APRIL 23 TURKISH NATIONAL SOVEREIGNTY AND CHILDREN'S DAY WAS CELEBRATED BY THE COMMUNITY WITH GREAT JOY
Local associations, such as the American Turkish Association of DC (ATA-DC), Maryland American Turkish Association (MATA), and Diyanet Center of America, organized special events for the children of Turkish American families.
April 23 Bayrami is an extraordinary celebration that sends a universal message. On April 23, 1920, the 600-year-old monarchistic
Ottoman Turkish Empire was abolished, and a new Turkish nation was born with the Grand National Assembly, a new parliament based on democratic and secular principles under the leadership of Mustafa Kemal Ataturk, under the extreme duress of an ongoing war instigated by the Western powers. April 23 was declared "National Sovereignty Day" on May 2, 1921. Since 1927, the holiday has also
been celebrated as a Children's Day. Thus, Türkiye became the first country to declare Children's Day a national holiday officially. In 1981, the holiday was formally named "National Sovereignty and Children's Day."
Thus, it is vital to instill the importance of such a momentous day in the minds of the young Turkish-American children and the community. / By Oya Bain
TURKISH AMERICANS GIVE A MESSAGE OF PEACE ON APRIL 24
On April 24, a diverse group of Turkish Americans from New York, New Jersey, Delaware, Pennsylvania, Ohio, Massachusetts, Connecticut, Rhode Island, Virginia, Maryland, and DC congregated in Washington, DC. The assembly included Azerbaijani, Ahiska, and other ethnic Turks. Their goal was to honor the memory of Turkish diplomats, their families, and others who fell victim to the Armenian terrorist organizations
ASALA and JCAG, and to protest against the Armenian claims lacking legal or historical validity.
For several years, the Turkish American community has extended messages of peace and reconciliation to Armenian Americans on April 24. Additionally, peace talks have been ongoing between Türkiye, Armenia, and Azerbaijan.
The community is hopeful for a breakthrough and the eventual opening of borders between
these nations. Approximately 100,000 Armenians reside in Türkiye, with some being citizens and others migrating for employment opportunities. Turkish Armenians are highly regarded as an integral part of Turkish society, valued for their artistic, culinary, and various other contributions, which foster enduring friendships between the two communities.
The Turkish American National Steering Committee (TASC), the organizer of this significant event, expresses its gratitude to all the participating organizations and individuals. Some participants traveled 8-10 hours to reach Washington, DC, demonstrating their commitment to this cause. The event was supported by numerous associations.
TASC also extends its thanks to the officers from the National Park Service and Metropolitan Police Department for their support. / By Oya Bain
CELEBRATING HERITAGE: TURKISH-AMERICAN STUDENTS SHINE AT WALT WHITMAN HIGH'S INTERNATIONAL NIGHT
On April 17, students of Turkish-American descent—Zayn Gruyters, Kerem Özdemir, Muhammet İkbal Kanca, Zahit Erdem Kanca, Alp Tufan, Deniz Ayhan, Ayla Duzyol, and Altay Duzyol—vibrantly showcased their
heritage at Walt Whitman High School's International Night. Their table was a festive display of traditional Turkish artifacts, including colorful posters, handicrafts, books, flags, and costumes, alongside an array of Turkish cuisine such as
ayran, yogurt, baklava, cig kofte, and gozleme.
The students' enthusiasm was palpable, contributing to the event's festive mood. A special moment occurred when the popular Turkish song "Erik Dali" began to play, prompting students, teachers, and parents to join the dance floor, led by esteemed members of the Folk Dance Group Kardelen, Kutsev Bengisu Ozyoruk, Ozge Erol, and Ezo Gruyters. The atmosphere electrified further when Yusufcan Masatlıoğlu courageously leapt onto the stage, drawing even more attendees into the dance.
This delightful celebration, occurring just days before April 23, Cocuk Bayrami—a significant day honoring children in Türkiye—was the result of extensive planning and leadership by the Turkish American parents and students of Walt Whitman High School. Their efforts set a commendable example for community engagement. Special thanks are extended to Mesut Serhat Ayhan, Ezo Gruyters, and Okan Duzyol for their pivotal roles in orchestrating such a memorable evening. / By Oya Bain

CREATING A MORE SUSTAINABLE, AFFORDABLE, AND INCLUSIVE HOUSING MARKET
Energy audits are becoming as important as traditional home inspections, revealing areas where a home wastes energy, leading to higher costs.By Olivia Manzagol
The US is facing a long-term housing shortage as the construction of new homes fails to keep pace with a growing population. Meanwhile, real estate is increasingly focusing on factors such as environmental concerns, cost savings, and tenant demand for green buildings in both commercial and residential sectors.
According to the Northern Virginia Association of REALTORS® (NVAR), energy audits, which include blower door tests and infrared technologies to diagnose the energy efficiency of a home, are becoming as important as traditional home inspections. These audits can reveal areas where a home wastes energy, leading to higher costs.
Many buildings in the US are now seeking green building certifications such as LEED (Leadership in Energy and Environmental Design) and ENERGY STAR. These certifications indicate that a building has met certain sustainability criteria, including energy efficiency, water conservation, and improved indoor air quality.
Building owners are investing in energyefficient lighting, heating, ventilation, and air conditioning (HVAC) systems, as well as building automation systems to optimize
energy usage. There is also a growing interest in using sustainable materials in construction and renovation projects. These materials include those that are recycled, recyclable, or have a low environmental impact. Watersaving fixtures and systems, along with landscaping designs that reduce water usage, are becoming more popular. Additionally, green infrastructure such as green roofs, rain gardens, and permeable pavements is becoming more common in US real estate developments. These features help manage stormwater, reduce heat island effects, and improve air quality.
Building and home owners, developers, and tenants are recognizing the benefits of sustainable practices, both in terms of environmental impact and economic returns. This trend is expected to continue in the future. Addressing the housing shortage in the US in a cost-effective and sustainable manner is becoming a valuable strategy for real estate to alleviate the housing crisis. ■
TRANSFORMING OUR COMMUNITIES WITH YOUR LEGACY:
THE POWER OF PLANNED GIVING IN THE TURKISH-AMERICAN COMMUNITY
Planned giving is a promise made today to ensure better tomorrows, aligning legacies with passions for long-lasting charitable impact.
By Senay Ataselim-Yilmaz, PhDIn the heart of every community lies the spirit of generosity, a desire to make a difference that outlives the giver. This spirit is particularly vibrant in our Turkish-American community, echoing through our rich shared hospitality and collective support traditions. Plan to extend this legacy, allowing us to ensure that our values and commitment to making a social impact last across generations.
For 17 years, Turkish Philanthropy Funds (TPF) has been instrumental in helping donors support important causes today and in planning to leave a lasting legacy for their families and future generations.
Planned giving involves arranging charitable contributions that will be allocated at a future date through various means such as wills, trusts, life insurance policies, retirement plans, and real estate. It is a promise made today to ensure better tomorrows. For our donors, it is a way to align their legacy with their passions, ensuring their vision for charitable impact continues long into the future.
We have worked with many donors through the years to realize their visions through various planned giving strategies. Regardless of the impact they envision or the methods they choose, the goal is always to create lasting social impact for future generations. Here are a few stories of such impact:
A Legacy of Education
After her husband Yucel passed away, Ayten reflected on how to best honor his legacy. Yucel had risen from a hardworking engineering student to a successful construction firm owner, thanks largely to a scholarship that allowed him to earn his graduate degree in the United States. This opportunity transformed his life and instilled a deep appreciation for quality education, which he emphasized for his children and grandchildren. Inspired to extend this legacy, which aligns with her values, Ayten revised her will to establish a scholarship fund at TPF after she passed away. This fund will support bright and diligent students from Türkiye who seek educational opportunities in the United States, ensuring that Yucel's and Ayten’s commitment to education lives on and continues to open doors for future generations.
Supporting Young Artists
Elif, a successful entrepreneur in Chicago, earmarked a portion of her estate to preserve Turkish arts and culture in Türkiye. Inspired by her mother, who included five organizations in her will, Elif chose one of the organizations her mother cherished. She hopes to ensure that Turkish contemporary artists receive ongoing support through planned giving, maintaining cultural vibrancy even in her absence.
A Creative Way to Give Back: Bargain Sale
Dr Rıza, a pediatrician who has lived in the States most of his life and long supported education in Türkiye, wanted to make a more substantial contribution after his retirement. The idea of selling his vacation home at a bargain price to TPF , which in turn was granted to a university to fund scholarships, intrigued him, offering both a philanthropic impact and financial benefits. This approach not only created philanthropic impact but also provided financial benefits, turning a personal asset into a community treasure. His story exemplifies how strategic philanthropy can achieve multiple goals: supporting cherished causes, obtaining financial benefits, and leaving a lasting legacy. Dr Riza passed away in 2018 but his legacy still lives on in the lives of the students his gift continues to support.
Balancing Philanthropy and Supporting Your Heirs: Charitable Lead Trusts
Ayse, over her career, accumulated significant wealth, much of it invested in stocks that appreciated over time. Passionate about gender equality, she was interested in supporting women empowerment and female employment in Türkiye. She wanted to find a way to support the cause during her lifetime, while also ensuring that her two children would inherit her estate without a hefty tax
Each story is unique, yet all share a common thread: the desire to make a meaningful impact that lasts beyond a lifetime.
burden. She strategically used a Charitable Lead Trust (CLT) to meet her philanthropic and financial goals. She is getting ready to place $1 million of her highly appreciated stocks into the trust. The CLT will be set up to last for 20 years, and during this period, it will pay an annual amount of $50,000 to different women’s organizations in Türkiye through TPF. This setup not only facilitated significant charitable contributions during her lifetime but also aimed to reduce estate taxes and increase the inheritance for her children. After the trust's term, the remaining assets, potentially appreciated, would pass to her children, achieving a balance between her dedication to gender equality and her family's financial benefit.
Using Your Estate to Support Causes Dear to You
Asuman and Faruk Özer, who moved to the States in the 1960s, are another inspiring example. Faruk, a successful doctor, and Asuman, a devoted Turkish-English translator, used their success to give back. Despite their success, the couple never forgot their early challenges and the doors that education had opened for them. This deep appreciation for educational opportunities inspired a pivotal decision. As Asuman and Faruk planned, they made a significant choice: without children of their own, they decided to leave their entire estate to a cause close to their hearts. In their will, they stipulated the creation of a fund dedicated to supporting education in Turkiye at Turkish Philanthropy Funds. The Özer Educational Fund, established posthumously, will support educational causes to lift children out of poverty in Istanbul, through an award program.
Planned giving is a testament to the foresight and dedication of individuals who seek to create a lasting impact. It’s about planting
seeds today that will grow into the strong, supportive community we envision for the future. COMMUNITY STAR: MURAT GUZEL
For each edition, our award committee honors a "Community Star," spotlighting someone committed to assisting others, vigorously advocating for Turkish culture, and achieving professional success. Murat Guzel stands out for his active involvement in the Turkish community and generous support of significant activities, philanthropic projects, and charities. Therefore, we are delighted to recognize Murat Guzel in this issue.
By Oya BainMurat Guzel, a successful businessman, has an extensive political and philanthropic presence in the US and Türkiye, which is little known. It was impressive to discover the multitude of projects he was involved in and how focused he was on his principles and objectives. His personal life is truly a journey from one extreme to another, during which he never lost his original background, his pride in it, and his humility in his successes.
Can you tell us about your early beginnings? Your childhood? Original birthplace? Your parents, siblings? I was born and raised in Malatya. I had a happy family life with two sisters and five brothers. My mother was a homemaker and did not know how to write or read, but she was a strong leader in the family. My father learned how to read and write in the military service. He was the only breadwinner, working at a textile factory with a limited income. We were poor but a happy family with good care from my mother and a stable, wise father. My
mother followed my school progress, where I got top grades.
What factors influenced you most in your formative years? Early education?
I was raised in a conservative atmosphere but openminded and stable family.
My mom was my hero. Her strong discipline and love influenced me the most.
There was no TV in the town, and neighbors visited each other in the evenings. I always enjoyed listening to older people more than hanging out with my peers.
I was a popular kid in the neighborhood because I was clean, organized, and well-mannered. Frequently, while walking to school, the neighborhood ladies would hug me. My elementary school education had a significant effect on my life. I was a good student and rated at the top of my class. I also came first in our state-wide primary school competition. I read a lot at an early level, was good in science and math, and knew about the life of an Ataturk more than anybody in my age group. I had excellent relationships with my peers and teachers. I was also spiritual and prayed often.
I was also most influenced by my social science teacher, Cihangir Yuksek, who paid particular attention to me and gave me a job at his brother's confectioner. He was from Tarsus and was a great mentor. He gave me many books, mostly on socialism. I graduated from the top of my class in middle
organization that promotes political, educational, social, and economic equality of rights of all persons to eliminate race-based discrimination.
I have contributed to the Turkish American communities, as I participated in starting organizations like TASC and MUSIAD.
You are known to be very active in political issues in the US. Can you tell us more about this?
When I first came to the US, I realized how much an individual can accomplish in the US political system. I tried to learn as much about the federal and state governments as possible. I also realized that in the US, "All politics is local." When I became successful in my business, I became active in Lehigh County, where I live, and the neighboring Northampton County. I became
the chairman of the Lehigh Valley Democratic Progressive Coalition (LVDPC). LVDPC includes grassroots and progressive groups as well as city and county officials. The mission of LVDPC is to identify and promote Democratic candidates for county, city, state, and federal positions. I was involved in the process of screening and selecting such candidates.
I am also the founder and chairman of the Pennsylvania Democratic State Committee New Americans Caucus. This Caucus aims to welcome naturalized immigrant citizens into the Democratic Party, register them to vote, educate new voters, advocate for legislation, combat discrimination against immigrants, and recruit diverse candidates at all levels of government. There are 400,000 naturalized immigrants in Pennsylvania. As an immigrant, I find this project very dear to my heart.
Can you describe the roles you have held at both federal and state levels in the Democratic Party?
At the federal level, I served as a Pennsylvania delegate in 2012, nominating President Barack Obama as the Democratic presidential candidate. I was the first Turkish American to do so, marking a historic moment. In 2016, I was elected to the Democratic National Committee's (DNC) central governing board and became a member of the Credentials Committee. In this capacity, I was one of 50 individuals authorized to resolve internal party disputes by hearing from all involved parties.
My commitment to the Democratic Party's goals extended to my involvement in the Democratic Senatorial Campaign Committee (DSCC). This committee, dedicated solely to electing Democrats to the United States Senate, provided me with a platform to actively contribute to the party's growth and success.
Additionally, I was a member of the Democratic Congressional Campaign Committee (DCCC), whose primary mission is to support Democratic House candidates. As the Pennsylvania representative, I served on the committee that selected congressional candidates from the Lehigh Valley region of Pennsylvania to Washington, DC. I interviewed congressional hopefuls, including Susan Wild, who now represents us in Congress. I also served as Susan Wild's honorary campaign manager.
My leadership roles in the Democratic Party at the state and county levels have allowed me to
contribute significantly to the party's operations. At the state level, I served on Pennsylvania's Democratic Party State Committee and was elected to its executive committee. I also co-chaired the Finance Committee, a role that required strategic financial planning and management. At the county level, I served in the Democratic Party leadership of Lehigh County, further enhancing my understanding of grassroots politics and community engagement.
You also have articles published in local and national newspapers. What inspires you?
I frequently want to share my thoughts with the larger public. I have articles published in national and local newspapers on many topics, including the principles of the Founding Fathers of America, the meaning of Flag Day, and immigration issues. Many Americans need to learn more about the Founding Father's values and contributions to the formation of the US.
I also write on immigrants in the US (me being one of them), Türkiye-US relations, Pennsylvania, and its relations to Türkiye
What hobbies and activities do you enjoy in your free time?
Being in nature is very refreshing for me. I love hiking, especially in the mountains, biking, horseback riding, and whitewater rafting. I also enjoy reading about American history and the Founding Fathers and have written several articles about them.
Could you describe your daily routine for us?
I usually wake up around 5:30 or 6 am and allow myself time to reflect. If the weather is good, I go out walking. I plan my day or review the next day's schedule. My daily and weekly schedule can vary, with business issues, political meetings, philanthropic planning, and social events to attend.
What is your favorite quote?
"People will forget what you said. People will forget what you did. But people will never forget how you made them feel" by Maya Angelo. "Humility is vital to be a good human being."
Is there something that the readers of TurkNetwork magazine might be surprised to learn about you?
Most people may be surprised to learn the extent of my involvement in the politics of my hometown, state, federal country, or charitable projects. I thank TurkNetwork magazine for allowing me to discuss these endeavors.
Who has been the most influential person in your life and why?
Many people have profoundly influenced me, primarily my mother and father, my middle school teacher Cihangir Yuksek, and my school friend Berrak Arusan. Also, my two daughters, Sevde and Meryem: they are extraordinary in terms of their humanity, kindness, intellectuality, and support for me. I love them and learn so much from them. They inspire me every day.
What are your recommendations to the Turkish-American Community?
Turkish American involvement in the US political system is too small. Turkish immigration to the US began late, and its numbers are low compared to those of other ethnic minorities. We should prioritize identifying and cultivating young Turkish Americans to go into politics at any level.
Would you like to share any message with our readers?
To serve the Turkish community, you must serve this country. Do not live as an outsider. We must raise our voices in the politics of our adopted country. We must be aware of what is going on around us. Our birth country has a long and glorious history and rich cultural heritage. Our adopted country has a beautiful political system where every individual has a voice, and it is where we make a living. Being aware of both makes our lives enjoyable and gives us confidence. We do not have to be elected to an office to have a voice, but awareness of the system and happenings makes us strong. ■

and human health risks. Both mitigation and adaptation actions require working on comprehensive plans to build resilience for extreme events. It will also require reducing GHG emissions to curb warming below two degrees Celsius.
From an economic point of view, it is possible to put the world on a path to net zero. Countries can reach a nature-positive economy by investing more in green infrastructure and clean energy. Authorities can also gradually raise carbon prices. This will encourage the switch to clean technologies. These carbon revenues should be invested in people so that rising prices do not negatively affect households. The transition toward a green economy should be equitable, inclusive, and pro-growth. The green recovery requires governments to act decisively together. European Commission and international organizations such as the World Bank, IMF, and OECD could be leading forces behind it.
Carbon tax is an effective tool for meeting domestic emission mitigation commitments. These taxes are charges on the carbon content of fossil fuels. This promotes switching to lower-carbon fuels in power generation as fossil fuels and electricity prices increase. Carbon tax policy also incentivizes redirecting energy investment toward low-carbon technologies like renewable power plants.
However, this should come with social protection.
A good example is Sweden: after introducing a carbon tax, low- and middle-income households received higher transfers and tax cuts to help offset higher energy costs. Another example is the Denmark’s green vision: “State of Green.” In 2020, Denmark’s parliament passed a climate law to reduce greenhouse gas emissions by 70 percent below 1990 by 2030, with net zero emissions targeted for 2050. While there is general agreement that carbon pricing should be the centerpiece of Denmark’s mitigation strategy, pricing must be practical and address equity and leakage concerns.
On the way forward, solid legal measures and economic actions are required. Strengthened global collaboration is needed to reach targets. The main reason is that damages related to climate change are an issue of growing importance, especially for poor countries. However, no legal solutions are associated with “loss and damage” for the moment as per the global commitments. The Paris Agreement explicitly states that “loss and damage” does not involve or provide a basis for liability or compensation. Even in a successful mitigation scenario and after adaptation action, research suggests that poor developing countries may incur trillions in cumulative impacts over
2000–2200. It may, therefore, be necessary to revisit the formulation of loss and damage, including reparation under international law. Legal and economic actions should go simultaneously to implement the agenda. Citizens are now demanding legal action against longstanding problems. Bringing civil liability will be a game-changing next step. This will help bring deterrence. Environmental damages have a high economic cost, and compensation is required. European conventions on civil liability should be activated. This is how actions with a negative environmental impact can be stopped. It is advisable to prepare a roadmap and form a “Climate Champions Group” with international organizations to implement economic, social, and legal actions simultaneously and in a coordinated manner. ■

Exclusive Interview with ALI ALASGAR FARHADOV
A STORY OF RESILIENCE AND SUCCESS IN AMERICAN REAL ESTATE
Real estate is not just about selling properties; it is about the stories, the people, and the dreams you help to realize.
By Sitki KazanciAli Alasgar Farhadov's journey from a small village in Karabakh, Azerbaijan, to becoming a celebrated real estate professional in the United States is a tale of resilience, adaptation, and relentless pursuit of the American Dream. In this exclusive interview, Farhadov shares the compelling story of his early life amidst conflict, his inspirational migration to America, and his successful career transition into the dynamic world of real estate.
We are eager to delve into your early life. Could you share where you were born and raised? Do you have siblings?
I was born in Karabakh, Azerbaijan, and raised in a small village home to 325 families. Despite its size, our village boasted one of the best schools in Azerbaijan. Unfortunately, due to the Armenia-Azerbaijan conflict, I have not been able to return to my childhood home for over 30 years. We became refugees during the first Karabakh war in 1989, moving to Baku where I spent the next decade. After the war, my family
had to start from scratch. At 13, I assisted my father in selling goods on Baku's streets during a tumultuous period of Azerbaijani independence from the Soviet Union. Long lines for basic necessities were common, and my parents emphasized the importance of education despite these hardships. This background laid the foundation for who I am today.
What inspired your move to the USA, and how did your journey unfold there?
My adventure to America, or as I like to call it, "Macera Dolu Amerika," has a humorous origin with a real story behind it. I am sure many Turkish people remember Rafet El Roman, a famous artist in the 1990s. He had a famous song called "Macera Dolu Amerika," which portrayed the US as a land of endless possibilities. Growing up in Azerbaijan, I was captivated by the idea of America. Listening to Rafet and watching his music video for the hit single inspired me. The lyrics painted a picture of a vibrant and dynamic life, and I was eager to experience it for myself:
Macera dolu Amerika, Amerika, Amerika
Macera dolu Amerika, Amerika, Amerika
A memo
Burası New York, Amerika
Evler karıştı bulutlara
Nasıl bir yaşam?
Nasıl bir zaman?
My journey to America began after I graduated from a university in Sweden in 2002. I landed at JFK Airport with four friends on July 3rd, 2002. The very next day, we immersed ourselves in the National Mall celebrations for the July 4th weekend. It was an exhilarating introduction to American life—exactly the kind of adventure I had imagined while listening to that song. The festivities, the energy, and the collective spirit of the people around us encapsulated the dream that had brought me here.
The journey since then has been one of continuous learning and adaptation, reflecting the vibrant and dynamic life depicted in the song that once inspired a young man from Azerbaijan to dream of America. Each day here has added to my understanding of what it means to live in this great country, echoing the lyrics that once filled my imagination with skyscrapers mixing with the clouds and a life full of wonder and possibility.
Could you describe your path into real estate and your motivation to become a realtor?
My entry into real estate began after encountering challenges with my law degree from Azerbaijan and Sweden in the US legal system. After a stint in the restaurant industry, I was inspired by a friend's success in real estate and decided to learn the trade. This decision marked the beginning of my career in real estate, combining my people skills with my ambition.
What has been the most challenging aspect of working in real estate, and how have you overcome it?
The most challenging part of real estate has been navigating market fluctuations and economic downturns, including the financial crises and the COVID-19 pandemic. My commitment to continuous learning and embracing new technologies has been crucial in overcoming these challenges and staying ahead in the industry.
What do you foresee for the real estate market over the next five years?
Predicting the real estate market is challenging, but trends indicate that fluctuations in housing demand, interest rates, and innovative housing solutions will continue. Adapting to these changes will be crucial for all market participants.
You have achieved great success. What qualities do you believe are essential for success in real estate?
The essential qualities for success in real estate include a strong work ethic, continuous learning, and a genuine passion for helping people. Keeping grounded and maintaining a disciplined schedule have also been vital to my success.
What are your hobbies or favorite activities during your leisure time?
Gardening: For me, gardening is not just a hobby; it is a way of life deeply rooted in my heritage. I began gardening in America in 2012,
and I am still determining my motivation. However, reflecting on my life, I realize it is a call from my roots, a beckoning from my childhood in the village. Gardening there was not just a pastime—it was essential for survival. We were self-sufficient, relying on our efforts to meet our daily needs.
In contrast, today's modern world depends on complex supply chains and grocery stores. I cherish the independence that gardening brings and aspire to one day be completely selfsufficient. I am excited to expand my garden’s scope by adding chickens this year.
Soccer and Galatasaray: Soccer is not just a game to me; it is a passion. For the past 15 years, I have managed a local soccer team in Northern Virginia, FC Turan, which holds a special place in my heart. Although I do not support a specific Turkish team, I always tell my Turkish friends, "Get me a jersey from your team, and I'll root for them." Since childhood, I have been a fan of Karabakh and supported Real Madrid since the 1990s. Soccer connects me to my roots and the global community alike.
Huskies: Dogs, especially Huskies, have always been near and dear to my heart. Growing up on a farm with large dogs, under the watchful eyes of my uncle, a shepherd instilled a deep appreciation for these animals. With their close resemblance to wolves, Huskies fascinate me due to their independence and formidable nature. They do not just bow to anyone or anything, reflecting a fierce spirit. The hardworking nature of Huskies also keeps me active, requiring me to walk 3-5 miles daily and over 10 miles on weekends. This helps maintain my physical health and strengthens my connection to these magnificent creatures.
What advice would you give to someone considering a career in real estate?
For those considering real estate, embracing continuous learning, preparing for unpredictable hours, and developing a network are crucial. Real estate is not just a job; it is a long-term commitment to fulfilling dreams and creating significant life impacts.
Reflecting on your career, what are you most proud of?
I am most proud of the impact I have made in helping people achieve homeownership and navigating through tough economic times. Building lasting relationships and continuously learning have enriched both my professional and personal life.
For those looking to buy or sell property soon, understanding the market, getting preapproved, and focusing on presentation are key. Choosing the right agent and being prepared for negotiations will greatly enhance the transaction process. ■

Exclusive Interview with EMRAH DİLSİZOĞLU
NAVIGATING SUCCESS: A LEGAL MIND'S VENTURE INTO MORTGAGE MASTERY
Our goal at Value Mortgage is not just to close loans but to build lasting relationships and ensure every client feels valued and supported.
By Sitki KazanciWelcome! We are thrilled to have you join us. Today, we delve into the inspiring journey of a leader in the mortgage industry who has shaped his career with a blend of legal acumen and entrepreneurial spirit.
Could you share your background and what led you to embark on your career in the American mortgage industry?
I am the founder and CEO of Value Mortgage, and my journey here was shaped by my 19 years as a practicing lawyer specializing in international business transactions and comparative law. My career allowed me to assist companies in achieving their goals of compliance and controlled growth, particularly technology companies looking to expand into international markets. I also advised tech startups and midsized companies on their product-market fit and go-to-market strategies.
In my legal practice, I was part of operations that influenced $17 billion in total investment volume through unique negotiation strategies,
especially during my interactions with Turkish and Chinese governments. My diverse investments in technology, real estate, finance, automotive, and wellness industries have given me a broad perspective on business and deal-making.
The inspiration to start a mortgage company came from recognizing the subpar service levels in the mortgage industry. I saw an opportunity to enhance the client experience significantly. With Value Mortgage, I aim to use my deep knowledge of compliance, business, and deal-making to provide our clients with the best mortgage rates and a bespoke service that sets a new industry standard.
What were some key influences during your early years, particularly regarding your education?
My educational journey in Türkiye during the early '80s was marked by an insatiable curiosity, kindled by the entire set of the Buyuk Larousse encyclopedia. This was a time before the internet, and those books were my gateway to the world's knowledge. My father always said, "You can only become as much as you know,"
a principle that has guided me throughout my life. My passion for knowledge led me to pursue law, where the vast and limitless nature of the field allowed me to continuously learn and explore new areas.
I attended Bakırköy Anadolu Lisesi, where I discovered my aptitude for languages. This skill has been invaluable, enabling me to engage effectively in the international business arena and broadening my professional and personal perspectives.
Having spent time in Washington, DC, and other parts of the US, could you share some standout experiences?
My time in San Francisco in 2004 during my LL.M. at the University of San Francisco was particularly transformative. The city was vibrant, culturally rich, and relatively untouched by the issues it faces today. I also embarked on a coast-to-coast road trip that allowed me to appreciate the unique towns and landscapes across the country. These experiences have deeply influenced my appreciation for the diversity and potential of the United States.
Knowledge is limitless, and so are the opportunities it brings—my early fascination with encyclopedias laid the groundwork for my diverse career.
The DMV area, where I currently reside, exemplifies cleanliness, diversity, and a strong culinary scene, attributes that make it an ideal place for both living and conducting business. The recent influx of major companies like Amazon and Boeing underscores the area's growing importance and potential.
What inspired you to pursue a career as a mortgage company owner?
The decision to start my mortgage company stemmed from a personal experience that was less than ideal when I bought a home in 2023. Despite being overqualified, the process was frustrating due to poor service and disorganized document requests. This experience highlighted the need for a higher
standard of client service in the mortgage industry, which I knew I could provide based on my background in law.
Can you tell us about your business and the services you offer?
At Value Mortgage, we act as a broker consolidating mortgage rates from various banks and underwriters to secure the best rates and lowest closing costs for our borrowers. Our offerings include a wide range of financial products for both qualified and non-qualified mortgages. Our approach is borrower-centric, siding with them rather than the bankers, and providing financial stewardship and counseling to ensure everyone has the opportunity to own a home.
What reasons do clients typically have for choosing your services?
Our clients appreciate our commitment to securing the best rates and ensuring timely closings. Unlike other firms, we handle each client's process from start to finish, providing a seamless and personalized experience that stands out in the industry.
What do you enjoy doing in your spare time?
I am an avid reader, with a particular interest in biographies and thriller novels. I also enjoy working out, exploring new restaurants, and traveling, especially to Istanbul and Bodrum, depending on the season.
Could you walk us through a typical day in your life?
My days are structured but varied. I wake up early to work out, which energizes me for the day ahead. Breakfast is a staple, setting the tone for a productive day. By 8:30 am, I am deep into reviewing loans and conducting meetings. I take a brief break in the late afternoon to recharge, then it is back to more meetings and loan processing. Around 6:00 pm, I shift my focus to my other investments, reviewing their performance and planning for the future. After family time starting at 8:00 pm, I wind down and prepare for the next day, aiming to go to bed as early as possible to maintain this rigorous schedule.
Do you have a favorite quote or a particularly proud moment? Additionally, who has profoundly influenced your journey?
One of my guiding principles is the African proverb, "If you want to go fast, go alone; if you want to go far, go together." This has been central to my philosophy in both my personal and professional life. I have always admired Steve Jobs for his emphasis on teamwork and integrity, which I strive to embody in my own ventures. My proudest moments often involve seeing my teams thrive and overcome challenges together, which reaffirms the value of collaborative success.
Is there something about you that might surprise our readers?
Many might find it surprising that I was named the Fittest Turkish Man in the world during the CrossFit Games Open 2023. I have been an avid participant in CrossFit for over six years, and I also own a CrossFit Box. Fitness is a significant part of my life, not just for physical health but also for the discipline and perseverance it teaches.
Who has been the most influential person in your life and why?
My parents, Nurten and Zekeriya Dilsizoglu, have been my greatest influences. Both were judges and served their country with integrity for 40 years. Their dedication to justice and excellence in their professional lives has inspired my own path in law and business. I am truly honored to be their son and strive to uphold the high standards they set.
What recommendations do you have for the Turkish-American Community?
The Turkish-American community is vibrant and growing, especially in the DMV area. However, there is a great potential for stronger collaboration and networking within our community. I encourage everyone to reach out and connect with fellow Turkish Americans who can offer support, advice, or partnership. Building a strong network is essential for personal and community growth.
What advice would you give to someone looking to start a business in the US?
Starting a business in the US requires a clear understanding of the market and a solid business plan. My advice is to work with experts who can help fine-tune your business strategy and connect you with the right resources. Real estate, in particular, offers substantial opportunities for creating passive income and building long-term wealth, thanks to its favorable tax treatment and enduring value.

How long have you been involved in real estate?
I have been in the real estate business for over eight years now!

While looking for a new house for my family, I met a great realtor. This experience showed me how fulfilling this job can be; helping people find their dream homes and building longlasting memories. That is what drove me to become a realtor and continues to drive me every day.

Could you share a hilarious, strange, or unusual experience from your career?
Once, I entered a home filled with pets during a showing I mistakenly thought was confirmed. The homeowner was quite surprised and contacted me through the doorbell camera! Fortunately, after clearing up the misunderstanding and making a sincere apology, we submitted a successful offer.

connections and making homes the heart of people's lives.

Exclusive Interview with TURAN TOMBUL
BUILDING BRIDGES: TURAN TOMBUL ON TWO DECADES OF REAL ESTATE EXCELLENCE
Do for others what you would want them to do for you. By lifting others, we make ourselves better.
By Sitki KazanciMeet Turan Tombul, a distinguished real estate agent who has been a cornerstone of the DC, Maryland, and Virginia real estate markets for over 20 years. Specializing in serving the Turkish community, Turan has a deep-rooted understanding of the area's unique dynamics. His journey to real estate excellence began after moving to the United States in 1988 as a teenager. He pursued higher education at the University of DC, where he earned degrees in Political Science and Economics, equipping him with a profound understanding of both the theoretical and practical aspects of real estate and investment.
Could you share a bit about your early years? Where were you born and raised? I was born in Kayseri and raised on my family's farm in Bunyan. At 13, I attended a boarding school in Kayseri, followed by training in hotel management. I worked first for Turban Hotels in Urgup and then in Club Aldiana in Antalya. I am the eldest of five siblings—three brothers and a sister.
Do any of your relatives live here in the United States?
My brother Davut lives here in Reston, Virginia. However, the rest of my family, including my mother and siblings, reside in Türkiye, mostly in Kayseri.
What inspired your move to the USA, and how did your American journey start?
While working at Club Aldiana, I met a former US Congressman and his wife, who invited me to the United States. I secured a student visa
and arrived in December 1988, starting my studies at UDC in 1990 after learning English.
How long have you been involved in real estate?
I obtained my first real estate license in 2002. I am currently licensed in DC, Maryland, and Virginia.
What initially drew you to a career in real estate, and how did you get your start?
The cultural importance of homeownership and learning about mortgages in the US led me to real estate. After buying my first condo, then a second, and renting out the first, I was hooked. I began by helping Turkish friends find homes and decided to become an agent,
eventually working with Long and Foster and later with Remax Allegiance.
How do you analyze the real estate market to best advise your clients?
I survey current listings and consider my clients' needs and budgets to find the best homes. I evaluate each home as if I were the buyer and discuss any concerns with my clients to ensure they make informed decisions.
Can you describe a time when the market was particularly volatile, and how you navigated it?
The 2008 real estate bubble was notably volatile. It was a tough time for many, but it also created opportunities for patient buyers. My
strategy was to help clients navigate the lows of the market and capitalize on the eventual recovery.
What strategies do you use to build and maintain trust with your clients?
I am available 24/7, demonstrating commitment to my clients' best interests, not just earning a commission. I continue to support their real estate needs well beyond the closing, helping them with anything from finding tenants to connecting them with service providers.
What should buyers know about the current real estate market?
The DC area's transient nature makes real estate a good investment here. Despite higher
interest rates and stricter loan regulations, the market remains active with numerous buying and selling opportunities.
What are your top tips for sellers to prepare their homes for sale?
Adopt a "Less is More" approach. Declutter and, if possible, move out. Homes should be ready to show at any moment, especially during the prime seasons of spring and summer.
What is your philosophy toward negotiating deals on behalf of your clients?
Understanding the true market value of a home helps in setting realistic expectations. I guide both buyers and sellers to think objectively about pricing to facilitate effective negotiations.
Beyond real estate, what are your passions or interests?
I am actively involved in supporting the Turkish community here, especially those new to the country. My grandfather's legacy of community service in Türkiye inspires my involvement in US politics and community service here.
Could you share more about your hobbies and interests?
I have a keen interest in American politics, influenced by early interactions with politicians through a former Congressman. I also engage in local election boards and political campaigns.
Who has been a significant influence in your life and why?
My grandfather, Hakki Tombul, was a significant influence. His dedication to education and community service in Türkiye set a foundation for my values and aspirations.
Do you have a favorite quote or saying? "Do for others what you would want them to do for you." This encapsulates my approach to both personal and professional life.
How can people contact you?
I can be reached at my cell (202) 423-1423 or via email at ttombul38@gmail.com. You can also find me at Remax Allegiance, 5100 Leesburg Pike, Alexandria, VA 22302. ■
NAVIGATING THE HOME BUYING PROCESS:
A STEP-BY-STEP GUIDE
The final step of home buying is not just about signing papers; it is the moment you turn a house into your home.
By Turan TombulBuying a home is a significant milestone filled with excitement, challenges, and a deep sense of accomplishment.
Whether you are a first-time homebuyer or a seasoned investor, navigating the home-buying process can be complex. This guide will walk you through the steps of purchasing a home, ensuring you are prepared and informed from start to finish.
STEP 1:
Assess Your Financial Situation
Before you start browsing real estate listings, it is crucial to understand your financial health. Begin by checking your credit score, which will significantly impact the interest rates you are offered. The higher your score, the lower your mortgage rates will be. Next, review your savings and consider how much you can afford for a down payment, typically ranging from 3% to 20% of the home’s price.
Create a budget to determine how much you can afford monthly, including mortgage, property taxes, insurance, and maintenance. This will help you set a realistic price range for your home search.
STEP 2:
Get Pre-Approved for a Mortgage
Getting pre-approved for a mortgage gives you an idea of how much a lender is willing to finance and puts you in a better position when making an offer on a house. You will
need to provide financial documents such as income verification, tax returns, and employment documentation to your chosen lender.
STEP 3:
Find the Right Real Estate Agent
A good real estate agent can make a significant difference. They can provide valuable insights into the local market, help you find homes that fit your criteria, and guide you through negotiations and closing. Choose an agent with a strong track record who comes wellrecommended and understands your needs.
STEP 4:
Start House Hunting
With your agent’s help, begin the exciting phase of house hunting. Visit homes within your budget and in your desired neighborhoods. Consider factors like the home’s layout, condition, potential renovations, and the neighborhood’s safety, amenities, and schools.
STEP 5:
Make an Offer and Negotiate
Once you find a home you love, your agent will help you make a competitive offer based
on comparable homes in the area and other market conditions. Be prepared for some back-and-forth negotiations. Once your offer is accepted, you will make an earnest money deposit, a sign of good faith that you are committed to the transaction.
STEP 6: Home Inspection and Appraisal
Never skip the home inspection. An inspector will check the property for hidden problems and ensure everything is in working order. You may need to renegotiate the offer if significant issues are uncovered.
Your lender requires an appraisal to ensure that the property's value matches the amount they are lending you. If the appraisal comes under the purchase price, you might need to renegotiate the deal or find additional funding.
STEP 7: Secure Your Financing
Finalize your mortgage with your lender. This involves submitting any additional
documentation they require and choosing the best loan type for your needs—fixed-rate, adjustable-rate, or others, depending on your financial situation and how long you plan to stay home.
STEP 8: Closing
The final step in the home-buying process is closing, where you sign all the paperwork to complete the purchase, including your loan documents. This is when you all pay your down payment and closing costs, ranging from 2% to 5% of the home’s purchase price. After the paperwork is signed and the funds are distributed, you will receive the keys to your new home.
STEP 9: Move In
Congratulations! You are now a homeowner. Whether you are planning major renovations or just a quick refresh before moving in, take the time to plan your move carefully. This can be a hectic time, so staying organized is critical.
CONCLUSION
Buying a home is an intricate process, but proper preparation and support can be advantageous. Remember to take things one step at a time and use the resources available, including professional advice from your real estate agent and lender. Welcome to your new home, where new memories await. ■

MAXIMIZING SMALL SPACES:
DESIGN TIPS FOR TINY HOMES AND APARTMENTS
Maximize every square inch with multi-functional furniture and smart storage solutions to transform tiny spaces into stylish, functional homes.
By Sara JensenLiving in a small space does not mean sacrificing style or functionality. With clever design tips, you can maximize your tiny home or apartment to make it feel spacious and welcoming. Here are essential strategies to transform limited areas into chic, functional living spaces.
Embrace Multi-Functional Furniture
Invest in furniture that serves multiple purposes to save space. Consider a sofa bed for seating and sleeping, or a coffee table with hidden storage. Utilizing versatile pieces like ottoman beds or drop-leaf tables can also adjust to your needs without occupying permanent space.
Utilize Vertical Space
Maximize vertical space by installing shelves up to the ceiling, which draws the eye upward
and makes rooms feel taller. Opt for wallmounted desks and TVs to free up floor space, giving your room a more open feel.
Opt for Light Colors and Reflective Surfaces
Light colors like whites and pastels make rooms feel larger and airier. Use reflective surfaces, such as mirrors, to visually expand the space by reflecting light and views.
Choose Appropriate Scale Furniture
Select furniture that fits the scale of your room. Avoid bulky pieces; instead, go for compact options that suit the size of your space, like a loveseat instead of a full-sized sofa.
Implement Hidden Storage
Keep clutter out of sight with clever storage solutions. Use under-bed storage, built-in cabinets, and platform beds with drawers to store items without taking up extra space.
Enhance Lighting
Good lighting is essential in small spaces. Combine different lighting sources like overhead lights, floor lamps, and wall sconces to brighten the room and make it feel more open. Maximizing natural light can also help, so keep windows clear and use light window treatments.
Decorate with Purpose
Choose decor that serves a purpose, such as large artworks that create a focal point or decorative baskets that double as storage. This approach reduces visual clutter and enhances the overall aesthetic.
By employing these strategies, you can effectively create a living space that is not only stylish but also fully functional, proving that small spaces can offer big opportunities for smart, stylish living. ■

Her due diligence and prompt actions made it a win-win deal and closed it in a timely manner in this volatile unpredictable economical and real estate market. I highly recommend her to anyone seeking to look for an honest and trustworthy agent, to anyone who wishes to have a really peaceful night without wondering if his decision was right or wrong, and to anyone who wants to close the deal with a profit. “
— Ban D.“Nazan provided me with excellent service. She gave me great advice on what needs to be done to get my home ready for sale. She managed the process of hiring contractors, supervising them, decluttering the apartment and staging it. She is always positive with a smile on her face, ready to help, always willing to go above and beyond the ordinary. It was a pleasure to work with her. I cannot recommend Nazan Kirdar enough. “
— W. Quinn“Nazan provided very insightful information to help me set an asking price that was fair and met my needs. Also, she worked tirelessly to get my DC condo ready to show, host showing events, and followed-up with perspective buyers. Her high-energy style is engaging but not high pressure. Buyers tend to trust her, and so did I. Her follow-up service leading to closing was highly professional. I really appreciate the opportunity to work with Nazan and recommend her without reservation!”

NAVIGATING THE WASHINGTON, DC REAL ESTATE MARKET:
TOP TIPS FOR HOMEBUYERS
In the competitive Washington D.C. real estate market, being pre-approved for a mortgage not only shows your seriousness but gives you a crucial edge in making swift and confident offers.
By Sara JensenBuying a home in the bustling Washington, DC, area can be as daunting as exciting. With its rich history, vibrant cultural scene, and proximity to the corridors of power, the capital region offers a unique real estate market. Here are some essential tips to help you make an informed decision when embarking on your home-buying journey in the DC area.
1. Grasp the Market Dynamics: The DC area is renowned for its cutthroat real estate market. Prices and demand can fluctuate significantly between neighborhoods. It's crucial to delve into current market trends, such as average home prices and inventory levels. Tools like the Multiple Listing Service (MLS) and local real estate websites offer invaluable data to help you gauge the market's pulse.
2. Establish Your Priorities: Before you embark on the house-hunting journey, it's essential to list your non-negotiables. Whether it's proximity to Metro stations, school districts, or specific amenities like parks and shops, knowing what you must have versus what you’d like to have can streamline your search and make decisionmaking faster and more efficient.
3. Secure a Pre-Approved Mortgage: In a competitive market like Washington, DC, having a pre-approved mortgage can give you a significant advantage. It showcases your commitment to sellers and provides a clear understanding of your budget.
4. Consider All Housing Types: DC offers a variety of housing options, from historic row houses and bustling high-rise condos to quieter suburban single-family homes. Each comes with advantages and lifestyle implications, so
consider what home style best suits your needs and lifestyle.
5. Hire a Local Expert: A local real estate agent specializing in the D.C. area can be invaluable. They can provide insights into different neighborhoods, help navigate bidding wars, and find listings that meet your criteria before they’re widely advertised.
6. Prepare for Bidding Wars: Homes in popular areas often receive multiple offers. Work with your agent to craft a competitive offer that stands out. Flexibility on move-in dates or a larger earnest money deposit can sometimes sway sellers in your favor.
By following these tips and staying informed, you'll be better prepared to find and secure your ideal home in the Washington, DC, area, turning the challenges of a competitive market into opportunities. ■

“ALL MY HOPE IS IN YOUTH.”
As we approach May 19, remember that our hope lies in the youth. With their energy and resilience, they will continue to drive Türkiye forward.By Dilek Livaneli
May 19 Commemoration of Atatürk, Youth and Sports Day is a time of great excitement and hope for Türkiye's future. Mustafa Kemal Atatürk once said, "All my hope is in youth." This statement captures the essence of the day, which is all about celebrating the energy, determination, and spirit of Türkiye's young people.
Despite the many challenges—whether social, economic, or cultural—facing Türkiye, our youth's resilience and drive keep the nation strong. They are the heart and soul of our country's progress, working tirelessly to overcome obstacles and shape a brighter future. As someone who interacts with these remarkable young people regularly, I see the light of hope and determination in their eyes.
As a proud educator, I have mentored over 20,000 teacher candidates in motivation, entrepreneurship, community service, and social responsibility. This spring, I am thrilled to continue my work with village school teachers and support Türkiye's educational development. Through my "Bir Dilek Yetmez" project, I aim to make a real difference in the lives of young people across the country.
The "Bir Dilek Yetmez" initiative has supported educational projects and encouraged
social responsibility. By providing university students with essential resources like my book and organizing leadership, entrepreneurship, and motivation training for teacher candidates, we aim to make education more accessible and impactful. The goal is simple: be part of the solution, not the problem.
This project has allowed me to collaborate with various partners to support students who struggle with financial hardships and lack access to educational materials. Over the past five years, I have traveled across Türkiye, offering motivational training to teacher candidates at Education Faculties in different cities. This year, my goal is to expand this journey, reaching seven different education faculties from seven regions and seven cities, including those in earthquake-affected areas.
I am honored to have been the first Turkish teacher nominated for the Global Teacher Prize, often called the Nobel Prize in Education, and to be selected among the World's 50 Best Teachers. This recognition has fueled my passion for teacher education, and I intend to keep working toward a better future for our youth.
As May 19 approaches, remember that our hope lies in the youth. With their energy and resilience, they will continue to drive Türkiye forward. Let us support them, believe in them, and celebrate them on this special day and every day. Together, we can create a brighter future for everyone.
Empowering Youth:
A Tribute to the May 19 Commemoration of Atatürk, Youth, and Sports Day
Supporting Young Minds
On the 19th of May, Türkiye celebrates the Commemoration of Atatürk, Youth, and Sports Day, a significant date that symbolizes
hope, progress, and the future. To honor this special day, we are proud to announce our "One Wish Is Not Enough" Education Support and Social Life Scholarship initiative, designed to support university students impacted by the devastating earthquakes. Our goal is simple: to give these young people opportunities to engage in social activities and pursue their education without additional stress.
Creating Opportunities for Social Interaction
Through our scholarship program, we aim to do more than provide financial support. We want to ensure that our students can enjoy
life beyond the classroom. With this scholarship, they can go to the cinema, attend theater performances, buy books, and even enjoy concerts. These seemingly small experiences create a huge impact, giving students a sense of normalcy and a chance to socialize with their peers. After all, youth is about discovery, growth, and connection.
Making a Tangible Impact
The support for our scholarship program comes from various sources. For instance, the proceeds from the "One Wish Is Not Enough" Women's Day event, organized by the Frankfurt Consulate General on March 9, 2024, helped fund the one-year scholarships
for ten university students. The generosity did not stop there. At another event, held by the Osnabrück Atter Association, an excellent breakfast and book signing generated enough income to fund scholarships for three more students.
The outpouring of support from these events has been overwhelming, with students expressing their gratitude through heartfelt video messages. These personal stories validate our efforts and inspire others to contribute.
An Ever-Growing Wave of Kindness
Social responsibility projects thrive when donors can see the direct impact of their contributions. The touching thank-you videos from scholarship recipients provide a glimpse into the real difference these funds make in their lives. It also fosters a sense of community among supporters and encourages them to continue contributing.
The impact of our "One Wish Is Not Enough" scholarship program is growing. We are excited
to host the next conference in Oldenburg on Sunday, May 26, to continue our mission to support the education and well-being of young people in Türkiye. The Turkish communities living abroad are deeply invested in the future of Türkiye's youth, and their contributions are a testament to the bonds that tie us all together.
Celebrating Youth and Progress
On this May 19 Commemoration of Atatürk, Youth, and Sports Day, we celebrate the past and the bright future ahead. We are proud of our youth and committed to supporting them in every way possible. As we mark this significant day, we encourage everyone to join us in our mission to impact the lives of young people in Türkiye positively. Together, we can create a wave of kindness and change that continues to grow and inspire. ■

IS YOUR DIPLOMA VALID IN TÜRKİYE? RECOGNITION OF THE DIPLOMAS AND QUALIFICATIONS
International student mobility is rising, driven by the pursuit of better educational opportunities and the need to explore beyond one's borders.
By Zeliha Koçak TufanINTERNATIONAL MOBILITY AND RECOGNITION OF DEGREES
There is an increase in international student mobility worldwide. Besides the curiosity of exploring and visiting different countries, limited higher education opportunities in their own countries, or the chance to receive better education are among the main reasons for this mobility. Türkiye has also received many international students from other countries in recent years.
Each country's higher education system has its own characteristics, and in some cases, diplomas and transcripts alone may be insufficient for comparing the
education received. The Bologna process, credit systems, and the existence of accreditation by international organizations contribute to evaluation processes. What kind of authorizations a ‘’diploma’’ gives also differs from country to country.
RECOGNITION AND EQUIVALENCY
The most important terms in evaluating the validity of diplomas in different countries are the concepts of "recognition" and "equivalency." These concepts are often confused with each other. For diplomas obtained from different countries to be valid in our country, firstly, the institution where the diploma is obtained must be "recognized" by YÖK (Higher Education Council) as an institution
authorized to award higher education degrees.
Diplomas obtained from institutions officially recognized as authorized to award degrees are examined in terms of degree and academic field equivalence, "equivalency," in our country.
Indeed, diplomas grant different authorizations in different countries. As an example, in the case of obtaining similar authorizations to those granted by a master's degree in clinical psychology or a bachelor's degree in a mathematic teaching program in Türkiye; there are additional education, examination, and certification processes in the United States, even differing between states!
In other words, there are additional stages to practice the profession. In our country, however, many undergraduate diplomas such as education, engineering or health programs, like nursing, directly permit professional practice.
Diplomas grant different authorizations in the United States and Türkiye. That is why the "recognition" of a school does not necessarily imply "direct equivalency." Particularly, if a field practice is a prerequisite for obtaining a bachelor's degree and a diploma is lacking abroad, these gaps must be addressed.
The recognition and equivalency procedures for associate, bachelor's, and master's degrees in our country are primarily conducted in accordance with the provisions of the "Convention on the Recognition of Qualifications Concerning Higher Education in the European Region (Lisbon Recognition Convention)" and Article 7/p of Law No. 2547 on Higher Education, prepared within the framework of the "Regulation on the Recognition and Equivalency of Higher Education Diplomas Obtained Abroad." In the equivalency evaluation process, other relevant laws and regulations in our country regarding the respective field of the diploma are also taken into account if available.
RECENT DEVELOPMENTS IN EQUIVALENCY PROCEDURES IN TÜRKIYE
In order to avoid any delays for applicants and to provide swift responses to their requests as much as possible, a restructuring of equivalency evaluation processes has been initiated as of 2015. In this context, the European Network of Information Centers in the European Region (ENIC) and the National Academic Recognition Information Centers in the European Union (NARIC) are also contacted, other countries’ systems were evaluated. At the national level, opinions have been obtained from relevant stakeholders, and standard practices have been implemented in evaluation processes without compromising on quality.
Within this framework, new regulations and legislations 4 separate "procedures and principles" have been developed concerning recognition and equivalency processes as well as the Determination of the Level of the Qualifications System processes; 12 guidelines have been prepared for equivalency procedures in different scientific fields; and "Scientific Field Advisory Commissions" consisting of academics from different universities who are experts in their fields have been established to examine each file individually.
The recognition and equivalency restructuring process, in line with international norms and national requirements, has been completed between 2015 and 2021. Additional changes are ongoing in education to accommodate changes and meet the era's requirements.
ACADEMIC EQUIVALENCY AND EMPLOYMENT EQUIVALENCY
"Academic equivalence" and "employment equivalence" are not officially used. However, they are used here to explain the authority granted by diplomas and the process involved.
For diplomas obtained from different countries to be recognized in other countries, the achievements and competencies of graduates from relevant programs should be equivalent or similar. Diplomas that entail education equivalent in duration and credits may be suitable for "Academic Equivalency." However, the same diploma may only sometimes provide employment opportunities in the conditions of the country where it was obtained.
In the United States, many programs require additional steps and processes for employment. However, many undergraduate diplomas in our country directly imply "employment equivalency.” Examples of programs in our country that allow both academic equivalency and employment equivalency include medicine, nursing, midwifery, dentistry, veterinary medicine, pharmacy, architecture, law, and teaching programs.
In assessing diplomas that directly permit professional practice, the achievements and competencies of graduates from relevant programs become crucial.
EDUCATION
From the United States to Germany, from Bulgaria to Azerbaijan, many countries evaluate their graduates' post-graduate achievements and competencies in one or more of the programs mentioned above, even through different state exams or some centralized exams. In fact, some of these state exams are conducted before graduation, and passing these exams is necessary to obtain the diploma for some of those.
In our country, however, there is no specified centralized exam conducted either before or after graduation in many programs to grant "permission for professional practice." Therefore, in Türkiye, evaluations generally consider both academic and employment equivalency. This means that completing courses or internships or taking an exam may be required for equivalence.
There are also good examples for exceptions. Taking a law program as an example, it is clear that only some law graduates will choose the profession to become a lawyer or judge and may opt for different fields like international studies, etc. Although academic and employment equivalency may be the same in law programs, they are applied differently in practice. Graduates from accredited programs (from universities in the certain ranking) are directly granted equivalence. However, when these individuals want to enroll in the bar association, they must complete courses related to the Turkish legal system. Upon completing the required courses and passing the exams, equivalence procedures are reinitiated for those who wish to enroll in the bar association.
Therefore, a person who graduates from an accredited law program in the
United States can obtain a bachelor's degree that is equivalent to working in a different field in Türkiye. However, if they want to enroll in the bar association, they must complete the required courses. Unfortunateley, since the Ministry of Health or others do not ask for additional evaluation for degrees (except from specializations), all the evaluations are made by YÖK, so that either those who want to continue their academic life in research are going through the same evaluations with those who want to practice their profession, which takes longer months, even years.
DETERMINATION OF THE QUALIFICATIONS
Since academic and employment equivalence are often evaluated together in the equivalence processes of programs that allow direct professional practice, such as medicine, nursing, midwifery, dentistry, veterinary medicine, pharmacy, architecture, law, and teaching, various SYBS (Qualifications Determination System) processes such as completing courses, internships, exams, or practical training are applied in the equivalence processes of these programs.
As a new practice, postgraduate academic activities and experiences abroad are also considered in equivalence procedures.
And also equivalent exams in various fields are evaluated within the scope of SYBS and accepted. Examples of these exams that are valid as Turkish Clinical Competence exams are: USMLE Step 2, and USMLE Step 3 exams for US; "Approbation," Arztliche Prüfungen (3 AP) for Germany; PLAB-Part 2 in the UK, AMC-Clinical examinations in Australia, and MCCQEPart 2 in Canada.
HOW ABOUT THE FUTURE?
The world is changing and becoming increasingly mobile, and so too are universities. Countries like Germany have implemented significant reforms to attract talent, resulting in successful outcomes. Prioritizing quality can be done without increasing bureaucratic hurdles. Starting from 2015, Türkiye also renewed its legislation. Many countries are proactively
preparing for the future by welcoming new generations from diverse backgrounds around the globe.
In the future, it would be preferable to differentiate between academic equivalency and employment equivalency for all programs, which would simplify matters. For now, each person goes through the same recognition and equivalancy processes with others regardless of their aim to use the diploma, for continuing a degree or military service, or a position in public institution.
Türkiye’s vision gives high importance to internationalization. Many public institutions and universities are supporting international researchers and graduates. Besides a well-coming academic ecosystem for international students and researchers, facilitating the recognition processes of the degrees is essential to improve student & researcher mobility. Brain gain is paramount for many countries, including Türkiye, as they seek to attract and retain talent worldwide.
Applications: Before starting recognition and equivalency applications for higher education degrees, one must find out if the YÖK recognizes the school where she/he graduated. Then, the diploma, transcript, and other documents should be uploaded via e-government system or YÖK's equivalence website. Recently, various decisions have been made regarding equivalence processes in Türkiye. Only the general framework has been outlined here. For detailed information on all equivalence procedures, please visit the website https://denklik.yok.gov.tr/ ■

EMBRACING AUTHENTICITY: THE JOURNEY OF MOTHERING AS YOU ARE
Motherhood is not about adhering to societal expectations but about guiding children to forge their own paths through life's challenges.
By Burcin Ogrenir, PhDIn the realm of parenting, particularly within the domain of motherhood, a significant shift has unfolded over the past two decades. With the increase in knowledge and information surrounding parenting practices, coupled with a plethora of advice from various sources such as social media and numerous books, mothers often find themselves navigating a deep sea of guidance. While this wealth of information reflects a collective effort among mothers to provide the best for their children, it frequently leads to frustration and inadequacy when they cannot adhere to every "do-right" recommendation.
Yet, actual mothering transcends the boundaries of external advice. It is an intimately personal journey, unique to each
mother-child relationship. Every bond forged between a mother and her child is distinctive, shaped by an ongoing exchange that shapes the growth and development of both parties.
In this regard, mothers are not mere guides; they evolve alongside their children, drawing from their innate skills and instincts. Hence, we must acknowledge and nurture
Recognizing and nurturing intrinsic parenting abilities is crucial, as is addressing personal challenges to truly support one's child.
these foundational aspects of motherhood rather than blindly adhering to the dictates of supposed experts. It is time for a paradigm shift—a transition toward "mothering as you are." But how do we embark on this journey?
The profound connection between mother and child lies at the core of mothering as you are. It is a bond rooted in understanding, empathy, and unconditional love—a safe harbor where children can flourish and grow. This connection is made possible through vulnerability, requiring mothers to be open and authentic, revealing their strengths and weaknesses to create an environment where mistakes and imperfections are accepted and embraced.
However, achieving this connection is challenging. It necessitates inner peace and self-awareness. Mothers must recognize their unique gifts and challenges, which may impact their approach to motherhood. These gifts are intrinsic qualities that naturally support and empower the mother-child relationship. For instance, one mother may possess exceptional organizational skills, facilitating a structured routine that fosters a sense of security for her children.
Meanwhile, another may exude spontaneity, encouraging flexibility and tolerance for ambiguity. Both are invaluable. What are your gifts?
On the flip side, being aware of and addressing one's trauma and limiting beliefs is also essential in this journey. While it may sound too deep, seeking guidance from a professional may be the best course of action. If that is not an option, start by self-reflecting on these questions: “What triggers my anger, sorrow, or insecurity? How does this reflect on my mothering? How can I process these feelings?” While it may be a painful and raw process, confronting these inner struggles enables mothers to better support their children's emotional well-being and nurture resilience in adversity.
The uniqueness of the mother-child relationship also demands meeting the child where they are rather than trying to fit them onto a developmental scale. In today's landscape of neurodiversity and
ever-changing norms in child development, each child requires individualized attention, understanding, and support tailored to their unique needs and interests. Recognizing and empowering them in their reality is essential for their innate abilities to flourish and realize their true potential.
This does not mean disregarding societal expectations or life's realities; instead, it involves introducing children to alternatives and challenging them to grow based on your guidance. Just like teaching a child to ride a bike, it requires scaffolding their learning, providing room for mistakes and failures, and ultimately allowing them to take ownership of their actions and chart their path in life.
Change is inevitable, and so is the motherchild relationship through the ages and moments shared. It is a lifelong journey characterized by love, support, and understanding—a bond that transcends time and circumstance. That is why we, as mothers, should recognize that we cannot stop growing.
Mothering as you are a continual evolution process, learning and adapting alongside one's child, embracing new experiences and perspectives as they arise.
When you mother as you are, there are no rules to follow. Instead, it is about trusting one's instincts, honoring the unique connection with each child, and approaching each moment with love and compassion. It is about embracing the beauty and complexity of motherhood in its purest form. ■

EVOLUTION OF DIPLOMATIC RELATIONS: THE OTTOMAN EMPIRE AND THE UNITED STATES
The US tried to intervene with the Ottoman Empire by prolonging the empire's life considerably if they opted for armed neutrality in 1914.
By Mehmet Ali MunirEmpire’s First Steps
In 1906, the US upgraded its representation in Constantinople to the embassy level. It was not until 1912 that the Ottoman’s Washington mission was similarly upgraded, with Hüseyin Kazım Bey appointed as the first ambassador.
The era of Ottoman Embassies, Consulates, and honorary representations lasted until around 1920, primarily involving the emigration of members of ethnic minorities ("millets") from the Ottoman Empire: Greeks,
Armenians, Sephardic Jews, and Christians from the Balkans. Muslim Turks constituted no more than five percent of the total emigration during this phase and had the highest rate of return migration.1
The final Ottoman Ambassador to the US, Ahmet Rüstem Bey, left his position in 1914 when President Woodrow Wilson sent a letter to the Ottoman government informing them that he would no longer be useful to them in Washington, DC. “The US tried to intervene with the Ottoman Empire by prolonging the empire's life considerably if they opted for armed neutrality in 1914.”2 During the
DIPLOMATIC TENSIONS: US INTERVENTION IN OTTOMAN ZIONISM POLICY
Oscar Straus, the US minister in Constantinople, was notably sympathetic to Zionist aspirations. His persistent advocacy for Jewish rights led Ambassador Ali Ferruh Bey to report to Sultan Abdulhamid II that Straus was obstructing America's compliance with the Turkish policy of limiting the stay of American Jews in Palestine. Consequently, Abdulhamid II had Straus removed from his post.
On August 28, 1893, the Turkish minister in Washington appealed to the State Department, asserting that the question of Zionism was strictly an internal matter of the Ottoman Empire. He argued that Americans should adhere to the principles of the Monroe Doctrine, which stipulates that no one should interfere, directly or indirectly, with the internal affairs of other nations. Despite these appeals, the protests were unable to shift American attitudes toward the Zionists in Palestine.

summer months, the US sold two warships to Greece to bolster their defenses.
After World War I began, the Ottoman government continued the mission with a chargé, Hüseyin Avni Bey, until diplomatic relations were cut off on April 20, 1917.
The Ottoman Ministry of Foreign Affairs prohibited Muslim employees in the diplomatic service from bringing their families. However, Ali Ferruh Bey (1865–1904) brought his wife and her family to the US. Kuneralp concluded that he was "obviously a man of resources."
Another notable figure is Mustafa Şekip Bey (serving 1901 to 1907). Sekib had two sons and was widowed before starting his US service. He was appointed minister to the United States in 1900, replacing Ali Ferruh Bey (serving 1898 to 1901), one of the most well-known Ottoman envoys to the US. The appointment was formally made on August 20, but Sekib did not arrive until September 1901. During Sekib's absence, Ferruh Bey served as the interim chargé d'affaires.
However, Abdul Hamid II disliked some US policies, terminated the envoy's credentials, and chose not to upgrade the mission to embassy status. Therefore, in a rare act in diplomatic circles, Sekib could not present his credentials to the President. Sekib slept during the day, so his staff dealt with US officials. Kuneralp stated that, therefore, "Things were eased out." Madame Bey,3 the wife of Mustafa Şekip Bey's secretary Sidki Bey, noted that the fact that he did not present any credentials was "an unparalleled case in the history of the diplomatic service."
Madame Bey also described Mustafa Şekip Bey as "peculiar and superstitious," according to Gene Pantalone, author of a book on her. Madame Bey wrote that Mustafa Şekip Bey’s secretary, Celal Munif Bey, lived at Sidki Bey's house and at home in New York instead of in the legation property "Owing to the peculiar but natural disposition of Mustafa Şekip Bey."
Hüseyin Kâzım Bey [1860–1920] was a career diplomat who served as Ottoman Ambassador to Romania before being sent to the US, where he was Ambassador between August 1908 and April 1910. He was subsequently posted as Ambassador to Italy.
Yusuf Ziya Pasha (serving 1910 to 1914)
was a career diplomat, Ottoman politician, and government minister who was one of the figureheads of the Committee of Union and Progress (CUP). He retired from this position due to reaching the age limit. Ziya Pasha was a meticulous musical collector. He not only collected many old and rare works but also had those that did not have notes notated.
Ahmet Rüstem Bey (serving in 1914) replaced Yusuf Ziya Pasha. The chargé d'affaires Abdülhak Hüseyin Bey (serving 1914 to 1917) took over his duties, remaining in office until the two countries severed relations on April 20, 1917, as the United States entered the war that the Ottomans
Ottoman diplomats faced unique challenges and restrictions, shaping an intriguing chapter in diplomatic history.
had joined in November 1914. Thus, the era of appointed Ambassadors of the Ottomans to the US ended without noticeable fanfare. ■

AHMET ALİ ÇELİKTEN: THE TRAILBLAZING LEGACY OF THE WORLD'S FIRST COMBAT PILOT
Breaking barriers in the skies, Ahmet Ali Çelikten's pioneering spirit as the first combat pilot of African descent marks a historic intersection of culture and aviation.
By Uğur AkıncıHistory is often shaped by unforeseen conjectures and connections, and the story of the world's first fighter pilot is a remarkable example, intertwining Turkish and aviation history with African heritage.
Ahmet Ali Çelikten (1883–1969), born in Izmir, Türkiye, holds a unique place in history. He was of Turkish-African descent, with his maternal grandmother having been brought to Türkiye as a slave from Bornu, now part of Nigeria. Ahmet's mother, Zenciye Emine, was an Ottoman citizen by the time she married Ali Bey, who was also of African descent.
The term "Zenci," commonly used in Turkish to mean "Black," originates from "Zenc," the Ottoman term for the east coast of Africa during the 18th and 19th centuries. Despite his grandmother's status, Ahmet was born a free citizen of the Ottoman Empire.
Ahmet Ali embarked on his pioneering aviation journey when he received his pilot's wings in 1914 and subsequently flew combat missions in 1916, thus becoming the world’s first combat pilot. This was a significant milestone not only in Turkish history but also in global aviation history, as he was one of the earliest pilots of African descent to take to the skies.
Before Ahmet Ali, Domenico Mondelli was the first pilot of African descent to be certified by the Fédération Aéronautique Internationale in 1914. However, Ahmet Ali began his aviation career slightly earlier, securing his place as the first pilot of African descent to engage in aerial combat.
Other notable pilots of African descent who
flew during World War I include Eugene Jacques Bullard, William Robinson Clarke, and Pierre Réjon, each making significant contributions to their respective military forces.
Before his aviation career, Ahmet Ali aspired to be a ship captain, a dream that led him to graduate from Haddehâne Mektebi in 1908 as a First Lieutenant. He later attended the Deniz Tayyare Mektebi (Naval Aviation School) and joined the Ottoman Navy. During the Turkish War of Liberation from 1919 to 1922, he flew for the Kuvay-i Milliye, supporting the National Forces movement led by Mustafa Kemal Atatürk, the founder of modern Türkiye.
After the war, Ahmet Ali continued his service, working as an Izmir pilot before being promoted to Undersecretary of the Turkish Air Force in 1928. He retired from the Turkish
Armed Forces in 1949 and passed away in 1969.
Captain Ahmet Ali Çelikten's life story is a testament to his bravery and dedication to his country, marking him as a significant figure in both Turkish and aviation history. His legacy as a pioneering aviator of African descent remains an inspiring chapter in the rich tapestry of historical narratives. May he rest in peace. ■

By Erol GülerFor over 52 years, the Istanbul Music Festival has been a cornerstone in Türkiye’s classical music calendar. With its line-ups of esteemed artists and versatile selection, the festival draws in audiences of all backgrounds. This year’s edition, again organized by IKSV*, promises another splendid experience for music enthusiasts, emphasizing a wide range of musical styles and highlighting cultural diversity. There is an extensive variety of performances in this year’s program, and it is impossible to summarize them all in this article. So, if you are interested and will be in Istanbul around that

A Wide Array of Venues
The festival will occur across 17 diverse venues, offering music lovers an unparalleled experience. The opening concert and some of the performances will be held at the iconic Atatürk Cultural Centre, which has left deep and significant marks on Istanbul’s and Türkiye’s recollection of arts and culture since 1969. The building has been renovated and furnished with the latest technology, and its gates re-opened in 2021. Atatürk Cultural
Centre reminds visitors of its former architecture, designed by the famous Turkish architect Hayati Tabanlıoğlu.
Besides AKM, audiences can enjoy performances in some of the city's most exquisite settings, varying from the historic Panagia Greek Orthodox Church, The Grand Bazaar, Church of St. Anthony of Padua, Süreyya Opera House, Naval Museum, Aya Yorgi Greek Orthodox Church, Palais de France, Austrian Cultural Forum, Istanbul Museum of Modern Art, Cemal Reşit Rey Concert Hall, Lütfi Kırdar Convention and Exhibition Centre, İş Towers Hall, Four Seasons Bosphorus Atik Pasha Terrace, Babylon, Fenerbahçe Park, and Yıldız Park.
The Roots
This year’s program is built around the theme of Roots, commemorating the tragic historical event of the population exchange between Türkiye and Greece in its 100th year while focusing on the interconnected roots of the people of these lands, particularly within the realm of music. The festival pays homage to this historical event with two commissioned works that remind us of the loss and grief but also of compassion and brotherhood. The world premiere of composer Dimitris Skyllas’ work will be performed by the Rezonans Chorus founded by conductor Burak Onur Erdem. The world premiere of Onur Türkmen’s latest work will be performed by the Nermin Kaygusuz Ensemble, of which the composer is among the founders. The concerts will take place at the Naval Museum.

One of the greatest musicians of our time, Maria João Pires, returns to the festival for a legendary rendition of the Beethoven Piano Concerto No.3, and this evening, complemented with the distinguished chamber orchestra Festival Strings Lucerne, promises to be a highlight of the entire season.

Pianist Can Çakmur and Cellist Alexandre
Castro-Balbi have put together a program that will tell the musical journey of Beethoven most comprehensively and concisely. Beethoven's cello sonatas, spanning different periods of his composition, offer us a unique panorama of his creative universe. Op.5 is remarkable not only as a witness to the composer's early period, but also because it laid the foundations of the repertoire; Op.69 bears the characteristics of the innovative and epic middle period; Op.102 is considered the beginning of Beethoven's late period, which is full of unconventional forms and deep emotional expressions. This concert will take place in the second floor foyer of Istanbul Modern, which opened its new building last year and is one of the new pearls of Istanbul. I hope to introduce this significant contribution to Istanbul’s cultural life in the June issue of TurkNetwork. The Istanbul Modern, which is transparently designed to strengthen the connection between the seaside and Tophane Park, will also be a visual feast alongside the wonderful performance of the two prominent artists: Cellist Alexandre Castro-Balbi who is the cello bandmaster of the German National Theater and the Weimar State Orchestra and the sought-after chamber musician; and pianist Can Çakmur a young pianist, especially praised for the richness of his musical

FUNDRAISING VEHICLES
Tech startups stand out for their potential to scale rapidly at minimal incremental cost, making them highly attractive to investors seeking explosive growth opportunities.
By Guclu OzenciIn our previous discussion, we delved into the distinction between lifestyle startups and tech startups. A key feature setting tech startups apart is their scalability. Unlike traditional ventures, tech startups have the potential for rapid expansion and significant growth while incurring only marginal costs per additional client. This scalability is particularly evident in software ventures, where the impact of each new client on the platform and cloud systems is minimal, often approaching negligible costs.
Unlike tangible products that require manufacturing, delivery, and logistics, software ventures eliminate the need for raw materials and physical distribution. While they entail expenses such as research and development, software development, updates, and cloud infrastructure costs, these are generally not directly proportional to client growth.
This scalability and growth potential make tech startups attractive to angel investors, venture capitalists, and private equity institutions. Given their nascent stage, valuing these early-stage ventures based on revenue is challenging, leading to valuation based on factors like growth rate, industry potential, or other relevant metrics.
Given the uncertainties and risks inherent in early-stage tech ventures, investors and the market have devised creative, low-cost (or no-cost) fundraising alternatives. Speed and cost efficiency are critical at this stage.
The Simple Agreement for Future Equity (SAFE) and Convertible Notes are widely used financial instruments for early-stage startups.
Both allow investors to provide funding without immediate equity terms, deferring valuation to a later date. Convertible Notes, akin to SAFE, involve lending money with the option to convert it into equity in the future. Both methods typically work with a discount and a predetermined valuation cap.
Crowdfunding serves as another fundraising avenue for startups, offering various methods such as pre-selling innovative products or collecting funds from a large pool of individuals via online platforms. These platforms not only facilitate access for small investors but also democratize investment opportunities, treating them as a single entity on the cap table, simplifying administrative complexities and allowing for potential diversification in your investment portfolio.

WHAT CAUSES YOUR STRESS?
Navigating stress involves more than enduring; it is about actively reshaping our internal narratives to foster resilience and peace.
By Melisa Gulsun OzmenThe causes of stress in our lives may seem like an outfit that does not fit our body or mind properly. An outfit that our body and mind feel is just not quite right, but due to the demands of a situation, an outfit that has to be worn. In simplest terms, stress is defined as the way the body and the mind respond to any kind of demand, threat, or challenge. When the body is exposed to stress, it gives one of four automatic responses: fight, flight, freeze, or the stress response. The stress response is a way the body protects itself. When the body is exposed to stress, it releases stress hormones such as adrenaline and cortisol and shows physical symptoms such as racing heartbeat, tightening muscles, rising blood pressure, quickening breath, and sharpening senses. These stress responses produced
by the body in cases of emergency save our lives and can function as a gas pedal to drive our lives. Imagine a person crossing the street who has no stress response to a car recklessly speeding; he or she might end up injured or dead.
Up to a certain level, stress is necessary for our survival because of its positive function in keeping us focused, energetic, and alert to threats. The positive stress that keeps us motivated to face challenges in our lives is called “eustress.” Eustress is essential for us when stepping out of our comfort zones and taking risks to grow in life. Without eustress, we would feel like we have no purpose or meaning in life and would be depressed due to the lack of motivation to extend our potential. However, there is a fine line between benign eustress and malignant stress. A cause of eustress may turn into a cause of stress when the stressors, which are the
situations and pressures that cause stress, reach an overwhelming threshold where the body and the mind are unable to cope anymore. What causes stress in our lives may be due to internal and external causes and depend on our perception. While some situations such as getting married or having a child may cause stress for some people, they may not be perceived as stress causes for others, and instead might be perceived as eustress.
Although the perception of stress versus eustress is often dependent on the perception of the person experiencing it, there are some major external factors that will unavoidably cause stress regardless of the perception of that person. Examples of such external causes of stress are major life changes, such as moving to a new city or a country or changing schools for kids. Financial troubles such as having too much debt,
being unable to meet basic financial needs, working with difficult people, or working at a job that you do not like or are not motivated for can all lead to stress. Another area of stress in many people’s lives is relationships, marriage, and family problems, such as being involved in a dissatisfying romantic relationship or staying in marriage due to some external reasons such as financial dependency or children or simply because of an unhealthy emotional attachment. Being unsure of how to raise and discipline children or having the responsibility of disabled children or dependent parents are also causes of stress within a family. Some examples of stressors that people might have some control over include divorce, marriage separation, ending a long-term relationship, ending an unwanted pregnancy, taking too much responsibility, or just being too busy. The effects of these stressors can be mitigated to some degree. But the major stressors such as an injury, having a serious health problem or the death of a spouse or a close family member are examples of uncontrollable stressors that have negative impacts on almost everyone who experiences them.
While some of these external causes are within our control and others are out of our control, how we interpret and respond to these external causes internally is totally within our control. Someone who interprets a divorce as waste of valuable years and a loss of shared financial resources would definitely be weighed down with much more stress on the body and mind than a person who perceives the divorce as a learned life experience and a new path opening to a new life. At this point, internal causes have the power to exacerbate the stress level we are exposed to. Some examples of stressors stemming from internal factors are a negative outlook on life, an inability to accept and welcome uncertainty, rigid thinking, and a lack of flexibility. Negative self-talk such as self-blaming and self-judging for everything that is not going as desired, unrealistic expectations, perfectionism, and an all-or-nothing attitude toward unexpected life events also are internal origin of stress.
People resisting changing these internal factors will have more difficulty in coping
with external factors and eventually both the external and the internal factors will lead to chronic stress which causes major physical and mental health problems. Some of the major health problems caused by chronic stress are depression and anxiety, pain of any kind, sleep problems, insomnia, autoimmune diseases, and digestive problems. Other medical problems include skin conditions such as eczema, stress rush or hives, heart disease and high blood pressure, weight problems, reproductive issues, and cognitive and memory problems.
To avoid health problems caused by chronic stress, it is essential to develop some strategies tailored to your personal interests and life choices. As the stressors are caused by both external and internal factors, coping strategies for stress can also be external and internal. Physical motion, regular exercise,
long walks in nature, connecting with other people and spending time with friends are some external strategies for reducing the negative impacts of stressors on the body and the mind. Others include using relaxation techniques such as yoga, meditation, tai chi and deep breathing, eating a healthy diet, avoiding excessive sugar, fat, alcohol, and caffeine, getting rest, and improving sleep quality.
However, without changing the perception of how you interpret stressful life events, none of these strategies will have the long-term effect of living a low-stress life. Some major internal strategies for coping with stress are, first of all, paying attention to what makes you stressed, rather than ignoring it. Identify the cause of your stress. This might be an event or a person. If the cause of your stress is another person, set a
LIFE COACHING
healthy boundary with that person. Divert your energy and thoughts from the person causing stress in your life to yourself and the people who make you feel good. The best question to ask yourself when diverting your energy from a person causing stress is, How does this person benefit my mental and physical well-being?” Secondly, know your limits in life and accept what you can and cannot change. Identify what you do have control over and what you do not have control over in your life. Do not try to change and control people close to you or their life circumstances. Make the distinction between giving support and helping others versus changing and controlling others’ lives.
Thirdly, question who and what are most important for you in your life and evaluate your priorities. Learn to say “no!” to people who are not on your priority list. Include new activities and hobbies that align with your interests and skills in your priority list. Improve your time management according to your priority list and use your three major resources, time, money and energy, on your own priorities. Fourthly, set your long-term goals aligning with your values, interests, and skills and focus on them. Focusing on long-term goals will give you a sense of meaning and keep you on track despite the existence of stressful life events. Lastly, be aware that every stressful event is temporary and has an expiration date ending as soon as the life lesson is learned. Always, keep in mind the question “What am I learning?” when you face a stressful life event, major or minor. Learn to let go of the past as you acquire the lesson from the experience and take off that stress outfit that does not properly fit your body and mind. ■

ADVENTUROUS AT WORK IN AMERICA: REAL ESTATE CAREERS
Navigating America's real estate market is not just about transactions; it is about understanding the heartbeat of a community and finding your place within it.By Kitty Waldorf
Our May issue unveils everything you need to know about the booming real estate scene in the DMV region. Real estate is a fascinating industry, especially for many Turkish Americans settling in the US. Often, there needs to be more clarity between real estate developers and agents. But fear not. Whether you dream of building a skyscraper, we will explore five in-demand real estate careers perfect for various interests!
Let us dive into America’s Real Estate Market!
1. REAL ESTATE AGENT
Primary Duties: A real estate agent helps clients buy, sell, or rent properties. Their responsibilities include listing properties, marketing them, conducting showings, negotiating deals, facilitating closings with a fair point of view, and protecting the rights of both parties.
Education: Real estate agents do not need
a college degree, but they typically require a real estate license, excellent communication and interpersonal skills, and a self-motivated mindset since this is generally a promotionbased position.
Workplace Settings: Real estate agents tend to have a hybrid work environment that combines elements of both a traditional office and remote work. We can summarize their office settings as shared workspaces and workstations. In a shared workspace, many agents work in brokerage offices alongside colleagues. In a workstation, agents may have designated desks or workstations within the office for administrative tasks, paperwork, and using their computers. If a real estate agent is working remotely, that means either they have a home office or a flexible location where they can work remotely. In home office agents often have a home office set up for tasks that do not require in-person presence, like catching up on emails, scheduling appointments, and marketing. While in a flexible location, agents can work from anywhere with an internet connection, allowing them to meet clients at
coffee shops or conduct virtual tours. Since agents split time between locations, having a reliable laptop and mobile access to essential tools is crucial. Much of a real estate agent's work involves in-person meetings with clients at properties, open houses, or other locations.
Average Salary: According to The CE Shop, the average first-year salary for real estate agents is $94,586. This can vary depending on experience, location, specialty, and performance.
Notable Real Estate Agent in DC: Nancy Taylor Bubes, NTB Group
2. REAL ESTATE APPRAISER:
Primary Duties: A real estate appraiser determines the fair market value of properties by analyzing comparable sales data, property features, and market trends.
Education: To become a real estate appraiser, one usually requires a state-issued appraiser license, strong analytical skills, and knowledge of valuation principles.
Workplace Settings: The workplace setting for real estate appraisers emphasizes focus
and individual work, with some opportunities for remote work depending on the employer. While they do interact with clients to understand the scope of the appraisal, the job requires less frequent in-person interaction compared to real estate agents.
Average Salary: Based on the Bureau of Labor Statistics and the National Association of Realtors, the median annual salary for real estate appraisers in the US is around $102,200 [BLS], with a net income of roughly $69,000 after taxes and expenses.
Notable Real Estate Appraiser in DC: Jenn Smira and Team are listed as the top real estate appraiser in Washington, DC.
3. PROPERTY MANAGER
Primary Duties: Property managers oversee the day-to-day operations of residential or commercial properties. Their primary duties include finding tenants, collecting rent, managing maintenance, and ensuring compliance with regulations.
Education: A basic college degree is often preferred but not required. However, it is essential that property managers have excellent organizational and problem-solving skills, a customer service orientation, and sometimes property management certification. Workplace Settings: They usually work from the back office inside their managing property.
Average Salary: According to various data sources [including propertyinspect.com, Indeed, Bureau of Labor Statistics], the national average is between $45,819 and $54,132.
Notable Property Management Company in DC: While it is difficult to determine the best property manager in DC, Bozzuto Management Company is listed as the best property management company in DC according to many reliable online sources.
4. COMMERCIAL REAL ESTATE BROKER
Primary Duties: Commercial real estate brokers specialize in helping businesses buy, sell, or lease commercial properties like office buildings, retail spaces, and industrial warehouses.
CAREERS
Education: A real estate license, strong negotiation skills, in-depth knowledge of commercial real estate markets, and financial analysis are required.
Workplace Settings: They do not have any specific workplace setting requirements. However, they usually work hybrid.
Average Salary: It is difficult to pinpoint a single national average due to many variables, but the National Association of Realtors (NAR) suggests that the median gross income for commercial members can exceed $100,000 annually.
Notable Commercial Real Estate Broker in DC: Bert Donohoe, Managing Director & Executive Vice President at Donohoe Commercial Real Estate
5. REAL ESTATE INVESTOR
Primary Duties: Real estate investors purchase properties to generate income through rental income, appreciation, or renovations.
Education: While a college degree in business or an MBA is useful for real estate investors, it is not required. However, it is critical that they have knowledge of real estate markets, financing options, property analysis, and often substantial capital to invest.
Workplace Settings: They do not have any specific workplace setting requirements. However, they usually work hybrid.
Average Salary: No fixed salary—depends
on the income they can generate.
Notable Real Estate Investor in DC: Like property managers, it is hard to highlight a professional working in this field. However, JBG Smith is one of the largest real estate investors in DC and all of DMV Area.

EXPLORING NEW DIMENSIONS: HOW XR TECHNOLOGY IS TRANSFORMING THE REAL ESTATE BUSINESS
Extended Reality (XR) is transforming the real estate landscape, turning everyday devices into powerful tools for immersive property visualization and high-tech marketing, propelling the industry into a new era of digital engagement.
By Hürriyet Aydin OkIn the rapidly evolving world of real estate, cutting-edge technologies are creating seismic shifts in how properties are marketed, viewed, and sold. Among these, Extended Reality (XR) technology—encompassing Virtual Reality (VR), Augmented Reality (AR), and Mixed Reality (MR)—is proving to be particularly revolutionary. This article delves into how 3D scanning and immersive visualization are reshaping the industry, providing an edge to realtors and a novel experience for buyers and sellers alike.
The 3D Revolution in Property Visualization
At the forefront of this revolution is 3D scanning technology, mainly through platforms like Matterport. This technology creates accurate digital twins of physical spaces—houses, apartments, offices, hotels, or convention centers. The process is straightforward but technologically advanced: high-quality 3D cameras systematically capture multiple angles of a property to construct a comprehensive virtual model.
The benefits for realtors are manifold. Digital twins enable potential buyers to navigate a property interactively from any location,
ensuring properties are accessible even to those who cannot visit in person. This widens the market by removing physical boundaries and enhances marketing materials with a hightech flair that appeals to modern consumers.
Aerial Insights with Drones and Photogrammetry
Complementing ground-level 3D scans are aerial views facilitated by drones and photogrammetry techniques. Apps like Polycam have democratized aerial photogrammetry, creating 3D models of a property’s exteriors and surroundings with unprecedented detail and accuracy. By deploying drones, realtors can provide potential buyers with a comprehensive view of a property, including hard-to-access areas and overall neighborhood context.
These aerial views are precious in assessing large properties such as sprawling estates or commercial complexes. They provide a perspective that ground-based photography cannot match, giving buyers a true sense of the property’s scale and its relation to nearby features.
The Immersive Experience
XR technologies take these visualizations one step further by creating immersive user experiences. Through VR headsets, prospective buyers or renters can easily walk through digital twins of properties, exploring every corner and visualizing their potential future home. AR applications go even further by allowing users to place virtual furniture and decor within the 3D model of the house, helping them visualize spaces as fully furnished interiors.
This level of immersion is highly effective in real estate sales. It allows potential buyers to experience emotional connections to the property, accelerating buying decisions and
enhancing satisfaction with the purchase process. Additionally, immersive experiences are invaluable for builders and architects who must sell properties before they are fully constructed.
Benefits for All Stakeholders
The advantages of XR technology in real estate extend beyond the buying and selling process. Home renters benefit by getting a comprehensive look at properties from afar, which is particularly useful for those relocating to a new city or country. Sellers can make their properties stand out in crowded markets with compelling, interactive listings that attract prospective buyers.
Moreover, convention center operators and hoteliers can showcase their venues in full glory, providing potential clients with virtual tours to help close booking deals well in advance. In essence, XR technology saves all parties time and money while enhancing the decision-making process through detailed previews.
Everyday Technologies Enhancing Real Estate XR
The proliferation of XR in real estate is supported by the widespread availability of advanced, user-friendly technology used in daily life. Notably, devices equipped with LiDAR, such as the latest models of iPhone and iPad, are democratizing the ability to create highquality 3D content. LiDAR technology enhances the depth perception of these devices, allowing for detailed and accurate mapping of indoor
spaces. This capability lets realtors and property managers generate immediate 3D models of spaces during a walkthrough, significantly speeding up the process of listing a new property.
Furthermore, interacting with these 3D models has always been challenging, thanks to various viewing technologies. Virtual Reality (VR) headsets offer the most immersive
experience, with devices like Meta Quest 3 and Apple Vision Pro leading the way. These headsets transport users into a virtual representation of real-world spaces, making it possible to conduct virtual tours or inspect a property remotely with an unprecedented sense of presence and scale.
Aside from dedicated VR equipment, immersive viewing is also accessible through more
TECHNOLOGY
common devices. Modern mobile browsers on smartphones, tablets, laptops, and desktop computers now support 3D views. This flexibility allows a broader audience to experience XR applications without specialized hardware. Users can virtually navigate through properties via platforms that integrate these models into web interfaces, providing a seamless, interactive experience that can be accessed anywhere.
Broadening the Horizon
This accessibility is critical to rapidly adopting XR technologies in real estate. It makes these advanced tools available to professionals across the industry and caters to a global audience whose first interaction with a property might be online. As such, real estate professionals are encouraged to integrate these technologies into their standard marketing
strategies, using everyday tech to enhance listings and provide exceptional service to clients worldwide.
The real estate sector is making high-tech marketing and property visualization the new norm by leveraging commonly used devices and platforms to interact with advanced XR features. This integration promises to keep the industry at the cutting edge, ensuring that professionals and clients have the best tools for making informed decisions in a dynamic market environment.
Conclusion
As XR technology develops and becomes more accessible, its impact on the real estate industry is expected to grow even further. What we are seeing today is just the tip of the iceberg. Real estate businesses that adopt these technologies early on will likely reap significant competitive advantages. With 3D scans and immersive experiences, the future of real estate marketing and sales is here, making it an exciting time for innovators and customers.
XR technology in real estate is not just about keeping up with the times but redefining what it means to interact with property. As we move forward, the line between the physical and digital worlds will blur, creating new opportunities and challenges for real estate professionals. Embracing these technologies now could mean the difference between leading the market or scrambling to catch up.

HARNESSING DATA TO TAILOR CROSS-CULTURAL STRATEGIES FOR DIASPORA COMMUNITIES
Data-driven insights are essential for effective cross-cultural communication, helping to understand and connect with diverse diaspora communities through tailored, culturally aware strategies.
By Suheyla TaylaIn our globalized world, effective crosscultural communication is paramount, particularly for diaspora communities. These communities, comprised of individuals who have left their homelands and settled elsewhere, face distinct challenges and opportunities in cross-cultural communication. To navigate these complexities, harnessing data-driven insights is not just beneficial, but essential in crafting effective communication strategies that cater to diverse audiences.
Diaspora communities are defined by their rich cultural diversity, which encompasses a wide range of languages, traditions, and values. However, this diversity may lead to communication barriers, as each community may have different communication styles, preferences, and expectations. To effectively engage with these communities, it is essential to have a deep understanding of their cultural nuances. This understanding can only be achieved through data analysis.
The first step in analyzing the diaspora community is to gather insights into its cultural dynamics. This involves collecting data on key cultural dimensions such as communication styles, social norms, and values. Surveys, social media analytics, and community forums can provide valuable information.
The next step would be to segment the diaspora community based on cultural,
linguistic, and demographic factors. This segmentation allows for more targeted and personalized communication strategies. Once the audience segments are identified, the content and messaging can be adapted to suit the cultural context of each group. This might involve translating content into different languages, using culturally relevant examples, or adjusting the tone and style of communication to align with cultural norms.
Technology plays a crucial role in enabling data-driven communication strategies, especially in the current era, which is defined as the time of technology revolution. Social media platforms, for example, can be used to reach diaspora communities and engage with them in real-time. Analytical tools can track engagement metrics, providing insights into which types of content are most effective.
While data can provide valuable insights, it is crucial to approach crosscultural communication with cultural competence and sensitivity. This involves being aware of potential biases in data collection and interpretation, as well as being respectful of cultural differences. Training in cultural competence can help individuals and organizations develop the skills needed to communicate effectively and empathetically with diverse audiences.
Cross-cultural communication is an ongoing journey that demands perpetual
learning and adaptation. As diaspora communities evolve, so do their communication needs and preferences. Regularly updating data and revising communication strategies is not just a good practice, but a necessity to remain relevant and effective. Feedback mechanisms, such as surveys or focus groups, can provide continuous insights into the effectiveness of communication strategies and areas for improvement.
Harnessing data to tailor cross-cultural communication strategies for diaspora communities is complex but rewarding. This not only enhances the effectiveness of communication but also fosters mutual understanding and connection within and between diaspora communities and with the people of their new country. In an increasingly interconnected world, communicating across cultures is more important than ever, and datadriven approaches offer a powerful tool for navigating the complexities of crosscultural communication. ■

GAZIANTEP: ONE OF THE ANATOLIAN TIGERS
By Nil GülerAntep, a city from ancient settlement, is the birthplace of agriculture. Located at the crossroads between Mesopotamia, which occupies a significant place in the history of mankind, and the Mediterranean. It was a city of the Hittite State during the Late Bronze Age and later was a border city of the Roman Empire.
When the Roman Empire was divided into two in 395, it remained within the borders of the Eastern Roman Empire (Byzantium). Antep has been an important trading center since ancient times. The region came under the rule of the Turks in 1067. After this date, Gaziantep and its surroundings were under the rule of the Anatolian Seljuk State and later the Ottoman Empire.
Much of its economy is currently supported by manufacturing, particularly textiles and
food processing. The metal and machinery industries produce the tools to make carpets and food, while the plastic industry produces the acrylic, polypropylene, and polyester used to make yarn.
The city is home to a mix of ethnic groups. Since the Syrian civil war began in 2011, Gaziantep has become home to about 470,000 Syrian refugees, according to the United Nations. But even before the war, busloads of Syrians were crossing the border almost daily to shop in Gaziantep. What are Anatolian Tigers? Why is Gaziantep one of them? In the context of the Turkish economy, Anatolian Tigers (Turkish: Anadolu Kaplanları) are several cities in Türkiye that have displayed impressive growth records since the 1980s. These cities are Kayseri, Gaziantep, Konya, Denizli, Kahramanmaraş and Balıkesir. Anatolian Tigers have good strategic locations, proactive local government
policies, and a skilled workforce. Gaziantep is one of them. The production of Gaziantep is as follows: Textile Industry; Food Industry; Metal and Machinery Industry; Chemical Industry; Plastic Industry; Shoes, Leather, And Processed Leather Products; Wood Products and Furniture Sector; Manufacturing Of Paper Products.
GASTRONOMY
Gaziantep won a 2015 European Destinations of Excellence (EDEN) Award under “Tourism and Local Gastronomy.” It also earned a place in world cuisine by becoming a member of UNESCO’s Creative Cities Network in the gastronomy field. The other cities in this network from Turkiye are 1. Kırşehir Music (2019) 2. Hatay – Gastronomy (2017) 3. Kütahya-Craftsmanship and folk arts (2017) 4. Gaziantep – Gastronomy (2015) 5. Afyonkarahisar – Gastronomy (2019) 6. İstanbul – Design (2017).
It is the food heaven of Türkiye with its 30 kinds of kebabs, 40 eggplant dishes, 30 yoghurt dishes, 20 kinds of lahmacun, and 30 different types of dessert. In total, Antep food has about 500 dishes that are unique to the city. There is a Gaziantep Pistachio Culture and Art Festival.
Why the title “Gazi” is given to Antep: Before the 20th century, Gaziantep was known simply as Antep. A century ago, at the beginning of 1920, the famous Antep Defense began during the Turkish war of independence. It ended due to hunger after lasting 11 months. During the defense, 6,317 Antep residents were martyred. As a result of this extraordinary defense, the Grand National Assembly of Türkiye gave the title of "Gazi" to Antep in its meeting dated February 6, 1921.
HISTORICAL RELICS
Being a city millenniums old, the oldest remains of human civilization can be found beneath the city. Gaziantep has been home to civilizations like the Hittites, Seljukians, Accadians, Byzantines, and Ottomans.
From Hittites: Karkamış, Sakçagözü, Zincirli and Dülük historical ruins.
Rome and Bizans period: Gaziantep Fortress and Tılbasar Castle.
From Selcuks and Ottoman times: Omeriye mosque and many more. It is said that the Omeriye Mosque was constructed by Caliph Omer and renovated in 1210.
Covered markets: Zincirli, Kemikli, and Coppersmith bazaar.
Public Baths: Bath culture was very important to Ottomans. In Anatolia, hamams or Turkish baths could be seen everywhere. Similarly, In Gaziantep, the tradition of hamams was very important. It was not just females who bonded over hamam sessions; “bridegroom baths" (Damat Hamami) were a ritual. There is a “Hamam Museum” in Gaziantep. The bath was built by Lala Mustafa Pasha in 1577; the building shows Ottoman-era architecture.
Coppersmith Bazaar: It is a center for craftsmanship and history.
ZEUGMA: THE BIGGEST MOSAIC MUSEUM OF THE WORLD
Zeugma is 50 kilometers away in westerly direction from provincial capital of Gaziantep.
Zeugma city was of great importance to the Roman Empire as it was located at a strategically important place. Up to 70,000 people lived in the city, and it became a center for the military and commerce of the ancient Romans. Zeugma was smaller than its neighbors Antakya (Antiokheia) and Alexandria (Aleksandreia) in Egypt but the same size as Athens (Athena). It was several times larger than Pompeii.
Now, it is the biggest mosaic museum in the world, containing 2.448 m² of mosaics from the Roman and Late Antique period, 140 m² of frescoes, 4 Roman fountains, 20 columns, 4 limestone statues, a bronze Mars statue, tomb stelae, sarcophagi, and architectural fragments, all restored to a condition ready for exhibition. Parts of Zeugma have become submerged in the Euphrates River since the construction of the Birecik Dam.
Zeugma has been on the UNESCO World Heritage Site tentative list since 2012.
I had the chance to see Zeugma almost ten years ago. Excavations were continuing and continuing. Of course, one of the most famous mosaics is the “Gypsy Girl” mosaic
displayed in a special room. It depicts a young woman wearing a colorful shawl and holding a tambourine.
2023 Earthquake: The museum building and its artifacts survived the 7.8 magnitude 2023 Türkiye–Syria earthquake unscathed, unlike most of Gaziantep, which was heavily damaged. All of the museum staff also survived the earthquake. Fortunately, the museum was reopened in April 2023, two and a half months after the 2023 Türkiye–Syria earthquake. ■

NAVIGATING DIGITAL FRONTIERS:
INNOVATIVE MARKETING STRATEGIES AT MCDONALD'S TÜRKİYE
The digital transformation that began in McDonald's restaurants in the United States is now taking place in Türkiye as well, adapting to local needs while maintaining global standards.By Özkan Yılmaz
Ci ğdem, I would have preferred to conduct this interview face-to-face, but since you are in Istanbul and I am in Chicago, we will proceed remotely. You have achieved great success and received numerous awards. Let us begin our interview.
Can you provide us with some information about digital marketing strategies at McDonald's Türkiye? Which channels do you use and how do you determine your target audience?
McDonald's Türkiye identifies its target audience through various channels, including social
media platforms, mobile applications, and digital advertising. We also evaluate demographic data, behavioral analysis, and customer feedback. Our digital marketing strategy primarily focuses on meeting the expectations of Generation Z, our main target group. Gen Z has grown up with digitalization, and their expectations differ significantly from previous generations. Their influence is the main reason behind our strategy to digitize our services and adopt a creative approach to digital marketing. McDonald's is already a well-known brand both in the United States and Türkiye, so while focusing on Gen Z, we introduce new products and innovations while also promoting our digitized customer experience.
For what purposes do customers mostly use digital platforms?
Our customers primarily use digital platforms to place orders, accumulate points, and follow activations/campaigns. Additionally, our brand naturally integrates into social media platforms through organic interactions with our customers. While we engage in influencer collaborations and share original content on our social media accounts, the organic and creative content generated by our customers also contributes to our brand's presence on digital platforms. Moreover, every campaign we undertake generates successful responses on social media. We track all feedback and comments on social media platforms, fostering successful interactions with our customers.
What types of data analysis and segmentation methods do you use in your Customer Relationship Management (CRM) strategies?
Ensuring customer loyalty is essential to us, as encouraging our customers to establish longterm relationships with us is fundamental to our business. McDonald's Türkiye's digital experience revolves around the McDonald's application, which can be used both in our restaurants and for online orders, featuring activations, campaigns, loyalty programs, and personalized communications. Through this, we establish a personalized relationship with our customers, with data and our CRM infrastructure being our main sources. We constantly analyze data to
identify our customers' preferences and habits, enabling us to offer personalized offers based on their preferences and channel interactions. For example, we conduct special campaigns for new customers or those who prefer certain channels/times.
How is McDonald's Türkiye's digital marketing and CRM strategy influenced by or differentiated from global McDonald's strategies?
We are influenced by global McDonald's strategies, but we customize them according to local market needs and dynamics. Young customers, in particular, enjoy experiencing different cultures and trends from other countries. As McDonald's is a popular brand among youth worldwide, we follow products, services, content, and activities from other countries along with our customers in Türkiye and adopt strategies that are suitable for local dynamics. What are the differences between
the digital transformation of McDonald's restaurants in Türkiye and the digitalization process of McDonald's in the United States?
The digital transformation that began in McDonald's restaurants in the United States is now taking place in Türkiye as well. For instance, customers appreciate the introduction of digital ordering screens in our restaurants, as they have seen them in other countries and in the United States. The McDonald's application has also become effectively usable in Türkiye. With Türkiye having a sizable young population, the arrival of such technological/digital applications is aligned with McDonald's innovative and youth-oriented approach.
our restaurants, both physically and in terms of products and services. Like McDonald's in the US, we always strive to meet and exceed the brand's global standards in aspects such as quality, speed, and service.
What are the similarities and differences between success stories of McDonald's in Türkiye and the US, and what teachings can they offer?
What are the similarities and differences between McDonald's Türkiye's digital marketing strategy and its strategies in the United States?
McDonald's Türkiye's digital marketing strategy aligns with the strategies in the United States and adheres to the global brand identity/ standards. However, differences are shaped by local market dynamics and consumer habits. To accurately address these, we adopt measurement and analysis methods such as performance marketing, A/B testing, and web analytics. This allows us to adjust our strategy according to the expectations and preferences of customers in Türkiye.
What are the major challenges McDonald's Türkiye faces on digital platforms and what strategies do you adopt to overcome them?
We would not necessarily call them challenges, but there is a matter of standardization that we adhere to, which is applicable across all McDonald's restaurants worldwide, ensuring customers receive the same service everywhere. For instance, McDonald's in Türkiye accepts orders both from online food delivery platforms and its own channels, placing special emphasis on maintaining standards in this competitive sector. Similarly, we have standardization in
The success stories of McDonald's in Türkiye and the US are built upon similar foundations such as brand loyalty, innovative marketing strategies, and a customer satisfaction focus. However, different strategic approaches can be observed based on local cultural and consumer expectations. In Türkiye, with the increase in inflation and a young population, McDonald's has supported young people in maintaining their living standards and experiencing enjoyable restaurant experiences. ■

CEO Emrah Dilsizoglu stated, “Last month, on an FHA Loan, we saw a 5.00% interest rate and a 5.875% IR on a conventional loan. These two represent the lowest rates we have seen in the past 18 months, which encourages people to wait for a better monthly rate to become homeowners. Now might be the time.” As the summer season approaches, Dilsizoglu further advised, “If you don’t want to be in a situation where a huge number of people are going after a minimal number of houses, consider purchasing a home before the July-August timeframe,” pointing out the increased competitiveness of offers during the summer months.
