Although I have the pleasure of living at the beach year round, the last couple of weeks of May still hold a certain feeling of anticipation and excitement for me. Summer is just around the corner. Maybe it’s my childhood memories of building sandcastles on the beach and swimming in the pool from dawn ‘till dusk. Summer to me is like a long exhale and the first sip of a fine wine. The time of the year to relax, take the scenic route, laugh until it hurts with friends on the back porch and lounge by the pool with a good book. Yes, even us Floridian’s have a special place in our hearts for summer. The sun does shine a little brighter, and, of course, it is hot! All the more reason to call it a day and head for the water. In this issue, we explore many fun ways to spend your summer. We have carefully selected the best concerts, festivals and plays coming to Southwest Florida this summer. And, if boating is your passion, you will want to read “Worry Free Boating”, which explores the benefits of boat clubs. For those looking for a new home this summer, we have some beauties to show you. Two of my favorites are the exqusite estate on Tampa Bay featured on our cover and a water lovers dream house on Casey Key with the Gulf of Mexico in your front yard and Little Sarasota Bay in the back. Florida’s Housing Market Heats Up By Meredith Mueller
For real-estate investors interested in a “hot” market, Florida is once again the place to purchase a home. Sales of existing homes in Florida rose in April and remain at a higher level than a year ago. The median sales prices in April for single family homes increased 10.2% to $144,350 and 16.1% to $108,000 for condos (Florida Realtors Industry Data and Analysis). These improvements in sales and prices were evidenced across all regions of the state. According to Lawrence Yun, NAR chief economist, the housing recovery is underway. “It is no longer just the investors who are taking advantage of high affordability conditions. A return of normal home buying for occupancy is helping home sales across all price points, and now the recovery appears to be extending to home prices.” This can be evidenced as well through the information released by the Florida Association of Realtors®, which states that for April 2012, the pending sales are up, prices are rising, and the inventory rate is reaching a balanced market.
Research, room revenue rose 10.9 percent in Florida last year compared with 8.8 percent for the U.S. Florida tourism has been regaining market share since January 2011, at a rate that is 2 percentage points above the rest of the US. This increase in tourism has also impacted the job market, as travel-related employment rose to 1.01 million, an increase of 38,000 jobs. The encouraging market in Florida real estate has had more than a local impact. Florida is the most popular market in the US for global homebuyers (Inman News March 2012). 58% of international sales in 2011 came from just four states: Florida (31 percent), California (12 percent), Texas (9 percent), and Arizona (6 percent), according to National Association of Realtors® data. Canadians account for a large share of those international home buyers in Florida. For example, Canadians represent 77.2% of the international buyers in the Sarasota market, 72.3% of the Tampa-St. Petersburg-Clearwater market, and 67.4% of the Cape Coral-Fort Myers market.
Nationwide the median existing-home price for all housing types was $177,400 in April, a 10.1 percent increase from April 2011. According to the Standard & Poor’s/Case-Shiller home price index, there is more evidence of a steady recovery in the housing market. Home prices increased in March in 12 of the 20 cities that they tracked for the first time in seven months. In Florida, both Tampa and Miami experienced a 2.5 percent gain over the prior year’s reading, the biggest year-over-year gain since February 2007. The positive real-estate information is supported by a variety of other market data. The current mortgage rates have never been lower. The average rate on the 30-year fixed mortgage is 3.78 for the 3rd week of May. This is the lowest mortgage rate since long-term rates began in the 1950s. Builders are also displaying confidence in the Florida market, breaking ground on more homes and requesting more permits to build single-family homes later this year. The State economy has been demonstrating marked improvements as well. According to Smith Travel

Clearly, Florida is an attractive market to both national and international home buyers. The eventual national lows in home values are still expected later this year, even though there is significant upside risk in this forecast given the current bullish home value trends. What we do know is that in Florida home sales are up, the mortgage rates have never been lower, builders are displaying confidence, and the regional job market is growing.

For landlubber members who need some training on managing a sea craft, staff is available for free lessons. With a few dozen boats to choose from, including sailing, fishing, party boats for inshore and offshore enjoyment, members can get their fill of the Bay or Gulf. Unlike day rentals that prohibit just how far out you can go or what waters you can visit, boat clubs permit a broader water experience.

With sunshine guaranteed almost all year long, a sandy coastline of approximately 1200 miles and close to 500 more miles of salt marshes, and mangrove wetlands, it is no wonder fishermen and boaters alike flock to Florida. Boating can be great fun or a great hassle, as the old saying goes, “the two best days of being a boat owner are the day you buy it and the day you sell it”. Due to the costly and frustrating down sides of owning a boat, a new option has gained tremendous popularity over the past few years, boat clubs. Many boaters think this is a more practical way to enjoy the waters with minimal expense yet maximum pleasure. Waves Boat Club owner, Carissa Dressel, learned about boating from her dad, who ran a boat club when she was a child. During the summer between college semesters

in Canada, she would fly to Florida to help him with his boat club. But before Carissa was ready to commit to the coastal life, her father sold the business. During one of her social networking parties for the club, she met her husband. Now that’s the kind of success that should bring in a lot of new members. Membership is the name of the game in boat clubs, and much like a golfing outing, you reserve a time and in this case, a vessel for a half or a full day. Show up and the craft is waiting, fueled and off you go. When you have had your fill of sunshine

Liz, Why do you like living in Sarasota?
Gail, I get asked that question often, because my family lives in the Clearwater area. When I stop to think about it, I realize Sarasota is the best of the best – the best of all worlds for me. Though my family is an hour away, I feel most at home here. Born and raised in Clearwater, FL, I moved to Sarasota in 2002 with a job transfer. My first reaction was rent, don’t buy, you may not stay. Now, 10 years later and owning my home for 9 years, I can’t imagine leaving.

Many people say, Sarasota is a little town with a big city feel, would you agree? Yes, absolutely! I am fortunate enough to have a job that allows me to go out and see all the
beautiful places of Sarasota and her outlying areas, and to learn about our little town that has a big city mentality. Whether you enjoy visiting the Farmers Market in the morning, in the same neighborhood you will watch a ballet straight from NYC, I believe Sarasota has it all for every personality, every age group, one and all. Going back to when I first moved here, after having a conversation with a new friend about where she was from and what it is like living on the West Coast of Florida, she looked at me straight in the face and said, “you don’t get it – you have lived in Paradise all your life”. Driving across the Ringling Bridge a few days after that I

understood what she meant, she was right, “I have lived in Paradise all my life”. From Clearwater to Sarasota, I feel I have gone from good to great.

Liz, for our newcomers, how easy is it to make Sarasota their “Home” ? I smile when I have a client tell me they don’t know anyone in town, they don’t know what to do or where to go. I smile because I said the same thing 10 years ago and here I am with no thoughts of leaving and never a day of nothing to do. I tell my clients who move here, either full time or part time, Sarasota has it all. Living and visiting here; no matter what your age, you will find something you love to do, something to fill your time, something or some way to stay young. I always appreciate a walk across the bridge year ‘round, a boat ride with friends, a night out to dinner to one of the locally owned restaurants (which beats a chain restaurant any day), or attending a show direct from the Big Apple. I love taking clients around and showing them why Sarasota is the place to live. But most of all, I love spending time with my grandchildren and taking them to our local aquarium, Mote Marine, Jungle Gardens, going to Siesta Key for a day at the beach or playing at one of our numerous parks.

I have had the honor of being part of Habitat for Humanity builds, organizing fund raisers for the Coldwell Banker Foundation who believes in giving back to the Community that gives us so much and attending events around town that raise funds for schools, shelters, Boys and Girls Club, etc. Friends, family and clients ask me “why do you live here” – I drive them around, let them see the soul of our town and say, “why don’t you?”

IN THE NEWS Jack Wert, Collier County Tourism Director advised that Collier County Visitation set a record with nearly 1.5 million visitors in 2011, up 7.7% over 2010. Additional information from Research Data Services included an increase in direct spending by visitors, up 10.6 percent and total economic impact up 10.6%. A public-private partnership further protects the Florida panther habitat along the Caloosahatchee River in Glades County. Wildlife officials find this additional area necessary to give the endangered Florida panthers a path to expand their range for a growing population. New owner - Lone Ranger LLC will operating a working ranch on a portion of the land, while two other areas will be wetland restoration. Scientists estimate between 100 and 160 Florida panthers remain in the wild.

Addison Cairns Mizner, 1872 – 1933 By Barry Stein
Forced to wait, I wondered when things would change. Paused at a stoplight, in my humble Toyota Camry, I admired the fancy brake lights on the silver Bentley in front of me. Over to my left was the gated entrance to a huge Mediterranean mansion. A sign of the times was pounded into the ground in front of this homage to classic architecture topped with ceramic tile and lined in front with rows of ornate columns and arches. The sign said, “For Sale. Vintage, 1920’s Home. For more information…” This had to be the longest light in the history of South Florida. My mind wandered as I sat and waited. I wondered how different things are now, from when that house was built in the 1920s. On the radio the DJ plays a popular sound track,
“Little boxes on the hillside, Little boxes made of ticky tacky, …And they all look just the same.” Lyrics from poet and songwriter Malvina Reynolds, describes much of the home design familiar to suburban neighborhoods throughout America. Looking at that 1920s house for sale

and hearing that song reminded me of a trip I took to Boca Raton a while back. I was meeting my parents for dinner at a nice restaurant in a part of town called Mizner Park. I arrived early and had some time to wander around. It was a gorgeous European fairytale village, in the middle of modern Boca. I was drawn to an amazing looking statue that stood in the distance. At the foot of the sculpture read the sign describing the man cast in bronze.“ Addison Cairns Mizner (December 12, 1872 – February 5, 1933) an American resort architect whose Mediterranean and Spanish Colonial Revival style interpretations left an indelible stamp on South Florida. Mizner’s goal was “to make a building look traditional and as though it had fought its way from a small, unimportant structure to a great, rambling house.”

architect and the visionary behind the development of Boca Raton, Florida.” The plaque went on to describe how with only three years of apprenticeship and just prior to The Depression, the 1920s roared with this American resort architect who found his way to the top of the social scale by catering to those that prospered. He revived classic architectural elements that redefined the homes of the rich and famous and changed the face of South Florida residences forever. Mizner built cottages, estates, mansions and rambling resorts for the healthy wealthy in California, the reclusive affluent in the Adirondack Mountains, the money making Manhattanites and the cash heavy conquistadors of Florida. Before his passing in 1933, he left a dynasty of design including, but not limited to, The Everglades Club in Palm Beach, Calvin Coolidge’s Summer White House in the Adirondacks, the Kennedy’s Winter White House on N. Ocean Blvd. and the giant pink landmark that distinguishes itself from every angle as the Boca Raton Club and Resort. I stood in awe of this eleven-foot statue dedicated to a man who rejected mass-produced modern architecture for its lack of character and unique elements. Similar to his own rise to fame, Mizner forced into existence Classic Mediterranean homes with a humble entrance that methodically progressed into a dramatic reveal of magnificent space. His elaborate arrangements of stone, tile, and stucco were perfect for the Sunshine State.
The plaque story ended with how he road the boom of the 1920’s and went bust right along with it, falling into poverty with the rest of the country in 1929.
Mizner’s homes were all unique and at the same time shared the features of cool cross ventilation in the large main rooms, romantic rows of columns, rolling barrel tile roofs, luscious waves of clustered arches, grand stairways and hearths accessorized with flamboyant wrought iron and castle-like, hand-cast stone. Ornate details were excused from the window and door moldings of modern homes because they were too expensive. Hallways got shorter, archways went flat and somehow, round columns evolved to square, thin hollow posts. Fancy roofs became simple pitched shingles, carpeted plywood floors replaced real wood planks and any inclination to taste or unique feature was considered a builder upgrade. As the setting sun passed behind the statue of Mizner and blasted me in the eyes, the driver behind me pounded on her horn and brought me back to the present intersection of Bentley and Sale. The light had turned green and it was finally time to go. I hit the gas and moved forward from that place where we were all forced to stand still. I glanced in my rear view, at the mysterious estate for sale and marveled about how the more things change the more they stay the same. The bust follows the boom and eventually prosperity returns. We are only forced to stand still for a short time as the red light always turns green and we can all move on.

5 things to do
to prepare for hurricane season

By GREG GIBSON It is that time of year again, the North Atlantic Hurricane Season. The time of year insurance agents keep our fingers crossed. I’m actually one of the few people I know who has been on “both sides of the desk” so to speak. Not only have I helped hundreds of customers settle their catastrophic hurricane claims, I am also a two-time hurricane victim myself. In 2004, Hurricane Ivan ripped off the roof of my home in North Florida and my neighbor’s boat found a nice comfy spot in my front yard. But that experience pales in comparison to what I experienced in 1992. The storm that all others are compared to: Hurricane Andrew. To this day, experts actually do not know how strong the winds from that storm were. The last reading from the Air Force’s anemometer reached 190 mph, before it blew away! My neighborhood after the storm was unrecognizable. Concrete block homes were leveled. No tree was still standing. Those who refused to evacuate did not survive. Understandably, I take hurricanes very seriously and so should you. We have been very fortunate in Florida the past six years, but please do not let our good luck turn into complacency. Eventually, we will get another hurricane, and it is smart to prepare now.

Record every room of your home with a video recorder and camera. Pay particular attention to anything unique or valuable.

Remove anything outside that can exacerbate potential damage from a storm. Cut down dead tree limbs, get rid of the unused swing set, old lumber, unused flower pots, etcetera.

Gather all unreplaceble items in a storage bin in case you need to evacuate. (Birth certificates, medical records, old photograph albums.)

Create an evacuation plan. Planning and practicing your evacuation plan minimizes confusion and fear during the event.

Learn about your community’s hurricane response plan. Plan routes to local shelters, register family members with special medical needs as required and make plans for your pets.

Most people wonder as to whether or not to evacuate. I always answer that with a resounding ‘YES”, if it is going to be a category 2 storm or stronger. Even if you are confident in the strength of your home, the odds of losing power are quite high. There is no misery like two weeks of no power or water in a Florida July! Regarding insurance and being made whole after a loss, the worst time for a person to discover they did not have proper insurance coverage is after the fact. The most common mistake is having insufficient ‘Other Structures’ coverage, which is usually the second item on your list of coverages. This covers your fence, sheds, workshops, guesthouses, basically everything outside of the main structure of your home. Fortunately, it is also the least expensive part of your policy. The second most overlooked item is Flood Insurance. No homeowner policy covers the flooding from
rising rain or storm surge, and it too, is an inexpensive coverage for most people. Go over your homeowner, renters, or landlord policy with an expert now. I know first hand, as an agent as well as a victim, that important coverages are often overlooked. Be sure to obtain a full protection review to make sure you are truly prepared for this year’s storm season.
