T Dear Readers,
raveling is a very important part of my life. I spend at least four months a year on business trips abroad. Due to the global nature of the Engel & Völkers network, I have the great privilege of visiting the world’s most beautiful and inspiring places such as New York, Hong Kong and Punta del Este in Uruguay. On each of these trips I meet interesting people and experience new and unexpected things. This gives me the drive and energy for everyday life and my current projects.
At the beginning of this year, another exciting destination was added to my itinerary when Engel & Völkers opened its 16th Market Center – a particularly large office – in Athens, Greece. With every step I take in the streets of the Greek capital, I feel as though I am inhaling history. Cultural artifacts from antiquity greet visitors on every street corner. Apart from exclusive properties in downtown Athens and on the Athenian Riviera, our team of experts also brokers real estate in the coastal town of Porto Heli and in the Cyclades Islands, including Santorini and Mykonos. Many buyers are enchanted by the bright blue sea and the islands’ picturesque buildings. To my mind, the highlight of traveling is arriving in a place that feels like home. For my family and me, this second home is our 500-year-old finca in Mallorca. Dogs, sheep and donkeys live in the grounds with us. Ever since I was a child, I have felt a deep affinity towards the Balearic Islands. I love the Mediterranean climate and landscape. In Mallorca, we grow wine grapes, make olive oil and breed polo ponies. I have also made many close friends there. Wanderlust! There probably never was an easier time to just hop on a plane and discover new destinations, foreign countries and new cultures. The World Tourism Organization (UNWTO) estimates that in 1950 about 25 million tourists were able to enjoy international travel. In 2016 – only 66 years later – that number had risen to 1.2 billion. Naturally, such rapid growth does not come without its challenges. Coastal cities within Europe in particular are struggling with the ever-expanding mass tourism that is steadily ruining popular destinations. I personally feel increasingly disturbed by the growing number of massive cruise ships that are crisscrossing the Mediterranean Sea. The frenzy starts each time more than one of them comes in to dock in a harbor city such as Palma de Mallorca, quickly unloading up to 6000 passengers per ship. Pouring into the city all at once, the visitors bring the regular life of the local community to a standstill – much to the dismay of the residents. One can only hope that this unsustainable situation, which repeats itself each summer in many of Europe’s jewel ports like Venice or Barcelona, will soon be strictly regulated. In this issue we focus on a selection of finer holiday destinations and the personalities who have created them – and whose sole intention is to make your stay an enjoyable and unforgettable experience. A Family Affair Surrounded by fragrant pines and nestled between picturesque coves, the Danai Beach Resort and Villas is a five-star establishment on the Greek peninsula Halkidiki. Hotel manager Kimon Riefenstahl talks about a project that has spanned generations. Today, the Danai Beach Resort is a very opulent establishment, but
Correct, my parents, Otto and Danai, never intended to open a hotel. In 1975 they bought a piece of land on which to build a holiday home for friends and family. One evening about 40 years ago, my mother had a phone call from the president of the Tourism Organization. He was looking for accommodation for a couple of diplomats and was familiar with our property. My mother received the group and further enquiries followed. That’s how it all started. My parents bought up the surrounding land and built a hotel complex. In 1996 we had 120 rooms and 40 staff. By 2002 we had turned it into a more high-end hotel and we now have 60 rooms and 160 staff. What stayed the same was the most important of all: our family’s warmth and hospitality. Wha is it that makes the hotel special? We don’t sell rooms, we sell ambiance. There’s a very caring atmosphere here, a feeling that you are visiting friends. My mother plants flowers in the garden and all of us sit with our guests in the evening. We give the place soul, and this is something our guests appreciate. More than half of them come back again and again. it didn’t start out that way …

You claim to be able to make impossible things possible for guests of the hotel. Can you explain what that means? Many of our male guests
express an interest in visiting the Mount Athos monasteries (women aren’t allowed), but it’s difficult to get in because the rules are so strict. Thanks to our connections, we are able to make such visits possible. If guests would like to have a special dinner, we don’t just put a few extra candles on the table. In the morning, we take them to a secluded beach where they are free to spend the day. We install a shower and bring them their clothes so that they can enjoy the luxuries of their hotel room right on the beach. In the evening, they enjoy a private dinner on the bay surrounded by the glow of thousands of candles and serenaded by a private piano player and a singer who arrives by boat. t’s 8:30 in the morning on a gray day in London’s Soho district,
but inside the restaurant of the Ham Yard Hotel the sun is rising: Bright yellow wallpaper, orange colored chairs and the fresh green plant decorating the crisp white tablecloth of my breakfast table instantly put a smile on my face when one happy waitress unfolds my napkin and places it on my lap with a cheerful “Good morning!” A good mood seems included with the package whenever you book a room at one of the ten luxury properties that form Firmdale Hotels, located in London and New York. This fine and steadily growing collection of hotels in distinct and handpicked locations belongs to British couple Tim and Kit Kemp, who have developed the brand that is today known for an unusual mix of individually decorated properties in charming neighborhoods, with colorfully patterned wallpapers, high-quality handmade fabrics and fun ideas, such as the integration of a cinema or bowling alleys into the hotel basements. Beyond being admired in the hospitality industry, Kit Kemp has also become a globally celebrated interior designer who, in addition to creating wallpaper, tableware and carpets, just published her third book, Design Thread. On the evening before, I had the pleasure of listening to one of Kemp’s regular talks at the Firmdale’s Haymarket Hotel around the corner together with 40 other guests who were also keen to learn more about the skills of this interesting interior designer. Today I’m meeting up with the mother of three grown daughters at the Ham Yard Hotel in the Drawing Room adjacent to the restaurant – to chat about her life, inspiration, her creative partnership with her husband and her expanding business.
South Kensington and was in contact with colleges in the U.S., including Richmond College, among others, that needed accommodations for their students in London. Tim mainly built these two-star accommodations where four to five students lived together. You both opened your first hotel, Dorset Square, in 1985. Who came up with the idea? Tim
had been planning on building a hotel for a long time. As the child of a patent attorney, he had stayed in lots of hotels and loved hotel life. I, on the other hand, hated hotels because as a child I always had to go with my parents to the weddings of friends and relatives. For me, hotels were uncomfortable places that I associated with impatiently waiting for my parents. We ended up melding these disparate experiences and developing a common vision for our own hotels. The Dorset Square Hotel is still a very emotional place for us today. For me, it represents everything a hotel should be – just in miniature. Your style, now a trademark of Firmdale Hotels, is characterized by a bold mix of fabrics, designs and colors, and has played a major role in your rapid success. Today, you also design wallpapers and work on collaborations with companies like Wedgwood and Anthropologie. Was there a particular moment when you noticed: That works well – we should open more hotels?

[Laughs] The funny thing is, I don’t remember Tim ever asking me to handle the interiors, or anything. I realized early on that the less I get involved in Tim’s projects, the less I get to see my husband! So it was clear: Nobody else was going to do the interiors but me. Our second hotel was the Pelham Hotel, in an upgraded former student hotel known as The Cromwell. Sometimes a past resident would visit the new hotel and say how they hardly recognized their old room! Later, in 2008, we sold the Pelham to build the Crosby Street Hotel in New York. That was a good move, economically, since the pound was so much more valuable than the dollar at the time.

In order to shorten their guests’ journeys, the couple bought two airplanes and had an airfield constructed on one of Koh Kood’s neighboring islands. Just how sustainable it is to use a private jet is certainly up for debate, but a carbon-dioxide levy of two percent on all hotel bills goes straight to the Soneva Foundation. The foundation plants trees and supports projects to deliver clean drinking water and build sanitary facilities around the world. You quickly realize that the owners and employees genuinely care about their natural environment. Drinking water from the resort’s filtration system is served in reusable glass bottles. In the bathrooms, shampoo and body lotion are dispensed from refillable ceramic containers.

After a while, the landscape below us turns green, then a deep blue. We fly over the Gulf of Thailand, heading towards Cambodia. After roughly an hour, we start our descent towards a tiny island where a Japanese lady with a beaming smile is already waiting for me. t is 6:30 a.m., and the sun has not yet risen. I sheathe myself
it’s already broken, it’s referred to as white water. The surfer’s goal, of course, is the lateral ride along the unbroken wave – always just before in a neoprene wetsuit, grab my surf board and paddle out into the sea. I’m the first person out on the water today, and I’m the point at which it rolls over. The planning of ‘El Ciprés’ involved various stylistic and practical considerations. For example, the concept was for the house to be separated into more public and private areas. This is achieved, among other things, by the fact that the building is not a closed structure but a row of individual pavilions. They can each be used independently of one another. If there is a crowd of people staying in ‘El Ciprés’ at the same time, each space flows into the next; if there are just a few residents at a given time, some areas are not used. The white stone walls are typical for Andalusian houses and can be found here both inside and outside. The kitchen with its extremely high ceiling makes for an impressive space. The bedroom suite boasts splendid views out into nature.

Yes, we’ve definitely looked around, for example in Los Angeles. But so far we haven’t found the right location or – more importantly – a suitable property or site. I’d personally love to develop a hotel out in the countryside here in England, but quality control and ensuring that the services and facilities are in perfect order is a challenge in this part of the business, and it’s easier to keep tabs on our hotels if they’re only in two cities. We renovate every five years on average, but I’m not just talking about freshening up individual pieces of furniture or changing certain details: We never only change one item but entire rooms. At the Crosby Street Hotel, for example, we have just finished a complete renovation of all rooms and suites.

But that’s actually always a part of our goal anyway: We want to become part of the neighborhood with our hotels, to enrich the community. This applies to both New York and to London. For Ham Yard, for example, before we even started building, we bought fully grown oak trees for the courtyard in front of the hotel, which now connects all the small shops around us. And since we knew we wanted to build an underground cinema and bowling alley, we only started with the real planning of the hotel layout once we knew how deep the tree roots went.

Our mother worked for the BBC and our father was an aircraft designer: I have very vivid memories of our beautiful placemats with all of these sleek and colorful jets on our dinner table. As a child I was fascinated by embroidery and especially by the colorful silk we worked with at school. I’m left-handed, so actually I was quite clumsy when it came to handicrafts. But I remember that my teachers would often use my artworks as examples to show to the class, because my style was abstract – and slightly controversial – and my teachers noticed that I had a different eye. At home I’d often spend hours on end making colorful clothes for my dolls. In 2009, you opened your first hotel in the U.S.: the Crosby Street Hotel in the heart of SoHo, in NYC. I have a pretty busy schedule, but I thrive on that. My day starts early, at 7:00 a.m., when a personal trainer arrives to get me going – I wouldn’t be able to work out on my own since I’m the laziest person ever! I either train on the elliptical trainer or do a bit of weights. When the weather is nice, I also like to go out in the fresh air – I used to run a lot and even took part in two New York marathons, but that was before we opened our first New York hotel in 2009. After this, I head over to the office to meet with the design team, look at new fabrics and discuss interiors. Then I spend some time answering emails, and in the afternoon I make my way to our hotels around London to check in on things. In the evening, we’re often invited out – but when we stay in, Tim and I split up the responsibilities: He shops and I cook. It works out beautifully, since I hate shopping in the supermarket! ometimes people don’t even want to come up for air. Not
because of a death wish, but because they are training hard for a discipline within surfing known as “big wave surfing,” which is especially popular along Pacific coasts, where surfing was likely invented more than a thousand years ago. One of the world’s most exclusive surf spots – now popular for decades – is Waimea Bay on the North Shore of Oahu, which sees waves that reach 20 meters high. You can’t just paddle up into a wave like this – you need extensive preparation, otherwise you could be crushed and torn apart by thousands of tons of water. In order to tackle waves this epic, you’re required to undergo a special training pro-

gram, like one that includes “rock running,” a carry exercise where you dive about ten meters deep, lift up a rock weighing around 70 kilograms and run as far as you can go. Since gigantic waves – 30 to 40 meters high – are simply too fast to conquer with muscle power alone, tow-in surfing, where the surfer is aided by a personal watercraft (PWC), usually a Jet Ski, has been expanding the sport for the past 25 years or so. But whether the wave is 30 meters high or 30 centimeters high, surfing is an endless search for something deeply spiritual. There’s always a better wave somewhere, sometime in the future. Bigger, longer, steeper. Because even after you’ve surfed what you thought was the perfect wave, you can always get closer to perfection.

ood design must respect its surroundings,�  says Gong Dong, who founded Vector Architects in Beijing in 2008. Proof that he applies this principle himself comes in the form of the Alila Yangshuo hotel, which is situated in the dramatic karst landscape of the Guangxi region in southern China. Dong has added several elongated concrete structures, which complement the old brick building that was originally built as a sugar mill in the 1920s. The horizontal alignment of the new additions contrasts with the vertical nature of the surrounding landscape. The same is true for a warehouse from the 1960s. Bamboo installations are suspended in the spaces between the different sections of the buildings so as to visually connect these to the mountainous landscape. The outdoor pool, located on the former sugar cane loading dock, is truly spectacular. It is framed by the old wooden poles and seems to float above the Li River, allowing visitors to relax and at the same time enjoy the majestic landscape.
