Finance

• Our CPA has conducted their 2024 review and found all of our financial records in compliance. Our CPA performs a full audit every other year, and a financial review in the off years. The Finance Committee is currently working on our annual Internal Audit.

• We have completed our transfer of $389k from our Operating Accounts to our Reserve Accounts. Our Reserve Fund is to cover expenses of major repairs and replacement of communal areas and assets. With interest, our total Reserve Contributions for 2025 will be $425k.

• Our Reserve Funds are in Money Market accounts and CDs to maximize our ROI. All of these accounts are protected by the FDIC.

Landscape and Maintenance

• Playground Enhancements: We’ve installed Kid’s Safe Mulch at all three playgrounds to ensure a safe and enjoyable environment for our children.

• Landscape Improvements: We have completed installation of the long leaf pine straw. The Landscape Committee is currently reviewing proposals for the islands at Trammel and Daves Creek Roads. Due to deer eating the seasonal flowers, we plan to replace them with permanent, deerresistant plants such as anise, creeping gardenias, and blue star amsonias. This change will help reduce our seasonal flower expenses and irrigation costs once the plants are established.

• Pool Area Revamp: The shrubs and plantings around the pool area are outdated and need a fresh look. This is a primary focus as we head into summer. Russel Landscaping has provided conceptual designs for six areas around the pool to enhance its visual appeal

• Obtaining proposals on repair/crack sealing/ sealcoat on cart path.

ARC

• Please remember that you are REQUIRED to submit a modification request for any improvement or changes to the exterior of your home or lot. This applies to all trees, including the backyard.

• The ARC has implemented a final step in the ARC modification process. You will be required to submit a completion form at the end of the process. Our compliance coordinator will be following up to ensure that the project was completed as approved. Please be aware that any changes from the original request will need to be resubmitted to be approved, and to ensure that our records of the modification are accurate. If the project is not completed as approved, you will be charged with an unapproved modification fine.

• Stacy and Seth at the Lodge are always available for any questions regarding the modification process. The ARC appreciates your cooperation in helping to keep our community looking its very best, ensuring the protection of our property values.

Tennis and Pickleball

• Low pressure cleaning of mold/mildew on courts 7,8,9, and 10 when spigots are de-winterized.

• Pickleball courts to be resurfaced with crack repair with work scheduled for the week of April 28th.

• Lockbox and two new timers installed for the pickleball court lights.

• All court reservations can be viewed on the TV at the main tennis pavilion.

Pool

• Maintenance work will be completed in the early spring. Among these items: painting for pergola signage, lap pool bathrooms, shutters and doors on lap pool building.

Social

The second installment of the annual assessments is due on or before April 1st. Payments received after that date are subject to a 10% late fee.

Section1.01ModificationsRequiring Approval

Every structure or thing which is placed, erected, or installed upon any Unit and all improvements or other work (including staking, clearing, excavation, grading, and other site work, exterior alterations of existing improvements, or planting or removal of landscaping) which takes place within Windermere, must be in compliance with the Declaration and the Architectural Guidelines. New construction or any change or modification that is visible from the outside of a residence is subject to these guidelines and the authority and approval of the ARC.

Section 1.02 Submittals

(a)Process

A three-step process as follows:

(i)Complete online Application for Modification form

(ii) Gather required supporting documentation

(iii) Submit Application and supporting documentation to the Property Manager – PLEASE NOTE THE DATE RECEIVED BY THE PROPERTY MANAGER MAY DIFFER FROM THE DATE PRINTED ON THE ONLINE APPLICATION FOR MODIFICATION FORM

(b)Feefortheprocess

There are no fees for the standard review process for ARC Applications. However, per the Financial Policies and Procedures Applications to the Architectural Review Committee for changes, alterations, additions, or deletions to property by delinquent homeowners will not be considered until all obligations for that individual property are resolved.

Certain projects such as but not limited to, an addition to a residence, new construction and pool/courtyard additions may require review from a licensed architect. These types of projects shall be subject to additional review fees as determined by the Board or their designee. The property owner will receive notification of additional fees once an application has been submitted and all fees must be paid prior to starting the review process. Fees are payable via check or money order.

If you wish to expedite the standard review process for your ARC Application which would not require review by a licensed architect rush fees will be charged as follows:

Approval in 2-4 Days once a complete form is submitted - $100 fee payable at the time of submission.

Approval in 5-7 Days once a completed from is submitted - $50 fee payable at the time of submission.

At the discretion of the Association Manager, certain projects may not be permitted to be rushed.

Applications may be submitted at any time, with an average processing time of 14 business days. Please plan ahead for all projects, including holiday and birthday gifts. Failure to receive prior approval for any and all projects is subject to sanctions for violation including unapproved modification fines starting at $350. Ensure all required documentation including but not limited to: (paint samples, roof shingles, plat/ survey site, materials lists, renderings, etc.) are included with your application. Failure to provide the required documentation may result in the application not being accepted or delays in the processing time.

A Few Notes From the Tennis Committee

• The Committee meets on the Third Tuesday of every month at 5PM.

• Resident Use: The Tennis and Pickleball facilities are for resident use. There is a maximum of three non-resident guests per resident for each reserved court.

• The Pickleball Courts will be resurfaced the week of April 28th (weather permitting) and will be down for about a week.

• Tennis Courts 7/8 & 9/10 will be pressure washed this month. Those Courts will not be available for two days.

• Court lighting is on a timer (6PM to 11PM). Please use the light switches at the courts to turn on lights. Do not attempt to open the fuse box or adjust the timers.

• Please help keep our courts clean. After playing, throw trash away, recycle used balls, reset tables and chairs, and turn off court lights and gazabo heaters/fans.

• Spring is here! With warmer weather, court activity will pick up. Let’s work together to keep the facilities clean, respectful, and available for resident use.

• Resident-Only Courts: Tennis and pickleball courts are for Windermere residents and their guests (up to three per resident). They are not open to the public.

• Pickleball & Teen Play: We love seeing teenagers enjoy the courts! Please remind older kids to be respectful of others and take care of the facility.

• Security Update: Beginning in May, private security will monitor the courts to ensure resident access, prevent disrespectful behavior, and maintain a positive environment.

Golf Cart Laws and Safety on Roadways

The Board of Directors is asking for your cooperation and assistance. We as a Board are very concerned about the rise of unlicensed youths operating golf carts.

In the event you don’t know the Georgia laws in this area, please see the information below that was prepared by the Forsyth County Sheriff’s Office. The bottom line is that no person should be at the wheel of a golf cart unless they have a valid drivers’ license.

In the coming weeks, the Forsyth County Sheriff’s Office will be stepping up enforcement of the Georgia Code. If the situation doesn’t resolve itself, the Sheriff’s Office has informed us that parents may be ticketed for allowing their children to illegally operate these vehicles.

As always, please call 911 or the non-emergency number at 770-781-3087 to report suspicious persons as well as unsafe or illegal operation of a motor vehicle.

Per Georgia law, residents are required obey the following rules:

A golf cart, legally defined as a motorized cart, may operate on roadways when all of the following elements of law are met:

1) Operate during daylight hours only (O.C.G.A. 40-6-330). May, however, operate at night if they meet the equipment requirements of 49 Code of Federal Registry 571.500: headlights, taillights, brake lights, and turn signals;

2) Operate only on a roadway with a posted maximum speed limit of 35 MPH or less (O.C.G.A. 40-6-362);

3) Must be equipped with an amber strobe light that is visible for 500 feet to the rear and front (O.C.G.A. 40-6-362)

4) The operator possesses a valid driver’s license (O.C.G.A. 40-5-20 and Coker v. State, Georgia Court of Appeals. June 13, 2003);

5) Slow Moving Emblem (16 inch red/orange retro-reflective triangle) is visibly attached to the rear (O.C.G.A. 40-8-4 (a)).

Other Restrictions:

6) Impeding the normal flow of traffic is prohibited: a golf cart or other may not drive “at such a slow speed as to impede the normal and reasonable movement of traffic” (O.C.G.A. 40-6-184), e.g., operating in a 35 mph zone that prevents a following vehicle from driving the posted speed limit.

7) Occupants: Children under the age of 6 prohibited from riding as a passenger, for “a child passenger restraining system” shall be provided in all passenger vehicles (O.C.G.A. 48-8-76). Occupants must only ride in a proper seat position.

Legal exemptions: Registration (tag) is not required (40-2-20 exempts motorized carts), and Insurance is not required (34-33-2 only registered vehicles require Insurance).

Annual Pool Stickers

All residents who have paid their full annual assessment ($1,400) for 2025 and have a zero balance on their account may begin claiming their pool stickers now. Stickers are available at the lodge during normal business hours, Monday through Friday.

Important Information Regarding Receiving Your Pool Stickers!

When receiving your pool stickers, you will be asked to acknowledge that you have read and will comply with the Pool Rules. The current pool rules and acknowledgment form are available on our website by clicking here https://windermerecommunity.net/ page/13899~635245/pool-stickers-pool-rules. Please complete the Acknowledgement in its entirety and bring it with you to the Lodge when you pick up your stickers. Please note, the form must be signed by the homeowner. Children, Nannies, and other Relatives are not able to sign the form in place of the homeowner.

YOU ARE REQUIRED TO BRING YOUR ACCESS CARDS WITH YOU. NO STICKERS WILL BE GIVEN OUT FOR ANY ACCESS CARDS NOT PRESENTED IN THE OFFICE.

Only 2 ACTIVE Access Cards** are allowed per household. The Staff will only be allowed to activate and provide a pool sticker for a maximum of 2 cards.

SWIM TEAM NEWS

Come join us in the swim team fun this summer - registration for the 2025 season is open!

The Waves swim team is a recreational team open to all children 5 years or older who can swim 25 yards unassisted. We focus on building stroke technique, team camaraderie and enjoyment for the sport. Swimmers will learn how to do all 4 strokes - freestyle, backstroke, breaststroke and butterfly (freestyle and backstroke only for 6 & under age group). Swimmers will also enjoy fun activities such as treat days, “Fun Friday’s”, themed meets and swimmer of the week awards. Waves practices begin in May and continue through the end of June. Swim meets are usually held every Thursday in June (5:30pm start time) at local Forsyth neighborhoods with 2-3 meets taking place at home in Windermere.

Not quite ready for swim team? We also have a Ripples program for younger swimmers (4-6 years old) with whom our coaches work closely learning water safety, floating, kicking and basic stroke work. Ripples is a 4-5 week program that begins on May 27th after school is out.

Sports Injuries: How to Prevent and Recover From Them

Windermere is an active community! Whether your passion is golf, tennis, pickleball, or running, staying active helps keep us happy and at our best. While these sports are beneficial for overall health, it is common to get sidelined by nagging injuries or soreness.

One great way to stay in the game is to work with a physical therapist. Physical therapy plays a crucial role in preventing, treating, and rehabilitating sports related conditions.

Injury Prevention

Physical therapists assess your biomechanics, strength, and flexibility to identify potential issues that could lead to injury. They create tailored exercise programs to improve muscle strength, flexibility, and overall conditioning, reducing the risk of injury If your thing is golf, tennis, or pickleball, this might include core strengthening exercises or therapeutic movements designed specifically t o help your shoulders, elbows, or knees. Runners may focus on proper form and lower body and hip exercises.

Injury Treatment and Rehabilitation

When injuries occur, physical therapists guide the rehabilitation process:

1. Pain Management: Therapists use techniques such as manual therapy, electrical stimulation, and dry needling to manage pain and reduce inflammation.

2. Personalized Treatment Plans: Based on thorough evaluations, therapists create individualized rehabilitation programs to promote healing and restore function.

3. Exercise Prescription: Specific exercises are prescribed to strengthen injured areas, improve mobility, and enhance overall performance

Dog Grooming 101

Just like us, dogs need some physical maintenance to look and feel their best. Fortunately, they do not need to bathe as often unless they are dirt lovers! Generally, a dog’s grooming depends on the breed and hair type. If your pup has a skin, ear or nail condition, follow your vet’s instructions carefully. It is also important to use appropriate grooming tools.

Below are a few grooming basics:

• HAIR BRUSHING. Most pups enjoy being brushed and the session may strengthen the bond while maintaining a healthy coat. Long haired pups may be prone to tangling and matting, so brushing daily is best. Medium haired dogs should be brushed weekly and those with short hair may go a few weeks between brushing. Brushing daily regardless of the length may help with excess shedding.

• NAIL TRIMMING. This is often a dreaded task for both an owner and his dog. Most pups don’t even like having their paws handled and owners are fearful of hurting their babies. I personally have never taken on this task! Probably best to take him to the vet, groomer or get specific instructions beforehand.

• BATHING. Most pups should be bathed monthly, but may be done as often as weekly if using soap free shampoo intended for dogs only.

• EAR CARE. Your dog’s ears can be a haven for bacteria and yeast if not kept clean. Some may go their entire lives without ear issues. However, other pups may have chronic ear disease and need multiple cleanings a day. If you smell a fowl odor or they have excess debris, see your vet and he will most likely prescribe special ear cleaners and medication.

• HAIRCUTS. Several breeds such as the poodle or Shih Tzu have continuously growing hair and typically need a haircut every 2-4 weeks. You may do it yourself with several various tools that are available or do what I do and take your baby to a local vet/groomer. I love Dixie’s Pet Spa & Boutique right around the corner on Windermere Parkway. A clean, groomed dog is a happy dog!!

All assessments must be current to place a rental.

The primary purpose of the Amenities within Windermere are to promote fellowship among property owners. The use of the facility is generally intended to be limited to owners, their families and their personal guests. The Lodge is generally available for rental for private events by Windermere owners Weekdays (Monday-Thursday) and Weekends (Friday-Sunday). For complete details regarding rental time slots and fees please see the Rental Contract on our website www. windermerecommunity.net

Reservations are taken on a first come, first serve basis. The reservation occurs upon the receipt of all fees and a signed contract agreement. Verbal holds will not be accepted under any circumstances.

Please read all posted signs before entering the gym. Although we have increased gym cleaning by our professional cleaning company to 3 times per week, as a courtesy to other residents of your community, please remember to always clean equipment before/after usage, and employ social distancing. Lastly, please limit your work out to no more than 2 hours when others are wanting to use the facility.

Except for cleaning Monday, Wednesday and Fridays from 9am-10am

• The fitness center is open to all Windermere residents 7 days a week.

• The center is closed for deep cleaning every Monday, Wednesday and Friday mornings from 9 AM to 10 AM.

• Exercise at your own risk.

• No one under 15 is allowed in the fitness center without adult supervision.

• Supervised children over the age of 12 are allowed to use the equipment.

• You must be current on your dues to access the fitness center
