LEADERSHIP + CULTURE ZEN SOUL PASSION HARMONY SUSTAINABILITY

HISTORY Founded in 1996, Kobi Karp Architecture and Interior Design Inc. is a full-service firm lead by its namesake. KKAID works on a variety of projects both domestically and abroad, but has a clear stake in the restoration of Miami's Art Deco District. The quality and passion behind KKAID's work has led to recognition by the city of Miami with a key to the city. The firm has also received the AIA Outstanding Service Award. and the NEWH Excellence in DesignAward.

Kobi Karp is a firm rooted in transparency both in design and in interaction. Their designs directly reflect a firm whose primary goals include harmony and sustainability. Matt Picard, the Senior Project Designer is responsible for many of the sustainable projects of KKAID since joining the firm in 2004. The projects of KKAID not only address the needs of large businesses, they also address the socioeconomic disparities of our time with affordable housing projects, such as the Miami City Landing. KKAID touts their understanding of aesthetic and its place in design, but makes a point to emphasize purpose and soul as being more important for an enriching environment

MATRIX ANALYSIS + DESIGN IMPLICATIONS Because of the Matrix organizational structure, Kobi Karp focuses on projects laterally instead of by hierarchy. This allows people to be working on multiple projects at once while still reporting to someone above them. This is particularly important in the studios (interiors, architecture, and visualization.) It is important to design a space that allows for this movement laterally as well as up the chain of command. Freedom for users to choose their proper work modes will be crucial for the success of the project.

DESIGN IMPLICATIONS - prioritize coffee/tea bar - refrigerator for left over or brought food

1400 SW 1st AVENUE, MIAMI, FL The Brickell area in Miami, south of downtown, is known for its close-proximity to the water and its subsequent plethora of residential high-rises. Brickell has now begun to outgrow its roots: overtaking the Central Business District, and has become the most dense neighborhood in Miami as of 2010. The site, located at 1400 SW 1st Ave, is only 1.1 miles from downtown Miami, a 10-minute drive in the morning, and on the bus route. Nearby are many restaurants and areas of interest, such as the shops at Mary Brickell Village. Its position in Brickell can be maximized with a south-east orientation, which will take advantage of the views to the water and the high-rises along the water. The location of the new Kobi Karp office will exemplify office design trends - touching on both the corporate and residential styles of its surroundings, to create an enriching environment.

DESIGNING FOR HEALTH CONTRACT MAGAZINE SEPTEMBER 2017 - invite employees to walk and exercise both on their commute as well as in the office - provide bicycle parking and storage for exercise materials - create internal connecting stairs as a major design point to maximize exercise as well as facilitate unplanned social interaction - active furnishing is advised as well as opportunity for standing. - because sitting for over 3 hours per day is associated with a 2 year lower life expectancy, it is incredibly important to prioritize healthy seating options - space planning to allow for daylight and creating ways to allow daylight far into the space are crucial for employee moral - choice in work modes, temperature, light, and food will boost productivity, quality of life, and emotion

DESIGN IMPLICATIONS - create a plan that allows daylight to permeate the space - create choice for employees wherever possible - active furnishing is crucial for the success of the office

WORK/REST BALANCE DEZEEN / HAYWORTH DECEMBER 2017 - offices can only facilitate creative thinking if both work and rest spaces are available - To facilitate all four stages of cognition, an office must be designed to support all three of the brain's neural networks: 1. The salience network - monitors external and internal stimuli and organizes priorities 2. The executive control network - develops new ideas in response to focus work 3. The default network - forms creative insight when emotions and engagement are low - "focus" doesn't necessarily mean nothingness. Rooms with too little stimulation will hinder levels of focus - 70dB of noise is the ideal level for focus, which is why coffee shops are often the primary choice for Third Place - restorative spaces should appreciate daydreaming and mental breaks because they allow for alternative thought

DESIGN IMPLICATIONS - allow moderate levels of noise to permeate the space without being distracting - create spaces for both focus and for rest

4 MATERIAL TRENDS IN 2017 STEELCASE / DESIGNTEX 2017 1. HOSPITALITY AT WORK - specifying softer materials for more comfort in the workplace - providing "bling" or "hygge" (warmth and enjoyment) depending on the client's needs 2. A NARRATIVE APPROACH - using textiles to tell the story and culture of a company - referencing regionally specific traits in a textile's pattern 3. BIOPHILIA - humans have an innate sense to connect with nature even if it is artificial - specifying natural patterns and even green walls will add comfort to a work area 4. BESPOKE - as a rejection of "corporate uniformity" individualized patterns have been adopted - non-uniform patterns have also been adopted to create unique experience

DESIGN IMPLICATIONS - specify durable materials that are also soft and "resimercial" - allow the surrounding area to influence textile choices - incorporate biophilia

IIDA HEADQUARTERS CHICAGO, ILLINOIS DESIGNED BY GENSLER 15000 SQFT COMPLETED 2017 - building shell completed in 1970 by the Office of Mies van der Rohe - views created by full-height windows on three sides of the building - edge lit cutaways to highlight the ceiling articulation - seating areas designed to increase unplanned social interaction - uniform in appearance, but highlights the importance of personal accessories

- Cheryl Durst, CEO, has an office centrally located for easy access as she is the ambassador" for IIDA - adopts the "resimercial" ideal in social areas

DESIGN IMPLICATIONS - capitalize on the ribbon windows in the space - design social areas to increase social interaction - allow the executive offices to be placed in a spot that looks and feels easily accessible

REDBULL OFFICE MILAN, ITALY DESIGNED BY IL PRISMA 16000 SQFT COMPLETED 2017 - "a place of energy" was used to inform the office's design - designers researched the unique work modes and methods - emphasis on company culture and engagement - materials include metal, concrete, wood, and visible structures - the reception is used as not just an initial area of entry, but also as a place of interaction supported by employees - rooms dedicated to leisure and brainstorming takes the stress off of a typical work day - varying sizes of conference and individual work spaces to accommodate all workers

DESIGN IMPLICATIONS - the physicality of the design should reflect company culture - allow all areas to be facilitators of meaningful interaction - vary sizes of meeting places to allow for all group types

INSTAGRAM HQ MENLO PARK, CALIFORNIA DESIGNED BY GENSLER SQFT NOT AVAILABLE COMPLETED 2016 - lobby rotates photos and videos that are shared on the app - clerestory windows bring light into the office from the reception - photo-op areas allow employees to interact with their platform - the conference room features standing tables as well as removable presentation boards - the kitchen allows employees to bring and cook food while at work, thus increasing engagement and interaction whilst improving health

DESIGN IMPLICATIONS - use clerestory windows to bring natural light through the space - create food areas that allow users to interact - create fun spaces for the users to relax

THE SPACE BETWEEN As an homage to the iterative process of design, a concept of layering transparencies will be implemented to facilitate the development of visual cues, culture, and interaction. This process will holistically craft an invigorating and intuitive workplace founded in honest construction, materials, and dimensional sightlines. Circulation and social spaces will be placed to create layers of interaction; promoting engagement and innovation.
