Traditionally, homebuyers gear up their search for a new home as soon as the warm weather approaches. There were almost 4000 single family homes for sale at the beginning of April, from a $4000 mobile home in North Kingstown to a $45 million mansion on Newport’s Ocean Drive. It’s a beautiful summer day and you lean over your neighbor’s fence to brag about the 3.75% interest rate you just locked in. It sounds great until you get the real story. I’m Daniel Giroux, a 15 year veteran of the mortgage business and Owner of A-Plus Mortgage, I’m about to tell you some facts that will save you thousands of dollars and make you look at “What’s your Rate” in a whole new light. Rate is not always the most important factor when it comes to your loan. Yes, rate dictates your principal and interest payments but rate can also affect points you pay or credit you could have received from a lender or broker and in many cases, the lower rate does not come with the best program. Rates vary from day to day, sometimes from hour to hour. Your rate is determined by numerous factors including, Program type, (Conventional, FHA, VA, USDA) Equity, Property type, Fico score, if you are taking cash out or consolidating bills, the term of your loan (30, 25, 20, 25, 10yr) Occupancy of the property, borrower paid mortgage insurance or Lender paid mortgage insurance, and the discount or credit that rate is going to give to a borrower. Recently I had a friend call me in regards to her new home purchase. She lives in Oregon so I was not able to originate her loan but I was able to give some helpful advice. She was purchasing a $400,000 dollar home and was putting down 10%, she was offered a “Great “rate of 3.75%. Loan size would be $360,000 and she thought she would bring $40,000 to the closing table. The reality of the situation was, 3.75% rate was coming with a 1% discount point “$3600” there were attorney fees, escrow setup cost,

prepaid interest, lender fees and Mortgage insurance payment of roughly $165 dollars. When it was all said and done, she was bringing an estimated $52,000 dollars to the table with a payment of $1667.22 Principal and Interest, $165 for mortgage insurance for a total payment of $1832.22. This payment seemed ok, and she was willing to bring the extra $12,000 to the closing table until I explained how to really use the rate to better her situation. I informed my friend that she should ask her lender for a 4.25% interest rate. Of course she was confused as to why she would want to take a rate .50 higher than what she was currently being offered so I explained to her that RATE does not matter. 1.) The cardinal rule of selling your home - Hire a SUPER agent!! You may want to stay away from part time agents. It’s impossible to effectively service buyers for your home or accommodate buyer agents. Furthermore, the often times lack the experience a professional full time agent brings to the table. There are over 180 steps in the real estate process of listing and selling a home, many of which are delicate and time sensitive. •

Find out how many homes have they listed and sold in the past year? If its less than 12... 1 per month, you may want to continue looking for someone with better credentials. How well do they know the market? Do they have support? A full time admin to help with the behind the scenes work like marketing and getting your home out there! Do they pay to advertise their listings? If so where? Buyers come in from all areas.

For example, we advertise our listings on billboards, radio, internet, magazines, newspapers, post cards, signage, open houses, etc. Most importantly, what are their clients saying!? We don’t go out to eat anymore without reading restaurant reviews!! Why not do that kind of homework when entrusting someone to sell your home!? You can use 3rd party sites to see reviews for agents you are considering. 2.) Keep your motivation for selling your home between you and your agent! 3.) Set reasonable expectations for yourself when it comes to pricing! Do your homework in addition to your agents! Check listings in your neighborhood and see what homes are selling for in your area. Search for them on www. MyDreamHomeNow.com for free. When homes in your neighborhood are all alike in size and are listed and selling at $320,000 for example, you should not expect $390,000. Situations may vary, so your agent can confirm this. NOTE: Keep and eye on “high and low bidders” these are agents who suggest a higher than market value to hopefully secure the listing while low bidders are more concerned about volume and pushing homes fast than an overall quality transaction.. it’s easy to sell a Mercedes that is priced less than the competition! FOR RHODE ISLAND’S HOUSING MARKET

The year ended on an upswing in Rhode Island’s housing market, with December’s single family home sales increasing 18 percent from the previous year. The statistics, reported today by the Rhode Island Association of Realtors, also showed a four percent uptick in median price from 12 months earlier. Though the housing market fluctuated during 2014, general trends continued to show a recovering market. Foreclosure and short sales fell from 20 percent of total sales in December, 2013 to 14 percent of all single family sales last month. Sales under contract, which foretell sales activity in the market in the months ahead, increased in December for the fifth consecutive month. “Both sales activity and median price rose from the prior year for three out of the last four months of 2014. We seem to

be heading in a positive direction as we enter the New Year,” said Bruce Lane, 2015 President of the Rhode Island Association of Realtors. “Though sellers are gaining an advantage due to a slight shortage of homes for sale, the number of properties on the market will likely increase now that the holidays are over.” There was a five-month supply of homes for sale in December. A six-month supply indicates a market balanced between supply and demand. Sales rose 27 percent in the condo market while median price dropped ten percent year over year. Distressed sales accounted for 16 percent of total condo sales last month compared to 14 percent last year. The increase in such sales helps to explain the decrease in median price. Fluctuations in median price in the condo market can also be skewed significantly by a price

increase or decrease for units in just one or a few developments. Sales activity in the investor-driven, multifamily housing market skyrocketed 35 percent in December, as many sellers likely sought to get investments off of their books before year end. The median price of multi-family property sales decreased seven percent. Foreclosure and short sales fell to 29 percent of total multi-family sales compared to 35 percent in December, 2013. At the market’s worst, such sales accounted for more than 80 percent of total multi-family sales. “Eliminating the distressed market is the key to getting back to complete normalcy in the housing market.
