HISTORY

A History of St Michael’’s Manor ’m sure the original owners and builders of St Michaels Manor, the Gape family, would be very pleased that the legacy of their beautiful 16th century ancestral home still continues today in the hands of another local family, the Newling Wards. The local Gape dynasty came to an end last century and the house was auctioned in April 1953 raising £4,000. After an uncertain spell as a country club and war veterans home the house and grounds where

1 6 N OV E M B E R 2 0 1 1

bought by Michael Newling Ward in 1965. The intention was for Michael and his wife, Gladys, both of which already lived locally, to see out their retirement at St Michael’s Manor and supplement their pensions with income from running a small hotel. Gradually the grounds were cleared, the lake was dredged and cleaned, the house enlarged and the whole area restored to its former peace and beauty. In 1976, when the lake was being cleaned out, pieces of pottery, leather and oak bark were dredged

up from the mud and below this was discovered the ruins of an old tannery, long covered with silt. St Michael’s Manor was again beginning to retain its grace and charm, but it was hard work. So much so that Michael called upon the help of his son, David, who had trained in Hotel Management and was learning his craft in Paris and Morocco. David came home in 1967 and immediately made his mark by turning the business into the best hotel and restaurant in the city. The latter was so successful that the restaurant ran at least

two sittings, and sometimes three, at peak times. David initiated the success of St Michaels’s Manor hotel and then used it as a stepping stone, in 1969, towards creating his own successful career in the hotel industry. Two of his first projects being to convert The Black Lion, from a doss house into a hotel-restaurant, and then Sopwell House retirement home into an hotel, both in St Albans. Whilst back in the city he met and married local girl, Sheila Nutt, in 1967 and they

HISTORY subsequently had three children, Philippa, Nicola and Richard. Richard actually became the third generation Newling Ward to manage the hotel when he followed his father’s footsteps into hotel management, and was General Manager between 2000 and 2004. David left St Albans behind in the 1970’s having already handed the reins back to his father, who then instigated the construction of a Victorian style conservatory-restaurant around 1975. Although keeping a watchful eye from a distance it wasn’t until 1995, after his parents had died, that David took back control of St Michael’s Manor. At this time the reputation and standards had continued to rise and elevated the hotel to one of the best in Hertfordshire and a very popular venue for weddings. This wasn’t enough for David who, with his drive for perfection and passion for architecture thought St Michael’s had more to offer. Not averse to taking risks David invested heavily in the décor; renovating and restoring where necessary; and lifting the traditional and classical style with sympathetic modern touches. Although the manor gardens have reduced in size since 1965, by selling off small portions to enlarge neighbouring gardens and, in few cases some housing plots, they still remain a healthy and well manicured five acres today still incorporating, of course, a one acre lake. In fact the award winning gardens lend much to the character and relaxed ambience of the property with the collection of British trees giving their names to the bedrooms, instead of using a traditional numbering system. This year the lake edge has undergone considerable renovation and a replanting schedule around the perimeter will enhance the already magnificent views from the orangery-restaurant and terrace. The hotel was originally thirty bedrooms, with a small staff block added in the late 1960’s. However, over a period of time

the Newling Ward’s carefully and tastefully upgraded the bedrooms; making some bigger by taking over storage and office spaces to the extent that bedroom numbers were down to 22, but with the benefit of the hotel being upgraded from two stars to four. The staff block was then converted to the luxurious Garden Wing in 2007 creating eight

of negotiations before the Garden Wing was completed. However the latest £½ million refurbishment, finished in April 2011, included replacing the conservatory with an orangery, was only a 15 month project. All ground floor public areas were redecorated in a modern-classic style, including the lounges, restaurant and bar, and to great

new bedrooms and returning the hotel to its original 30. As you can imagine running a Grade II Listed Building has its challenges, especially as a hotel, as every improvement has to be meticulously planned and involves a thorough consultation period with the local planners, conservation officers and heritage groups. It took nearly ten years

critical acclaim. The famous relaxed atmosphere has been enhanced and the orangery, which looks like it’s always been there, has become even more popular as a wedding venue. The hotel held nearly 70 weddings in 2011 and this will rise to over 90 in 2012. However, before modern times the Gapes (of Norman origin, known as the Guipes) appeared

in St Albans around 1495 and eventually acquired the site on which St Michael’s Manor now stands from the local abbey, shortly after the Dissolution. The original part of the manor was built on the medieval foundations of a farm house, which was first erected by Henry Gape in 1512 and later extended. It was slowly improved over the years and the date of 1560 and a tribute to John Gape is still visible in the plaster ceiling in what is known as the Oak Lounge; a beautiful oak panelled room and probably the most original part of the building. In the early sixteenth century the Gape fortune was made, and in the 200 years that followed the position of the family in society and business became increasingly secure. The ancient trade of tanning became reestablished in the St Albans area and was the foundation for generations giving the Gapes the wealth to springboard to local prominence as politicians, with a strong military connection, as well as local entrepreneurs and benefactors of the city. Prior to the Gapes and medieval settlement it is extremely likely that there may even have been a Roman presence on the site. This is based on the fact that the river Ver, constructed by the Romans, runs at the rear of the property and feeds a lake which may have been initially used for fish stock by the Romans, and then later local monks associated with the Abbey, and after that as part of the tanning process. So for both the Gapes and the Newling Wards the manor has been a family affair. Sheila looks after the soft furnishings, Richard having become an interior designer in 2007 (now based in Australia) overseeing the design concepts, and Philippa looking after the brand image. Sadly David passed away in September 2012, immensely proud of his achievement and safe in the knowledge that the legacy passed on to him by the Gapes will continue for many more years to come. DISCOVER HERTFORD CASTLE W I T H

T O U R

Hertfordshire is from the Saxon and Norman obsession with hunting, Hart from the female deer, Ford from the many river crossings the huge herds used, and Shire for district. Hertfordshire has always been a county that the rich of the country have controlled, ever since the early Belgae tribes moved there to escape the Roman influence in Belgium, in the last century of B.C. By the time the Romans invaded Britain in 43 AD, these tribes were wealthy organised farmers with domesticated livestock, and fields of wheat, barley and vegetables in abundance. They also traded with their fellow Belgae tribes in Kent; these tribes were rich in food stocks, gold, silver and pottery. They farmed the land using domesticated animals such as heavy horse and oxen. They also kept poultry and were advanced in farming technology. They also raised deer as a food supply, and traded venison and grain for smoked sea fish, and shellfish from the Kentish Belgae tribes. These tribes were just as masterful at sea fishing and fish farming of fresh water species, such as pike, trout and salmon, along with mussel, lobster 1 8 N OV E M B E R 2 0 1 1

and cockle trapping. They also traded with Celtic tribes who lived on the Thames Estuary; they too caught sea fish, shellfish and farmed oysters, which were considered a delicacy and an aphrodisiac even in those heathen days. The county has some wonderfully historical places that still

exist today, and many still provide a living and entertainment for the people of the shire. Hertford and the Castle Built as a defence against marauding invaders around 911 AD by Edward the Elder, the original fortress was governed by a Reeve under Saxon law. It was rebuilt as a castle after the

A law was passed making it compulsory for 100 Hertford locals to be conscripted for short periods into a castle garrison. Hertford Town was established as a county seat by the Sheriff of Hertfordshire and Essex Peter de Valoignes, who William the Conqueror appointed as Burgess soon after the Battle of Hastings, it passed back to the crown on his death. The castle has a tempestuous history and one worthy of telling. Roger de Valoignes was granted possession of the castle around 1137; it was for his loyalty to Empress Matilda the mother of King Stephen. After Stephen died in 1154 Matilda`s son Henry II established the House of Plantagenet and his son was Richard I. The name Plantagenet comes from the coat of arms of Geoffrey Plantagenet of Anjou, which bore a `sprig of broom` or in Latin `Planta-Genesta`. King Henry II also fell in love with the castle while hunting in the shire, a fortune was spent reconstructing it adding the

Fitzwalter was one of the main antagonists that forced King John to sign the Magna Carte at Runnymede in 1215. At that historical meeting 25 barons, including Fitzwalter, were appointed sureties of the `Great Charter` to make sure King John carried out his promises. In retaliation for his flint wall, gatehouse and a disloyalty King John appointed drawbridge as well as expanding the Walter de Godarvil to look after the motte and bailey in 1170. he nation’s favourite comic and Hampstead resident, Michael McIntyre will switch on the lights at the Hampstead Christmas Festival. The lights, which are being specially designed for the Village have been generously sponsored by Savills, together with NW3Hampstead Business Group, and promise to have the ‘wow’ factor. Michael McIntyre will be on stage at 4.45pm to flick the switch to illuminate the spectacular 20ft Christmas tree and lights on Hampstead High Street and Heath Street. Frank Townsend, Director Savills Hampstead, said, ‘We are delighted to sponsor the Hampstead Christmas Lights this year and how wonderful that Michael McIntyre will switch them on! We are working with the lighting designers to ensure that the lights will make a real impact this year.’ 2011 marks the 5th Hampstead Christmas Festival and it is anticipated that it will attract record crowds. The chosen charity this year is Great Ormond Street Hospital, one of the world’s leading children’s hospitals with the broadest range of dedicated, children’s healthcare specialists under one roof. Hopefully, significant funds will be raised on the day for the charity. The High Street will be closed from 8am - 6pm. Activities will start with a free screening of the famous and ever popular Disney cartoon film, Peter Pan at 11am at the Everyman Cinema. Come early as it will be strictly first come first seated! In addition to Father Christmas’ grotto, there will be spectacular birds of prey, reindeers, fairground rides, a treasure hunt with prizes and a programme of music on stage ranging from traditional carol singers to a 50 strong rock choir. aste of Christmas has everything the discerning foodie could desire: a boutique food market, the hottest new products, the biggest name chefs and over a dozen of London’s starriest restaurants. There’s no better place to shop, eat, drink and indulge - which is what Christmas is all about! Everyone who is anyone in the world of great British food will be in attendance. their favourite food and wine. Anyone looking for inspiration for a truly magical Christmas will certainly find it thanks to Taste of Christmas’ brilliant team of top chefs, food personalities and restaurateurs who promise to divulge all their best-kept Christmas secrets to make your Christmas sparkle. A major draw of Taste of Christmas 2011 , in common with previous years, will be the chance to sample Christmas-time signature dishes from the cream of the capital’s restaurants. They’ll

all be available in perfectly proportioned ‘tasting’ portions so visitors can fit in as many exciting gustatory experiences as possible. True inspiration for a Christmas dinner with a difference! Fans of celebrity chefs won’t be disappointed as there will be unparalleled access to some well known faces and opportunities to ‘meet the chefs’ and go behind-thescenes as the ever-popular Taste Cookery School and Taste Theatre return once more. Chefs confirmed include: Jamie Oliver, Hugh Fearnley-Whittingstall, Rachel Allen, Gary Rhodes, Michel Roux Jr, Atul Kochhar, Lawrence Keogh, Simon Rogan and Theo Randall. Taste of Christmas isn’t just for grown-up gourmets. Children can enjoy the fun of a great family day out at Taste with activities, demonstrations and indulgences on offer that are guaranteed to put a smile on the face of

young budding foodies. Central to the show are those things that make the true foodie’s heart beat faster - namely cheese, wine, beer, coffee and, of course, chocolate! All favourite Christmas indulgences. New products, tutored tastings and samples galore will be on show with entire areas dedicated to single foodstuffs such as the Taste Cheese and Wine Theatre. All the season’s ‘must haves’ will be there too such as that all-important free-range turkey, boozy Christmas pud, truckle of Stilton and bottle of sherry for Santa. In short, everything that’s needed to make this Christmas a cracker. Be sure not to miss Jamie Oliver and Hugh FearnleyWhittingstall who will be joining culinary forces in a Taste of Christmas first with a live demonstration to open the show exclusively to 2000 lucky ticket holders. If it’s more about adding to the season of good will, maybe an exclusive Dining ticket to Jamie Oliver’s Big Feastival pop-up restaurant will do the trick. £2 every ticket sold goes to the Jamie Oliver Foundation, with the big hearted chef making an appearance for the first serving you better get your skates on as there are only 2,500 tickets up for grabs. All tickets for Taste of Christmas will be available at a variety of price points to suit all the family. Also available this year will be the very popular VIP tickets that allow fast-track entry and include extra-special tastings, priority booking and a festive glass of Champagne. hat do you do if you really want something special and just can’t find it? When all you yearn for is just the best of its kind in the world - and no-one seems to have produced it; at least not to the standard you desire? If you are Roy and Tracey Jones you initially scour the earth for a key ingredient and, when you have finally tracked it down, you create what you were looking for in the first place - the world’s finest luxury chocolate experience. “I wanted to buy a very special present for a very special person on a very special day - her 40th birthday,” explains Tracey. “Like me she is a chocoholic! I went to the top-end departments stores and even some of the little luxury chocolate boutiques but just could not find what I wanted. There is a lot of nice chocolate about, of course, but, I don’t know, there was always something missing. It was very frustrating and in the end I bought her something else entirely.”That was the beginning but by no means the end of a two year journey which has reached a triumphant conclusion with the launch of ‘the Chocolate’ Roy and Tracey’s new business dedicated to producing ‘the best luxury chocolate experience in the world.’

What is it?

In its simplest form we are talking about an amazing ‘experience’. Handmade truffles using an award winning, secret recipe Italian chocolate, filled with champagne, flaked with edible 24-carat gold all enclosed within a bespoke handcrafted boutique box encrusted with more than 450 Swarovski Crystals inside and out. Also made by hand no two of these boxes will ever be the same. The chocolate itself is 63% Toscano Black sourced from a tiny artisan chocolate maker based just outside historic Pisa. The cocoa beans are refined using a traditional granite stone mill and the result has been judged by the Academy of Chocolate as officially the best in the world. What experts call the ganache - basically the mixture of cocoa, cream and a variety of other ingredients to form 2 674N nOoVvEeM B eErR22001 11 1 mb

what consumers think of as, well, the chocolate - that forms ‘the Chocolate’ is a closely guarded secret but Roy and Tracey are happy to confirm that there are several glasses of champagne added to the normal recipe. “As we make everything ourselves we can, of course, produce ‘the Chocolate’ without alcohol if required,” commented Tracey. You Eat thE Gold?

It’s the world’s most expensive foodstuff and has been eaten for millennia. Although the Ancient Egyptians believed it gave them immortality no such claims are made for ‘the Chocolate.’ (yet). However other authorities do claim that gold has many attributes when eaten, including generating a higher IQ, managing rheumatoid arthritis, developing mystic power and contributing to a long and healthy life. More seriously it is authorised for use in food products in both Europe and the USA. High quality chocolate also has its enthusiasts. They claim that chocolate with over 60% cocoa content (‘the Chocolate’ has 63%) reduces blood pressure, decreases the chance of both diabetes and heart attack, improves the memory and even eases a persistent cough amongst a plethora of other attributes. Be that as it may the fact remains that ‘the Chocolate’ has a fantastic taste that will exceed the expectations of the wildest choccie enthusiast. And the memory of the experience will last and last. thE Products:

Rivers Hospital takes the cutting out of Varicose Veins

Rivers Hospital has become one of the select centres in the UK to provide laser varicose vein treatment. This procedure allows varicose veins to be treated without the need for surgeons to cut into the groin. ‘Endovenous laser treatment’ (EVLT) involves passing a laser fibre along the abnormal vein. Using ultrasound to guide the fibre, the surgeon is able to treat the vein without stripping it from the body. The technique means that no overnight hospital stay is needed or general anaesthetic used. This revolutionary procedure minimises the pain and bruising associated with conventional saphenous vein stripping and means that the usual 1-2 weeks off work can be avoided, as the operation is often performed under local anaesthetic. Rivers Hospital also provides 4 2 N OV E M B E R 2 0 1 1

r Ariel Haus is one of London’s leading dermatolgists and recently partnered with Comfort Pure to conduct some research on skin sensitivity. Comfort Pure, which is specially formulated for those with sensitive skin, asked volunteers from British Naturism – as well as a group of people who like to keep their clothes on – about their skincare habits. Results showed that Naturists, who expose their bodies to the elements whatever the season, were found to be more aware of their skin’s needs. Nearly half (45%) apply sun protection every day, 82% examine their skin for any abnormalities on a regular basis and eight out of 10 naturists feel that wearing natural fibres such as cotton provide comfort for their skin. But we should all be aware of our skin and seeing a dermatologist regularly is vital to not only look your best but also to look for any changes in skin behaviour. As we head into party season Dr Haus continues to offer a selection of non-invasive treatments at his Harley Street clinic in London. Here is a list of treatments that clients benefit from to look their best in that party outfit: • Skin peels to remove the effects of sun damage and also to rejuvenate the skin • Treatments to address wrinkles and frown lines • Dermal fillers (bioplasty and Restylane SUBQ) to smooth out deeper wrinkles and lines • Skin treatments, rejuvenation and hair removal using eMax laser • Body sculpting, cellulite and fat removal with Velashape, the latest technology to achieve non-surgical liposuction • Carboxytherapy to remove dark under eye bags Dr. Haus only uses noninvasive treatments and medicines that have been approved by the relevant

regulators in the U.K. In most cases, these procedures have also been approved for use in other countries in Europe and the United States. Dr. Haus is always happy to share his knowledge and experience with his patients, to understand the concerns they have about their skin and agree on the treatment or procedure that will best suit their specific circumstances. “The findings show that, on

average, naturists tend to be more aware of skin sensitivity and how to protect against this. When skin is exposed to the elements it is exfoliated naturally, helping to preserve its natural oils while leaving it clear. For those who prefer a more modest approach to life, it is best to make sure clothes are as soft as possible against your skin to keep it in good condition. I would recommend using a fabric softener such as

Comfort Pure, the only fabric conditioner whose research is recognised by the British Skin Foundation, to help maintain healthy skin,” says Dr. Haus. Furthermore Dr Haus adds; “I always recommend patients to see a dermatologist at least every other monthsomething that is on the increase in the UK, In Brazil people tend to visit their dermatologists more often.” www.drhausdermatology.com

USING A HOT TUB IN WINTER CAN YOU IMAGINE ANYTHING MORE EXHILARATING THAN SINKING INTO A TUB OF WONDERFULLY WARM, BUBBLING WATER WHILE SNOW IS FALLING ALL AROUND YOU?

I

t’s a popular misconception that Hot Tub’s are purely for the summer, obviously because we tend to spend more time in our gardens through the warmer months. But take a moment to think about it – you’ve had a hard day at work, it’s dark and freezing cold on your journey home, those winter aches and pains are rearing their uncomfortable heads again. The thought of a long, relaxing soak in the hot tub when you get home sounds very appealing doesn’t it?

The heated water of a Jacuzzi® Hot Tub encourages fully oxygenated blood to flow freely throughout the body helping to repair damaged and sore tissue. The increase in oxygen to the skin’s surface results in an overall soothing and relaxing experience for the whole body, and will promote a healthier, more radiant complexion, which is often difficult to achieve in those dull winter months.

A hot tub is definitely not just for those warmer months. On a cold winter’s night the warm invigorating bubbles will heat up your inner body, rejuvenating the body and mind. SWIM AT HOME EVERY DAY OF THE YEAR AN ORIGIN POOL. IT'S A FAMILY THING...

O

rigin has been in the business of constructing indoor and outdoor swimming pools for over thirty years. In that time they have progressed from simple timber buildings to the impressive architect design schemes of today. To celebrate this anniversary Origin has commissioned a total redesign of their visual identity. This includes a bright new logo, excitingly updated publicity material and van fleet, and an interactive user-friendly website. To accompany this flurry of activity the company has produced an all new colour brochure, showing as never before the breadth of Origin's capability. Covering all the styles that this unique British company has become known for, from classic original styles to custom designed extensions that are a true product of yours and Origin's combined thinking, the brochure is economical with words, letting the beautiful pictures tell the story. Origin has also committed to an occasional newsletter, NewsWave, to announce the latest and greatest improvements the company has been working 6 4 N OV E M B E R 2 0 1 1 ?

on, and of course show the pick of the recent triumphs. Add a monthly emailing, Origin eNews, and the new publicity thrust is complete ready to take on the next thirty years! But the caring attention to detail, the meticulous, design work and the insistence of only using the finest materials available hasn't changed. The company still handles every element of the process, without bringing in any outside experts whatsoever. From the first meeting, to the sketch ideas produced as a result, to the architectural drawings and finished visuals, to the guidance through the planning process, to the earthworks, the building and completing. Origin takes the process from beginning to end -

and all you have to do is jump into the state-of-the-art heated pool at the end of it all. Origin has become Britain's longest established, best known pool company because they have accepted every challenge, crossed every hurdle, and with great experience and ingenuity created a product that is considered second to none, by customers and the pool industry alike. The architects and designers are seasoned players in their fields, and bring a wealth of experience to every aspect of this complex and demanding business. Even the teams who build the final pool houses are eminently professional, many having been involved since the very early days of the company. Building an indoor pool house is a complex business, so many of Origin's buildings are based on the company's established styles. For example,

The Panorama has a light, airy construction with a bright hipped glazed lantern roof – and is built from solid timber with an optional brick or rendered facing, to co-ordinate with the style of your home. The Barn has all the appearance and appeal of a country barn conversion, but built to state-of-the-art standards to be the home for a superb heated pool. The Sirius has exceptional designer looks and a wide expanse of glass bringing a real indoor/outdoor feel to your swimming. These established style-inspired pool houses come in a wide range of standard sizes, and the heated pool will be in a style of your choice. Origin is recognised as the foremost designers of one-o buildings and extensions, designed and developed to co-ordinate with their surroundings perfectly. Materials and finishes are carefully matched with the existing structure – so the finished result is a handsome extension to the property, hiding a luxurious heated pool. To do full justice to Origin's expertise they include outdoor pools as part of their remit. The company is famous for creating pool houses, but they are all too aware that many people prefer to swim in the sun (or under the stars) and an outdoor pool can be one of the most aspirational features a home can have. The level of skill and understanding of pool technology has helped Origin to become one of the country's foremost outdoor pool providers. Origin's new logo has a strapline "The original indoor & outdoor pool company." Get in touch, and find out just why the original is usually the best. arlier this year the Government announced their first comprehensive review of the Feed-in tariffs for small-scale renewable electricity generation. On the 31st October 2011 they released their second comprehensive review which is considering various aspects of the scheme which include the tariff rates. Solar PV is still a great investment at the new rate of 21p per kWh. It will give you an average return of 8% to 10% which is still more than any ISA or building society would offer you today. There have been extensive price reductions in the last 6 months for a solar PV system which enables you to receive great returns on investment. From the 1st April 2012 any individual wanting to install a solar PV system will also require an Energy Performance Certificate (EPC) to which they must

achieve a minimum of band C energy rating to receive the 21p per kWh tariff. Any properties below band C will need to be brought up to band C by installing energy efficiency measures outlined in the EPC recommendations to be eligible for the high tariff. Any property below band C after the 1st April 2012 will only receive 9p per kWh until energy efficiency measures are implemented. t

his month, we had the chance to speak to James Bernard, Owner and Director at ‘Plus Rooms’ to get an insight in to how, in such a competitive environment, he maintains to push the boundaries of conventional extension building and design. With a wide array of satisfied clients, jaw-dropping case studies and a design driven approach to domestic building work, James has placed ‘Plus Rooms’ at the very forefront of the London extension market. ‘Plus Rooms’ have been operating in the London for just over 9 years, in which time they have established themselves as one of the market leaders. The company was originally set up by James’ father in 2002, with James joining the business around 2 years later. However, James’ mother and father tragically died in a car accident last November which led to James and his brother Robert inheriting the family business. It quickly became apparent that whilst it was a huge responsibility, it was also a great opportunity to continue their father’s legacy and to steer the company in a new direction. “We wanted to maintain the great service and high quality product that our clients are accustomed to, but ultimately offer a design led service at a fixed price.” It is clear, that James lives and breathes building and design. After only 5 minutes of discussion he excitedly reels off images of various case studies, showing buildings that are almost unrecognizable and tailored specifically to his clients needs. The images are stunning, and in a rather unique way, each of the

builds has their own personality and a sense of function. It is this attention to detail, which is truly impressive. “We are determined to deliver extensions which are tailored to the individual client, rather than simply conforming to the local authority guidelines. We never have been and never will be a mass production company who move customers along a conveyor belt of obligatory extensions, we want each one of our projects to be unique and most importantly; outstanding”. James explains that the key to the success of his business is to understand what his clients want to achieve and then to make it accessible to them. After all, an extension serves a purpose, whether it is an investment in your property, catering for your families needs, or adding that ‘wow factor’ to your home. ‘Plus Rooms’ work with numerous professionals, including qualified architects, surveyors and planning consultants which makes them well equipped to deal with the obstacles that many building companies seek to avoid. James filled me in on how his service works and once it was broken down, it became very apparent why ‘Plus Rooms’ is gaining huge popularity within London. For the first time, James has made it possible for clients to use a fully fledged architectural firm for the design of their extension or conversion, without the exorbitant costs and with a clear view of the final outlay. “Generally speaking the only way to achieve something different or spectacular when it comes to building an extension is to enlist the services of an architect who will design the

extension and obtain all the relevant permissions on your behalf. This service comes at a considerably perpetuating cost in itself, with the actual build cost only being determined once the project is put out to tender, often leaving clients with a nasty surprise. Using our extensive portfolio of projects, and through a detailed consultation with perspective clients, we are able to create concepts and provide an accurate quotation for the building works before the client has spent a penny.” ‘Plus Rooms’ provide a service which allows clients to enjoy the benefits of an architectural firm and a building company working unison. Perhaps most importantly, the cost for the service and the build has already been agreed. As “Plus Rooms” undertake more than 100 projects in London every year, it means they are able to negotiate fixed fees with the architects that would otherwise be unattainable. When planning a build or conversion with ‘Plus Rooms’ they will first and foremost establish exactly what it is their client wants to achieve, they will then work with the client

to create a concept. The concept often tends to be derived through the amalgamation or development of previous designs which are presented to the client during the consultation. A ‘schedule of works’ is then created, providing the client with a transparent week by week breakdown of how the build will develop. The payments are taken on a weekly basis, and are only due once the tasks associated with each week have been completed, meaning the client is never paying for work in advance. It is exactly this forward thinking that has made ‘Plus Rooms’ in to what they are today. What is interesting, is that in speaking to James he shrugs off how revolutionary this type of service is, for him it simply enables him to do what his team do best – create extensions and builds to the best they can be. It is his passion for creating a fantastic end product which has organically created a new type of building company. After all, like building itself; if the foundations are sturdy and well planned, building something marvelous on top of it is the easy part. november2011

ith every square foot of floor space at a premium within London, basement construction has become the most popular form of home expansion. When you have either expanded to the limits of your property above ground, or have been refused planning for expansion above, a basement is the obvious solution. Maggie Smith of London Basement tells me that it is no longer a second choice for expanding homes, it has become the first choice for home owners and indeed for purchasers of new properties. It is the only way to gain such a large amount of space, indeed, a whole new floor level! London Basement is the original basement company, who have been building basements for over 15 years, who have to date built a remarkable 1000 basements. BUSINESS

“I’LL SEE YOU IN COURT...” hen relationships break down, the pain and emotion the parties experience can make it difficult, sometimes even impossible, for them to communicate and to move forward in a positive and constructive way. Sue Woods, an experienced family practitioner with Taylor Walton solicitors discusses how a good trusted legal adviser can help clients reach a more considered assessment of their own circumstances and encourage them to be more positive in resolving matters.

a child might be taken out of the jurisdiction or where there is a risk that financial assets might be disposed of. However, in most cases Court proceedings should be the last, not the first, resort and there are other options to be considered.

In some cases, there will be such feelings of bitterness involved that one party may try to ‘punish’ the other by making the process as acrimonious and as long drawn out as possible. Their overwhelming wish may be to “take him/her to Court”. Some separating parents will be unable to focus on what is best for their children who may be badly affected by their dispute.

Clients should be advised to consider the various methods of negotiating an agreement in relation to the future arrangements for their children and/or in relation to the division of their assets upon separation or divorce, with a view to avoiding Court proceedings. These include:-

Experienced family lawyers will encourage their clients to resolve their disputes in a constructive and positive way, to avoid conflict and confrontation and to put their children’s best interests first. There are, of course, situations when an immediate application to Court will be the appropriate or necessary course of action, for example, where there has been domestic violence, where there is a risk of harm to a child, where there is a likelihood 7 8 N OV E M B E R 2 0 1 1

Initially, a client may be encouraged to seek counselling or family therapy to address the emotional aspects of the breakdown of their relationship or to look at ways of improving communications between themselves and their children.

MEDIATION - a means of facilitating discussions between the parties with the assistance of a trained mediator who will act as an impartial third party. The parties will be encouraged to try and reach their own solutions to the issues. If mediation is successful, the mediator will prepare a “Memorandum of Understanding” which records the parties’ agreement. However, the agreement will not be legally binding until it is formalised through solicitors who will generally draw up either a Deed of Separation

or, if the parties are in the process of divorcing, a Consent Order for approval by the Court. NEGOTIATIONS THROUGH SOLICITORS - Where the parties live too far apart to mediate, or where mediation is not considered suitable for any other reason (for example where there has been domestic violence, where there is an inequality of bargaining power or where there are complex legal issues involved) it may be more appropriate for negotiations to be carried out between the parties’ respective legal advisers through correspondence and telephone conversations. The negotiation process may in some cases be assisted by arranging a round table meeting where both parties and their legal advisers get together and conduct negotiations face to face. COLLABORATIVE LAW – A variation on the traditional approach of negotiations through solicitors is the collaborative law process which enables couples to resolve disputes without Court intervention (other than for the approval of a consent order at the end of the process). The parties enter into an agreement not to issue Court proceedings but instead to work with their collaborative lawyers towards finding a solution through a series of four way meetings. If it is not possible to reach agreement the collaborative lawyers will

withdraw from the process and the parties will then appoint new solicitors to deal with their case through Court proceedings. It is generally considered far more beneficial for the parties and for any children involved to work towards an agreed solution, by whatever method is most appropriate to their case, rather than risk the uncertainty of Court proceedings which may conclude with the Court imposing orders with which neither party is satisfied. It is important also to balance the benefits of taking Court proceedings against the likely costs of those proceedings, not just financial but also emotional. As members of Resolution (formerly the Solicitors’ Family Law Association) Taylor Walton’s Family team follow the Resolution Code of Practice and are committed to resolving disputes in a constructive, non-confrontational and sensitive way, encouraging settlement at an early stage and, where possible, avoiding or limiting the Court’s involvement.

Sue Woods is a Family Law Legal Executive at Taylor Walton solicitors, which has offices in Luton, Harpenden and St Albans and provides effective legal solutions to businesses and individuals across Bedfordshire, Hertfordshire and the South East. THE MEWS ROUNDBUSH, ALDENHAM ‘The Mews’ is a prestigious and select development of just 5 new bespoke homes designed and built by Relicpride, a name synonymous with quality, style and craftsmanship.

miles from Radlett’s bustling centre and main line train station. When Relicpride first acquired the site Lumley Estates in Radlett were brought in to give advice on the target audiences. Drawing from their extensive local knowledge they advised that the end product needed to be ‘special’ and justify such an exclusive location. Stringent planning restrictions dictated that the development must not only ‘fit in’ but also enhance the local area and Relicpride have succeeded on all accounts passing with flying colours.

This stunning new development is centred round a stylish and private courtyard with each home built to a meticulous standard and finished to the highest of specifications throughout. Designed to blend in naturally with the idyllic surroundings ‘The Mews’ boasts an enviable address bounded by both greenbelt countryside and farmland yet conveniently located just 1.5 The new homes sit in perfect 9 4 N OV E M B E R 2 0 1 1

harmony with the surrounding character properties and the leafy countryside back drop. Utilising the highest quality building materials and meticulous attention to detail ‘The Mews’ is the epitome of style and class but also understated and suited to one of the finest addresses in Hertfordshire. The specification list is too long to mention here but even the most ‘tech savvy’ people will be impressed, some highlights include; ‘air source heat recovery system’ which is environmentally friendly and will lower your

carbon foot print and running costs, integrated ‘Sonas’ audio/ visual technology and high end security alarm systems. As befits a development of this quality one of the area’s leading agents, Lumley Estates, are marketing ‘The Mews’ and all appointments to view will be handled by them. Paul Newell and Phil Merritt of Lumley Estates in Radlett will be overseeing the much anticipated launch of this exciting development and have been working very closely with

The perfect setting for exclusive living... Relicpride throughout the construction giving them both an intimate knowledge of the design, specification and build. “Local residents in Radlett, Aldenham and Letchmore Heath have been talking about this development for some time now and on our advice Relicpride have refrained from any form of marketing or exposure of the properties until they are totally complete. This now means we have a long list of eager buyers waiting to finally see the end product and our large sales team will be very busy

on the launch day” said Paul Newell of Lumley Estates. Paul Newell and colleague, Phil Merritt, acknowledge that Relicpride were the perfect developer to deliver an exacting end product that would not only satisfy the high expectations of the local discerning buyers but set new standards in exclusive living. “Relicpride are pushing the boundaries and setting the standards in 21st Century living. ‘The Mews’ is their latest offering which in my opinion has been the most talked about site in

the area this year. We handle the sale of many luxurious properties here at Lumley Estates but these new homes are taking things to a whole new level” said Phil Merritt. ‘The Mews’ is set to become one the most exclusive addresses in the area providing a tranquil and secure environment for its residents. Perfectly combining rural surroundings with the convenience of excellent links into London with Radlett’s main train station (26 mins to KingsX) and M25 & M1 junctions being just a short distance away.

‘The Mews’ is being launched at the end of November with an open day between 10am – 2pm on Saturday 26th November. Prices are guided between £499,950 and £1,550,000. Your exclusive appointment to visit ‘The Mews’ can be arranged by contacting:

he name Fusion Residential has become synonymous with exquisite design, style, luxury, attention to detail, and the most bespoke homes that money can buy in the London and Home Counties property market over recent years. The company recently won the Oscar of the property world at the UK Property Awards in London. Amara Lodge in Hadley wood was recognised as being the best development in Hertfordshire. Such is the appeal of a Fusion home that the company, driven by strong demand, has branched out into a burgeoning new market of managing self-build and renovation projects for their most discerning clientele through the Your Fusion marque. More frequently than ever “moneyno-object” house-hunters are not just looking for a dream home, they are looking for their dream home, one with their thumbprint indelibly stamped into the bricks and mortar of the property and the very soul of the place. They want to weave their own personalities and style into their luxury home. But all too often the dream home has remained just that, a dream, an aspiration that is simply out of reach, not because of price but because of the maze of planning issues, architectural considerations, sourcing of materials, interior design and general project management. That is where the experienced team from Your Fusion come in to provide a one stop shop of house building advice, expertise and excellence. Your Fusion has everyone from architects and planning specialists to interior designers to take you through the processes of conceptual design, planning, interior design, right through construction to handover of the finished article. A new home build would take around six months to go through the planning process depending on the individual site constraints and then between 12 and 18 months to build and internally finish; but be assured Your Fusion will ensure it is very much worth the wait.

Risotto al Vin Santo RISOTTO WITH PARMA HAM AND VIN SANTO

SERVES

INGREDIENTS 300g Arborio rice 8 slices of Parma ham 1 red onion (finely chopped) 80g salted butter 5 tablespoon olive oil 2 celery stalks (washed & finely chopped) 300ml Vin Santo (Italian sweet dessert wine, you can also use Marsala wine) 120g freshly grated Parmesan cheese, plus shavings for decoration 2 tablespoon of chopped flat leaf parsley Salt & pepper to taste

PREPARATION

7

In a large saucepan heat the olive oil and gently fry the onions for approx 10 minutes until softened. Stir occasionally. In the meantime bring the stock to a simmer and adjust the seasoning. (Use stock cube if you wish)

This month I will be spending 2 days in Balzola in the beautiful region of Piemonte working alongside my friend Giovanni Vignola, harvesting and selecting only the best grains of rice for the brand Vignola which is becoming very successful in many restaurants & manufactures across the UK. 9 8 N OV E M B E R 2 0 1 1

Add the rice into the saucepan and with the help of a wooden spoon, stir until each grain is coated. Pour in 300ml of Vin Santo and cook for 3-4 minutes stirring until it has almost been absorbed by the rice. Start to stir in the hot stock, a ladleful at a time, only adding more stock when the last has been absorbed. Continue adding the chicken stock and stir until the rice is cooked, approx 20-25 minutes. Remove the risotto from the heat and pour in the remaining Vin Santo. Add in the butter, the grated Parmesan and stir continuously for 30 seconds until you created a creamy texture. Serve the risotto on a warm serving plate, top with the Parma ham and decorate with Parmesan shavings.
