that will offer additional green prime office

space in Gauteng.

The 35 000 m2 premium-grade 144 Oxford

Road office development in Rosebank,

Johannesburg, was undertaken to capitalise on the demand for office space in the sought-after central Rosebank precinct. In 2015, developer Growthpoint Properties appointed Zutari (previously Aurecon) for the provision of mechanical and environmentally sustainable design services.

In 2019, the project was awarded a 5-Star Green Star Design rating by the Green Building Council South Africa and, upon completion of the fit-out, the project will target similarly high As-built and Interiors ratings.

Featuring two extended office towers connected by a central atrium, the development consists of nine occupiable floors and six basement levels for parking. 144 Oxford Road is a truly iconic development. While surrounded by a leafy residential neighbourhood, it is also across the road from trendy retail centres, hotels and the Rosebank Gautrain Station.

Designed by Paragon Architects, the building constitutes a bespoke shape wrapped in high-performance glazed facades, which mirror the bustling traffic on Oxford Road, to the west of the development.

During design development and construction, Zutari worked closely with the client, the architects, the professional team and the contractors through the various iterations to ensure that the mechanical services and the sustainability objectives were seamlessly aligned with the proposed design.

Some of the key sustainability features of the project include: • an energy-efficient air-conditioning system with a full economy cycle, which means that it supplies totally fresh air to cool the space when external conditions are favourable

• energy-efficient lighting throughout the building, with circadian capability in the occupied areas • water-saving sanitary fittings, a rainwater harvesting system, and water-efficient landscaping • extensive glazing to maximise external views and access to natural light • a mechanism using weighing cells to continuously monitor the weight of the chillers, enabling the detection of even a small leak of refrigerant. In addition, a facilities manager was appointed during the design phase, which will ensure that the operational intent of the sustainability initiatives is effectively implemented after the commissioning of the building services.
