T

he construction industry has gone through hard times for years now. Home sales dropped, foreclosures rose and building came to a screeching halt after 2009, but all of those numbers are improving. New communities are being built and the look of the Strip is changing again. It’s time to show what Southern Nevada is capable of and honor the spirit of creation.

Contractors make up one of the foundations of our local economy. For several years now, the industry limped along, longing for the days before the recession. We are pleased to bring you a publication that shows that this is no longer the case. The construction industry is roaring back as strong as it ever was, and this magazine is here to show you some of the shining examples of this resurgence. Construction in Las Vegas is alive and well, and there is new growth in almost every type of development. Construction Las Vegas will be a quarterly magazine devoted to showcasing some of the best recent local projects, profiling many of the contractors that make all of this happen and giving you an update to what all of the contractor associations are doing over the next three months. We’ve turned to some of the

best photographers around to help us create what we hope is a celebration of one of Southern Nevada’s most important industries. As this is a brand new publication, we may not have been able to visit with all of you to discuss opportunities to be featured. Las Vegas has never been one to shy away from a little nip and tuck, and if the past few years are any indication, the best is yet to come. Many of them have been here for decades, and whether it’s fathers working with sons or children asking Mom and Dad when the next water park will open, the valley’s construction industry is part of the lifeblood of Southern Nevada. The property formerly known as Bill’s Gamblin’ Hall has undergone an incredible transformation thanks to a team of local designers led by the property’s original designer and executive architect, Leo A Daly. Preserving the building’s classic history while updating it with hip vintage styling and modern touches, The Cromwell offers the feel of a boutique hotel in the middle of the Vegas action. An exclusive batch of 188 rooms, designed by Tandem, are modeled after a Parisian loft apartment—cozy and chic. The casino floor has been completely redone in high-roller style, with chandeliers retained from the original Leo A Daly design. Gourmet food service is available in several gorgeous bars and restaurants throughout the property thanks to kitchen equipment design by JEM West. The Cromwell’s most dramatic feature is the unforgettable experience of Drai’s Beach Club and Nightclub. Two iconic rooftop spaces—a luxurious pool area and a glamorous nightclub—are joined via an ingenious air curtain engineered by Finnegan Erickson Associates. By day, poolside guests lounge under great 30’ Canary Palms designed by Attanasio Landscape Architecture. By night, Drai’s brings partygoers into an immersive multisensory world with panoramic rooftop views, a state-of-the-art acoustic environment sculpted by JBA, and show-stopping CO2 effects safety-engineered by TERPconsulting. Supporting Drai’s numerous pools, dance floors, and bars is an impressive three-story vertical and horizontal addition, conceived and designed by Leo A Daly, and engineered by Lochsa Engineering. With this local team’s work, the Cromwell has reestablished itself as an icon for a new Las Vegas, and set a very high bar for this trend of boutique hotels and nightlife.


Key to the property’s reinvention was the addition of Drai’s Beach Club and Nightclub to the roof. The new structure by Leo A Daly and Lochsa Engineering added three levels and 72,000 square feet to the building. Indoor designs by Tandem provide a chic decor day and night while an air curtain, designed by FEA, maintains temperature control while allowing guests seamless access to both areas of the venue.

Teamwork gets the job done The Cowabunga Bay Water Park in Henderson opened July 4 after construction crews worked around the clock to make it happen. Several subcontractors commented that having their children ask them “When will Cowabunga open?” served as motivation to expedite the project. “I want to personally thank each and every subcontractor who worked on this project,” said R&O Construction Company President Slade Opheikens. “Their commitment to completing the best water park in the Las Vegas area did not just happen by chance. It was the result of teamwork from a committed group of companies and individuals.” Cowabunga (meaning “a yell of excitement”) Bay features more than 25 water slides themed to a ’60s beach and surf scene. The Good Vibrations slide is the first of its kind in North America. It starts off simple enough, but along the way riders enter two giant “rebound chambers” that cause inner tubes to climb the walls and rebound from side to side. The Zuma Zooma blasts riders off in a unique “launch capsule.” Thrillseekers love the drop from three feet into the air into a high-speed horizontal 360-degree loop. A trap door drops out from below, instantly sending the rider on an exciting adventure. Other features include a Cowabunga Kids Cove, three pools, a wave pool, lazy river and more. The park employs approximately 425 seasonal employees, including roughly 170 lifeguards. Cowabunga uses 1.5 million gallon of heated water recycled through the park. R&O Construction used 3-D modeling and BIM to coordinate the layout and design of the columns, slides, 20’ deep caissons and bolt patterns. This ensured that the columns would be correctly oriented to fit the fiberglass slides. R&O also utilized Revit to overlay the drawings for coordination between civil grades, miles of underground pool piping and concrete caissons. A few more slides are being added to the project, which remains open on the weekends.

What We’re Working On Klai Juba Wald Architects has become one of the top casino and hospitality designers in and out of Las Vegas, handling more than 75 projects a year. One of their most recent high-profile projects has been the Linq, which the firm has been planning out since 2009. Klai Juba Wald worked with Caesars Entertainment, W.A. Richardson Builders and Sellen Sustainability to not only figure out how to sandwich the facility between existing properties but to ensure LEED Status. Did you know that the Linq got its inspiration from Las Vegas? Part of a collaboration with David M. Schwartz and key personnel from Caesars Entertainment, the architecture draws upon different eras in the city’s development, from its railroad beginning in the 1900s and the boom in the ’30s and ’40s to today’s contemporary look. While visiting the Linq, look for a little bit of industrial, modern and warehouse forms. Of course, no mention of the Linq is complete without calling attention to the High Roller. With its 28 spherical cabins that accommodate up to 40 guests, it stands nearly 550 feet above the Strip, making it the tallest observation wheel in the world.

Past, present and future J.A. Tiberti bought his first work truck in 1951, one year after opening what is now one of the oldest contracting firms in Nevada. After 64 highly successful years of general contracting, a second and third generation of Tiberti family members are making their contribution to our community. Mark Maffey (one of 21 grandchildren) is contributing to the family business, building with the same ingenuity and integrity that helped J.A. get his small company off to a good start in what was then a small town. The list of successful projects for J.A. Tiberti Construction is lengthy and continues to grow. Tesla Motors came to Las Vegas to establish a service center for its rapidly growing electric sports car business. A location was selected in a building developed by the Tiberti family, which gave Tesla full service from negotiating the lease through the completion of the build-out and grand opening. This model of complete service through leasing and project development to completion of construction continues to be a core business for J.A. Tiberti Construction and its sister companies. Tesla Motors’ attention to detail and aggressive delivery schedule requirements presented a challenge that Mark and the team at J.A. Tiberti construction met with passion and success. This has led to two more phases of expansion as the Tesla identity has been refined. In 1950, J.A. Tiberti established family traits of integrity, hard work and honesty. Mark and the team at J.A. Tiberti Construction have continued with these traits and are actively building lasting relationships through successful projects. With a strong team of employees and clients like Tesla Motors, Mark and the Tiberti family are looking forward to stewarding the family business toward 100 years of success.

ASSOCIATED GENERAL CONTRACTORS & NEVADA CONTRACTORS ASSOCIATION In 2011, the Las Vegas Chapter of the Associated General Contractors reached a landmark agreement with the Nevada Contractors Association that created unprecedented industry unification, strength and leadership. While the two associations still maintain their individual identities and branding, they share staff, finances, leadership and resources. The trade groups also have consolidated political lobbying efforts, including financial contribution and candidate endorsements. “The combined group creates a business synergy that cuts the cost and eliminates redundancy, while closely aligning the industry,” says Sean Stewart, executive vice president for both groups. “It benefits our members by providing services that are either too costly or time consuming to manage individually.” The consolidated group represents more than 500 union and nonunion general contractors, subcontractors, suppliers and affiliated firms. “AGC and NCA together represent an elite group of construction industry movers and shakers,” Stewart says. “It’s your single source for everything construction: one industry, one voice.” The Las Vegas chapter of AGC was chartered in 1988 as a subsidiary of the 96-year-old Associated General Contractors of America, which represents more than 25,000 firms across 94 chapters. AGC was founded in 1918 at the request of President Woodrow Wilson who recognized the industry’s national

importance for infrastructure advancement. NCA, meanwhile, was created in 1995 with a specific goal of serving the local construction industry. The 18-year-old trade group works closely with building trades leadership and various government agencies to ensure a level playing field for union contractors. NCA represents many of the state’s biggest, oldest and more prominent firms. “Together, AGC and NCA provide a national network with local roots,” says Stewart. “We look forward to further strengthening Southern Nevada’s construction industry, thereby ensuring its long-term vitality.

The median price of single-family homes sold through GLVAR’s multiple listing service during August was $200,000, up 9.9 percent from one year ago. That matched the price in July, which marked the first time since August of 2008 that GLVAR reported local single-family home prices hitting the $200,000 mark. Meanwhile, the median price of condominiums and town homes sold in August was $105,000, down 0.9 percent from $106,000 in July, but up 14.8 percent from one year ago. “After appreciating at a fairly rapid rate for more than two years, local home prices have been leveling off

lately,” said GLVAR President Heidi Kasama, a longtime local Realtor. “It was only a matter of time before we stopped seeing home prices rise by double-digit percentages.” GLVAR’s median local home price is up from a recent low of $118,000 in January 2012. GLVAR said 32.1 percent of all existing local homes sold in August were purchased with cash. That’s near a five-year low and well short of the February 2013 peak of 59.5 percent. Kasama said local home sales so far in 2014 are running about 13 percent behind last year’s pace. The three-month supply of available properties is about half of what Realtors consider to be a balanced market, she added. ASSOCIATED BUILDERS AND CONTRACTORS OF NEVADA President Theodore Roosevelt once said, “Every man owes a part of his time and money to the business or industry in which he is engaged. No man has a moral right to withhold his support from an organization that is striving to improve conditions within his sphere.” This notion, in part, is what drives the Associated Builders and Contractors of Nevada and its members. ABC Nevada is the state chapter of a national construction trade association dedicated to the preservation of free enterprise and open and fair competition in the construction industry. ABC is a member-driven organization committed to the betterment of the industry in which its members make a living. ABC is sometimes identified as an organization that represents the 85 percent of the construction industry that works “non-union, also called open or merit shop.” The association is not offended by that designation because it is essentially true. However, it is not the position of ABC that only non-union contrac-

tors should be used on construction projects to the exclusion of union companies. Our philosophy holds that both merit contractors and union firms should work side-byside, free of coercion or outside interference to provide on-time, on-budget construction with safety, quality and cost effectiveness as its goal. ABC Nevada is proud of the productive work its members have accomplished through the years to advance the interests of those who earn their living in construction. NEVADA ASSOCIATION OF REALTORS The Nevada Association of Realtors represents the more than 13,000 Realtors working throughout the state. NVAR provides a wide range of services to its members, including operating a legal information hotline for Realtors. The association also holds regular meetings for its board of directors and members and supports events and programs related to real estate, the housing market and related issues. As part of its mission, NVAR works with state and local government leaders to advocate for the interests of its members, to provide useful information, to help shape public policy and to protect private property rights. As a recent example, NVAR is part of a statewide coalition of leading businesses, citizens, community and industry organizations working to oppose Question 3 in the Nov. 4 general election in Nevada because the association and its members

believe the so-called margin tax the ballot question would create would be detrimental to Nevada. NVAR is encouraging its members and all Nevadans to vote against this ballot question. “The Nevada Association of Realtors supports efforts to improve education,” explained NVAR President Kolleen Kelley, a longtime Las Vegas Realtor. “Some of the first questions prospective home buyers ask about our great state are about our education system and school districts. Funding is always a factor in improving education, and so are systemic reforms. NVAR is part of the coalition fighting Question 3, the Education Initiative, because we believe that it’s a flawed and unfair tax that will contribute to job losses in Nevada, and more importantly, adversely and unfairly impact many real estate brokerages in Nevada. Question 3 is not the answer to this issue.”

COMMERCIAL ALLIANCE LAS VEGAS CALV organizes and empowers the local commercial real estate industry. The Commercial Alliance Las Vegas, one of the largest organizations in Southern Nevada for the commercial real estate industry, is devoted to uniting, organizing and empowering the industry, largely through education, information and through shaping public policy. In addition to holding monthly meetings of the CALV Board of Directors, CALV also presents at least two major industry events each year. The first is an increasingly popular spring mixer for commercial and other real estate professionals, usually held at Cili restaurant on the Las Vegas Strip. The second is the annual Commercial Alliance Educational Symposium, which was just held on Sept. 19 at the Gold Coast hotel-casino. Highlighting this year’s CALV Symposium, its ninth such annual event, was a luncheon featuring a

lively panel discussion by local real estate legends Ed Nigro and John Midby. In addition to educational sessions where real estate professionals can earn continuing education credits to help them maintain their real estate licenses, members of the media and the public are invited to attend the annual symposium luncheon. The theme for the Sept. 19 panel discussion focusing on how the local real estate industry has evolved over the decades was “Las Vegas Real Estate Legends: When Cocktail Napkins Were Contracts.” In addition to the luncheon, nationally known commercial real estate speakers and instructors Dr. Mark Dotzour, Todd Kuhlmann, CCIM, and Soozi Jones Walker, CCIM and SIOR, conducted courses during the symposium. Decker most recently served as deputy commissioner for the Nevada Division of Insurance. The Hammargren Tribute Hall of Antiquities is being developed at Boulevard Mall. The project pays tribute to the antiques collected by former Lt. Gov. Lonnie Hammargren. Auctioneer Dudley Sewell will be operations manager for the project. Jess Lankford is chief administrative officer of Nevada OSHA. He previously served as program coordinator. The Nevada State Contractors Board has won the National Association of State Contractors Licensing Agencies’ 2014 Innovation in Regulation Award. The award highlights the board’s efforts in 2012 to partner with Home Depot and local building departments to launch a kiosk system in stores, allowing contractors and consumers to purchase building permits from multiple jurisdictions at one time. Thoran Towler will join the Nevada Association of Realtors as general counsel. He will provide legal counsel to NVAR thoran towler and oversee the legal information line operated by the association. Towler previously served as state

The Federal Aviation Administration awarded Nevada airports 11 FAA grants totaling $9,104,992, according to a news release from Senate Majority Leader Harry Reid’s office. Heidi Newhouse is regional real estate manager for the Las Vegas office of Sunrise Management, a San Diego-based residential real heidi newhouse estate management firm. Newhouse previously was a regional manager for Stout Management, overseeing 13 properties and nearly 2,000 units. The Las Vegas City Council approved the city manager’s selection of David Bowers as public works director. Bowers has a 27year career as a civil engineer in structural and roadway design, construction management, contracting and team management.
