INITIAL MEETING WITH AGENT Provide the following: name as typed on driver’s license for all who will be on the loan. Email address for each buyer Current mailing address Dates of birth (year not needed) Discuss desired home features, location and key drivers. Specify preferred method of contact. Discover what you can expect from your agent & the team. PRE-APPROVAL Prior to looking at homes, obtain a pre-approval from a lender. Your realtor will be able to help connect you with various lenders based upon your specific loan requirements. Generally for the loan meeting you will need to bring: Proof of Assets Proof of Income Employment Verification Any other documents asked for Request a loan estimate from the lender for closing costs and interest rate. Do NOT make any major purchases once you are approved until AFTER you close as they could negatively impact your pre-approval status.

HOME SEARCH We will set up a home search for you based on the criteria discussed in the initial meeting. You will receive an initial comprehensive list of these homes currently on the market followed by daily new listings that come available. To activate your personalized search and receive the daily updates, you MUST open that first search email. Please note: the listings that are found on Zillow or Realtor.com websites are not always up to date. Their self-reported accuracy of their own data is approximately 24%. If you do see a home on one of these sites, go to kevintrimblehomes.com to confirm that it is still for sale. When you locate a home that you would like to tour simply text your agent with the MLS #. As you review the MLS sheet, a couple of things to look for are the # of days on the market and the google earth view. Open the Seller’s Disclosure and read through it for more in-depth information about the home. What are the current market conditions? MAKING AN OFFER Review comparisons of sold properties in the neighborhood. Develop a strategy…How much to offer, escalation clause, inspections, appraisals, home warranty and timing. Your agent will send all documents to you via Dotloop for all buyers to sign from their respective email addresses. A contract in Kansas or Missouri is not binding until all parties have signed the agreement.

MAKING AN OFFER (Continued) Once an offer is accepted you will either take the earnest money to the seller’s title company or call them to electronically deposit the money. (Earnest money will be applied to the down payment and can be refunded during the inspection period if applicable). Talk with your lender about locking in your interest rate. THE INSPECTION PERIOD The inspection period typically lasts 10 calendar days. Costs usually range between $500 to $750 which is paid at the time of the inspections and is not refundable. There are several types of inspections as noted in the Exclusive Buyer’s Representation document. Your agent’s Transaction Coordinator will set up the inspections. You are free to use any vendor you want. We have listed 3 companies that we would recommend. You are encouraged to attend the inspections. If you cannot, the written reports will be emailed to you. Once we receive the inspection reports we will discuss the findings and determine any needed repairs and our leverage position. Requests for repairs are submitted on a Resolution document. Once submitted the seller has 5 calendar days to respond. This is also a good time to request a Clue Report from Heartland Partners. This report will reveal any insurance claims that may have been made on the home. You will also be able to receive an insurance coverage review at no cost to make sure you are fully protected. LOAN PROCESSING Once the inspection resolution is agreed upon, notify the lender to order the appraisal ASAP. Appraisal cost will be approximately $600 and is paid at the time of the order. Having this done will greatly impact the transaction being closed on time. The completion of the appraisal then triggers the underwriting review. Concurrently, the title and deed are being researched by the title company. The loan processing can take several weeks. It usually takes 30 to 45 days to close a loan once the offer is accepted. We will contact the lender each week to make sure the loan is moving along and there are no issues. Schedule the movers. We have listed a few recommendations.

THE CLOSING Plan for utility change overs for both the home being sold and the home being purchased. You will be sent an email two weeks before closing that explains what and who needs to be called. If you need a cleaning service to assist with the home you are vacating, let us know and we can assist with referrals. You will be contacted regarding the final walk through of the property. This should occur a few days before closing to ensure the property condition has not changed. You will be provided with the location of the title company and the date and time to be there for closing. You will need to bring your driver’s license and a cashier’s check for the amount due. (The exact amount due comes from the lender and is often not known until the day before closing.) Wiring funds is also an acceptable method of payment. The lender will issue a “Clear to Close” once the figures balance between them and the title company and all underwriting conditions have been met. Once the lender funds the seller you will be notified…in most cases this is when you may take possession of the home. You will be provided with the “Hand Off” form that details specific information about your new home such as garage door codes, trash day, mail keys etc. Remember, we are here for you even after the process is complete.
