he Esher based charity’s popular Over the Edge fundraising event is returning for its fifth year on Saturday 21 March. For the first time entry is free and supporters need to raise a minimum of £150 in sponsorship. Last year’s event raised a staggering £15,000 for the Hospice; which has since been used to provide vital care for patients and their families. Yvette Page raised over £1,000 in sponsorship, she said: “It is by far the most petrifying thing I have ever done but I’m very glad I did it. “Princess Alice Hospice cared for my aunty so I wanted to do something that would raise as much money as possible for them.” Michelle Pidgley, who also took part last year said: “I’m

Over £9 million is needed every year to provide these vital services and with limited NHS funding over 75 percent of our costs must be covered by voluntary donations and fundraising. “So we are very grateful to fearless fundraisers like Michelle and Yvette for helping us to ensure that our valuable work can continue.” THE DETAILS For further information and to sign up please contact the Princess Alice Hospice Fundraising Team on 01372 461808 or email supportercare@pah.org.uk ••••• www.pah.org.uk

Looking to the past, embracing the future
The Brooklands site is home to one of Britain’s most famous racing heritage circuits and the world’s first purpose-built, real race track. Opened in 1907 by wealthy land owner Hugh Locke King, Brooklands was the scene of the earliest motor racing in the UK during the 1920s and 1930s. The Locke King’s estate bordered and partly included what they saw as the perfect setting for a racecourse, over 300 acres of land where quiet woodlands sloped gently down to an area of flat marshy farmland by the River Wey. Locke King was told that Britain stood no chance in trials and competitions because there was nowhere in this country that British cars could be tested or raced. On 17 June 1907, after just nine months of work, the still unfinished Brooklands motor course opened, with the first official race taking place on the 6th July 1907. 28 – 29 June 1907 saw Selwyn Francis Edge, use the track with his green sixcylinder Napier for a record breaking 24 hours, a record he held for 17 years. The world record for the first person to cover 100 miles in one hour, was set by Percy E. Lambert at Brooklands. A contemporary film of his exploits on that day can be viewed 18 FEBRUARY 2015
from the Brooklands Museum website. Brooklands last ever race happened in 1939, due to the closure of the track during World War II, where some of the track was damaged by enemy bombing.
Brooklands Hotel
Nowadays, the hotel is a testament to modern design but also embraces the rich legacy of the historic race circuit. Every bedroom boasts an abundance natural light and many benefit from their own private outside space with panoramic views over what is now a Mercedes-Benz owned track. There are 120 bedrooms and suites, some of which are the largest of any UK hotel, ‘1907’ a two AA Rosettes winning restaurant, bar & grill offering a chic dining experience, ‘BSpa’ wellness and spa treatment facilities, nine meeting rooms for conferences and large events, fitness area for guests and private membership, and a host of packages for weekends away and short breaks. One of the stand out experiences for visiting guests is the ‘Family Driving Package’, which has taken inspiration from the location’s esteemed racing-car heritage and combined this with an overnight stay and the unrivalled experience of speeding round a race track in an AMG at neighbouring Mercedes-Benz World. century watercolours, modern British sculpture and contemporary works. ‘Private schools should be praised for producing influential people’ A new study by Debrett’s, the etiquette experts, reveals that two-fifths of the 500 most powerful and influential people in Britain went to private schools
C
rucially this cuts across all spheres of influence, including not only traditional careers, like business and politics, but areas like architecture and acting too: witness the amazing global success of Eton-educated Eddie Redmayne, still only 33, as Professor Stephen Hawking, in The Theory of Everything. Of course private schools are always going to produce far more than their fair share of Society’s most powerful “players”. This is inevitable, given the fact that most successful people educate their own children privately; thus the system is guaranteed to be perpetuated, with success breeding success. For example, high-flying parents will have all the key contacts, whether in commerce or theatre, to help ensure their own offspring have that first, vital helping hand up the career ladder. Work experience slots inevitably go to the children of top business people or lawyers, for example as inevitably their parents have the contacts to find precious openings. And anyone who has been to a private school, whether big or small, famous or not so famous, will know that there will be many such high-achieving parents. Their added
influence opens doors more easily and, crucially, other pupils can also benefit from their contacts. For example, successful parents are often instrumental in prompting high-profile acquaintances to visit schools as speakers: spending time with pupils and offering invaluable advice on “How to succeed” in the process. That way, everyone benefits from their expertise. This is indeed how the system works on a termly basis: little nudges here and there, but nothing too blatant or nepotistic. Private schools are exceedingly good at producing successful pupils…

Painting a bright future through a quality education Every parent wants a quality school for their child; a school offering high academic attainment, excellent pastoral care, outstanding facilities, and opportunities for each child to stand out from the crowd. Searching for a school therefore becomes a quest for the Holy Grail, where glossy prospectuses and league tables become the artificial, and somewhat unreliable, lens through which schools are examined. However, long experience as an educator has taught me that unequivocal lifelong success is dependent upon good teaching, great relationships between pupils and dedicated and capable teachers and an emphasis by the whole school on creating learning experiences that challenge and shape the pupils. These things matter far more than former pupils’ exam results or the presence of a school golf course! What every parent is right to want is success on real terms, and I have learnt that success for children comes from the development of a number of personal qualities, which advance academic skills, and allow for good judgement, creativity, compassion, problem solving and determination, and result in a kind, self-motivated, reliable wise adult. Good schools understand this, and offer vibrant education in depth, the quality of which is evident in the range of subjects and activities, but comes into its own by developing the sort of excitement, abilities and skills
that enable children to succeed at anything and everything, or at least to have a very good attempt in any sphere, with confidence, perseverance and enthusiasm. Children who have benefited from the best education have a prime advantage in life, as they succeed at the transformation from pupil to professional - not just from child to examination candidate. Schools are the stepping stone to a future in which learning will be ongoing; one where knowledge, skills and creativity form the backbone of effective work, but where rationality, creativity, imagination and confidence are already well established. In my search for a quality school my two key criteria would be: •
An emphasis on learning rather than attaining: a joyful disregard for failure is essential if children are to become independent and confident learners. Too many children are crippled by fear of failure, especially girls, and they need the support to know that clever thinking, wild ideas and imagination are as important as finding the right answer. In my life as a Head Teacher I am often asked to be wise in a crisis – wisdom comes from encountering failure, untangling complex issues and making judgements through rational and moral critical thinking tempered by human warmth and kindness.
•
A commitment to collaboration: recognising ability and effort allows children to develop selfbelief, and to recognise relative strengths and weaknesses. All too often parents tell me that that children need praise to improve their self-esteem before they can succeed. This is a false premise: children need to know that they have a valuable place in life and that their contribution is valued. Success follows easily when children feel that they belong, that they have a share in working alongside others and that their talents and gifts are recognised, useful and valued.

Private schools achieve greater A-level success
P
upils from fee-paying schools achieve almost 30 per cent of all A* grades despite forming just 13.6 per cent of all A-level entries, raising questions over the education opportunities on offer to the vast majority of children. Private school pupils are continuing to outshine their state sector counterparts by a wide margin when it comes to A-level results, new figures show. A new analysis based on figures released by the Joint Council for Qualifications (JCQ) also shows that nearly half (48.2 per cent) of private school pupils achieve an A* or A grade, while just 22.5 per cent of A-level entries made from other exam centres – usually schools – achieve an A* or A grade. The figures show a disturbingly wide gap between the results achieved by independent and state school pupils. Tracy Cook, of the Independent Schools Council (ISC), which carried out the study, said: “The surprise is how big the gap is between independent and state sector pupils’ results. It is indicative of the significant added value provided by independent schools, due to factors such as intensive, focused teaching and smaller class sizes.” The study found that the performance of independent school pupils is particularly strong in sciences, maths and modern foreign languages, where they score high proportions of the top A* grade, compared with the percentage of pupils taking these exams. These are key subjects that are deemed strategically important to our economic future, but which are less popular with pupils
and attract fewer students. The gulf between private and state sector results was particularly stark in the sciences. In physics A-level, independent schools supply 18.3 per cent of all candidates, yet because of the strength of their performance they account for 34.0 per cent of the A* grades awarded in the subject and make up 28.5 per cent of all entries in physics that achieve an A grade or higher. In biology, independent schools supply just over 14 per cent of all candidates for A-level, but account for 28.7 per cent of the A* grades. Private school pupils also account for 24.1 per cent of all entries in biology that achieve an A grade or higher. And in chemistry, independent schools supply 16.6 per cent of all candidates for A-level, but account for more than 31 per cent of A* grades awarded. They account for 26.6 per cent of all entries in chemistry that achieve an A grade or higher. According to a report by Oxford Economics consultancy group last year, the higher academic attainment of pupils at independent schools contributes an estimated £1.3 billion per year to the UK’s GDP, once those pupils enter the job market. Prof Sir Michael Sterling, a former chairman of the Russell Group of leading universities, said: “Independent schools offer a rigorous and thorough academic education, based on an expectation of high standards, exceptional levels of teaching and support and an encouragement of pupils’ hard work and dedication.”

Pupils at St George’s Junior School, Weybridge question the Foreign Secretary about improving the world THE JUNIOR SCHOOL
Pupils at St George’s Junior School, Weybridge were delighted to welcome the Rt. Hon Philip Hammond MP, Secretary of State for Foreign and Commonwealth Affairs, in January this year. During a special assembly, Mr Hammond answered questions about issues facing the
world and how they could be solved. Mr Hammond asked to visit the pupils after reading copies of letters written by Year 5 pupils at the School. The letters, written to the Prime Minister, discussed issues facing the world today including the environment, diseases, clean drinking water, war, and people who live without shelter. Through their letters, the pupils discussed solutions to the problems. Owing to the high standard of what was written, Mr Hammond asked to visit the School to answer the pupils’ questions in person, saying of his visit: “The pupils had composed such well thought-out letters and it was great to have the opportunity to respond to their challenges in person.” Mr Antony Hudson, Headmaster of St George’s Junior School, Weybridge added: “It was a great privilege to welcome Mr Hammond back to the Junior School. He gave very transparent and helpful answers to the intelligent questions that the children asked him, providing a fascinating insight into his political career to date and his enormous current responsibilities.” THE DETAILS St George’s College, Weybridge Road, Addlestone,Surrey KT15 2QS ••••• St George’s Junior School, Thames Street Weybridge, Surrey KT13 8NL ••••• www.stgeorgesweybridge.com

CHOOSING THE PERFECT
PLAYHOUSE
FOR YOUR LITTLE ONES – AND YOU! is entirely up to you – and your child! You can paint the interior walls in any colour you chose, from pale blue to bright red. You could even wall paper the inside of your playhouse for that real cosy, lived in feeling. Depending on what your child, children or grandchildren plan to use the playhouse for will determine how you furnish it – it may be a castle with a princess hiding in the highest room in the tallest tower, a cowboy saloon, or somewhere to do their homework. Adding a comfy sofa or chairs will really bring the house to life, whilst a practical desk will provide ample space to study. You could even include a bed for those summer sleep overs! With a little help from The Playhouse Company you can create the perfect playhouse that will take your child all the way from their toddler days to their teenage years.
One of its aims is to create a house that can be used for as long as possible, even becoming a “teenage hideaway”
C
hoosing a play or tree house for your children or grandchildren can be overwhelming. What size and style is best for your little ones? How will it fit into your garden and will it complement its existing design? A playhouse can also be a significant investment, so ensuring it is the right one, and is built to last, is imperative. The Playhouse Company, a designer and builder of beautiful wooden play and tree houses, has vast experience in bringing playhouse dreams to life. The process begins with your initial idea. The Playhouse Company then uses this vision, taking into consideration the age of the children and the layout of the garden (which is either through a photograph or a site visit), to create a design. Designs are then translated from sketches into a beautiful detailed structure. One of its aims is to create a house that can be used for as long as possible, even becoming a “teenage hideaway” in later years or incorporating garden storage making it a dual purpose playhouse. The Playhouse Company can work with all types of gardens & any size, including those with uneven surfaces in which case it creates a sub base. It has also been asked on many occasions to incorporate existing features into the design, for example building a house around an ancient tree, along an old wall, or in a compact corner. It is the company’s bespoke service that allows you to create the perfect house for your garden as well as for your children. What you do with your child’s play or tree house once The Playhouse Company has delivered and installed it,

tattoo removal at truEskin medispa
BEFORE
AFTER 1 x SESSION
I
f you’ve been tuning into Channel 4 at 10pm on a Wednesday over the past few weeks, you may have seen Truskin Medispa in Esher featured as the tattoo removal experts on Bodyshockers with Katie Piper. So far we’ve seen the Esher-based aestheticians remove an interestingly placed elephant tattoo and a DIY tattoo using printer ink. Nothing seems to phase this medispa and it’s innovative laser treatments, which could be why Bodyshockers chose to use Trueskin for the second year running. Tattooing has been practiced for many centuries and is still very popular today, even more so than ever before. In fact, it has been reported that in Britain, over a third of 16-44 year-olds have at least one tattoo, and although tattoos were once considered to be permanent, this is no longer the case. Trueskin takes huge pride in its reputation as a Medispa of ‘Firsts.’ It was the first and continues to be the largest provider of revolutionary laser, PicoSure, in the UK. With 20% of people now regretting a tattoo, Trueskin introduced PicoSure back in early 2014 and has seen huge growth in people opting for the treatment, over and above other tattoo removal methods, such as older Q-switched lasers. Trueskin has found that clients are choosing PicoSure due to the time saving and convenience it offers, as well as its ability to treat recalcitrant tattoos that have stopped responding to conventional lasers. Introduced in 2013, the FDA-approved PicoSure laser from Cynosure is the fastest tattoo removal laser in the world. PicoSure lasers are able to remove a tattoo up to four times faster than other lasers. Here are some answers to Trueskin’s most popular questions about the treatment.
56 FEBRUARY 2015
Will it hurt?
The discomfort of laser tattoo removal is often described as a “rubber band snapping the skin” but can vary from client to client. Trueskin does its utmost to minimize any pain or discomfort possible and also use high-strength topical numbing cream which is highly effective.
What is the after care like?
During laser treatment, your tattoo may turn white briefly. It then swells somewhat and may turn red, but this usually lasts only a few hours. It is important to keep that tattoo covered with ointment and a bandage for the first day. Usually, it feels like a mild sunburn and does not hurt unless rubbed against. Between your treatments, it is important to keep the tattoo covered from the sun to prevent hyperpigmentation (darkening).
How frequently can I return for more treatments?
Tattoo fading is a slow process and depends on participation by your body’s immune system to work. Trueskin recommend that you wait 6-8 weeks to get the greatest value from each laser treatment. With Trueskin Medispa’s EasyPico monthly price plan offered to all Trueskin customers, its clients are now able to save significant time and cost when having their tattoo removed compared to any other laser tattoo removal method. Show your metal F rom platinum peepers (at Narciso Rodriguez) to copper-lined eyes (Holly Fulton’s deco darlings) and frosty pink lips at Rodarte, practically every metal in the periodic table was ticked off at the AW14 fashion shows. By Katie Wright, Press Association. And with such a huge elemental spectrum, this is a trend that everyone can try - you just need to select your shimmering shade and where to apply it. Whether you’re after glimmering skin, glistening lips or a mercurial manicure, we’ve got all the expert advice you need to perfect your metallic makeover - just in time for party season.
GET GLOWING
Applying swatches of gold leaf directly onto your forehead - as seen at the Simone Rocha shows - may be a step too far, but a subtle golden sheen suits all skin types. “The best way to achieve this look on the skin is to first apply bareMinerals Prime Time Brightening Foundation Primer,” says international make-up artist Sarah-Jane Froom. “Smooth one pump all over the complexion after moisturiser and follow with foundation as normal. “To get more of a glow, buff bareMinerals Illuminating Mineral Veil over the face; this will give luscious layers of light to the skin, then follow with a highlighter on the top of the cheekbones.” bareMinerals Prime Time Brightening Foundation Primer, £21 (www.bareminerals.co.uk); Burberry Limited Edition Gold Glow Luminising Powder, £45 (www. burberry.com)
MIDAS EYES
“Gold is very complementary to hazel,
brown and blue eyes. The iridescent undertones help to enhance and warm the eyes with a pop of colour,” says Rebecca Restrepo, Elizabeth Arden global makeup artist.“Pale golds are subtle but have real impact. You can wash the colour all over the eyelid, then finish off with curled eyelashes and a few coats of mascara,” advises Florrie White, Clinique’s UK colour artist. “For a more intense look, I would start with a gold cream base, blend up and out and then apply powder shadow on the centre of the eyelid for depth and intensity. Finish with a dab of gold pigment on the centre of the eye for a mesmerising effect.” MAC Mineralize Eye Shadow Duo in Dual Rays, £17 (www.maccosmetics. co.uk); B. Stunning Vibrant Eye Shimmer in Golden Sand, £6.99 (www. superdrug.com)
GALACTIC GAZE
If you’re a fan of the smoky-eye style, switch your usual stormy shades in favour of a moody metal hue. “My favourite is the Massive Midnight Chubby Stick, it’s like liquid moonlight,” says White. “Apply it along the lash line, blend up and out, then repeat along the lower lash line. You can intensify the look with a darker eyeliner too.” A fine slick of eyeliner with a galactic gleam offers a more lightweight option, and you can play with blues and greens to suit your eye colour. “Compliment the colour on the eye with black mascara to really give the eye some intensity,” says White. Clinique Chubby Stick Shadow Tint For Eyes in Massive Midnight, £17 (www.clinique.co.uk); Stila Magnificent Metals Eye Liner in Metallic Vintage Gunmetal, £24 (www.stila.co.uk)

Metallic eyes are fairly easy to achieve, but there are some definite dos and don’ts when it comes to lip colour.

Using a gold shade of lip gloss, rather than a lipstick, is an easy way to rock the gold trend
“Using a gold shade of lip gloss, rather than a lipstick, is an easy way to rock the gold trend whatever your age,” says Restrepo. “You can also layer it on top of other lip colors to give them a more golden alluring finish - always great for the festive season.” For something a little more daring, try a pink or red ombre lip, where the shimmering colour fades from the centre. Froom explains how: “Start with a lip liner, fill in the whole lip, then follow with bareMinerals Moxie Lipgloss. Finally, dab a loose metallic eyeshadow into the centre of the lip for a frosted finish.” Elizabeth Arden Beautiful Color Luminous Lip Gloss in Glamorous Gold, £17 (www.houseoffraser. co.uk); bareMinerals Marvellous Moxie Lipgloss in Hypnotist, £16 (www.boots.com)

How does it work?
Microsclerotherapy is the treatment of choice for thread veins on the legs. This works by making the walls of the veins to stick together, empty of blood and ultimately disappear. It involves injecting a liquid agent through a tiny needle directly into the thread vein. The removal of these veins does not affect your deep venous system and as the needles used are very fine, there is very little discomfort whilst undergoing this treatment.
How will my skin feel and look after treatment?
There can be some bruising following the treatment and we provide compression stockings which should be worn

fter first cleansing my skin, the therapist sets to work with the ‘microneedling’, which involves applying a roller covered in lots of minuscule needles over my face, to allow a rich serum to penetrate deeply and stimulate collagen growth, while the gadget simultaneously blasts ‘cryo oxygen’ to cool my skin. Sounds a bit terrifying, doesn’t it? But it’s not that bad. While I can’t say the needling is pleasurable, it doesn’t hurt. “Next, a thinner nozzle is used to provide another blast of oxygen, followed by a soothing mask, then I’m left to snooze for 10 minutes. After the bracing
treatment, I feel surprisingly relaxed and cosy under a warm blanket. The mask is peeled off in one go, and finally a serum and SPF are smoothed on. “There isn’t a huge difference immediately, because the collagen-boosting effects start later, but my face has never felt fresher, and my complexion looked so clear, I didn’t bother reapplying foundation when I headed back to the office. New Hope for New Hair at Claygate Salon

laygate hair stylist Lyndsay, who has worked at Mark Russell Hair Designs on The Parade for 16 years, will soon be offering a rare service at the salon. This February Lyndsay is doing Trevor Sorbie’s course on wigs, covering all aspects of wig styling and maintenance. The course is part of Sorbie’s pioneering new charity mynewhair, set up in partnership with MacMillan Cancer Support to help people with cancer and medical hair loss. The salon’s new owner Karina Bentley is dedicated to providing safe and elegant hair care for everyone, including people with cancer. “My sister experienced cancer-related hair loss a few years ago, so I researched the best options. We offer ColourHerbe hair dyes which are recommended by oncologists, and I’m delighted that Lyndsay is learning such valuable skills to help people feel their best when they need it most.” The mynewhair course will qualify Lyndsay to give specialist advice to clients on wigs, from selecting and purchasing to styling and aftercare. Wigs have a wider appeal than many people realise, and there are very few salons with staff qualified to advise clients who wear them. As well as offering an easy way to change one’s style from day to day, wigs are a great help to people with hair loss. Many post-cancer clients find that a well-chosen wig can give them extra confidence and restore their sense of personal style. Lyndsay’s clients will be able to bring their wigs into the salon to be styled. Lyndsay has an impressive number of styling and colouring courses to her name. In addition to the mynewhair course, Lyndsay is also refreshing her L’Oréal Colour Specialist degree this year and training to become a Kerastase Ambassador, learning about

their products and treatments to provide expert individual advice to clients. She will also be doing a couture styling course and a L’Oréal Bridal Hair Up course, adding to her extensive range of qualifications and skills. Another member of the salon team, Jenna, is also doing extra training which will compliment Lyndsay’s wig service. Jenna is the salon’s eyebrow and nail technician, and is preparing for the Brow Perfect course which teaches the application of eyebrow extensions. The Brow Perfect experience adds volume and fills in any gaps in the brows, making it the ideal solution for clients who have lost their hair, or have very fine brows that they would like to enhance. suppliers so that, where necessary, furniture and cabinetry is produced with exactly the right tone, hue or grain finish. Popular at the present time are wall to wall fitted units which deliver much needed storage while accommodating a variety of media equipment including a flat screen TV, set top box, Wii, X-box, home hub and sound system. Such are the innovations in technology, these items can be discreetly hidden away in the unit while retaining the option to operate them via remote control. Why not join the Conservatory Party? A ccording to Wikipedia “a manifesto is a written public declaration of the intentions, motives, or views of the issuer, be it an individual, group, political party or government. It often is political in nature, but may present an individual’s life stance.” If and when replacing a conservatory with a modern thermally efficient double glazed one, or adding new

glass extensions like conservatories and orangeries, the manifesto in such circumstances is clearly going to be more tailored to one or two individuals tastes, needs and requirements, plus probably the quality of living these individuals want for their family, friends and visitors. Consequently to ensure any new or replacement conservatory adds valuable high quality living space that is usable 24/7 to your home, here is a brief summary of the Conservatory Party’s manifesto to ensure you get what you expect, and don’t end up with an empty room with an unpleasant living environment:• No conservatory to be too hot in summer and/or too cold in winter • All conservatories must be leak proof, plus as draught proof as possible • All conservatories need to be double glazed with high performing Low E Argon filled sealed units with warm edge spacer bars and soft coat heat retentive glass to prevent too much heat loss or too much solar gain • Any glass extension to be designed bespoke to your property, so that it looks part of the initial build and not an after-thought. • Important that bricks (or render) not only match, but so do the brick courses or render painted same colour as existing dwelling
• Be sure of the quality of workmanship and product by visiting reference sites and the installers showroom before placing any order • The glass used in any conservatory must all be toughened safety glass and have a high specification, and when conservatories are south facing, the exterior glass to a have a heat reflective coating • The concrete floor to contain 65mm-100mm deep proven floor insulation such as Celotex or Jabolite • Wherever possible all conservatory roofs to be double glazed with thermally efficient glass and not have noisy and ugly looking polycarbonate • Any side or dwarf walls will conform to current building regulations for extensions and have thermally efficient cavity wall insulation • Every new conservatory should come with a fully comprehensive 10 year parts and labour warranty with no call out charges during the guarantee period that is worth the paper it is written on (so before joining the Conservatory Party it is important to make sure your installer is well established, trustworthy and has a proven reputation for build quality and fulfilling warranties)
exterior doors between the existing property and the new conservatory. Such structures must be under 30 square metres, and not project more than 4m on detached houses and no more than 3m on semi-detached houses. These glass extensions must have walls that are at least 50% double glazed and translucent roof of 70% or more. Find out about the planning rules and Building Regulations before ordering a new conservatory Consequently, if you do decide to join “the Conservatory Party” and benefit from the extra high quality living space a conservatory affords, make sure that your conservatory supplier and installer can and will fulfil every one of the above Conservatory Party manifesto pledges.
Every new conservatory should come with a fully comprehensive 10 year parts and labour warranty with no call out charges during the guarantee period • All new conservatories must have sufficient ventilation i.e. have enough opening vents on the upright parts, and at least one double glazed roof vent (Larger conservatories will need more than one roof vent) • Conservatories must have enough independent heating so that they are warm and comfortable throughout all winters and on cold summer evenings • Ensure the ground workers, double glazing fitters, plumbers, bricklayers, plasterers are experienced and that the electrician is fully qualified and accredited • All new conservatories being built under permitted development (i.e. without planning permission or Building Regulation Approval) must have compliant

hen I started my agency over ten years ago, Kingswood was perceived to be, no actually was, the poor relative to Elmbridge areas such as Cobham, Esher, Oxshott and Weybridge. In the preceding decade, the landscape has seen a fundamental and wholesale shift, as the rise of Kingswood Warren, a leafy private estate in the heart of this quiet, but sophisticated, Surrey village, has welcomed an ever-increasing number of developers arrive, who clearly saw the untapped potential and growth of the area. In recent years, one name that has been at the very forefront of putting Kingswood on the map is Whiteoak. Privately owned and operated by Tony Whitby, with a team that includes one of the longest serving and most respected land buyers in the industry, Nick Roberts, Whiteoak have established themselves as a market leader, driving build standards and constantly pushing the boundaries in terms of style and specification. Given the quality of the plots, finish and Tony Whitby’s obsession for perfection, one would expect that the cost of a Whiteoak property in Kingswood would be part of the pushing boundaries, but actually the truth is that a house of between 7,000 – 9600 sq.ft. will cost an average of just under £400 per sq.ft. I have recently carried out some research and discovered
that in the Elbridge towns, a new or modern second hand home is likely to cost on average around £550 per sq.ft., close to £170 more per sq.ft., than an equivalent property in Kingswood. That accumulates to two equivalent properties having a difference in cost of nearly £1.2m. You would also be excused by thinking that there must be a good reason for this differential, but, as biased as I might seem, I think the surrounding areas of Kingswood have much to offer, from first class private and state school choices, to fantastic commuter infrastructure, not to mention being almost equidistant to Gatwick and Heathrow. All this, and so much more, has led to Kingswood becoming the new hunting ground for some new demographics, including overseas buyers from Russia, China & over 6 from Dubai, as well as, footballers, local businessmen and commuters within the world of banking and finance. These, combined with the generation for whom Kingswood has been their home for over 30 years, create a mixed population that reflect both the traditional and modern of village life. Kingswood is a location that has a place in the history of Surrey, but is evolving into a place for the future. Kingswood is no poor relative to anywhere, but it does cost less to buy there than in most Elbridge towns; for how long remains a good question. With prices as high as £4.3m already being achieved in Kingswood over the last couple of years, it is surely only a matter of time before the gap becomes smaller and smaller. Kingswood is clearly up and coming.”
