THE FALLS AT HAYDEN LAKE EXPLORING NORTHWEST ARCHITECTURAL STYLES
EMERGING ARTISTS PACIFIC NORTHWEST
HELLO AGAIN, It is absolutely our pleasure to present you with this complimentary copy of NORTH IDAHO LUXURY LIFESTYLE magazine. We hope you find it a valuable resource for current, accurate and in-depth luxury market information—covering many of the finest waterfront, lakeview, gated and golf communities here in scenic North Idaho. As a couple of local former PGA Golf Pros turned Realtors, we’re confident we can offer unique insights into the most exclusive neighborhoods in town. We hope you agree. If you’re planning to BUY or SELL a home in 2019, we’d love to help. We are interviewing now for Spring ‘19 listings, and would love to discuss how our comprehensive marketing strategy works. Or, if you’re on the hunt for the perfect home or property, let us put our expertise and tenacity to work for you! SELLING— We’ve developed a very comprehensive and successful marketing approach, and the PROOF IS IN THE PRODUCTION. We’ve both been awarded with some of the highest distinctions for sales productivity here at Coldwell Banker Schneidmiller Realty (CBSR), North Idaho’s premier real estate brokerage. CBSR booked over $900m in total sales volume in 2018, nearly $300m more than the next-closest competitor. Here are just some of the aspects of our approach: • NORTH IDAHO LUXURY LIFESTYLE MAGAZINE. You’re looking at it right now! We launched this publication in 2017 to rave reviews. With distribution to nearly 3000 front doors in Kootenai County, plus buyer prospects from our most common “feeder” markets such as Arizona, California and Washington, there is no better way to position your home in front of the people who are most likely to be making a purchase. • LUXURY MARKET KNOWLEDGE. We know the high-end market better than anyone... with production to prove it. • AGGRESSIVE WEB-BASED MARKETING and SEO. We’re experts at this stuff. Marketing your home goes beyond utilizing the common sites... Zillow, Trulia, etc. We create and manage a specific and multi-platform marketing campaign for each property. • MATTERPORT 3D TECHNOLOGY. This virtual-reality technology is really cool, and it works. There’s no better way to tour a home, and it’s INCLUDED for every listing we take at NO CHARGE to you, the seller. To see Matterport in action, check out page 20. BUYING— You need an agent who knows the specific advantages and disadvantages of every part of town, and who will work tirelessly to find the perfect fit for you and your family. We realize this may be the most important purchase of your life... and will make sure to get it right. Here’s what you can expect: • EXPERTISE. We know what we’re doing and we know the area, and have proven it time and time again. • ACCESS. We’re both members of some of the areas finest private golf and social clubs, offering you an insider’s perspective of the unique living and lifestyle advantages that are otherwise unaccessible to other agents. • HOME INSPECTIONS & HOME WARRANTIES INCLUDED. Rather than buy you a customary closing gift—steak knives or some other frivolous trinket—we will buy you something much more valuable... PEACE OF MIND. The home or property you buy should be thoroughly inspected before, and properly warrantied after the closing, and the cost of those things are on us. Enjoy NORTH IDAHO LUXURY LIFESTYLE. Please give either of us a call if we can assist with your next move.

TO MY FRIENDS, FAMILY, CLIENTS AND COLLEAGUES.... THANK YOU! 2018 was a banner year for me, and I have so many people to thank for my success. I finished the year as the top selling agent in Kootenai County (non-owner/broker), per Broker Metrics®. I simply couldn’t have done it without the help of so many people. To those of you who trusted me in handling your sale or purchase—I truly appreciate it. To those of you who referred a friend or associate to work with me—you are the best. And to my support staff, both at Luxury Homes North Idaho and Coldwell Banker Schneidmiller Realty—drinks are on me! Let’s do it again. Now... ONWARD. All signs point to 2019 being another exciting and successful selling season in North Idaho. If you’re considering selling or buying a home, I’d love to discuss my award-winning approach with you. HAYDEN LAKE
There’s never been a better time to buy at The Falls. The Falls at Hayden Lake came on the market in the Fall of 2010. Since, the owner(s)/developer(s) have held steadfast to their original pricing model, without any reductions. Instead, they’ve stayed committed to the belief that this is truly one of the most-special places in the Western U.S., and only a fortunate few families will ever call The Falls “home.” Now, some 8+ years later, we’re well more than 50% sold out, and looking forward to adding a few more lucky families to the ranks. If you’ve ever considered buying or building a home at The Falls, IT’S TIME!

Is this heaven? No... it’s Idaho! MEET DAVE & CONNIE TISS—Dustin and I have had the privilege to be the co-listing agents for The Falls at Hayden Lake for several years now. One of the most-common questions we hear from other agents and buyer-prospects is “who lives at The Falls?” The truth is that it’s a very broad mix, ranging from families with young children who live there year-round to retirees who are here in the summer months only. One of the very first transactions that we put together was with Dave and Connie Tiss. Dustin represented them a few years ago as they made the decision to buy a lot and build a home. We thought it might be nice to recap their decision making process and check in with them now that they’ve lived at The Falls for awhile. Dustin sat down with the Tiss’ the other day...
Q. A.
Like so many folks in North Idaho these days, you’re originally from California. What brought you to North Idaho initially?
Q. A.
How did you find The Falls, and what compelled you to purchase here?
Our family doctor moved here, and every time we talked he couldn’t stop talking about how beautiful it was, and what a great place it is to live. So that’s what initially piqued our interest. Then, about five years ago we took a family trip here to check it out, and realized quickly that he wasn’t lying. We spent a week or so exploring the area, completely fell in love, and made the decision then to move here! We (me, Connie and our 3 college-aged children) stayed at the CDA Resort during our stay, and I saw an ad for The Falls in the newspaper. We took a drive out there that day to see the Model Home and check things out. We got a full tour (by you!) of the grounds, saw the various common areas, parks, trails, tram and marina, and were completely blown away with the lake views. We scheduled a follow-up trip a few months later and decided then to buy the lot. And as you know, built our home a year or two after that.
Q. A.
For the readers, who built your home and how was that decision made? (pictured above)
Q. A.
What’s your favorite thing about living at The Falls?

Aspen Homes. They built the original Model Home that we toured and we were immediately impressed with the design, quality and craftsmanship. We really were drawn to the style of the finishes. We researched a few other local builders, but ultimately chose Aspen Homes because of their reputation for building quality North Idaho Craftsman-style custom homes. It turned out great! We couldn’t be more thrilled with the result.
We LOVE how quiet it is. We weren’t looking for the hustle of downtown CDA. Not interested in the boats speeding around. This lake is so quiet compared to CDA. We really just wanted somewhere quiet to escape to—but also we didn’t want to be too far away from everything. We enjoy the wildlife. Apparently there was a moose in our yard the other day. All of the trees at The Falls make it so pretty and natural feeling, and views of the mountains and the lake are just beautiful. We definitely found our slice of heaven-on-earth and couldn’t be happier! w w w.TheFallsAtHaydenLake.com

As a couple of ‘old’ PGA Golf Pros, both Greg and I tend to pay special attention to the various golf neighborhoods here in town. We thought it might be interesting to do an analysis of the average prices per foot of sold homes at those courses. Our hypothesis was that the homes that are actually on the golf courses will have sold for more per foot than the homes that are off-course. As it turns out, it wasn‘t as easy to gather the data as we thought. There are many more variables and subtleties at each golf-neighborhood than we originally anticipated. But for the purpose of the data assembled here below, we’re using the following definitions. • On Course = A home in contact with the golf course. A homeowner can walk out their backyard directly to the course. • Off Course = A home in close proximity to a golf course. A homeowner is well within easy striking distance, either by foot or by cart, to the course. As we expected, the values of On Course homes is greater than those Off Course. But not nearly as much as expected. So if you’re considering buying or selling a North Idaho golf course home, you may want to give either of us a call. We’ve uncovered some interesting trends that will certainly help in your next negotiation.

FINE PROPERTIES | NORTH IDAHO WOW—Another busy year in the books! All I can say is thanks again to my clients, friends and family who have helped me continue to achieve my sales goals in Real Estate. My closings were varied, from first time home buyers and large acreage developments to golf course properties and luxury waterfront retreats! Suffice it to say, I had a lot thrown at me, and couldn’t have done it all without the great support and referrals from family, friends and satisfied clients. THANK YOU ALL. Turning the page to 2019, I’m very excited to announce the launch of my new website: FINE PROPERTIES NORTH IDAHO. The site will employ a state-of-the-art search engine that is 100% more accurate than traditional sites like Zillow and Trulia. FINE PROPERTIES NORTH IDAHO will showcase new listings and feature fresh content regularly, including blog posts. Golf is a science, The study of a lifetime in which you may exhaust yourself but never your subject. It is a contest, a duel or a melee, calling for courage, skill, strategy and self-control. It is a test of temper, a trial of honor, and a revealer of character. It affords a chance to play the man and act the gentleman. It means going into God’s out-of-doors, getting close to nature, fresh air, exercise, a sweeping away of mental cobwebs, genuine recreation of tired tissues. It is a cure for care, an antidote to worry. It includes companionship with friends, social intercourse, opportunities for courtesy, kindliness and generosity to an opponent. It promotes not only physical health, but moral force.

Another Smart Decision edwardssmith.com
We could toss around words like commitment, excellence, passion and perfection, but our guess is your eyes would start to roll. You might even be tempted to turn the page. It seems everyone is trying to distinguish themselves from the competition using words that aren't very distinctive. At Edwards Smith Construction, we believe in the old axiom: actions speak louder than words. That's why we invite prospective clients to tour our completed homes. Put your blinders on to the bling and really look at how they are put together. From foundation to finish, there's a difference that's palpable. Artistry and attention to detail are the hallmarks of our success. It's evident in every facet of your project from what you see to, perhaps more importantly, what you don't.

QUINTESSENTIAL NORTHWEST CRAFTSMAN ARCHITECTURE
NATURE & NATURAL WHAT DEFINES CRAFTSMAN, NORTHWEST CRAFTSMAN & CONTEMPORARY STYLE HOMES? Do you know the difference between Craftsman and Northwest Craftsman? Or Contemporary and Modern? For most of us, the nuances between architectural styles are subtle at best, causing a breakdown in communication between agent and home-buyer when searching for a new home or considering new construction. Once you have an understanding of the differences in common architectural styles found in the Northwest, you can successfully seek out architects, builders or an existing home in the style you prefer. Here’s a list of popular architectural styles commonly found in the most desirable North Idaho neighborhoods. CRAFTSMAN ARCHITECTURE— Historic Roots: The Craftsman style home was popularized at the turn of the 20th century by architect and furniture designer Gustav Stickley in his magazine, The Craftsman.
BLACK ROCK
Craftsman Styling: A Craftsman home was once defined as a house “reduced to it’s simplest form.” The simplistic styling, removed ornamentation and lack of character were seen as ways for the home to blend with the surrounding landscape. Today’s Craftsman homes are defined by overhanging eaves, gabled roofs, wide front porches and pedestal columns, with exterior finishes that blend with the surroundings; often stone, wood or even stucco. Nature and natural define the Craftsman home; large doors and windows, natural elements and clean lines all attempt to blur the boundaries between the interior and outside landscape. NORTHWEST CRAFTSMAN ARCHITECTURE— Historic Roots: Taking notes from its bigger brother, the Northwest Craftsman is a Pacific Northwest architectural take on the traditional Craftsman. Northwest Craftsman Styling: Incorporating elements unique to the Pacific Northwest, the Northwest Craftsman is simple in design with elements of mostly wood; wood exterior, wood shake roofing, and hardwoods inside. “Bringing the outdoors in” is achieved with natural light streaming in from large windows and doors, and interior finishes that compliment the natural beauty of the Northwest Region. THE FALLS AT HAYDEN LAKE
VACANT LAND at BLACK ROCK For many, the allure of living in North Idaho can be traced to man’s instinct to build and create. An innate archetype that once drove intrepid settlers West. That desire still burns deep today, and with an abundant supply of available land and “shovel ready” homesites— some tucked in the trees, some with panoramic lake views, some on the golf course, and some with all three— the canvas upon which to paint your brick and mortar Black Rock masterpiece awaits.
CURRENT INVENTORY— Of the 400 homesites that make up the Black Rock Development, there are currently 130 rooftops. Currently available sites range in size from .5 to over 5 acres, and range in price from $25,000 to $850,000. Infrastructure, including power, sewer and water, are installed and stubbed out at each property. Modest HOA dues cover road maintenance and snow removal (among a long list of other services). There’s never been a better time or place to plant your stake in the ground and build your North Idaho dream home!

It’s my pleasure to introduce Kelli Breakie... REALTOR! I made the very-wise decision to hire Kelli in 2002 when we first opened the doors at Black Rock. Initially, she worked as a caddie. Since, she’s climbed the ranks and has done nearly everything there is to do at The Club other than grill a steak or cut a cup. Kelli will continue to manage the Club websites and social media platforms, plus, as of this spring, will now partner with me in selling homes at Black Rock. I’m thrilled to get to work directly with her again. And I’m certain her expertise, energy and enthusiasm will be an immediate benefit to all who choose to make Black Rock home. —GMR

NATURE AND NATURAL (continued from pg. 34) CONTEMPORARY ARCHITECTURE— Historic Roots: Dating back from 1950 to 1970, Contemporary architects coined the term to describe the home for the “Modern Family.” Contemporary Styling: Identified by tall, odd-sized windows, lack of ornamentation, and unique use of materials such as stone, brick and wood. Contemporary homes are generally one-story tall with exposed beams and simple styling that blends with the surrounding landscape; most often devoid of frills and decoration, but build character through asymmetrical shape, and large, open spaces. MODERN ARCHITECTURE— Historic Roots: It emerged in the first half of the 20th century and became dominant after World War II until the 1980s, when it was gradually replaced as the principal style for institutional and corporate buildings by Postmodern Architecture. Modern Styling: Based upon new and innovative technologies of construction, particularly the use of glass, steel and reinforced concrete; the idea that form should follow function; an embrace of minimalism and a rejection of ornament. MOUNTAIN MODERN ARCHITECTURE— Historic Roots: At various times over the last two or three decades, the mountain look has undergone changes from the heavy wood look of rustic and the strong use of natural materials to today’s more contemporary and modern design—a look that retains a portion of the rustic style but blends it with other materials and colors. Mountain Modern Styling: Today’s Mountain Modern is defined by: unique exterior, uncluttered layout, windows and light (it’s not uncommon to see large, floor-to-ceiling windows), texture over color, local sourcing, indoor/outdoor living spaces, and a low maintenance design.

EMERGING ARTIST: JESSE PIERPOINT EMERGING ARTIST PACIFIC NORTHWEST—Jesse Pierpoint is a friend of mine. He’s also a really, really, really talented guy. We met several years ago when I was working as the Membership and Marketing Director for the then newly re-launched Golf Club at Black Rock. Jesse’s marketing firm produced the various media pieces for the Club. In fact, if you’ve been around Black Rock for any amount of time, you will definitely recognize some of the work he’s had a hand in, such as the epic argyle socks-clad Wyatt Earp. Nowadays, Jesse is taking his talents from the keyboard and computer screen to the canvas. And when the idea of featuring a local artist was pitched in our production meeting for this publication, I knew in an instant who to call. We sat down the other day for a little Q & A...
Q.
So Jesse, it’s been a while since we worked together on Black Rock brochures. Fill me in. What are you up to these days?
A.
Yeah man, great to see you. I’ve been doing a mix of fine art and graphic design. Late last year I left my role as Creative Director at Seven2, a digital agency in Spokane, Washington, to focus more on fine art. I still do some brand consulting and strategy. I love design and marketing. I’m just wired that way. I still enjoy creatively solving problems for clients.
Q. A.
Didn’t you used to make video games too?
Q.
But now, back to fine art? Seems like you’re going in the opposite direction as many younger artists these days. How old were you when you realized you had artistic abilities?
A.
I always loved to create. Honestly, I struggled early on in school. I remember sketching visuals in class of what was being taught. It was often mistaken for “doodles” and definitely wasn’t well received by my teachers.
Q. A.
Who are your clients these days? Do you do commission work? Where is your work on display?
Yes! At Seven2 we got to work with some great clients in entertainment, tech, healthcare and financial services industries. Some of those projects were games with Nickelodeon and Disney.
I have some loyal collectors here in the Pacific Northwest, and yes, I love to do commission work. Aside from my mother’s living room, I currently have work on display in a few restaurants and businesses in Spokane. But the best place to find my work is on my website.

Q.
What’s the art scene like in Spokane for up-andcoming artists like yourself?
A.
I love the vibe around here. There are so many people and businesses that are supportive of artists and creators. It’s exciting to see what other local artists are working on.
Schweitzer Mountain Resort 96 x 48” | Mixed media on wood panel SOLD
Q. A. Q.
What inspires you?
A.
That’s something I do quite often. I have a couple live-painting events coming up, actually. I’m doing the CDA Wine & Food Festival in a few weeks. It’s fun to paint live. There’s something really interesting in watching someone’s creative process and experiencing art being made. I’ve had the opportunity to support some really great organizations while painting live during their events. But to mix my love of art and golf was certainly a favorite!
Q. A.
Didn’t you used to play basketball? Can you still dunk?
My kids are a big source of inspiration. I love seeing them grow and learn so differently. I played in a golf tournament at the CDA Resort a few years ago and you were there painting live on one of the tee boxes. What was that all about?
Those days are long gone, Sir.

DID YOU KNOW?
HAYDEN LAKE • Hayden Lake’s unique beauty attracted many wealthy people to the area beginning in the early 1900s. • The Lewis Clark Mansion was built in 1910 and was the most expensive home in Idaho at that time. • In 1914, Lewis mysteriously disappeared and was never heard from again. • In 1907, the Hayden Lake Country Club was designed by the Olmsted brothers, who had previously designed and built Central Park in New York City. Over the years, it became a favorite gathering place in the area for many socialites, like Bing Crosby. A railway expansion made travel easy from nearby Spokane. • Hayden Lake Country Club opened the first 18-hole golf course in the State of Idaho in 1912. • Shoreline: 40 miles (64km). • Surface Area: 3,800 acres (15.4km²). • Depth: 178 feet (54m). • Elevation: 2,239 feet (682m). • Annual Average Highest Water Temperature: 82.1˚ F. • World-class fishing for: Crappie, Pike, Large and Small-mouth Bass and Kokanee.
HAYDEN LAKE
SPOKANE RIVER
SPOKANE RIVER • The Spokane River is a tributary of the Columbia River, and is approximately 111 miles long in Northern Idaho and Eastern Washington. • The Post Falls Dam was built in 1871 by a millwright named Frederick Post to divert the river’s flow to provide power to a sawmill he’d recently built in the same location. • While the Post Falls Dam controls the pool-level of the lake during summer and fall, during winter and early spring Coeur d’Alene Lake is at natural levels. • Discharge: 7,946 cubic feet per second (225m/s). • Basin Area: 6,020 sq miles.
COEUR D’ALENE LAKE • For nearly two centuries, Lake Coeur d’Alene has served as a “highway” for the various industries and trades-people who made their living in North Idaho—most notably: hunters, trappers, loggers, and now, tourism. • There are a number of Ford Model T automobiles sitting on the bottom of the lake due to people in the early 1900s who would drive across the lake during winter in order to save time in driving the full distance around the lake. Also, there are a handful of steamboats on the bottom of the lake that were burned when they were retired from ferrying people around the lake. • Lake Coeur d’Alene has the largest nesting population of Osprey in the Western U.S. A seasonal hobby of many locals is viewing the Bald Eagles as they feed on Kokanee Salmon in the lake. • Shoreline: 109 miles (175km). It is 25 miles (40km) long & ranges from 1 to 3 miles wide. • Surface Area: 49.81 sq miles. • Depth: 220 feet (67m). • Elevation: Varies from 2,128 feet (649km) in the summer, and up to 7 feet lower in the winter, controlled by the Post Falls Dam, located 9 miles west of the lake on the Spokane River. • Lake Coeur d’Alene is fed primarily by two rivers–the Coeur d’ Alene and the St. Joe. • Annual Average Highest Water Temperature: 75.9˚ F. • Lake Coeur d’Alene has an incredibly diverse fishery, including: Chinook Salmon, Kokanee Salmon, Northern Pike and Large and Small-mouth Bass. 50
