Each issue of Florida Homes & Lifestyle that I create, brings an opportunity to tour some amazing properties. One of the things that fascinates me the most about living on the coast, is the broad range of lifestyle choices. Eager Buyers Return to Florida’s Southwest Coast By Terri Harrison

Real estate statistics continue to confirm an upward trending market in Southwest Florida. Lawrence Yun, NAR chief economist, said underlying factors are much better compared to one year ago. “The market is trending up unevenly, with record high consumer buying power and sustained job gains giving buyers the confidence they need to get into the market.” He added that “although relatively unusual, there will be rising demand for both rental space and homeownership this year.” January and February made up the best winter for home re-sales in five years. Though, now that a foreclosure abuse settlement has been reached with the nation’s five biggest mortgage lenders, foreclosure activity surged across half of U.S. states.

INTERNATIONAL APPEAL According to Jennifer Zales, Luxury Market Specialist with Coldwell Banker in Tampa, “I’m working with many more international buyers lately looking at and purchasing luxury waterfront real estate. With direct flights into Tampa International Airport, Tampa Bay is an even more popular choice. Area luxury real estate that lingered on the market for 2 years or more is selling rapidly.” Inman News recently reported their “Top 10 Global Hotspots for International Buyers” which includes the Florida areas of: North Port-Sarasota-Bradenton; Lakeland-Winter Haven; Cape Coral-Fort Myers; Orlando –Kissimmee; Miami-Fort Lauderdale and Tampa-St. Petersburg-Clearwater. Their report was based upon data from DataQuick, a San Diego-based real estate research firm.

MORTGAGE RATES According to Freddie Mac, the national average commitment rate for a 30-year, conventional, fixed-rate mortgage was a record low 3.89 percent in February, down from 3.92 percent in January. While March figures show that a 30-year loan jumped to 4.08 percent. According to leading economists buyers may begin to move more quickly in order to take advantage of lower rates.

ACTIVITY Phil Wood, president of John R. Wood Realtors® of Naples, FL, speaks of multiple offer situations in his Southwest Florida territory. “The buyers that we’re seeing are for the most part second-home buyers who have been waiting. They’ve wanted to be down here for four or five years, but all their plans got delayed because of the recession.” The total number of existing home sales fell a bit in February, according to new figures from local REALTOR® associations, but the number of homes under contract rose to a nearly 12-month high. Pending home sales are the best indicator of trending home-sales activity. The new numbers are a good sign for the Gulf Coast economy, where for decades the state of the real estate market has often determined the economic health of the region. It is a marked change from even the end of last year. In January buyers seemed to come to life and in February, agents say, the activity at times seemed frenetic. Sales of newly constructed U.S. homes fell in February for the second straight month. Builders of new homes have an increased confidence as a growing number express interest in buying new construction. In February, new construction permits for both single-


family homes and apartments were up tremendously.

LUXURY MARKET

John R. Wood Realtors® recently released its February 2012 real estate market statistics, covering the Naples, Bonita Springs and Estero, Florida markets, which showed that properties priced between $500,000 and $750,000 posted the biggest gains over 2011 with a 30% increase. The number of pending sales between $500,000 and $1,000,000 were also up by 31% over the first two months of 2011.

Demand for the higher priced properties has definitely picked up in the 2012 season. Local REALTORS® can rattle off recent successes, in some cases closing deals to international buyers that had gathered dust for years.

Statewide and nationally, there was a similar pattern to the one being seen in Southwest Florida, though less pronounced. In Florida, sales declined 4.8 percent during February but the number of pending sales rose 36 percent for homes and nearly 20 percent for condominiums and townhomes. The statewide median was $134,000, up 7.2 percent from a year ago. For condos, the price was $95,000, up nearly 16 percent from February 2011.

The inventory of luxury properties priced above $1 million is trending at one of its lowest levels since the onset of the property boom in 2004. The number of luxury properties for sale is presently 16% lower than it was in the quarter ending February 2004.

The NAR’s Profile of International Buying Activity showed that during the 12-month period ending March 2011, Canadians accounted for 23 percent of all foreign buyers, with Florida capturing 31 percent of those buyers. Canadians specifically referred to “a perceived positive return on their investment,” according to NAR. The strength of the Canadian dollar, lower pricing in the U.S. housing market and perceptions in the Great North that America’s economy is rebounding are all driving the spur in buying.

Karen, what brought you to Sarasota? I change my life every decade or so and it was time for the next move. I thought I’d have a better social life in Sarasota, and that has proved to be the case. Every day feels like a Saturday: everyone is here to have a good time and if I want to go out to dinner, or a movie, I’ve no problem finding company. With my plan, if you live long enough, you get to be a lot of things. So far I’ve been a journalist, a desktop publisher, and a college art professor. Every summer I’d travel the world picking up language proficiency along the way. That skill has been helpful in my real estate business since my office is prominently located between two of Sarasota’s most popular restaurants on St. Armand’s

Circle, where visitors to southwest Florida stop to shop. I get plenty of opportunities to speak different languages, and to date I have sold to buyers from Norway, Brussels, Hungary, Czech Republic, Britain, and of course Sarasota’s #1 buyers…English-speaking buyers, Canadians.

As a former artist, I love the colors of Sarasota from the incredible sunsets to the profusion of flowering trees. The most important feature on a property policy is whether it includes ‘replacement cost’ or ‘actual cash value’ coverage. Only ‘replacement cost’ ensures that you are made whole after a loss. With ‘replacement cost’, if you have a loss, you are given funds to buy brand new items that you need replaced. “Actual cash value’ policies are extremely limited because you only receive a claim settlement based upon the used market value of your items. This results in you only receiving a percentage of what it costs to buy the damaged items new again. If you are insuring your primary residence, you need to make sure you are protected with what is known as an

HO-3 policy. This policy has the most thorough protection, with replacement cost on the structure, and usually includes replacement cost for your contents. If you are insuring a rental or investment property, you want to make sure you have what is known as a DP-3 policy. This also has replacement cost for the structure as well as the furnishings, if it is furnished by the owner.

How can I make sure I am not paying too much for my property insurance? The most common mistake I see is people requesting coverage for the full purchase price of the home. Remember, when you buy a property, you are buying the land as well as the house, and often the land is the more valuable of the two. Make sure your coverage is enough to rebuild the structure, nothing more. The second thing you can do is to get an inspection of the home known as a ‘Wind Mitigation Inspection.’ These inspections

are very inexpensive (usually less than $100), and almost always pay for themselves immediately with the discounts that can be applied to your property policy. It is not unusual to get as high as a 30% reduction on your annual premium.

Do property polices cover flood? No. This can be purchased as an additional coverage. If you live in a flood prone area (which we certainly are in coastal Florida), it is quite advisable to get one. Fortunately, these policies in most areas are quite inexpensive.

HISTORY L egends of F lorida Architecture M. LEO ELLIOT (1886-1967) Renowned Tampa Architect M. Leo Elliott was born in the Catskill Mountains of New York in 1886. He journeyed to New York City at the age of 15, where he studied at Cooper’s Institute, and received training at New York’s Welch, Smith & Provost. Early in his career he helped design buildings for the Jamestown Exposition of 1907 in Norfolk Virginia. He relocated to Tampa at the age of 21, formed a partnership with Bayar C. Bonfoey and experienced great success winning design competitions. Together, the team designed the Tampa YMCA in 1909, Centro Asturiano in 1914, and Tampa City Hall in 1915. Elliott went on to design the Italian Club in 1917 and Ybor City’s Cuban Club in 1918. In 1920, he founded M. Leo Elliott Inc, with offices in Tampa, Sarasota and St. Pete and by 1925 the firm was working on projects throughout Florida. Many of Elliott’s notable Tampa design projects remain in downtown Tampa, on Davis Island and in Temple Terrace. He designed two of the oldest buildings in Tampa, now part of Florida College’s campus. Sutton Hall originally the clubhouse for the Temple Terrace Golf

and Country Club in 1922, and the Student Center - originally the Club Morocco Nightclub and Casino in 1926. Other notable design projects include Temple Terrace Estates, one of the first Mediterranean Revival planned golf course communities in the U.S. was established in 1921. The Temple Terrace Community Church, once known as the Temple Terrace Estates Real Estate Office, was built in 1922 and is among a number of M. Leo Elliott’s designs still standing. In Sarasota, Elliott designed 1901 Webber Street, now Southside Elementary, (shown on page 65) designed in 1926 in the Mediterranean Revival style and added to the National Historic Register in 1984. In 1926 he also designed the Sarasota High School. In October 2004, the School Board voted to lease the historic Sarasota High School to Ringling College of Art and Design for an adaptive re-use of the facility as the Visual Arts Education Center and the Sarasota Museum of Art. Elliott also designed the second skyscraper in Sarasota; the former American First National Bank building, 1330 Main Street which was added to the National Historic Register in 1998.

After an illustrious career designing some of Southwest Florida’s most significant architectural treasures, Elliott retired in 1954 and passed away in 1967. Mr Elliott’s love of architecture was passed down to his grandchildren. One of his three grandchildren, Lynn Elliott Rydene, is a respected interior designer in Tampa today. “My memories of my grandfather involve pranks at Palma Ceia during family dinners, playing with the poker chips on the floor in his den, and his unbelievable bar, wallpapered in his worthless stock certificates from the crash. My interest (in architecture) began early: instead of playing with dolls, I designed floor plans in concrete on the sidewalk. This came naturally to me. I work with R James Robbins, who also worked with Eliot Fletcher, a former partner of my grandfathers.” Many thanks to Mrs. Rydene for her generous contributions to this article.
