The Board of Directors of Windermere Community Association, Inc. is calling an Annual meeting of the membership for the purpose of (a) presenting the 2025 budget, (b) reviewing the highlights of the 2023-2024 Board year, and (c) announcing the results of the web-based election of four resident Directors to the board for the coming year. The election will be held per the attached electronic voting instructions.

The Annual Meeting will be held at the Windermere Lodge on Thursday, October 17, 2024 at 7:00 P.M. Doors open at 6:45 p.m.

MEET THE CANDIDATES

Hello, Windermere neighbors and homeowners. I am running for the Windermere HOA Board of Directors. My wife and I have been Windermere homeowners for 23 years and live in Arden Greens. We believe Windermere is a wonderful place to live and raise a family. Our daughter is grown and we have three grandchildren. The BOD is an important body to ensure that the community is managed properly, budgeted effectively, maintains and preserves our community assets, has a strong financial footing, and plans for the future. I am running for the BOD to contribute to our community.

In January, 2020, I joined the Windermere Finance Committee and was appointed to the Board of Directors as the HOA Treasurer in May, upon the resignation of my predecessor. I was subsequently elected to two additional terms on the BOD, and I have served as Treasurer during that time. The Finance Committee, which is chaired by the Treasurer, is a group of homeowner volunteers who provide strong financial oversight of our HOA’s funds and assets. Prior to moving to Windermere, I was HOA Treasurer for Secret Cove, in Sugar Hill for two years. In 2014, I retired from a career in sales and sales management, primarily in the health care sector, where I put to use strong managerial, financial and analytical skills. I ran my own photography studio business for nine years and retired again in 2018.

Currently, I volunteer with the Roswell/Alpharetta Mountain Bike Organization (RAMBO) and serve on the Board of Directors as Forsyth County Coordinator. I enjoy mountain biking and am often riding and helping to maintain trails at Haw Creek Park and other parks in the area.

If re-elected to the BOD, and appointed Treasurer, I will continue to work together with the Finance Committee, Board of Directors and Property Management to foster sound fiscal management and to ensure the long-term financial health of Windermere HOA. I ask that you place your confidence in me with your vote.

TRAVIS BARRS

Travis Barrs currently serves as the Chief Transformation & Strategy Officer at Discovery Education, where he leads all technology, infrastructure, data, and research teams. His role extends across product engineering, innovation, infrastructure, data, research, predictive analytics, decision science, business intelligence, corporate IT, security, strategic PMO, corporate development, M&A/IMO, and emerging technology lines of business, including D2C products and future developments. Reporting directly to the CEO, Travis is a pivotal figure in driving the company’s strategy and transformation initiatives globally.

Travis joined Discovery Education in April 2019, originally as the Global Head of Operations, where his primary focus was on providing executive-level support for critical sales and business operations functions on a global scale. This included oversight of contracts and regulatory compliance, pricing and deal desk functions, sales and automation tools (e.g., Salesforce), RFx and state adoption operations, print and kit fulfillment, and post-merger integration duties.

Before Discovery Education, Travis held leadership roles in various companies. He was the Vice President of Integration Management for Worldpay, Inc., where he spearheaded merger integration for the Global eCommerce division, based in London. Prior to that, he served as Vice President of Sales & Legal Operations at Paymetric, Inc., managing legal affairs related to mergers and acquisitions, corporate governance, litigation, contracts, insurance, ethics, and risk management, alongside sales enablement and Salesforce CRM administration.

A native of Houston, Texas, Travis is a proud member of the Fightin’ Texas Aggie Class of 2002. He relocated to Atlanta, Georgia, in 2016 with his wife, Lesley, daughter, Emma, and their pooch, Piper.

Board Candidacy Statement:

With nearly two decades of experience as an operational executive in the Financial Technology and Educational Technology sectors, I have

developed a strong skill set in managing a wide range of corporate operations, including systems implementation, process improvement, contracts, risk management, financial operations, and budgeting. My professional background equips me with the expertise to bring valuable insights and operational excellence to the Windermere Board of Directors.

Beyond my professional endeavors, I have actively contributed to various boards and committees, including Methodist Church Administrative Boards, Strategic Steering Committees, and Community Swim Team Boards. These experiences have honed my ability to provide strategic direction and ensure effective governance, making me wellsuited to serve our community.

Since moving to Windermere in 2016 through corporate relocation, my family has built strong relationships within our Southgate community. I have served on the Windermere Board of Directors since 2022 in the role of Secretary and liaison to the Tennis Committee.

I am driven by a passion for operational excellence combined with innovative thinking, and I am eager to contribute to the future of Windermere by helping our leadership team implement meaningful changes in how our association is operated and administered. I believe that my unique blend of professional and personal experiences positions me to add significant value as a member of the Windermere Board of Directors.

PATRICIA “GAIL” JOHANSEN

I would like to serve on the board to help improve our community. I’d like to help build relationships within the community by meeting our neighbors.

In the Newgate subdivision, I have served on the Newgate ACC and the social committee. I attend several organized group gatherings at the Windermere Lodge and help set up or clean up when needed. I’m a member of the Forsyth County Ladies League and the Forsyth County Senior Center.

I have been a high school math teacher and an air traffic controller. I am ready to help our community soar!

J. DEACON MACNAUGHTON

My name is J. Deacon MacNaughton, and I am seeking a position on the Windermere Board because I am committed to further supporting and serving our Windermere community’s mission. I have lived here since 2022 and find it to be an exceptional place to call home. Currently, I am serving as Secretary on the Windermere Financial Committee, chaired by George Aubrey. I am also serving as a Forsyth County Poll Worker along with my wife. Prior to moving to Georgia, I served on the County Board for Disadvantaged Business Development for five years, and was a Coach for both Little League (10-12), Youth County Baseball (13-15) along with Girls Softball, helping to promote a healthy environment for kids while competing.

I was a Senior Private Banker, and later, Vice President for a top five bank for the past twenty years. Prior to that, I served as a Director for the second largest Political Action Committee on Capitol Hill, in Washington, DC. My wife and I are currently working on a children’s book as it is my desire to pursue my interest in becoming an author.

I would like put my skills and aptitude into serving to work for the betterment of Windermere and respectfully request your consideration and support as I seek a position on our Association’s Board of Directors.

JUSTIN MENDELSON

I have owned my property at 7460 Bronson Way since July of 2010. My professional background consists of serving in a variety of executive level leadership roles responsible for P&L, compliance, and regulatory oversight for the past 19 years. Presently, I am the Vice President of Operations for Safe-Guard Products International responsible senior leader oversight over US and Canada Contact Center Operations.

I take immense pride in our community and would welcome the opportunity be a member of Windemere Board of Directors.

I am a proud mother of two college girls who smile a lot! I have lived and worked on two continents (Europe and US) and opt to search for the good in people. I strongly believe that making our world better starts with us! So I try my best in volunteering, and teaching the same to my kids. I am social, outgoing, focused, and thrive under pressure.

I frequently host friendly gatherings, work out (with LARGE breaks!), and organize family trips, which helps me remain centered.

Friends are the family of choice, and Windermere is our home. Whether I am part of the board or not, I will do my best to contribute to our improvement.

Although we have increased gym cleaning by our professional cleaning company to 3 times per week, as a courtesy to other residents of your community, please remember to always clean equipment before/after usage, and employ social distancing. Lastly, please limit your work out to no more than 2 hours when others are wanting to use the facility.

- The fitness center is open to all Windermere residents 7 days a week.

- The center is closed for deep cleaning every Monday, Wednesday and Friday mornings from 9 AM to 10 AM.

Dogs & Seizures

Seizures are one of the most frequently reported neurological conditions in dogs. A seizure can look like a twitch or uncontrollable shaking and can last from less than a minute to several minutes. The correct definition of a seizure is involuntary contractions of muscles caused by abnormal cerebral stimulation or dysfunction.

There are many potential underlying causes for seizures such as: epilepsy, poisoning (from toxic substances such as lead, organophosphate and strychnine), head trauma (mostly caused by a fall or being hit by a car), liver disease, kidney disease, anemia, encephalitis, stroke, brain cancer and blood pressure that is too high or too low.

Signs are falling, chomping jaws, stiffening of the body, paddling motion of the legs, jerky and uncomfortable movements lasting two to three minutes, seems scared, dazed and/or confused, clings to you, and may not be able to control bowels. After the seizure signs are wobbly legs, may bump into things, possible foaming of the mouth/drooling, may even try to bite himself. Recovery may be instantaneous or take up to a full day.

The primary purpose of the Amenities within Windermere are to promote fellowship among property owners. The use of the facility is generally intended to be limited to owners, their families and their personal guests. The Lodge is generally available for rental for private events by Windermere owners Weekdays (Monday-Thursday) and Weekends (Friday-Sunday). Reservations are taken on a first come, first serve basis. The reservation occurs upon the receipt of all fees and a signed contract agreement. Verbal holds will not be accepted under any circumstances.

Fall is in the air

What does that mean? It’s time for the 4 P’s of home ownership. It’s time to get outside and take a 360 walk around your home. What do you see? Is your Paint fading or peeling? Do you need a fresh coat? Is your driveway and sidewalk filthy and moldy? How about a good ole fashion Pressure washing? Let’s not forget landscaping. Now is the time to Prune trees and trim overgrown bushes. Additionally, it is time for that spring application of Pine straw (mulching material).

As we head into fall these are a few areas we will be looking at during our covenant inspections. Make sure you don’t receive one of those pesky notices by being proactive and checking off those maintenance items now.

EXTERIOR PAINTING - IT’S MORE IMPORTANT THAN YOU MIGHT THINK

You can save a lot on the extent of necessary painting and repairs by catching failure early. Keep a close eye out for spider cracks, fading, and on the overall health of your older paint in particular. (** Please remember all painting projects require prior approval/an ARC application must be submitted)

Did you know that routine pressure washing will increase the lifespan of your paint and stain? And, it can transform your exterior surfaces, washing away corrosive residues, mold, mildew, and more from your deck, patio, walkways, driveway, and siding.

PINE STRAW & MULCH

Article I. Pine straw & Mulch –there are many benefits to using pine straw as natural garden mulch. First and foremost, pine straw is a natural by-product; meaning pine straw is discarded by pine trees naturally. Pine needles (straw) help provide excellent growing conditions for healthy trees, plants and shrubs. Here are some benefits of pine straw and mulch

installation besides the appearance.

• Pine straw and mulch installation are essential to the survival of your landscape during a drought. They will reduce the amount of water that evaporates from your soil, greatly reducing your need to water your plants.

• Pine straw and mulch improve the quality of your soil by breaking up clay and allowing better water and air movement through the soil. Also, mulch provides nutrients to sandy soil and improves its ability to hold water.

• Pine straw and mulch act as an insulating layer on top of soil, keeping it cooler in the summer.• Pine straw and mulch keep weeds down, and the weeds that do grow are much easier to pull.

• They are also a great deterrent against weeds, insects, and rodent free.

PRUNING LANDSCAPE TREES

Proper pruning of landscape trees improves their structural strength, maintains their health, enhances their beauty, and increases their value.

Why Should Trees Be Pruned?

Pruning is advisable if:

• trees have crossing branches, weak branch unions, or other defects

• branches are dead, dying, decayed, or hazardous

• lower branches interfere with people or vehicles, or block visibility of signs

• branches are growing into buildings or utility wires

• limbs have been broken by storms

• trees have grown too large and might injure people or damage property

Landscape trees not only make homes and communities more beautiful, but they also improve our environment and can increase the value of a property up to 20 percent. Trees are truly assets that need to be enhanced and protected. Proper pruning is definitely a worthwhile investment!

Section 1.01 Modifications Requiring Approval

Every structure or thing which is placed, erected, or installed upon any Unit and all improvements or other work (including staking, clearing, excavation, grading, and other site work, exterior alterations of existing improvements, or planting or removal of landscaping) which takes place within Windermere, must be in compliance with the Declaration and the Architectural Guidelines. New construction or any change or modification that is visible from the outside of a residence is subject to these guidelines and the authority and approval of the ARC.

Fee for the process

There are no fees for the standard review process for ARC Applications. However, per the Financial Policies and Procedures Applications to the Architectural Review Committee for changes, alterations, additions, or deletions to property by delinquent homeowners will not be considered until all obligations for that individual property are resolved. Certain projects such as but not limited to, an addition to a residence, new construction and pool/courtyard additions may require review from a licensed architect. These types of projects shall be subject to additional review fees as determined by

the Board or their designee. The property owner will receive notification of additional fees once an application has been submitted and all fees must be paid prior to starting the review process. Fees are payable via check or money order.

If you wish to expedite the standard review process for your ARC Application which would not require review by a licensed architect rush fees will be charged as follows:

Approval in 2-4 Days once a complete form is submitted$100 fee payable at the time of submission.

Approval in 5-7 Days once a completed from is submitted$50 fee payable at the time of submission.

At the discretion of the Association Manager, certain projects may not be permitted to be rushed.

Applications may be submitted at any time, with an average processing time of 14 business days. Please plan ahead for all projects, including holiday and birthday gifts. Failure to receive prior approval for any and all projects is subject to sanctions for violation including unapproved modification fines starting at $350. REMINDER: Any changes/ alterations to the exterior of the home or lot require prior approval. Failure to obtain, may result in fines of $350.00 for exterior projects and $500.00 per tree removed.

Ensure all required documentation including but not limited to: (paint samples, roof shingles, plat/survey site, materials lists, renderings, etc.) are included with your application. Failure to provide the required documentation may result in the application not being accepted or delays in the processing time.
