Bruce Lane The good news is that sales and prices should only get stronger as our job market improves. The one thing that could affect Rhode Island’s housing recovery however, is the passage of new taxes proposed in the 2016 state budget. A proposed statewide tax on non-owner occupied homes could be expanded or altered at any time and make it more difficult for each and every one of us to afford a home, and the tax on short term private home rentals is the last thing we need if we want to encourage homeownership and tourism. Those are two of our most significant economic drivers so it’s important that we all do our part in asking our legislators to say NO to these new taxes. Don’t know who your legislators are? It’s official. Even with near record-breaking snow fall, the Rhode Island Association of Realtors’ recent first quarter sales data indicates that the state’s housing market continued to improve in the beginning months of the year. Sales activity among single family homes rose five percent year over year and the median sales price increased four percent to $202,500. This is the first year that the first quarter median price of single family homes has topped $200,000 since 2008. Sales in the investor-driven, multi-family market climbed 18 percent in the first quarter and median price rose ten percent to $153,000. The first quarter, multi-family median price had dropped as low as $80,000 in 2009 so we’ve made a lot of headway since the housing downturn was at its worst.

Only the condominium market struggled in the first quarter. The number of sales dropped six percent and the median price of condos sold from January through March fell to $190,000, from $195,000 twelve months earlier. Strict condo financing rules have been preventing potential buyers from closing deals.

Much like the gold rush of 1849, the housing market has become saturated with buyers and the golden houses are becoming more and more limited by the day. In the times of the gold rush prospectors came to their claims prepared. They had their maps, their tools, and their desire to find gold. Home buying is no different. You must be prepared when looking for a home if you want to find your golden property. How does a potential home buyer prepare to buy a home? This is the most common question I get from my clients and here is the answer. Step 1: Figure out what you can afford to pay and want to pay monthly. This number should be realistic. If you are renting for $1200 a month, it may not be realistic to think you will find a better home for $900 per month. Set your monthly budget based on your affordability and your comfort level but be realistic. Step 2: Locate your documents that your lender will require from you. Typically you will be asked to provide your last 2 years federal tax returns, last 2 years W2s, a recent paystub, and a bank statement. If you have had multiple jobs over the last 2 years, map out your start and end dates at each job so its easier to explain when applying for your loan. Step 3: Figure out how much money you can afford to put down on your new home and where that money is coming from. Some acceptable sources would be, checking or saving, 401k loan, or gifts from a relative. Cash is not an acceptable form of down payment. You don’t always need to put money down since there are 100% financing programs available but it’s good to explore all options. Step 4: Contact a mortgage professional and have them do a full application. Be honest, and supply accurate information. By giving your Mortgage Loan Originator in depth information, you allow them to provide an accurate quote that is designed with your specific wants, needs, and goals in mind. No two clients are the same and you should never accept a generic quote. Keep in mind, you will need to supply

documents and you will need to have a credit report pulled - so don’t fight the system. Step 5:. At this point you should know what you can afford, what your required down payment will be, what your monthly payments will be, and you should be able to confidently look for your golden home. Your Originator will provide you with a quote and a pre-approval letter. Now it’s time to contact a professional full-time Realtor and tell them what you are looking for. They will find you your dream home and when they do, you will be able to buy with confidence. If you follow my 5 step process you will find your golden home, you will buy with confidence, and you will eliminate the stress that can come with searching in the dark. Rhode Island’s Housing Market Continued to Improve in First Quarter

Sales activity among single family homes rose five percent year over year and the median sales price increased four percent to $202,500. This is the first year that the first quarter median price of single family homes has topped $200,000 since 2008. The number of foreclosure and short sales dropped 16 percent as the market strengthened, according to Rhode Island Association of Realtors data released today. With six sales in the first three months of the year, Block Island saw the highest median sales price, at $1.225 million - two percent higher than the previous year. East Greenwich achieved the strongest price appreciation with a 52 percent increase. Sales in the multi-family home market, which depends heavily on investors,

climbed 18 percent in the first quarter and median price rose ten percent to $153,000. The first quarter, multi-family median price had dropped as low as $80,000 in 2009. Newport’s multi-family market saw the highest median price at $423,500, an eight percent increase from the prior year. Only the condominium market struggled in the first quarter. The number of sales dropped six percent and the median price of condos sold from January through March fell to $190,000, from $195,000 twelve months earlier. Strict financing rules have been preventing potential buyers from closing deals. “Despite the rough winter, Rhode Island’s housing market continued to bounce back for the most part. Sales and prices

should only get stronger as our job market improves,” commented Bruce Lane, President of the Rhode Island Association of Realtors. “The one thing that could affect Rhode Island’s housing recovery however, is the passage of new taxes proposed in the 2016 state budget. The statewide tax on non-owner occupied homes included in the budget could be expanded or altered at any time and make it more difficult for each and every one of us to afford a home, and the tax on short term private home rentals is the last thing we need if we want to encourage homeownership and tourism. MOVING TIPS

That Will Make Your Life So Much Easier

1. Pack an overnight bag containing all the essentials.

Two birds, one stone: you’re packing your clothes and kitchenware at the same time.

7. Place an extra cotton pad or ball into your powder cosmetics.

Chances are, you’ll be too tired to unpack your things. You’ll want your essentials within easy access, including a change of clothes if you’re going back to work the next day as well as all your toiletries. It’s also a great way to transport a laptop, which could run the risk of getting stolen during a move.

4. For extra padding, pack your glasses and stemware in clean socks.

This is a great tip for traveling in general.

2. Pack the items you will need FIRST in a clear plastic bin. This includes things like a box cutter, paper towels, trash bags, eating utensils, select cookware, power strips, phone chargers, toilet paper, tools, etc. The clear bin allows you to see inside; it also separates itself from the myriad of cardboard boxes. 3. Wrap your breakables (dishes, glasses, etc.) in clothing to save on bubble wrap.

5. In addition to labeling what’s in your boxes, add what room they’ll be going into, as well. When you arrive at your new home, unpack BY ROOM. The unpacking process will feel more manageable. And remember to label the SIDES of the boxes, not the tops. This way, you’ll be able to identify them even if they’re stacked. 6. If you can, show up to your new home before the move and pre-clean the bathroom and kitchen. Put up a new shower curtain liner and stock some new bath towels and toilet paper, as well. You’ll want to take a hot shower after a long day of moving.

8. Cover the openings of your toiletries with saran wrap, then put the tops back on. This will keep your toiletries from breaking and leaking all over your stuff during the move. 9. Pack plates vertically, like records. They’ll be less likely to break. 10. Keep drawers intact by covering them with Press’n Seal. Dresser drawers are like their own moving boxes — this will keep you from having to unpack and re-fold their contents. It’ll also make moving the actual dresser much more manageable.
