Freddie Mac's recently released Multi-Indicator Market Index (MiMi), a new tool that monitors and measures the stability of the nation’s housing market, Florida showed the most improvement of any state with a year-to-year rise of 2.12 points. Market reports for the Naples/Estero/Bonita Springs real estate market show a tremendous increase in average sales price of 24.5% over last year and the highest number of closings on record for the first two months of the year, even exceeding the previous high of 2005.* For those looking for a warm retreat or a permanent relocation, we have some wonderful communities and properties to share with you. Upon arriving at Jesse Biter's office on the top floor of his HUB building, Sarasota’s tech entrepreneur mecca, I was struck by the nonconformity of the interior design. His office space is one large open room, approximately three thousand square feet with windows framing three sides. About two dozen desks line the windows, all-facing towards the middle of the room. No partitions or walls, just young people on headphones staring, not out the windows, but towards the middle of this big open space. On the flanking wall was a large projector /TV apartus with traditional school desks painted bright red on wheels, haphazardly parked in clusters. At the center, a conference table where I was seated. It looked to be exactly what it was, a young group of people with substantial funding, who decided to rethink commercial office aesthetics. Surveying the unconventional work enviroment, I noticed a man on a treadmill with a desktop mounted to it. I had seen these contraptions in magazines, but never actually in person. He removed his headphones as he stepped off the treadmill, continuing his stride now moving towards me with a big smile and cheerful blue eyes, he introduced himself, "Hi, I'm Jesse."
Unlike some tech gurus, who stereotypically are challenged in the social skills department, Biter did not gaze off into the distance as he pontificated on his theories of life and business. Quite the opposite, he looked me straight in the eyes as he spoke with a calm, unassuming yet confident tone about a range of topics on which he was obviously well informed.
My father taught me that you can be part of the problem or part of the solution.

As he talked about his passion for politics and making a difference in his own community, it was obvious that he has a thorough understanding of business, politics and development. If he ever had an inclination for political office, he would be exactly the kind of man who would undoubtedly garner a lot of support. But, he assured me that he likes working behind the scenes, where he feels he can actually accomplish more. Unlike some entrepreneurs that make it big at a young age only to langish in past glory on their sofa, Biter is a tireless worker. In addition to his company, Dealers United, his real estate develop-
ment projects, his involvement with the HUB in Sarasota, an entrepreneurial think tank, as well as his interest in Abbeton, an angel investment fund, Biter is closely involved with the Enterprise Florida project. He travels extensively with Governor Rick Scott and the team to various domestic and international cities to present the economic advantages of doing business in the state of Florida. Aware of Biter’s political inclinations, I asked him what exactly was the catalyst that motivated him to get involved in politics. Biter: My father taught me that you are either part of the problem or part of the solution. So I figured I couldn’t just sit back and complain, so that is why I got involved. Being the Florida campaign manager for Rick Santorum was an amazing experience. First of all, I learned how someone can be and how the press can portray somebody completely different. To watch someone speak for an hour and a half and give great ideas and great ways to change the country through everyone’s lives from the richest to the poorest. And then for the newspaper to write, “Rick Santorum hates gays.” WHAT? It was just amazing how they twisted things. To really be a close part of a national campaign, to see how it was run, was very exciting. Why did you decide to become a developer and investor in downtown Sarasota? Biter: Before I was heavily invested in the stock market. I felt like, I don’t even know these companies. Why are they making Continued on page 28 FloridaHomesMag.com | 27
money, why not? I decided to put my money where I live, make my town better and make money at the same time.

I’m not bashful about that. Some people have criticized me for wanting to make money. Well, that’s what people do, we make money. You create jobs and make money. There are ways to do that, that are evil and ways that are not evil. If you make a good service or product and people are paying you for it, then it is ok by me. In recent years, Biter has shifted his focus to local politics with his crusade to increase the density zoning laws in the downtown corridor, where he owns many properties. His current project is a 10-story apartment/commercial building expected to begin construction in 2014. Although this site is grandfathered in with a 200 unit per acre density, Biter has led the battle with city hall and residents to change the density laws. Enabling developers like himself to build new buildings with more units per square acre, thereby creating more affordable housing to compete with the multi-million dollar options available now. Most properties in the downtown corridor are zoned for only 50 units per acre with a 10-story height restriction, thereby making the cost per unit much higher when the properties are taken to market. Units must be larger and more expensive , explaining why we have a shortfall in mid-range residential units downtown. Biter is keenly aware of the need for middle market housing within the

central downtown corridor. He and many others see this needed change as paramount to building a more vibrant year-around downtown community and business sector in general. I know you are involded in the discussion for higher residential density zoning. Can you explain your position? Biter: To me, we should be able to solve the density issue. I am fine with 50 units an acre as a city, but as a project you should be able to move the density of places that are not residential units. Places like parks, government buildings and office buildings should be transferrable to other residential projects, so that we can split the cost of a project by 200 people rather than 50. The other thing about density that doesn’t make sense to me is that anybody can come downtown, buy a plot of land, build a
While I enjoyed getting to know Biter in his business setting, for the purpose of this article, I wanted to photograph him at home with his family. Considering the unconventional office environment Biter had created, I was interested to see what type of home he would choose to live in. As one might expect, he had chosen one of the best locations in the entire city to call home. He and his lovely wife, Katie, a Sarasota native, live with his two daughters, Abby and Hailey, in an expansive penthouse that spans half the building and two floors, with spectacular views of Sarasota Bay and downtown. The interior design leans towards the masculine side, yet purposely comfortable and elegantly casual. The top level is obviously fun central, complete with a pool table, bar, card tables, a huge deck, outdoor lounge and even a grass area for their golden retriever, Savannah. Biter’s home is truly a reflection of the man himself, impressive but in a casually confident way as apposed to a lavish, gold-gilt imitation of power and wealth, sometimes seen in homes created with newly acquired money. He is obviously a man with vision and talent but most impressively, he is a man who puts his money where his mouth is. Jesse Biter is undeniably a fascinating Floridian.

Tampa is the next market likely to attract foreign investment, drawn by the influx of snowbirds and international visitors. Tokyo-based Kajima Corp is investing $15 million of the $68 million needed to build SkyHouse Channelside by developers. Skyhouse is Tampa’s newest skyscraper apartment dwelling, which just broke ground at the end of February. Kajima built Japan’s first skyscraper. Their revenues totaled $19 billion last year. According to the Florida Realtor’s Association, foreign buyers, who invested in Florida homes, townhomes or condos last year, spent more than $6 billion. It is estimated that around $370 million of that amount was spent here in Tampa Bay, largely from investors in Canada, France and the United Kingdom.
The WestShore Plaza is courting more than a few potential restaurants that are vying to take over the location where The Palm closed its doors on March 24. More than a half-dozen restaurants, including a couple of chains, have expressed interest in the 7,500 square feet space.

A luxury hotel will be built in the chic Ybor City historic neighborhood. The $11.3 million hotel developed by Liberty Group will be located on a city site they purchased for $650,000 at the corner of Nick Nuccio Parkway and East 7th Avenue.

Clearwater Beach dazzles with impeccable beaches and inviting, small-town atmosphere. In fact, USA Today travel readers voted it Florida’s Best Beach Town in 2013. Caladesi Island, off the north end of the beach, was recognized as the nation's best beach by Dr. Beach in 2008. Pier 60, named for State Road 60 which terminates here, is a central spot for beachgoers. It has a playground, a snack bar with attached souvenir shop, and a long fishing pier. It is also the site of a daily celebration called Sunsets at Pier 60, which includes street performers and musical acts. At the Clearwater Marine Aquarium, you will find Winter the Dolphin, star of the movie Dolphin Tale. Winter swims with a prosthetic tale and the movie about it's triumphs has struck a
chord with both adults and children who identify with the young dolphin's struggles. The Clearwater Jolley Trolley has provided transportation up and down the beach since 1982. It currently runs to North Clearwater Beach and down to Sand Key, including Island Estates. The town enhanced it's appeal with a $30 million dollar investment in it's amenities in 2008, increasing the number of family friendly lodgings and exciting beach activities. A beautification project called Beach Walk is located just south of Pier 60. There are drinking fountains, shower nozzles for beachcombers to rinse the sand off, and bicycle racks. A paved bicycle trail lined by mangrove trees is available nearby which parallels the Clearwater Memorial Causeway to the city. Clearwater Beach is not large, at approximately three miles long and three blocks wide, but it's small town appeal Hyatt currently draws around 4 million visitors Regency a year, making it is one of the top tourist Clearwater destinations along the Gulf Coast. Sarasota Golf Club was recently purchased by D.R. Horton Inc for $7 million from Civix Sarasota GC LLC. Sarasota Golf Club is a 172-acre public golf course with a wonderful clubhouse, which was also acquired. The course is 50 years old and is located east of Interstate 75 near Palmer Boulevard. Possible development plans are pending. D.R. Horton is based out of Fort Worth, Texas and is one the country’s largest homebuilders.
Modern contemporary architecture will grace Golden Gate Point, with a boutique type of development, One88, according to Vandyk vice president Dominic Zita. There will only be two units per floor for a total of eight luxury residences to be built on the site.
Aloft Sarasota Hotel, which will be owned by Starwood Hotels & Resorts Worldwide, will be built in Sarasota on One Palm Avenue by August 2015. The hotel will offer 139 spacious loft-like rooms, an outdoor splash pool, a tropical bar and 24hour fitness center.
Sarasota-based company Voalte recently received $36 million in funding from Bedford, which is a tech-focused private equity firm, to expand their engineering team and support services. Voalte develops smartphone communication alternatives.

Crossing the small bridge arching over the intracoastal waterway into Venice you immediately feel the small-town charm. Venice's downtown tree-lined avenues are packed with quaint shops, art galleries and cozy restaurants, all owned and operated by locals. Many of the locals started out as part-time visitors themselves before turning their favorite vacation spot into home base.
The area is also home to several world-class golf courses and stunning nature preserves only a short drive away. And, for the main attraction, visit the beaches. The largest, most unspoiled stretch of public beach in all of Sarasota starts at the Venice Fishing Pier and ends at Caspersen Beach. Along uninterrupted miles of sandy beach, spectacular views stretch to the north and south with no development to obstruct the brillant sights of the Gulf of Mexico.
Downtown Venice offers plenty of places to stay, from modern hotels that blend into the historic Northern Italian Renaissance architecture to bed and breakfasts built into classic island homes. Walk out the front door and you can stroll to dinner before taking in a show at the Venice Theatre, one of the largest community theaters in the country. Drive south past downtown Venice and you will enter shady residential streets with ancient oaks lining the brick streets.
One section of the beach is devoted to man's best friend, Paw Park and South Brohard Beach, where dogs can dig, run and sun themselves alongside their owners. You will notice people digging through the sand along the edge of the waves looking for the triangular, fossilized sharks' teeth brought to the area from deep waters of local currents. With little effort, you can start your own collection of pointy keepsakes that have made Venice the "Shark's Tooth Capital of the World" and fostered an annual festival that brings aficionados to the area every April. The Sharks Tooth Festival features more than 100 Florida artists in a family-friendly celebration of art, music and beach.

 Soak in the calm atmosphere of the vast scenic beaches, watch the kids hunt for a toothy treasure, then head back to the Sharky's cozy town that's just a short drive away. Quaint streets with colorful Victorian cottages and beach bungalows painted in every hue of the rainbow, with white sandy beaches framing the turquoise waters of the Gulf, these are the hallmarks of Anna Maria Island. Once considered a hidden gem, this casual, friendly destination provides a rare slice of “Old Florida”. The cozy and charming feel of Anna Maria Island makes it the perfect place to relax in nature’s wonder. Forbes Magazine named Anna Maria Island the "#3 Prettiest City in the Country" in 2013. In addition, it was chosen as "Trip Advisor Traveler's Choice Destination Winner 2013 and 2014.” Anna Maria is in fact as the name suggests a barrier island, bounded by the Gulf of Mexico, Tampa Bay Sound, Anna Maria Sound and Longboat Pass. Not so long ago, the only access to Anna Maria was by horse and wagon across the Cortez Bridge, which was wooden and not too sturdy. It wasn’t until the 1950s that it was replaced with a modern concrete structure. The first resident on the island was George Emerson Bean, who came in 1893, homesteading 140 acres. His son, George W. partnered with Charles Roser to form the Anna Maria Beach Company to develop the area. Roser’s cookie company, famous for inventing the Fig Newton, later became Nabisco. Together Bean and Roser laid out the streets, built sidewalks and houses, and installed a water system, thereby creating the foundation of Anna Maria Island as we know it today.

City leaders in Fort Myers are trying once again to bring a high-rise hotel to their riverfront district. A potential hotel developer is looking at the property by the Harborside Convention Center on Edwards and Bay streets. The plan is to build a 12-story, 250-room Sheraton hotel. It will cost $53 million to build, but the city would have to come up with $5 million to upgrade Harborside for the developer to consider the deal.
The Hyatt Regency Coconut Point Resort and Spa, a 26-acre resort located in unincorporated Lee County is requesting annexation to Bonita Springs. This will mean a loss to Lee County’s tax base if you consider that it has a taxable value of $21.65 million.
Haynes Corporation is expanding its corporate headquarters in Naples yet again, to step up the production of parts they make for trains and tractors. In 2011, the manufacturer broke ground on a new LEED-certified facility that was completed in 2012.
After an extensive $2 million renovation to the Inn on Fifth resort in Naples last year, owner Phil McCabe opened his new contemporary restaurant, Avenue5. The restaurant is 7,000 square feet in size with seating for 240 guests, as well as a private dining area.

After all of this activity, or maybe while the rest of the family is busily engaged in it, one can enjoy the world-class shopping and dining offered in this quaint and unique locale north of Naples. The number of fine dining establishments makes it hard to decide between a meal of seafood, rare steaks or ethnic food choices.
