We met with our seller clients to strategize the best approach for preparing the home to sell. They implemented all our recommendations including de-cluttering, neutralization with fresh paint, pressure washing the front of the house and driveway plus several upgrades to flooring and bathrooms. We listed the property for $449,900 - slightly above the market price based on sold comps. Our Launch Marketing worked to perfection. We hosted over 100 showings in 2 days and secured 22 contract offers. There were 6 bidders over $500,000. We negotiated highest and best offers. The final bidders all agreed to waive their contingencies –no appraisal contingency, no financing contingency and no due diligence. We also negotiated increases in earnest money to show they were serious buyers. The final price was $531,000 - $81,000 above list price! This was a record for the local market. Their neighbor’s property two doors down was a very similar layout with slightly more square feet and closed for $441,000. That is a difference of $91,000!
