Architecting Futures: Discover how a unique blendof heritage, innovation, and commitment is shaping skylines andcommunities across the UAE. Can you tell us a bit about yourself? I am of dual Lebanese and Brazilian heritage, educated in France, and raised in Lebanon. I have a background in architecture, with a specialization in hotel architectural design. In 2007, I relocated to Dubai for a role in Emaar’s development department, focusing primarily on the hospitality segment. A key highlight of my time at the company was the delivery of the Address Hotels. Following my three years in Emaar, I moved to Zabeel Properties, where I held a senior leadership role. In 2012, I moved to the Tourism Development and Investment Company (TDIC) in Abu Dhabi, where I oversaw a wide range of projects including iconic museums like the Louvre, Zayed National Museum, and the Guggenheim. Five years after arriving in the gulf, I moved to Saudi Arabia to become part of the founding team of Amaala – an ultra-luxurious tourism destination that’s being developed along the coast of the Red Sea. Here, I was involved in structuring the company, overseeing infrastructure development, and collaborating with luxury brands like Aman, Six Senses and Four Seasons. In 2021, I returned to the UAE as the CEO of Bloom Holding. Can you tell us more about Bloom Holding? Bloom Holding is one of the UAE’s foremost development companies. With a deep commitment to developing premium real estate, Bloom Holding enriches the lives of customers through excellence in managing and operating a number of communities, schools, and hotels. Bloom Holding is a leading owner and first choice developer of sought after communities in highly desirable locations throughout the UAE. AKIS EVANGELIDIS - LEADING THE CHARGE IN CONSUMER TECH INNOVATION

Meet Akis Evangelidis, the visionary Co-Founder and Head of Marketing at Nothing. With over a decade of experience in the tech industry, he’s pushing boundaries in London’s vibrant tech scene. Under his guidance, Nothing has not only sold over 1.5 million products in a brief period but also grabbed headlines with their Phone (1), which earned the accolade of Times’ best invention of the year alongside a Red Dot Design award. We explore the creative mind behind a brand that’s making technology exciting again. Can you tell us more about your journey from VP of France at OnePlus to becoming the co-founder and head of marketing at Nothing? What motivated you to make this transition? I began my career at [previous company], where I was responsible for launching products in Sony’s smartphone category during a time when the company had a thriving business. However, early in my career, I realised that the traditional nine-to-five work routine wasn’t a fit for me. That’s when I made the decision to join OnePlus, a company that was just starting in Shenzhen, China. Their innovative approach to marketing, selling their products through an invitation system, caught my attention. I joined OnePlus in Shenzhen, and as we expanded into the European market, I was instrumental in launching the brand in Europe and establishing the business in France. During this time, I noticed a shift in the tech industry. The co-founding team at Nothing and I grew up during the launch of the first iPod and iPhone, when technology was an exciting and empowering force. But we’ve seen this relationship change – the excitement and optimism replaced by negative connotations like smartphone overuse, data privacy concerns, and a stagnation in innovation. This was our moment of realisation. I had just turned 30, as had some of our co-founders, and we felt it was the right time to take a chance. We were fortunate to secure a seed round with the support of renowned tech leaders who believed in our vision, including Tony Fadell, the inventor of the iPod, and Casey Neistat, Steve Hoffman, and Kevin Lin, the founder of Twitch. Three years on, we’re about to announce sales of over 2 million products, a sign that we’re on the right path. This journey is a testament to our belief that technology can be reimagined and that we can reignite the excitement and optimism we once had for it. Nothing has achieved remarkable success, selling over 1.5, almost 2 million products in less than two years. What unique strategies and approaches did you employ to achieve this rapid growth in the consumer tech industry? Initially, our strategy was to differentiate ourselves through design. The tech industry had become homogeneous; you could line up ten smartphones and aside from the latest iPhone, it would be hard to tell them apart without their logos.

We stood out by focusing on design. This strategy was met with scepticism, with many considering our goals audacious and success unlikely. However, some investors believed in us. As a team of eight co-founders with diverse expertise, we knew there was no grace period for start-ups – from the outset, we were competing with the biggest brands. We focused on design differentiation and the core functionality of our products. This resonated, particularly within the creative and design communities, and even lifestyle publications that typically ignored tech began to take notice. Our first product launch on StockX, usually associated with sneakers, saw our product retail for over $1,000. Despite limited stock, our semi-transparent design stood out, and we sold half a million units of our first-generation products, which led to further investment and the eventual launch of our smartphone. In 2022, we introduced our first smartphone, selling over 600,000 units. Following this, we launched a second smartphone and established an in-house software team. This allowed us to move beyond design and focus on what we call “design innovation,” particularly in the smartphone’s user interface, to encourage intentional use and minimise distractions. It’s an ongoing and thrilling journey. Nothing Phone One received significant recognition, including being awarded the best innovation of 2022 by Time Magazine. What inspired the design and concept behind Phone One and how did it contribute to the brand’s success? Our focus with Nothing Phone One was on design innovation, but we also wanted to incorporate a functional element. Hence, we introduced the “glyph interface” on the back of the phone, which uses light patterns to indicate notifications – a feature that helps minimise screen time and reduce distractions. We steered clear of the specs race that dominates the industry. Instead, we prioritised a meaningful user experience by focusing on essential features. This philosophy allowed us to penetrate the market successfully. After launching Phone One, which required us to outsource software development, we took a different approach with Phone Two, building an in-house software team that now numbers over 100 professionals. This has significantly improved our software experience, making it one of the best on the market. Our operating system, developed in-house and based on Android, is tailored to our unique approach. We’ve introduced a widget system to reduce the need to navigate through apps and designed our interface around priority notifications. Additionally, we’ve worked with Google to develop a monochrome mode, reducing the distraction of colourful app tactics and helping users focus on their tasks.

We aim to reintroduce “technical warmth” into the tech industry, which is about celebrating craftsmanship and attention to detail in our products. Our design decisions reflect a sense of humanity, adding layers and textures that users can continually discover. It’s a form of true artistry that extends beyond industrial design. Responding to Global Challenges: How has The Kusnacht Practice pivoted or adapted its offerings in response to worldwide phenomena and challenges, such as the global pandemic? GREGHI: The pandemic has undoubtedly heightened anxiety levels among people, and our younger population, in particular, has been significantly affected. At The Kusnacht Practice, we have always provided a comprehensive range of mental health treatments even before the pandemic struck, and continuously focus on keeping up to date with all evidence-based medical practices, adapting to clients’ needs and personalising care. Consequently, we didn’t need to expand our treatment offerings in response to the crisis. Mr. Alajaji, can you share insights on how your experience at Saudi Aramco and SAMBA Bank shaped your approach to real estate and investments? Working at both institutions inevitably gives you the knowledge and analytical skills required to operate in the most efficient manner with a refined approach towards decision making. This skillset can be applied in any field, and with real estate, it was easy to marry a passion of mine with the skills gained over my tenure in banking and oil and gas. What inspired you to transition from corporate roles to entrepreneurship, and what challenges did you face during the initial phase of establishing Driven Properties? I grew up learning that making a change and an impact in the world we live in is the reason we exist. I could not do this while taking roles where decision making is central. Having said that, I needed to learn, and to continue refining my knowledge through my corporate career. Having had the necessary tools to operate an ‘organization-to-be’, it was clear to me that it was time to make that change in the world. Challenges are plenty when you operate as a startup. Business model, your moat, and potential pivots is a constant thought as you establish a product to market fit and look at scaling a business.

Can you elaborate on the core values and vision of Driven Properties, and how it differentiates itself in the competitive real estate market of the Middle East? This is a very good question. When I started Driven Properties, I had a look around and realized very quickly that there are asset owners and family offices around the region that are not able to receive institutional-grade advice on large assets. I looked at other industries, such as banking, law, and consulting. I then further realized that bankers at Goldman Sachs or lawyers at Baker Mckenzie give superior service for much smaller accounts (on average), so there’s room to institutionalize the practice. This fueled my conviction that we needed a competitive advantage, and that became our institutional and techdriven approach to property. We are now a household name that is multi-faceted, with several verticals that service the needs of today’s consumer, family office, institution, all the way to sovereigns.

Funding is always a worry especially when growth capital is essential to scale, and to changing the world. I suppose the main challenge that I had to address is how can I make a business with a relatively low barrier to entry as defensible as it is today, and thankfully over time and with the help of my team, we created our own moat. Based on your extensive experience in finance and investment, how do you foresee the Middle East real estate market evolving in the next decade? The Middle East as a block has emerged as one of the fastest growing economies in recent years. Just look at what’s happening in Saudi Arabia, the UAE, and Egypt. The scale of growth in every aspect is something all financial institutions across the world is watching very closely. As a result, especially as it comes from a very low base compared to its global counterparts, the real estate market will inevitably grow over the next decade. The global investment community is looking at the Middle East as a growth corridor compared to sluggish economies such as Europe and North America. We are already seeing higher weights for the Middle East from an exposure perspective when it comes to institutions and hedge funds. In fact, many of these have already started setting up shop in the Middle East.

With your background in Computer Engineering, how have you leveraged technology to enhance Driven Properties’ operations and customer experience? I was always fascinated by technology. Today, we are the most tech-enabled real estate company in the region. We have developed a CRM that is used by some of the largest agencies and developers in the region, and we have continued to invest in automation to make our operation as seamless as it is today. There’s no doubt in my mind that investment in technology will further fuel growth in this sector and that is why we have invested in several proptech startups and launched incubators such as Unbox to service this ecosystem.

Economics: curiosity around how the world economy works and how certain world events may affect your business.

At MerchantBridge, you played a significant role in raising substantial funds. Could you share your approach and strategies in securing investments and managing acquisitions? I firmly believe you need two things to be able to raise capital for investments. One is the right opportunity and the second is fairness in management compensation. We take our time to locate the right opportunities where we thought we could add tremendous value, and married that with management teams across portfolio companies that have a significant track record in growth situations or turnaround management. We realize that talent and domain expertise is not the easiest to acquire and so we ensure we are compensating fairly. Then it becomes a matter of matching these opportunities with the right institutions.

Could you provide a sneak peek into any upcoming projects or ventures for Driven Properties or Dereyah East Ventures? We are engaged with many things. We have a pipeline of over AED 18 billion in projects over the next 12 months. From large scale developments along Safa Park to acquiring portfolios from quasi-government developers, to funding proptech startups in the ecosystem, we are going to have a very busy 2024.

Arab Seed Angels aims to support early-stage Arab entrepreneurs. What gaps in the startup ecosystem did you identify, and how does Arab Seed Angels address them? At Arab Seed Angels we focused on pre-seed investments. The earliest stage of a venture. Basically, from generating the idea, how do we validate this idea? The first 3 months is normally research and problem identification. We help entrepreneurs during this phase and provide the necessary funding to help fuel their ambition towards validation, building, and eventually scaling. How have your academic credentials from Pennsylvania State University and London Business School contributed to your professional journey and the success of your ventures? Having had a double major from Penn State in Computer Engineering and Economics, this helped me in forming an opinion as to which field I am mostly interested in. My MBA from London Business School helped refine the skills I’ve learnt through my corporate career, with focus on how to manage a business. I learned plenty about venture building, human resource management, marketing, and many other aspects of a business that I was never exposed to in my corporate career.

Computer Engineering: how technology can further enhance your business and make it more efficient than your competition, therefore providing a competitive advantage. MBA: the various aspects of managing a business, managing people, and being compassionate. Of course, today, I can safely say that I am using everything I learned to make better decisions.

Finally, what advice would you give to aspiring entrepreneurs looking to make a mark in the real estate and investment sector, particularly in the Middle East? Find your moat, have the necessary funding in place, research and identify the problem you are solving for, prioritize, validate, build, measure, learn, then create that product to market fit. The opportunities are plenty, and just by looking at property startups in the western world, you can have an idea of the universe of opportunity there is. Part of the research phase is understanding these businesses to see if the Middle East market is ready to adopt some of these ideas.

The innovative platform, named Amadeus Nevio, is set to transform airline sales into an experience as effortless as shopping on Amazon. Amadeus Nevio aims to assist airlines in more effectively marketing their products and additional travel services like hotels. For customers, this means a straightforward app that keeps track of everything from flights to accommodation. The long-term vision is to do away with the current disjointed and confusing systems that manage airline tickets, check-ins, and other services. Cyril Tetaz, executive vice president of airline solutions at Amadeus, speaks of elevating the entire travel process to the next level by connecting all aspects of the journey seamlessly. Developed in partnership with Microsoft, which has exclusive access to the technology behind ChatGPT as an early investor in OpenAI, the Amadeus Nevio system uses AI to reimagine the future of airline retailing. THE FUTURE OF INVESTMENT MIGRATION By Bilal Aqeel For nearly 40 years, investment migration has been an avenue for both the individual and the nation to unlock their full potential. While the industry has faced its fair share of challenges, 2023 has perhaps been its most defining year, setting it on a new trajectory. The Path Forward

Historically, the appeal of investment migration has largely anchored upon enhanced mobility, namely to the UK and EU. With such significant developments emerging across the industry, it becomes increasingly hard to determine whether a second citizenship will continue to guarantee increased visa-free access to the rest of the

world. It can, however, be said that it has much more to offer. While there may be nuance to this, it is a fact that

access to opportunity remains dependent on identity. Take Russia for example; since the war began, people whose entire businesses relied on the export of agricultural products were unable to receive payments as Russian banks

were excluded from SWIFT. When Russia’s currency fell to record lows, people whose life’s savings were in Rubles suffered from terrible inflation. As the world’s major energy and shipping companies divested from Russia, people lost their jobs in an economy on the verge of collapse.

Let’s say they had obtained the citizenship – and therefore, the identity – of any one of the Caribbean nations that

offer it, it would have been far easier to diversify. Whether it was to operate a different business in a different

industry anywhere else in the world, or to hold savings in a stabler currency in an international bank account, or even to relocate and start anew. But this door, too, has closed to those with a Russian identity because the Caribbean

no longer accepts their applications. As our global environment grows increasingly volatile, a stronger identity

becomes the only path towards stability. Change is inevitable, but it shouldn’t dictate one’s future; those who plan ahead will stay ahead, which is why demand for investment migration will always continue to exist. Perhaps, it is time for the industry to innovate once again; to reframe its value proposition towards overlooked but equally important advantages.

In the end, the industry has much more to gain than to lose – investment migration still prevails as the most straightforward and swift pathway for people looking to secure their future, and their freedom to choose. Even if its future has become uncertain for now, these are precisely the circumstances under which the industry has always

flourished.

An Industry Is Born In the early 1980s, a time when borders were becoming less rigid, capital and people were traversing the globe with unprecedented ease, and multinational business was flourishing, the investment migration industry took form in the Caribbean. This enabled people – despite their identity – to seize every opportunity they had once thought unimaginable; think increased global mobility, better business opportunities, favorable tax regimes, and most importantly, safety and a plan B in times of crisis. At the same time, it allowed developing nations to attract much needed foreign direct investment, strengthen their economies and prosper independently in a globalizing world. The pioneer of the industry, St. Kitts and Nevis, was the first to offer a citizenship by investment program in 1984 – formerly a British colony, the nation leveraged its citizenship to forge a new path towards economic prosperity. Subsequently, other Caribbean nations like Dominica and Grenada followed suit, establishing what we know today as the market for second citizenship. A second passport not only gave individuals a renewed identity but enhanced their mobility to the Commonwealth and Europe, while the Caribbean gained much-needed foreign direct investment to grow. In the early 2010s, the industry expanded to residency by investment, as Europe opened its borders to FDI when the economies of Portugal and Greece announced Golden Visa programs of their own. The Current State of Affairs What initially began as a promising year, with the Caribbean nations competing for their place as the bestpositioned CBI program – new investment options were introduced, and minimum contributions saw concessions – is now ending with the same region conceding to demands from the powers that be. Earlier in March, the Caribbean Five – Antigua and Barbuda, Dominica, Grenada, Saint Lucia, and St. Kitts and Nevis – held a roundtable discussion with US officials, where they agreed to six principles that directly affect how their programs function. The industry then witnessed the UK revoking its visa-free agreement with Dominica over security concerns and now, rumors abound of Dominica potentially losing visa-free access to the Schengen Area; if this comes to be, the hammer could fall on the rest of the Caribbean Five soon after. Fearing sanctions in the case of non-compliance, the countries had little choice but to enhance their due diligence procedures and impose mandatory interviews. It did, however, come as a shock when along with these changes, St. Kitts and Nevis unilaterally implemented a twofold increase in its minimum contributions, which could now potentially trigger increases in the rest of the region. While no such development has yet taken place, it remains a viable possibility as the measure was intended to safeguard the integrity of the program and eliminate any security risks, which forms the primary basis for the six principles. While these measures may seem reactionary, they reinforce the Caribbean’s commitment to maintaining the highest levels of integrity and show the region’s ability to find a middle ground between external pressures and its own economic goals. In Europe, the Golden Visas of Portugal and Greece, too, witnessed pivotal changes as the countries made attempts to alleviate internal housing crises. While Greece doubled its minimum investment threshold across key municipalities, Portugal’s Golden Visa entered a new era as the government ended real estate investments as a qualifying option. Though the fate of the program remained uncertain for a prolonged period, Portugal ultimately retained its Golden Visa, a decision that demonstrated confidence in the instrument to successfully attract foreign direct investment, but also a natural evolution in policy towards driving FDI into new strategic areas.
