All You Need to Know: Home Electrics Wiring can be complicated, so here is a quick an easy guide to tell you everything that you need to know about electrics in your home.

FUSEBOARDS

Main Switch The main switch in the fuse box allows you to turn off the supply to your electrical installation. Some have more than one main switch. For example, electric storage heaters will have a separate fuse box. Be sure to find out where your main switch is so that in the event of an emergency you can turn the electricity off.

Wylex Fuse Box Older homes often have rewireable fuses that automatically disconnect the circuit to prevent danger when a fault or overload current goes above a safe level. The melted fuse breaks the faulty circuit, protecting it against overloading.

Circuit Breakers (MCB) Newer homes are likely to have circuit breakers in the fuse box that switch off a circuit under faulty conditions. They are similar in size to fuse-holders, but give more precise protection than fuses. When they ‘trip’, you can simply reset the switch. However, you first need to find and correct the fault.

All You Need to Know: Residual Current Devices (RCD) An RCD is a life-saving device that is designed to prevent a fatal electric shock should a live connection be touched, such as a bare wire. It provides a level of protection that ordinary fuses or circuit breakers cannot.

The current regulation BS7671 17th Edition came into force in 2008, making it compulsory that all sockets that are for use by ordinary persons must be protected by RCD. This improves the level of protection against electric shock. If your electrical installation includes one or more RCDs, you should check that they are working properly by pushing the ‘Test’ button every three months.

When you test the RCD it should switch off the power to the areas of the home it protects. If you press the button and your RCD does NOT switch off the electricity supply to the protected circuits, or if the button does not reset, get advice from a registered electrician.

All You Need to Know: Wiring Electricity is usually out of sight and out of mind because cables are conveniently hidden inside walls, switches and sockets, so it’s not surprising that we forget to check electrical installations for wear and tear. Faulty and ageing wiring is a major cause of electrical fires in the home. You can protect yourself by having regular checks carried out on the condition of your cables, switches, sockets and other accessories. There are clear signs that can help you tell the age of the electrical installation in your home. Look out for: —— Cables coated in black rubber, lead or fabric. —— A fuse box with a wooden back, cast iron switches or a haphazard mixture of fuse boxes.

QUICK TIP

No matter how old your electrical installation is,

—— Older round pin sockets and round light switches, braided flex hanging from ceiling roses, brown and black switches and sockets mounted in skirting boards. —— Wall-mounted light switches in bathrooms. These suggest that your installation is over 40 years old and may need rewiring. Contact a registered electrician to get a report on the condition of your installation.

Types of Wiring Do You Recognise These Cables?

WIRING

VIR (Vulcanised Indian Rubber) VIR was used to wire houses before the 1960’s. Heat generated by the copper cable causes the rubber coating to become brittle over time. This breaks the insulation down until the cables are bare. Bare cables are at high risk of causing an electric shock and/or fire.

2 Core Our power sockets have always been earthed, however, this has not always been the case for our lights. The earth cable creates a safe flow away from any metal fitting should a live cable become loose and touch the switch casing. Without the earth cable there is a risk of electric shock.

2 Core & Earth In an ideal world we should rewire our homes every 2530 years. However, 2 core and earth new PVC cabling can last up to 40 years. The colour of the cable will determine the age; Red & Black is pre-2004

Bronze: Visual Inspection With this level of service, a competent inspector should visually check the condition of the fuse box and wiring. After checking a number of switches and sockets, it is possible to estimate the age and condition of the wiring.

Gold: Full Condition Report A full condition report is the only way to accurately determine the condition of your wiring. A fully qualified electrician will test each individual circuit under the UK national safety standard for electrical installation works BS7671. The report will include the following test results; —— Continuity test —— Insulation resistance test

—— Polarity test —— Earth loop impedance test —— Full RCD test A condition report is impartial and will highlight exactly what work is required. This makes it easy to get comparable quotes from different electricians, helping you make a more confident decision.

Inaccurate advice can increase the cost to you, either by having work completed that is unnecessary, or by starting a job that has been under quoted.

Frequently Asked Questions Q. What is a Periodic Inspection? A. Periodic inspection is an inspection and associated testing to check whether an electrical installation is in a satisfactory condition for continued service. On completion of the necessary inspection and testing, an Electrical Installation Condition Report will be issued detailing any observed damage, deterioration, defects, dangerous conditions and any non-compliances with the present-day safety standard which might give rise to danger.

Q. Who should carry out a periodic inspection? A. Only an electrically competent person, such as an ELECSA registered electrician should carry out periodic inspection and testing.

Q. When does a periodic inspection need to be carried out? A. It is recommended that periodic inspection and testing is carried out at the following times: At least every 5 years or for tenanted properties at each change of occupancy, whichever is sooner.

Q. When do I need a rewire? A. Many factors can affect the wear and tear of your electrical installation, including the materials used and how your property has been used. The periodic inspection will certify whether the electrics in a property are safe and tell you if anything needs upgrading.

You should carry out regular checks around the house on the condition of your cables, switches, sockets and other accessories. If you notice anything unusual – for example, burn marks on plugs and sockets, sounds of ‘arcing’ (buzzing or crackling), fuses blowing or circuit-breakers tripping. It is imperative to have a test done to inspect the causes.

Q. Does all redundant wiring have to be removed? A. When an electrical installation is rewired, it is good practice to remove redundant wiring. If this is not possible, any redundant wiring must be permanently disconnected from any electrical supply so that it doesn’t present a risk.
