Life is just better at a water’s edge. Those of us who call North Idaho home certainly know this to be true. Just hang your feet off a dock for awhile, or get some sand between your toes, and I’m sure you’ll agree. With our nearly endless supply of navigable lakes and rivers, your options for seasonal or year-round waterfront living are many, well within reach, and simply beyond compare. The challenge, however, can sometimes be making a decision that’s right for you. The factors that often go into purchasing a piece of waterfront land or home range from price to proximity, from serenity to constant excitement, from paved access to boat-in only, or from sun exposure to steepness of terrain. And in some cases, the decision to buy near the water, in a location with easy access to get on the boat and/or with an inevitable water view can prove to be just as rewarding, and might even save you a few bucks. It’s our goal here in the NORTH IDAHO LUXURY LIFESTYLE, WATERFRONT EDITION to help guide that decision tree. You’ll find features on some of the finest available waterfront homes in North Idaho, along with the thoughts of the sellers themselves. Why did they choose the location they did initially? What makes it special? What are some of the features and benefits to their particular location that may not be easy to determine from merely looking at pretty pictures or a map? As a North Idaho “native,” I’ve (Greg) had the opportunity to experience all of the various waterways here in Kootenai County firsthand. And now as a REALTOR, I think I can offer some insights into what makes each of the waterfront options unique and desirable. It’s also our goal to demonstrate herein that the season to buy or sell isn’t reserved for the heart of summer. In fact, as you’ll see on the updated Market Report, the “selling season” for waterfront doesn’t slow down until well into the fall. Historically, we see nearly the same number of sales in September and October, as July and August. So please, DIVE IN. If you’re the current owner of a waterfront property and are thinking about selling, or if you’re considering making a purchase of your own, we’d love to discuss either of those options with you.

NORTH IDAHO WEATHER ELEVATION Coeur d’Alene Idaho is located at 2180 ft above sea level. TEMPERATURE Over the course of a year, the temperature typically varies from 23˚F to 84˚F, and is rarely below 10˚F or above 93˚F. The warm season lasts from June 23 to Sept. 10, with an average daily high temperature above 74˚F. The hottest day of the year is July 27, with an average high of 84˚F and low of 56˚F. The cold season lasts from November 14 to March 5 with an average daily high temperature below 42˚F. The coldest day of the year is December 26 with an average low of 23˚F and high of 32˚F. SUN The length of the day varies significantly over the course of the year. The shortest day is December 21, with 8:24 hours of daylight. The longest day is June 20, with 16:02 hours of daylight. PRECIPITATION The probability that precipitation will be observed varies throughout the year. Precipitation is most likely around June 16, occurring in 9% of days. Precipitation is least likely around November 26, occurring in 2% of days. HUMIDITY The relative humidity typically ranges from 25% (dry) to 93% (very humid) over the course of the year, rarely dropping below 15% (dry) and reaching as high as 100%. WIND Over the course of the year, typical wind speeds vary from 0 mph to 15 mph (calm to moderate breeze), rarely exceeding 23 mph (fresh breeze).

As one of the larger lakes around, the breathtaking views go on for miles. Beyond that, my favorite thing about CDA Lake is the endless supply of entertainment accessible by boat— dinner, golf, concerts, camping, sight-seeing, the list goes on. I’ve said it a million times before... going anywhere on a boat makes life better!

COEUR D’ALENE LAKE A LITTLE SLICE OF HEAVEN A lake left behind by the glaciers from the ice age, Coeur d’Alene Lake’s beauty and ample recreational opportunities draw residents and visitors alike. It’s the second largest lake in Northern Idaho, spanning 25 miles in length, ranging from 1 to 3 miles wide. The 109+ miles of shoreline is dotted with countless homes, and also boasts numerous restaurants, resorts, marinas, golf courses, public beaches, parks, campgrounds, forests and trails. The focal point is the beautiful city of Coeur d’Alene, which sits perched as a watchtower at the northern point of the lake. The blue skies, densely forested surrounding mountains and sparkling blue water are just some of the reasons people have been attracted to this special place for generations. For nearly two centuries, Coeur d’Alene Lake has served as a “highway” for the various industries and trades-people who have made their living in North Idaho— most notably: loggers, hunters, trappers, and now, tourism. In the early 1900s, people would drive across the lake during winter in order to save time in driving the full distance around the lake... as a result, there are several Ford Model T automobiles sitting at the bottom of the lake. There’s also a handful of steamboats at the bottom of the lake that were burned when they were retired from ferrying people around the lake. • Shoreline: 109 miles (175km). 25 miles (40km) long & ranges from 1 to 3 miles wide. • Surface Area: 49.81 sq miles. • Depth: 220 feet (67m). • Elevation: Varies from 2128 feet (649km) in the summer, and up to 7 feet lower in the winter. The lake’s “pool level” is controlled by the Post Falls Dam, located 9 miles west on the Spokane River. • Coeur d’Alene Lake is fed primarily by two rivers—the Coeur d’Alene and the St. Joe. • Water Temperature: Average annual highest temperature; 75.9˚F. • Coeur d’Alene Lake has an incredibly diverse fishery, including: Chinook Salmon, Kokanee Salmon, Northern Pike, and Large and Small-mouth Bass. • Coeur d’Alene Lake has the largest nesting population of Osprey in the Western U.S. It’s a seasonal hobby of many locals to view the Bald Eagles as they feed on Kokanee Salmon in the lake. 8

Q. What attracted you to CDA Lake/Mica Bay? A. We moved here from Minnesota in 1993 and while we shopped for a home to buy, we rented a cabin on Lake CDA. We fell

in love with the lake from the very beginning. Large parcels inside a premier bay rarely come available, so we got lucky with this 2 acre lot in Mica Bay. We bought this property 15 or 16 years ago. During the 4-5 years that it took to figure out what we wanted to do, we brought in a travel trailer so we could enjoy the lake. It was awesome then and it’s super awesome now.

Q. Your home gives a beautiful sense of nature and open space. What drew you to this rustic design style? A. For over 30 years, we have subscribed to the Log Home Living Magazine because we were confident we wanted a log home.

During that time, we had compiled a long list of features for our “Dream Home.” After 20 years of looking at pictures of brown homes with brown interiors, we decided we couldn’t tolerate living inside of a home with that much wood. When we met a builder that used logs as an accent, we fell in love. It was a done deal. We were fortunate enough to be able to afford building our home in 2007-2008 when no one else was building. Our builder had access to the best suppliers and contractors. All of the materials we used were upgraded because the suppliers were motivated. It was great timing!

Q. In all of the unique places around your home, where do you most often retreat to when you want to relax and enjoy lakefront living?

A. There are so many great places on this property that we like to frequent, including enjoying an open fire on our lower patio at the base of our waterfall. But the most occupied perch is directly off the kitchen on our covered deck. The occasional use of our overhead heater makes this space comfortable almost every hour of almost every day. The view is phenomenal and when we recognize our friends putzing by in their boats, we exchange salutes using our classic school bell. Q. Tell me more about your fabulous shop & car “museum.” A. I’m a car guy and have been one since I was 3 or 4. I like unique cars that

are not necessarily expensive cars. I own cars that I drive and when you drive old cars, they need to be worked on. Our shop has the room to work on cars, a dedicated showroom to park polished cars in, and abundant space to play games without a concern of weather. It has a dedicated room that I use as a wood shop and we also finished a 2 bedroom “man cave” for those guests that prefer to have a little extra isolation from the main house. We built the shop using roof trusses that have full height attic space so I have tons of space to store our stuff so I can keep the shop and house clear of clutter. We enjoy entertaining friends at our Mica Bay property and for the last couple of years we’ve been hosting an annual Ping Pong party in our shop that has comfortably accommodated 80+ people. I love my shop!!

Q. Whats your favorite thing to do on Coeur d’Alene Lake via boat? A. Putzing along the shore in a boat with friends. Sharing stories about the history of each property (from differing perspectives) is a lot of fun. I also love the fact that we have easy access via boat to 3 world class golf courses, many lakefront restaurants and public boat parking at The Coeur d’Alene Resort. It just never gets old.

One of the greatest changes here at Shooters is bringing in Greg Nehlich, our new chef. Not only has he elevated the food and how it’s presented, but this type of change naturally creates better service. Greg came from Beverly’s at the CDA Resort, so he’s used his fine dining techniques to create the best casual lake dining experience anywhere. Our new menu is amazing. You’ve been in the hospitality industry since a young age and we can see your passion for it. What’s your favorite part of the business? It’s crazy to think about but I’ve been in this business from the ground up for 32 years! Actually, it’s been non-stop since I was 16 years old. Don’t add up those numbers!! For me, the best part of it is the social aspect. Meeting people and taking care of everything they need helps them to create lasting memories with their families. Q. Can you tell me more about the Marina and General Store? A. We take pride that our marina and operations are built on the best service, amenities and kindness. Some of the amenities include fuel, slip rentals, and guest parking. We have non-ethanol premium gas, which is rare on the lake and we have quite a few high-end boats that need this type of fuel. If you’re headed to Shooters, just get off the boat and head in, our service staff will take care of everything for you. The General Store is a really neat spot that takes you back in time. We have a fuel pump, basic groceries, fishing tackle and everything in between. The kids love the candy and the folks in the morning can get a fresh breakfast burrito, in-house baked goods and some great coffee. MEETING PLACE BY THE LAKE HAYDEN LAKE COUNTRY CLUB est. 1907 The ‘wooded bluff by the lake’ has been a gathering place since the days of the Coeur d‘Aene Indian tribe. Surrounded by a fish-filled lake and a forest brimming with wild game made it a perfect spot to settle. According to legend, the berries, fish and game became scarce and there came a time when the tribe had to move on. In 1878, the military constructed Fort Sherman on the shores of Coeur d’Alene Lake, and many of the first settlers at nearby Hayden Lake were soldiers from the fort. A calvaryman named Matt Hayden settled on what we now call Honeysuckle Beach, where he played a poker game with another former soldier for the right to give the lake a name. Clearly Hayden won. In 1902 a summer hotel called Avondale Cottage was opened to the public at Hayden Lake. Although it was an enticing place to enjoy the warm summer months, the lack of transportation to the lake limited the number of visitors. But this was a time of rapid expansion and development in the Inland Northwest and the electric railroad line, built in 1903 to shuttle back and forth between Spokane and Coeur d’Alene, was soon extended to Hayden Lake. Entrepreneurs involved with the railroad realized the potential of increased passenger traffic by establishing a first-class resort at the lake as a destination spot. Spokane architect Kirtland K. Cutter designed the resort, then called the Bozanta Tavern. The Olmsted brothers from Massachusetts, one of the nation’s most sought after landscape architectural firms, created the property landscape design. The resort opened in 1907 and was soon attracting enough visitors to warrant hourly trains. By 1912, the first 18-hole golf course in the State of Idaho was created, which continued to be the main attraction for decades to come. This uniquely beautiful location along with the desirable accomodations enticed socialites and wealthy people from around the nation, including Bing Crosby and President Howard Taft. Though the Club has undergone several upgrades, remodels and re-organizations of membership since the inception, and has come a long way from the days of horse-drawn equipment that was once used to maintain the course and grounds, it’s still a favorite ‘gathering place by lake’ for golfers and families alike.
