I’ve written quite a bit recently about the strength of the current real estate market and the opportunities that exist. It is tempting to continue to review market trends, but as we approach Thanksgiving and Christmas, I think it is time to pause and briefly reflect on what home means to us. While at its most basic level, a house serves to provide shelter from the elements and outsiders, it is more commonly thought of as a place that conjures feelings of comfort, familiarity, and belonging. Home is where children are raised, friends are entertained, and memories are made. There is simply no substitute for your own home! THE MAIN KEY TO UNDERSTANDING THE RISE IN MORTGAGE RATES Every Thursday, Freddie Mac releases the results of their Primary Mortgage Market Survey which reveals the most recent movement in the 30year fixed mortgage rate. It was the first time in three months that the mortgage rate surpassed 3%. In a press release accompanying the survey, Sam Khater, Chief Economist at Freddie Mac, explains: “Mortgage rates rose across all loan types this week as the 10-year U.S. Treasury yield reached its highest point since June.” The reason Khater mentions the 10-year U.S. Treasury yield is because there has been a very strong relationship between the yield and the 30-year mortgage rate over the last five decades. 4 | GRHG | VOLUME TWO | ISSUE TEN | 2021
The graph in Exhibit A on the following page shows that relationship. The relationship has also been consistent throughout 2021 as evidenced by the graph in Exhibit B on the following page. The graph also reveals the most recent jump in mortgage rates was preceded by a jump in the 10-year Treasury rate (called out by the red circles). So, What Impacts the Yield Rate? According to Investopedia: “There are a number of economic factors that impact Treasury yields, such as interest rates, inflation, and economic growth.”

PUMPKIN CHEESECAKE BARS PRESENTED BY KATHY HEEREN-ELLIS Whether you want to have the most popular taste of fall or you’re thinking of a different treat for your Thanksgiving meal, these cookie bars are the best of both worlds! From the cookie base to the cream cheese middle and finally the pecan topping, this dessert is the perfect blend of fall flavors.
INGREDIENTS BASE: 1 pouch (1 lb 1.5 oz) sugar cookie mix 1 tablespoon pumpkin pie spice 1/2 cup cold butter 1/4 cup canned pumpkin (not pumpkin pie mix) CREAM CHEESE LAYER: 2 packages (8 oz each) cream cheese, softened 1/2 cup sugar 2 tablespoons all-purpose flour 1 teaspoon vanilla 1 egg
PECAN PIE LAYER: 1/3 cup butter, melted 1 cup packed brown sugar 3 tablespoons all-purpose flour 3 eggs 1 1/2 cups chopped pecans 1 teaspoon vanilla 1/2 teaspoon salt Caramel topping, whipped cream, and pecan halves, if desired
DIRECTIONS Heat oven to 350°F. Spray 13x9-inch pan with cooking spray. In large bowl, mix cookie mix and pumpkin pie spice. Add 1/2 cup cold butter and the pumpkin; mix with pastry blender or fork until crumbly. Press in bottom of pan. Bake 10 minutes. Meanwhile, in another large bowl, beat cream cheese layer ingredients with electric mixer on medium speed until smooth. Spoon over cookie base, and carefully spread to cover. For pecan pie layer, in large bowl, stir together 1/3 cup melted butter, the brown sugar, 3 tablespoons flour and 3 eggs until well blended. Stir in pecans, 1 teaspoon vanilla and the salt. Pour evenly over cream cheese layer. Bake 35 to 40 minutes or until set. Cool 30 minutes. Refrigerate to chill, about 2 hours. To serve, cut into 6 rows by 3 rows. Drizzle each serving with caramel topping, and top with a dollop of whipped cream and a pecan half. Drizzle whipped cream with a small amount of caramel.

In the Rock River Valley, one-third of ninth graders are not on track to graduate. Those without a high school diploma or GED are ineligible for 90 percent of the jobs available in America that offer a living wage, are twice as likely to live in poverty compared to those who have graduated and have a greater chance of being arrested and incarcerated. Crime, poverty, and unemployment are issues that are keeping our community from thriving. That is why United Way is narrowing its focus to middle school students – to ensure the future prosperity of our community. Research has shown that in order to alter the path of a student who is likely to become a dropout, you must identify that student and offer them assistance in their middle school years. To accomplish that, United Way of Rock River Valley launched its Move the Middle initiative in 2019. Through Move the Middle, United Way has hired four Achievement Advocates who work with sixth, seventh and eighth grade students at Lincoln and RESA middle schools (with plans to eventually expand to all middle schools in Rockford). Because of large class sizes, pandemic-created obstacles like remote learning, as well as many other barriers beyond their control, students can easily fall off the radar of their teachers, spiraling toward becoming high school dropouts. But, because United Way Achievement Advocates are there, monitoring student data that indicates those who are at a high danger of dropping out, those students are getting the academic, behavioral, and emotional supports needed to get them back on track toward graduation and success in life . Teachers and students are all facing the most difficult academic environment in their lifetimes amid this global pandemic. United Way is uniquely positioned to unite our community’s resources to alleviate that stress – ensuring our students, and our community, are on a brighter path.
