Via6 Seattle, Washington

Vibrancy The inspiration for Via6 is grounded in the desire for a new, vibrant standard of urban residential life in downtown Seattle. Via6, the largest private residential development in Seattle’s history, has begun the transformation of an area that had little street life or pedestrian oriented uses to connect South Lake Union with the Retail Core. Located at the edge of several evolving districts, the team worked to create a setting for an authentic community, with a vibrant mix of street-level uses, restaurants and leisure spaces mixed seamlessly with residential amenities to frame a complete residential experience.


Bridges@11th Apartments Seattle, Washington

Bridging Communities Bridges@11th is a transit-oriented residential development in the heart of Seattle’s University District that fosters community by focusing on the health and well-being of its residents and the surrounding neighborhood. Throughblock spaces break up the building massing to increase street connectivity and permeability for residents and visitors. Publicly accessible art installations and active retail uses also contribute to an attractive and engaging streetscape.


AMLI South Lake Union I Seattle, Washington

Motion The integrated design for AMLI SLU was based on the character of its location and residents while focusing on a cohesive vision that bridges both phases of the development. Freedom and adventure were the inspirations for AMLI SLU’s programming. SLU’s emphasis on life’s journey, as defined by motion, is apparent in the character and spatial planning of amenity spaces. Opportunities for gathering are spread throughout the building with varying scales to accommodate the diverse needs of residents throughout the week. This motif is evident in the outdoor theater, media room, club room with full kitchen, fitness center, and multiple community tables where residents can connect and collaborate.


AMLI South Lake Union II Seattle, Washington

Reflection AMLI SLU 2 is centrally focused with many of the entrances and amenities facing towards an outdoor covered courtyard at street level. An upper-level solarium is a beacon to the neighborhood and acts as a refuge, providing views of the city and Lake Union. This space is for reflective observation of the neighborhood that is the development’s namesake. A lush green wall offers a connection to the outside views of Lake Union while suspended swing chairs provide a relaxing place to soak in the beautiful scenery.


AVA U District Seattle, Washington

Collaboration Designed for urban-minded 20-somethings seeking vibrant neighborhoods to dwell in and living environments that engage self-expression, self-discovery and opportunities for social interaction. At its core, all the amenities foster social interaction and collaborative work environment through the use of bold color, eclectic materials and quirky design details.


Alley111 Bellevue, Washington

Urban Life Alley 111 is located prominently at the primary downtown gateway in rapidly urbanizing Bellevue, WA. The site faces onto NE 8th Avenue bridging the edges between the growing high-tech districts, Bellevue’s upscale retail cores, and expanding high-rise residential developments. The project’s goal is to transcend the large, busy street grid with an urban, inviting pedestrian experience. The leasing office and lobby lounge are intertwined to accommodate leasing efforts during the day, and resident functions at night, and are located on the major arterial to attract residents and bring life to the street.


Block 67 Mixed-Use Salt Lake City, Utah

Character While the city block system and rights of way are large in scale, the plan for Block 67 seeks to create a finer-grain of character that will encourage walkability and entice users of all kinds to visit the site. This functions to encourage lively retail presence as well as more passive residential uses. Where the project fronts city streets, this character can be the first indication of “what is to come�. At full completion, the project streets would be fronted with a variety of uses that would be actively encourage exploration and most importantly, livability.


Capitol HIll Station TOD Redevelopment Seattle, Washington

Placemaking The redevelopment is centered around creating a sustainable, transit-oriented development that honors the character and community of the existing neighborhood, and supports the significant transit investment being made with vibrant new commercial spaces, public places, and mixed-income housing. The community design strengthens community connections, increases sustainability (targeting LEED-Platinum for the buildings, and extensive plantings and green stormwater infrastructure at the ground plane), and maximizes family-sized affordable housing.


Civic Square Seattle, Washington

Landmark Seattle Civic Square is a truly mixed-use development aimed at establishing a new urban heart in downtown Seattle. A large public plaza with retail shops, an office tower and residential condominiums are woven together into an engaging landmark with an active public space, lively retail and entertainment, art and landscape features, and places for people to work and live. LThe development will set a new standard for mixed-use, high-rise buildings in the northwest. The design was developed through an international collaboration of GGLO with design architect Foster + Partners (London, UK), design landscape architect Atelier Dreiseitl (Uberlingen, Germany), and engineers Arup (London, UK and Seattle).


Crescent 5th & Ash Tempe, Arizona

Enthusiasm GGLO’s design response for a mixed use development including Restaurant/Retail, Super Market, Hotel and Apartments in Tempe’s prime urban location aims to capture some of the vibrancy and enthusiasm, and with a respectful eye on the city’s often harsh and hot weather, develop a refreshing and vibrant urban oasis that enables an active lifestyle, stimulates community connections and celebrates the outdoors with an overarching sense of hospitality. The design approach is based on five urban design principles refined and applied specifically to optimize the unique combination of site location, program and surrounds.


170 King San Francisco, California

Gather 170 Off Third is a an art-infused mixed-use condominium project located across from the San Francisco Giants’ stadium in the rapidly gentrifying Mission Bay neighborhood. With four landscaped courtyard levels, including a large area between the towers, the units have excellent inward-facing views of the pool, spa, and lawn. The King and Townsend Street elevations are pre-cast brick and tan concrete panels, complimenting the adjacent ballpark and neighborhood. The large central courtyard elevations are clad in contrasting metal siding and stucco. Four artists were commissioned to incorporate art integral to the character of the project, providing a distinctive identity in a crowded marketing environment.


ASA Flats + Lofts Portland, Oregon

Connection Located in the Pearl District of Portland, Asa Flats + Lofts sits at a main connector with streetcar service to downtown, and a street with remnants of the warehouse loading dock character from the neighborhood’s past use as rail yards. In addition to street level uses and the fourth floor courtyard, common space amenities begin in the street lobby, sized for resident gatherings, and include at the top floor of the tower a resident community/ entertainment space with a rooftop sunset terrace.


University Village Seattle, Washington

Identity Once a declining 1950s era strip mall, University Village has become the leading lifestyle center in the Pacific Northwest. Over the last 16 years, GGLO has helped transform University Village, evolving the center through multiple large-scale renovations, shell and core renovations, new structures as well as tenant improvements and public space. “U Village,� as it’s known in local parlance, features nearly 60 locally owned businesses along with premier national retailers, each with a unique identity.


Capitol Hill EcoDistrict Seattle, Washington

Performance In 2011 Capitol Hill Housing was awarded a grant from the Bullitt Foundation to spearhead the creation of a new “EcoDistrict” on Capitol Hill. GGLO led the research and outreach efforts to establish an EcoDistrict on Capitol Hill with an inventory of information and recommendations for action. This “Capitol Hill EcoDistrict – a proposal for district-scale sustainability” report is a catalogue of that work. It is a resource to assist Capitol Hill in developing its EcoDistrict, with goals, metrics and strategies identified around specific environmental ‘performance areas’: Community, Transportation, Energy, Water, Habitat, and Materials. These recommendations, if implemented, would improve the neighborhood’s environmental performance.
