Design Inspiring Community Founded in 1986, GGLO is a 100+ person design firm that provides architecture, landscape architecture, interior design, and urban design to clients worldwide. With offices in Seattle and Los Angeles, our designers focus on the intersection of people and place to create memorable experiences. While understanding the contextual fabric of our clients’ projects, GGLO orchestrates planning, design and delivery expertise across multiple disciplines. We specialize in beautiful and functional buildings, welcoming and livable residences, collaborative and inspiring workplaces, and delightful landscapes and parks.



Design for People The best places and structures connect people to their community, their home and their environment. Good design looks at all scales of the human experience. It examines the cultural and historical importance of a site, it connects with the larger city, and it pays attention to the smallest details. AMLI Wallingford Evolve Neighborhoods Residential AMLI Wallingford is a mix of apartments and livework units spread across two sites. Designers drew inspiration from the docks, boardwalks, and boat houses in the area. Just as a dock connects land and water, the development has an interior and exterior boardwalk connecting the communal spaces across two buildings through to the amenity areas.

Cultivate Place Residential - Workforce Housing Bridges@11th is a transit-oriented residential development in the heart of Seattle’s University District, designed to foster the health and wellbeing of its residents through the use of active design elements such as stairs, connective bridges, bike access and other active features.



AMLI South Lake Union Evolve Neighborhoods Residential AMLI South Lake Union is a multi-phased apartment community. Designed to evoke a sense of sleekness and freedom, the building is reminiscent of an airstream camper or a classic airplane, in combination with the solidity and stability of masonry to evoke the change in the dynamic South Lake Union neighborhood with a solid history and evolving future.






Allez Evolve Neighborhoods Residential Allez appeals to both the nature lover and the city-dweller. The project’s design offers community amenities within its immediate vicinity, including a green open space which directly connects residents to an active outdoor pedestrian and cycle corridor along the river.



Via6 Connecting Communities Residential & Retail Via6 set the tone for Amazon’s Seattle Headquarters, transforming a neighborhood with little pedestrian activity into a new tech neighborhood and retail core. The two-tower development features an interior “market street�, blending a vibrant mix of street-level uses, restaurants and leisure spaces mixed seamlessly with residential amenities to frame a complete residential experience.




Alley 111 Connecting Communities Residential & Retail Alley 111 is a mixed-use apartment community aimed at creating a pedestrian connection and neighborhood gathering place among the busy downtown streets. An active urban ‘alley’ creates a place for residents and passersby can connect and thrive together. This unique ground floor experience draws inspiration from neighborhood alleys that highlight locally sourced restaurants, coffee houses, and pubs.






Asa Flats Lofts +

Stewardship Residential Located in the Pearl District, Asa Flats + Lofts sits on a streetcar line that provides service to downtown. The project consists of high-rise and mid-rise towers and an upper level urban farm. The fourth oor courtyard, common space amenities begin in the street lobby, sized for resident gatherings, and include at the top oor of the tower a resident community/entertainment space with a rooftop Sunset Terrace.





170 Third off

Evolving Neighborhoods Residential 170 off Third is a high rise condominium project across from the San Francisco Giants’ Ballpark, a block from the CalTrain 4th & King Street station and a short distance to the BART along the Embarcadero.



Avalon Mission Bay II at

Evolving Neighborhoods Residential & Retail Avalon at Mission Bay Phase II is a 17-story high rise tower and an 8-story mid-rise building housing 313 units with retail space on the ground level. Phase II is adjacent to the CalTrain 4th & King Street station, a short distance to the BART along the Embarcadero and a block from the AT&T Park, home of the San Francisco Giants.



Avalon Dublin Station Evolve Neighborhoods Residential Avalon Dublin Station is a multi-phased community adjacent to the Dublin BART Transit Station. The Avalon brand provides an elevated modern apartment living featuring resort-like apartments with amenities such as state-of-the-art ďŹ tness centers, outdoor movie theater with lounge seating and swimming pool.


Hercules at Bayfront Evolve Neighborhoods Residential & Retail Bayfront is made up of mixed-use neighborhoods with integrated transit located along the waterfront in Hercules. When complete, the waterfront will include a pedestrian and transit-oriented neighborhood where water ferry, train and bus will be available to the residents and surrounding community in a single Multi-Modal Transit Station.




The Preserve at Marin Evolve Neighborhoods Residential The Preserve at Marin’s repositioning aimed to transform the existing housing into luxury homes. A new clubhouse, wine bar and fitness center were added to the community. The resident clubhouse is designed with materials and colors to reflect the local esthetics of Marin. The overall experience is that of a modern and luxurious retreat.



The Loop Cultivate Place Residential & Retail Right in the heart of Isla Vista, The Loop is a modern student housing community designed for University of California Santa Barbara’s and Santa Barbara Community College’s students. The community features studio, 1-, 2- and 3-bedroom units and ground level commercial space. Amenities include a rooftop gym and breathtaking views of the Pacific Ocean.


Yanonali Cultivate Place Residential & Retail Different from Santa Barbara’s mostly rigorously enforced Spanish revival style, this live/work project in the city’s ‘funk zone’ was allowed to take a formal ‘risk’ and reach for the aesthetic of the converted warehouses along the coast. Commercial spaces are arranged around a courtyard; living spaces above connect with dynamic stairways and bridges. Every loft unit has a large private outdoor space, creating a green ‘pueblo’ near the city’s beaches.




Bella Vita Cultivate Place Residential Bella Vita is eight garden townhomes in Santa Barbara. Arranged in the tradition of a Spanish courtyard and designed in the Spanish revival style. The common pedestrian courtyard brings all units together with stone garden walls and elegant detailing. Designed by Gerhard W. Mayer, lead designer, with CEARNAL Architects

Patrician

Cultivate Place Senior Living The Patrician sits at a cultural crossroads between urban sophistication and the casual beachside ambiance of its setting. The Patrician’s repositioning focused on elevating the property while bridging these two ideas, creating impactful change for current and future residents. The design aesthetic is derived from its location, creating a synergy of clean traditional design elements framed with the inviting and casual attitude of La Jolla.



Sagewood at Daybreak Inclusivity Senior Living Sagewood at Daybreak is an innovative example of senior living with a range of living options: Independent Living, Assisted Living and Memory Care. The Sagewood campus, envisioned as “distinct neighborhoods separated by landscaped courtyards�. Amenity spaces, varied building massing and exterior materials, and landscape design that encourage strong indoor/outdoor connections.



Lodge at Tiburon Stewardship Hospitality Set among landscaped gardens and courtyards beneath the hills of the Tiburon Peninsula, the Lodge at Tiburon’s repositioning highlights new gathering spaces such as al fresco dining and an expansive deck and large open ďŹ replace. Guest room refreshes and enhancements to public spaces create a soothing experience reminiscent of a seaside retreat.


Allison Inn & Spa Cultivate Place Hospitality The Allison Inn and Spa is an award-winning 85-key luxury destination resort situated in Oregon’s Wine Country. Sumptuous, oversize rooms and suites reect the character of the surrounding vineyards and invite guests to immerse themselves in the Willamette Valley experience and create their own unforgettable moments.







Pierside Kitchen at Semiahmoo Stewardship Hospitality The dining experience in the Pierside Kitchen reects a genuine and rich seaside spirit as well as a reďŹ ned culinary diversity. Materials that evoke the essence of the surrounding beach shores with coastal colors deliver a setting full of unforgettable moments. A private dining room was added with a see-through ďŹ replace into the main dining area beyond.




Packers Oyster Bar at Semiahmoo Cultivate Place Hospitality Packers Oyster Bar has been transformed into a social theater from which to absorb the stunning views of the surrounding waters. The mood is reminiscent of the site’s historic cannery and is reflected in the dark steel with patina at the fireplace surround. Guest comfort was paramount when renovating the space – reflected in the cozy atmosphere of the bar’s custom steel displays and antique oak wood flooring.



University Village Evolve Neighborhoods Master Planning & Design of Retail Once a declining 1950s era strip mall, University Village has become the leading lifestyle center in the PaciďŹ c Northwest. Over the last 16 years, GGLO has helped transform University Village into the destination it is now.










Garfield Commons Evolving Neighborhood Retail Garfield Commons reinvigorates the neighborhood with increased pedestrian traffic between campus and the retail district. The Pacific Lutheran University’s Bookstore features a children’s learning area and the Fireside Lounge and Community Room open to the public for events and gatherings.






Metropolitan Market Evolve Neighborhoods Retail Metropolitan Market sought to transform an existing grocery store into an inviting retail destination. Along with a local coffee shop and the company’s biggest housewares department to date, the store includes a conference room available to local residents for non-proďŹ t and civic uses.





Starbucks Cultivate Place Retail Starbucks’ noteable coffeehouses are designed to reflect the unique character of the neighborhoods they serve − to provide a welcoming, inviting place for people to connect. GGLO collaborated with Starbucks designers to create several Pacific Northwest-centric coffee destinations.

Inclusivity Workplace With an ever-changing work culture in technology, Microsoft wanted their employees to feel at home in their new space, making it their preferred working site. Blending Microsoft’s strong appreciation of nature and technology with a modern, hospitality-like aesthetic, the reďŹ ned yet engaging atmosphere resulted in a premier technology showcase for customers.





Simplot Headquarters Inclusivity Workplace The new Simplot Corporate Headquarters is designed to better meet the company’s needs for a modern, collaborative work environment and will consolidate employees at one central location. Aside from typical office spaces, innovative programming includes Employee Cafe, Test Kitchens, Wellness Center, Customer Experience Center, and Greenhouse. Designed by Gerhard W. Mayer, lead designer, with Adamson Associates



Burien Town Square Park Connecting Communities Master Planning & Open Space Burien Town Square is a year-round outdoor ‘living room’ and civic space. The centerpiece of a broader award winning Master Planning includes pedestrian-friendly streets and mixed-use development, the 1-acre urban park at the heart of the 5-acre “square” has been the catalyst for revitalization of downtown main street.



Colony Park Water Court Connecting Community Parks & Open Space The Water Court is a portion of the one acre park, located in Anaheim. Though not a spray park, the Water Court showcases water and encourages interaction with the various water elements of the park. Inspired by on-site orange groves as well as by the historic irrigation map of Anaheim.



GGLO has completed 3% of LEED certiďŹ ed housing units in the USA. We believe this is more than any other design ďŹ rm. September 2015
