is all about making people look more beautiful and feel more confident.” She says. But Maggie, 37, has taken a stand against clinics that offer misguided treatments: “We don’t do fake here and steer people away from certain treatments because we want them to look natural. We are enhancing their looks not reshaping a new character. If it won’t look right, we will advise them of maybe a different way but we won’t take money just do a treatment.” Maggie’s Beauty Box, which treats clients over 21 years old, specialises in a range of established treatments provided by trained aesthetic practitioners with prescriptions authorised by doctors.

“e most popular treatments are facials to remove the lines that come with age, and lip fillers” she adds. “Skin gets tired and droops so it is just a case of doing something to improve that. “Lip fillers are very popular but it is important to consult a reputable provider and get advice so that you get the appropriate treatment. “I don’t like cosmetic surgery because it is about dramatic change that can make people look fake and horrible. For instance, you can pay around £5,000 for nose surgery but may need a second or third operation to get the desired look while you could also get breathing difficulties as a result of the operation.” “But you can have filler treatments that cost £150 and, although they may need a top up every 18 months or so, they work perfectly well and provide a great, natural look.” Maggie, a qualified and experienced aesthetic practitioner, is also concerned about the mounting pressure social media puts on the younger generation to chase a ‘perfect’ look. “It can cause so much distress which is so upsetting,” she says. “We have people coming in with photographs of Meghan Markle and other high profile celebrities and I always say it is not about becoming someone else; it is about giving yourself a boost and releasing that inner confidence. “at is the great joy in my job. People often cry here because they are so thankful and we all get a huge lift when clients tell use what it means to them and how it has helped them in their personal or professional lives. “I’m very proud of what we have achieved in the area and being part of a growing local economy. I love my work but I’m also a sensible and practical businesswoman. And now I’m also a proud mum.” n

pen Garden Squares Weekend, London’s most popular garden-visiting weekend, offers exclusive access to some of the most exciting private gardens and green spaces in the capital - from the historic and traditional to the new and experimental. Members of the public can explore and discover gardens on rooftops, in offices and shops as well as community gardens, allotments and London’s premier garden squares. This year, there are gardens with breathtaking panoramas, sleek contemporary-designed spaces, as well as wild and naturalistic hidden gems. There will be over 100 you can visit… including the garden at Number 10 Downing Street. available via a public ballot. Number 10 is the official residence and office of the Prime Minister and where she welcomes guests from Her Majesty The Queen to world leaders, businesses and charities. The terrace and garden at Downing Street were constructed in 1736 shortly after Walpole moved into Number 10. Entry by public ballot, no purchase necessary. see www.opensquares.org for more details. Many premier garden squares take part including Eaton Square, whose past residents include actress Vivien Leigh and Prime Minister Neville Chamberlain, Bryanston Square, Cleveland Square, Kensington Square and Warwick Square. Explore medical gardens at the British Medical Association and Royal College of Physicians’ Medicinal Garden and wildlife gardens at Melissa Garden Bee Sanctuary, Barnsbury Wood and Barbican Wildlife Garden. All private, but opening their gates to visitors over the Weekend. There are flourishing productive gardens at Winterton House Organic, Fulham Palace Meadows
Allotments and King Henry’s Walk Garden. And, to take in London’s amazing skyline a visit to Cannon Bridge House Roof Gardens, Nomura International Plc, or Eversheds Sutherland should not be missed. New gardens for 2019 include the historic gardens of Bell House in Dulwich, Community Garden Cluster - kitchen gardens created on a disused railway platform at Kensington Olympia, Montague Street Gardens - a glorious Georgian garden in Bloomsbury and the ornamental kitchen roof garden with views to Westminster Cathedral designed by Adam Frost at the homeless charity The Passage in SW1. There will also be the opportunity to take part in a whole range of events and activities over the whole weekend. Organised by the London Parks and Gardens Trust, the annual event highlights the significant social, cultural, environmental and economic contribution that gardens, squares and green spaces make to the capital and its inhabitants. The Trust aims to cultivate knowledge and appreciation of London’s vast green network and celebrates the beauty, ecology and value of London’s cultivated spaces. Over the last year loccals haave watched its transformation fro om a tired vestige of a bygone era into a beacon off Art Deco splendour. The last owner ran it as a B&B and it was during a stay in 2016 that Kat Webb Webb and Spencer De Dean ean Stedman learned it was for sale and decided tto buy it. Kat already had a clear vision of how she wanted w the house to look, inspired by a dolls house from f her childhood. childhood The building has been extended in sympatthy with the original design and completely renovated inside and out. According to Spencer, “W Wee wanted w to t give it back that authentic look and one of the mo ost important parts, especially for an Art Deco h house, are the windows – that distinctiivve 30s style.” The original steel windows had been replaaced with uPV VC C in the 1980s which whic never looked quite right. PROPERTY LIFE
THE BEST LOCAL AMENITIES TO LOOK FOR TO BOOST YOUR HOME VALUE
A
home’s value can be determined by several obvious factors like the square footage, layout, condition, age, etc. However, there are other factors that may not be so obvious, but still influence a property’s value. Local amenities within a community can have a considerable impact on how much a property is ultimately worth. Being within a close proximity to certain amenities can boost the value and should be kept in mind when looking for a home, or considering what to highlight when pricing/selling your home. Schools For homeowners with children or planning on having children, being close to good schools is often a big deal, especially if it’s in walking distance. Many people are willing to make sacrifices in order to live closer to great education systems for their children. Shopping Having convenient access to a variety of shops has a positive correlation with the average home value in an area. is can include coffee shops, grocery stores, fitness centres, boutiques, bookstores, wine shops, cinemas, etc. Supermarkets in particular can boost home value. A study actually found that if a supermarket sits within a few streets of your house, your property values should be 20 percent higher than
if you don’t have the supermarket nearby. Even large shopping centres and budget supermarket chains like Aldi contribute to higher property value. Restaurants Being close to dining and not having excessive drive times should also work to your advantage when looking to boost home value. Whether it’s a sit down restaurant, a cafe or fast food place, multiple choices within a close proximity are desirable to most homeowners. Fine dining establishments can increase the value even further because of the perception of upscale quality. Parks Finally, open spaces where people can enjoy nature and engage in recreational activities are also highly sought after. As long as they’re well maintained and in a low crime community, parks can be a significant property booster. When you combine all of these amenities and they’re within a close proximity of your home, it means one thing: Walkability e ease in which people can walk rather than drive plays a huge role in home value. Not only does this make it more convenient for people to get where they need, but it usually signifies that the area is safe, good for raising kids and has a social aspect. n

GERARD’S PROPERTY SERVICES KEEPING UP WITH LANDLORD LEGISLATION CHANGES (AND INTRODUCING OUR NEW LETTINGS MANAGER!)
2
0th March 2019 and 1st June 2019 are very important dates in the calendar of every landlord and most tenants. Firstly, the Home (Fitness for Human Habitation) bill went through parliament and became law with a Royal Assent. Tabled by Member of Parliament Karen Buck, the bill sought to not only amend the 1985 Landlord and Tenancy Act, but also compel private and social landlords or their agents across England to make sure the rented property was fit for human habitation right from the start of the tenancy and throughout. A win for tenAnts e bill empowers tenants to sue the landlord in court in case HHSRS (Housing Health and Safety Rating System) guidelines and standards haven’t been met. e Home Fitness for Human Habitation act came into force on 20th March 2019. Tenancies covered include all that were entered, executed and signed up after 20th March. Tenancies signed before that date won’t be covered even if the tenant will be occupying the property after the enforcement date. It’s very important for landlords to understand the Act and the kind of behaviours they cannot remedy unfitness such as problems caused by tenant conduct, complications from acts of God events like floods and storms, issues caused by tenant possessions, when tenants isn’t a person but an entity such as an institution, among others. tenAnt fee bAn A huge test for lAndlords While most landlords won’t have a problem with the human habitation law, the June 1st change is a different matter altogether. In January 2019, the House of Lords announced tenant-letting fees charged by letting agents and landlords would be banned across England for any tenancy signed from June 1, 2019. Admin fees have been brutally exorbitant with potential tenants charged an average of £400 for such things as credit check fees, referencing charges and tenancy renewals, among others. is is no longer possible and the cost has been left to landlords. e only charges letting agents and landlords could charge tenants include: • Rent • Council and utilities tax • Security deposit equivalent of 5 week’s rent • Tenant requested tenancy changes • Tenant requested early tenancy termination • Reasonable costs such as lost keys or late payment of rent, among others
6 2 M AY 2 0 1 9
Some of the fees were critical for landlords, such as credit reference information while most tenants complained about being charged for tenancy agreements that were simply cut and pasted from elsewhere. In trying to give tenants some breathing space and balance a system biased towards the landlord, tenant fee ban applies to: • Cleaning services • Guarantor form charges • Inventories and credit checks • Professional cleaning and referencing • Administration charges • De-flea charges to allow pets • Demand for cover from certain insurers • Services related gardening It’s important for landlords to remember that even what they’re allowed to charge for will be restricted, such as paying rent late and losing keys. e law requires that landlords charge reasonable costs with evidence like receipts. If there’s no paper or written evidence from the landlord then the payment stands prohibited. e tenant fee ban and human Habitation Act will definitely have an effect on how landlords and letting agents conduct themselves and it pays to comprehend the two sets of laws fully well. AdvAntAges of A letting Agent A great letting agent can take the burden off when it comes to preparing your home to let (human habituation law) and ensuring all boxes are ticked to comply with ever changing requirements. We are excited to welcome Tracey Ramsay to head up our new "Select Lettings" team specialising in high end, bespoke family residences. Bringing unparalleled local insight and knowledge, she is your first stop when looking to let desirable residences to wealthy, qualified tenants! to speak to tracey or one of our other qualified letting agents about the new laws for landlords, call 0203 355 2744 and we’d be happy to help. n

“IT’S LIKE WE HAVE NEVER BEEN AWAY AND ARE SIMPLY PICKING UP WHERE WE LEFT OFF”
A
big a change is upon us in the property industry, we are leading the charge and only the very best will survive” so says Elliott Lawlor one half of the new dynamic partnership of elliott|james Prime Residential bursting onto the property scene in High Road, Loughton. is is no ordinary Partnership, but a new vision from a powerful and longstanding union of Father and Son, duo Elliott and James Lawlor. Having successfully sold their previous thriving agency in 2013 they took a break and are back ready to take their business to a new level. “Launching our game-changing new agency was a no-brainer really, we unexpectedly and surprisingly got our central office at 165 High Road back from our old firm, which happened to occur at the same time we had completed our main development projects" reflects James Lawlor a veteran of hundreds of property sales in the area over four decades. “I jumped at the opportunity to work again with my son as his knowledge of prop-tech and the digital marketplace is exceptional and, to be blunt, without that knowledge it would be pointless as we are only interested in being the best at what we do and tech knowledge and traditional methods combined are essential In todays industry “ Elliott Lawlor picks up the thread “I have been fortunate that my last 15 years in the industry gave me the opportunity to assist at grass root level in the development of many of the leading software’s in the industry today, and to see first-hand how buying selling and letting would evolve “ IMMERSIVE VIEWING EXPERIENCE elliott|james Prime Residential have invested heavily in the complete renovation of their offices and even the entire building to show they mean business. Elliott Lawlor is quick to point out “We have a raft of innovations including our amazing “Walkthrough viewing system” which saves buyers and tenants hours of pointless viewings because they have a fully immersive viewing experience on their phone, computer or any smart device wherever that happens to be!”. Elliott continues, “ere is nothing like it being offered locally at this time and we have deliberately set our standard very high to be truly different” When challenged to explain what makes them different to all the other agents James Lawlor responds confidently “We are backing the high street and making our suite of offices a destination. We have our “business lounge “for
our clients to have collaborative meetings with our associates in finance, construction and legal services, as well as many more creative and eyecatching initiatives to shake up the way we all look at property these are exciting times and only the very best in the business will survive. We make no apology about our ambitions to lead the way” A BRAND NEW JOURNEY e new luxury suite of offices is now open at 165, High Road in Loughton and already they are launching a multi-million pound luxury development of amazing apartments overlooking Chigwell Golf Course. “We also are delighted to offer a wide cross-section of prime property in the area and are overwhelmed with the wonderful reception we have received from many of our clients” Elliott and James continue “It’s like we have never been away and are simply picking up where we left off. is is only the beginning of a brand-new journey for us and with our fantastic team of established experts we know we can deliver”. e team is featured in the elliott|james Prime Residential pages in this magazine and will be familiar faces to many readers. Elliott and James are keeping some of the new marketing innovations under wraps, but there is no doubt this agency is bringing the West End style of selling to the whole local area. n
