Ar t in public places gives way to ar tful architecture – Berlin-Mitte is considered to be the cultural and ar tistic centre of the city.
This is where the pub- and club crowd merges with the art and culture crowd, thus continually generating new creative impulses. In this part of town all possible styles of art coexist; from world class, highbrow art to temporary street art. This constant flux and movement creates a lot of scope for development and freedom and also paves the way for innovative architecture.
5
An idyllic environment right in the city centre? It sounds almost impossible, but the proper ty on InselstraĂ&#x;e makes it possible to live in a quiet yet central location, just a few minutes away from the hustle and bustle of the Hackesche HĂśfe. Therefore it truly is the other face of Berlin-Mitte!

Information about the architects Reflections on the architecture Petra und Paul Kahlfeldt, architects Founded in Berlin in 1987, Petra und Paul Kahlfeldt is an architectural firm occupied with a wide range of construction projects. In addition to museum buildings, transport- and industrial facilities, office and administration buildings, the firm also designs and constructs many residential buildings. The range of residential properties encompasses villas and country houses, ambitious residential complexes, as well as the complete redevelopment of individual flats. Edifices by Petra und Paul Kahlfeldt can be found all over Germany and Europe and their shared characteristic is an exceptionally high architectural quality and design that permeates every smallest detail. Their work has been awarded numerous prizes and accolades, and has been featured in various publications.
Inter view with Paul Kahlfeldt Paul Kahlfeldt was born in Berlin, in 1956. He completed his vocational training as a carpenter, joiner and cabinet maker and then went on to study architecture. After graduation he worked in various architecture firms, before setting up his own office with Petra Kahlfeldt in 1987. He has various university teaching assignments, most prominently a professorship at the technical university in Dortmund, where he lectures on the basic principles and theory of building construction. MG. What makes Berlin such a desirable location for this building development and what constitutes the special appeal of this particular neighbourhood? PK. The lot is situated in the historical centre of Berlin, surrounded by a variety of picturesque localities forming a cityscape that has grown organically over the centuries. Recollections and traces of the past include a green, which is almost a park in its own right, museums and buildings from all eras of architectural history, and monolithic structures dating from the last century. MG. What was your main concern with regards to integrating this building into the historic environment? PK. Both the location and alignment of this site are very well suited to enabling a modern continuance and a contemporary interpretation of the
His architectural practice covers a wide range of commissions and planning tasks. Apart from a multitude of residential buildings, he has also designed and built high quality museums, transport- and industrial facilities, as well as office buildings; all with a very strong focus on detail. His award-winning work is much acclaimed both nationally and internationally and many articles in leading architectural magazines have been published about it.
classic urban residential complex. The rhythm and the arrangement of the individual buildings follow historical precedents, discretely translating well-established elements into a contemporary ensemble, with a focus on modern day requirements. This creates an atmosphere of familiarity coupled with a generous use of space. MG. What was your prime design focus? PK. My aim was to ensure that the group of buildings is slightly set back from the building line. Their dominance in height and the additional recess in the middle of the faรงade give the complex a homogenous yet differentiated shape. The archway into the courtyard creates a private urban space, which lends the buildings a visual presence coupled with an overall atmosphere of peace and
intimacy. One of the major benefits is that all flats profit from excellent exposure to natural light and sunshine and boast fabulous views. MG. : How did you manage to reconcile modern architecture with the existing building structures on this street? PK. The complex of buildings is architecturally self-contained, yet integrated into the historical context. The base with its rows of clinker brick pillars is reminiscent of traditional urban buildings in Berlin, while the upper storeys consist of an expanse of pale plaster. Bay windows and balconies break up the frontage and link the flats with the city outside. All in all, the ensemble of buildings makes an important architectural contribution to modern city life.

Urbanity – in a city centre idyll
The origins of modern-day Berlin can be traced back to the Fischerinsel (Fishermen’s Island). The first fishermen settled here in the 13th century on a shoal created by a bifurcation of the River Spree. Thanks to a flourishing trade, the town quickly expanded and has continued to do so until the present day, ultimately becoming the political and economic heartland of Germany. The Fischerbrücke (Fishermen’s Bridge) is now a listed monument leading from the Fischerinsel to Inselstraße, where modern city flats are currently being constructed in a peaceful, urban setting. This attractive residential location offers an astounding range of benefits; it is just a short urban railway ride

>Some cities are silent and some cities are awash with sound< Aristoteles
away from Hackescher Markt, one of the main public transport junctions and home to the famous Hackesche Höfe, the largest interconnecting courtyard complex in Europe. Here art and culture thrive, with a dash of the typical Berlin flair. Alexanderplatz is also a mere stone’s throw away by urban railway. Berlin’s Town Hall (Rotes Rathaus), the Neptune Fountain and the museum island, where the illustrious Pergamon Museum is situated, contrast with the numerous shopping and leisure activities on offer. The lofty heights of the television tower award an unparalleled view across the entire city. Berlin’s central station is nearby as well; it is one of the most
modern railway stations in Europe and its impressive façade is a distinctive landmark. Whether you are more inclined towards opera at the Deutsche Staatsoper Unter den Linden, classical music at the Konzerthaus Berlin or plays at the Gorky Theatre or simply to feast your eyes on the elegant and leafy Gendarmenmarkt – there is something for everyone. All these manifold cultural and leisure activities are only a few steps away. In the midst of this hustle and bustle you will also find numerous quiet city squares and small greens offering tranquillity and a means of relaxation.

Culture and comfor t in direct proximity In the immediate vicinity of Inselstraße, away from the crowds and the din of the city, you will find the great green expanse of the Köllnischer Park. This is where the emblems of the city reside: Berlin’s eponymous bears. The Märkisches Museum, a milestone in European museum architecture, hosting a range of cultural-historical exhibitions, is located right next to the park. Another one of this area’s many
10
attractions is the prestigious Fanny Hensel Music School across the road. The school is housed in the former Köllnische Secondary School and is renowned both for its impressive façade and its diversified teaching programme. In this neighbourhood, imposing Gründerzeit villas rub shoulders with modern buildings all connected by a mature infrastructure. From all types of school to foreign embassies and retail space, the area caters to all the different facets of modern life. There is the added appeal of numerous cafés, restaurants and bars serving culinary delights or an
after-work beer to be savoured in a pleasant neighbourhood setting. In addition to a comprehensive cultural programme, the banks of the River Spree are at your doorstep, inviting you to take a leisurely boat trip on the city’s extensive waterways. The pulsating heart of the city is never far away. The underground station Märkisches Museum is just around the corner. And both the underground station Heinrich-HeineStraße and the urban railway station Jannowitzbrücke are just a short stroll away. From there it’s only a few minutes to Hackescher Markt, Stadtmitte or Alexanderplatz.

Exclusive living quar ters – ma ximum comfor t and top quality The two main entrances, situated on Inselstraße, lead into an opulent and prestigious foyer and from there to the flats or through to the courtyard. The private gardens form the centre of the building complex. Various side entrances allow direct access to the flats. The building in Inselstraße 9, which is currently under construction, comprises 38 flats and one retail unit and 35 parking spaces distributed over 8 levels.
In the near future another 48 flats, a commercial unit and 36 parking spaces will be built at Inselstraße 10. The modern 2 – 5 room flats will cater to all tastes and fulfil individual desires – in short: a dream home for everyone. Tall 3 metre high ceilings enhance the general air of spaciousness in the bright and generously-proportioned rooms. Sustainability and optimal resource management were taken into
consideration from the planning stage onwards. All the criteria of the 2009 German energy saving regulations and of the KfW Bank’s energy efficiency real estate loans program are fulfilled. Heat recovery ventilation, a solar thermal energy facility for hot water production and underfloor heating with separate temperature control devices all serve to guarantee an environmentally and ecologically sound energy concept.
First class interiors The top quality fittings allow for individual scope with regards to interior design. Heat recovery ventilation, oak parquet flooring, choice tiled flooring and tasteful bathroom fittings are all top of the range quality products. © Keramag

The real feel-good factor – modern living in energy-efficient buildings * Supported by the KfW Bank energy efficiency real estate loans program
Making light work of energy saving The energy saving facilities are rounded off by the use of wooden insulated glazing windows, which are in accordance with heat insulation and noise protection regulations. First class interiors with superior floor tiling in the kitchen, bathroom, or guest toilet and heated towel racks contribute to the special feel good factor. The living quarters of most flats boast oak parquet flooring, while the penthouse and roof-top flats have parquet flooring laid in a luxurious herring bone pattern. Naturally the complex also has the very best in building equipment and appliances: video intercom system, broadband cable and a central locking system are standard. It is extremely advantageous to have only one key for the main door, access to the underground car park and the storage room in the cellar. Electronic monitoring of energy consumption is another convenience, which renders the annoying meter-reading appointments obsolete. All 37 flats either have a private garden, a balcony or a roof top terrace. For greater comfort, there are no steps leading to the roof top terrace. The lift can be accessed from the underground car park or from the ground floor and services all floors. Bike racks, as well as storage rooms for both bicycles and prams and the individual storage rooms in the cellar serve to maintain perfect order.
Room Layout The generous layout of the rooms lends itself to an individual furnishing style. Big windows and lots of light make for a warm and bright atmosphere.

Commercial proper ty ideally situated in the best location
A multifunctional commercial unit with large display windows is currently being built on busy Inselstraße. This space is perfect for usage as a retail unit, an office or an artist’s studio and has a very big scope with regards to interior design, as there are no vertical beams and the ceilings are 4 metres high. The retail unit is being fitted with toilet facilities and the necessary plumbing and electrical outlets for a spacious kitchenette. A separate staff entrance and a big storage space add to the convenience and desirability of this unit and pave the way for further development. This site is ideally located to make the most of Berlin’s excellent public transport system: both the underground and the urban railway station are only a short walk away. 52
The highlights in bullet points – Retail unit, 126 m² including. 7,5 m² store room – Commercial unit: almost entirely free of vertical beams. The ceiling height is nearly 4 metres – The space is multifunctional, but can also be utilised to fit individual needs (but not suitable for the catering and hospitality industry) – Large display windows – Excellent views – Plumbing and electrical outlets exist already – Separate staff entrances – Optional parking space in the underground car park – Attractive location – Very good access to public transport.
