HISTORY IN THE MAKING These were the men who, laying stone by stone and brick by brick, constructed Independence Hall, Christ Church, and other national landmarks. Centuries later, it is exciting to witness history still in the making. Our members are crafting and constructing the buildings that are shaping the revitalization of our city and the region, impacting the spaces where millions of people work, play, and live.

More than 200 years ago, our Founding Fathers laid the foundation for our country right here in Philadelphia. As the General Building Contractors Association (GBCA) celebrated a historic milestone in 2015 — our 125th anniversary — I am reminded of the rich legacy of our association dating back to the hardworking constructors of early America. While GBCA was originally founded in 1891, our roots date back to the original members of the Carpenters’ Company of the City and County of Philadelphia.

The art of construction is alive and stronger than ever, and I am truly proud to represent an association that has such a remarkable past and a promising future. While GBCA’s history is worth celebrating, it is equally important to acknowledge the achievements of the present day. In 2015, GBCA made great strides in providing our members with the resources and support to become even stronger leaders. Notable achievements included the expansion of our member benefits, including a new partnership with Drexel University Online, and a banner year of comprehensive safety, educational, and networking events and programs, in which hundreds of members participated and benefitted. In addition to GBCA’s accomplishments in 2015, the year was of personal significance to me as I transitioned into the role of president. Leading our association is a great

honor, and it would not be possible without the support of our dedicated Board of Directors, staff, and all our members. Together, we are making history. Together, we will spearhead initiatives that will launch our members into the next 125 years of success. And together, we will continue to set the standard of building excellence.

For the past 125 years, GBCA has been a powerful force in advancing the commercial, industrial, and institutional construction industry. We have set the standard of building excellence and supported our members as they shaped the Philadelphia skyline and beyond. We stand united as we forge into the future.

OUR ASSOCIATION From modest beginnings as the Master Carpenters and Builders Company in 1891, GBCA has evolved to become a recognized leader in the construction industry that today represents more than 300 member companies — including general contractors, subcontractors, material suppliers, and service providers. As an advocate and a resource, our work fosters positive, productive relationships among industry professionals, labor, and government, and empowers members with access to proven safety, education and training, business development, and marketing programs. GBCA is the Philadelphia chapter of The Associated General Contractors of America (AGC), yet our reach spans well beyond the city limits and includes southeastern Pennsylvania, the state of Delaware, northern Maryland, and the Eastern Shore.

OUR MISSION The purpose of GBCA is to serve our members as industry leaders in education, advocacy, safety, and networking opportunities to advance the commercial, industrial, and institutional construction industry. We achieve this mission by:

GBCA’S FIRST-EVER DISTINGUISHED DIRECTOR AWARD Charles (Charlie) W. Cook was honored with the Association’s very first Distinguished Director Award at the 2015 Annual Meeting. This award is designed to give special designation to a longstanding member of the GBCA Board of Directors who has shown great contributions to not only the GBCA, but to the industry as a whole. Cook has been in the construction industry for 50 years,and is currently president, R.S. Cook & Associates, and assistant clinical professor of construction management at the Drexel University College of Engineering. He has been a valued member of GBCA for more than 20 years and has provided years of dedicated service on the Education Committee, where he still serves today. “Our motive is to improve our industry, and in so doing, improving our world,” Cook said upon receiving the Award. “We are in a very competitive industry where we can win or lose by tenths of a percent. Yet we all come together for GBCA, knowing that as good as this organization (and our industry) can be, it can always be better.”

OUR PEOPLE GBCA COMMITTEES Our strong and active committee system has contributed to the long-term success of GBCA. The committees capitalize on the participants’ unique knowledge, expertise, and capabilities, which help support the GBCA program agenda. In addition to the GBCA committees, several Association members serve on The Associated General Contractors of America committees and represent contractor, subcontractor, and service provider points of view on various industry subjects.

Executive Committee — Serves as the pulse of the Association, directing and monitoring the policies and finances of the organization. AIA/GBCA Joint Committee — Works with members of the American Institute of Architects Philadelphia Chapter on issues of mutual interest. Construction Leadership Council — Established to fulfill the need to cultivate the next generation of leaders in the construction industry. The CLC is a conduit for participants to network, exchange ideas about work and the industry, serve local communities, continue professional development, and develop leadership skills. Education Committee — Helps establish the program agenda and course curricula available to eligible GBCA member employees and works to facilitate professional development opportunities and student involvement. Government Affairs Committee — Monitors and addresses legislative, regulatory, and public policy matters, keeping GBCA in the forefront of topical and emerging issues that impact the industry on local, state, and national levels. Labor Policy Committee — Sets labor policy for the Association and works to ensure a stable and productive relationship between management and affiliated labor unions. Membership Committee — Supports Association membership development activities by helping to identify and recruit new member companies. Safety Committee — Promotes workplace safety and suports the efforts of contractor members to maintain accident-free job sites. 8 GBCA 2015 ANNUAL REPORT

In 2015, the Board of Directors appointed Benjamin J. Connors, Esq., as president of GBCA to further strengthen the Association and continue to enhance its impact. Ashton’s 30-plus year career has spanned the fields of safety, loss control, and risk management, specializing in marine and commercial construction. In addition to his credentials within the World Safety Organization, he is also certified to instruct OSHA 10 and 30 courses.

Connors leads the Association’s advocacy and labor relations efforts for member companies while overseeing its safety, educational, marketing, and membership activities. Prior to joining GBCA as the Director of Government Relations, he served as the Advisor and Finance Director to Congressman Robert E. Andrews.

Lajara has more than 11 years of experience as an executive assistant in the petroleum and construction industries. Prior to working at GBCA, she served as Executive Assistant to the CEO, CFO & COO at Orleans Homebuilders corporate office, where she also held positions in marketing, providing direct support on all advertising and social media networking.

Tosti brings more than 13 years of marketing and public relations experience to GBCA and a wide range of knowledge of the Philadelphia region. Her role at GBCA consists of directing all marketing, advertising, and communications that position GBCA as the leading advocacy organization with the best trained, most skilled, and most trusted construction professionals in the industry.

Prior to GBCA, Versace worked at American Water and ARAMARK. She is responsible for the Association’s financial functions and human resources.

With expertise in program development, promotion, and execution, Louro came to GBCA from the Greater Philadelphia Chamber of Commerce. She brings 10 years of event experience to help further cement GBCA’s position as an industry leader in education and professional development.

Rotz has been a dedicated member of the GBCA team for more than 30 years. During this time, she has supported the Association’s labor, safety, education, administration, communication, and government affairs efforts.

Liberto has more than 25 years of experience in development, marketing, sales, and community relations within the education, retail, and healthcare fields. At GBCA, Anne maintains a cohesive membership development program, including identifying potential membership opportunities and leading business development activities.

OUR IMPACT

GBCA members have an extraordinary impact on economic development within the city of Philadelphia and the greater Philadelphia region, consisting of Bucks, Chester, Delaware, Montgomery, and Philadelphia counties. While the industry experienced substantial growth over the past several years, GBCA commissioned the economists at Econsult Solutions to quantify the influence of the commercial construction industry during that time. The findings of the study evidence the hard impact and substantial growth in commercial construction within our region in recent years. This solid foundation lays the groundwork for a promising future.

KEY FINDINGS The Economic Impact of the Construction Industry in the Philadelphia Region, 2013-2015:

$10 BILLION

was generated in one-time economic impact in the five-county region, with

$5 BILLION

generated within the city of Philadelphia.

$5.8 BILLION

was spent in new construction and major renovation expenditures in the five-county region, with

$2.9 BILLION

spent within the city of Philadelphia. Each year, an estimated

21,000 JOBS

were supported — both directly and indirectly — in the fivecounty region as a result of commercial construction projects.

OUR FOCUS

MEMBERSHIP Membership in GBCA connects companies and individuals working in commercial construction with industry leaders, responsive services, and best practices. We are driven to provide our members what they need to enhance their competitive edge and advance their standing in the marketplace. In 2015, GBCA renewed its focus on meeting members’ needs in several ways, most notably with the addition of a full-time staff member, Anne Liberto, dedicated entirely to membership development and services. As we continued to expand our member benefits, GBCA worked to increase opportunities for members to network within the construction industry and in related fields, have a stronger voice in issues affecting the industry, and stay educated in safety-related matters and business trends. To help manage and administer our membership services, GBCA implemented a new cloudbased software system for its staff. The Board of Directors initiated the formation of a Membership Committee in late 2015, whose responsibilities include defining the benefits for each category of membership and developing membership policies. The committee operates under the leadership of co-chairmen Michael K. Armento, senior vice president, Torcon, Inc., and Joseph P. Clearkin, executive vice president, James J. Clearkin, Inc. In 2016, members from each category of membership will be named to the committee, through which they will aid and advise on member recruitment as well as strategies for retention.

SPOTLIGHT ON AIA/GBCA JOINT COMMITTEE GBCA works with the American Institute of Architects Philadelphia Chapter on issues of mutual interest. Throughout 2015, the AIA/GBCA Joint Committee planned and executed a highly successful presentation at the Design on the Delaware conference in October. The event engaged top-notch speakers — Emily Bittenbender, managing partner, Bittenbender Construction; Doug Carney, senior vice president for facilities, real estate and capital program, Children’s Hospital of Philadelphia; John Fry, president, Drexel University; and James Timberlake, FAIA, LEED AP BD+C, partner, KieranTimberlake — and drew over 200 attendees, making it our most-attended presentation to date. 15

Despite the rainy weather, attending golfers built new relationships, connected with old friends, and enjoyed an all-around enjoyable day at the Whitemarsh Valley Country Club.

The Construction Excellence Awards is the industry’s premier awards program, recognizing members who have demonstrated innovation in building construction, safety, and other areas. At a prestigious awards ceremony at the Hyatt at the Bellevue in Philadelphia, GBCA honored members who are taking construction to the next level. The 18th Annual Construction Excellence Awards celebrated the contractors, architects, and owners of 12 exceptional projects and initiatives.

GBCA hosted its annual holiday party at the neighboring Continental Midtown, where more than 100 members enjoyed signature drinks and hors d’oeuvres. Thanks to generous member support at the event, GBCA donated more than 200 items to the Northern Children’s Services Holiday Toy Drive.

Annual Meeting | January 19, 2015 More than 350 GBCA members, political constituents, and industry thought leaders attended the 125th Annual Meeting at the Union League of Philadelphia. The evening featured remarks from GBCA leaders and Philadelphia Mayor Michael A. Nutter, and focused on development within the city of Philadelphia, the history of GBCA, and the Association’s importance to the continual economic and building development within the region.

SAFETY GBCA is dedicated to the safety and health of our members, their employees, and worksites. To ensure our members have ongoing access to the latest safety programs and regulations, GBCA has developed relationships with safety organizations within the area, including strategic alliances with the Mid-Atlantic Construction Safety Council (MACSC), the American Society of Safety Engineers (ASSE), City of Philadelphia Licenses & Inspections, and the Occupational Safety & Health Administration (OSHA) Region III and Philadelphia area offices. In addition to providing member site visits and consultation, GBCA hosts safety classes, training sessions, and seminars throughout the year to keep members abreast of the latest information regarding OSHA regulations and other important safety measures.

2015 SAFETY PROGRAM HIGHLIGHTS OSHA Programs Our popular Eggs with OSHA program, featuring breakfast, networking, and an OSHA presentation, continued in 2015. More than 150 attendees joined us for these events in February, June, and November. GBCA offered complimentary OSHA 10 Training for GBCA member companies nine times during 2015. Through this training, OSHA helps ensure that workers are more knowledgeable about workplace hazards and provides information regarding workers’ rights, employer responsibilities, and how to file a complaint.

Special Events On March 19, 2015, GBCA, in partnership with Fineman Krekstein & Harris, PC, hosted Dazed & Confused: A Focus on Marijuana Legislation, to discuss the impact of legalized marijuana on employers and safety managers in states where legislation has been passed or proposed. The conversation also shared options for employers who seek to maintain drug-free work environments. Guest speakers included Dr. Gladys Fenichel; State Senator Mike Folmer; Zachary Hoover, Chief of Staff, Office of State Senator Daylin Leach; Rita Lebo, WORKNET Drug and Alcohol Services; and Mike Needleman, Fineman, Krekstein & Harris. On May 6, 2015, GBCA presented the second Panel on the Philadelphia Demolition Ordinances featuring City of Philadelphia Licenses & Inspections Commissioner Carlton Williams and Director of Development Services Elizabeth (Betsy) Baldwin, who discussed the next phase of

ordinances. These went into effect on September 30, and affected both construction and demolition projects. On September 16-17, 2015, GBCA hosted more than 30 attendees for a two-day Executive & Supervisors Safety Leadership Briefing. Designed to suit the needs of both executive/senior-level management and front-line safety professionals, the briefing covered a range of safety and business issues, including the business value of safety and return on investment, how to analyze your current safety culture and determine your leadership impact on safety within your organization, the importance of breaking down communication barriers and how to effectively conduct safety inspections and observations. GBCA also offered an exclusive opportunity for executives to invite an up-and-coming employee in their company to attend the briefing.

GOVERNMENT AFFAIRS & LABOR GOVERNMENT AFFAIRS GBCA is the voice of our members, and we serve as our members’ direct connection to local, state, and federal governmental officials and policy makers. We monitor, initiate, and engage in legislation at all three levels, maintaining important relationships with government councils, agencies, and coalitions.

— Emily Bittenbender Thanks to the work of the GBCA Governmental Affairs Managing Partner, Committee and outgoing chairman Rick Lowe, GBCA has Bittenbender Construction, LP had a seat at the table on virtually every matter of any consequence that affects our industry. As a result, the voice of GBCA member companies has more influence than ever before. We have ensured that the commercial construction industry is recognized as one of the principal economic engines that drive the local and state economies. GBCA expanded its government affairs efforts in 2015 and hosted two Political Action Committee (PAC) fundraising events. These events raised more money for PAC initiatives this past year than in any other single year in the past decade. These much-needed funds strengthened the PAC and allow GBCA to further build on its political momentum.

LABOR GBCA is the most recognized and trusted liaison between management and labor in the Philadelphia region and beyond. Our commitment to promoting a skilled union workforce and clear communication between contractors and labor leaders helps construction projects get completed on time, on budget, and without incident. The GBCA Labor Department provides labor relations support to the industry and is at the center of activities during labor negotiations. The Association is responsible for leading negotiations with our affiliated trades: laborers, carpenters, cement masons, operating engineers, rodsetters, and drywall finishers.

Tackling Regional Labor Agreements The GBCA provides administrative support for an extensive portfolio of regional labor contracts for hundreds of contractors and affecting the lives of thousands of tradespeople. The GBCA directly administers six trade agreements in counties throughout Pennsylvania, Delaware, and Maryland. The Association is also an industry leader when it comes to mediation and grievance resolution and has facilitated agreements between labor and management on many of the area’s most visible and notable projects. From skyscrapers to sports arenas, the GBCA Labor Department works to maintain a harmonious and competitive work environment.

Administering IAP The GBCA Labor Department provides administrative oversight for the Association’s Industry Advancement Program (IAP) and its financial guarantee for payment of fringe benefit funds. The IAP is administered solely by the GBCA and used specifically for the advancement of the local construction industry. The IAP provides the resources to permit the GBCA to carry out much-needed industry-wide programs that benefit the construction industry and the community alike.

OUR FOCUS GBCA is committed to providing invaluable education, training, and resources to develop a highly skilled, productive, and motivated workforce. Since the early 1960s, thousands of members have turned to GBCA for professional and personal enrichment. Through GBCA, members and their employees have access to programs that develop and expand their knowledge, and aspiring professionals are introduced to the range of opportunities within the industry.

Partnering with Drexel University Online GBCA has strategic alliances with various educational institutions, and in 2015, we forged stronger liaisons with area colleges and universities. One of the most notable achievements to benefit our members was the launch of our partnership with Drexel University Online. Through this program, members and their immediate families can receive an up to 40 percent discount in more than 140 online educational programs.

Tuition Reimbursement and Professional Recruitment The revitalization of the tuition reimbursement program in 2015 also allowed us to better serve our members’ educational ambitions, and we distributed more than $10,000 to students at local colleges and universities

as part of this program. We also initiated dialogue and recruitment efforts with educators on the high school level to help grow the next generation of the construction workforce.

Training and Events Additionally, GBCA hosted eight educational events in 2015, focused on topics ranging from business and construction management to technology, and engaging more than 300 members and non-members. This coming year, our hope is to continue to provide in-house education training and to bring back historically popular programs, such blueprint reading. The future — with new technology, innovative techniques, and unique challenges — will demand even more from GBCA’s education services, and we are preparing ourselves to meet those needs.

CONSTRUCTION LEADERSHIP COUNCIL The Construction Leadership Council (CLC) consists of young construction professionals who are committed to maintaining, improving, and promoting the construction industry and GBCA through education, networking, and service. As they build essential relationships and skills, members of the CLC are establishing the foundation for the future success of our association and the industry at large. In 2015, the CLC appointed a functioning Steering Committee and assigned each committee member to a focus area to enrich the knowledge of CLC members and help expand membership. The group hosted successful events in 2015, including tours at organizations like Dan Lepore & Sons and hard hat tours that provide behind-the-scenes looks at notable new construction projects, as well as outings to Phillies and Eagles games. The CLC welcomed more than 300 total attendees at events throughout the year. The CLC grew its membership by 50 percent during the course of the year. GBCA looks forward to growing the CLC membership and its impact in the upcoming year under the leadership of new committee chair Maura Hesdon, with Shoemaker Construction Co., who also sits on the National CLC Committee for The AGC.

In celebration of GBCA’s 125th anniversary, our multi-channel 2015 marketing campaign focused on celebrating the storied history of our association. Its “Excellence is Building” theme, an extension of “The Standard of Building Excellence” tagline, positioned GBCA members as the best of the best in the industry and created anticipation as we move forward into the next 125 years of success. Through a variety of traditional and creative media channels — including targeted print and digital advertisements, colorful banners on Chestnut Street, wraps on SEPTA transportation shelters, and much more — GBCA reached an audience of more than 25.9 million in 2015.

Reimagining Construction Today In 2015, GBCA presented a fresh redesign of its Construction Today magazine. The publication reaches an estimated 20,000 readers per issue, including GBCA members, industry professionals, developers, building owners, and government officials. Subscription is complimentary for GBCA members, and each edition highlights association news and articles contributed by members who share their expertise in diverse subject areas.

GBCA in the News GBCA eagerly promotes the work of our members and the association, and is often called upon by media to share our expertise as the industry leader in commercial construction. Highlights in 2015 included GBCA Chairwoman Emily Bittenbender being featured in Philly Biz magazine for her perspective on the construction boom in Philadelphia and GBCA’s advertorial supplement highlighting the winners of the Construction Excellence Awards in the Philadelphia Business Journal.

SHARING YOUR STORIES The “Excellence is Building” Video In 2015, GBCA embarked on the creation of a video to bring awareness of GBCA’s impact to the industry and other key stakeholders. Several GBCA members volunteered to share their experiences with the Association and the importance of the organization in their work and professional lives. This video will be used across marketing platforms and to engage prospective members in the future. Select testimonials from members are featured throughout this Annual Report.
