WELCOME from

T

‘Tis the season to dust off the holiday ornaments, hang the garland and fire up the oven for the traditional feasts. Here in Southwest Florida, it is also the season to prepare for the onslaught of visitors and part-time residents heading our way for the infamous “Season.” Like birds, which they are so aptly named after, our “Snow Birds” head south for the winter as well. The winter tourist season in Florida is a tradition dating back to the late 1800’s, when only the most wealthy and famous people could afford to escape the oppressive, cold winters with a holiday in Florida. After a vacation in 1883, Henry S. Flagler made a crucial decision to invest in the Sunshine State. He built fine hotels, including the famous Breakers hotel in St Augustine and railroads to carry his Northern guests. By 1890, the railways were completed and travel to Florida was made easy for people as far away as New York. Today visitors from all walks of life travel from across the globe to holiday in the Sunshine State. Wintering in Florida is now an attainable goal for many people. And, the real estate price correction, as I call it, has made it even more affordable to shovel sand instead of snow. For those looking to find a piece of paradise of their own this winter, we have some real

treasures to show you. Little Bokeelia Island, off the coast of Ft. Myers, is a treasure Ponce de Leon himself enjoyed. This ideally located private island offers a once in a lifetime opportunity to possess your own personal island utopia. We also showcase two wonderful communities in this issue, Pelican Bay and Casey Key. Located in Naples, Pelican Bay is much more than just a neighborhood; it is a world unto itself. As one of the first master-planned communities in Florida, Pelican Bay allows you to live the life of luxury and never leave its borders. Everything you could ever need is available within its 2,100 acres, even a Saks Fifth Avenue. Casey Key is literally an island unto itself, located 30 minutes south of downtown Sarasota. An interesting mix of opulence and Old Florida charm, Casey Key is an enchanting little community. Grand mansions stand alongside humble beach cottages, all enjoying abundant natural beauty and a relaxed, laid-back lifestyle. For your entertainment this Holiday season, we have chosen the best events, festivals and concerts coming to Southwest Florida. And for anyone looking for gift suggestions, I have selected a few of my personal favorites to consider in our Gift Guide. From all of us at Florida Homes & Lifestyle magazine, we offer you the very best holiday wishes and a joyous New Year!

Little Bokeelia Island

A

private island utopia off the coast of Southwest Florida, Little Bokeelia Island is a 100 acre tropical paradise.

Prized for its location, Little Bokeelia Island is just moments away from a variety of islands rich with Old Florida charm and only a short boat ride or helicopter trip from the mainland. The island is secluded, yet conveniently located for major shopping and dining options in nearby Ft. Myers and is equal distance from Sarasota and Naples. The island’s main architectural feature is the original home, a luxurious Spanish-style villa built in the 1920s for Charles Burgess, the well-known inventor of the dry cell battery (Duracell). Masterfully restored to provide all of today’s modern conveniences, the well-appointed

rooms capture magnificent views and sea breezes. The estate is designed to accommodate guests comfortably, with a self-contained three-bedroom guest wing, separated by an open breezeway, and accessed by a private entrance. A short stroll from the main house is your own Old Florida village – a magical enclave of cottages, a museum, waterfall and pool, all surrounding a lushly landscaped terrace. A tropical coquina-shelled road encircles the island, leading to a tennis court and connecting to a nature trail, which meanders through the island’s protected, flourishing oak hammock.

The natural beauty of Little Bokeelia Island has been appreciated through the years by an elite and very fortunate number of guests and residents. The incomparable future potential for development of Little Bokeelia Island has been anticipated by its present owners. The island offers approximately 3 ½ miles of shoreline and 29 waterfront lots which have been granted a development order in perpetuity. To facilitate the property’s promise, the owners have set in place all of the necessary utilities. The island is fully serviced with mainland electricity, a reverse osmosis water plant and multiple back-up generators.

The French word for “seashell”, Coquillage, is also the name of a unique accessory and home furniture boutique with a coastal casual vibe in Downtown Sarasota. “European coastal chic is what I call it,” says owner Melanie Ann Denicourt. The distinctive style of Coquillage is a blend of Old World elegance and the casual beach lifestyle. Bleached woods, weathered antique finishes and muted tones of greys, taupes, blues and greens create an almost ethereal, serene atmosphere. While the Coquillage style has a casual feel, it is more refined than the popular shabby chic look. The furniture pieces appear to be treasured antiques rather than flea market finds. Surprisingly, their furniture is

not old but, actually, new reproductions. Many of Denicourt’s suppliers use finishing techniques passed down for generations, which accounts for the authentic, aged patinas. This Fall, Coquillage will introduce a new store on Palm Avenue, also in Downtown Sarasota, where they will have more space to showcase fine linens, tabletops and furniture. Also, coming soon, they will introduce a new website, www.Coquillage.com, to extend their unique style and love of the coastal lifestyle online. For unique home accents and interior design services, visit the talented team at Coquillage. Coquillage is located at 1515 Main Street, Sarasota.

IN THE NEWS Newland Communities: Betting that the recession is nearing its end and that people will start buying homes again, Newland Communities is breaking ground on Waterset, an Apollo Beach-area development with 3,800 homes slated. The 2,350-acre master-planned community, on the drawing board since 2004, was put on hold in 2007 when the housing market tumbled. Call Centers: Tampa’s call centers created thousands of jobs last year. Humana alone added 700 positions in 2011, and OneTouch Direct says it will add 700 over the next two years. Other major call center employers include Progressive Insurance, Time Warner, TruGreen and Matrix Medical Network. Healthcare: USF’s newly opened Center for Advanced Medical Learning and Simulation will draw as many as 60,000 medical professionals a year to downtown Tampa. The $38-million facility, with 90,000 square feet, has high-tech simulators where doctors can practice surgical techniques without actually touching a patient. Meanwhile, Moffitt Cancer Center is looking to build a clinical and research facility on its Tampa campus. The hospital says the project has the potential to create 927 full-time jobs, including doctors, researchers and other health professionals.

CULTURAL COAST COMMUNITY SPOTLIGHT

Casey Key

C

rossing the one-lane swing bridge onto Casey Key, the distinctive character of this lush tropical island envelops you. A sense of past, present and future are woven together as you travel the island’s winding sole two-lane road. This diminutive key is truly “one-of- a- kind” among Florida’s barrier islands. With no traffic lights and less than 400 single family homes, residents feel as if they live on their own private island. The absence of expanding commercialism and high-rise condominiums greatly contributes to the island’s charm. In fact, over forty years ago the state of Florida, with “overwhelming support from the Casey Key property owners,” enacted the Casey Key Conservation Act, which designated most of the island to be a wildlife and marine sanctuary and prevents expansion of commercial business within the district. Wherever you go, this historic eight-mile sliver of land, at some points only a little more than 100 yards wide, provides endless glimpses of the surrounding waters. The island is anchored on the south end by “North Jetty Park” with a historic bait shop, dispensing bait, beer and “fish tales” for over 60 years, and extraordinary

jetties thrusting themselves over 600 feet into the clear sparkling Gulf waters. Since the 1930’s, these horizontal monoliths have protected the Venice Inlet and created great fishing, surfing and deep safe passage for offshore boaters returning to private and public moorings along Little Sarasota Bay, Dona Bay and Roberts Bay. My husband and I found our way to Casey Key, 18 years ago. Eager to leave the hustle and bustle of downtown Washington, D.C., we were ready for a new adventure and searching for our perfect beach getaway, when we discovered Casey Key. As soon as I crossed the one-lane swing bridge onto the island and I saw the bougainvillea in full bloom, and no traffic to speak of, I said immediately, “stop the car . . . this is it . . . we’re not leaving until we find our house.”

The immediate sense of peace and tranquility that Casey Key embodied as my first impression, has withstood the test of time. Casey Key remains the special place we stumbled upon 18 years ago. You can walk your dog on the beach, and there are no deed restrictions for the majority of the island. We feel as if we live on our very own private island. It just doesn’t get any better than having the Gulf of Mexico as your front yard and Little Sarasota Bay as your back yard.

CEOs, entrepreneurs and celebrities, many of whom have built magnificent estates and luxurious homes discretely nestled in the seclusion of the natural tropical flora. Some of the more famous Casey Key homeowners have included Martina Navratilova, and best-selling author Stephen King, whose 2008 novel, “Duma Key,” has Casey Key as its setting. Smaller, older homes are still found, amicably co-existing among the multimillion dollar neighbor estates. Local area families continue to be drawn to Casey Key, as well as families from distant locations, such as the United Kingdom and Canada. Since 2010, fiftysix properties have changed ownership. The Treasure Island Bridge connects the mainland with the northern section of the key. Built in 1923, the bridge is one of the few “one-lane rotating swing bridges” still in use today. Residents love the historic old bridge, which occasionally slows traffic, but serves as a sentinel, reminding all that pass … life on the island is a special retreat. When I come home from a hectic day and cross the swing bridge, I feel a sense of peace and tranquility that cannot be explained. Not everyone who considers Casey Key “gets it”…those who do tend to stay forever.

Born in Italy and raised in New York, Barbara Mei represented some of New York City’s most prestigious homes and estates for more than 20 years, including managing the Corcoran Group’s Townhouse Division. She also independently managed more than 100,000 square feet of commercial and residential space. From 1984 -1987, as a construction manager, she oversaw the demolition and rebuilding of an architecturally innovative mixed use commercial building located at 830 Eighth Ave in New York City. In 2005, she moved to Sarasota to enjoy the cultural richness, award-winning beaches and enviable lifestyle on Florida’s Gulf Coast. As an experienced Broker-Associate with Premier Sotheby’s International Realty, Barbara focuses on the luxury condominium market in Sarasota. Q

What brought you to Sarasota?

My full intention was to retire in Sarasota. Being from New York, I am most at home in downtown Sarasota. It appeals to my urban sensibilities, while the climate appeals to my Mediterranean roots. The bayfront, dining, shopping and stellar cultural attractions blend to offer a superior urban experience, every day.

Q

What do you enjoy most about the Sarasota lifestyle? My greatest joy is waking up each morning to sunshine streaming in my windows and my 12th floor view of the sailboats on the bay. I

absolutely love the downtown Sarasota vibe, whether strolling down to the Farmers Market or enjoying one of the many cafés. I get great pleasure from my membership in the Ringling College Library Town Hall Lecture Series that offers exposure to the great minds of our time. If you’re looking to volunteer your time to a worthwhile cause, the vast number of Sarasota organizations offering this opportunity are amazing.

Q

What are some of your favorite Downtown destinations? My absolute favorite place is the Farmers Market on Saturday mornings. I also enjoy Towles Court or Burns Court for

38 | FLORIDA HOMES & LIFESTYLES MAGAZINE

lunch meetings, and shopping at Whole Foods Market. The choices of downtown Sarasota restaurants and cafés just can’t be matched for cuisine, as well as atmosphere and convenience. My favorite beach destination is Lido Beach. It’s a beautiful little bike ride from Downtown over the John Ringling Causeway, through St. Armands Circle and down to Lido Beach.

Q

As a realtor, do you have a specific focus on the market? As a New York City gal, my real estate focus is geared toward carefree luxury condo living. Nothing quite compares to the options, amenities and countless recreational options of Sarasota.

Q

Sarasota’s Farmers Market opens every Saturday morning.

With the demand of retiring baby boomers looking for a lock-and-leave lifestyle, I’ve truly found my niche. Sarasota has seen a tremendous reduction in condominium inventory over the past few months, giving evidence to the demand for condo living. I am expecting an increase in the number of U.S. residents moving to Florida in search of a primary residence versus a second-home purchase. Beyond the marvelous weather and enviable way-of-life, Florida offers the additional incentive of a favorable tax climate. Considering the wealth of our Snow Birds, the future tax benefit of owning Florida real estate, as a primary residence, could be tremendous. For anyone contemplating a condominium purchase, there are some important considerations when choosing a location. Interested buyers should investigate the financial well-being of the condominium association. The housing debacle of the past few years has taken a toll on a few condominium associations in Florida. Homebuyers who have previously lived in single-family homes do not always consider a condominium’s financial stability and reserve fund status. As a condominium owner, you can be held liable for any shortfall or crisis the association as a whole might endure. So, it very important to assess the financial stability of the community association before making a purchase.

Q

That is one of the reasons why I am here to help my buyers see any potential roadblocks and assure a smooth transition to their new life in paradise. IN THE NEWS Mike Reagen, president and CEO of the Greater Naples Chamber of Commerce, and other key members of the community announced the formation of a group called The Partnership for Collier’s Future Economy. The group will assist businesses with growth by holding roundtable sessions for entrepreneurs and operating a FastTrac Growth Venture business development program for local CEOs of companies with 4 to 10 employees and sales of less than $1 million. Arthrex, one of Collier county’s largest employers, is in the beginning stages of a $47-million expansion. The medical device company is planning to build a 160,000-sq.-ft. facility in Ave Maria and is also adding 100,000 square feet of space at its North Naples corporate campus. Twin Air Calypso Limited, Inc. will soon begin air carrier service at the City of Naples Airport Authority called, “Naples Connection” to four Florida destinations. The service will be the first in what the company is branding as its “Community Airline” concept that is designed to fill the void left in smaller communities by the reduction in major and regional airline service. The Naples air service will be performed using Cessna 208B Grand Caravan aircraft and will initially operate to the Florida cities of Miami, Ft. Lauderdale/Hollywood, Key West and Orlando. The new Susan and William Dalton Discovery Center at the Conservancy of Southwest Florida, which opened on November 14, is being touted as an immersive, interactive multi-sensory experience. As visitors walk through six galleries in the 5,000-square-foot building, they figuratively follow a drop of water through the Southwest Florida ecosystem, from uplands, through the Everglades and mangroves, and out to the beaches and ocean.

RESIDENTIAL Market

Report

By Jules Gibson

Market Highlights + 25%

For the Florida housing industry, 2012 has been a good year. Crucial housing statistics have improved steadily. Inventory is down; average days a property is listed for sale is down and the number of pending and closed sales are up. These trends are very encouraging signs for the Sunshine State. Statewide closed sales of existing single-family homes totaled 17,779 in October, up 25.3 percent compared to the year-ago figure*. Closed sales typically occur 30 to 90 days after sales contracts are written. Meanwhile, pending sales (contracts that are signed but not yet completed or closed) of existing single-family homes last month rose 56.7 percent over the previous October. The statewide median sales price for single-family existing homes in October was $145,000, up 9 percent from a year ago. Meanwhile, pending sales for townhome-condos in October increased 47.1 percent compared to the year-ago figure. The inventory for single-family homes held at a 5.2 month’s supply in October compared to a 20 month supply back in 2008. “Once again, everything that should be going up in the market is going up, and everything that should be going down is going down,” said Florida Realtors Chief

Economist Dr. John Tuccillo. “As impressive as the yearover-year gains for October are, far more impressive are year-to-date gains of 2012 over 2011. They indicate the depth and resilience of this recovery.” In addition to promising housing numbers, tourism numbers are up from the Panhandle to Miami. Companies are hiring, expanding and relocating throughout the state. And yet, realistically, the blossoming recovery is fragile. The prospect of even more foreclosed homes is casting a shadow over otherwise encouraging signs. Declining tax revenue is still squeezing government budgets, and many municipalities are continuing to waive impact fees to encourage development. Unemployment numbers are still too high around the state. Ultimately, Florida’s recovery will hinge on improvements in the national economy overall. Nonetheless, signs over the past year are, as Mike Reagen of the Greater Naples Chamber of Commerce says, “flickers of light on the horizon that things are incrementally getting better.” *Source: Florida Realtors Industry Data and Analysis department and vendor partner 10K Research and Marketing.

ARCHITECTURAL History

St. Armand’s Circle By Barry Stein Today, for $21.79 you could, maybe, get a couple of glasses of wine and possibly a small appetizer at one of the fine restaurants on “the Circle”. But in 1893, a Frenchman correctly named Charles St. Amand purchased the 132acre, mangrove covered island on the Gulf of Mexico, for precisely and in total, $21.79. Amand’s investment was quite impressive considering that today, you could purchase a beautiful 6,000 square foot home, on less than half an acre of land adjacent to what is now known as St. Armand’s Circle, for about $5.6 million. What we know today as St. Armand’s Circle is the realization of a dream of one of our nation’s great circus visionaries. The land was transferred to several owners after Amand during which time the “r” was mistakenly added to his name. In 1917, John Ringling bought the island to develop a new kind of residential, shopping and entertainment mecca. He started work on his multi-million dollar development of St. Armand’s and Lido keys in late 1923 and continued through 1925. Owen Burns Construction Company laid out the streets, sidewalks and landscaping. Three large dredges moved millions of cubic yards of

64 | FLORIDA HOMES & LIFESTYLES

fill to build up the mangrove islands and make solid land. Ringling bought Italian statuary to place along the boulevards, and thousands of coconut palms and Australian pines were planted. Sewer and water mains were installed, roads were surfaced and canals were dredged. Ringling used his circus elephants to haul huge wooden timbers to build a bridge from the mainland. In February 1926, Ringling prepared to open the second greatest show on earth, Ringling Estates. He sold a staggering $1 million in property on the first day that his mammoth built bridge carried people across, for the grand opening. Despite a grand slam out of the box, sales dwindled to nothing in the coming years as our nation entered the great depression.

After hibernating for about twenty years and waking to the faint pulse of retail revitalization in the 1950s, St. Armand’s Circle began to stir. The revolution of the 1960s brought storefront success and it seemed that John Ringling’s dream would finally be realized. Today, St. Armand’s is considered one of the greatest destinations for vacationers and shopping, boasting 130 boutiques, gift shops, salons, galleries and restaurants. Shopping and entertainment is synonymous with the circle. If you miss all the Ferrari’s that rumbled around the circle in early November for “Ferrari’s On the Circle“ mark your calendar in December for the Parade of Porsches as well as for Art Festivals, Holiday Festivals and Craft Fairs. In January, St. Armand’s Circle hosts the annual “Circus Ring of Fame” which recognizes those people who have made a significant contribution to the circus industry and their Annual St. Armand’s Winter Art Festival. There are Mardi Gras fairs and Exotic Car festivals in February, St. Patrick’s Day parties in March, wine festivals in April and

Corvette conventions in May. Sixteen original Ringlingera statues are located around the circle to complete your visual and shopping experience. Discover Christopher Columbus, touch fingertips with Michelangelo and share a glass of wine with Bacchus or shrimp cocktail with Neptune. In addition, twenty-one more statues have been erected since the three-ring circus days. You’ll be greeted by seven new statues on the pedestrian landing as you enter the circle. These newest icons represent the virtues of music, water, flowers, medicine, learning, sculpture and bounty. So the next time you’re anywhere near Sarasota, head towards the gulf and drive over the beautiful new John Ringling Causeway. You’ll pass over to Bird Key, which is known for beautiful homes, great wind surfing and a secret dog park that lets out into the bay. Keep going over the causeway and you’ll arrive at the center of the circle. You may need to travel “The Circle” a few times to procure one of the elusive parking spots during high season; then you can relax and enjoy a fantastic meal at one of St. Armand’s many fine restaurants. When the check arrives and it’s at least $21.79, you and your friends can chuckle about how, in 1879, for less than what you paid for your meal, you could have bought the entire island.
