What do we know?! We’re just a couple of ex golf pros looking for new ways to sell some property... Both Mike and I had success working as golf professionals at a few of the top private golf clubs in the country, including some of the courses right here in scenic NORTH IDAHO. I worked at the Hayden Lake Country Club from ‘96 to ’02, and was the Director of Golf at Black Rock from ‘02 to ’07. Mike worked at Gozzer Ranch from ‘07 to ’10, and was the Head Professional at Rock Creek from ‘12 to’14. But the golf profession can be consuming, and both of us decided to hang up our golf pro spurs to pursue careers that allowed more flexibility and freedom to do the things we love, and to enjoy the activities and recreation opportunities that make living in NORTH IDAHO so special. We each launched careers in real estate and became fast friends. And we discovered pretty quickly that selling high-end real estate can be really, really tough at times. So together, we’ve begun to look for new and creative ways to approach selling the NORTH IDAHO LUXURY LIFESTYLE that we know first-hand to be so appealling and rewarding. To that end... we give you the first issue of NORTH IDAHO LUXURY LIFESTYLE magazine! It’s our sincere goal to: 1. INFORM our readers of local real estate market activity and trends, as well as keep you apprised of the current luxury inventory. Ideally, you’ll find something that you (or someone you know) just can’t live without and will give either of us a call. 2. ENTERTAIN and AMUSE. We’ll attempt to fill these pages with gorgeous photography and entertaining content, including occasional golf advice, excerpts from a book I wrote (Golf, Naked), reviews of local golf courses and restaurants, a calendar of upcoming local events, and other useful information . Heck, we might even throw in a recipe or two... I make a killer Korean style short rib, and Mike claims to be famous for his Santa Maria style smoked tri-tip. We’ll see. 3. ENCOURAGE our readers to consider doing business with our advertisers. We know that many of our clients aren’t from NORTH IDAHO, and oftentimes have lots of questions about where to go or who to call for various need and/or services. So we’ve hand-picked our partners, and can enthusiastically recommend that you patronize any of them! We’re not stopping here! NORTH IDAHO WEATHER Coeur d’Alene Idaho is located at 2180 ft above sea level. TEMPERATURE Over the course of a year, the temperature typically varies from 23˚F to 84˚F, and is rarely below 10˚F or above 93˚F. The warm season lasts from June 23 to Sept. 10, with an average daily high temperature above 74˚F. The hottest day of the year is July 27, with an average high of 84˚F and low of 56˚F. The cold season lasts from November 14 to March 5 with an average daily high temperature below 42˚F. The coldest day of the year is December 26 with an average low of 23˚F and high of 32˚F. SUN The length of the day varies significantly over the course of the year. The shortest day is December 21, with 8:24 hours of daylight. The longest day is June 20, with 16:02 hours of daylight. PRECIPITATION The probablility that precipitation will be observed varies throughout the year. Precipitation is most likely around June 16, occurring in 9% of days. Precipitation is least likely around November 26, occurring in 2% of days. HUMIDITY The relative humidity typically ranges from 25% (dry) to 93% (very humid) over the course of the year, rarely dropping below 15% (dry) and reaching as high as 100% (very humid). DEW POINT Dew point is often a better measure of how comfortable a person will find the weather than relative humidity because it more directly relates to whether perspiration will evaporate from the skin, thereby cooling the body. Lower dew points feel drier and higher dew points feel more humid. Over the course of the year, the dew point typically varies from 18˚F (dry) to 53˚ (very comfortable) and is rarely below 3˚F (dry) or above 59˚F (comfortable). The time of they year between June 23 and August 17 is the most comfortable, with dew points that are neither too dry nor too muggy. WIND Over the course of the year typical wind speeds vary from 0 mph to 15 mph (calm to moderate breeze), rarely exceeding 23 mph (fresh breeze).

GOLF IS A FAMILY AFFAIR A conversation with my golfing buddies during a recent round at the Club revealed some interesting similarities in the way we all seem to view the relationships we share with our golf clubs. It got me thinking... If our golf clubs are a family, then what stereotypical family member roles most accurately describe each club? Here’s what I think: It all starts with at the top with the Driver. The Big Dog. Chief. It’s the Dad of the bag—the head of your golf-gear household. And when Driver is happy, productive and in command, everyone else seems to work together more harmoniously. But when Driver is cranky, hungry, over-worked and stubborn, then watch out! It’s likely going to be a really long day. You might even get smacked upside the head a time or two. In some extreme cases, you can make do without a Driver/Dad, but it really puts pressure on the rest of the family. The truth is that at the core of the game, at golf’s most basic level, enjoyment is derived from hitting the snot out of the ball. Perhaps Michael Murphy was right, and it’s an innate reminder of our hunter/gatherer days, and seeing the ball in flight is reminiscent of a stick or stone on its way to bring down our next meal. Maybe it’s the human desire to fly. Maybe it’s just so much fun to hit something farther than we can throw it. Who knows? I do know this. I’d much rather smash the ball off the tee for eighteen holes, miss a few greens, putt like a hack, and shoot a mediocre score, than I would rather scrape, clank and fight with Driver/Dad all day, and then grind like a gear-shifter around the greens to salvage a respectable score. Golf is simply just more enjoyable when Dad is happy and I hit the Driver well, regardless of my final score on the day. The long and short of the golf family is this—if Driver is the Dad, then your wedges are the Mother. Mommy Wedges is the glue that holds everything together. She’s calm, consistent and dependable. A soft place to land after a missed shot or a long day. She cleans up our messes, keeps things neat and tidy, and maybe most importantly, puts food on the table. (Any professional golfer will tell you that their money is made with their wedges from 100 yards and in.) Mommy Wedges can be a bit boring at times, but that’s just the way we like her, no, rely on her, to be. Have you ever noticed that your Wedges and Putter don’t always get along? That’s because the Putter is like a Girlfriend, and she’ll never finish things exactly the way your Mom wants her to. Like loading the dishwasher, or saving pars. The Putter is like a girl you’ve been dating for a few years, but just can’t seem to make a long-term commitment to. You enjoy dating her, you might even love her (or so it seems), and you’ll take her proudly on your arm to even the most important work or social event, but if she gets a little crazy from time to time, or three putts the eighteenth green in a money match, you’ll leave her in an instant. No regrets. Sometimes the only way to get your Putter to work harder is to make her jealous. You might get an occasional itch to look for something new—at the bar down the street, or on the rack at the Golf Shop. Go ahead, scratch it. There’s no need to feel guilty. Take a New Putter off the rack. Hold her in your calloused hands. Feel her soft grip. Give her a stroke. Take her on a date. Maybe to the putting green. Maybe even to the course. Buy her a drink. Whisper in her ear. Get a little boozy and dance with her. See if she’s easier to line up than your Old Putter. See if you can scoop up a ball off the ground with the back of her blade. Once you can convince your Current Putter that you’re honestly considering another, she just might start to make more putts for you. But if not, then the break-up can be made official by stripping off the New Putter’s... price tag. Keep your Old Putter’s number in the little black book though. She’ll likely be back again some day. Because the grass is rarely greener. After all, you did bring you with you into the new relationship. What did you expect? Who knows, maybe someday you’ll run into your Old Putter in the dusty corner of the garage, your golf locker, or trunk, and you’ll remember how much fun she was to stroke in the first place. Your 3-Wood is like your goofy, crazy, fun-Uncle. Everybody loves it when he’s hanging around and he’s in a good mood. He’s fairly reliable when he’s on. But when he’s bad, he’s rotten. Just watch a Raiders game with him, or get a few too many drinks in him, or both, and like his political views, it doesn’t take long for things to left. Hard left. Hooked through the trees, out of bounds, over the fence and off the neighbor’s roof into the pool left. Sometimes when Uncle 3-Wood is bad it’s the topped-roller, the thinned-bullet, or the dreaded fat-stab. But usually, just like every good player I know, when Crazy Uncle 3-Wood comes to town, you have to fear a hook. This makes 5-Wood like your favorite Aunt. Everybody loves to hit their Auntie 5-Wood. She’s easy going, fearless, flies high and lands soft. Just not everybody makes a decision to carry one. I don’t understand why. It’s just not cool, or masculine, I guess. She’s into art, not sports. Sure, Auntie 5-Wood might forget to shave her legs, or wear a little too much perfume and lipstick. She might even sneak off to the side of the house and have a smoke. You can smell it on her breath and hear it in her voice. And at the end of the day, she’s by far the most laid back and easy-going member of the bunch. She’s everyone’s favorite club, but not everyone likes to admit it.
The Long Irons (3−6 irons) are like your Big Brother. Not the little-Big Brother who’s only a year or two older than you, because in a scrap you might give him a good fight. I mean the Big-Big Brother who’s several years older than you. He was off to college while you were still in braces. You learned some of the facts of life from eavesdropping on his phone calls. He’s tough on you. Big Brother Long Irons will hold you down and put a hurt on you in a second. But somehow, he’s tough on you in a way that you really like, because some attention, even if it hurts, is better than none at all. Similarly, your Long Irons will kick your butt from time to time. But when they’re good and give you their full attention, they’re oh so sweet. It’s this relationship that creates respect. Respect and fear. It’s not uncommon for the Long Irons to actually hurt your game more than they help. But you have to hit them. They’re unavoidable—like on a long par three. You’ll look like a sissy if you feather a 5-Wood. The shot calls for 3-Iron, and that’s what you’ve got to hit or you’ll look weak. At least go down swinging—just like with Big Bro. You’ll earn more respect if you fight back by knocking it stiff from 225 yards. Land at least one shot he’ll remember. When you do, it makes all the wedgies, noogies, finger pokes in the sternum and scissor leg-locks worthwhile. Finally, the group that seems to get the least attention, your Scoring Clubs (7iron–PW), are not surprisingly reminiscent of another oft-neglected, yet lovable member of the clan... the Family Dog. The Family Dog is loyal to the end. He can usually be found on the front porch, happy to see you at the end of a long day, no matter what you’ve done and no matter how long it’s been since you’ve given him your full attention. There he is, tail wagging, right at your heels. Go on, take him for a walk, or to the practice range. Play fetch for awhile. Scratch him behind the ear. Give him a bath. No one likes a smelly dog, or a dirty club. Every now and then take him to the vet or give him a good grooming. In the case of your Scoring Clubs, consider a proper grooming to be cleaning out your mud-caked grooves and/or replacing your worn out grips. And if/when on the road, observe the age-old golf trip tradition of cleaning Scoring Clubs grips and grooves with a hot, wet, white hotel towel. (Keep the towel, of course.) Like your Family Dog on a leash, you need to know exactly how far each of the Scoring Clubs can go. This is critical information, and by far the most important variable in the equation. If unchecked, your Scoring Clubs might even try to dig a hole or jump the fence to escape the yard. Hence the term “unleashed” is often used to describe a ball that is pounded to a distance beyond what was expected. With Scoring Clubs you simply can’t let that happen. It’s with them that birdies are made (although Daddy Driver and Ms. Putter tend to take all the credit), and to do so more frequently, he must be kept on a tight leash—and you must consistently hit the ball to pin-high. As you can clearly see, golf is a family affair, and paying special attention to the unique relationships you have with each member of the Golf Club Family can reap immediate and long term rewards. Once you’ve identitifed the characters at the table, or in the bag, you can work to nurture those relationships and build a better game. —GMR
HEY GREG... What’s Golf, Naked? Golf, Naked came about kind of like my golf career did... I was just in the right place at the right time. While giving lessons to a member at Black Rock, he and I used to talk about all the things that can make new golfers nervous when at the golf course. The idea was to create a sort-of “golf for dummies” type manual. A couple years later I resigned from being a Golf Pro, and that same guy got ahold of me and asked if I wanted to make writing the the book my occupation. I was quick to agree... but at the time, the only thing I had written was a Christmas letter. I started writing Golf, Naked in early 2007, and it was on shelves by mid-2008. It was a very fun season of life. In 2009, it even won a big award. I got to go to NYC and wear a tuxedo, and give a “thank you” speech, and everything. At this point, it’s still being used as a beginning golf textbook at a handful of colleges around the country, but other than that, its pretty much become just a very nice business card.

In reality, the landscape was painstakingly designed and executed by Las Vegas, Nevada, landscape architect Jay Pleggenkuhle. The quaking aspen at the home’s corner and the pines rising above the roofline were shipped to the Northern Idaho property and planted. It is nearly impossible to discern the planned elements of the home’s landscape from the Pacific Northwest’s indigenous trees and plants. And that is exactly how the Koznicks wanted it. “It was critical to us for this house to look like it belonged here and was worthy of the land. It needed to be nestled in,” Diane Koznick says. Raised on a farm in North Dakota, Diane says she grew up with a respect for the land. “I wanted nothing here that was offensive to the outside environment.” That was the couple’s plan with the Idaho property. And so it is: The house looks like something out of an old Bonanza series, adorned with dainty white daisies and surrounded by tall meadow grasses. “We can look out our window and see a brown bear cub or watch a fawn being born,” Diane says. “We have this sense of watching the world go on around us but still not feeling so isolated.” Diane, a former retail executive, and Jeff, an investor, lived a temporary retired life in Nevada for a couple years with dreams of buying horses and playing golf. One day, a longtime friend and retired developer, called Diane to tell her of a recent trip to Northern Idaho. “She said it was one of the most beautiful places in the world and that I had to go,” Diane says. A trip to Idaho a couple months later left her thinking, “I had just seen God’s country. It took my breath away.” The Koznicks had dreamed of a place that evoked a sense of history and wanted a sanctuary to enjoy their horses and golf. The couple took a tour of The Golf Club at Black Rock with it’s famed Jim Engh-designed golf course. Black Rock quickly drew in the Koznicks with its amenities, beautiful views, and wide-open spaces. As they toured the area, they turned a corner that opened into a meadow overlooking the lake. “I felt like I was home. We bought it that day, which I thought I would never do,” Diane says. “You know when it is right. You can feel it in your soul.” The couple considered how to best blend indoor and outdoor elements with open yet sturdy architecture and Northwest architectural style. They wanted, wherever possible, every part of the home to be made of natural elements. The home needed to be authentic, comfortable, and organic. Calling on their developer-friend, who kicked into architect and interior designer mode, and set off with the Koznicks to design the couples’ dream home. “We started with the lay of the land and spent a lot of time feeling where we needed to build,” Diane says. The choice to create a landscape that interacted with the native foliage settled the house and was the “key to pulling it all together.”

They chose 12-foot-tall lodgepole posts to hold up the home’s exterior and to frame the interior. “This home was expensive to build because of the heavy timbers and materials,” the builder says. “The quality of the materials and the layering created strength.” The Koznicks were careful to choose natural materials that were true to an organic nature. “Organic materials live and get better as they evolve. The Koznicks were not going to sell out and put in cheaper materials or cookie cutter looks but stuck with the distinctive and real—never did they settle based on cost.” The result is a home that reveals itself in layers. Ponderosa pine, Montana quarry rock, fossil stone, soapstone, and cedar are just a few of the materials that blend together to form the home. Themes running throughout the home are seen in stone-work, woodwork, windows, and furnishings. A local stone designer company, Stone Dimensions, created an exterior and interior fireplace from handpicked stone. All of the interior woodwork is hand-hewn and crafted with intricate detail. Luchini sketched the cabinets’ details, and Robinette Cabinet & Carving Shop carved the art into scaled European cabinets. “Very seldom do you find an artist who can execute cabinets that way,” Luchini says. Cedar hardwood floors that run throughout the house required extra steps to install. The wood was acclimated and then hand-pegged with square nails. The attention to detail, such as the pegged square nails, lends to the authentic quality of the home–even the doorbell was rewired and retrofitted with an old servant’s bell. “We didn’t want to overwhelm the home with stuff but chose to pay attention to the details.” Interior furnishings were selected for their history. For example, a buffalo hide above the fossil stone bar was passed from a chief of the area’s Nez Perce tribe. A gun was originally traded for, and now the Koznicks are the third owners. An iron whiskey distillery from the Prohibition era, 100-year-old spurs, and richly colored antique Navajo rugs are among the other interior accents. Some furnishings were reinvented from the couple’s belongings. A luxurious fur throw over the edge of the master bed was made from the first fur coat that Jeff gave Diane. The lining of the coat was used to cover the small decorating pillows on the bed and embroidered with their initials. Commissioned art by Nevada artist Holly Alba, including paintings and sketches, makes up the bulk of the Koznick’s original collection. Alba created a charcoal sketch of a pair of horses that adorns the wall over the couple’s headboard. The sketch is raw and subtle, but Diane says it is one of the best parts of the master bedroom. The home’s overall color scheme mixes serene palettes with infusions of red. The builder says the colors were chosen to blend with the organic colors of the outside view. Bathrooms were given special treatment with details like purple faucets from France, a copper tub in the master bath, and antique chests in the powder room. The designing and building process was fun and memorable, Diane says—especially working hand-in-hand with her close friends on the project. “I can honestly say there is nothing we would do differently.” Today, the Koznicks say they spend as much time as possible in Idaho relaxing, riding their three horses, and playing golf. Diane says she is grateful. “Every day here we take a moment to thank God for our blessings and for this amazing community that we call home.”

In the golf industry, it’s a commonly held notion that at every private golf club or high-end resort the best players on the field each day are not the patrons, and in many cases, not the Golf Professionals either—the best players are almost always the caddies.
For many of them, caddying is more than a profession, it’s a calling. A way of life. An intimate connection to the game that they so love. These migrant workers travel about the country, continually searching for greener pastures and warmer weather. These are NOT the men and women toting the bags of PGA Tour players. Those are but a fortunate few. True caddies are the men and women knee-deep in the weeds, lost in the woods, clad in white jumpsuits or logo’d bibs, clinging to the back of a speeding cart, raking bunkers and fixing divots, sometimes reading putts, and all too often, serving as convenient scapegoats for every lousy shot and missed putt by club members and weekend warriors the world-over. These are also the caddies hoping/needing to catch a break. Many of these lifers are just too good to let loose the dream of playing professional golf. Some have had their chance and missed. Others, never a chance at all. Most caddies could have chosen a different path, the path worn bare by a stampede of the shiny spikeless shop shoes of a thousand club pros, but decided instead that they would rather live a carefree life of cash, not credit—backseats, tents and tennis shoes, not pressed slacks and folded sweaters. Caddies are the unsung heroes at every course. The supporting cast of the golf industry. The ski bums of the golf business.
MEET TONY SHUSTER—
Tony Shuster spends his summers at Gozzer Ranch in Coeur d’Alene, where his years of experience blended with a knack for hospitality and humor, will not just help you play a better game and shoot a lower score—but will help you to have more fun and have a truly memorable golf experience. Tony has become a sort-of social media sensation with his #CaddyLife moniker. His Instagram photos (all 5 photos to the left) have been known to make their way into Golf Digest magazine. He’s credited for creating a caddie-culture sensation in the Palm Springs area known as “Muni Madness.” A weekly night-golf ritual that takes place under the lights at the par-3 course, Indio Muni. He also famously drove the green on hole #16 at Cypress Point, backwards and left handed. A feat not known to have been duplicated yet. We thought it would be fun to drop an occasional interview into NORTH IDAHO LUXURY LIFESTYLE (NILL) with some of the unique people that we’ve come to know from our time in the golf business. Tony was a willing first test-subject:
NILL— Tony, thanks for taking time to be part of this. To tee things off... Where did you get your start as a caddie? How have you gotten to where you are today? TS— Golf was my savior. I was in the process of a major life change and working on a path to become a golf pro at my local country club. I did that for a few years and it just didn’t feel right. I traveled around the Western United States working at highend golf clubs. I tried to travel and teach golf. I even found my way to the Himalayas to teach golf in the Kingdom of Bhutan. But it still just didn’t feel right. A friend of mine suggested I try caddying at a club in Minnesota. My reaction was to tell him that caddies are scumbags, and that it definitely wasn’t for me. However... I tried it anyway and knew instantly that I found my place to shine. A couple years later I found my way to La Quinta, CA, working for a Discovery Land property called the Madison Club. It’s a “sister” course of Gozzer Ranch... which brings us to now. NILL— Tell us about the best “loop” you ever had—who did you work for and what transpired? TS— I bet lots of caddies would tell you about a loop that was awesome with famous golfers, they were paid a small fortune, and invited to the after-party. Not me! I was fortunate enough to caddie for a group of guys I could only describe as Great American Heroes. I had the head of the Marines, Navy and the Johnson Space Administration all in one group. These guys were truly incredible. I sat in the cart next to a General who told me about his daily chats with men who walked on the moon! 18 holes of amazing stories and a lifetime of wonderful memories. NILL— Is it true that all good caddies have a couple go-to jokes? Any you can tell us here? TS— I’ll let you in on a little caddie secret... we tell jokes for a very important reason. To keep things light. Most players tend to be way too serious,and an occasional, well-timed joke goes a long way to getting the next shot to be better than the last. I’m big on naming players’ shots. Like if the ball “looks good leaving,” I’ll call it a Mother-In-Law. If you hit it past your friend, it’s a Linda Ronstadt because it Blew By You. If a drive is usable, but not really what you wanted, it’s a Son-In-Law. There are so many more... (continued on pg. 42)

#CaddyLife (continued, from pg. 40) NILL— What does your travel schedule look like? I know you work in a bunch of places... TS— As you know, golf is typically played in good weather, so I follow the sun. I spend the winter in the California desert, then 10-12 weeks in scenic Coeur d’Alene at Gozzer Ranch, then 8 weeks or so at Bandon Dunes in Southern Oregon. Over the years I’ve met some great folks who ask me to travel to where they are... so I’ll go wherever I’m needed. Last year I logged over 40,000 miles on my car, and another 50,000 in the air. NILL— Any advice for the readers? A quick tip or two to help them improve their game? TS— First, and definitely most importantly, don’t fry bacon with your shirt off. And secondly... pay attention to the ball position in relation to your stance. If the ball is not struck at the bottom of your swing, it tends to do unfortunate things. So many folks play the ball in the wrong spot and hit it either fat or thin. Find the bottom of your swing in your practice motion, and position the ball there for the shot. The position will be ever-changing because of undulating ground, uneven lies, and different length clubs. Once you find the right spot... don’t think, just swing. I call the perfect golf swing “motion without emotion.” NILL— You’ve worked at some of the best clubs in the country. What makes Gozzer Ranch so special? TS— First off, it’s the Discovery Land Company. They really know how to take care of their folks, and I think Gozzer Ranch is the coolest of them all. There is so much to offer... from the Lake Club, to Red Barn... but for me, it’s all about the golf course. The staff is great, the amenities and activities are non-stop, and it’s FUN, all day everyday. I truly love it there. NILL— If you were to play one last round of golf, where would you play, and who would be in your dream group? TS— Cypress Point Club on the Monterey Penninsula. It would have to be a sunny day with a light breeze and four caddies. My group would be 1) Jack Nicklaus (the best golfer ever), 2) the Dalai Lama (to find inner peace), and Sonja Rosen—my grandmother who taught me to play. —MJS & GMR

I was recently invited to an all-men cooking class at THE GOURMET WAY in Hayden, ID. And to be honest, I was somewhat apprehensive, as I pride myself in knowing my way around a kitchen. But... I was convinced to attend, and was assured that the guest list was rounded out by local doctors, dentists, golf pros, attorneys... my friends. I was further reminded by our host that our expectations should be constantly challenged and changed—and this is certainly true in the kitchen. Tiffani (owner)
So... reluctantly I showed up, and WOW was I impressed, and moved to the point of writing this review. THE GOURMET WAY and its superb staff and stable of award-winning chefs took great care to equip us “cavemen” with the requisite know-how to master this domain—the gourmet kitchen! We didn’t just cut and chop and boil. This was next-level stuff. We learned how to make a roasted red pepper remoulade sauce which adorned a perfectly pan-fried parmesan crusted crab cake that was the size of a hockey puck. We were shown how to prepare an olive tapenade fit to start off any meal. Chef David Pierce then showed us how to create a homemade apple pie, and how to cook it in the microwave! And yes... we grilled big ‘ol softball sized steaks too. It was fantastic, and all of us cavemen were enthralled throughout the entire presentation. The cooking and dining (and drinking!) gave us all a chance to talk with friends, new and old, in a relaxed atmosphere. 2 T fresh Thyme Leaves 2 T fresh chopped Chives 1 T Sherry Vinegar 2 T Dijon Mustard Juice ½ large Lemon (or Lime)
