Complete Liniar makeover gives family home instant ‘KERB APPEAL’

The Virk family wanted a modern transformation for their four-bedroom dormer bungalow to enhance both its appearance and overall comfort. They opted for products from Liniar’s extensive range, including PVCu windows, French and Bi-fold doors, an Elevate lantern roof, and fascia and soffits.

Fabricator-installer Eco Window Systems Ltd came highly recommended for undertaking the project by family members who’d already used the Hinkley-based company.

Proud homeowner and husband Pardip Virk explains, “The Eco team had done amazing work on my mother-in-law’s home, providing great service and high-quality products expertly installed. My wife and I therefore trusted them to manage the project on our own property – and they didn’t disappoint!”

By adding bay windows at the front of the building, we created a feature that not only provides instant kerb appeal from the outside, but also lighter more spacious rooms inside. Agate grey sills were used for an eye-catching contrast against the cream frames, and we even had the guttering custom sprayed agate grey too. It’s little details like this we feel add a nice touch.”

WHAT IS THE MAXIMUM HEIGHT AND WIDTH FOR A BIFOLD?

The maximum leaf height is 2600mm with 1200mm width, although in some situations they can go up to 3000mm maximum height. The site design wind load that the doors are subjected to will influence the maximum height and width [per panel] to which the doors can be manufactured.

WHAT IS THE DIFFERENCE BETWEEN AN INLINE AND A LIFT AND SLIDE DOOR?

When it comes to choosing the right sliding patios for your home or project, the options are either inline or lift and slide patio doors. They both look the same when closed, but the key differences are in the sliding and opening mechanism. The panels of inline sliding doors sit on top of rollers which are in permanent contact with the bottom track, and they use the weight of the doors themselves to glide backwards and forwards. Lift and slide doors work in a different way. It is the panels themselves which sit on the track and they only move a few millimetres up onto the integral rollers when you turn the handle 180° and activate the mechanical gearing.

ARE ALUMINIUM WINDOWS AS EFFICIENT AS PVC-U?

Both aluminium and PVC-U windows will deliver very similar levels of warmth and insulation, even though an aluminium frame might feel cooler to the touch than a frame in PVC-U. Windows are given an efficiency rating from A++ to C under a scheme run by the British Fenestration Ratings Council (BFRC) and, while the frame does have some influence on that rating, the biggest impact comes from the glazing and whether the window is double or triple-glazed.

Kolorseal helps homeowners to realise their dreams in colour

When it comes to personalising a home, nothing quite beats an inspiring colour that is consistent across the entire exterior of the property. Colour coating products for the outside of a home is extremely involved with far more focus needed than any interior design project.

On this striking renovation, Kolorseal’s customer was commissioned by the homeowner to manufacture all windows, doors, fascias and rainwater products in a stunning sage green –RAL 7009.

For Kolorseal this also meant colour coating the interior of the window and door frames in Farrow and Ball, Old White before delivering them to the installer. Dual colour coating is very popular today in both new build and renovation projects.

The homeowner wished to truly individualise the appearance of the house with a unique, matching overall look that no-one else had.

Careful consideration was given to the existing aesthetic of the exterior as well as any accents or garden design that needed to be evaluated.

Trending colours are not necessarily the way that everyone wants to follow or indeed should follow. It is always best to talk to the installers, builders and fabricators, with purchase on impulse never advised.

Colour & Style trends for windows

A survey, conducted by YouGov on behalf of leading window and door system company Deceuninck UK, has identified the most popular co lours – and styles – that homeowners look for when choosing new windows.

When we talk about the influence of colour in a home, the first thing that usually springs to mind is interior design.

You don’t necessarily have to be a design expert, or know your ‘Oak Apple’ from your ‘Bath Stone’, to appreciate the important role that colour plays in helping define the spaces we live in. Most of us understand that colours can be much more than just decorative. That they can actually have a positive – or negative – impact on how we feel in our homes.

But the role that colour can play in enhancing the look and feel of our homes does not necessarily have to be confined to our bedrooms, bathrooms or living rooms.

An influx of exciting new styles and colours for windows and doors means that we can apply similar principles to improving the exterior of our property, in order to enhance that all important kerb appeal.

Does this mean that basic, white PVC windows are a thing of the past? It’s true that standard white casements still account for a

significant proportion of the windows that are fitted into homes these days – but only where price or functionality are overriding factors. In most other instances, colour and style are right at the top of the list of priorities.

At a headline level, the YouGov report found that 75% of homeowners surveyed said that choice of colour was important in shaping their purchasing decision, and 96% said that a match to the overall appearance of their property was also key.

Drilling down further into the data, the research discovered that 17%

of those surveyed would choose greys, including Anthracite and Agate, as a first colour choice if they were to change their windows. That compares to 7% and 6% respectively for an Irish Oak or Rosewood finish.

The survey was also able to reveal that older homeowners had a greater preference for woodgrain options, but only 5% of the over 55s liked greys. In contrast, greys and blacks were the first choice of 12% of the 25-34 year old age group. A result that’s perhaps not all that surprising when you consider the natural contrast in fashion sense between young and old!

One of the most powerful insights of the research, however, was homeowner preference for window styles. Given the choice between a standard window, or a Heritage Flush option – which with slim, balanced sightlines has been designed to replicate the look of traditional timber window – at 62%, the vast majority would rather have the latter, no matter the age or style of the property they own.

BERECO’S 5 FRONT DOOR PICKS FOR 2024!

As a nationwide window and door supplier, we pay close attention to colour trends in our entrance doors at Bereco.

Grey has reigned supreme for several years now, so it was refreshing to see a change in the winds, at Bereco in 2023 we saw the rise of soft blues, French Greens and even some pink door colours!

Although white is still a firm favourite and of course the timeless black, we did see the emergence of many new variations. With creams and neutral colours increasing in popularity, the grey colours still made the top three of colour choices. In this article we are going to be exploring our top 5 doors and their colours.

For a subtle yet striking look against the brickwork, the Pigeon Blue RAL 5014 used here really pops against the RAL 9003 Signal White frame, coupled with the coloured leaded glass creates a timeless statement to match the period property aesthetics, with the impeccable addition of the Polished Brass ironmongery.

With the increased popularity of more neutral, earthy colours the use of Farrow & Ball Bone No. 15 on this fully glazed door perfectly captures the homely country-style vibe. Bone is often described as a soft grey with a touch of green as it creates a calm, yet cosy atmosphere finished here with Ovolo horizontal bars.

Celebrity journalist Angela Sara West chats with TV architect and designer Laura Jane Clark from BBC’s ‘Your Home Made Perfect’ about her creative career, exciting property experiences, design pet hates and loves, her lovely loos, and top tips & tricks for sensational spring interiors an d outside spaces.

PLUS she spills on a cool new pioneering extension system and why we should all be up for a ‘game-changing’ hup! – the ‘future of extensions’ – to improve and perfect our homes!

She’s worked with George Clarke on Channel 4’s ‘Amazing Spaces’, ‘Ugly House to Lovely House’ and ‘Shed of the Year’ and presents BBC's ‘Your Home Made Perfect’ with popular TV presenter, ‘The One Show’ reporter and ‘Strictly 2023’ star, Angela Scanlon.

So, it’s safe (as houses) to say that when it comes to architecture and design, she sure knows her stuff.

Amazing British architect, designer, TV presenter and author Laura Jane Clark loves nothing more than transforming people’s homes, having discovered her ardour for architecture and design at a very young age.

ITALIAN INSPO

Specialising in residential conversions, extensions and new builds, Laura’s passion lies in innovative house designs, small-scale redevelopment, and micro-regeneration of longabandoned and brown-field sites, seeing her source design and architecture inspo from all around the world.

“I love mid-century design,” she divulges. “Lina Bo Bardi is one of my favourite architects – her work is so elegant and beautiful. But she fought hard to achieve such great acclaim as a female architect.”

VIRTUAL REALITY – YOUR HOME MADE PERFECT

Working alongside TV presenter Angela Scanlon, Laura adores perfecting people’s homes.

“BBC’s ‘Your Home Made Perfect’ is a really exhilarating programme to work on,” she reveals. “The greatest thing about it is the intensity of fully creating projects, from concept to final finishing, from the very start. Being able to show the homeowners your full, completed design in VR right from the word go is absolutely incredible, albeit terrifying!”

AMAZING TIMES WITH GEORGE

She’s also enjoyed working with another famous sidekick over on Channel 4. “It was great working with George on ‘Amazing Spaces’, ‘Ugly House to Lovely House’ and, of course, ‘Shed of the Year’, she gushes.

“George is SO much fun and, funnily enough, we have a similar eye when it comes to architecture and design.”

THE HANDBOOK OF HOME DESIGN

The highlights of her fantastic career? “I would say the biggest highlight so far is publishing my first book ‘The Handbook of Home Design: An Architect’s Guide to Shaping your Home’.”

Launched last year, Laura tells me her inaugural title is a culmination of over a decade of home design. “I'm so proud that my book can help the reader understand architecture and become more design savvy to allow them to create a home layout that is unique to them. I have written it like I am there with you – like a little architect on your shoulder –guiding you through the process of home design.”

CHALLENGING PROJECTS

Her biggest challenges? “I think being a relatively young architect setting up on my own was my biggest challenge,” Laura reveals. “I had run multi-million-pound builds in my previous job and had worked on building sites during my summer holidays at university, so I knew my way around a sledgehammer and a power drill, but those first few builds for clients were incredibly daunting…”

PET HATES & LOVES

As for design pet hates and loves, “I love well-thought-out spaces, plywood and indoor plants,” she spills. “I detest tiny poky single skylights in a boxy extension that have been put together without a single thought for the people who live there. Oh, and I also hate rugs on top of carpets!” Laura’s definitely not alone on that one.

LAURA’S LOVELY LOOS

The architect and design doyenne is also renowned for converting dilapidated former underground public toilets in Crystal Palace into a stunning subterranean abode, which subsequently appeared on ‘Amazing Spaces’.

“I found some old derelict underground toilets back in 2004 and became slightly obsessed with them,” she reveals. “Although they were covered in graffiti and all boarded up, you could see the extent of the pavement lights, so I realised they were a really decent size. It took a while, but I eventually persuaded the council to let me in to see them. I know it sounds a little bit strange, but I totally fell in love with the tall ceilings, the original terrazzo floors and the ceramic Art Deco urinals. It was hard not to see potential in the space.”

And her ideas changed as time progressed. “My original plan was to turn them into an art space or small cinema, but I quickly realised that I could convert them into a flat. It took years of not taking ‘no’ for an answer from the council, and eventually they sold them to me.”

A proper labour of love, Laura was completely hands-on with this particularly ‘loo-vely’ project. “I worked on site as a labourer and helped the carpenter, too, learning lots of valuable lessons. We built the whole thing on a shoestring budget, including zero percent credit cards and a small loan from my mother-in-law and, amazingly, we pretty much finished it within six months. I was also training to compete in semi-pro MMA. I was the fittest I have ever been that year!”

And her unique passion project, renovating and redeveloping the below-ground bogs into a beautiful one-bedroom dwelling, was a toil-tal success. “It took blood, sweat, tears… and lot of bleach!”

LAURA’S PERSONAL PROPERTY JOURNEY

As for her own property journey, Laura says she completely lucked out. “I was incredibly lucky to get one of the last selfcertified mortgages on a south London flat, only having a small deposit that I had saved, just before the financial crash in 2008. “I sold that place in 2014 and used the money to buy a three-bedroom repossessed flat on the south side of Glasgow.”

A FAMOUS SCOTTISH NEST

Like Laura, her former now-perfect Scottish pad is no stranger to our screens. “You might spot this flat in the occasional Scottish drama, such as ‘Guilt’ or ‘The Nest’. I always get very excited when I recognise it on screen!”

She also lucked out with her current residence. “We found this place, a Georgian house, pretty much by accident. Yet another repossession, it had been derelict for over five years,” the inspiring interior designer explains.

“And, as is my usual way, I saw something that I loved there... It was completely derelict and filthy, full of dry rot and had mould on every surface, so we managed to get it for an absolute bargain.”

MOODY INTERIORS

Built in 1780 with sandstone and lime render walls, stone window surrounds, and quoins and timber floors, the house had undergone a very un-eco makeover in the 1960s. “The breathable lime render was taken off and replaced with concrete, the wonky wooden floors were also levelled with cement and all the stone was painted in waterproof paint. It basically turned the house into a completely unbreathable

box. So, over the years and a few leaky gutters later, when we managed to buy the house, it was probably only a year or so before the roof would have caved in!”

How has she since designed and styled her coveted Scottish home? “When we stripped back the greasy peach fuzzy wallpaper, we discovered the original dark-red-painted plaster behind it. My previous idea of white walls and timber floorboards wouldn’t work with this discovery, and so I started my journey into dark, moody interior design.”

OUTDOOR BATHING – VICTORIAN STYLE

As for alfresco, “The garden is absolutely incredible,” she says of her amazing green space, which boasts a couple of unusual features. “I had an outdoor bath years ago in a cute boutique camping site in north Yorkshire. It was an old enamel Victorian tub surrounded by trees and was something that I always wanted to recreate at some point in my life. Now, I have TWO outdoor baths, and am planning a THIRD!”

AN ALL-NATURAL HOME

What practices has she put in place to make her Scottish home as sustainable as possible?

“I absolutely love low-tech, naturally sustainable materials, such as lime, hemp, cork and timber,” the eco designer enlightens. “Everything we are currently doing is all about natural, breathable materials. We have used lime plaster internally and stripped the paint off the stonework outside and completely renovated back to the original wooden floors.”

“I have also dug a French drain all the way around the house – a simple way to keep ground moisture and damp from the ground floor. With the shutters shut over the single-glazed sash windows, the house retains heat quite well. The next big thing would be looking into a renewable source of energy and heating. Although I have a renewable electricity energy tariff, our heating is run from oil, which I would love to replace with a ground-source heat pump or mini-hydro scheme.”

“As well as roof glazing and skylights, think about the head height to your existing windows. Pushing them as high as possible is a great way to allow extra light in. Conversely with the windowsill, it can be lowered to create a window seat height or worktop level, so you get a continuous flow of your kitchen worktop to the glazing. You will be amazed at the amount of light that will let in as opposed to a standard window.”

And her top tips for creating amazing spring interiors and gardens? “These tricks with the windows can be a simple way of increasing the depth of the windowsill that will give more space for plant pots and even a little indoor garden kitchen,” she adds.

“I love plants and flowers in the home, especially at the start of spring. There are so many ‘weeds’ that are really gorgeous, such as ox-eye daisies that look lovely as cut-flower arrangements. A great way to bring the springtime in for next to nothing!”

IS YOUR HOME DOOR LOCK SECURE ENOUGH?

Julian Roberts, Technical Services Director at UAP summarises the main types of door lock and explains what to look out for to ensure your home is as secure as possible.

Maximising security is a priority for every homeowner but with so many door locks to choose from, it can be challenging to know where to start. The most common external door locks fall into five categories. However, there are many variations, including features which could make a significant difference to your home security.

EURO CYLINDER LOCKS

Euro cylinder locks are one of the most popular. They are usually fitted to uPVC doors but can also be used on composite and aluminium doors. They come in two different shapes and can be single, double, or thumb turn cylinders.

To maximise security, homeowners must check the cylinder’s star rating. A 1-star cylinder may mean the lock is resistant to drilling, picking and bumping, but it will not have passed lock snapping tests. Commonly used by burglars, lock snapping takes a matter of seconds and requires no special skills or tools.

To maximise security, opt for a 3-star rating as this proves the cylinder has been subjected to additional testing, including snapping.

MULTIPOINT DOOR LOCKS

Usually found on uPVC or composite doors, a multipoint system will have between three and seven locking points making it harder for thieves to pry open the door from the top or bottom.

Many doors that comply with the PAS 24 standard feature multipoint locks. Although individual components such as the lock are critical to a door’s performance, PAS 24 tests the whole doorset. By testing and assessing the security performance of doorsets as well as window types, PAS 24 ensures products will resist opportunistic attacks from burglars.

SMART LOCKS

For homeowners seeking an extra layer of security and convenience, smart locks are now a popular choice. These provide keyless entry usually achieved via a smartphone App, fob or keypad. There are various types to choose from and not all offer the same level of safety so it’s important to read up on the manufacturer and its credentials.

The more advanced smart locks follow years of research and development to maximise performance. The IONIC for example, is based on the latest mechanical and car vehicle technology, offering the most advanced security encryption on the market. The fob codes can’t be stolen by intercepting the signal in the same way that thieves target keyless cars. This is because every fob has been manufactured with two million rolling codes, making every transmission unique.

Further maximising security, the IONIC smartphone App requires face recognition to access and enables the user to see who has opened the door. Another benefit of opting for an advanced smart lock is that it offers more design flexibility. The IONIC can be installed on timber and composite doors and with a range of door handles, including lever on rose.

RIM LOCKS AND LATCHES

This type of lock is commonly found on glass panelled or wooden front doors. It is mounted to the door’s inner surface and automatically locks the door when it closes unless kept ‘on the latch.’ There are various types available, including the standard, deadlocking, auto deadlocking and double-locking night latch.

MORTICE LOCKS

Available in various styles and types, mortice locks are for wood or timber doors. The 5-lever mortice deadlock offers a higher level of security than its 3-lever counterpart. You can tell if it is a 5-lever lock as this should be engraved on the internal faceplate.

MAINTAINING UPVC

Before taking on the bigger messes, there are a number of ways that you can take care of your windows. By following these simple steps and regularly cleaning your UPVC doors and window frames, you can stop build-ups of dirt from forming at all.

Use a vacuum

For removing small amounts of dirt or thin layers of dust from the edges and corners of your frames, you can simply use the dusting brush on your vacuum cleaner (the attachment with the soft bristles). Not only is this a really quick and simple way to clean around your windows, but the bristles on the brush will protect your UPVC and double glazing from being scratched.

Open your windows

It’s all well and good to give your windows a quick wipe down, but it’s in between the frames that need to most attention. These are the areas that most of us are guilty of forgetting about and can easily get clogged up with dirt. Ignoring these areas can cause your windows to become stiff and cause bigger problems if left unchecked.

Stick to soft cloths

After you’ve cleaned your windows and left them looking sparkling, it’s vital that you remove any residual moisture left over. You need to be thorough, but you don’t want to use anything too abrasive and risk damaging the frames or glass. All you need is a soft cloth or kitchen roll to give your windows a quick once over.

Keep on top of it

The best way to clean your windows is to keep them clean. By regularly washing your UPVC, you won’t need to spend time scrubbing away at dirt and grime or risk your windows becoming clogged or damaged.

Despite being resistant to rotting and rusting, UPVC windows can become dirty from build-ups of dirt and grime if not properly maintained. Luckily, cleaning UPVC is easy, which means that you can keep your windows looking bright and fresh all year round.

BEST CLEANING PRODUCTS FOR UPVC

Warm, soapy water

It may sound simple, but this is all you need to use if you’re cleaning your windows regularly. Giving your UPVC a quick scrub with a sponge and soapy water is enough to remove light dirt and keep your frames looking nice and bright.

Vinegar and hot water

This is a great alternative to using manufactured products with chemicals. Mix one part vinegar with 4 parts hot water and pour the mixture into a spray bottle. You can then spray your frames and leave it to do its work for 10-15 minutes, then simply wipe away with a clean cloth. You can then enjoy lovely bright windows without any chemical smells being left behind.

UPVC cleaners

If your window frames have been neglected for a while or if you’ve just moved into a new home, you may need some stronger products to bring your UPVC back to life. Specialist UPVC cleaners usually come in the form of a cream or paste and can help to remove really stubborn muck without posing a risk to your double glazing or window frames.
