Step 5: We strategically plan the showing experience to highlight the most compelling attributes of the property. This includes route planning and careful attention to the senses of smell, touch, sound and sight. We make visitors wear shoe covers or take off their shoes to emphasize how the owner keeps the property clean. The goal is to create memorable experiences.

Step 6: We host showings in person to communicate the key values points and position for expected price and terms. We provide our exclusive “term sheets” for guidance to the Buyers and their agent.

STAGE IV: NEGOTIATING THE HIGHEST PRICE AND BEST TERMS

Stage 7: Once we receive offers, we set up a “highest and best” with final bidders. Again, we give guidance on making a winning offer. This escalates the price and more favorable terms. We also verify financing and proof of funds based on the offers.
