Victor Voorhees was the original architect who designed this stately Georgian-style home for the prominent olive oil importer, John Vittucci. Built in 1915, the interior spaces boast highest-quality finishes, built-in cabinetry throughout, and the original oak decorative paneling typical of this period’s fine homes.

The home has been retrofitted with updated electrical and mechanical systems. The open flow of the floorplan, invites guests to explore each room and discover artistic treasures.

THE FIRST FLOOR

CLASSICALLY BUILT & LOVINGLY RESTORED

Each room in the home has been carefully restored and rejuvenated. The utmost attention to detail has been taken to ensure the home remains true to its classic period style, while wired internet and solar power embrace the modern era.

Features such as the majestic staircase, which was hand-crafted by master artisans of another time, have been restored to the highest quality standard. Mechanical and electrical systems were upgraded, and period-appropriate antique light fixtures were installed throughout the home. Hardwood floors were replaced or repaired as necessary to ensure uniformity throughout. Closet storage was reconfigured and enlarged in the bedrooms, attic spaces were finished, and the interior and exterior have been repainted.

CHEF'S KITCHEN

A spacious and light place to gather and prepare meals. Although the kitchen maintains period styling and finish, there are many modern features. The large island with generous high counter space, invites social gathering while the chef cooks. Ample granite counter spaces, high-end appliances, a deep-welled apron sink, and a layout that is as aesthetically-pleasing as it is functional.

There is a generously-proportioned eating area adjacent to the kitchen. The back door leads out to a Mediterranean herb container garden as well as hard-scaped patio with mature wisteria-covered bespoke handcrafted iron pergola for dining alfresco.

The original 1915 owner of the home, John Vittucci, was an Italian olive oil importer. There are European touches still visible throughout the property.

THE SECOND FLOOR

PRIMARY BEDROOM SUITE

The primary suite remodel focused on a traditional European yet luxurious bathroom. Lofted through the attic space, a vaulted ceiling was created that features a back-lit custom art glass skylight. A 1910 Czech hand-blown and hand-etched, motherof-pearl finish antique pendant light fixture complements the custom stained-glass skylight. The wall sconces in the bathroom are c. 1910-1920 antique lighting that have been meticulously refurbished and installed. The bathroom features an elegant 6-foot long, double-slipper, clawfoot cast iron tub as well as a heated towel rack.

The original main bath and closet were re-oriented to create spacious and dramatic new rooms. Statuary marble wainscoting and floors result in a soft palette that echoes the architectural details found throughout the home.

The walk-through closet is outfitted with custom built-in cabinetry and a generous 8-foot long dresser topped with Carrara marble that reflects the detailing in the bathroom.

Built-in floor-to-ceiling bookcases and a traditional cast iron gas fireplace were added to create a library in the sitting area of the primary suite, which is separated from the bedroom area by French doors composed of crystal panes that are original to the house. The renovation work undertaken in the primary suite produced a calm, light-filled sanctuary befitting this resplendent home.

Extensive attention to period detail was taken when designing and installing the built-in bookcases. Everything from the cast iron fireplace insert to the Italian marble tile and milk-glass hardware are historically consistent.

The Italian marble floors feature radiant heating and are warm to the touch. Most bathrooms throughout the house are equipped with Rohl plumbing fixtures.

CUSTOM STAINED GLASS SKYLIGHT

Working closely with Unique Art Glass, the custom window shown above was meticulously and artfully crafted. Using a combination of kiln-fired art glass and etched glass in hand-picked colors, this stunning embodiment of period styling perfectly showcases the antique Czech glass pendant light fixture.

ATTIC SPACE PROVIDES

ADDITIONAL 3 RD FLOOR

In 2017-2018, a major alteration to the previous unused attic area created a stunning new living space. Five skylights were added which bring year-round light into the voluminous space.

Extensive structural work was required to convert the attic into a generous, vaulted-ceiling private suite. A substantial new floor platform was engineered and constructed with a combination of steel beams and heavy wood timbers. Components were coaxed into place from the street with the assistance of a large crane. The structural loads were carried all the way down to a new concrete footing in the basement without any visible impact to the residence. The new attic suite is now accessed by a traditional staircase that blends seamlessly with the home’s existing architectural period details.

Extensive structural alterations were made to create this lovely space with vaulted ceilings and an open floor concept. Period-style millwork was used to create a seamless integration with the original detailing found throughout the home.

Ample space and the addition of several skylights give the area a bright and airy feel.

Custom millwork around the arched window and the use of antique lighting give the space a sence of authenticity. A sliding bookcase was engineered to provide access to the storage area hidden behind.

The north-facing gable windows provide a peek-a-boo view of Lake Washington.

Comfortable and bright, the attic features a flex room with ensuite full bathroom.

Molbak’s Landscape Architecture and Design team created welcoming, Florentine-inspired outdoor rooms. These improvements dramatically enhance the outdoor living spaces and include:

• Custom stone patio in diamond pattern with brick edge to match house

• Custom steel pergola, gate arch and window protection by local metal artist

GREEN FEATURES

SOLAR POWER SYSTEM

The roof top solar system helps this traditional home embrace the renewable energy future. This system was installed by Artisan Electric, a full-service solar and electrical contractor based in Seattle since 2007. The system features net metering, whereby the electrical utility (Seattle City Light), provides credit for any surplus electrical power generated by the solar panels that is supplied to the city power grid. Net metering allows seasonal shifting of power usage, with surplus energy generated during the sunny summer months providing a credit that can off-set net energy consumed during the winter when solar generation is lower.

Artisan Electric also provides on-going reporting of solar energy generation and after-market support.

Conveniently located on the second floor, the energy-star rated front-loading washer and dryer (on pedestals) work with the aqueous ozone laundry system.

ARTISTIC ILLUMINATION

Unique Art Glass fabricated a stained-glass panel based on a 19th century Victorian design adorned with vines and flowers. Visible from the front entryway on the first floor, the custom-designed back-lit stained-glass brings light and magic to the stairwell leading to the third floor suite.

REBUILT BALUSTRADE

In spring of 2021, the balustrade above the front door entry was re-built in order to raise the railing height, to improve safety and to make the terrace a useable outdoor green space. The existing baluster/rail component was removed and set aside. The corner plinth boxes were re-framed, a custom rail with drain channels was built, the baluster/rail component was re-set and custom panels were made for the plinth boxes to match the existing ones. Custom flashing for the drain channels and tile were installed at angles to match the existing balcony tile around the base of the balustrade, allowing water to move away from the edges, directing it toward the gutter on the other side.
