SENIOR LIVING & HOSPITALITY DESIGN

Independent Living Courtyard with Fireplace Terrace

Sagewood at Daybreak South Jordan, Utah GROUND FLOOR Sagewood at Daybreak consists of 78 assisted living units, 23 memory care units, and 99 independent living units. The design for this Senior Living community emphasizes “distinct building neighborhoods separated by distinctive landscaped courtyards”. The buildings edges respond to the varying conditions of its adjacent mixed-use context. The ‘identity’ of Sagewood is enhanced by the courtyards and amenity spaces, varied building massing and use of exterior materials and landscape design. This community is a unique addition to the Daybreak South Station Transit-Oriented Development, where seniors are provided convenient transportation choices to nearby Salt Lake City and family.

The Patrician La Jolla, California The Patrician is located in the lush and livable area of La Jolla, a neighborhood within San Diego, CA. The aging look of the community no longer matched the client’s dedication to ‘living the best life possible’ and contradicted the ‘Jewel of the Sea’ spirit of La Jolla. The property was in substantial need of a renovation that positioned the community to attract an active independent senior demographic with enhanced amenities to enhance their lifestyle. The Patrician sits at a cultural crossroads between urban sophistication and the casual beachside ambiance of its setting. This extensive repositioning focused on elevating the property while bridging these two ideas, creating impactful change for current and future residents. The design aesthetic is derived from its location, creating a synergy of clean traditional design elements framed with the inviting and casual attitude of La Jolla. Residents and guests now enter into a bright and charming grand entry lobby with integrated reception, sales and lounge experiences. A custom metal art backdrop, incorporating the property’s palm leaf logo, acts as a focal point. Above, the second-floor space was opened by removing a solid wall that restricted views. A new glass railing enhances a sense of connection and community to the activity below.

The dining room and bistro, once dark and highlycompartmentalized, were enlarged to improve circulation for residents and serving staff. The bistro has been opened up to become a welcoming pre-function space for meals and parties, and the now unobstructed view gives a peek into the culinary spaces beyond and lets residents feel a part of the action with the chef. The Village at Northridge* Northridge, California The “Village at Northridge enhances the quality of life for local seniors by providing a sophisticated hospitality-oriented residential environment within the busy Los Angeles suburbs. The focus on hospitality and wellness is carried throughout the design with amenity-rich spaces such as informal living and lounge areas, a health spa, pool, and a diverse range of dining choices. The design of this new senior living community expresses a more contemporary approach, both in terms of interior and exterior design and simple detailing. The academic environment of California State University at Northridge and the nearby shopping and restaurant options of the renovated Northridge Mall present a more modern context as opposed to the strong Spanish Colonial context evident in many Southern California communities. The main project entry is centered within the urban tree-lined auto-court adjacent to Corbin Avenue. Several significant landscaped courtyards throughout the project offer the highly sought after indoorsoutdoors relationship that the residents of the area have enjoyed in their private homes.

Maravilla* Santa Barbara, California Maravilla is the first large-scale senior housing community to be built in Santa Barbara in more than 30 years. The project was conceived to: create a landmark senior housing community that responds to local seniors’ strong affinity for Santa Barbara’s upscale, relaxed and outdoor lifestyle. The community’s design integrates seamlessly with the region’s classic Spanish colonial vernacular, and at the same time be optimized for senior living. Maravilla is built around an organizing principle that makes it easy and intuitive to navigate. Circulation spaces are galleries and loggias that are oriented to vistas of landscaped outdoor courtyards and indoor common spaces. Cherry Hills Village Englewood, Colorado Cherry Hills Village Senior Living is a proposed campusstyle Independent Living/ Assisted Living, And Memory Care community for the affluent neighborhood of Cherry Hills Village. The property is currently a church parking lot, and the church is very supportive of the intergenerational community through inclusion of senior housing on their property. Entitlements involve obtaining a conditional use permit, since senior housing is not listed in the existing zoning code. The appropriate scale reference to large elegant single family residences, use of high-quality exterior materials with elegant stained wood craftsman detailing, clad wood windows, increased landscaping, and careful visual buffering of the service/back of house functions will be an important consideration for approval. Of special note is the addition of the semi-public community spaces at the pavilion located along the project entry drive. Alliance has committed to encourage nearby residents to come in and participate in community events, parties and seasonal get-togethers in this space, as well as to offer leasing the space for community weddings and other events. Pierside Kitchen & Packers Oyster Bar Blaine, Washington GGLO re-positioned the dated existing restaurant and bar at Semiahmoo Resort through substantial design renovation of these two spaces. Packers Oyster Bar received new windows and exterior deck space while the interior included a new bar and back bar, new fireplace surround, new entry and service area, new finishes, lighting, and furniture. The result is a fresh new space, that has been a “hit” with patrons since opening. The newly named “Pierside Kitchen” was transformed from a dull dining room into a light and airy restaurant that takes its inspiration from its location on a pier surrounded by water on two sides. The kitchen received finish and equipment improvements; the menu emphasizes fresh, local fare. A private dining room was added with a see-through fireplace into the main dining area beyond. Up-to-date finishes, lighting and furniture create an appealing atmosphere that is unpretentious and authentic. CLIENT:

Senior Living & Sustainable Design

We are a design leader for senior housing.

Design for Aging in Place

GGLO’s experience in AL/IL and continuing care communities, in California and Washington, has provided us with a broad-spectrum understanding of senior housing, and how quality design enhances independence and fosters community. Community gathering places, connections to the outdoors and nature, the desire for safe and secure housing with natural light in a comfortable environment, and connection to the larger surrounding community and services are important aspects of your project, but especially critical to seniors with limited mobility and a continued desire for independent living. Universal design and “aging-in-place” are critical to these vulnerable populations seeking the stability of permanent housing as they grow older.

Senior resident populations often require additional layers of consideration for community space and opportunities for social engagement. Amenity spaces that are tailored for community activities and gathering will enhance the quality of life for senior residents.

By offering integrated services in one firm, our expert knowledge of the senior demographic, leadership in the programming process, and attention to detail are valueadds to your project. We understand how choices in color, lighting, and patterns affect vision, way-finding, and mobility, and how to provide the ‘wow factor’ while being responsive to cost, durability, long term maintenance, and operations.

We approach barrier-free design with a universally accessible goal that is integrated into our design team’s process. Accessibility is not just about meeting the requirements of codes, but instead is about a holistic understanding of community and building that embraces people of all abilities, ages, all situations whether temporary or permanent so they are able to enjoy and use all features of their environment. Adaptability and flexibility allow for the greatest amount of use by the greatest amount of users over the longest period of time. And additionally, by incorporating universally accessible design as part of our integrated design approach, our team will assist in compliance reviews for HUD and other funding sources, and well as typical regulations.

We understand a key component to the success of your project is communication; not only with you but with Kisco’s staff and residents. Understanding their values and goals is critical to design success. GGLO has communication tools and processes that will allow respectful communication between residents and the design team.

Additionally, mobility impaired residents will benefit from many of the same spaces, but often need additional consideration and design amenities to allow for universal design and equal mobility. This is a commitment that our design team holds, and will be critical in complying with many public financing sources.

Full Accessibility/Universal Design
