A Village With Character
Idyllically arranged around a central square, the PRIVÀ Alpine Lodge forms a charming village with plenty of character. All the buildings are based on the traditional architectural style of the region and therefore blend seamlessly into the surroundings.
The 10 larger residential buildings (A to J) offer space for a total of 90 apartments with different layouts and furnishings. The three chalets on the southern edge of the resort (K to M) are each divided into two sections (6 apartments in total).
All buildings have direct access to the underground parking garage and are equipped with their own ski room. The resort also has a reception with a mini-market, a restaurant with bar and fireplace lounge, a children‘s club, a sports store, and its own indoor pool and fitness room.

Thanks to a skillful combination of modern design and traditional Alpine chic, the PRIVÀ Alpine Lodge impresses with its stylish, cozy ambience. All apartments have a Swedish stove, at least one flatscreen TV equipped with multimedia access, Wi-Fi, and a telephone. The apartments also come standard with a balcony, loggia, terrace, or garden seating area. The furnishings are rounded off by a kitchen with dishwasher, microwave, induction stove and coffee machine.

Lenzerheide (Rhaeto-Romanic: Lai) is part of the municipality of Vaz/ Obervaz in the Albula region. The village at the southern end of the idyllic Heidsee lake lies at an altitude of around 1500 m above sea level and is an attractive vacation and leisure destination at any time of year.
The region has a lot to offer for active sports enthusiasts: Well-maintained hiking trails and well-signposted bike trails lead to the most beautiful corners of the sun-drenched mountain valley. In winter, the snow-sure Arosa-Lenzerheide ski area offers discerning skiers and snowboarders 225 kilometers of fantastic slopes of all categories.
A broad culinary and cultural offering also makes Lenzerheide attractive for connoisseurs. The region has excellent accessibility and is also easy to reach by public transport thanks to regular PostBus connections.

The PRIVÀ Alpine Lodge is distinguished by its ideal location - directly on the ski slope and just 400 meters from the Rothornbahn base station. This enables a unique “ski in/ski out” experience in winter and shortens the distance to the most beautiful hiking and biking trails in summer.
Despite the idyllic and peaceful setting of the resort on the edge of the forest, the highlights are close by: the dreamy Heidsee lake is just a few minutes‘ walk away - and the «Sports Bus» bus stop with direct connections to Lenzerheide and Valbella is right in front of the reception.

What are the advantages of buying an apartment?
• As the owner, you can use your apartment yourself on the dates you prefer (a maximum of 4 weeks, of which a maximum of 2 weeks in the high season).
• During your own use, you do not bear any accommodation costs - but you also do not participate in the rental income.
• If you do not use your apartment, PRIVÀ takes over the letting.
• Thanks to an elaborate pooling system, rental income is guaranteed even if your own apartment is not occupied.
How do I book my apartment for personal use?
At least twelve months in advance - online via the PRIVÀ Alpine Lodge website. In the event of short-term requests, the operating company will of course strive to meet the wishes of the owners.
Does “personal use” also apply to friends and colleagues?
No. Personal use applies exclusively to:
• Owners
• Spouses or life partners
• Parents
• Descendants with spouses or partners and children
All other users are charged the standard hotel rates.
Can I use my apartment for just a few days?
During high season (summer and fall vacations, Christmas, New Year‘s Eve and February) the minimum stay is 7 nights (arrival and departure on Saturday). In low season the minimum stay is 2 nights.
Can I rent out my apartment myself?
No. The letting runs exclusively through the PRIVÀ Alpine Lodge.
What services does the PRIVÀ Alpine Lodge offer during my stay?
• Preparing the apartment and final cleaning.
• Bed linen, kitchen linen and towels (initial supply)
• Daily breakfast in the restaurant
• Use of underground parking garage (1 to 2 parking spaces), indoor pool, fitness room and children‘s club
• Wi-Fi and TV coverage
• Storage of skis, snowboards and bikes during the stay
• Central reception (arrival and departure), hotel reservation (booking and accommodation management) and access control (handing in apartment keys) as well as central billing system
• Maintenance and upkeep
• Waste disposal in the communal areas
• Restaurant and bar operations (incl. take-away service)
How is the rental income accounted for?
To ensure equality of ownership regardless of individual occupancy, both income and expenses are pooled. The income from all apartments is pooled and transferred to the owners after deduction of liabilities (third-party services, taxes, fees, any commission for accommodation brokerage) in accordance with the value ratio.
What are my responsibilities?
As the owner, you contribute to the maintenance, use,
renovation and consumption costs (heating, hot water, drinking water and waste water) in accordance with your value ratio.
Is there a renewal fund?
Two separate funds are set up to cover maintenance, repair and renovation costs:
• The costs for the use, maintenance and renovation of the common parts are distributed among the owners in accordance with the value ratio. Fund A is formed to cover these costs. This renovation and refurbishment fund for communal parts of the building is topped up by annual contributions and, where possible, invested in an interestbearing manner. The amount of the contributions - deducted directly from the rental income - is determined at the ordinary annual meeting of the condominium owners.
• Fund B is set up to finance the furniture and fixtures of the apartments, as well as for the maintenance of the components in the special rights (floors, walls, sanitary appliances, kitchen appliances, fittings, etc.). The costs for this renovation and refurbishment fund for managed apartments, their furnishings and fixtures are determined according to the value ratio and deducted directly from the rental income.
Can I furnish and decorate my apartment on my own?
No. High-quality and tasteful furnishing of the apartments (furniture and inventory) is guaranteed by PRIVÀ Alpine Lodge and financed by Fund B.
Do I always have to eat at the resort restaurant?
No. Of course, our catering team is always happy to welcome visitors. However, you can also eat in your own apartment, take advantage of our restaurant‘s take-away service - or visit one of the many restaurants in the region.
Who operates the PRIVÀ Alpine Lodge?
REVIER Hospitality Group AG is a subsidiary of Fortimo Group AG in St. Gallen. The company opened the PRIVÀ Alpine Lodge in Lenzerheide in 2013, followed by the Revier Mountain Lodge Lenzerheide, the second resort in Grisons, in 2017. Both lodges are characterized by long-standing regular guests and high occupancy rates. The PRIVÀ Alpine Lodge has already won several awards - including the Gold Award from HolidayCheck.
Who is responsible for managing the condominium?
The external and independent company, Allenspach & Felix AG, in Chur was commissioned with this task. The future management mandate will be determined at the condominium owners‘ meeting for a period of three years respectively.
Do I have to obtain insurance?
No. Full insurance for all apartments is provided by the condominium owners‘ association.
Can I get a mortgage on my apartment?
Yes, the apartment can be mortgaged like a regular vacation apartment.
Can I sell my apartment?
Yes, it can be sold at any time.
I live abroad and do not have Swiss citizenship. Can I still buy an apartment?
Yes, it is also possible for foreign nationals to purchase a managed vacation apartment in Switzerland as an investment and for their own use.
Will all PRIVÀ Alpine Lodge apartments be sold?
Yes. The communal parts of the building (reception, restaurants, indoor pool, underground car park, etc.) remain under the ownership of Fortimo Invest AG and will continue to be operated by PRIVÀ Alpine Lodge as before.
