A LETTER FROM PAUL ELLIS Pryse and I were on an early-morning flight, leaving the Charlotte groundbreaking of Steele Point trying to get back to Orlando for the Princeton Oaks groundbreaking. All the while, the teams were preparing for our third groundbreaking the following week with The Carrie Meek International Business Park. We were both tired, but I told him, “If we ever complain about too many groundbreakings too close to each other, we might want to check ourselves because this is about as fun as it gets for a bunch of real estate geeks.” When you look through these pages, that is probably a good perspective to have. Foundry is doing things that, in some sense, we never thought we would be able to do or were explicitly told we could not do. And we are doing it faster than we imagined. That should elicit feelings of excitement, pride, diligence (a lot of people are trusting us as their partners) and, I hope, gratitude. We can do things here that can’t be done on other platforms. That is fun, that is special, that is pretty cool, and I hope we protect that over the coming years. This success is also a function of a team. So many people have been working hard. Some are out front in the spotlight and some are working hard behind the scenes. You simply can’t have one without the other and each role is significant. Foundry United is meant to shine the spotlight on everyone and, most importantly, say, “Thank You.” Sincerely,

THE CARRIE MEEK FOUNDATION
Foundry Commercial has partnered with the Carrie Meek Foundation to both develop the Carrie Meek International Business Park and to provide economic development and job training programs that will help connect the local residents to the jobs that are created in the development. That development will include the new 855,000-squarefoot Amazon Fulfillment Center that will create more than 1,000 new jobs. Lucia Davis-Raiford is the daughter of Carrie Meek, for whom both the Foundation and the Business Park are named. Lucia has been the driving force behind the idea, the programs and the development. She has worked tirelessly on behalf of the Foundation with Foundry to make this project and the Foundation a reality.
Q
What does legacy mean to you?
As a daughter of someone whose work has been so pioneering, both in Florida and across the country, I have a clear sense of legacy. Also, as a beneficiary of so many women leaders, such as Mary McLeod Bethune and others who were leaders and pioneers and groundbreakers, I understand the inheritance of things other than money.

How would you describe the Carrie Meek Foundation and Foundr y’s relationship?
Q
In one word I would call it symbiotic. We have a similar mission of doing good as we do well. They are two different things and organizations such as The Carrie Meek Foundation and Foundry Commercial have a very good sense of how to do both. I feel both organizations are serious about trying new things in order to accomplish both.
Pryse, for as smart as he is and as successful as he is, he is equally humble. Pryse was unavailable to meet with me because he was feeding the homeless, that would be at the top of the list. It was meaningful and it told me a lot about the character of the person who I was trying to do business with. To me, character and integrity are more important than anything. It doesn’t mean that those are the only things that are important, but those are certainly things that I need to be, and anybody in the business world need to be able to rely on in a partner, and I had that in Pryse.

What made you ultimately pick Foundry for the development of Carrie Meek International Business Park? Two words, Pryse Elam. Pryse was and is a visionary and the glue. As we both explored uncharted waters with this project, he was, as compared to all others who we considered, the one who had the temerity to stick through the tough issues and had the vision to see where we needed to go early on. It is really apparent to me that Pryse has had this in his head for many years, long before he and I had ever met. He is the kind of laser-focused visionary who is important to getting big things done no matter the business that you are in. I do appreciate his brilliance. The fact of the matter is, for the long-term, down-inthe-trenches kind of work that it took to get this project where it is, it really had to have, at its center, someone who has the kind of brilliance, focus and temerity that Pryse has. Foundry is a wonderful group of wonderful people and I have met a number of them, but I don’t think the organization could do any better than having Pryse Elam as a leader.
Q
What has been the most meaningful moment so far while working on the Carrie Meek International Business Park? There were many meaningful moments and I am not sure I can remember all of them. But the groundbreaking, which was the culmination of all those moments, was incredibly meaningful and incredibly powerful. It is just symbolic of everything and every person who made this project happen. It was a celebration by us all. All we are talking about is turning a piece of dirt, but one could see how symbolic it was. It was a community celebration and that was very meaningful for me.
Is there a story in particular while working with Pryse or the team that stands out to you?
Q
What is the most meaningful part of this development to you?
The most meaningful part is the potential outcome for community and economic development that can come from what was otherwise just a pure business deal. There is the potential for this to really be impactful on not just the immediate surrounding community but the county as a whole. With the number of jobs to be created by this, we believe that we can absorb a number of the unemployed in Miami-Dade County. The surest way to create economic development is to create opportunities for able-bodied human beings
to work. This will provide the opportunity to work for those who might not have had that opportunity. Because we are focused on providing jobs to this core group of people, we have reason to believe that we are going to be successful in creating the impact we intend.

What does it mean to you that the Carrie Meek International Business Park was inspired and named after your mother’s legacy? It is a fitting monument to the body of work she created when she began as a college professor, touching the lives of thousands of emerging professionals, and through her work as a state representative, senator and ultimately a member of the United States
Congress. This will be a lasting physical monument to the work that she contributed to her community and nation, her work being fundamental to community development, community organizing, supporting grassroots efforts, people and organizations.

NEW YORK LIFE Michael Lucek Senior Associate
New York Life has grown in a short few years to one of the largest clients for Foundry Commercial. We have worked in lock step with the team at New York Life to help them across the service spectrum to invest wisely while also servicing tenants in a passionate and unique fashion. We are currently working with them in Charlotte, Nashville and Broward County. Just at Water Ridge Office Park in Charlotte, our property management team has taken a commoditized suburban office park and transformed it into an amenity-laden destination for office users. The team has unveiled a Water Ridge Lifestyle offering that includes everything from a summer block party for tenants to free yoga and crossfit, a rewards program that includes discount hotel rooms and catering services, pop-up jewelry vendors and farmers markets to NFL football kickoff parties and Halloween costume contests. The transformation is extensive and reflective of our commitment to the New York Life assets. We approach our relationship with New York Life on a personal level and treat their assets like we personally own them. One of our favorite asset managers, Dan McConnell, recently retired from New York Life and the Charlotte office threw him a surprise retirement party attended by 30 Foundry associates. Dan was overwhelmed and this is reflective of our personal connection and realationships.

New York Life was founded in 1845 (172 years ago), how does it feel to work for a company with such a rich legacy and what advice would you give Foundry Commercial celebrating its 10th year in business? Working for a company that has 172 years of history is great. The company’s stability provides great confidence and security to its employees and investors. New York Life’s carefully calculated risk has made it possible to survive the economic highs and lows. Many of my colleagues have been with the company in excess of 20 years.

Foundry has boiled its mission statement down to two words, “Serve others.” In your experience with us, do we practice what we preach? The service we have received from Foundry has been first class. We have gotten the necessary attention and responsiveness from all of its service platforms.
Q
What is one of your best memories with Foundry Commercial?
Our fondest memory is brainstorming in the Foundry Charlotte Office “creative think tank room” with our Foundry team. The outsideof-the-box ideas that were generated in that session helped turn a negative into a positive. Out of that session came the idea for a branded electric car for tenants, which helped to stabilize the occupancy of a troubled asset.

What does the outside world think of Foundry Commercial?
I don’t know what the outside world thinks of Foundry, but I know at NYL they are highly regarded. We have Foundry engaged in leasing, property management, and construction management. This relationship keeps expanding as we move into new markets and continue to acquire new properties.
Q
When you hired Foundry Commercial you had certain expectations of our services. Have we met those, or exceeded them? And if so, how?
We have had Foundry’s full attention from day one. Their marketing and advertising efforts have exceeded our expectations. Their ability to provide creative ideas and deliver on those ideas has been a real asset. I am glad to have Foundry on our team.

Our Charlotte Industrial team first connected with The Meritex Company when Matt Wagner, director of acquisitions for Meritex, reached out to us during his underwriting of the CLT Logistics Center acquisition. At that time, Meritex was on the cusp of celebrating their 100-year anniversary. The prospect of working with a century-old, family-owned company with such strong core values was perhaps more encouraging than the business itself. We quickly bonded with the Meritex team and their company culture. We have worked with Meritex as their leasing and management provider in Charlotte for the past year. In that short time, our appreciation for their culture and way of doing business has only gotten stronger. They are where we want to be in 90 years. Simply put, there couldn’t be a better inspiration than a client like Meritex to propel us down the right path.
Q
Foundry and Meritex’s mission and values feel very similar when it comes to people and relationships. In your words, how would you describe the relationship between Foundry and Meritex? DW: Our company cultures align through values and way of doing business. Foundry is customer focused and hands on. Operating with a rather flat organizational structure, they have the flexibility to make quick decisions without having to go up the chain to get things done, which is very similar to how we operate. We found that characteristic to be very appealing and it has worked well in our day-to-day operations. When someone has a question, a simple phone call or email and we get a response quickly to keep the ball moving forward.

What company principals have allowed Meritex to maintain its culture for over a century? AP: Paddy McNeely, is the grandson of Harry McNeely, who founded the company in 1916 in Saint Paul, MN. Since its inception, Meritex has been family-owned, maintaining a long-term generational outlook. Paddy, a member of G3 (third generation), along with his fellow siblings have engaged the G4 family members, keeping many of them engaged in the business. The McNeely family members are the core owners and drivers of what keeps everyone together.

Congratulations on celebrating 100 years as a company! With Foundry Commercial celebrating our 10-year anniversary, what are some wise words you would pass to a company to make it to that 100-year milestone? AP: I think it’s all about core values and keeping that at the center of all that you do. We recently articulated our core values in a more formal manner, however it’s something that has existed within the company since the beginning: 1. Relationships Matter, 2. Create Beneficial Outcomes, 3. Think Ahead, 4. Always Accountable. Those are the pillars of our company and the reason we’ve been around for so long. The markets can change, the economic environment can change, competitors change and how you compete within those markets can change – but the core values keep the company focused on a longer term. That is a large part of our success and why many of our employees have been with the company for so long. The average Meritex employee has been with the company for 15 years. I’ve been with Meritex for 12, Dan recently celebrated his 20th. Our director of IT retired in July after work for Meritex for 44 years. Our current CEO, Paddy McNeely, first started as an intern at the company when he was 16 years old. We’ve had people here for a very long time and they are the foundation of who we are and what Meritex represents.

Sharing stories of your clients is obviously important to Meritex. Is there a story in particular about Foundry Commercial that stands out to you through our relationship? DW: In one of our final meetings interviewing Foundry, I walked in with a light blue shirt and Ben Hullender walked in wearing the exact same color shirt. It was a “this is meant to be” type of moment. In a way, we were so aligned that the asset manager and property manager were wearing the same colored shirt. Everyone had a big laugh. AP: Similarly, last August we had a tenant customer appreciation event at CLT Logistics Center. Fully equipped with a bean bag toss and a photo booth with fun props, the event was a huge success. With participation from both Meritex and Foundry, the comradery was evident and contagious. We had a great turnout and there was an incredible sense of community.
DW: If you ask anyone in the company what one word would describe Meritex, most would say the word “family.”

Given the Meritex philosophy of strong partnerships with its tenants, what attributes do you look for in third party service providers in unstaffed markets? How did Foundry align with these attributes? AP: We were looking for a company that could be an extension of Meritex. When Foundry presents themselves in the market on our behalf, they are not only recognized as Foundry Commercial, but as a part of Meritex. We chose Foundry because they reflect the same values and principles as we do. Those values and principles are then passed on, cultivating and maintaining the best service for our customers.

Our team has been serving Lutheran Church Extension Fund (LCEF) before Foundry Commercial was created. Our relationship with LCEF goes back more than 15 years to the Trammell Crow Company days. It began as a brokerage relationship whereby Matt Messier and his father, Richard Messier, would help sell challenged real estate in the Southeast. Since that time, it has blossomed into a full-service account with Foundry Commercial, providing national brokerage, property management, asset management and consulting services. LCEF is a one-in-a-million type of client. During our relationship, we have been able to drive value throughout their company, help them through challenging times, lower their risk and develop lasting friendships. They are the consummate partner and we are grateful for their continued trust in our platform and for the developed friendships with several LCEF staff members.

Foundry Commercial has a history with LCEF that pre-dates my involvement, and because of that, they were asked to participate in an RFP for being LCEF’s full-service provider of real estate services. Foundry Commercial was easily the top choice, primarily for their willingness and ability to provide one-stop shopping nationwide, but more importantly, it was their ministry heart and their deep understanding of the dynamics involved in selling and servicing church-related properties.
Partnership to me is very simple. It is honest and dedicated people working together in a trusted relationship to provide services and support that each feel are the best available anywhere. Partnerships that work make each partner better than they would be without the other.
When did you start working with Foundry Commercial and what compelled you to use them for your specific needs?

Business relationships can often feel very transactional and void of real substance and authenticity. How has Foundry been different?
We prefer to be referenced as a partner but not just as a preference in title - in the trust meaning of the word. What does partner mean to you, and how is our relationship an example of that?
Q
As Foundry Commercial has grown, you and LCEF have been there since day one. What has changed from day one and what hasn’t? LCEF really hasn’t changed dramatically from what we do as a core ministry, but I can’t say
I have had many great business relationships in the past with service providers but none that match the professionalism and authenticity of Foundry over the past eightplus years. Working for and with a ministry transcends normal business thinking and purpose for all involved.
Being with the Foundry group is always a special occasion, and although there are probably some stories to tell (especially when I went on vacation to Tennessee with Matt), the most memorable experiences I have had are when I would go to the Da Vinci room and watch the Foundry leadership team give up a big portion of their day to engage in seeking to understand our ministry challenges. Like a fine-tuned orchestra, watch them collectively communicate their expertise in a very thoughtful discussion while Nick captures the entire experience in an amazingly artistic and meaningful way.

What do you look forward to in the future?
There is so much more Foundry can help us with as we expand into real estate services outside of our traditional brokerage services. Foundry plays such a large part of the hope
Q
We talk a lot about driving value. Without driving value for your organization, we would still be friends but we would likely end our business relationship because our job is to help you achieve results, meet objectives, etc. How has Foundry Commercial driven value for your organization? We will always be friends, no doubt about that. But it is true that this is just icing on the cake because if value is not derived within the relationship, then we are being unfair to the ministry. Foundry has gained the highest level of confidence within LCEF and the district offices by the accomplishments we have achieved through the partnership. An example of this is that we currently have $22 million of property under contract, which if successful, will free up many more dollars for ministry. The best part about all of this is that we have barely scratched the surface on what this partnership can accomplish in other areas of real estate services.

The most amazing thing is that even though Foundry has experienced great growth in several geographic areas, the same core team of Foundry leaders still continue to service LCEF and me personally with 100-percent dedication, masking all of the other additional complexities I know they have added to their workload over these years of high growth. SHUTTS & BOWEN SECURES 15-YEAR LEASE Orlando, FL (Feb. 6, 2017) Foundry Commercial, the multi-city commercial real estate firm headquartered in Orlando, has successfully completed a 15-year, 47,000-square-foot lease on behalf of law firm Shutts & Bowen at downtown Orlando’s Lincoln Plaza building. Recent Foundry recruit and industry veteran Jeff Patterson secured the deal on behalf of the client. Catherine Reeves with Highwoods Properties represented the landlord in the deal. The law firm’s decision to relocate its office from the ninth and 10th floors of the Lincoln Plaza building to the entire ninth floor and top (16th) floor stemmed from a desire to create a more efficient, collaborative and attractive workspace to enhance employee productivity, recruitment and retention. HAPPY FRONT PORCH FRIDAY FROM NICK MCKINNEY Words can either tear you down or give you wings. It is amazing how quickly words spoken to you can affect your entire physical body. We tend to remember the words that hurt us the most because they are so jarring and judgmental. But this week, I got to witness what words can do when they give you wings. Amidst the hustle and bustle this week in Orlando, I was still able to make it out to my son’s baseball game Thursday evening. When Jack started playing two years ago, he started cold. You see, I hated the game growing up so I never threw the ball with him in the yard, watched it…nothing. But his friends, William and Henry Renaud, were excited about playing, which sparked Jack’s interest in the game. After each season I could see his confidence grow. Scott Renaud and I had the privilege of having our boys play on the same team last season, which was a blast but it also allowed me to enlist Jack into the Renaud Weekend Training Camp! Week after week, you could see some improvement. This season, they aren’t playing on the same team, but on Thursday night I had my friend and colleague standing next to me watching the game as my son took the mound to pitch for the very first time. I don’t really get nervous around sports but when your son walks up to the mound in the top of the last inning in a super tight game, you get really nervous. If you haven’t been around youth sports in a while, then you haven’t experienced how nasty some of the parents can be! Jack found himself with the bases loaded and had to really work himself out of a hole. There were two outs, the team was at the top of the batting order and he was down in the count with 3 balls and 0 strikes. Scott was laughing at me because he could feel the anxiety Kara, my wife, and I were feeling. But Jack stepped up and threw three strikes in a row to get out of the inning without giving up any runs. Phew! I couldn’t have been more proud of him. When we were walking back to the car I asked him how he was able to stay cool and get it done. He said, “Because my teammate gave me the best hype talk ever before I faced the last batter.” He went on to say that his teammate was constantly in his his ear the whole inning encouraging him and supporting him. The teammate that was pumping him up was our star pitcher and knew what kind of pressure Jack was facing. In that situation, it wasn’t his dad and it wasn’t his coach, it was his teammate. I think we often underestimate the power of our words - especially to our team. Words can be a double-edged sword, so just make sure you are using the side of the blade that gives wings and doesn’t cut down. 30

CARRIE MEEK FOUNDATION COMPLETES GROUND LEASE FOR HISTORIC JOINT VENTURE Miami, FL (June 7, 2017) Foundry Commercial and Clarion Partners, LLC have completed a lease with Amazon at Carrie Meek International Business Park, a speculative $250 million industrial project at the Opa-locka Airport in Miami-Dade County. “This lease represents one of the largest leases done in the history of Miami-Dade County,” said Ford Gibson, a Managing Director with Foundry who will oversee the development of the asset on behalf of Foundry Commercial. The announcement of Amazon’s decision to occupy the industrial park comes just months after Foundry Commercial revealed details on its unprecedented public/private partnership with The Carrie Meek Foundation. Under the partnership, the Foundation will receive a portion of all proceeds generated from the facility to offer job training to area residents, among other life-altering services, such as health care, affordable housing and education. “This deal shows the power of our partnership with the Foundation,” said Gibson. “We came together with Foundation with the collective vision of building a successful real estate development that would create jobs for the residents in the area and across all of Miami-Dade County. FOUNDRY BREAKS GROUND ON CARRIE MEEK INTERNATIONAL BUSINESS PARK AMAZON FULFILLMENT CENTER IN MIAMI, FL Miami, FL (June 29, 2017) On June 29, 2017 we celebrated the life and work of Congresswoman Carrie P. Meek by breaking ground on the Carrie Meek International Business Park (“CMIBP�) in Miami. More than 200 people attended the event, which kicked-off what is one of the largest single private industrial developments in the history of Miami-Dade and certainly the largest single job creation project in the history of the County. Altogether, CMIBP will encompass more than one million square feet of space, headlined of course, by an 855,000-square-foot state-ofthe-art facility for Amazon. Amazon representatives were also on-hand 40
to celebrate the groundbreaking. Foundry is simultaneously building an additional 280,000-square-foot speculative industrial building and a 5,000-square-foot headquarters building for the Carrie Meek Foundation. All three buildings are expected to be completed at various points throughout the year in 2018. Amazon alone will create more 1,000 new jobs for area residents. What is truly unique about this project is that it is a joint venture between the Carrie Meek Foundation and Foundry. CMIBP is being built on ground owned by Miami-Dade County; that the County
has leased on a long-term ground lease to a joint venture between The Carrie Meek Foundation and Foundry Commercial. That joint venture exists not only to build the Amazon building and others, but a significant portion of the profits that are generated from this real estate development will go directly to the Foundation to fund its programs to help provide quality affordable housing, education and healthcare to the underserved residents of Miami-Dade County. Moreover, the Foundation will work with the local residents to help prepare them to take on the more than 1,000 jobs that will be created here over the next 24 months.

Work on 121 West Trade began in late 2015, when Lincoln Property Company purchased the asset and hired Foundry Commercial as the leasing manager. Georgia O’Keeffe (1887 - 1986) was an American artist and best known for her paintings of enlarged flowers, New York buildings and New Mexico landscapes. She has been recognized as the “Mother of American modernism.” As she was learning and perfecting her craft in school she become unsettled in what she was creating. She was simply copying and emulating other artists but it was in the summers of 1912 - 1914 when she was having to work to pay for continued art school where she became inspired by her teacher, Arthur Dow. Dow helped her create works of art that were more personal to her style, design and interpretation. When you enter the museum, this quote sits at the beginning of her life’s timeline...

ATLANTA, GA Our Atlanta team got together to serve at Medshare, where they sorted and packed medical equipment/supplies from hospitals and doctor’s offices that would otherwise be thrown away. Medshare then sends them to third world countries in need. One of the initiatives was to put together Clean Birthing Kits. About one million babies and mothers worldwide die each year due to unsanitary delivery conditions. All It takes to prevent this are very basic supplies which are often discarded. www.medshare.org
