oliday shopping season typically begins the day after Thanksgiving and extends all the way to Christmas Eve. While that’s a considerable amount of time for shoppers to find gifts for everyone on their shopping list, many people will still find themselves putting holiday shopping off until the last minute. Shopping during off-peak hours can help last-minute shoppers make efficient use of the limited time they have to buy gifts for their loved ones. Visit stores early in the morning or late at night, or schedule a midweek afternoon shopping trip so you aren’t spending what little time you have left waiting on lines or hunting for parking. Give something less traditional. Holiday gifts need not come from stores. Rather than spending their time shopping for gifts for loved ones who seemingly have it all, last-minute shoppers can give the gift of a donation in their loved one’s name. Last-minute shoppers who want to give something more tangible can create a homemade gift that’s both unique and heartfelt. If your DIY skills are lacking, give a loved one the gift of a night out on the town at your expense. Shoppers who wait until the end of the holiday shopping season to begin their searches for holiday gifts can still find great gifts without going broke.

Una casa es la compra más grande que la mayoría de la gente hace, y finalmente pagar la hipoteca se convierte en el principal gasto mensual de la mayoría de los propietarios. La refinanciación es entonces una opción que muchas personas consideran. Pero, ¿es lo correcto? a refinanciación de una hipoteca de vivienda puede parecer atractiva para los propietarios que buscan reducir esa factura mensual o para aquellos que temen que las tasas de interés estén subiendo y es su última oportunidad de obtener un mejor acuerdo, entre otras cosas. A home is the biggest purchase most people ever make, and ultimately paying off the mortgage becomes most homeowners’ primarily monthly expense. Refinancing then turns out to be an option many people consider. But is it the right thing to do? ome mortgage refinancing can look appealing to homeowners looking to cut that monthly bill or for those that are afraid interest rates are heading up and it’s their last chance to grab a better deal, among other things. Refinancing your mortgage means you replace your existing mortgage with a new one. Your new loan pays off the old one, and you start making payments to the new lender. However, before you start shopping around for the best rates, it’s crucial to remember that refinancing isn’t free. It may seem that now is a good time to refinance your mortgage. For instance, mortgage rates are still historically low, and you may have plenty of loan options. Average rates for a 30-year mortgage peaked at 4.94% around November of 2018, and have since dropped to an average of 3.81%

today. Lower interest rates and smaller monthly payments may encourage people to refinance at first glance. Nonetheless, all comes down to each individual situation, as refinancing can either save you money or cause a variety of problems. “There are different reasons to refinance: to reduce your monthly mortgage payment, to cash out equity, or to save on the overall interest you will pay on your house in the long run,” says William Ledesma, Senior Loan Officer at PRMG mortgage corporation. “However, each inquiry is individual as each person has an individual situation,” he adds. If you’re considering refinancing your home, your first step should be to figure out if it will actually save you money. Most people think that if the rate is lower, they should automatically refinance. “Remember, along with that lower payment comes
another 30 years (if refinancing in that term) of paying off that loan, potentially increasing the overall amount of interest you’ll pay over the life of the loan,” says Ledesma. Be aware that refinancing a home loan costs money. You typically pay fees to your new lender to compensate them for offering the loan. You may pay a variety of charges for legal documents and filings, credit checks, appraisals, and so forth. “Not every situation is perfect for everyone. Each case is different. People should consult experts to figure out if it’s worth taking the risks,” adds William Ledesma. “We can advise if it is convenient to extend a loan’s term, to get cash-out, or to lower the monthly payment, and so on,” he concludes. Plenty of food waste happens in farms, and the main reason for produce being thrown away is cosmetic for unappealing color, shape and size. This is mostly driven by supermarkets that don’t want to display “ugly” produce on their shelves. After seeing good produce thrown away because it didn’t meet standards cosmeti-

cally, Patricia Robbins decided to launch Farm Share in 1991, and started calling local farmers. It was a win-win situation as they didn’t have to watch the fruits of their labor go to waste, and they contributed to a good cause to alleviate hunger. After 28 years, Farm Share is still driven to help people in need. Based in Homestead, it distributes free of charge fresh produce and federal food packages to Florida’s
67 counties, feeding hungry people from Pensacola to Key West and everywhere in between. To do so, Farm Share relies on local farmers and brokers who donate the produce that fails to meet market conditions. “In Florida, twenty percent of farmers’ produce (fruits and vegetables) goes to retail stores and supermarkets; the remaining 80 percent goes to waste,” says John Delgado,

operations assistant at Farm Share. It also gets local, federal and state funding, and private donations to sustain the operation. On the other side of the supply chain, Farm Share has built partnerships with more than 2,000 food pantries, soup kitchens, churches, senior centers, veteran groups, and other nonprofit organizations that receive the food. Last year alone, Farm Share distributed more than 55 million pounds of food to more than 17.5 million households residing in Florida. To qualify to become Farm Share part-
ners, organizations and agencies must undergo a thorough process. For instance, it is essential to be registered in Florida as a nonprofit, and, most importantly, partners can´t make commercial transactions out of donations. “There are two ways to distribute food out to the community. Partners pick up from us and distribute in their area; on the other hand, we deliver to the community directly with the support of government officials and law enforcement. People come and line up. We serve from 500 to 1000 people in three
hours,” adds John Delgado. Farm Share optimizes its operational efficiency through the support of a solid network of volunteers, that allows it to keep its administrative overhead to less than one percent of its operational budget. Right now, it has only 51 employees in its four warehouses around Florida. Currently, Farm Share keeps working hard to keep its mission to alleviate hunger and fight poverty in Florida. Dementia is a general term that refers to a decline in mental ability that's severe enough to interfere with a person's daily life. There are many types of dementia, which describes a group of symptoms associated with a decline in memory, reasoning or other thinking skills. Types of dementias can include vascular dementia, frontotemporal dementia, Lewy Body dementia, and Creutzfeldt-Jakob Disease, among others. What is Alzheimer's disease? Alzheimer's disease is a degenerative brain disease caused by complex changes in the brain after its cells have been damaged. The Alzheimer's Association notes that Alzheimer's disease is the most common type of dementia, accounting for 60 to 80

percent of cases. Symptoms tend to gradually worsen over time. What are the symptoms of dementia? Most types of dementia, including Alzheimer's disease, affect memory and thinking skills. However, depending on the dementia classification, they manifest themselves in different ways. Before doctors can diagnose a type of dementia, they must see that at least two of the following core mental functions are significantly impaired: • Memory • Communication and language • Ability to focus and pay attention • Reasoning and judgment • Visual perception People with dementia may struggle with short-term memory and everyday tasks like paying bills, cooking for themselves and remembering appointments. Alzheimer's disease in particular causes a slow decline in memory, thinking and reasoning skills. Alzheimer's symptoms can sometimes be mistaken for normal signs of
aging. Esta temporada, la Ciudad de Homestead estará ofreciendo un servicio especial del Tranvía todos los días desde el 26 al 31 de diciembre, además de funcionar todos los fines de semana hasta el 12 de abril. Los pasajeros del tranvía obtienen transporte gratuito, estacionamiento gratuito, visitas guiadas gratuitas y entrada gratuita al Parque Nacional Everglades, el Parque Nacional Biscayne y el Homestead Bayfront Park cuando abordan el tranvía. the Trolley. The Homestead National Parks Trolley may be boarded at Losner Park in Downtown Homestead at 104 N. Krome Avenue or at an additional stop at the Marriott Hotels complex located on Campbell Drive just east of Exit 2 of Florida’s Turnpike. The trolley connects to bus routes from Miami-Dade County public transportation, where there will be plenty of free parking adjacent to the trolley stop. In Historic Downtown Homestead, which is listed on the National Register of Historic Places, visitors can enjoy local

Season with a Visit to Your National Parks! restaurants, watch a performance at the Seminole theatre, take in Homestead’s beautiful historic architecture, or visit the free Old Town Hall Museum before or after their visit to the parks. Homestead’s award-winning National Parks Trolley runs every weekend through April 12, 2020. In addition to the new holiday schedule, the trolley departs Saturdays and Sundays from Historic Downtown Homestead to Everglades National Park’s Ernest F. Coe Visitor Center, where riders enjoy free entrance into the park to visit the Anhinga Trail. Thanks to a new partnership, riders can also take Saturday tours of the Historic Nike Missile Site—an expertly preserved relic of the Cold War rarely seen by the public.
On the way back from Everglades, the Trolley will stop at the local iconic fruit stand, Robert Is Here, known for its exotic variety of fruit, fresh produce and delicious milkshakes. Trolley riders will have the opportunity to pre-order or browse the unique array of fruit. The Trolley also travels to Biscayne National Park’s Dante Fascell Visitor Center and boardwalk, where visitors can take the Island Boat Tour. Explore the crystal-clear waters of Biscayne Bay and the iconic Boca Chita Key with this exciting new service. The Trolley Tours depart from the Dante Fascell Visitor Center at 10:00 am or 1:30 pm on select dates Thursday through Sunday. The Trolley makes an additional stop at Miami-Dade County’s Homestead Bay-
front Park where visitors may swim at the atoll beach. The trolley program is the result of efforts of the National Parks Conservation Association in collaboration with the National Park Service and the City of Homestead.
