Wow... summer has flown by. We’re learning that life as REALTORS has it’s advantages and disadvantages, and working in such a fast-paced environment sure makes time fly. Professionally speaking, it’s been a wild summer so far! Yes - the market has been HOT. Especially in the “primary market” price points. The luxury market has definitely shown signs of life as well, but not the frenzy that you’ve maybe heard about at other market-segments. We promised a BIG ANNOUNCEMENT in our last issue of NORTH IDAHO LUXURY LIFESTYLE MAGAZINE... So here goes... You are officially the first to be made aware of our plan to launch the NORTH IDAHO OPEN GOLF TOURNAMENT! It’s our vision to make the “NIO” an annual event that will drive several hundred people to North Idaho every summer. It will be a multi-course golf tournament that will attract Professional Golfers and locals alike. We hope it becomes a summer event that’s attended regularly by the very best players in the Pacific Northwest and beyond. There have been other similar tournaments in Spokane for years. We think it’s time to bring a “major” golf event to North Idaho! We have the courses, we have the hotel rooms, and we have the talent... so why not? And maybe mostimportantly... it’s a chance to find out who the best golfer in town is—as we plan to have a very special prize each year for the “CHAMPION RESIDENT GOLFER OF THE YEAR.” To pull this off, WE NEED YOUR HELP! It will require hundreds of volunteers. It’s our hope to get the same kind of support that we see during Ironman and other similar city-wide events. We’ll also need SPONSORS. And maybe that’s where you come in. If you or your company has a budget that affords or requires some charitable giving, we’ll be set up as a 501C3, and will announce our charitable beneficiaries next spring. We would love to create something that stands the test of time and becomes an annual event that has the support of the entire city. Our dream is to have local TV coverage and local patrons in attendance following the action as a gallery, watching your favorite players, or participating yourselves from inside the ropes. The Pro-Am portion of the event will be set up for players of all ability levels, and the END OF SUMMER GALA will become an annual event that you won’t want to miss. Think... Festival of Trees, but summertime! If you have questions or would like to pledge your support - please give us a shout. History of Neapolitan Pizza: Pizza as we know it today (dough topped with tomatoes and cheese) was invented in Naples, Italy. Tomatoes were brought to Europe in the 16th century by explorers returning from Peru, and poor peasants in Naples began to top their flatbread with it in the late 18th century. DESIGNED BY FEEL It’s no secret that there are many fine homes at Black Rock, widely considered to be North Idaho’s premier gated golf community. The stringent design requirements in place accomplish their object—to protect the integrity of the development and to enhance its overall aesthetic. And while these design guidelines require the use of many of the same materials such as rustic timbers, cedar and stone, the way in which these materials are ultimately put together can be as varied as night and day, addding the critical flavor and flair that, in part, make a good neighborhood great. One such home, found tucked in the timbers at the secluded southeast end of stunning Onyx Circle, was completed in 2007 by Dick and Sandy Sladek. The overall concept of the community, with its foundation rooted deeply in the design aspects of quintessential “Northwest Craftsman” style architecture, provided the perfect platform on which they built their North Idaho dream home. Dick refers to the theme of the home as a “blend of customary Black Rock craftsman style with a rustic Western tone.” A theme that was executed emphatically. The Sladeks, who have previously piloted a handful of other custom construction projects, took an uncommonly bold approach to the build of this home. Rather than strictly adhere to a rigid set of plans and preconceived components, they chose instead to make critical decisions as they went along. As Dick described, “we just made decisions based on feel.” Much more impressionism than color-by-numbers. From the street view, the home appears to be very modest, if not simple. But entering through the massive hand-carved front door is like crossing the threshold of C.S. Lewis’ wardrobe. The vastness and splendor of what awaits behind will surely surprise and inspire. The first thing you’ll notice is the uncompromising view of the entire southern expanse of one of “America’s most beautiful lakes,” per National Geographic. The view from the great room is made even more dramatic by the soaring 20’ timbered ceilings and the 15’ retractable wall of glass that opens to the expansive back deck—part covered, making a very intimate outdoor living room area, complete with stone fireplace, part uncovered, with a giant gas-lit firepit serving as the centerpiece. Nearly all who have been there consider this vantage point to be the best place in Black Rock to enjoy the “long view” of the lake—typically, with a cocktail in hand and feet resting at the edge of a warming fire. The sights are only enhanced by the soothing sounds of the backyard water feature. It’s a native stone waterfall with a 6’ drop to a meandering creek where the rushing water fills the air with the melody of a genuine mountain stream. Design-by-feel was a theme carried throughout, and accounts for many other special personal touches found at every turn. The barnwood ceiling and riverrock lined sink basin in the powder bath offer a unique experience in what can otherwise be an oft-neglected room.
Another example is the fitness studio. The room now dedicated for exercise equipment was originally intended to be an extension of the master bedroom closet. During the framing of that portion of the house, the Sladeks felt they had ample closet space to comfortably hold their golf and summer clothes, so the remaining space was changed on the fly into what is now a perfectly sized and situated fitness studio that is easily accessible off of the master suite, and if you didn’t know any better, would insist was part of the original plan. One more example of a decision based on feel is that of the final size and shape of the great room fireplace, which boasts a massive 6’ berth and a floor-level hearth. Dick wanted the television to fit above it, but after the fireplace was roughed-in, he felt it was too small for the space and too high off the floor, making for uncomfortable viewing. So rather than compromise and move the television to a different location, he instead lowered and widened the fireplace altogether. The result is a very distinctive feature that has become the signature of the great room and the heartbeat of the home. Sandy says her favorite thing about the home is the overall layout. In her words, “it’s what makes it all come together. The open and flowing plan. The easy access from kitchen to the grilling deck and outdoor living room. The main floor master suite so we don’t have to go up and down any stairs. We even have his and her‘s offices.” To that point, all rooms necessary for comfortable living are on the main floor, including laundry. But when guests are in town, the large lower level is set up to be a fully self-contained 3 bedroom living area, complete with kitchenette, bar, wine cellar, family room, covered patios and separate laundry. The lower level ceilings are 10’ high, offering similarly majestic views of the lake as the floor above. For added entertainment, the lower level has walk-out access to the backyard bocce ball court, which can also double as a putting green for at-home practice sessions when needed. Now the Sladeks are entering a new season in life, and have made the difficult decision to put their Black Rock home on the market. Dick summed it up simply by saying, “it’s just time.” With kids and grandkids involved in so many activities far from North Idaho, and a new business venture focused elsewhere, they have found it increasingly difficult to carve out the time to make it back to Coeur d’Alene each summer. And like their philosophy on the design of the home, so too is their philosophy on the path this life takes... While something may not be in the original plans, if it just feels right, do it anyway.

CLUB When people think of The Golf Club at Black Rock, the first thing that comes to mind is world-class private golf. And rightfully so. Course architect (and Black Rock member) Jim Engh has crafted 18 completely unique holes that take you on a journey through wooded forests, across prairies and wetlands, around natural ledges, beneath towering waterfalls and past the basalt rock formations for which Black Rock gets its name. As a former pro and hopeless golf enthusiast, I’ve been lucky enough to play all over the planet. I can say that in all honesty I’ve never played another course that offers the stunning vistas and exciting shots that are almost commonplace at Black Rock. I like to think I have a pretty good grasp of the English language, and would prefer to use a more sophisticated word to describe the experience here... but it’s just more FUN to play Black Rock than anywhere I’ve ever been. Yes, Black Rock has won some awards and earned some pretty elite distinctions, but that’s not what makes me enjoy the course so much. I’d still love it even if the experts didn’t say so. Engh describes his design philosophy for the course as using “trap doors and hidden staircases” to make each hole a unique challenge. Each round offers the opportunity to use every club in the bag, and depending on the hole location, the tee box of choice or the direction of the wind, each hole might play drastically different day in and day out. There’s a playfulness to the course, especially the green complexes, that makes each round entertaining, even when my score is lousy. But the clubhouse is equally as dramatic as the course. From the grand front entry, the private wine room, the well-appointed fitness center, or the open-air four-sided pool bar which is the hub of all summer social gatherings, there is no detail left to chance. Eric Hedlund (also a member at Black Rock), with his distinctive style and experience with golf clubhouse design, has selected every detail with an ample use of native materials, giving the feel of a grand lodge and unpretentious luxury. The quality of the club has a distinctly human element too. There’s a saying in the private club business that the true measure of the quality of a club is evidenced by the longevity of the staff. Off the top of my head, I can think of a dozen or so employees in key positions who have been at Black Rock from the very beginning (Black Rock first opened its doors in 2003), ranging from grounds crew to wait staff to club management. With this level of continuity, both staff and members alike become personally invested in one another. This is a critical component to life at a quality Club—and instead of the staff feeling as though they are “working for” the membership, if feels instead as though they are “partnering with” the membership in achieving the ideal luxury lifestyle and maximum enjoyment of the amenities.

CULTURE Black Rock is an ideal environment to make fast friends. But what I’ve noticed that’s especially rewarding is when fast friends become best friends—when summer friendships at Black Rock extend beyond the parameters of the property to the members’ off-season home, course or club. It seems that all meaningful relationships are forged through common experiences, and we’re innately drawn closer to those with whom they’re shared. Outside of the immediate area, which accounts for roughly 30% of the current membership, the bulk of the remaining members come from a few common geographic locations: Palm Springs, Scottsdale, Dallas and Naples, FL. But that’s not to say there aren’t folks from just about every other part of the country too. The membership is rounded out by families from the Midwest, back east, and even foreign lands. The membership tends to grow based on the unintentional recruiting efforts of our own members. It’s easy to invite friends to the Club and know the experience will exceed their expectations. Whether a round of golf, or a fine meal in the dining room, or to participate in any number of the many guest-friendly club events. It’s not uncommon for the guest of a member one month to become a new member the next. And because the cost of joining is so low compared to other clubs of similar caliber, it’s easy to enthusiastically recommend to family and friends that they do the same.
CONSTRUCTION The quality of construction within the gates perfectly compliments the course, the clubhouse, and the rest of the amenities on site, and adds to the overall experience that makes life at Black Rock so good.
