inderella is one of the best-known rags-to-riches fairy tales of all time. A mistreated young girl, a glass slipper, two comical ugly step-sisters and a handsome prince combine to make the perfect piece of story-telling. urrey Hills is a perfect area for running with beautiful with beautiful scenery and great transport links. In January 2018 Runaway Adventures will embark on just their second trip to the region and they have plans to regularly come back to explore all the other footpaths (and pubs). Runaway Adventures was set up in the Spring of 2017 to share their love of trail running with runners of all abilities, especially those living in urban areas. Running is an activity that provides incredible pleasure to millions of people, yet especially in cities, access to green space is limited and the organisation involved to seek good routes and find transport is often too much effort. Runaway Adventures co-founders Chris Bradley and Caitlin Jones have been doing this for years and since June 2017 they have been taking groups of runners out to beautiful settings around the capital, included the Chiltern Hills, Epping Forest and Surrey Hills. The run on Sunday January 14th will start at Dorking Station to give easy access to those travelling from London, but of course locals are more than welcome to join too. The run itself will be familiar to many as it follows
the classic Dorking circular route, which is popular with walkers. It’s a challenging 15km route so it’s taken at an easy pace allowing everyone to stay together and enjoy the surroundings. However they recommend that you should be able to run 10km prior to the day to feel comfortable. The run starts at 11am and will take approximately one and a half hours before finishing back in Dorking to refuel. Behind Closed Doors: 300 years of Willmer House Exhibition at Museum of Farnham
I
n 2018, the Museum of Farnham will be celebrating the 300th anniversary of Willmer House, the home of the Museum since 1961. This is a huge milestone and there are plans to mark the occasion in style. A series of events will take place over the course of the year, including a special garden party that will be held in May featuring a Gin Bar and music from local bands. The Museum’s usual range of family-friendly summer activities will be given the Georgian touch, and an Archaeology exhibition will help members of the public discover the history beneath Willmer House. Visitors will also get to experience a Georgian themed event coinciding with the national festival Museums at Night in October. One of the highlights of this programme will be a special temporary exhibition about the history of Willmer House, specially curated by pupils from Potters Gate Primary School. Willmer House is a very fine example of a Georgian Townhouse, built by a Hop Merchant by the name of John Thorne in 1718; it is now a Grade I listed building. Over the years it has been many different things to different people; a hop grower’s residence, a school for young ladies and a dentist’s surgery. The special exhibition will include objects relating to the many occupants of Willmer House, including a portrait of the dentist Sidney Longhurst painted by W H Allen, selected archaeological artefacts excavated from the Museum garden, an oil painting by the Headmaster of the boys school which occupied the building in the 1850s and a programme from the official opening of Willmer House Museum dating

from 1961. Members of the public will also have the opportunity to see the title deed for the land that Willmer House was built upon, which dates from 1710. Emma Sutcliffe, Assistant Curator at The Museum of Farnham, said ‘this is a wonderful opportunity for the public to learn more about Willmer House, an iconic part of the town’s history.’ The pupils from Potters Gate School will get the opportunity to write the interpretation and design the exhibition itself. Amanda Pettey, Community and Learning Officer at the Museum, said ‘we are delighted that Potters Gate School wanted to be involved with this exhibition and are very much looking forward to seeing what ideas they have’. The display will run from the 30th January-22nd December 2018 and can be viewed by the public during Museum opening hours, Tuesday-Saturday 10am-5pm. New polo pony sculpture is unveiled internationally
Charles and Abbe Elliott at British designer brand ‘Elliott of London’, have unveiled the latest editions to their new equestrian sculpture range.
Y
oung British sculptor Charles Elliott and his wife professional showjumper Abbe Elliott, have worked together to further their new luxury equestrian range. Initially working on a simplistic horse sculpture, 24 year old Charles has now pushed his skills and knowledge further to a new polo pony sculpture as well as a new race horse sculpture, both complete with tack and rider. Both pieces have a vast amount of detail and movement, created using a 8mm round material with a natural curving style. Handcrafted in their Buckinghamshire studio using traditional blacksmithing and modern metal manipulating techniques, their new equestrian sculptures are inspired by his wife’s love of horses. Alongside travelling the world jumping her string of horses professionally, Abbe has a lot of input into Charles’s design and building process of their equestrian pieces specifically. Charles says, “We decided we wanted to push our boundaries further by investigating into specific disciplines, we wanted to target individual aspects of the international equestrian world. My wife Abbe helps tremendously with details of muscle layouts and conformation, whilst we look through piles of close ups of horses in motion. She is very critical of our work and a perfectionist when it comes to the 20 JANUARY 2018
horses, whether it be in art or in real life!” Charles spends months, sometimes years, working on each of his pieces and have had a great response of its unveiling on their website and on facebook. Elliott of London Sculptures are available internationally, with transport shipping and installation services available worldwide. With interest and enquiries from New Zealand, US and Europe already, the initial unveiling of these one off pieces look to be a great success for The Elliott’s and their team.

ven in the deepest winter days, you will see a team of vineyard workers in the heart of the Denbies vineyard. The Vineyard team are now in full swing with the pruning, commencing in January with another couple of months to go. The pruning starts at the top end of vineyard (Yew Tree Field) and the team gradually work their way down. The minimal pruned Muller Thurgau in the limes will be left to the last minute, around May. The vineyard trails are accessible to visitors to the estate throughout the year and with 7 miles of public footpath, it lends itself to an all weather day out for all the family. The 1956 Bentley S1 Continental Fastback reeks of class and quality from stem to stern. As Historics explains in its catalogue description of the motor car: “It was the fastest (and most expensive) car on the road in 1956, fabulous from any angle and offering the same level of comfort as your favourite Chesterfield sofa in front of a roaring fire with a spaniel at your feet. It is regarded by collectors worldwide as one of the most beautiful high performance grand touring cars ever produced. Cars of this rarity and stature command high values and this example, resplendent in its navy coachwork with a grey leather and walnut festooned interior, is estimated at £275,000-£310,000. But classic car ownership is not solely about immense values. Indeed, Historics is known for representing the wide breath of the market, offering classics to suit all depths of pocket and tastes. The Deer
of Richmond Park
R
ichmond Park was originally a deerhunting park, and still has 300 red deer and 350 fallow deer. When Charles I moved his court to Richmond Palace (no longer standing) to avoid the plague in London, in 1625, he turned his manor into a deer park with herds of fallow and red deer. The park was enclosed with an 8 mile long brick wall in 1637. Most of the wall that still encloses Richmond park is the original. The Royal deer have been maintained in Richmond ever since. The deer have played a major role in the Park’s history and have shaped the landscape too. Their special grassland habitat depends on grazing and the parkland trees have a distinctive ‘browse line’ as the deer eat all the leaves and twigs growing below

about 1.5 metres. Deer grazing also prevents tree seedlings from growing, keeping the grassland open. For young trees to survive they need to be protected against damage from deer antlers for some 50 years. During the autumn the deer ‘rut’ (breeding season) takes place. The red stags and fallow bucks compete for females (known as hinds and does respectively). At this time, the large males roar, bark and clash antlers in a spectacular way in an attempt to fight off rivals and to attract as many females as possible. The young are born mainly in June, and are hidden by their mothers amongst the bracken and long grass. Females and their young are very vulnerable and sensitive to disturbance at this time Herds of red and fallow deer roam freely within much of the park. The herds are culled in November to keep numbers manageable and the park population healthy. The British Deer Society and the Deer Initiative of England and Wales, who are regarded as the main welfare organizations dealing with the welfare and management of deer nationally, recognise that parkland deer numbers must be managed and that removal of some of the deer is necessary each year to keep populations at acceptable levels. The keeping of deer in enclosed English parkland has a long heritage. Although many ancient parks were originally maintained for hunting purposes, in recent times it is recognised that the deer herds
of the Royal Parks in London are an integral part of the parks’ ecosystem, as well as being a valuable amenity and educational feature. These parkland deer are wild animals, which are not regularly shepherded or handled; they are left to breed normally and to establish normal social behaviour.

From piano tuners to opticians to a whip maker, the Royal Warrant holders belong to a very special club
T
he history of the Royal Warrant can be traced back to medieval times, when competition for Royal favour was intense and the Monarch had the pick of the country’s best tradespeople. By the 15th century, the Lord Chamberlain, as head of the Royal Household, formally appointed tradespeople with a Royal Warrant of Appointment – a practice that continues to this day. A Royal Warrant of Appointment – A crest that states “By Appointment To…” is a mark of recognition of those who have supplied goods or services to the Households of HM The Queen, HRH The Duke of Edinburgh or HRH The Prince of Wales for at least five years, and who have an ongoing trading arrangement. The Monarch decides who may grant Royal Warrants. These are known as the Grantors: HM The Queen, HRH The Duke of Edinburgh and HRH The Prince of Wales. Today there are around 850 Royal Warrant holders representing a huge cross-section of trade and industry, from individual craftspeople to global multi-nationals. They are united by a commitment to the highest standards of service, quality and excellence. Almost all Warrant holders are members of the Association. There are silversmiths and jewellers, champagne houses and wine merchants, wheelwrights and gun-makers, glovemakers, luxury car manufacturers, tailors and kiltmakers - the kind of luxury brands befitting of a royal family who reside in palaces and castles. Some firms have a record of Royal warrants reaching back over more than 100 years. Warrantholding firms do not provide their goods or services free to the Royal households, and all transactions are conducted on a strictly commercial basis. Chocolatier Prestat was the last warrant

holder to be appointed by the Queen Mother - who loved their chocolate mint fondants and violet cremes - in 1999. To apply for a Royal Warrant, a company must have been doing business with the household for at least five years. If they are successful, they can advertise the fact by displaying the Queen’s coat of arms. “The Royal Warrant is the ultimate seal of approval,” says Roger Gadd of whip maker Swaine Adeney Brigg. “Our customers definitely take note of it, which is good for business.” But a Warrant also carries with it responsibilities. Beholders must exercise discretion, and make it their duty not to let standards slip. “Royal warrants don’t just cover what the Royal Family needs, but what a business needs, so there are agricultural and engineering service suppliers, as well as the technology that supports a large business,” says Richard Peck, secretary of the Royal Warrant Holders Association. elevision star and confirmed petrol-head Philip Glenister is to curate the special ‘Getaway Cars’ display at the 2018 London Classic Car Show – The capital’s biggest and best classic car spectacular. Famous for ‘firing up’ his Audi quattro as throwback DCI Gene Hunt in Ashes to Ashes – Glenister will be maximising his insider police knowledge to bring together this showcase of cars as chosen by notorious crooks to evade the law whether on celluloid or in real life. enowned for his insatiable curiosity and tireless urge for creativity, the Lightbox gallery and museum is proud to present for the first time ‘Picasso: Paper & Clay’ (17 March 2018 – 24 June 2018). Showcasing work spanning almost seven decades of Pablo Picasso’s career, the exhibition will demonstrate his complete sense of liberation and experimentation across mediums. The exhibition focuses on two areas of his creativity, works he produced on paper and in ceramic, celebrating the mischievous genius who loved to break through conventional boundaries of medium and genre. Throughout Picasso’s life, the prolific artist created a vast array of hand drawings. From a pastel drawing he created as a teenager, to a major preparatory study made in 1937 for the painting Guernica, to a dextrous ink drawing made in 1971 at the age of 89, this exhibition will show the extraordinary range of his achievement over a period of seventy years. Works on paper also extend to examples of Picasso’s experimental printmaking. He was imaginative towards traditional techniques and able

“The exhibition focuses on two areas of his creativity, works he produced on paper and in ceramic” to coax new and inventive methods. For Picasso, printmaking was not simply a way of reproducing images, it was a creative process in its own right. He often developed ideas through the process of printmaking, before introducing them into his painting. Examples in the exhibition date from his first etchings made in 1905-6, known as the “Saltimbanques Suite”, to the “156 Series” of aquatints made 1970 - 1972. Picasso spent many summers in the 1940s on the Cote d’Azur in the south of France and in 1946 visited the annual pottery exhibition in the nearby village of Vallauris. Impressed by the quality of the Madoura ceramic, Picasso was welcomed into their workshop and offered open access to the tools and resources needed to express his creativity. Thus began a collaboration which lasted almost 25 years. During this time Picasso produced more than 4,000 different plates, bowls, vases, pitchers and other forms. In all, he designed 633 different ceramic limited editions. From the late 1950s, visitors to Vallauris were
able to visit the Madoura ceramic studio and purchase original Picasso ceramics. This included British actor Richard Attenborough and his young family, who returned each year for family holidays and purchased Picasso pieces over a period of almost twenty years. The Attenboroughs built up a collection of over 250 pieces, the bulk of which have been subsequently bequeathed to the New Walk Museum and Art Gallery in Leicester. These works now represent the largest single public collection of Picasso ceramics in the UK. The Lightbox has collaborated with the New Walk Museum to borrow a substantial number of ceramic pieces in this exhibition, as well as loans from the Victoria & Albert Museum and private collections. rom a dazzling journey through time and space, a virtual prophetic flood whose undulating waves will submerge Kings Cross and the emergence of the Northern Lights in Mayfair, a bigger bolder, brighter Lumiere is returning to London this month. The spotlight is set to shine on London’s West End, as the iconic location takes on a new light. The nocturnal festival is designed to lift the spirits in the darkest days of winter and show the city in a new light. More than 40 artworks made using the medium of light, will explore the city’s most iconic buildings, landscape and architecture. More than sixteen UK and international artists will transform some of the most iconic and celebrated landmarks, streets and locations in the capital. The second edition of Lumiere London extends from North to South across the River Thames through six areas: King’s Cross, Fitzrovia, London’s West End (including Carnaby, Chinatown, Leicester Square, Mayfair, Oxford Circus, Piccadilly, Piccadilly Circus, Regent Street, St James’s, St James’s Square, St James’s Market and Seven Dials), Westminster & Victoria, and Southbank & Waterloo. Londoners will also have the opportunity to take part in the creation of a number of festival artworks. Can it really banish the bulge? Cutting edge technology for fat reduction, body sculpting, skin tightening and cellulite reduction say the adverts. It just sounds too good to be true and having tried various expensive fat busting treatments I can’t help being a tad cynical.
L
isa Harris from Lisa Harris Skin Science tells me it does indeed work, and my ongoing battle with my over large flabby belly (that I like to blame on the menopause rather than overindulgence) makes me decide to give it a try. I started with a body consultation with Lisa who explained what would happen over the next six weekly treatments. Lisa who has a new clinic in Knightsbridge as well as Weybridge, has over 25 years in the world of beauty and is extremely informative. A few days later I arrive feeling optimistic at the Weybridge Clinic. My first appointment would last about two hours and involve a Lipofirm Wrap and Non-invasive Cryolipolysis before moving on to my six weekly sessions of Lipofirm ProEleanor would be looking after me and after changing into some rather unflattering paper underwear I settle down for my treatment. LIPOFIRM WRAP Lisa has already explained that it works by breaking down fat cells and aiding the body in transporting released Triglycerides through the body’s natural waste processes allowing the contents of the fat cell to be naturally eliminated from the body. . Being bio active, Lipofirm WRAP™ is highly effective when used with technologies such as Cryolipolysis, or Radio Frequency . The wrap solution needs to be activated by heat so I was wrapped up first with polythene, then a foil sheet and lastly a thick blanket. Eleanor then left me to have a rather relaxing power nap! NON-INVASIVE CRYOLIPOLYSIS I’m told the Triglyceride in fat cells can be crystallised when taken to a particularly low temperature. Cryolipolysis uses controlled & advanced cooling technologies to target stubborn pockets of fat selectively and eliminate

fat cells through a gradual process. The treatment wasn’t painful although my skin felt a little tender afterwards. Apparently it can take up to 2 months to see the full result however some clients begin to see results after 2 weeks. LIPOFIRM PRO Arriving at the clinic for my first Lipofirm Pro treatment my stomach definitely feels less bloated after my Wrap and Cryo session. After Eleanor applies gel to my stomach area the process begins using a machine which uses a radio frequency technology and dynamic muscle activation to break down and disperse fat and cellulite whilst also firming the skin. The machine has an attachment that looks rather like a shower head and has metal roller balls which make contact with your skin, and then delivers pulses as it is constantly moved around the area being worked on. A rather strange sensation, a bit like tiny hot rubber bands pinging onto the skin. I didn’t find it painful but it sometimes got a little hot. My treatment lasted about 40 minutes and after I got used to the sensation I found it quite relaxing. Lipofirm Pro works on a Triple Action Protocol; Release, Remove and reshape. 6 WEEKS LATER As the weeks went by I noticed my clothes were looser but I didn’t think I really looked any different. I think this is because the changes happen gradually. However, when Eleanor presented me with the photos she had taken at the beginning of my treatment and those at the end, bearing in mind I had not altered my eating and drinking habits, or participated in any additional exercise during my course, the treatment has most definitely made a difference and I’m delighted! It has even spurred me on to exercise and eat more healthily and even cut down the glasses of wine.

Boost your happiness this winter Many people experience feelings of sadness, depression and lethargy once the winter months kick in, often due to the change in weather, the shorter days and long periods of being cooped up indoors. GET CREATIVE ABOUT FITNESS Exercise is a great way to beat the blues as it releases mood-boosting endorphins and will also leave you looking great. However, many of us find our workout routine takes a hit when the cold weather sets in. To stay inspired to exercise through the winter months, try searching for something new such as an unusual exercise class or sport. If you can’t face heading out into the cold, find fun ways to exercise at home such as dance fitness DVDs. GET AN INDOOR HOBBY We often give up or postpone many of the activities we love when it gets cold. However, just because you are spending more time indoors, that doesn’t mean your interests and activities have to be reduced to browsing the TV guide for what’s on next. To keep your mind occupied and add some fun to your evenings, try taking up an indoor hobby for the winter. There are many to choose from, such as reading, writing, painting, growing indoor plants, baking or learning a new language. EAT MOOD-BOOSTING FOODS It is tempting to reach for comforting, stodgy foods during the winter; however, research reveals that regular consumers of fast food are 51% more likely to develop depression. Instead, try to fill your diet with nutritious healthy foods; particularly those rich in B vitamins, which help the brain produce serotonin; Omega-3 fatty acids, which can help lift depression; and vitamin D, which you may be short of in the winter months. PERK UP YOUR SOCIAL LIFE As some people retreat more indoors to the warmth of their homes, it can feel as though your social life has gone into hibernation, expect it is Christmas! Spending time with others can be one of the greatest mood boosters. You can’t always rely on other people to make plans, so if your social life

could do with a boost, it’s time to get pro-active. Pick up the phone and make plans to spend time with friends and family. Alternatively, take up a hobby or join a club to find some new people to spend time with. LAUGH MORE OFTEN Laughter is an extremely effective mood booster, and studies have found that even the anticipation of laughter can help to lift our spirits and reduce stress. However, many of us don’t laugh nearly enough. While it may seem like a regimented approach to such a laid back and seemingly frivolous activity, try to make sure you dedicate at least 20 minutes a day to something that makes you laugh, such as chatting to a friend, reading a funny book or watching a funny DVD. LIGHTEN UP For many people, the lack of sunlight over the winter months can bring on strong feelings of depression and lethargy. To help improve these symptoms, try to make sure you spend as much time exposed to natural light as you can, leaving your curtains or blinds open, sitting close to windows where possible, and spending some time outdoors each day. It may also be worth investing in a SAD light box which can help to reduce the negative effects caused by the lack of natural light. TREAT YOURSELF To boost your happiness over the winter, it is important to make time for those little things that boost your mood. Make a list of the day-to-day things that make you happy – such as having a catch-up with a friend, having a scented bubble bath, or listening to your favourite song – and make sure you schedule one of these treats into every day. Planning regular treats not only gives you something to look forward to, it can also subtly improve each day.

J
apanese is a language with an innate lyricism and rhythm. It is the mother tongue of the Haiku, a tiny poem that in just 17 syllables promises to break your heart or instill some powerful universal truth. And just as the Haiku is soulful and sweet, so are the Japanese philosophies that are captivating the imaginations of designers and homeowners in 2018. Split into several distinct parts, Japanese aesthetics can be best understood through the creations of contemporary designers. While verbal translations can often lead to slippages in meaning, design manages to distill what words cannot, offering us an artistic way in to these elusive Eastern ideas. First up is the principle of Fukinsei, captured effortlessly by B&B Italia’s Tobi Ishi Dining Table. Fukinsei highlights the flawed, asymmetric beauty of the natural world, which is full of harmonious relationships that are contrasted yet balanced. There are a number of trends, including: dramatic colours, use of mirrors, metallic accents and bringing traditionalism into the contemporary. Space in itself has become a main focus, whether it be clever storage or transforming small areas, in an effort to create a more spacious feel. Customers are becoming naturally drawn to replicating luxury spa-like and hotel bathrooms with simplistic luxury features blended in the contemporary feel. This is something we expect to see much more of particularly with En-suite bathrooms, which now seem to be increasing in size and space allocated during architectural and design planning, allowing a greater sense of expression in the design process to accommodate the specification of more larger luxurious spa type fixtures and fittings to create a space of luxury more than just function. Popularity for mindfulness will continue throughout the year and bathrooms will be a reflection of this as they are made into a sanctuary within the home. More of our customers are incorporating saunas and spas within the bathroom to create a wellness room feel. What are your top tips for creating a beautiful bathroom? It is very important to respect the space and the rest of the property, I would also recommend being aware of the latest products available to really maximise your design vision. Embrace the space you are given and try and make the most of it, rather than overcrowding or not maximising potential. A clever use of storage within the bath and shower areas is key, ensuring you store toiletries cleverly and avoid the clutter. 80 JANUARY 2018
What are your favourite quick-fix instant updates for bathrooms? Lighting can always be used to enhance a bathroom, from installing ambient LED slighting strips in recesses and fixtures, to also using large mirrors to improve existing lighting and create a greater sense of space at minimal cost. Waterproof wallpaper is also a great quick update; it is easy to install as it can be applied onto existing surfaces to minimize building mess. With it being increasingly popular to integrate the bathroom more with the bedroom and more open plan ‘suites’ are becoming ever popular. Wallpaper allows for a softer texture to walls and also allows the customer/ home owner to express their individuality more and be more creative and adventurous. Textures are increasingly popular in all rooms in the house and wallpaper allows one to bring the bathroom in line with the rest of the home. It acts as a great solution for feature walls behind baths and a fabulous alternative to tiles in shower areas. What finishing touches are worth spending time or money on? Anti-Calcium glass is well worth the investment as is well thought out lighting and storage. A little design tip is asking our clients to make savings on basins and baths to add more focus on fixtures and fine details. What’s the biggest mistake people usually make when designing a bathroom? Over filling a room is a common mistake, particularly when there is little thought made towards storage. It is easy to fit double-basins and large freestanding baths whilst neglecting floor space, making bathrooms look small, cluttered and fussy.

They will never be out of trend, you just have to play around with the colours. Talking about colours, the future seems bright, rich and colourful. Even though the natural tone of the wood will remain the most famous, we are happy to see more rich tones such as orange brown that give that warm heritage that we’ve been missing. Walnut, cherry and natural oak are already trending. This year we will be seeing more reclaimed wooden floors. Recently we have discovered historic reclaimed woods that have been on the bogs for thousand of years, and they have shown to be a perfect reclaimed wood solution for the future because of their strength and density. As such it is important to install a basin that looks fantastic. One option is to fit a vanity unit, with the basin sunk in so that it is flush with the surface. Alternatively you could add to the aesthetics by mounting the basin on top of the vanity unit and go for an unusual design, such as a funnel shaped basin. However, if you are going for an ultra-modern look then a hovering sink with hidden pipes is a good option. If you have a big enough bathroom, you could even decide to go for the double sink, which not only look great, but are also useful in a busy household.
LUXURY TOUCHES Carefully coordinate your towels with the colour of the walls and bathroom suite. Add a stylish looking towel rail electric element to heat up the towels for added luxury. loral motifs are one of the most popular and timeless trends in wall decoration. THE HOUSING MARKET IN 2018
The housing market has been sending out some mixed messages recently - on the one hand there’s talk of consumers being reluctant to make big decisions amid wider economic uncertainty and a squeeze on their living costs, but on the other hand, house prices have continued to climb in many areas, with reports of a lack of properties to choose from in popular locations. So what’s in store for 2018? Here’s a look at what the market could bring for house prices, mortgages and first-time buyers.
What will happen to house prices in 2018? In general, predictions have ranged from house prices being flat across the UK to edging up by a few percentage points by this time next year. Economists believe the squeeze on incomes from inflation will limit what buyers are willing to pay. Robert Gardner, chief economist at Nationwide Building Society, says: “How the housing market performs in 2018 will be determined in large part by developments in the wider economy. Brexit developments will remain important, but hard to foresee.” Does that mean house price growth is expected to be subdued across the whole of the UK? This year has seen been big differences between areas of the UK in how the housing market has performed. The Royal Institution of Chartered Surveyors (Rics) has said pricing in Scotland, Wales, Northern Ireland and north-west England has been resilient compared with some other places. While London has seen a cooldown, some other major cities, where housing affordability is less stretched, have been putting in a relatively strong performance. Richard Donnell, insight director at property analysts Hometrack, says: “The likes of Manchester, Birmingham and Glasgow have seen market activity increase and this has delivered above-average price growth of 6-8% for the last 12 months.” Will buyers have more opportunities to bag a bargain? When it comes to sealing a deal, more house sales are now going through at less than the original price sellers had wanted, according to estate agents. For some buyers, they may find there’s more room for negotiation, depending on what the local housing market is like at the time. But the supply of properties on the market is still tight in many places, so sellers in these areas may feel more confident in holding firm on price. Across the UK, 85% of properties sold for less than the asking price in November, according to NAEA (National Association of Estate Agents)

Propertymark - the highest proportion since its records started in 2013. One in eight (12%) properties sold for the asking price and 3% sold above the asking price. What about mortgage deals? Despite the Bank of England hiking the base rate from 0.25% to 0.5% in November, in general, the mortgage rates on offer are still “extremely low”, says David Hollingworth from broker London & Country Mortgages. He says some rates on the fixed-rate mortgage deals on offer had started to edge up even before the base rate increase, with rates creeping up further across the mortgage market generally after November. Home owners sitting on their lender’s standard variable rate (SVR), which happens after a particular mortgage deal comes to an end, may want to consider whether they can get a better deal, he says, adding that many lenders announced rate increases to their SVRs in line with the base rate hike. Hollingworth says some mortgage borrowers will be receiving their annual statements in January, which can help them to take stock of whether they should make switching mortgage their New Year’s resolution or whether they are already on a good deal. How about first-time buyers? Hollingworth says there are still plenty of mortgage options available for people with lower deposits. Those who have slightly less than a 10% deposit may find quite a “substantial advantage” in being able to access a better mortgage rate if they can scrape together more cash to push themselves into the 10% deposit bracket, he says. In some good news for first-time buyers, Hometrack predicts this sector will make up the largest group of buyers in 2018. Donnell says: “We expect first time buyers to be the largest group of buyers in 2018 accounting for over one in every three sales (35%) and overtaking existing home owners (34%) as new purchases by investors fall in the wake of tax changes.”
