2024 ANNUAL MEETING NOTICE TO ALL HOMEOWNERS
In accordance with Article II, Section 2.3 of the Bylaws for Windermere Homeowners Association, the Annual Homeowners Meeting is scheduled for Thursday, October 17, 2024, at 7:00 pm. The meeting will be held in the Windermere Lodge located at 4444 Front Nine Drive, Cumming, GA. Representatives for the Board will be present to discuss all aspects of the Association.
The Bylaws state, in order to hold a meeting and conduct business of the Association, there must be a quorum present. A quorum is the number of homes represented either in person or by proxy. The required quorum to attend this meeting and allow for the election of directors is one tenth (1/10th) of the homes. If the quorum for the annual meeting is not met, the Association must recall the meeting until quorum is established. In recalling the meeting, until quorum requirements are met, the Association incurs additional administrative costs. Your attendance or proxy will help fulfill the quorum requirements.
You may recall several years ago we instituted an electronic voting system. Feedback continues to be overwhelmingly positive so we will be using it again for this election cycle as well. No paper proxies will be accepted. If a resident does not have a computer, they may use a neighbor’s computer, go to the Library on Old Atlanta Road, or use a computer in the Lodge.

We hope this message finds you well. We are reaching out to address a growing concern regarding the usage of our community’s tennis and pickleball courts. Recently, there have been numerous reports of improper behavior and misuse of these facilities.
As a friendly reminder, it is essential that all residents adhere to the approved rules and guidelines for court usage. These rules are in place to ensure that everyone in our community can enjoy these amenities in a respectful and orderly manner. Furthermore, we would like to reiterate that our tennis and pickleball courts are available by reservation ONLY. To book a court, residents must use the ReserveMyCourt system. This system is in place to manage court availability efficiently and to ensure that all residents have fair access to these facilities.

The dumpster in the amenities lot is NOT for homeowner usage. Please contact Red Oak at 770-536-7868 if you need a bulk trash pick or if would like to order an additional can.

Although we have increased gym cleaning by our professional cleaning company to 3 times per week, as a courtesy to other residents of your community, please remember to always clean equipment before/after usage, and employ social distancing. The Windermere Waves swim team had such a blast this season! From morning practices to late night competitions; these athletes represented our community well with their commitment and positive attitudes! We are so grateful for the many laughs and fun times on deck. We enjoyed improving ourselves in and out of the pool each and every day. This season was definitely one to remember!
The team had an amazing county meet on June 28th at the Georgia Tech Aquatic Center. All of the kids who participated knocked it out of the park! The Waves placed 5th out of 18 teams in the area. Our overall score was 2,552 points! The Waves brought home two additional trophies this summer to add to our collection. We could not be more proud of this team and all who support us!

Separation Anxiety in Dogs
Many dogs exhibit distress and behavioral problems when left alone. If he seems to worry when you are heading out... follows you from room to room when you’re home... goes berserk when you come back and seems to be eyeing you suspiciously even before you leave, you may be dealing with a case of separation anxiety.
OTHER COMMON SIGNS
- digging and scratching at doors and windows in an attempt to reunite with owners
- howling, barking & whining
- urination & defecation (even if house trained)
- pacing/shaking in smaller breeds especially
THE MOST COMMON SCENARIOS THAT CAN TRIGGER SEPARATION ANXIETY:
- a dog accustomed to constant human companionship is left alone for the first time
- family moving to another house
- pup suffers a traumatic event from time at a shelter or boarding facility. May even lose his appetite
- there is a change in the family’s routine or structure or loss of other pet or family
TREATING ANXIETY
- try not to make a big deal out of arrivals and departures. Example, when you return home, ignore him for a few minutes then calmly pet him. (That would be very hard for me as I love an exciting greeting when I return !!)
- leave your pup with an article of clothing that smells like
you such as an old t-shirt or even a blanket or throw.
- establish a safety cue - a word or action to use each time you leave your house that indicates you will be back. (I say in a calm voice “ I’ll be back” and quietly leave the house and often leave a small treat)
- if it becomes severe, use an over the counter calming product or consult your vet.
- if you are gone for several hours, have a pet sitter come by for a walk and some TLC. I do this almost daily with Windermere pet owners providing your pup with a fun break and some attention.
WHAT WON’T
HELP
- another dog. In some cases, this could work, but normally when he is stressed, it’s just because he misses YOU.
- Punishment. THIS WILL DEFINITELY MAKE THE SITUATION WORSE!
- Crating IF NOT USED TO THIS! If he loves the crated feeling, it’s a good idea. Otherwise, he will feel great anxiety cooped up in this smaller space and could be dangerous if he goes crazy and attempts to get out.
Again, always consult your vet in any “helpless” situation.

Section 1.01 Modifications Requiring Approval
Every structure or thing which is placed, erected, or installed upon any Unit and all improvements or other work (including staking, clearing, excavation, grading, and other site work, exterior alterations of existing improvements, or planting or removal of landscaping) which takes place within Windermere, must be in compliance with the Declaration and the Architectural Guidelines. New construction or any change or modification that is visible from the outside of a residence is subject to these guidelines and the authority and approval of the ARC.
Section 1.02 Submittals
(a) Process
A three-step process as follows:
(i)Complete online Application for Modification form
(ii) Gather required supporting documentation
(iii) Submit Application and supporting documentation to the Property Manager – PLEASE NOTE THE DATE RECEIVED BY THE PROPERTY MANAGER MAY DIFFER FROM THE DATE PRINTED ON THE ONLINE APPLICATION FOR MODIFICATION FORM

Fee for the process
There are no fees for the standard review process for ARC Applications. However, per the Financial Policies and Procedures Applications to the Architectural Review Committee for changes, alterations, additions, or deletions to property by delinquent homeowners will not be considered until all obligations for that individual property are resolved. Certain projects such as but not limited to, an addition to a residence, new construction and pool/courtyard additions may require review from a licensed architect. These types of projects shall be subject to additional review fees as determined by
the Board or their designee. The property owner will receive notification of additional fees once an application has been submitted and all fees must be paid prior to starting the review process. Fees are payable via check or money order.
If you wish to expedite the standard review process for your ARC Application which would not require review by a licensed architect rush fees will be charged as follows:
Approval in 2-4 Days once a complete form is submitted$100 fee payable at the time of submission.
Approval in 5-7 Days once a completed from is submitted$50 fee payable at the time of submission.
At the discretion of the Association Manager, certain projects may not be permitted to be rushed.
Applications may be submitted at any time, with an average processing time of 14 business days. Please plan ahead for all projects, including holiday and birthday gifts. Failure to receive prior approval for any and all projects is subject to sanctions for violation including unapproved modification fines starting at $350. REMINDER: Any changes/ alterations to the exterior of the home or lot require prior approval. Failure to obtain, may result in fines of $350.00 for exterior projects and $500.00 per tree removed.
Ensure all required documentation including but not limited to: (paint samples, roof shingles, plat/survey site, materials lists, renderings, etc.) are included with your application. Failure to provide the required documentation may result in the application not being accepted or delays in the processing time.
